For the hot summer months let’s make some sun tea out on the patio, sit back and look at the awesome view from your nest in the sky. What? You need patio furniture? PERFECT! Now is the best time to hit some of the local stores and grab accessories for the summer. Floor samples, items they bought at the Summer Trade Show and many more can be purchased at reasonable prices right now.

And, don’t forget the online services of the different stores touting their wares there at your fingertips. Problem with sizes? No problem…sketch out your area and take it with you. Many places have design specialists on staff who can assist you. Don’t forget to add splashes of color everywhere out there. Area rugs designed for the outdoors are abundantly colorful. And the great pillows that are available will add spark and energy. If you are on a sunny side of the building, pick up a market umbrella in vivid colors and add it to your setting. Greenery here is also important. Huge pots can be utilized for citrus trees like lemon, lime, orange and grapefruit. I cannot believe how well they do in our warm desert climate. But in season you’ll be the person handing bags of fruit to friends and they will be jealous! Add a splash of water as well. There are so many great water falls available, small, medium and large. Have some fun while adding the serenity of softly falling water to your outdoor living spaces. If you have not seen the advertisements for all the wonderful choices in these products, you owe it to yourself to go on a Mission and see them.

Turkey
ANTALYA, TURKEY Antalya bordered by the Taurus Mountains is the largest city on the Turkish Mediterranean coast and considered the fourth most visited tourist destination in the world. Known for its natural waterfalls, crystal blue sea, white sandy beaches, ultra-luxury resorts and rich history. It is no surprise it won the prestigious international Blue Flag 2019 award marking it as one of the best beaches in the world to visit. For history enthusiasts, make sure to explore the old town center and see the Hadrian's Gate or Üçkapılar, which was built in the name of the Roman emperor Hadrian, who visited the city in the year 130. It is the only remaining entrance gate in the walls that surround the city and harbor.

NAVAGIO, GREECE On the North-West coast of the island Zakynthos, Greece is Navagio beach with its exposed cove and picturesque turquoise waters is a dream oasis for the serious beach goer. Better known to locals as Shipwreck Beach or often referred to as ‘Smugglers Cove,’ can only be accessed via boat. The abandoned shipwreck, Panagiotis buried in the limestone gravel was rumored to be smuggling contraband such as cigarettes and wine and ran aground Navagio beach during stormy weather.

ZLATNI RAT, CROATIA Zlatni Rat Beach is situated in the southern part of Brac Island and is a long golden pebble beach that stretches out to the Adriatic Sea and arguably the best beach in Croatia. The shape of the half-kilometer beach continually changes form by wind conditions and sea currents and is often referred to as the Golden Cape or Golden Horn beach. With no sand or seaweed, it’s a great place to snorkel and a favorite amongst wind surfers.

CABO DE GATA, SPAIN Cabo de Gata is in the southeastern corner of Spain and is Andalusia’s largest coastal protected area with some of Europe’s oldest geological features. Preserved for its natural beauty it is a snorkeler’s dream with its wonderful corals and year-round warm climate. The mountain range of the Sierra del Cabo de Gata form Spain’s largest volcanic rock, creating some of the most amazing hidden coves and white, sandy beaches in the region.

SARDINIA, ITALY Sardinia is the second-largest island in Mediterranean after Sicily. C
uraçao is the best-kept secret of the Caribbean. The Lesser Leeward Antilles Island in the southern Caribbean Sea perfectly sits centered between Aruba and Bonaire; collectively known as the “ABC islands”; and just 40 miles north of Venezuela. Despite being eclipsed by the popularity of its sister islands; Curaçao is larger, more populated, and showcases crystal-clear waters, delightful architecture including the tallest bridge in the Caribbean, bustling casinos, rich history, amazing nature, and so much more. Magnificently, this Dutch Caribbean Island, with little to no American influence, remains a hidden gem of the Caribbean. Due to its history and close proximity to South America, Curaçao has a diverse and multifaceted culture. Notably, its name was derived from the Portuguese word meaning “heart” because for centuries the island was the pulsing center of European trade in the region and a melting pot for Dutch, Iberian, South American, African, tropical, and even Sephardic Jewish influences. The island was colonized by the Dutch and has been part of the Kingdom of the Netherlands. Today, it exists as an independent state but is most visibly

influenced by the Dutch. Besides Dutch many locals speak Papiamentu, Spanish, English, and Portuguese. Like the island’s bright and vibrant culture, you’ll immediately notice the colorful buildings with European influences and Dutch architecture. The streets are lined with bright and vibrant colors, including but not limited to pink, green, yellow and teal. Legend has it that the former governor of the island suffered from severe headaches believing his malady was aggravated by the sun’s brilliant reflections off the white buildings. However, the locals were taught that the buildings were painted in color because the reflection of the sun off the white buildings would damage their eyes. Regardless, the tradition of painting in vivid colors has endured, making Curaçao’s Dutch and Spanish colonial styled architecture one of the Caribbean’s most stunning sights. Since the island is located outside the hurricane bet, rain is rare. Its wet season is only two to three months out of the year. Therefore, visitors can create their perfect vacation anytime of the year staying at accommodations ranging from a quaint hostel to a swanky five-star resort.

Nightlife is one of the best things to do in Curaçao, where you can party into the early hours of the morning and dance until dawn to live salsa and reggae music. Special events including annual festivals like Carnival and King’s Day among the largest and most fun. Carnival 2020 will be especially grand since it will be the island’s 50th annual celebration. The lavish Regent Suite sets the tone for all 14 other suite categories on Seven Seas Splendor. Today, Regent reveals additional details of all guest suite categories, further establishing Seven Seas Splendoras the ship that will perfect luxury when she debuts in February 2020.

To capture Atlanta's creative spirit, local artist and Georgia native Eric Randall collaborated with Puccini Group's designers to ground the project in an unmistakable sense of place. 1881 Napa Jean-Charles Boisset Introduces Napa Valley’s First Wine History Museum and Tasting Salon Napa Valley’s first wine history museum and tasting salon, is now open. Jean-Charles Boisset, proprietor of Boisset Collection, has created an homage to Napa Valley, with a tasting room that showcases wines from Napa Valley’s distinct sub-appellations, a museum where guests can explore Napa’s rich wine history, an extensive collection of historic wine relics from Europe and the United States and original artifacts from the Early California Wine Trade Archive. 1881 Napa is located in a historic Victorian home built in 1874 next to Oakville Grocery (founded in 1881) in Oakville, California, both of which were purchased by Boisset Collection at the beginning of the year. “Napa Valley has a powerful place in American wine history and 1881 Napa puts the region in perspective on the world stage,” said Boisset, who grew up in Burgundy, France imbued with a passion for wine and learning as the son of vintners and the grandson of educators. “An extraordinary amount has been accomplished in this enclave in a short amount of time and we want to create a destination that celebrates Napa’s long history and its pioneering founders while exploring Napa’s incredibly diverse terroir in one destination.” The gateway to Napa Valley, 1881 Napa is must-stop for wine enthusiasts, providing guests the opportunity to discover Napa Valley’s AVAs for the first time, or to explore some of their

Utilizing the Northwest's local bounty, freshwater brook trout is breaded with potato flakes, served atop a bed of potato purée and caramelized onion broth, and garnished with dots of smoked aioli and caper purée to create the essence of a tartar sauce. Simcik's Stuffed Quailentrée is a spin on one of his traditional southern comfort foods. Glazed with a barbeque-spiced sauce, the quail is perched on a bed of beans, accompanied by cornbread crumbs and pickled stone fruit, a recipe inspired by Simcik's mother's baked beans. Executive Pastry Chef Kate Sigel pioneers the dessert program at Conversation, creating edible works of art with a cleverly sweet perspective. Sigel's confections hold a sense of thoughtfulness and nostalgia, both in flavor and appearance, and are intended to evoke a sense of discovery and delight. Desserts include a take on an Ice Cream Sandwich, a macaron shell filled with honey-roasted corn ice cream and a salted caramel center. The London Fog is a dessert that evolves as it's consumed; a large puff of childhood favorite cotton candy is delivered to the table and doused with a vanilla bean milk to melt away the cotton candy "fog," revealing earl gray mousse, lemon oat streusel and lemon ice cream underneath. The cocktail program at Conversation, helmed by Bar Manager Joshua Haddock, features light-hearted original creations, artfully presented and smoothly balanced. Haddock takes inspiration from his favorite travels, books, and films to curate fresh yet unexpected crowd-pleasing cocktails that incite a sense of wonder and curiosity. Eclectic, Intimate Design Tells a Timeless Tale of Seattle Designed by Chicago-based Rebel House Design, Conversation is a welcoming mid-century modern-meets-contemporary minimalist space that harmoniously layers diverse furnishings to convey the distinctive story of Seattle, with most pieces custom-made for the restaurant. Nakashima, who spent time in the 1940s making furniture and teaching woodworking in Seattle, are complemented by matte black velvet curved sofas inspired by the 70s style of Vladimir Kagan, imbuing a warm yet timeless appeal and aesthetic. Wild, local foliage throughout provides earthy pops of color from the concrete, dark steel, and black walnut structures, integrating life into the boldly revamped space. Bright brass accents in the form of chandeliers, warm sculptural leather lounge chairs and sage mohair banquettes lend luster to the natural rawness of the interior and add to the residential feel of the space. Additional design features include an elegant zellige-tiled bar space, a new and adventurous take on the subway tile trend. From a practical standpoint, watermelon is also quite portable, versatile and easy to serve, and with a composition of 92% water, it’s a simple way to sneak in some extra hydration on a hot day. Another benefit is its value; watermelon is one of the best values in the produce section among fruit, and just one watermelon can feed up to three dozen people. Red, White and Blue Watermelon Parfait 1 cup blueberries 1 container (6 ounces) Greek yogurt (vanilla, lemon or coconut) 1 cup watermelon, plus three pieces diced watermelon whipped cream, for serving In pint canning jar, layer blueberries, yogurt and 1 cup watermelon. Top with whipped cream and garnish with three diced watermelon pieces. Note: To make ahead or make thicker, drain Greek yogurt on paper towels to absorb some liquid.
Red, White and Blue Watermelon Parfait 1 watermelon honeydew blueberries Slice 1/4 inch off bottom of watermelon, lengthwise, to create stable base. Use pencil to draw zig-zag lines for basket opening. Using paring knife, make cuts through rind. Carefully remove top section, pull out large chunks of flesh and cut them into 3-by-3-inch squares. Trim 3/4-inch thick slices off squares to use for cutting out stars with 1 1/2-3-inch, star-shaped cookie cutters. Use ice cream scoop to remove flesh from inside basket and cut scoops into quarters for fruit salad. Place in bottom of basket. Add honeydew and blueberries; stir to combine. Cut out white stripes from honeydew. Garnish top of fruit salad with watermelon stars, honeydew stripes and blueberries.
Patriotic Charcuterie Board 1/2 medium seedless watermelon, cut into wedges 1/2 cup fresh raspberries 1 1/2 cups fresh blueberries 10 strawberries (dipped in white chocolate, if desired) 5 ounces fresh goat cheese 1/2 cup toasted, salted cashews 2 ounces cured meats like prosciutto, pancetta, coppa, salami, soppressata, sausage or pepperoni 1 Honeycrisp apple, cored and sliced lemon juice fresh basil leaves On large board or platter, arrange watermelon, raspberries, blueberries, strawberries, cheese, cashews, meat and apples. Drizzle fruit with lemon juice. Garnish with basil leaves before serving.

1 pint fresh, washed blackberries 12 wooden skewers 1 seedless watermelon, flesh cut into 1-inch cubes 1 angel food cake, cut into 1-inch cubes (white part only) dips, such as yogurt, chocolate, caramel or marshmallow (optional) Thread five blackberries on each of five skewers, followed by alternating watermelon and cake cubes. On remaining skewers, alternate watermelon and cake so first and last cubes are watermelon. Place skewers on platter; fruit and cake will create stars and stripes when lined properly. The two distinctive wings – one on Wetherly Drive and the other on Almont Drive – with 11 residences each, will create a residential experience connected to the surrounding neighborhood and building amenities. The Wetherly Wing will have four floors and The Almont Wing will include two floors plus a basement level. Both will offer a collection of private rooftop decks above many of the top-floor residences.
“We’ve taken inspiration from the great furniture designers of the 1950s and ‘60s, which is now one of the most highly collected periods of furniture in the world,” Bullard added. “To add flair to our mid-century vibe, we incorporated materials like terrazzo while including a nod to the Brazilian walkways you see in Rio de Janeiro, while still capturing a California spirit.”
“Los Angeles is a city that is rooted with incredible inspiration,” Bullard explained. “As L.A. has been one of the great creative and style capitals of the world, we wanted to play up that L.A. is now becoming an art capital as well. We aimed to capture great L.A. artists, both past and present, to create a wonderful art collection within the public spaces of the building.”

Bidding Wars Heating Up in San Francisco Despite National Decline Nearly 1 in 4 Home-Purchase Offers in the Bay Area Faced Competition in April, Compared to 15% Nationwide

Just 15 percent of offers written by Redfin agents on behalf of their home-buying customers in April faced a bidding war, down from 60 percent in April 2018, according to a new report from Redfin, the tech-powered real estate brokerage.
The San Francisco Bay Area was the most competitive metro in the nation in April, with 22 percent of offers facing competition. This is down from 75 percent a year earlier, but up from the January low of 17 percent.
"Right now, could be as good as it gets for buyers who want to avoid getting involved in bidding wars and price escalations," said Redfin chief economist Daryl Fairweather. "There are many forces at play that may lure buyers back and create more competition soon. Interest rates are low compared to last year, price growth has stalled and have even fallen in some West Coast markets, and wages are growing."
Since January, the Bay Area and Phoenix have seen the biggest increases in the rate of bidding wars, up 5 points in both metros â&#x20AC;&#x201D; more than Seattle (1 point), San Diego (<1 point), Los Angeles (2 points) or Boston (2 points). Although the market is far less competitive than it has been for the past seven years, Bay Area buyers should still be prepared for a bidding war on the most desirable homes. "We are definitely starting to see multiple offers again," said Redfin agent Saleem Buqeileh. "Most move-in ready single-family homes are receiving four or five offers, and homes that are priced well below nearby recent sales are frequently getting 10 or more offers." "In San Mateo even the condo market is heating back up," added Redfin agent Ellie Kravets. "We're frequently facing at least three to five competing offers, most of which have waived contingencies or are all cash." Phoenix (20%) and San Diego (19%) were the next-most competitive housing markets after San Francisco in April. The least competitive housing markets were Miami (3%), Raleigh (5%), Dallas (7%), Atlanta (7%) and Houston (7%). A year ago, these markets saw 32 to 61 percent of Redfin offers face competition. The rate of bidding wars has fallen by at least 22 percentage points from a year ago in every large market that Redfin agents serve. The largest percentage-point declines in April compared to a year earlier were posted in Seattle (-57 points), Boston (-57 points) and Los Angeles (-56 points).
