Historic Macon Foundation is a national leader in preservation and a role model for revitalization efforts throughout the country. Discover Beall’s Hill Historic Macon Foundation is one of the largest and most innovative preservation organizations in the country due to our unique approach to neighborhood revitalization: one neighborhood at a time, street by street, block by block, and house by house. Since 2007, Historic Macon has focused this revitalization approach in the Beall’s Hill neighborhood, shown in the map to the left.

HISTORY

Beall’s Hill was first developed in 1850 when the S-Line railroad was constructed to connect the lines from Forsyth to Savannah. Shortly after that, the City of Macon donated 42 acres in this area to the Confederacy to build the national armory, which was partially built and never completed. If you look closely in the neighborhood, you will find carved pieces of granite incorporated into retaining walls and sidewalks, the only remaining physical evidence of this building. The remaining land was platted and developed at the end of the nineteenth-century as streetcar access to downtown made the area more appealing for new residents.

#1 • Tattnall Place Apartments By 2001, the neighborhood was anchored by one of the city’s oldest public housing developments, Oglethorpe Homes. Homeownership was below 10% and nearly 50% of parcels were abandoned. The Macon Housing Authority organized a partnership to replace the housing project.

Today, Tattnall Place Apartments is mixed income housing with 1/3 of residents paying market-rate rents, 1/3 of residents paying a partially subsidized rent, and 1/3 of residents paying fully subsidized rent. The apartments are always full with a waiting list. The success and energy from the completion of Tattnall Place Apartments served as the catalyst to continue redevelopment and revitalization in the Beall’s Hill neighborhood.

#2 • 1073 Ash Street

To continue this momentum, leadership from the City of Macon-Bibb, Mercer University, and the Macon-Bibb Housing Authority formed Historic Hills and Heights Development Corporation (HHHDC). In 2007, Historic Macon joined HHHDC as lead developer and expanded their work with a $700,000 grant from Knight Foundation. 1073 Ash Street was the very first house Historic Macon rehabilitated in the Beall’s Hill neighborhood.

#3 • 1295 Ross Street 1295 Ross Street was one of the earliest Historic Macon rehabilitation projects in Beall’s Hill, and was completed in September 2009. A project totaling over $200,000, the first owner saved $74,000 with historic tax credits and used Mercer’s down payment assistance (DPA) to purchase the home. Today, this is the home of Brad and Amy Belo, and their son, Liam. “(Beall’s Hill) is constantly changing and improving...restoring historic buildings...and welcoming new residents. ...It’s for these reasons (and many more) that we love Beall’s Hill.” -Brad Belo

#4 • 1282 calhoun street • 1276 calhoun street • 1260 Calhoun Street At the closing of the Knight Foundation grant, Historic Macon had completed 22 houses, ranging from historic rehabs to new construction, which is evident on this block of Calhoun Street where 2 historic rehabs and 1 new construction stand.

#5 • 1304 Calhoun Street Lane • 932 Ash Street • 924 Ash Street • 1311 Jackson Street In August 2014, Historic Macon received a $3 million investment from Knight Foundation to complete the Beall’s Hill neighborhood. Due to this investment, Historic Macon was able to construct these four homes on a formerly vacant lot.

Infill housing has been key to developing the neighborhood. Where there are vacant lots, Historic Macon builds new houses to increase the density of the neighborhood. Ranging in square footage and price, these homes offer contemporary finishes while complementing the character of this historic neighborhood.

Knight Foundation’s investment is a grant and a loan based on Historic Macon’s existing work in the neighborhood and would not be possible without the tenacity of Beverly Blake and Knight Foundation in Macon.

#6 • 1355 Calhoun Street Part of the $3 million Knight Foundation investment in 2015 funded the Down Payment Assistance (DPA) program, with the intent to find community partners to match $400,000. Historic Macon partnered with Mercer University to match the first set of funds. Through Mercer’s match, up to $20,000 is available for fulltime Mercer employees to apply towards the purchase of a qualified Beall’s Hill home. This newly built home was the first home purchased with this DPA. Featuring granite countertops, contemporary finishes, and hardwood floors, this is the home of Janine Chalk and Jared Wilayto. Historic Macon is still looking for other DPA partners.

#7 • 994 elm street • 978 Elm Street These vernacular cottages are the most current rehabilitation projects of Historic Macon and are still under construction. When completed, each new owner will save up to $70,000 over a 10 year period with the benefit of historic tax credits.

THE DESIGN HOUSE

1388 CALHOUN STREET BEFORE CONSTRUCTION The Merritt-Long House at 1388 Calhoun Street in what is today known as Beall’s Hill was built by T.E. Merritt circa 1894. Merritt was quite the Macon businessman, serving as a director of the American National Bank as well as a local developer. This house, which is relatively large for this neighborhood, has a unique history to match.

Merritt bought this land, known as Lot 5 Block 42 of the Southwest Commons, in 1891 from T.C. Hendrix.

Within a few years, Merritt built the wonderful house you see today. Like other houses Merritt built in Beall’s Hill, the house was built to be sold. As it turned out he rented it to tenants. In 1894, police Sergeant Cicero E. Long and his family turned the house into a home. In addition to being larger than many of the surrounding homes, the Merritt-Long House also had its own stable and carriage house. Long used these amenities, and even advertised for a saddle pony for his 10-year-old son in the newspaper in 1896.

The Long family moved out of the Merritt-Long House, then known as 440 Calhoun Street, in 1897 and Merritt wasted no time advertising for a new tenant. Early in October 1897, an advertisement appeared in the Macon Telegraph for 10 rooms on the corner of Calhoun and Elm Street. Merritt’s next tenants were watchman D. Stanley and J.J. Permenter, a mechanic. Stanley lived in the house for about eleven years, but Permenter only stayed for one. Merritt continued to rent the house until his death in 1911, when his executor R.L. Merritt sold the house for $600 to J.H. Bush.

Bush lived in this house until his death, and his wife and unmarried daughter continued to live here.

However, retaining the house was not a foregone conclusion for these ladies. Bush’s furniture company was struggling at the time of his death, and he left his family with substantial debts. In fact, during Bush’s lifetime, he rented part of the house to help with expenses. The house was technically up for auction after Bush’s death, but his wife, Mrs. Nellie A. Bush, was able to retain her home. She transferred the property to her daughter Miss Nellie Annette Bush in 1929.

In 1947, Miss Nellie sold the house to W.F. Muecke Sr., another prominent Macon businessman. Like Merritt, Muecke bought the house as rental property, but unlike Merritt, Muecke had a very particular tenant in mind. Muecke rented the house to his son W.F. Muecke Jr. After he first moved in, Muecke Jr. and his family rented half of the house. By 1953, Muecke Jr. and his family rented the whole house. Muecke Sr.’s wife continued renting the property to her son until her death in 1962. Acting as his mother’s executor, Muecke Jr. and his family moved out, and he sold the house to William Perry Carr in 1962.

Due to the Merritt-Long House’s relatively large size, Carr also rented part of the property while he lived there.

He only stayed a few years though, and in 1966, he sold the house to Mattie P. Fountain, Lucille Penn, and Lennette Turner. These ladies lived here until about 1990. In the intervening 26 years, the house has stood vacant, leaving it open to the ravages of time and the elements. But, its potential lies just beneath the surface.

The Merritt-Long House is simply waiting to fulfill its original purpose: to provide a home to a family.

trish cossart • room 11 • master bedroom Trish developed an interest in design at an early age. After graduating with a Bachelors Degree in Business Administration from the University of Delaware, Trish relocated to Baltimore to work for McCormick & Co. She completed her Masters of Administrative Science from Johns Hopkins University, and met her husband, Mark, an engineer with Westinghouse.

The couple soon started their migration south, first relocating to Aiken, South Carolina and eventually Warner Robins, Georgia. Trish, then a stay-at-home Mom, began sewing window treatments and making slipcovers. She then went on to work for the Design Gallery as an in house kitchen and bath designer, while continuing to run her own window treatment business.

In 2005, Mark and Trish decided to migrate just a little farther south to Elko, Georgia. The proximity to Perry Georgia, with its small town charm, was perfect. Cossart Design opened in Perry soon after. The business expanded to include custom furniture, accessories, art, and lamps. Window treatments and custom bedding remained staples of the business.

In 2011, Trish moved to 915 Carroll Street in Perry, Georgia. While still maintaining and growing the core design business, the retail space has developed into a unique mix of all things design, plus many interesting gifts and jewelry. In 2015, the business relocated to its current location at 924 Carroll Street in Historic Downtown Perry. The charm of the old hardware store is the perfect backdrop for the expanded retail and design space. Trish has been active in the Perry Community, since opening her first business. She is currently president of the Perry Downtown Merchants Association, and serves on the Main Street Design Committee for the City of Perry, as well as the Main Street Advisory Board, and the Branding Committee for the City.

sally draughon • room 3 • living room For almost 30 years, Sally Draughon has been transforming residential and commercial interiors all over the Southeast and beyond, with her exquisite taste and vast array of design resources. Whether it be traditional, eclectic or contemporary, Sally helps each client define his or her unique vision for the home or business. Her work has been featured in numerous magazines.

Design services include custom upholstery, window treatments, rugs, art, lighting and accessories, and can range from a single-room spruce-up to a total house renewal. During the design process, clients benefit from a diverse selection of rugs, fabrics, trims, wall coverings, paintings, antique and contemporary upholstered furniture, as well as accessories available at the shop Previews.

Sally’s design for the Living Room was inspired by the Kravet fabric Umbrellas, appearing on the room’s windows. The serene pastel color and Asian flair create a feeling of sophistication, with touches of whimsy and playfulness. Sally chose the sea glass wall color to highlight and tie together the various textures of this modern yet classic room design. That, combined with the unique mix of abstract art and accessories she has selected, create an inviting and relaxing ambiance. Visitors will find it hard to resist spending an afternoon on the chaise lounge, reading, napping or just taking in the view.

darrell floyd • front yard landscaping Southern Legacy Landscape Design owner, Darrell Floyd, has been making the Middle Georgia area and beyond more beautiful for years. His landscape projects include large and small scale residential and commercial landscapes, urban courtyards, container gardens and perennial gardens. Darrell Floyd works with homeowners to transform any yard into a “garden”.

jennifer perry Leontopoulos • room 5 • bedroom Jennifer Leontopoulos has a passion for helping people. She brings her 14 years of experience in Interior Design, Home Staging, and Professional Organization to the table on each project. She has been featured in the Clarksburg Telegram for her work on several occasions and was honored to do volunteer work on the Extreme Home Makeover Project in Fairmont, West Virginia.

She started her career in Atlanta, Georgia in 2002. Jennifer’s first project was working with a local pediatrician who needed an updated look for his office. The budget was miniscule and the given time frame seemed impossible. She accepted the challenge and completed it successfully within the confines of both time and budget. In 2006, she relocated to West Virginia with her husband and two boys when he was given a position in the FBI. She opened a storefront in town and within a year it was flourishing. In 2009, devastating news of her husband’s cancer changed her career path to caretaker, which she took on with the same passion as interior design. Through this process she learned what her true calling was. She would help others through whatever they were experiencing, and to meet them where they were. After the loss of her husband of 21 years, she began showing people how to move forward after loss by using her passion for interior design and organization.

She has since remarried and relocated to Macon, Georgia. Her most recent project was for a client who had recently lost both parents. The client was left with too many decisions to be made and no idea what should stay and what had to go. This process ended with a total home remodel, and more importantly, a new friend.

canaan marshall • Room 2 • entry hall Canaan Marshall has the energy that makes you want to celebrate every day as if it were your last. That celebration is evident in everything he touches, from thoughtfully curated rooms to beautifully crafted floral designs.

He is best known as the vibrant personality to turn your everyday into elegance.

He especially values the relationship with each client. “Your style should speak for you,” he notes. An old soul, he has a natural knack for learning a client’s personality from the onset, placing their own personal style into planning rooms that are equally intriguing and inviting.

Canaan is a Macon native and a graduate of Mercer University. He has been featured in Southern Living, Traditional Homes, Macon Magazine, and The Atlantan. His work takes him all over the Southeast, but he is proud to call Macon home. The 2016 Design House is Canaan’s fifth Historic Macon showhouse.

Martha mckay maxwell • room 4 • dining room Martha McKay Maxwell, a Macon native, is owner of the residential design firm McKay Design. She is a graduate of Samford University with a Bachelor of Arts in interior design and a minor in art. Equipped with exemplary educational experiences and keen artistic sense, Martha focuses her design ability on creating beautiful and unique personal spaces. Her passion for creativity makes her work refined and timeless.

Her ardor for craftsmanship and innovation is drawn, in large part, from Martha’s personal interests in historic preservation and restoration, art, and architecture.

Her self-described style is classic with a modern influence. An artist at heart, Martha embraces all types and styles of design with careful consideration, understanding that the execution of captivating and comfortable interiors requires organization, imagination, and a fine attention to detail.

Her work experience includes residential construction and space planning, interior design, and lighting selections. Martha also participated in Historic Macon’s Showhouses in 2011, 2013, 2015 and the 2012 Historic Macon Idea House.

Brooke merrill • room 12 • sitting room In her former life as a securities operations manager at J.P. Morgan, Brooke excelled at recognizing the diverse personalities and fulfilling the unique needs of her team. As a result she was very successful by making the most of every assignment, but Brooke found that securities operations provided a poor outlet for her immense creativity and strong sense of style. At the encouragement of her supporters, Brooke pursued an internship position with an Atlanta interior designer where she discovered her personal and professional mission: to create for her clients a sanctuary and retreat to unwind after their hard day’s work. Brooke’s combined personal and creative skills have served to establish Brooke Merrill Home as a recognized name and valued member of the Atlanta and Middle Georgia design community. From her recognized designs in the beautiful homes of her clients and widely published showhouse spaces to her selection as Chair of the 2014 Atlanta Symphony Orchestra Decorators’ Show House, Brooke is leaving her mark in the Georgia design community.

susan raza • room 7 • vestibule Decorative and faux painting for murals, furniture, walls, ceilings, and floors in Macon for 16 years has given Susan the good fortune of meeting so many of Macon’s wonderful people while learning about Macon and its history.

Her experience painting will be brought to bear in this year’s Design House.

Susan creates a driftwood finish in grays, blues, and greens, harmonizing rustic textures and colors; a flexible backdrop to many styles. This room serves multiple functions as a breakfast area and small bar due to its proximity to the kitchen. An eclectic look and mixture of elements is what Susan will bring together for interest and function in this small social space.

Susan has always worked in some area of design for interiors. Textile design and coloring for the home furnishings industry in New York City, her design degree, and experience drawing construction plans coalesce in her work today. As a conductor of color, texture, and art in the home environment, Susan creates a mood of harmony and beauty.

Transformational Designs, Inc. is a growing company that she and her husband, Omer, are also expanding by doing renovations in the construction field. Their company completes many historic projects.

Carolyn reichert • room 6 • bathroom | room 10 • master bathroom Carolyn Martin Reichert is a native of Sandy Springs, Georgia. She grew up in a home designed by her architect father when she was five years old. His architectural studio is located on the top floor of the family’s house, where she sat at a drafting table doing her own projects. Surrounded by all the handdrawn plans, she was naturally drawn to love architecture and design.

In 2011, she graduated from the University of Georgia with a BFA in Interior Design. After graduation, Carolyn worked on commercial interior design projects in Atlanta, first with BoggsVickers Architects and later with PFVS Architects. She then decided to join her father’s firm, DMMA, as Head of Interiors.

Since beginning work with her father, they have collaborated on both commercial and residential projects, ranging from custom new build homes in Santa Rosa Beach, Florida to a new microbrewery that’s bringing an old cotton mill back to life in Greensboro, Georgia.

While in the Art School at the University of Georgia, she spent the 2010 summer semester studying abroad in Cortona, Italy and met Macon native, John Reichert, as he was studying for a Masters of Landscape Architecture.

In early 2014, she moved from Athens to Macon with her husband and purchased a house in Beall’s Hill on Orange Terrace from Historic Macon while in the early demo phase. The two designers had the opportunity to finish the construction plans, selections, and construction process. Their efforts earned them a 2015 Preservation Award from Historic Macon for the project.

Carolyn is an Allied member of the American Society of Interior Designers, and is studying for the professional licensing exam this fall. When she is not working, she loves raising her eleven-month old daughter, Wren, and spending time in their blossoming backyard.

Suzanne MacCrone Rogers • front porch | room 5 • bedroom Suzanne MacCrone Rogers received her training in architecture from the University of California, Berkeley. As an undergraduate in the department of architecture at Cal, Suzanne enrolled in art history and architecture classes in Florence, Italy with the University of Michigan and Sarah Lawrence College.

After graduating from UC Berkeley with a Bachelor of Arts in architecture, Suzanne worked in the landscape architecture field. She began her graduate studies in architecture, interior design, photography, and art history with the University of Georgia in Cortona, Italy. She graduated from UGA with a Master of Fine Arts degree in interior design in 1986.

Incorporated in all of Suzanne’s design projects is her knowledge of architecture, interior design, landscape design, photography, furniture design, and the arts and how they each relate to the space she is designing.

This and her experience living and studying in Italy, have given her a reverence for tradition and the confidence to endlessly innovate in a playfully decadent and effortlessly chic style.

Early in her career, Suzanne’s interior design work began with designer showcase homes; product design; staging town homes; and the interior design of yachts and sail boats in the San Francisco Bay Area. Today Suzanne specializes in commercial and residential interior design ranging from retail spaces to medical, law, and executive offices; restaurants to continuing care facilities; vacation retreats to home office studios; and garden design to home makeovers. Her interior design projects have been published in national and international magazines and books. Suzanne’s photography is licensed worldwide by Getty Images.

Using her signature mix of layers of patterns and bold color palettes, enhanced with subtle contrasts of traditional design motifs, the spaces Suzanne creates are innovative through the modern styling of textures and colors. Creating an intimate, inviting, and personal space you envision is her goal.

tracy benton • room 8 • kitchen Tracy Benton Interiors integrates a love of antiques in a modern way creating an interesting layered mix of traditional style with a fresh approach.

A student of the Atlanta College of Art at Woodruff Arts Center, Tracy studied design after attending the University of Georgia. She has a passion for learning and continuing education in many aspects of design including decorative arts, architecture, gardening and flowers. Through her work, she enjoys integrating indoor and outdoor living. She designs comfortable rooms that have an effortless quality.

Of most importance to Tracy is having the home reflect the client’s style and interests and suit the way they live. She has achieved this for families, individuals and couples in Macon, Atlanta, and Middle Georgia utilizing resources, craftsmen and artisans through years of developed relationships.

Tracy has been featured in Spectacular Homes of Georgia, designed for the Museum of Arts and Sciences Festival of Trees, Hay House Christmas Tours, and other Hay House and Cannonball House fundraisers. She has participated in numerous projects for Cherry Blossom Festival including transforming downtown spaces for tours in addition to serving as a past board member of the Cannonball House. This is her fifth Historic Macon Showhouse.

Eddie Ross Eddie Ross is the East Coast Editor of Better Homes & Gardens. He has worked as a design, decorating and food editor for House Beautiful, Martha Stewart Living, and Food Network. Recognized by design aficionados for his inventive, out-of-the-box approach to high-style decorating and entertaining on a budget, Eddie consistently re-imagines the aesthetic possibilities in secondhand finds, imbuing them with a chic and colorful sophistication within everyone’s reach. His sold-out tours of flea markets across the country have empowered legions of devoted followers to find the best things they can and, at the same time, to give new life to what they may already own.

A trained chef from the Culinary Institute of America, Eddie has styled parties and table settings featured in House Beautiful, Southern Living, and InStyle. His design work has been published in Domino, Vanity Fair, Country Living, and the New York Times. He has also appeared in Bravo’s interior design competition series Top Design and entertaining specials for HGTV. Eddie lectures widely on the living arts, from food and flowers to decorating, gardening, and entertaining.

His first book, Modern Mix: Curating Personal Style with Chic & Accessible Finds, was published by Gibbs Smith in September 2015.

alex smith Alex Smith has designed and implemented notable gardens and landscapes throughout the Southeast, from the mountain and lake regions of North and South Carolina to the low country of Coastal Georgia and Florida. Alex was sought out to lead the landscape design and implementation process at a major resort property and golf course in the heart of the Missouri Ozarks.

Recently, he was commissioned to design and implement the Olga Goizueta Memorial Garden at the Atlanta History Center.

Alex is a founding member of the Southeastern Horticultural Society and served on its Board of Directors for 12 years. He also served on the Board of Trustees of the Institute of Classical Architecture, Southeast Chapter. Alex currently serves on the Board of Directors of the Cherokee Garden Library and is a member of the American Horticultural Society. He is a native of Macon, Georgia. He lives with his wife and three daughters in Dunwoody, Georgia.

ginna dunlap Whether she is designing custom wedding invitations, stationery or holiday cards, Ginna Dunlap makes each piece special and unique.

Her career in the arts began in New York working at Paul Kasmin Gallery. She then received a Master’s certificate in American Art from Sotheby’s. After working on the sales side of Sotheby’s for the four years following, she moved home to Georgia where she discovered her own artistic gift in calligraphy.

Ginna currently resides in Atlanta where she spends her days doing what she loves, designing original typography and hand-drawn calligraphy for all occasions.

norman king Norman King first harnessed a love of stirring cast iron skillets atop wooden stools at his Grandmother’s stove leading his heart, and feet, to be firmly planted in the kitchen. He is a cookbook author, writer, and former food editor for Southern Living. Norman’s cooking style blends his California roots and love of traditional Southern cooking to create fresh, approachable food that remains true to classic techniques. When a spattering of fine oil droplets are not actively covering his lenses and recipe notebook pages, you may find him graciously distracted by baseball games or trying to roll strikes at a local bowling alley.

brian whitley Brian Whitley is a passionate brewer who started home brewing in 2011.

Brian’s soulful passion for brewing led him to change Piedmont Brewery & Kitchen from a dream into a reality. During his five and a half years of brewing delicious beers, Brian developed many award-winning recipes, demonstrating not only his knowledge of ingredients but his attention of proper brewing techniques. Brian’s award-winning beers are as follows: Dark Star Bourbon Vanilla Imperial Porter won gold at both the 2013 Suwanee Beer Fest Brewmasters Open and at the 2013 Macon Beer Festival Homebrew Competition; Porch Song Pale Ale won silver at the 2013 Macon Beer Festival Homebrew Competition; Rising Sun IPA won gold at the 2013 Macon Beer Festival Homebrew Competition and went on to take Best Of Show as the best beer in the entire competition; and Leroy Brown Porter was awarded silver at the 2014 Suwanee Beer Fest Brewmasters Open. Brian’s passion for making great beer, coupled with his proven success as a small-business owner, will drive every action he takes toward shaping Piedmont Brewery & Kitchen into a world-class brewpub. pete horne After graduating from Auburn University in 1974, Horne went to work at The Bibb Company where he worked up to the position of Superintendent of Inspection. From there, he joined Blue Bird Company in Fort Valley as Production Engineering Supervisor. He worked at Bluebird for 9 years. He then opened Computer Concepts, a business to business computer firm specializing in networking and Cad/Cam solutions. He ran this company for over 20 years with it growing to 3 locations in 2 states. During this time, he took up the hobby of racing cars. This hobby led to a job as Director of Legends at Atlanta Motor Speedway where he stayed for 10 years. Retiring in 2011, he opened Forest Hill Wine & Spirits. In addition to the regular items found at a package store, he specializes in premium Bourbons, Whiskeys, and Tequilas. Horne has one son, Peter, who lives in Chattanooga. He lives in Perry with Linda, his wife of 25 years, and is a member of Christ Episcopal Church in Macon. When not working, he can be found boating at Lake Sinclair, riding his Harley or on the back porch with his dog Luke – continuing his education of premium spirits, one sip at a time!
