LETTER FROM THE

Editor

Dear readers, Welcome to our June Men’s Issue. Ultimately, the male appreciation of the automobile has been around since Karl Benz patented the first three-wheeled, gasoline-powered automobile. Was it love at first sight? Whatever the symbiosis may be― men romanticize things that embody power, fearlessness, and speed. It doesn’t take a scientist to affirm that there is a profound intimacy between men and cars. When it comes to the hottest new place to buy your first or next supercar, we turned to the expert Nick Dossa, Dealer Principal of Vegas Auto Gallery, who has built a name for himself in the luxury to high-end automobile market with over a decade of experience. Dossa has set forth a 25,000 sq. ft expansion effort to cater to Las Vegas’ love for all things luxurious and fast. The new entirely indoor showroom will have an inventory of over 85 vehicles at any given time. Not to mention a state-of-the-art service facility tailored to service exotic, highline, and luxury cars. “We are building the largest toy store in Las Vegas,” says Dossa.

D-ZYN CORNER Written by Carol Townsend, A.S.I.D. Interior Designer

Happy June! From the recent design magazines hitting my desk, the world of design is calling this Fashion Month. It’s time for a new pair of shoes…for your house. What do I mean? Let’s think about it. How great do you feel in your new shoes when you buy them? You want to wear them to any new event you attend, not to just break them in, but to show them off. Well, let’s look at fashion in terms of your lovely home. Is your master bedroom all that you ever hoped it would be? No? What’s wrong? Is it the color on the walls? The

14

same old pictures you brought with you from your old home, which worked great in that space but look old and tired in your new space? It’s time for new shoes… Start with your bedding. It is incredibly easy to spruce up your new room with color and energy and just plain fun. New color on a focal wall? Change it up by going to the granite and marble outlet near you and purchase a slab to hang on the wall. It can serve as a headboard behind your bed, and the inspiration for your new bedding.

StageThis Interior Design It can also be hung on a wall as you are going down the hall to your room. Place spot lights above and below it to bring that wall to life. You probably bought your place in the sky because of the beautiful views. Look at the current sheer fabrics which boast subtle but great contemporary designs. Find a sheer which compliments your new bed and have a local workroom make floor to ceiling sheer draperies. Then have them installed with electronic systems that you can open and close from the touch of a button. Better yet, put them on a timer and let the drapes do all the work.

of one of your favorite photos. Blow the photo up, frame it or unframe it in canvas or glass and voila…you have new shoes. Whatever you do, don’t play it safe. These are just things. The bedding can be changed by the season, walls can be repainted, and if you are like me, you have dozens of great photos, just saved in your phone. Artwork can be changed easily in today’s digital world. As I always say, it’s your home. Have fun! That’s the fashion industry in a nutshell. D-Zyn and be Happy!

ABOUT BIJAN The House of Bijan legacy began over 40 years ago when late designer Bijan first opened the now-iconic Beverly Hills location on Rodeo Drive. Today Dar Mahboubi, the company’s co-founder, and Nicolas Bijan, son of the late designer Bijan, are working to expand the global reach of the legendary brand. Blazing Trails in Las Vegas Luxury Real Estate Scene

ELLIE SHEFLER Written by Selcen Kavruklar, Editor-in-Chief

Driven by his passion for real estate and people, millennial entrepreneur Ellie Shefler is blazing trails in Las Vegas luxury real estate scene with personal sales exceeding over 20 million-dollars in 2017 alone and ranking amongst GLVAR Top 100 in 2018.

Shefler’s tenacity combined with an unmatched commitment to service has been the key to his success. Passionate about real estate, Shefler made the decision to join the Luxury Estates International team, which is an upscale real estate brokerage specializing in the marketing and selling of luxury homes, high-rise condominiums, and top-of-the line penthouses in the market.

have been invaluable in his real estate career and have allowed him to put his networking and marketing strengths to work.

Born in Israel, Shefler’s family moved to LA in 1975 and lived in Beverly Hills, where his father owned several businesses and bought and sold luxury homes, until he moved to Las Vegas in 1989. Over the years, Shefler has honed his skills and has had to wear many hats to create the ultimate experience for his clients. The knowledge and experiences he has garnered

Q: What attracted you to get involved in luxury real estate here in Las Vegas? I learned a lot about high-end real estate from my father, who was active in real estate in Beverly Hills. But it wasn’t until I got to Vegas that I found my own passion for the industry. Las Vegas is such a unique world market that draws personalities of all kinds. It’s the people I work with, my clients and peers, that inspire and motivate me. You don’t just get into luxury. There’s a shift that Realtors must experience to get into the luxury market. In 2012, I put together a triple deal at Veer Towers and Palms Place for two penthouses and a custom unit with multiple contingencies, dual representations, and seller carry backs. A solid month of work. It was one of the most challenging and stressful times of my career, but when we successfully closed on all three transactions, I was hooked. The experience of negotiating multiple luxury deals showed me that I was a seasoned agent, that I could handle both sides of a transaction and any deal that comes across my desk, whether it’s a million dollars or more. It was then that I knew I wanted to get into the luxury market full time. Q: Were you always passionate about real estate? Yes, I’ve always been drawn to real estate and the intricacies of the deal. I’m always trying to learn new things and I look at every transaction as an opportunity to expand my experience and knowledge. Q: Can you tell us about LEI, and your expertise in the luxury residential and high-rise market? What is the full scope of service you offer? Marketing and branding were a big part of what drew me to Luxury Estates International. The tools and resources that LEI places at my fingertips sets them apart from any other luxury brokerage. I think that knowing both the luxury and hi-rise markets sets me apart from many luxury Realtors, who tend to focus on one or the other. Most of my expertise comes from experience, from getting into the contracts and negotiations. But I also keep myself very market-current by cultivating and maintaining relationships, which helps me create opportunity for my clients. Many of my deals are facilitated through my relationships in the industry. Q: Can you tell us about some of your recent accomplishments over the last few years? Gladly. I’ve worked very hard to get to where I am now, and these recognitions help affirm to me that all my hard work is paying off. In 2017, I received LEI’s Sales Recognition, Top Producer, Top Sales, Top Revenue, and a GLVAR Top

June 2018

250 Realtor awards. My proudest professional accomplishments of 2017 were earning my Broker’s license and exceeded $20 million in personal sales. Q: Numbers speak volumes, and you’ve made TOP 100 first quarter of 2018, how does it feel to make such a huge impact in real estate market? So far in 2018, I’m ranked in the GLVAR Top 100 and I plan to maintain that position. It’s a very exciting time for me professionally and I want to do everything I can to make 2018 even better than 2017. Q: What do you think has contributed to your success in the luxury real estate market? Beyond what LEI provides as a modern, brand-forward luxury brokerage, I think it’s the relationships I’ve formed along the way that motivates me toward success. It’s about maintaining beneficial relationships beyond just one deal. I attribute much of my success to always being there for my clients, working hard, honesty and having an innate ability to create opportunity for people. Q: What are some things a seller should look for when listing a luxury property with a broker/ agent? There’s a lot that goes into answering that question, but here are three things that a seller should look in a luxury Realtor. Experience is number one. You don’t want your high-end property to be their first listing. Expertise plays a major part as well. You want a luxury Realtor who knows your specific property, whether it’s

21

a custom estate or high-rise penthouse, specific experience in that market or tower is key. Top-tier services, including an experienced team of experts, sales specialists, marketers, PR consultants, and financial professionals. Much like the sophisticated team I’ve gathered together to help me provide the best representation in the valley. Q: Can you give us a little insight into current luxury high-rise and residential market? It’s a hot market right now. The Golden Knights have brought a lot of excitement and I can’t wait to see what having an NFL team here will bring. It will be a game changer for our city. Plus, $13-16 billion will be spent on the Strip in the next 3 -5 years on renovations and building new properties. The Drew (formerly the Fountainebleau), Wynn West, Resorts World, and Paradise Park just to name a few. Many of these major developments are going on in the north side of the Strip, so expect to see a resurgence in that area. All of this development will surely have a positive impact on the local housing market. Q: Do you think it’s a good time to buy in Las Vegas? Residential custom homes are rapidly expanding. Developments like McDonald Highlands and The Summit are seeing incredible activity. Right now, there’s a two-month supply of existing homes. And, with California’s high prices driving residents here to Las Vegas to take advantage of our lower housing costs, no state income tax, and favorable tax reforms, we’re seeing a large influx of

west-coast buyers. This especially applies to retirees, business relocations, and second or thirdhome buyers. We have still not hit 2006 pricing yet, and with all the development going on, I don’t see the market slowing down in the near future. It’s a great time to buy. Q: What are some of your core principles as a Broker/Realtor? I espouse LEI’s core principles and values and take pride in providing the best customer service possible. I’m always there for my clients, any time of the day. Reputation and integrity is important as well, and not just with my clients but with my industry peers and coworkers. As I’ve already said, it comes to down to creating and nurturing relationships. Q: If you can give one advice to buyers looking to buy in luxury market what would it be? Luxury buyers are in a more unique position than sellers because luxury resale allows buyers to choose the amenities and lifestyle they want. However, building a custom home gives you even more freedom to create that lifestyle experience on your own. Be forward thinking and consider design styles and finishes that will always be appealing. If you can’t find it on the resale market, you can always build to your exact specs. With such a limited supply, it’s hard for buyers to get the same experience buying resale than building new. But that doesn’t mean buyers shouldn’t consider all of their options. That’s what I’m here for, to inform my clients so they can make successful decisions. Q: What’s next? Any interesting developments or news you would like to share with us? I recently helped a client secure a prime lot to build a 15,000 square-foot ultra-modern custom home on a 1.25-acre lot. Total build out will be $5million plus. My ultimate goal is to build unique custom homes, and this is an amazing learning experience for me. I’ll be involved in every aspect, from architectural design and finishes, to planning and build out to final completion. This experience is preparing me for the next phase of my professional life. As for LEI, we’re the fastest growing luxury brokerage in the valley. In 2017, LEI did $120 million in sales, and as an ambassador of the company, I’m happy to be a part of its growth and expansion. I can’t wait to see what tomorrow has in store.

The neon glow of the Las Vegas strip entices people from all parts of the world. However, the summer sun isn’t the only thing heating up the streets of Las Vegas Blvd. these days. The market for super-fast, super expensive sports cars in Las Vegas is at an absolute prime. The gaming, convention, and tech industries are thriving, and Las Vegas is undergoing a modern-day renaissance. Not to mention Las Vegas is now one of the premier cities in America for professional sports, following the limelight of the successful Vegas Golden Knights inaugural season. The hottest new place to buy your first or next supercar begins with Nick Dossa, the Dealer Principal of Vegas Auto Gallery, who has built a name for himself in the luxury to high-end automobile market with over a decade of experience. Dossa has always had the vision and passion to position himself to be a dominant leader in the growing luxury market in Las Vegas. Dossa has established an equally passionate team and works alongside well-seasoned partner, Ed Ghaben who has 35 years of industry specific experience.

June 2018

“We’ve facilitated multimillion dollar hyper car transactions and will continue to welcome new buyers to this dynamic city, under the new Vegas Auto Gallery brand,” says Dossa. Dossa has set forth with expansion efforts to an entirely indoor showroom, located at 3055 Palms Center Drive. This new showroom boasts over 25,000 sq. ft. between two buildings. The showroom will have an inventory of over 85 vehicles at any given time. Not to mention a state-of-the-art service facility tailored to service exotic, highline, and luxury cars. “We are building the largest toy store in Las Vegas,” he explains. Vegas Auto Gallery’s attention to detail and customer loyalty can provide a more personal service with its vast selection of high-end used cars.

29

“We make sure our client’s needs are met. We’re more of a concierge service, if we don’t have it in our inventory― we’ll get it.” Vegas Auto Gallery offers Lamborghinis, Ferraris, and all other name brand luxury cars at a fraction of the cost—with low miles. Finding the right color combination and the proper options suited for your lifestyle is what Vegas Auto Gallery prides themselves on doing. When asked what’s a common misconception when shopping for a luxury car, Dossa admits, “People feel overwhelmed, they think they can’t afford a highline car. We have a lot of avenues from financing and leasing available. We are grateful to have an honest team of experts who personally assist you through the experience of purchasing a car with us.”

“Luxury cars are no longer reserved for casino executives and millionaires.” Dossa’s father was a rally driver, who passed when Nick was only 12 years old. “I grew up around cars and developed a passion for it like my father at a very young age. I started buying and selling cars in class for fun while pursuing a business degree.

30

I graduated school and my mother gave me the initial start-up funds to open a dealership at the age of 21. She loaned me $50,000 to kick start my career and I paid her back in six months with interest.” I asked Dossa, how important it is for Vegas Auto Gallery to be at the forefront in the Luxury automobile market here in Las Vegas. He notes, “We serve multiple markets including out-of-state like California, Texas, Florida and New York to name a few; with Vegas, there’s no weather challenge here, it’s a year-round market. It’s a destination, people have no problem coming here to do a deal and vacation at the same time. We provide unparalleled service to the most discerning of buyers, including first time buyers, celebrities, professional athletes, CEOs, and other high-net-worth individuals. With our new brand we are so happy to be able to serve our local clientele in a better capacity.” Yet he also points out integrity and honesty are key components that make Vegas Auto Gallery thrive in Las Vegas. Optimistic about their growth, Dossa wants to show Vegas Auto Gallery can achieve across the whole range. “Sometimes our clients come and want something for their 16-year-old son, or they need us to fly their newly purchased Rolls-Royce across the country in time for their wedding— we make it happen.”

www.HighRiseLife.com

Jesse Olague, Steven Kennedy, Blake Pride Zoren & Nick Dossa Dossa is aware that there is a lot of emotional attachment that goes into purchasing a luxury car. “We want our clients to know that they can count on us for whatever they may need.” Committed to serving their local community, Vegas Auto Gallery also supports a multitude of charitable causes, from the American Heart Association, Make-A-Wish Foundation to mentoring youth. “We work with troubled youth with Las Vegas Metro; we get together and show them that there is a life outside the streets and help them set goals. It takes just one person to believe in them to turn their life around.” When asked what’s the best part about your job, Dossa admits, “It’s not a ‘job’ when you love what you do. It’s a sense of achievement when someone buys a luxury car— it’s gratifying to see the smiles on their face when they leave with their dream car.”

June 2018

The next five years, he offers, will be a maturing phase for the company. “Our focus is exponential growth; we want to expand on servicing our clientele locally.”

“A lot of people don’t even realize that people don’t do things for themselves; tomorrow is not guaranteed. When was the last time you did something for the first time? If you love your life and you work hard, it’s okay to spoil yourself occasionally.” Nick Dossa. 31

KEEP IT LIGHT With it being summer time, it’s best to go light when selecting a shirt. When doing so try your best to keep it simple, no big designs, or graphic tees, just something as easy as a V-neck striped shirt, or rock a solid color, but remember to stay within the light color range. POLO SHIRTS You can never go wrong with a Polo style shirt, this is if you want to continue to look fashionable and maintain being dressy. Polos look great with Chino shorts or a nice pair of denim jeans. You could still wear a button up if that’s what you choose, but keep in mind that it is hot outside and it would best to stick with light weight linen if you decide to take this route. Short sleeves would be better, because they are light and will allow your body to feel the gentle cool breeze. Ex: Jared Lang POLO: PS-2098 $79.99

Actor and Comedian Howie Mandel Joins Take Cholesterol to Heart, a National Education Campaign from Kowa Pharmaceuticals America,Inc. Mandel is teaming up with Kowa Pharmaceuticals America, Inc. to share his statin story to help inspire others. Take Cholesterol to Heart empowers people with high cholesterol to talk to their healthcare provider before stopping their statin. Pharmaceuticals America, Inc., a company focused primarily on cardiometabolic diseases, today announced that actor and comedian Howie Mandel is joining its Take Cholesterol to Heart campaign to help inspire others to speak up before they stop their statin. High cholesterol affects over 100 million Americans and is a major risk factor for heart disease – the leading cause of death in the United States. To lower cholesterol, doctors often prescribe a class of medications called statins, but despite the proven benefits of statin therapy in reducing heart disease, at least 50 percent of people who are prescribed statin medication discontinue it within one year after treatment initiation, and consistency of use decreases over time. Mandel was one of those people. Through Take Cholesterol to Heart, Mandel shares his personal journey to manage his high cholesterol since being diagnosed 30 years ago, in which he ultimately opened to his doctor and found the right statin for him. The campaign offers people the motivation and tools to have an open dialogue with their doctor about their statin, so they can ensure they are taking the right treatment for them, and stick with this life-saving medication. With this partnership, Mandel joins fellow Take Cholesterol to Heart ambassador Regis Philbin, a TV icon and heart disease survivor. Like Philbin, Mandel is passionate about motivating people to take their high cholesterol seriously and has this simple message to share: you may not see it or feel it, but unmanaged high cholesterol can have potentially deadly consequences, so speak up to your doctor today. Multiple statins are available, and by proactively having a frank discussion with their doctor, people can find a statin that fits their individualized needs. “Talking to people has always come naturally to me, but I found it difficult to tell my doctor that I wasn’t comfortable taking the statin he first prescribed, and I stopped

34

taking it without telling him,” says Mandel, who is about to kick off a new season as judge of NBC’s America’s Got Talent. “I couldn’t get my cholesterol levels down through diet and exercise alone, and the stakes were too high to take any chances, so I finally spoke up and worked with my doctor to find a statin that works well for me. Through Take Cholesterol to Heart, I hope that people can learn from some of the mistakes I’ve made and feel empowered to speak up to their doctor before they stop their statin.” The importance of educating patients with high cholesterol is supported by recent clinical research. Notably, a study looking specifically at prevalence rates of cholesterol screening, awareness and statin therapy among U.S. adults with severe elevations in cholesterol found that less than 40 percent are being prescribed appropriate drug treatment. For those patients who do begin statin therapy, there remains a significant gap in understanding. ACTION: The Statin Survey (Understanding Patient Adherence and Concerns with Statins, and Medication Discussions with Physicians) examined why many people stop taking statins despite the risks, revealing that just 33 percent say their healthcare provider (HCP) explained why that particular statin was being prescribed. In addition, just 21 percent of patients say that their HCP told them that there are different types of statins available.3 Like Mandel, nearly one in four current statin users and 62 percent of past statin users reported having challenges with the first statin they took3, demonstrating the need for further HCPpatient conversation to help those with high cholesterol identify the right statin for them. “We are extremely proud to welcome Howie Mandel to the Take Cholesterol to Heart campaign, as his experience with stopping and starting statin therapy echoes the journey of the many Americans who struggle to find the right statin for them,” said Craig A. Sponseller, MD, Chief Medical Officer at

Kowa Pharmaceuticals America, Inc. “The ACTION data emphasize that patients with high cholesterol should feel empowered to ask their physician questions about statins, which are shown to make a life-saving difference in helping them to manage their blood cholesterol, ultimately reducing their risk of cardiovascular disease. This conversation is critical to select the most appropriate statin for each patient.” Take Cholesterol to Heart features new videos from Mandel, who discusses his journey to get his high cholesterol under control and shares his advice for people who aren’t taking their diagnosis seriously or struggle to open up to their doctor. Personal videos from Philbin detailing his heart health journey are also available on the website, along with other resources that include: • Discover Your Statin Status Quiz • Doctor Discussion Guide • Cholesterol Facts • Heart Healthy Recipes: Smart Substitutions for Cooking • ACTION: The Statin Survey data Learn more about the campaign at www. Summer Isn’t the Only Time for Fitness, Says Financial Education Benefits Center As summer approaches, a lot of people are beginning the yearly cycle of worrying over a beach body and being summer ready. But health and fitness are year-round issues to keep in mind. Physical health does not always mean having the best-looking abs or having slender and toned legs. Each person has a different meaning of what it means to be healthy for them and their body, and that's a good thing. Financial Education Benefits Center (FEBC), a membership benefits company, that offers health and financial resources, greatly encourages people to take the time to figure out what is best for them and their body. But being healthy in different ways doesn't mean people have to go about exercising by themselves. Sometimes, having an exercise friend can relieve some of the pressure of having to go to the gym. When there is someone to enjoy the company of most tasks seem more enjoyable, or people can get motivated with accountability by telling themselves if they don't go, their gym buddy probably won't go either. Whatever individuals and their friends do to get to the gym, they'll be glad to have someone to share the experience with. "I think most people have had days where the last thing on their mind was going out to exercise, but if their friend had been looking forward to going, it can make people step up into action," said Jennifer Martinez, manager at FEBC. Another option is to skip the gym entirely and go outside and do simpler exercises together. Hiking

some local nature trails, going swimming at the neighborhood pool, or even just taking a walk around the neighborhood are all fantastic options to stay fit and healthy. However, there are a lot of benefits to going to a gym that the great outdoors doesn't have; plus, gyms have different types of workouts available. Some people prefer the gym because it can have the luxury of air conditioning, but many gyms also have personal trainers at the ready to show gym-goers how to use their machines properly and safely. Whatever is the right way to exercise for someone though, having a friend really can help lessen some of the boredom that is associated with trying to get physically in shape. FEBC fully supports a healthy lifestyle, whatever that is to the individual, and even offers fitness discounts to make it just that more tempting to go out and live the best life, all year round.

"A New Year's fitness resolution can happen in May, there's no shame in it. If you're taking care of yourself, that is what is the most important," said Martinez.

Regenerative Medicine Written by Pouya Mohajer, M.D.

Regenerative Medicine is the process of replacing, engineering, or regenerating human cells or tissues to restore normal function. The premise is to stimulate the body’s own repair mechanisms to functionally heal previously damaged and irreparable tissues. Until recently, regenerative medicine had been a research terminology used to represent engineering or regenerative cells/tissues to rebuild normal function. Now stem cell clinics offer therapies for all sorts of ailments. We will briefly explore this perplexing topic and try to answer some basic questions such as what are stem cells? Why is there a controversy? Where did this idea come from? Who can benefit? What are the risks? And why is the government so alarmed?

42

WHAT ARE STEM CELLS? Stem cells give rise to every organ and tissue in the body. Specialized cells that make up the tissue in our bodies originally came from stem cells formed after fertilization. Stem cells continue to function throughout the lifespan of the individual. They help replace injured cells and tissues lost to normal wear and tear. For example, cells in blood, skin, hair, and lining of the gastrointestinal system lose cells every day.

www.HighRiseLife.com

In order to produce new cells, stem cells self-replicate, and depending on the site they are located in, they can specialize to that specific tissue or organ. Human stem cells can be divided into two general categories, embryonic and adult. Embryonic stem cells can give rise to all the cell types in the body, thus they are considered pluripotent. They are obtained from an early embryonic stage of development (blastocyst), typically 3-5 days after fertilization. Adult stem cells are specialized cells which can produce some of the mature cells localized within the specific tissue or organ where they reside.

Platelet Rich Plasma (PRP) can be thought of as a solution which contains a large volume of platelets and other cells which aid with the healing process. Platelets contain inflammatory mediators and these molecules are central to the healing process. Their use began in the 1970’s. PRP was eventually popularized by famous athletes whom used it for their sports injury. PRP is typically obtained by drawing the patient’s own blood and spinning it down (centrifuged). PRP has been the most researched of all the biologics and most commonly utilized in joints (elbow, shoulder, knee, and hip).

WHAT IS THE CONTROVERSY? Stem cell therapies, the newest modality utilized in regenerative medicine, has been associated with legal and ethical concerns. Embryonic stem cells are the most controversial and until recently limited with federal funding. Human embryonic stem cells are obtained from cells created by in vitro fertilization (IVF) that are no longer needed for assisted reproduction. They are not obtained from eggs fertilized in a woman’s body. The ability to obtain stem cells from other tissues such as umbilical cord, amniotic fluid, and adult tissue has circumvented some of the ethical concerns of embryonic stem cells. The same applies to stems cells derived from the placenta and adult tissue. The use of the former has been limited because of the processing of the tissue involved. As technology improves, so will access to viable stem cells. More recently, adult stem cells are being manipulated to become immature precursor cells which can then develop into a variety of cells. This is the induced-pluripotent stem cells (iPS cells), which shows promise in the future due to ease of production and potential abundance source of stem cells.

Stem cells are obtained from several sources such as bone marrow, fat tissue (adipose), amniotic, and embryonic. Bone marrow stem cells, also called Mesenchymal Stem Cells (MSC), are typically obtained from the pelvic bone. MSC have the potential to form a variety of cell types including bone (osteocytes), cartilage (chondrocytes), muscle (myocytes), and fat (adipocytes). MSC cannot form blood cells, which are formed from stem cells obtained from cord blood. Fat tissue is also a great source for MSC. Amniotic fluid has mainly growth factors and embryonic stem cells can theoretically produce any type of tissue. Of note, most of these modalities are considered “experimental” by health insurance companies and are not covered.

WHERE DID THIS IDEA COME FROM? The concept of regenerative medicine has been around for many years. The theory that inflammation is necessary for healing and that stimulating inflammation may be beneficial is an ancient one. Prolotherapy (proliferation therapy) was developed in the 1930’s as a procedure which entailed injecting an irritant solution into joints or tendons. It was hypothesized that inflammation is the initial step in healing, and by injecting inflammatory mediators into damaged tissue, it may aid and accelerate recovery. Even though the practice has fallen out of favor over the past 20 years, there is some evidence that it may be effective in treatment of some conditions (tennis elbow). The first stem cells were used in the 1950’s as bone marrow transplant for patients with leukemia and in patients with excessive radiation exposure. Over the years, research and technology has led to sourcing of stem cells from many different tissues. This has allowed stem cell therapies to be utilized in clinical practice for pain management and regenerative medicine.

WHO CAN BENEFIT? This is still a very new field and there is ongoing learning with new research as which modalities work for which disease process. In order to recommend the appropriate procedure several factors are taken in to account, which include the underlying problem (pathology), the severity of the disease, and previous response to other treatments. Patients tend to fall in to three general categories. 1) Patients without any symptoms who are at high risk for degeneration, 2) Patients with symptoms and early stage of disease, and finally 3) Patients with symptoms and advanced stage of disease. In general, the third group tends to have diminished response and earlier return of symptoms because of the advanced stages of degeneration. WHAT ARE THE RISKS? As with any procedure that involves a needle, there is risk of bleeding, infection, and nerve damage. The clinician will have a list of “Do’s & Don’t” for the patient. The main item will be to stop any non-steroidal anti-inflammatory drugs (NSAIDS) or steroids, prior to the procedure and for up to four weeks after the procedure as these medications curtail the effectiveness of the therapies. There has not been any incidents of tumor growth or transformation of stem cells into tumor cells in the US. However, there is a theoretical potential where injected

cultured stem cells may go to a site where a tumor cell is dormant and potentially aid in their growth. Injection around the spine carries a higher risk as with any interventional spine injections. WHY IS THE GOVERNMENT SO ALARMED? In 1997 the Food and Drug Administration (FDA) created the Tissue Reference Group (TRG) to regulate cellular and tissue-based products. The FDA has the authority to regulate stem cell products in the US. To the FDA the stem cell treatments are either FDA approved, or they are being studied under an Investigational New Drug Application (IND). The latter is a clinical trial submitted and allowed to proceed by the FDA. The FDA is concerned about patient safety. The FDA is taking a tough stance against clinics which claim unrealistic or false treatment benefits. The only stem cell-based products that are FDA approved consist of blood forming stem cells that are used in transplant procedures to treat patients with cancer and disorders of the immune system and blood. All the rest of the procedures are NOT FDA approved. They are being performed under the sponsorship of clinical trials or just at the direction of physicians who follow certain criteria (the product is minimally manipulated, it is used in person whom it is obtained from, and not significantly altered). There are case reports of significant complications. One

patient eventually became blind after having stem cells injected into the eye. Another patient received a spinal cord injection outside the US and eventually developed a spinal cord tumor. These cases are rare, but the consumer needs to be well informed. Stem cell therapies in regenerative medicine is in its infancy stage. However, there is a lot of excitement that these therapies may offer the potential to treat a variety of diseases or conditions. Which product and which modality work the best for specific disease has yet to be determined. There are plenty of anecdotal evidence, and some research on specific diseases with certain modalities. Until standardization is established, one should be well informed about the product, modality, and the disease state seeking treatment for. Camelback Inn Resort & Spa Scottsdale Epitomizes Southwest Hospitality Written by Merilee Kern As one of America’s premier hospitality hotbeds, the city of Scottsdale hosts as many as 4.5 million overnight U.S. visitors in a given year with as many as 3.1 million of those visitor nights spent in area hotels according to a Scottsdale Visitor Statistics Tourism Study published in January 2018. Not surprisingly, the region is replete with luxury resorts all vying for those tourism dollars and an array of impressive accommodation options certainly abound. However, there’s one property in particular with a preeminent pedigree that’s forged its own formidable place in the city’s history: the JW Marriott Camelback Inn Resort & Spa. Since its opening way back in 1936, this legendary AAA Four Diamond resort has cultivated a reputation for being one of the finest vacation spots in the U.S.—a distinction realized by impressing one patron at a time for decades on end. Camelback was reportedly a favorite of John Willard Marriott and his wife Alice, who frequently vacationed there prior to the Marriott family’s acquisition of the resort in the 1960’s. Today, the family still chooses to spend time at the Inn during various seasons and

46

for special events, such as the annual celebration of Mr. Marriott’s birthday. Even in its early years Camelback Inn stood apart from the pack, attracting U.S. Presidents like John F. Kennedy and Hollywood A-Listers like Clark Gable, Bette Davis and Jimmy Stewart (among others) who came to stay, play and revel in this hotel’s brand of haute Southwest hospitality. Even today, Hollywood celebrities find solace in the sprawling 125-acre property, which undoubtedly provides a reprieve from the intrusiveness of life in the spotlight. But, one need not be a celebrity to relish in what this famed destination has to offer... which is quite a lot. Unique Attributes While there are many wonderful locations in the Scottsdale region, Camelback Inn offers a setting and experience all its own. One of the distinctive aspects of the locale is that it’s situated between Camelback Mountain and Mummy Mountain in Paradise Valley, tendering spectacular views on every side. This panoramic mountain backdrop set against the indelibly sunny sky and starry nights in the background, and www.HighRiseLife.com

lush desert landscaping rife with colorful gardens and greenery in the foreground, is nothing short of awe-inspiring. In addition to its unique setting, the resort is known for its impeccable customer service, which workers credit to the company’s philosophy that taking care of its employees will result in an enhanced ability to best care for customers. The satisfaction among staffers is exuded in every touch-point throughout a guest’s experience, throughout which smiles and “above and beyond” service abound. Rave-Worthy Rooms While Camelback Inn offers a myriad of room types to meet various needs and budgets among its 453 pet-friendly suites and casita-style accommodations with private patios, I have a personal penchant for the one bedroom King “Jackrabbit Suite.” This 1,515 square foot respite boasts an elegantly appointed living room as well as separate dining and office spaces all with vaulted ceiling, multiple 65-inch Smart TVs, multiple gas fireplaces, and an enormous patio with private pool/whirlpool that can accommodate at least 20. It also has a wet bar and spacious kitchen outfitted with stainless steel appliances, including a full-size refrigerator with ice maker. This sweet suite provides an ample amount of space both inside and out, and the expansive exterior pool deck with plush seating, fireplace and a direct view of Camelback Mountain is worth its weight in gold.

Dining To-Die-For If you’re a gastro-traveler like myself, food and beverage is a downright essential part of a vacation experience and, fortunately, Camelback Inn delivers on this front as well with seven eateries at your disposal. Their signature on-site restaurant—Lincoln, a JW Steakhouse—is unequivocally one to not be missed. It offers a traditional steakhouse concept with modern touches, including decadent dishes and processes that exemplify culinary ingenuity. Case in point are some menu notables that I’ve personally sampled and can attest that they’ll knock your proverbial socks off. Dishes like the Lobster Escargot (be sure to save the complimentary Popovers to dip and sop the scampi butter); Garlic Lobster twice baked Potato (overflowing with a full pound of the succulent protein); Colorado Rack of Lamb with a delightful savory fennel crust; and the melt-in-your-mouth Snake River Wagyu Filet Mignon. This steak and all others available, at this elegant eatery are cooked within the desert's one-and-only Josper Charcoal Oven. This specialized and coveted piece of kitchenware sears meat at over 1200ºF on imported hardwood charcoal, giving them a uniquely-flavored crust that'll keep your mouth watering bite after bite. The charcoal, specially sourced from Argentina and Cuba, renders a unique, smoky flavor, while the oven simultaneously locks in that flavor and tenderness like no other. Guests can pair the prime meats with a sauce or add-on of choice, like King Crab Oscar or Maker’s Mark Green Peppercorn. Dessert is equally enticing, with the signature Classic JW Cheesecake a most popular choice. In fact, I’m told the Lincoln restaurant in London, England sells more than $1 million dollars of this specific cheesecake every year. Life is short, order the cheesecake and savor the moment.

Beyond this bodacious steakhouse, the resort also houses Rita’s Kitchen for fabulous breakfast, brunch, lunch and dinner either indoors or al fresco, as well as Sprouts at the Spa and the pool-side Hoppin’ Jacks, which offers casual options such as pizza and sandwiches. In addition to the dining options on the main property, Acacia at Camelback Golf Club has an open-air lounge with an outdoor fireplace where patrons can partake in American style fare. Two bars are also located at the resort: Bar 1936 serving up inventive specialty drinks and shareable plates, and R Bar where the nightly live entertainment and signature margaritas are worth the visit unto themselves. Activities Abound To also delight and indulge its patrons, the resort features a huge 32,000 square foot, award-winning spa providing guests the opportunity to exercise through fitness classes or a workout room (one of multiple); relax in a steam room, sauna or whirlpool; swim in the lap pool; enjoy a manicure or pedicure; or bask in premier spa services like various types of facials and massages. The resort also offers 6 tennis courts, four sparkling pools and an array of outdoor hiking and biking adventures with bike rentals available. For customers who like to get their thrills on the greens, the resort owns and operates two 18-hole championship golf courses at the nearby Camelback Golf Club, which offers a full country club experience. Only minutes away from downtown Scottsdale, and just a 20-minute drive to downtown Phoenix and Sky Harbor International Airport, this hotel is well-situated for guests to get out-and-about. Some places of interest located nearby the resort include Cosanti, the Paradise Valley residence and sculpture studio of Paolo Soleri, as well as the Desert Botanical Gardens, Scottsdale Fashion Square, The Musical Instrument Museum, and the Phoenix Zoo. A Modern Mindfulness Although it’s a resort with an extensive history, it’s also a place of innovation and, as such, it aptly leverages technology to enhance the guest experience. Some such features include the option for guests to text requests to staff, resort-wide

48

WiFi, high-speed and wired in-room Internet options, encouragement of customers to share about their personal experiences via social media outlets, and their own highly active presence on multiple social media platforms. Great for Groups And last but not least, Camelback Inn’s Paradise Ballroom is poised to be a legendary venue in its own right for group events, given the design, features floor-to-ceiling windows overlooking unmatched mountain range vistas that only this property can proffer. Here, groups and meeting planners can enjoy the picturesque elements of the Southwest while indoors. Mid-size groups can gather here for everything from social catering opportunities to high-end special events and galas. Quite notably, a walkway between it and their second ballroom is built to showcase no less than 40 pieces of artwork handpicked from Mr. Marriott’s personal collection. I’m told this is a first-ever occurrence for the company, and that Camelback Inn is the only resort in the Marriott portfolio of hotels and resorts worldwide to have been honored with this impressive gift. For more than 82 years, Camelback Inn has maintained a legacy and standard of excellence by welcoming generations of guests, Hollywood celebrities and U.S. Presidents. Its tranquil setting, private hiking trails, world-class amenities and dynamic interior and exterior architecture offer an authentic and unforgettable Arizona getaway that’s sure to delight travelers for decades to come.

Signifying A New Energy for Bodrum, The Bodrum EDITION Redefines Luxury for A New Kind of Resort Unlike Any InThe Mediterranean From the next chapter in the growing EDITION legacy comes Ian Schrager’s latest visionary concept: The Bodrum EDITION. Schrager, in partnership with Marriott International, acts to redefine the contemporary luxury hotel experience with his expanding global influence. Bringing a new energy to the Bodrum Peninsula, The Bodrum EDITION is an Aegean utopia within the Yalikavak bay. Born for the world stage, the hotel is a natural Amphitheatre acting as a venue for 21st century recreation, socializing, and networking with an unparalleled vista overlooking the azure waters of the Turkish Riviera. In keeping with the EDITION philosophy, The Bodrum EDITION will redefine the hotel landscape in Bodrum bringing a new lease on outdated luxury by balancing sophisticated design and personalized, attentive service with one-of-a-kind food, beverage and entertainment offerings reflecting the best of the cultural and social milieu of its location. The brand’s enhanced approach to high-end travel will inform the hotel’s extraordinary service which offers all the personalized attention one might want in a luxury hotel, but in a friendly, unpretentious, and current manner, with superb training and efficiency, without the gold epaulettes or obsequious formalities. Once an ancient city known as Halicarnassus of Caria, Bodrum was famous as the site of one of the Seven Wonders of the Ancient World. Today, on the West side of the peninsula, in Yalikavak Marina, The Bodrum EDITION is tucked into a wind-sheltered cove, bringing with it a new wonder to the modern incarnation of the historic region. Set within 22,000 sq. meters (72,200 sq. feet), the property highlights a balance of contrasts, where classical elements meet innovative culture, simplicity conveys sophistication, and skilled design amplifies the natural beauty. In keeping with EDITION’s customized, individual approach, The Bodrum EDITION draws inspiration from local influences and native natural resources yet infuses each space with surprising, ultra-modern twists. The landscape, conjured as a Mediterranean oasis, reflects the peninsula’s indigenous flora and fauna. Native olive trees that are so significant to the Turkish landscape as well as local stone have been used throughout the resort to create a sustainable and captivating scene, in keeping with its natural environment. The jewel in The Bodrum EDITION’s crown and its most significant characteristic is the magnificent white beach, spread out below the property and leading into the irresistible turquoise waters of the Aegean Sea.

designed by Christophe Pillet and Ian Schrager Company, sits; its contemporary glass atrium framing the stunning view over the bay that receives guests upon arrival. Filled with a variety of comfortable seating groupings and intimate lounging areas, the lobby will embody the EDITION’s next-generation spirit, a place where the lines between work and play, socializing and networking, begin to blur. The light, informal lobby bar will welcome guests to enjoy a Turkish tea or home-made lemonade upon the abundantly-planted terrace whilst overlooking the striking crystalline blue coastline. As the horseshoe-shaped grounds slope downward towards the beach and jetty with its private cabanas, the pathways and leisure areas are interspersed by the hotel’s 102 guest rooms, bungalows with private pools and sublime four-bedroom private villa with pool. Between these are the lounge bars, and cocktail areas, as well as the hotel’s two signature restaurants by the pioneering Peruvian chef Diego Munoz, formerly of the world’s most celebrated restaurants, El Bulli and Mugaritz. For the socially inclined, Discetto, the night club at The Bodrum EDITION, will play host to local late-night revelry with live music, DJs, celebrated EDITION cocktail mixology and superior bar and lounge areas. For private events and business travelers, the hotel also has over 1,200 square meters (4,000 sq. feet) of both indoor and outdoor meeting and event space including meeting studios, a ballroom for events, parties, and weddings. Finally, at the base of the resort lays an infinity pool which ends at the sea overlooking the magnificent curve of the peninsula. Destined to be Bodrum’s premium gathering place for sophisticated guests, the hotel’s 100 meter (350 feet) long beach area will play host to one of the main social hubs of the resort, with its casual-cool beach bar and club welcoming resident guests to lounge in the private cabanas as well as yacht-transported visitors from the nearby Greek islands, just a 50-minute sail away. Here, every aspect of the traditional beach hotel has been re-imagined for the needs and desires of a new generation, and every thought given to enhancing a guest’s stay. A menu that lends itself to relaxed, al fresco dining will be on offer to with dishes celebrating the biodiversity of the local environment such as ceviche and a variety of “Pide” (flatbread) served from a traditional outdoor brick oven.

The grounds begin at the highest altitude of the property, where the hotel’s open reception area,

Served mezze style, the menu will be designed around health and wellness with all-day Turkish Brunch menu, urging guests to relax throughout the day and enjoy the native ritual of Kahvalti (Turkish breakfast). Light dishes such as Smoothie Bowls featuring a roasted pineapple base will be served up alongside an extensive spread of local mezze delicacies, Turkish coffee, and fresh juices. Meanwhile, BRAVA, will serve up family-style dishes of Latin American cuisine inspired by Mediterranean and Asian flavors, with a menu split into crudos, sea, field, vegetable, and grains, all making use of the freshest local produce that Turkey has to offer. In addition to the hotel’s seamlessly designed infinity pool, garden lounge, and beach-to-table, come-as-you-are laidback restaurants and bars, The Bodrum EDITION houses a unique, state-of-the art spa facility complete with Turkish Hammam, salt treatment room, sauna, steam room and plunge pool. 14 tranquil treatment rooms will offer world class treatments. The Hammam, while studiously traditional, gives a renewed style of luxury to the ancient Turkish bathing ritual with its sophisticated design vernacular.

Every luxury hotel, of course, is ultimately judged by its guest rooms and its service. The Bodrum EDITION’s rooms, suites and magnificent private villa are both generous and elegant in their design, their warm wood finishes and airy fabrics exuding a relaxed, beach-house feel, offering a “refuge,” in Schrager’s words, with “everything you need and everything you want.” Embodying his deep belief that “simplicity is true luxury,” the spacious, light filled rooms contrast stone floors against a clean, light color palette, with each space enjoying in suite marble bathrooms and terraces with an unparalleled view over the Aegean Sea. A private villa encompasses the EDITION sophistication with its own private pool area and sauna, perfect for families and larger groups, whilst two further suites enjoy the use of private plunge pools and terraces. In the magical sanctuary of Bodrum, the jewel of the Turquoise Coast, The Bodrum EDITION is a secret village of paradise, a portal to a separate, more relaxed reality. By understanding that a hotel is more than just a place to sleep—it’s a hub, a meeting place, a center for culture, a site for relaxation, reflation, and hard-earned leisure time, and place for life and play—Schrager creates not just a hotel but a seamlessly integrated experience, a small city within a city. It’s an international ethos with a local product: a more comfortable stay, and an elevated experience.

Fab Fare and Frivolity at Barton G Los Angeles Exclusive interview reveals nixed dish concept ‘too offensive’ to offer as well as a new menu item determined to make a debut Written by Merilee Kern When considering the seemingly disparate business model concepts of “fun” and “elegant,” it’s not exactly intuitive—or even advisable—to pair the two, particularly in the realm of fine dining. However, with an A-list chic ambiance juxtaposed with dramatic, over-the-top F&B presentation, Barton G Los Angeles has managed to unify those two approaches quite competently. In doing so, it has cooked up a gastro-niche all its own. Theirs is a whimsy-driven epicurean experience that not only boasts crave-worthy fare, but also the ever-elusive, highly coveted kind of flair that’s attracting the entertainment industry’s elite— along with L.A. power players, movers and shakers—in droves. On my own evening at the West Hollywood locale I sat a mere table away from the legendary singer/songwriter Rod Stewart. Other celebs known to frequent the locale include Adele, Adam Sandler, and Ben Affleck among

52

an array of others. This is the place to see and be seen, with all due credit going to brainchild Barton G. Weiss, for whom one title just won’t do. For over two decades, this event concept designer, restaurateur, culinary visionary, author, and entertainer is revered for having created “some of the most groundbreaking, imaginative, and decadent gastronomic and event experiences the world has ever seen.” Given his life’s mission to “create shockingly delicious and awe-inspiring dining and event experiences,” Barton G Los Angeles continues to make an indelible, and certainly incomparable mark on the SoCal culinary scene. While still reluctantly coming down to earth from my own revelry at the famed restaurant, I caught up with Chef Jeff O’Neill, Executive Director of Culinary Development for Barton G, for some quick Q&A about what makes this restaurant so distinctive outside of the obvious presentation pomp and circumstance. Here’s what he had to say. www.HighRiseLife.com

Also that we have a leader, Barton Weiss. He doesn’t rest on his commitment to details and exceeding expectations, and won’t be satisfied until we offer the ultimate experience.

Q: What would you like the public to know about Barton G that hasn’t been overly reported about in the past despite the extensive coverage the restaurant has received? That behind the scenes it is 100% unique...from a chef’s perspective, it’s a completely different experience, primarily because we are always in development. Not only seasonally. Like other restaurants we have deadlines for menu changes and R&D projects, but the process is easier said than done. Not all ideas lend themselves to successful restaurant execution. Finding that bridge is the biggest challenge. If we don’t keep our eyes open all year long, we may miss the something great. You never know when or where you find the next great idea. Q: Fabulous plating/delivery aside, how would you sum up Barton G’s approach to cuisine? It’s chef-driven in the sense of quality and seasonality, but there’s much more to it. Barton’s expectation of our team is for our inspiration to come from fantasy and fun. The integrity of the cuisine has to stand on its own. If we strip down the presentations and playfulness, the quality has to be there. True clean inspiring flavors, with some rich and decadent touches as well, but a spring menu should taste like spring! Q: What might people NOT know about the restaurant, but should? Barton conducts brainstorming sessions for the team, and many cocktail and dish concepts come as a direct result of those sessions. We will present 40 dishes and or cocktails internally, before settling on 20 new items for a new menu.

June 2018

Q: Does Barton G’s have a “signature dish”? Barton G. the restaurant doesn’t have a “signature” but it has some iconic dishes that our clientele has come to expect and adore. The Lobster Pop Tart is one of the first Barton G “classics.” A play on a nostalgic childhood favorite, where the food itself dictates how to present it. “Toaster Pastries”…served in yes; a toaster. Another would be our giant succulent prime “Grillicous” steaks–the three-foot fork has become a symbol of the restaurant, and we are proud of our ability to deliver one of the best steaks you will ever experience. Q: What is your personal favorite item on the menu? I have many favorites, but my current favorite is the “Don’t Be A Jerk Chicken”—a savory, sweet and spicy spin, whole roasted, organic jerk rubbed chicken glazed with Caribbean rum. An island-inspired classic packed with flavor with an unforgettable presentation! It’s served in a full-size bird cage, with a video screen playing music and a nude twerking chicken! Q: Any interesting/unexpected/little known factoids/trivia about the restaurant? Nitrogen cocktails started here. We’ve always pushed to stay ahead of the curve, creating unique and memorable, sometimes “wild” cocktails, and doing it with integrity is the trick. Barton was among the first to introduce a nitro cocktail program, which we had become renowned for some years back. We still feature a nitro cocktail menu, but what sets us apart is the flavor and alcohol content in our nitro cocktails change as you drink it. We create frozen liquor popsicles, which replaces the ice. As the popsicle melts, the drink gets stronger. We’ve also developed a signature cocktail program that focuses on fruit and vegetable bouillons, infusions, purees, extractions and reductions as the base, rather than traditional mixers and sweeteners.

53

Q: What are some of your near-term goals for the restaurants? The restaurant industry has shifted to a more casual, comfortable but quality-driven environment. Barton G. has always focused on local product when possible, and sustainability from day one. But it has become the catch phrase of the industry. With this transition, the diner has become well educated about product as a whole and can recognize quality when they taste it. We’ve also experienced a more adventurous consumer, and for our evolving product and restaurant that’s a plus. They’ve come to expect a sense of adventure from our brand, and that’s what we’re all about. Our near-term goal is to expand in to additional major cities offering an expense like no other. Q: How does Barton G’s elevate or propagate its image even further? We’re always challenging ourselves to take it to the next level, constantly evolving as a brand. So much has been done, but our development team is working tirelessly to develop and deliver that “wow” that our clientele have come to expect. It’s not only dinner, it’s entertainment. Barton G. the restaurant makes people smile. No limits, no boundaries. Q: What are some of your personal career highlights? Before achieving my goal of becoming Director of Culinary Development with Barton G, I was a chef at NYC’s Le Bernardin, which holds three Michelin Stars. I received 5 Stars and 5 Diamonds as Chef de Cuisine of L’Escalier, in Palm Beach, Florida. I also served as Executive Chef for President Donald J. Trump, overseeing his esteemed Mar a Lago Club for five years, in addition to developing Michelin-starred restaurant concepts for Trump International Hotels in Chicago and Las Vegas. I also received the Starchefs.com Rising Star Award in 2008.

54

Q: Anything else you would like people to know? For the Barton G Los Angeles location, we created three different versions or styles of cuisine, along with fully developed menus, before Barton settled on the menu he did. There are many ideas or dishes that “don’t make the cut,” or just haven’t yet…some because they were just awful, and some for other reasons! BUT, there are some items that are just dreadful...no one’s perfect. Some items we may think are clever and we may love them, but it’s determined that they are not fun or outrageous enough, or are simply inappropriate: “not for all audiences.” An example that never made it to the menu would be the “Bye Bye Bloody Sheep Lamb Tartar.” This was to be served on a scale, on top of a bloody butcher block complete with a full-size cleaver. The blood splatter was actually seasoned ketchup, with traditional steak tartar garniture. It was deemed “too offensive.” Outrageous, but a bit too much. Another example is our hot dog beignets, which will eventually make it to the menu: we are determined!

Real Estate MarketTrends Redfin Report: Shrinking Supply Sends Prices for Luxury Homes Up Nearly 8 Percent in First Quarter. Number of Luxury Homes for Sale Fell 20 Percent, Marking Four Consecutive Quarters of Inventory Declines Written by Alina Ptaszynski Luxury home prices in the first quarter of 2018 rose 7.9 percent compared to last year, to an average of $1.8 million, according to the latest report from Redfin (www.redfin.com), the next-generation real estate brokerage. The analysis tracks home sales in more than 1,000 cities across the country and defines a home as luxury if it is among the top 5 percent most expensive homes sold in the city in each quarter. The average price for the bottom 95 percent of homes was $330,000, up 7.5 percent compared to a year earlier. The strong price growth for luxury homes is due to decline in supply that has persisted since the second quarter of 2017. The number of homes for sale priced at or above $1 million fell 20.4 percent in the first quarter compared to a year earlier, while the number of homes priced at or above $5 million dropped 19.2 percent. The inventory shortage in the luxury market is newer and somewhat less severe than the inventory shortage for more affordable homes. The number of homes for sale priced below $1 million has been in decline since the third quarter of 2015 and fell 22.8 percent in the first quarter compared to last year.

62

Competition for luxury homes is also escalating. The average luxury home that sold last quarter went under contract after 82 days on the market, nine days faster than the same period last year. While only 1.5 percent of luxury homes were bid up over the asking price, that's up from 1.3 percent in the first quarter of 2017. "For the first time since changes to the tax code went into effect, luxury buyers could no longer deduct more than $10,000 in state and local property taxes or interest for mortgages over $750,000. In a world of balanced supply and demand these changes would have dampened price growth. Instead, this quarter saw the strongest luxury price appreciation in four years, demonstrating that the current inventory crunch is extremely broad-based and affects buyers at every price range," said Redfin chief economist Nela Richardson.

Several cities in Florida and Nevada saw strong luxury price growth in the first quarter. In Vero Beach, Florida, the average sale price for a luxury home soared 68 percent over last year to $2.65 million. The early January sale of a $17.5 million property likely played a role in driving up the average sale price in Vero Beach.

and the low taxes, others for tech jobs at companies like Tesla, Amazon, and Switch. More companies are relocating here as the cost of living for the average employee has gotten too high in other cities. This is all leading many buyers to our area with larger pocketbooks than we have seen in the past and bidding wars and prices are reflecting that demand."

Luxury home prices were up 51.3 percent in Reno, 26 percent in Las Vegas and 22.4 percent in Henderson, a Las Vegas suburb.

Some cities saw luxury home prices decline in the first quarter. The average price for a luxury home fell furthest in Long Beach, California, down 26.1 percent year over year last quarter. Prices for high-end properties also fell in Washington, D.C. (-9.6%), Fort Lauderdale (-7.3%)

Jaime Moore, a Redfin agent in Reno, said, "We're seeing an influx of buyers from high-cost areas such as Seattle, San Francisco and Southern California. Some come for retirement
