CONTRACT PROCESS

The following sales contract process has been thoughtfully designed to ensure a fair and transparent experience for all parties interested in purchasing a townhome at The Waterfront.

During this time, The Waterfront sales team will provide access to all pertinent information to make an informed purchase decision. Purchasers are encouraged to schedule deep dive appointments from October 27th-November 8th to learn about floor plans, finish selections, regime details, and more From November 6th-8th, Purchasers who have sent a refundable deposit may submit contracts on their residence selections November 9th is contract day.

FREQUENTLY ASKED QUESTIONS

HOW ARE THE ASSOCIATIONS AT THE WATERFRONT SET UP?

Because there are multiple buildings and residence types, The Waterfront has a number of different associations. An amenity association covers the maintenance of The Waterfront’s common areas as well as its amenities, such as the pool and pool house, fitness center, The Post, and many of the open green spaces. All homeowners of The Waterfront pay dues to the amenity association. Certain groups of buildings have their own residential associations based on their needs. For instance, in Phase 1, The Heron and The Egret form one association and The Kingfisher, The Sandpiper, and The Osprey forms the other.

WHAT DO MY DUES COVER?

Anything in the budget. Water/Sewer, natural gas, basic cable/internet, insurance, common maintenance and landscape, amenities (pool, fitness, The Post), Daniel Island Town Association fee.

HOW DO I GET MY MAIL AND PACKAGES?

The Post is located in the ground floor level of The Osprey building. Mail will be placed in your mailbox by USPS. Packages will be signed for by property management and you will receive an alert from Building Link that you have a package.

WHEN ARE MY REGIME FEES DUE AND HOW DO I PAY THEM?

Dues are paid quarterly in advance. They are due on the 1st day of the quarter and considered late after that. You can enroll in ACH, pay online through your bank or the HOA bank, or mail in a check. Checks must be received no later than the 1st .

DOES THE MASTER INSURANCE COVER MY INTERIORS OR CONTENTS?

Your interiors minus any upgrades are covered, i.e. if you replace the fixtures with 24K gold those are not covered. Your contents are not covered.

WHAT IF I NEED SOMETHING FIXED IN MY UNIT? THE INTERIOR OF YOUR UNIT IS YOUR RESPONSIBILITY.

EWH has maintenance staff available at posted rates, but you can choose any vendor to service items inside your unit.

CAN I RENT THE POOL OR THE POST FOR A PRIVATE PARTY?

The Post and pool house will likely be available for events. It is typical that the Board will allow other homeowners to access those areas during an event.

ARE MY DUES GOING TO GO UP?

This is a really hard question because we’d love to say no. But there are cost increases we cannot avoid like insurance, cable, elevator service, electricity and so on. We try hard to find savings in other areas when possible, but the reality is that over time, dues will increase. Typical is about 2% per year.

WHAT ARE THE ESTIMATED MONTHLY COSTS?

Monthly costs, using a 2,454-square-foot residence with three bedrooms and a den as an example, are estimated to be:

• Regime fee: $1,906*

*Includes the Daniel Island Town Association fee as well as water and sewer, natural gas, Wi-Fi internet, cable, insurance including flood insurance, landscaping, use of The Waterfront amenities including the pool and fitness center, and exterior maintenance including two window washings per year.
