Laura is more than a super-effective seller of homes. Her passion for real estate comes through in every client meeting, every home showing, and every closing. Laura doesn't just understand the rules and principles of selling real estate; she understands people and the community in which she works. Her problem solving skills are legendary among her clients, whether she is finding an alternative venue for a baby shower because the host's house just sold or contacting movers to help a single mother empty out her basement. She has raised two children in Carlisle and is recognized as a major community supporter, sponsoring everything from the town holiday celebration to the public schools and the community newspaper. Laura sits on the Board of Directors of Operation American Soldiers, an organization that oversees the sending of care packages to troops overseas. Although her team sells an astounding average of two houses per week, Laura makes each client believe that he or she is Laura's only priority.

Some realtors believe they are in the buisness of selling houses. All of us on the Laura B Team have a slightly different perspective. We believe we are helping people to make one of the most important and significant decisions of their life, and we take seriously the responsibility of ensuring that each one of our clients feels confident, assured, and empowered when they make a decision about buying or selling a home.
After all, for the vast majority of people, a house is the most significant finacial investment they will ever make. But it is more than just a sum of money paid or recieved. It is a decision about how you will live, whom your neighbors will be, what kind of community you will inhabit, and how you will raise and nurture your children. A house is a structure - but a home is a set of values about how you want to live, whether you are buying or selling. We on the Laura B Team know that making a decision as far-reaching as buying or selling a house isn't easy - but it doesn't have to be difficult either. We have the expertise to walk you through the details, each step of the way. And when you reach the finish line, you'll have the sense of triumph that comes from having made one of the best decsions of your life.
"I HAVE NEVER HAD AN EXPERIENCE IN REAL ESTATE LIKE I HAD WITH LAURA B AND HER TEAM. I DIDN’T KNOW IT WAS POSSIBLE TO BE TREATED SO KINDLY AND RESPECTFULLY. LAURA WAS THERE FOR US EVERY STEP OF THE WAY WITH THE RESEARCH, THE MARKET INSIGHT, THE REFERRALS AND HER OWN PEACEFUL GRACE AND CHARM. I NEVER FELT IN SUCH GOOD HANDS BEFORE. WE HAVE BOUGHT AND SOLD MANY HOUSES IN OUR TIME, AND LAURA B WAS BY FAR THE MOST PROFESSIONAL AND ENJOYABLE AGENT I HAVE EVER WORKED WITH."

Not only will you miss prospective buyers by overpricing your home, but you will affect how long your home will remain on the market and what the eventual selling price will be.
Timing is extremely important in the real estate market. A property attracts the most interest and excitment from the real estate community, as well as potential buyers, when it is first listed. Therefore, it has the highest chance of a sale when it is new on the market. Setting a realistic price from the beginning will help take advantage of this initial period and increase the chance of a timely sale. An experienced agent who knows the market and the marketing process can help you determine the market value of your home, thereby giving you the best chance of quickly and smoothly selling your home.
When a home is overpriced at the start, it misses what can be the most critical time period in selling a home - the first weeks after it's listed. Once this period has passed and if little traffic is generated at the initial price level, it becomes necessary to seek a lower listing price. Depending on market conditions, this cycle may repeat several times before a sale is made, resulting in an eventual sale price that is well below the initial listing price, and possibly lower than the market value of your home.
A comprehensive market analysis is essential to determine the value of residential property. Location and charasteristics of the property are key elements in determining value, therefore, the basis for valuation is similar properties in your area. The market analysis takes into account the amount recieved from recent sales of comparable properties and the quantity and quality of comparable properties currently on the market. The desired end result, of course, is to find a price that will attract a willing and able buyer in a reasonalbe time. Once the value of your home has been determined, you can decide on an offering price that will achieve your goals. Generally, the price should not exceed the value by more than 5% or potential buyers may not even make offers.
Your house is being "interviewed" by the potential buyer. Use these tips to ensure that your home's best features are displayed.
Curb Appeal
Keep grass mowed
De-weed flower beds and trim shrubs
Front door (painted not chipped)
Remove cobwebs on front porch
Keep entryway clear. Remove any shoes or accessories from walkway
Have a rug for buyers to wipe their feet on Fill the house with pleasing scents, such as potpurri or air fresheners but keep as subtle as possible - nothing too overwhelming
Kitchen
Keep counter tops clear of clutter and items that can be stored in cabinets
Keep all dishes washed and put away
Clean appliances
Store food items out of sight
Clean around faucet for rust and deposits
Keep sink clean
We recommend the use of Old English on wood cabinets to diminish scratches and help them look new again.
Family Room / Living Room / Great Room
Keep coffee and end tables cleared off
Remove excess furniture to make room look larger
Organize clutter (toys, magazines, newspapers, etc.)
Keep furniture dusted and mirrors cleaned

Remove extensions from tables if not needed (room will appear larger)
Place seasonal centerpiece on table
Make beds and smooth bedspreads
Put away clothes and shoes
Store any personal items (jewelry, bills, etc.)
Keep top of dresser clearned off
Try not to have excess items around sides of rooms, this makes rooms appear smaller and closed in.
Clean out and organize bathrooms and closets.
Keep towels hung up
Keep sink and counter tops clear of items - put excess items under sink
Keep toilet bowl clean and lid down
Showers, tubs, and sinks are very important to buyers, try to remove water stains and lime buildup.
Keep appliances clean and cleared
Organize dirty laundry and keep out of sight as much as possible.
