When Hill began life at the turn of the 21st century my aim was to grow a company that would be a part of the changing culture of our industry and nurture positive relationships for long term gain. Having matured into a Top 20 Housebuilder I am proud to say that Hill enjoys the respect of the industry, the trust of our clients and partners, and the loyalty of our skilled and dedicated staff. Above all we have become synonymous with quality of design, build and care for the people who live in the homes we create, whether they be in inner city or rural areas. The growth of Hill has been organic and built around regional offices, to maximise local connections, diversification, and strong relationships with partners, the supply chain and consultants. My original plan was to build a business that would adopt partnering principles and to work closely with registered housing providers although, after the first

successful decade, I realised our future was as a housebuilder rather than a contractor/developer. Joint ventures have helped us to progress our housebuilding model, giving us greater opportunities of scale than we could have taken on alone. In return we bring to the table a wealth of knowledge, development and construction skills, along with an agile flexible approach that adds real value for all. As a private company with a strong balance sheet we have been able to adopt a clear strategic direction,

through a business plan renewed every five years, and be brave and resourceful, both for our partners and ourselves. Our early success led to a very personal quest, the restoration of three derelict commercial buildings, which are now the core of our striking head office. When we opened The Powerhouse at Gunpowder Mill in Waltham Abbey in 2009 it was a showcase for our design and construction talents, which elevated the perception of Hill and announced our arrival as a force to be reckoned with in the market.

Success brings its own challenges and through continuous measurement of feedback and performance against a set of robust KPIs we have always been proactive in implementing change. Strategic land buying and the delivery of quality new homes brought more success but also revealed that our model had underestimated the importance of customer service.

We put a huge amount of work into addressing this with our own Customer Journey process which, I am proud to say, has now firmly established us as a 5* housebuilder in the eyes of our most important judges, our customers. Hill is a family owned business and, although it was never a conscious intention to develop a ‘dynasty’, I am delighted that both my sons, Greg and Tom, are directors and actively involved in planning the company’s future direction.

I believe that family values, especially nurturing and encouraging home grown talent, run deeper than the three of us. Our biggest asset is our staff and over the last two decades it has given me the greatest pleasure to see our whole team grow and prosper. Of particular personal satisfaction is the success of our management trainee programme. This, along with our High Flyers initiative, is producing the next generation of Hill, and potentially industry, leaders.

DESIGN SOLUTIONS THAT DELIVER Quality design that is sustainable and appropriate is a key driver for Hill as we take pride in the fact that we build homes to suit the needs of our residents and the environments in which they are built. We have an expert in-house design team and strong relationships with a number of award winning architects and consultants who share our vision and determination to achieve the best outcome for every development. The Avenue in Saffron Walden is an outstanding example of our empathetic approach to design. We worked hard with Friends School who were looking to release capital from land they owned to improve educational facilities without negatively impacting the local environment.

EXEMPLAR DESIGN The Avenue created a safe and sustainable neighbourhood and was mentioned in a Housing White Paper as an exemplar development.

Working with a renowned architectural practice, we designed a stunning development of attractive, contemporary new homes which won no fewer than 11 industry awards, including two Housing Design awards at both project and completion stages.


Athena, Cambridge

Athena is a striking new development on the edge of Cambridge and the first residential area at the new neighbourhood of Eddington. There is a variety of apartments and houses, from one to five bedrooms, all of which have been designed to deliver period homes for the 21st century. These homes offer sustainable living and contemporary accommodation, with spacious and light filled interiors, and are aimed at university staff, key workers and private purchasers who want to buy into the futuristic urban extension.

WE ARE LEADING Working with the community Community involvement began early with local artists being invited to illustrate the site hoardings, brochures and communal areas of the completed buildings.

CREATING PLACES TO LIVE, WORK AND THRIVE IN We aim to encourage and develop both existing and new communities in the areas in which we work. We don’t just deliver homes, we provide places where residents of all ages and backgrounds can be given opportunities to thrive and grow. A good example of this is Fish Island Village, a far sighted and ambitious transformation of an East London site, part of a 50:50 strategic joint venture between Hill and Peabody.

The former brownfield site, was a collection of derelict warehouses and industrial buildings overlooking the Hertford Union Canal. Its heritage plays a key part in its future because, in addition to the 580 contemporary new homes, the vision is for the neighbourhood to be home to London’s next generation of fashion designers and creative entrepreneurs.

The partnership with The Trampery provides affordable workspaces, business support and routes to investment. The Trampery received a grant from the Greater London Authority’s Good Growth Fund and the London Legacy Development Corporation has provided dedicated training and support programmes.

TOP MARKS FOR QUALITY BUILD Quality comes as standard in our homes, whether they are one bedroom apartments or luxury houses. It is rare for a medium sized private housebuilder to win the WhatHouse? ultimate prize of Housebuilder of the Year. Not only did Hill achieve that, but in the same year we notched up a number of other firsts, including Best Development. Over the years we have triumphed in a variety of categories at these awards and won Best Development on three consecutive occasions with very different collections of new homes: The Scene, our multi award winning town centre regeneration in Walthamstow; The Avenue, a mixed development in a sought after Essex market town; and Ninewells, an imaginative development set in a prime location on the edge of Cambridge.

Our impressive Ninewells development has been designed and landscaped to make it a perfectly balanced and natural environment. Located on the edge of countryside, yet within easy cycling distance of the city centre, train station, Addenbrooke’s Hospital and the biomedical campus, it offers the perfect work life balance. The stunning architecture, high quality and low energy interior design specification and creative landscaping, complete with public art, have made Ninewells a popular choice with both local purchasers and those new to the city. We were therefore delighted, but not totally surprised, to win the Best House title as well as Best Development. We also received an award for Ninewells in the Public Realm category.

PARTNERSHIP WORKING ADDS VALUE FOR COMMUNITIES Investment in new housing stock is about providing the right housing for the people who live, and who are going to live, in those communities. At Hill we are all about collaboration and working in partnership. And when it comes to regenerating disadvantaged communities we create best quality and added value by working closely with housing associations, local authorities and communities. That is why our strategic joint venture with Peabody, is so vital.

We are delivering 900 new homes as part of two flagship regeneration projects. One of these is in the Lea Bridge area of Waltham Forest, with 300 new apartments in six tower blocks. This investment, which includes leisure and commercial facilities, was especially appealing to us as it will benefit from the new infrastructure hub around Lea Bridge Station.


The Scene, Walthamstow

Waltham Forest is a significant part of Hill’s history, the present and the future. Our first major joint venture in the borough was the regeneration of part of Walthamstow town centre, where we realised the council’s long held ambition of a thriving new residential and commercial centre, with a long awaited modern cinema complex at its core. The Scene won 12 major awards for its quality, design and sustainability and as well as being announced as Development of the Year, it helped Hill to be named Housebuilder of the Year at the 2016 WhatHouse? Awards. We are looking forward to partnering with Waltham Forest Council on a further 91 new homes for local people in the centre of Walthamstow, along with a nursery and new commercial units for local business.

OUR SOLUTIONS HELP UNLOCK REPEAT BUSINESS For ten years others had failed at Ilan Square – but we made it happen. This imaginative development, providing for multi generational needs, was delivered after numerous failed planning applications by others. We won a competition to work in partnership with site owner Anchor Hanover. We developed a plan that won unanimous consent first time from the planning authority because it addressed all the community needs that had previously been unmet.

Ilan Square proved a foundation for another ambitious joint venture with Anchor Hanover in Muswell Hill. Woodside Square effortlessly blends the grandeur of former Victorian hospital buildings with architecturally sympathetic modern homes in a mixed community of mature and younger residents. This partnership continues to flourish with two additional developments in Hackney: Quadra and Newington Gate.

SUCCESSFUL REGENERATION IS ABOUT RESPECT Regeneration is a specialist area which demands effective and sensitive teamwork at all levels. It is about understanding the vision for estates like New Union Wharf, that are no longer fit for purpose yet are still home to people who might have lived there all their lives. Careful planning, consultation, excellent communication and placemaking expertise are required to help people understand the advantages of living in modern neighbourhoods with better performing homes.

Rectory Park, Northolt

Residents at the L&Q owned estate in East London were heavily involved in the selection process for a partner to redevelop their estate and have had a full time resident liaison officer on hand during the phased transformation. Jackie Bettis has lived on the New Union Wharf estate for more than 40 years and was initially apprehensive about how moving would change her’s and her neighbours’ lives. Jackie said:

“The Hill team have been brilliant and supported us throughout the process… their first priority was always to ensure that the impact on estate residents was carefully considered and then discussed with our consultation group.”

Network Homes was one of our first clients and we continue to work with them, most notably at the Rectory Park estate in West London. This complex and multi-phase regeneration project began in 2012 to replace a mix of 1950s and 1970s buildings with 449 new homes, a community centre and landscaped amenity spaces.

For us, a family business doesn’t just mean family owned, it means all our employees are valued as part of an extended family. We attract the very best people into our business and we encourage and empower them to be courageous and creative in their ambition. We are also focused on nurturing the next generation of industry leaders through our training and professional development programmes. Every year our management trainee programme provides a group of school leavers with a fantastic opportunity to experience the various roles on offer at Hill and to study for a degree, whilst earning a salary and having all tuition fees covered by the business.

More than a quarter of our employees are now either graduates of this important programme or currently gaining their qualifications through it. In an industry facing increasing skills shortages we are laying the foundations for our future success through home grown talent, and our High Flyers programme takes this one step further by identifying and supporting the future senior managers. We actively encourage more women to take on construction roles and we are a gold partner of Women into Construction (WiC). In addition we sponsor WiC’s project coordinator for the Cambridge-Oxford corridor. Her role is to attract more women into the industry by coaching women and raising awareness of female role models. We are committed to encouraging inclusion and diversity and to providing a level playing field with a generous remuneration and benefits package. Staff retention rates are high and membership of our long service club continues to grow. We conduct an annual staff survey to reinforce our open door policy and ensure we continue to be a fair and inclusive employer.

CONTEMPORARY HOMES FIT FOR THE FUTURE Hill has long been committed to designing sustainable homes fit for the future. We have led on several environmentally significant projects, such as Agar Grove and Athena, which showcase our expertise. Exploration of the most appropriate way in which to upgrade Camden Council’s Agar Grove estate developed into a plan to provide the largest Passivhaus development in the UK. The estate typified much of the local authority housing built in the 1960s, with small rooms that were cold, draughty and expensive to heat. Many of its residents are on low fixed incomes and struggled to afford to heat their homes. High standards of insulation and thermal glazing mean significantly lower heating costs and better quality of life as they also reduce noise levels and improve air quality.

Athena, Cambridge

Athena is the first development of new homes at Eddington, a new district of Cambridge which has been commissioned by the University of Cambridge. These homes have been creatively designed by two renowned architects to look beautiful, offer the best in contemporary interior design and also to play a key part in the vision for Eddington as a beacon for sustainability. At the heart of the Eddington ethos is a commitment to well-being, sustainability and ecology. Athena’s 249 houses and apartments are energy efficient with robust insulation, triple glazing, photovoltaic panels and mechanical heating and ventilation systems.

EMBRACING INNOVATION – ON AND OFF SITE

Hill has always been comfortable at the forefront of change and innovation. Modular is one of the industry’s buzzwords and even in our infancy, in the early 2000s, we were pioneering projects delivered by using elements of off site fabrication. These included factory construction of fully equipped bathroom pods, which were then lifted directly into the accommodation being built for NHS key workers in London.

We were also involved with the first affordable housing project to install off-site manufactured modules that arrived on site externally brick clad, providing 16 new homes for our client who could not afford to proceed with the project using traditional methods. Fast forward to the present day and the off site manufacture of single occupancy modular structures is integral to Hill’s ambitious new charitable foundation, which is being launched to celebrate our 20th anniversary. This foundation aims to provide safe and secure living environments in which long term homeless people can be helped to find employment and live independently.

Time and cost saving At Sylvan Hill in Croydon we used BIM modelling on a new YMCA building and installed factory produced bathroom pods. This saved time and cost and meant we were able to start work on the neighbouring private homes ahead of schedule.


Building Information Modelling (BIM) technology is increasingly used on large scale developments, although we decided to experiment with its use in the renovation of a set of historic former farm buildings in rural Cambridgeshire. BIM, drone technology and laser point scanning enabled the Anstey Hall Barns buildings to be restored more efficiently and precisely, which was essential to retain their historic character. The technology allowed the team to model and test plans before starting the refurbishment, and ultimately enabled the potential of each barn to be realised more cost effectively than with traditional construction methods.

We have invested heavily in our bespoke customer journey model, which aims to guide our customers seamlessly through every step of the purchasing process, from choosing their home to aftercare, to make their journey a positive and enjoyable experience. Purchasers are kept informed of all milestones, can personalise their new home with finish and colour choices, see progress on site and meet the site manager responsible for their biggest purchase.

Our emphasis on customer satisfaction has delivered a five star rating in the Home Builders Federation customer satisfaction survey, a rating we are all committed to maintain year on year.


This is supported by our customer charter which promises to put our residents, like Matthew and Edwina Lonsdale, and their needs at the forefront of everything we do. Matthew and Edwina lived in a four-storey Victorian house in South London. After they became empty nesters, they knew they had to downsize, and thought an apartment would provide a good long term solution. When they discovered Alto, a striking collection of new homes, was being built almost on their doorstep they were delighted to be able to buy a smaller property without having to leave the area they are settled in.

In North Norfolk we have worked with a local partner to create individual developments in sought after locations.

This followed on the success of three other small, picturesque coastal village developments. We ensured the homes mirrored surrounding properties with their use of local stone and flint external finishes.


Mosaics, Oxford

On the outskirts of Oxford we purchased land to develop the first phase of housing at Oxford’s new Barton Park urban extension, which has been designated an NHS Healthy Town. Mosaics offers a range of 237 modern, comfortable new homes and is one of our flagship developments, with a variety of apartments and houses providing the best in sustainable and healthy living. It sits in an enviable location, surrounded by open countryside yet easily accessible to Oxford city centre, and has been designed to promote healthier living by prioritising access to green spaces and sporting facilities.

DELIVERING QUALITY ON SITE Our in-house construction business delivers quality for both our partners and for our private sale developments. This gives us robust quality control of the build process and in the 2018 NHBC Construction Quality Reviews Hill was placed second out of 30 housebuilders for build quality. Our skillset is impressive and we have the knowledge base that begins with buying the right land at the right price, to pre-planning, financial control, construction phasing, delivery, sales and marketing and aftercare. In addition, our loyal supply chain has grown in size and capability, adapting over the years to both the requirements and needs of Hill and those of the sector generally.

We maintain a database of supply chain partners who have to meet and maintain strict criteria to be selected. Whenever possible we use local companies to support the communities in which we are working and reduce our carbon footprint. We also strive to provide employment and training opportunities and have been instrumental in supporting and sponsoring trade apprenticeships. We insist our teams respect the needs of the people living close to our developments and take measures to ensure the construction process minimises disruption. Our constantly high scoring in the Considerate Contractors Scheme underlines our success in this areas. The health and safety of our staff, subcontractors and the general public are paramount. Our procedures are constantly monitored and updated and reinforced on site by our own managers and by external specialist contractors.

There is no doubt that uncharted waters lie ahead for our industry as we look to a probable future outside the EU. However, with a strong balance sheet and a flexible business model that has stood us in good stead during our first 20 years, we are confident we will realise our ambitions for the future. Our business will continue to grow as we further develop relationships with our partners and our loyal and hard working supply chain, build new partnerships, extend our operation geographically and continue to refine processes to drive further operating improvements. One of our key business drivers has been to deliver a product that is best in class. We are happy to have achieved this and now we need to up our focus on the communities in which we work and placemaking will be a key feature in our next business plan.

Going forward we will be seeking to ensure that our product is about more than just buildings and this will be especially important as we grow our regeneration portfolio. Across the company we will be looking to apply lessons learned from our experience of regenerating London estates. Sustainability is a concept we have embraced from our earliest days and we have often been at the forefront of innovation in the industry. We now want to develop a more holistic approach to sustainability, linked to smart technology, to provide our customers, especially first time buyers, with energy efficient homes that offer comfort, convenience and care for the environment. One of our key priorities is to ensure that we have a product that is fit for purpose in a world where resources are becoming scarcer. We are proud of our ability to solve problems and will continue to add value for our clients and ourselves. We relish the opportunity to push boundaries, both in terms of complexity and scale, and we have successfully brought to fruition a number of projects that had previously floundered.

We will always design homes that are appropriate for their location, whether affordable or luxury. This flexibility, whilst offering a distinctive product, also enables us to be more adaptable and better realise the potential of each site. Through our investment partnerships model we are working with local authorities to help them develop parcels of land in their ownership for housing. This can be anything from a small site suitable for just a couple of houses to large scale, mixed-use developments providing much needed homes for local people. The close working relationships we develop through such partnerships enable us to maximise opportunities, especially when we can be involved at the pre planning stage, and it is our intention to grow this model further into more local authority relationships. The next phase of expansion for us will be in the West Country where we are already actively pursuing new ventures and new partnerships. We are confident this is a natural step in our geographical expansion with our product, existing relationships and supply chain well suited to the south west of England.
