Dear reader, Welcome to the November issue of High Rise Life Magazine. What better month to feature our Real Estate issue? November marks the beginning of the most festive time of year–full of family gatherings, holidays, and lots of excuses to spruce up our homes. On the cover, you’ll get to peek inside VU, one of the most exciting, innovative, and beautiful luxury neighborhoods in Southern Nevada now open and actively selling at MacDonald Highlands, a 1,200-acre hillside enclave. Developed by long-time Las Vegas luxury homebuilder, J. Let’s look at what that means for you, in your piece of paradise. You made a bold and unique decision when you purchased your piece of real estate, in the sky. Whether you are looking out onto the unique landscape of the southern Nevada desert, or the metropolitan landscape of southern California.
It also has unique challenges. How do you fit that huge new purchase in an elevator, and get it in your home? I have a customer who recently purchased a grand piano, and living on the 32nd floor was a challenge to those delivering. It looks magnificent looking out over the city lights. I can only get excited about her Christmas party, with friends and family, listening to that beautiful music being played for their enjoyment.
An entirely different view of your world is afforded from these heights. You get to see the changing seasons from a different landscape. It affords you the opportunity to design this special space, not only for your personal comfort, but also to tie into the world around you.
The lights of the holidays will be exciting as well. Think about the fact that your singular piece of real estate gets to view those glittering lights from a bird’s eye view. You can go simple, or extravagant in your own designs, based on the personal choice of your holiday plans.

The most frequent questions I have gotten over the years by these people are why don’t I feel good in this house? By simply changing their color schemes, I have helped them find their peace and tranquility… imagine a can of paint changing your outlook on life. Did you see a special dining room set you would like to add to your party plans? That new sofa caught your eye? When can it be delivered? How soon can you sit on it, enjoying the spectacular view, with a glass of your favorite wine? I love this time of year. I was born during the holiday season. It warms my heart knowing that those around me are enjoying the sights and sounds of the holidays, with their loved ones. I always told others it was nice that they had decorated their home for my birthday…they thought I was kidding!

I am working with a customer now that has chosen some special slabs of stone that will make a personal statement in his home. The scientific method is an approach that has characterized natural science since the 17th century, consisting of systematic observation, measurement, and repeatability as it relates to the testing and modification of hypotheses. Highmore has incorporated the core principles of systematic observation, measurement, and repeatability into the creation of a proprietary investment framework which attempts to solve for the deficiencies of the industry standard.
Q: How does human behavior correlate with investing trends? Prediction and selection of future investment returns based upon past investment performance is misguided. Nevertheless, most investments continue to be chosen based upon backward looking data which has little or no predictive relationship to future performance. Highmore defines this as the Quantitative Attribution Fallacy - basically meaning that investors

choose investments based on false selection criteria. Highmore believes that most investments are, in fact, investments in people, and that the missing factor in investment selection is also the most obvious one -human behavior. This is an important revelation as very few investors consider the most predictive factor of all, that of human behavior, in any scientific manner when selecting investments. Interestingly, unlike past performance, human behavior is often quite predictive.

We like industrial commercial real estate relating to E-Commerce and logistics, as this trend is still in an early stage regarding e-commerce retail activity. The supply/demand characteristics for large specialized warehouse facilities in key distribution locations close to large population centers looks favorable.
Due diligence and sourcing are critical in alternative investment selection, even more so than with traditional investments. As a result, leveraging a truly experience team is a necessity.

Know Your Numbers! Before you start visiting open houses on the weekends, make sure you are aware of all the costs that come with owning a home. Many homebuyers don't realize property taxes, homeowner’s dues, and closing costs are not included in the listed price you see online but will inevitably be part of your monthly nut. On the flip side, remember to figure in tax savings and mortgage deductions that come with homeownership as that may improve your tax position. It is highly recommended you consult with a mortgage professional who can walk you through these numbers. An online mortgage calculator just won’t cut it.
Don't Bite Off More Than You Can Chew: Often you may find that you can afford more than you originally thought. Your mortgage professional may have given you a fat pre-approval making you feel rich... but don't get too excited. We find many millennial homebuyers quickly start factoring in future raises and potential income to make that monthly payment more comfortable. It's easy to stretch when that beautiful walk-in closet is staring at you, but you may regret it when you’re stressing every month to make that monthly mortgage payment.
Don't Get Stuck in the Rent Trap: In several cases we find that exorbitant rent rates are keeping renters captive by unexpectedly siphoning off cash that otherwise might have been saved for a down payment. On average, it takes many first-time homebuyers a few years to save up for rent. With historically low interest rates it a good time to jump off the fence now before they start to hike up. Once they do, a higher down payment may be required to qualify for a loan making it that much harder to purchase.
Buy a House Not a Home: It's important for millennial homebuyers to get in the game now but to also be smart about how they invest. In most cases real estate is a liability rather than an asset, so if you are going to invest your money, do it smartly. If you can't afford the dream home, it might make sense to purchase property that generates income and cashflow such as a rental property. Remember that buying real estate doesn't necessarily mean buying your dream home with the white picket fence.

Bootleg Canyon offers many challenges and has been named an 'Epic Ride' by the IMBA, this is considered a rare designation. Are you looking to get an adrenaline rush but don't want to ride a bike on the trails? Then my recommendation to you is to take a fantastic 1.5-mile zipline ride! Bootleg Canyon has Flightlinez Zipline tours over the Mojave Desert. All participants will complete four different ziplines that when combined equals over 8,000 feet of zipline traveling through the air at speeds up to 60 miles per hour. Souring you down the Red Mountains in Boulder City, NV. Be prepared, there is some hiking that even beginner hikers can handle. however, make sure and wear the appropriate shoes and clothing for this zipline adventure. This amazing experience takes about 3 hours from start to finish. The guides are funny, and very professional, you never feel as though you are unsafe. If you are visiting Las Vegas schedule a tour and they have a shuttle to pick you up at the Excalibur Hotel. Locals, just call for a reservation and book a time slot, take the 45-minute drive over to Boulder City's Bootleg Canyon and spend the day exploring. This annual gala is held each fall and the proceeds are able to provide for the immediate needs of children and families in the local community.

Middle East – land of oil & gas became a land of fortune for some. Global real estate has seen a significant increase of investment from Middle East and US is not an exception. Middle East investments keeps rising over the past few years as we have seen multiple reports from Reuters, Forbes, CBRE, and other trusted sources.
If we look back at the real estate market in September, we see that market is indeed stabilizing and home prices keep climbing up. That’s good news, as it shows that our economy is indeed improving. Las Vegas is still seeing shortage of housing, with a two-month supply. We truly see that we are in the sellers market that is not controlled by lenders and mortgage rates are highest they have been in the past two years.
According to CBRE Group, Middle East investment in the global commercial real estate sector reached nearly $10 billion in the first half of 2016. In 2017 CBRE shared that North America is a preferred region for investors, especially San Francisco, Los Angeles, and New York. It’s all around us and we don’t even notice it. Worldwide hospitality company Hakkasan Group with nightclubs, chain of Michelin star luxury restaurants is owned by Abu Dhabi Investment company; The Qatar Investment Authority (QIA), recently purchased in 2016 a 9.9% stake in the company that owns New York's iconic Empire State Building for $622 million.
Cash buyers are not playing a major role anymore in our housing market only 25.7 percent of all sales in September 2017 were cash purchases. Compared to February of 2013, the number was at its highest at 59.5 percent. In different markets we see different Sale Price VS List Price Ratio. Greater Las Vegas Association of Realtors had published the following data: Las Vegas home prices raised, median sale price was $265,000 in September 2017, up by 13.5% compared to September 2016. Condos & townhomes median price went up by 21.6% compared to September of 2016. Total sales in Las Vegas in 2017 are much higher and looks like it’s the best year since 2017: Single Family Homes – $901 million (September 2016 had 15.2% less sales) Condos & Townhomes – $103 million (September 2016 had 34.4% less sales) In September 2016 we have sold within 60 days Single Family Homes – 76.1% Condos & Townhomes – 77.3% In September 2017 we have sold within 60 days Single Family Homes – 82.9% Condos & Townhomes – 87.6%
