Creating Balance with the Senses I often refer to BALANCE as the ultimate goal when working on a client’s home. This is usually considered in terms of scale, traffic flow, style and function. Less often but clearly important is the

Touch

The most obvious of the senses is the impact of our planning on SIGHT. The first thing we notice walking into a space is how things look. The impact of color, light, and interesting pieces cause a sensory reaction. Proper lighting can create a sense of peacefulness when properly balanced. Natural light always works well for this! An interesting piece of art on a wall will easily draw the eye and direct the visual experience!

One of my favorite things to do is watch as clients’ touch surfaces and handle fabrics and leathers. It has been my experience that most people don’t realize the impact of TOUCH in the way they live. Fabrics, for example can be stiff, soft, plush or hard and this quickly impacts the experience. The sofa or recliner we use to watch that favorite movie usually require comfort. The way the piece “sits” is important and that is always effected by the fabric!

S ell

Less obvious perhaps is the impact of sound in our home. While music will immediately create the mood that the home will present, there are other impacts of sound that are important. Recently, looking at a lower level family gathering space, I discussed the idea of flooring options. While the husband is clearly interested in considering some of the newer hard surfaces that are on the market, we needed to also thinks about how that will sound. This space has a great conversation area, a pool table, and an awesome theater room. Great conversations are those which can be heard, the louder sounds of a game of pool, and the quiet that most definitely impacts the movie experience all lead to the better suggestion of replacing the current carpet with the same! The hollow sounds that flooring can sometimes make would be a negative impression on the sense of sound.

Obviously the freshness of a clean home in terms of smell may be the most immediate thing, next to SIGHT. Clean homes tend to be more welcoming. Use of candles can always impact the seasonal feeling you may want to portray. Baked goods and fall scents are expected to evoke the cozy spirit for the upcoming season. The smells emitted from kitchen can quickly make your guests feel right at home!

Summer is winding down, the kids are back in school, and life is slowly returning to “normal”. But, there is still loads of fun to be had in Charleston! For active families, there is a hike at Kanawha State Forest, a 5-K walk/run, and a run/ row/bike challenge. The Downtown Streetfest, Brown Bag Lunch Concert, the East End Bazaars, and the Hot Rod Run and Doo Wop are all free events that are enjoyed by all ages. The Kanawha County Public Library has several events in the coming weeks ranging from activities for children to stimulation discussions concerning world events. The Clay Center is presenting Science Saturdays which are held at the Capitol Market.

OX’S LANE, SIXTH STREET, AND CENTRAL AVENUE are former names of what we currently know as Capitol Street. Generally understood to be the ‘main drag’ in Charleston, Capitol Street over the years has been the prime area of commerce, the center of business, the home of state government, and location of several federal government entities. Once a dirt road, Capitol Street was paved at the turn of the 20th century. The hard-pack dirt was first covered with boards, then sand, and finally brick. treet car tracks ran down the center. Local street cars, which were yellow, ran on the tracks. The Charleston Interurban Railroad operated two lines, designated by green cars. One traveled to St. Albans, the second went east to Cabin Creek. Starting at the south end of Capitol Street, in 1894 the Kanawha Valley Bank was erected at the corner of Capitol Street and Kanawha Street (now Boulevard). Kanawha Valley Bank became One Valley Bank, and now is BB&T. The original building was torn down in 1963. Across the street, in 1910, the eight story Terminal Building was erected. It once housed the ational ity ank and irginia Land Bank. In 1909, the Fleetwood Hotel opened at 219 Capitol Street. Hosting many guests of national prominence in its heyday, the hotel closed in the 1950s. On the corner of Capitol and Quarrier Streets, a federal custom house was constructed in 1884. The custom house also housed the post office, and conse uently the corner area became known as ost ffice uare. The building was torn down in to make room for a new federal building, home to many entities including the FBI and Secret Service, Army, Navy and Marine recruiting offices, ost ffice and the ervices office. That building serves today as the anawha ounty ublic Library. Across from the current library, on the southeast corner of Capitol and Quarrier stood the Citizens National Bank building. In later years, the building housed Bergman’s Jewelers with the Planters eanut hoppe tucked into a first floor space facing apitol treet. The Peanut Shoppe is still there today enticing passersby with tantalizing aromas. The buildings toward the boulevard housed over the years, among other things, Lincoln ewelers, oore’s, and David’s. JC Penney occupied a building that later housed Warehouse Shoes and Dollarama. Silverbrand Clothes, catering to more popular clothing trends was next to Frankenburger’s, the store for classic men’s fashions. The northeast corner of Quarrier and Capitol was home to Cohen Drugs, one of several Cohen stores in the Kanawha Valley. To the north of Cohens (later to become Rite Aid) was Galperin’s Music ompany, Lerner hops, lothes ity, Embees, c rory’s now Adelphia Sports Bar) and the AW Cox Department Store (now Pies and Pints). Beginning with the northwest corner of Capitol and Quarrier Streets was the Charleston National Bank. Heading north, stores facing the east included, at various times, F.W.Woolworth five and dime, Zales’s Jewelers, Kay Jewelers, Butler’s Shoes, S.S. Kresge’s

The southeast corner of Washington and Capitol was once home to the state’s Capitol building, which burned to the ground in 1921. Several years later the Diamond Department Store was erected on that spot, and expanded twice to the size it is today, where state government buildings are now housed. The Kanawha Valley Bank building was erected on the south end of the same block. The next block north was anchored on the northwest corner by the austere Daniel Boone hotel, built on the spot where the Capitol once stood. North from the hotel was the Vesuvio Italian restaurant, the Sterling restaurant, and Rose City Press. Across the block there was a gas station on the northeast corner, and the Capitol Restaurant Supply. Of course, many other businesses have come and gone over the years. The downtown shopping area took a nearly crippling blow with the advent of the Charleston Town Center mall in the mid 80’s. Recovery, while slow, has been steady and today Capitol Street is once again vibrant and alive.

Going Beyond the Sale What does it all mean? I first obtained my real estate license in 1989. I had just returned to West Virginia from a four year tour of duty with the Marine Corp. At that time, yes I was young, but I was hungry and eager to sell. The listings were all in a printed book. There was no touch of a button comparables. Zillow, Trulia, and Realtor.com’s were not yet invented. At that time all of the newbies had to go through a program called 2 & 1. It was a training program which taught basic principles on which to build a successful business. Even after learning all of the techniques, reading manuals, and listening to the cassettes, I didn’t know it then, but I know now, an important piece was missing. As a young salesperson I thought it was all about the number of calls and sales. Now, as I approach 50, I know that it is the relationships. If you are providing a needed service to people, and you simply concentrate on doing what is right and best for them, you will never have to sell a thing. I never want to feel as though I’ve sold someone on a piece of property. I am a finder of property facts and information. This will include sometimes having to get Marc Slotnick or Bob Howell involved even before it goes into contract, to check title status. It may involve having to do a FOIA request through DEP. It may involve having Kemron to do a Phase I & II. It may be explaining to sellers, due diligence periods and processes on

residential compared to commercial developers. This of course includes a whole host of mortgage professionals like Rick Degroff, Linda Spurlock, Pat Hanson, Chris Eller, and more. I won’t even start on trying to name home and termite inspectors. In short, GOING BEYOND THE SALE means I’m going to treat you like a friend or family member, instead of another listing or sale. For those moving into our great state from abroad, I’m going to show you around the area, and introduce you to some interesting folks, business owners, and places of worship. To those who love the water, I will take you out on the river and show you places of interest and boat servicing locations. While on the water, there may be a bottle of Red or White Wine from The Block, or Wine Valley, depending on how the day goes. It’s time to step it up. Even though I’m still transitioning over to my own personal system, I will be a better Agent for you, your family, or your businesses, once all is in place. rannon Eads, owner of Pier 54 gets a crowd every evening about dinner time. The crowd gets a little rowdy and starts pushing, shoving, and making a ruckus, but Brannon takes it all in stride. His crowd is a small flock of Kanawha River Mallard’s, and dinner consists of a package or two of hamburger buns or bread.

s Brannon goes back inside the Pier 54 store and opens another package of bread, they actually follow him inside. They lead him back out when he starts for the door. As he opens the bag, they start jockeying for position and when the first bun comes out, the bravest little duck steps forward and grabs a big bite, almost taking Brannon’s finger with the soft bread. “Hey, leave the finger, I might need that”, Brannon says with a chuckle. He’s more careful how he holds the piece of bun for the next duck. “They’ve been coming around every evening for years, and some of them will hang around all day hoping for a handout”, says Brannon.

Let’s take a trip back in time to the 1940’s. Imagine you are the mother of a four year old boy who was perfectly healthy at birth, but around the age of 2 you started to notice that he has been slowly losing the ability to communicate and will no longer make eye contact with you, skills that he once had. The child does not seem interested in toys or activities that were once enjoyable. You know something is not right, so you take him to a psychiatrist who examines the child and informs you that he may have “autism”, a word you have never heard before. Now the psychiatrist informs you that this is your fault, that your boy’s condition is the result of bad parenting, and that a lack of warmth and caring has caused your child to retreat from the world. Sounds crazy, right? Well, that’s exactly what countless mothers of autistic children were told in that era, and there was even a term coined for this type of heartless caregiver – the “refrigerator mother”, a woman who is so frigid and cold that it caused a psychological disorder in their child. In the annals of myths regarding autism, this has to be the cruelest and most hurtful.

A

lthough the cause of autism is still largely unknown, the science of psychology has come a long way and the myth of the “refrigerator mom” has been debunked long ago. Yes, our understanding of autism has increased considerably since then, but there are many myths about autism spectrum disorder (ASD) that persist, so let’s take some time to separate fact from fiction in regard to our friends and neighbors who live with autism. Autism is a mental health disorder – ASD is actually a biological illness that affects the growth and development of the brain, particularly the areas of the brain that account for social behavior and communication.

Myth #2:

There is an autism epidemic – The latest CDC report states that 1 in 68 children are diagnosed with ASD. While the number of diagnoses has certainly skyrocketed in the last few decades, many experts attribute the statistics to a broader understanding of what ASD is, as well as earlier recognition and identification of the symptoms.

Myth #3:

People with ASD are unable to have social relationships – As mentioned in this and previous articles, autism exists on a spectrum, which includes individuals who function at very high levels as well as those that suffer from severe deficits. While significant social relationships may not be in the cards for those on the severe end of the spectrum, most individuals with ASD are very capable of connecting emotionally with family and friends.

Myth #4:

Autism can be cured – Unfortunately, there are people out there who prey on parents of autistic children who are desperate for a cure. These snake oil salesmen peddle fad diets and bizarre “treatments” that not only don’t cure autism, but can be detrimental to the health of a child. While there is no cure, the CDC recognizes that early intensive behavioral therapy (such as Applied Behavior Analysis, or ABA) can minimize the effects of autism and help children develop social and cognitive skills that they are lacking.

lthough autism awareness has certainly increased in parallel with our understanding of the disorder, there is still much we don’t know about ASD, and the myths persist. Hopefully, as people seek out more information, they will learn that individuals on the autism spectrum often have much to contribute to society if we are willing to give them a chance. WHAT ARE LOW-E WINDOWS, & WHY BUY THEM? By Doug Skaff BRW

T

he question we always get about Low-E windows is whether or not they’re really energy efficient windows. In short, Low-E means low emissivity, or more precisely, low thermal emissivity. So yes, Low-E windows are energy efficient because any material that reflects, absorbs, and emits radiant energy is going to save energy. In terms of window glass, it is by nature highly thermal emissive and clear glass absorbs a ton of energy without reflecting much. This means if you have clear glass in your windows, you are absorbing all of the heat energy from the sun as well as radiant heat from inside, but none of it is being put to use in creating energy efficient windows. Any heat taken in through the glass during the day is being released right back out through the window at night. This is why in some houses a room can be very hot during the day and freezing when the sun goes down. The net result is that we end up using our heating and cooling appliances more than we need to. To improve insulation or thermal efficiency in a window, a thin film coating is applied to the raw glass at the glass manufacturing plant. For example: usually the glass is coated on the inside of the outer pane for double-pane windows. This film coating reflects radiant infrared energy, which is meant to keep the energy on the same side it originates from while still letting in visible light. So when the sun shines, a Low-E coated window reflects a lot of that unwanted energy back towards the sun instead of letting the heat pass through the glass. It works the same way if you are running your heater. The energy from your heater comes up against the Low-E window and is reflected back toward the inside of the house so it isn’t lost. No matter what type of Low-E windows you get, they will perform better than windows that have only clear glass. Low-E windows are definitely the way to go and will soon be the standard that all builders use.
