S A L E S A N D M A R K E T U P D AT E Limited supply, increased demand, and price trends The latest report released this week by Sudhoff tracked the supply and demand of new luxury condominiums in Houston, available for move-in prior to end of the second quarter 2019. Based upon market demand, it is predicted that all inventory currently available in the city’s new condominiums will be sold prior to that date. For those buyers who would like to buy a new luxury condominium, but prefer to wait, the next available inventory will not deliver until more than one year later (Q3 2020) and all of that inventory should be absorbed long before those move-ins begin. As is true with new luxury single family homes, prices for luxury condominiums continue to climb in this market. Last year set a new record for price per square foot for luxury condominiums and the latest predictions expect that to be exceeded by at least 10% on average in 2018. The Sophie’s influence The Sophie continues to have a profound influence on new condominium design in Houston. Sophie’s features such as close proximity to a park, large residence sizes, private garages, large private terraces, and the limited number of homes, are now the “must haves” in Houston condominiums. As a consequence of these unique characteristics, The Sophie is attracting an even larger number of buyers who previously would not have considered a condominium as their next home. Essentially, most potential buyers wanted a condominium that was more like a house without stairs, but with lock and leave freedom. $ 7 0 M I L L I O N G I F T S E T S T H E S TA G E F O R E X C I T I N G D E V E L O P M E N T O F H O U S T O N ’ S L A R G E S T G R E E N S PA C E Kinder Foundation is offering a grant of $70 million to fast-track Memorial Park’s Master Plan, one of the nation’s largest and most visionary urban park restorations, led by Memorial Park Conservancy (MPC), Houston Parks and Recreation Department (HPARD), and the Uptown Development Authority (UDA). A revised and restated Memorial Park Development Agreement was presented before the Quality of Life Committee of the City Council and is pending council approval. The planning partners outlined a private-public funding framework, built from Kinder Foundation’s lead gift, for developing a significant portion of the Master Plan within the next decade. “With the City Council’s approval, this historic gift will enhance a park that draws users from all over Houston, boosts the city’s entire park system and help make Houston more flood-resilient,” said Mayor Sylvester Turner. “The Kinders’ past generosity to several signature Houston parks, along with this latest magnificent gesture, means their foundation is ever more a constant catalyst for health, recreation, community engagement,

appreciation of nature, green space preservation and other quality-of-life factors that help make our city great. Let’s all applaud Kinder Foundation for its vision and commitment to making Memorial Park a treasured destination place for years to come.” Kinder Foundation has been instrumental in Houston’s nationally recognized green space renaissance over the past ten years, gifting transformational grants that often serve as a

SEEING IS BELIEVING As the art of entertainment is highly important to The Sophie homeowners, a group of residents were recently invited to gather inside the SieMatic showroom at the Houston Design Center for a Champagne Sommelier Tasting. Guests enjoyed live entertainment, as well as tasted and learned about several different Champagnes. The Champagne was paired with a variety of different cheese from all over France. The man of the hour, Will Stolz, was recognized in front of guests for his passion and dedication to the exclusive private city estate many will soon have the privilege of calling home. Upon departure future Sophie residents received The Sophie’s signature scented candles as parting gifts.
