Everybody has probably seen the signs in their neighborhood “We Buy Houses & Can Close in 7 Days” at some point in time or another. These signs are just a few of the ways and means cash buyers of homes seek new properties to renovate and resell. These signs or lines of advertising are not meant for your average seller, and investors that buy houses for cash in the Kanawha Valley are not your average home buyer.

Cash investors seek homeowners that are in some form of distress: one that just lost their job and are behind on their house payments; are getting divorced and simply need to move on; their house has fallen into disrepair and they simply cannot take care of it anymore; or are in foreclosure and need to save what they can of their credit. There are many scenarios and many tough decisions by both sellers and cash buyers. Reputable investors take a bad "deck" that’s been dealt to a distressed property and turn it into a win/win hand for all parties involved, and the for the neighborhood. Keep in mind though that a Real Estate investor is looking to capitalize on one's equity and making a profit by purchasing it at a deep discount and then doing the repairs. So if you don't have much equity in your home, We Buy Houses might not be the route to take.

There are so many color and print combinations that can turn your home and wardrobe into something amazing. our wardrobe should never be boring, that is a statement I live by. I love the classic, yet trendy look. Last May I got a job at Talbots, and it has been the best thing that could have happened for my closet! They have come such a long way, not only in their clothing, but their customer base. I never thought at 20 years old I would want everything in there! My first choice is this Leaf-Print Dress ($169.00) from the Spring 2014 look from Talbots:

y last spring pick are these adorable Tory Burch Miller 2 Sandals ($195.00). They go with absolutely everything and the quality is amazing. The most important thing for me is buying things that are versatile. It isn’t worth it to me to spend the money if I can’t wear it all the time, so these sandals are a must!

am not a homeowner…yet, but I know exactly how I want to decorate my house! I want bright, fun, and cheery. I want people to walk in and be blown away, but also feel welcome. I have grown up with my mom changing our house for every season, and that is something I will never stray from. For spring…PINK! It is my favorite color and I want it to be everywhere! here are really no words to describe how much I love this top!! It is fun, flirty, and bright! It is so extremely flattering for every body shape and is always a go-to. Lilly Pulitzer prints are my absolute favorite and are always a great addition to my wardrobe. Here is the Elsa Top in First Impression ($158.00).
his Society Social Pink Santorini pillow ($92.00) is a must. The pattern and the fabric are amazing; a couple of these on your couch could transform a room. There is a hidden zipper so if they get dirty they can be thrown right in the wash, which for me is a household must!

y next favorite spring item is this Pottery Barn Teen Chevron Rug ($499.00). This is such a playful and fun rug. I love pattern mixing so this paired with the pillows just pops. This could also be used in a girls room or bathroom it is extremely versatile.

y last favorite spring home item would be this Society Social Marilyn Lounge Chair ($675.00). This chair is perfect, not only is it bright and PINK, it is so comfortable and could be the perfect touch to any room.
