Condominium converts are on the rise. In the past year, there have been twice as many condos sold in Houston compared to the year prior. Recently, Sudhoff Companies and the Houston Chronicle had a panel to share buyer’s insights. For some, walkability is a big factor. They want to stroll over to the city’s best restaurants and shops. One buyer, who founded one of Houston’s most upscale catering companies, said that the outdoor grill and top kitchen appliances were a “must have” that she had not known was a possibility in a condo. One active couple who had gone out for a weekend drive, stopped in to look at The Wilshire on a whim and came out buying a condo. They sat with their children and told them they wanted an “assisted living lifestyle.” To them, this meant not having to change light bulbs or unload the groceries. Another woman, who also owns a condo in New York, is moving from her Tanglewood home to The Sophie at Bayou Bend because her husband travels a lot and she wants to feel safe. Others had no idea that condos could be pet friendly. At Mimosa Terraces, Giorgetti Houston and The Sophie at Bayou Bend, all residences have large outdoor spaces. Pet owners have the option of installing a dog door that leads to an unobtrusive “porch potty” with in-floor drainage. Arrangements have even been made for Rover Oaks Pet Resort to train residents’ pets to use these innovative offerings. Today’s condo market boasts larger residences than ever— from 3,000 up to 5,000 square-feet. Downsizing is a term of the past, today it is “trading up one’s lifestyle,” and empty nesters aren’t the only ones seeking the condo life. Younger families want to raise their children in an urban setting close to all the cultural destinations, yet are afforded the opportunity to utilize their own private green space. And as the kids get to

be teens, there is the security in knowing that they are being left in a secure environment with 24-hour concierge. Hotel-quality amenities have become the standard with fitness equipment that rivals the best health clubs, resistance pools and 24/7 concierge services. Additional a la carte concierge add a personalized living experience, with everything from dry cleaning to housekeeping, personal trainers to in-home chefs. Residents pay for only the services that cater to their budget and lifestyle. Lower Homeowner’s Association fees are another perk for buyers that want all the bells and whistles of a luxury building. Privacy is also something that residents can enjoy as developers are building projects with private garages within the garage and direct-access elevators that allows you to get to your home directly from the elevator. This is an exciting time for those who have committed to the condo lifestyle. Homeowners are moving into The Wilshire this summer and this fall those who purchased at The River Oaks and The Riva will begin move in. Others who have bought flats in the mid-rise Giorgetti Houston are traveling to Italy this summer to see the craftmanship of artisans at work. Recently, The Sophie at Bayou Bend celebrated its ground breaking. As one homeowner said, “Everyone enjoys being able to lock and leave. But I have traveled all around the world already, so I am happy I have all the amenities of a four-star hotel without ever having to leave.”

MARKET UPDATE May 2017 Sudhoff Companies recently completed a market report focusing on the year-over-year sales of resale and new construction of Houston condominiums priced over $750,000. According to this market study, the sales of new construction condominiums has outpaced the sales of existing condominiums by nearly 100 percent. This data illustrates that demand is significantly greater for luxury new condominiums compared to existing, resale condominiums. In addition to the sales success illustrated in the new report, an interesting demand trend was uncovered. For the first time in our recollection there were more new condominium sales in Houston than resales of existing condominiums. Perhaps the most interesting trend is the number of new condominium buyers reporting that they elected to buy a condominium instead of a new single family home. Historically, downsizing buyers who purchased a condominium have more frequently chosen between a townhome and a condominium instead of between a single family home and a condominium. This new dynamic is thought to be a result of greater selection of larger condominiums (over 2,500 square feet) being available in Houston. These new larger condominiums are now competing with similarly sized single family homes for new buyers. This is a significant trend because there is a much greater number of potential buyers who currently reside in single family homes. Therefore a percentage of these residents moving to a somewhat smaller home prefer the lock and leave convenience of living in a condominium without sacrificing the space they enjoy to entertain.
