HM Properties is a full-service residential real estate firm licensed in North and South Carolina, and serves the Charlotte region including upstate South Carolina. We also specialize in corporate relocation. Founded in 2006, as a boutique real estate agency, HM Properties quickly became one of the leading real estate companies in the Charlotte metro region. Our office is centrally located in the SouthPark area and has over 60 brokers and 10 full-time employees, including in-house Relocation and Marketing departments. Valerie was born in Philadelphia, Pennsylvania, and spent most of her childhood in New Jersey before relocating to North Carolina in 1986. She graduated with honors from UNC Chapel Hill with a Bachelor of Arts in English. Prior to her real estate career she owned a company called TextWorks which provided documentation and training materials for the banking industry. She sold this company in 1998, embarked on her career in real estate and quickly became a consistent Top Producer. In August 2006, Valerie decided to turn her dream of owning her own real estate company into a reality and founded HM Properties. The company began as a small boutique agency with six agents and has grown to be an award–winning real estate agency with over 80 agents and 7 staff members. It is located off Fairview Road in the heart of SouthPark. Our second office in the new Waverly development off of Providence Road in the Ballantyne/Union County area will open mid 2018. Valerie was one of the founders of the Yes I can PLAY Foundation, a non–profit that believes all children should be able to play sports. They raise funds to help children participate in youth sports programs. Valerie and her husband, Joe Pellegrini, married in 2011, and live in the Foxcroft neighborhood with their four boys: Calvin (20); Spencer (17); Joey (16) and Nicky (13). Joe is a Managing Director for Robert W. Baird. Valerie’s interests include traveling, writing, and watching professional sports. A season ticket holder of Hornets and Panthers, she enjoys attending these games and spending quality time with her family and Bailey, their German Shepherd.

LOCAL ATTRACTIONS From NASCAR to Carowinds,

the Whitewater Center to the Billy Graham Library, Charlotte’s got a lot of local attractions!

U.S. National Whitewater Center

1 | U.S. National Whitewater Center Built in 2006, the US National Whitewater Center (USNWC) is an outdoor recreation and athletic training facility for whitewater rafting, kayaking, canoing, rocking climbing, mountain biking and more spanning over 1100 acres. The USNWC is home to the world’s largest and most complex artificial whitewater river. Spend the entire day enjoying an array of outdoor activities, or stop by at night for a relaxing evening of music and fun. River Jam concerts take place every Thursday and Sunday night during summer months.

2 | NASCAR Hall of Fame Visit the NASCAR Hall of Fame any day from 10AM-6PM which honors the history of NASCAR. Built in 2010, the NASCAR Hall of Fame offers artifacts, interactive exhibits, and more designed to entertain and educate fans about NASCAR history and icons, as well as pay tribute to drivers, crew members, and everyone that has influenced the sport.


3 | Discovery Place Learn more about science, nature, and technology at Discovery Place, one of the leading handson science centers in the country. Known for it’s interactive exhibits and dome shaped IMAX theater, Discovery Place encourages the entire family to interact and discover more about science and technology in a fun setting. Discovery Place, Inc also operates the Charlotte Nature Museum, which is adjacent to Freedom Park. Experience all Discovery Place has to offer any day of the week.

4 | Charlotte Motor Speedway The 2000 acre complex houses a 1.5 mile NASCAR track, a quarter mile drag racing strip, and a clay oval for dirt racing. Located in Concord, Charlotte Motor Speedway is known for hosting famous NASCAR races such as the Coca-Cola 600, the Sprint All-Star Race, and the Bank of America 500. With a capacity of 94,000 spectators, the complex draws in fans from not only the Southeast but from all around the country.

5 | Daniel Stowe Botanical Garden Located on over 380 acres of land, the Daniel Stowe Botanical Garden is known for being a garden for all seasons. The sprawling garden was opened in 1999 and features manicured gardens, walking trails, and an orchard conservatory. The property comes with a rich history as well as an exciting future with plans to continue growing and expanding the gardens over the next few decades. Named of the nation’s “20 Great Gardens” by HGTV and one of the nation’s top 10 places to “welcome fall with a flourish” by USA Today, the gardens are open everyday from 9-5.

6 | Carolinas Aviation Museum Monday through Saturday check out all the Carolinas Aviation Museum has to offer. Located on the grounds of the Charlotte Douglas Airport, the museum houses a collection of over 50 aircrafts and historic items related to aviation from North and South Carolina. Exhibits include commercial aviation, civil aircraft, military aviation, and helicopters. Until 2010, the museum was located in the airport’s original hanger which was built in 1936. Discover the rich aviation history the Carolinas have to offer.

7 | Charlotte Symphony Performing in the Belk Theater of the Blumenthal Performing Arts Center, the Charlotte Symphony is the largest and most active professional performing arts organization in the central Carolinas. The Symphony, which was founded in 1932, gives around 100 performances each season reaching an audience of over 200,000. With a vision to “Ignite a Passion for Music”, the Charlotte Symphony encourages people of all ages to become inspired by the power of music and their quality of music.

8 | Concord Mills Spanning nearly 1.4 million square feet, Concord mills is the largest outlet and value retail shopping center in North Carolina. The mall is located about a mile from Charlotte Motor Speedway in Cabarrus County and contains nearly 200 stores, along with a 24 screen AMC Theatre, Sea-Life Aquarium, Dave & Busters, and the Concord Speed Park. Attracting millions of people each year, Concord Mills is a great place to take the entire family for a full day of shopping, dining, and entertainment.

9 | Carowinds Located on the boarder of North and South Carolina, Carowinds is a nearly 400 acre amusement park with 13 roller coasters, a water park, live entertainment, and plenty of dining options. Known as the Thrill of the South, Carowinds is home to some of the tallest, fastest, and longest roller coasters in the Southeast.

1 | Charlotte Hornets The Charlotte Hornets compete in the NBA as members of the Eastern Conference Southeast Division. The team was established in 1988 and is famously known for being owned by basketball legend Michael Jordan. Catch a home game Uptown in the Spectrum Center (commonly known as the The Hive) on East Trade Street beginning in October through March.

2 | Carolina Panthers The NFL team of the Carolinas was founded in 1995 and is currently owned by David Tepper. The Panthers have had a rich history of success by reaching the playoffs seven times, advancing to four NFC Championships and two Super Bowls. Football preseason begins in August and regular season lasts through January. Be sure to catch a home game up town at the Bank of America Stadium.

3 | Charlotte Knights Enjoy some of the best views of Uptown while participating in America’s favorite past time. The Knights are Charlotte’s minor league baseball team and play home games at the BB&T Ballpark. You can catch home games on Friday nights to watch fireworks with the entire family, and engage in plenty of games and other entertainment.

4 | Charlotte Checkers - Minor League Ice Hockey Watch home games at the Bojangle’s Coliseum on East Independence between the months of October and April

5 | Charlotte Hounds - Major League Lacrosse Home games are hosted at American Legion Memorial Stadium in Elizabeth May through August

BECHTLER MUSEUM


1 | Mint Museum Uptown + Mint Museum Randolf Offering two locations, one Uptown and the other in Eastover, the two museums features one of the largest collections in the Southeast. Founded in 1926, Mint Museum off of Randolf Road was the state’s first art museum. Combined, the two museums house collections of American, Africa, and Asian Art, as well as Contemporary Art, American and European ceramic and decorative Art, historic maps, costumes, dress, and accessories, and photography.

2 | Wells Fargo Museum The Wells Fargo Museum in Uptown Charlotte offers a look back in time to 1889, when the Wachovia bank was established. With an emphasis on gold mining in North Carolina, the exhibits include a stagecoach you can climb aboard, interactive telegraphs, an underground mine tunnel, and gold nuggets and rare coins, as well as a model of a 1889 Wachovia Bank branch from Winston-Salem. The museum is located adjacent to the Levine Center for the Arts

3 | Bechtler Museum Dedicated to Modern Art, the Bechtler Museum is home to works of Picasso, Warhol, Giacomettie, Ernst, Hepworth, and more. The building is a work of art it’s self, built by famous Swiss architect Mario Botta who also designed the San Francisco Museum of Modern Art. Bechtler is comprised of more than 1,400 works by 20th century modern artists and the collections are not to be missed.

4 | Levine Museum of the New South The Levine Museum of the New South takes a look at how the South, specifically the North Carolina Piedmont area, changed after the Civil War. The interactive exhibits includes a one-room tenant farmers house, a walk down main street to visit an early Belk department store, an experience at a lunch counter to hear personal accounts from the sit-in, and more

5 | Blumenthal Performing Arts Comprised of six separate theaters, the Blumenthal Performing Arts Center is home to the Charlotte Symphony, Community School of the Arts, Charlotte Ballet, On Q Productions, Opera Carolina, Studio 345, and Carolina Calouche & Company. Blumenthal Performing Arts also hosts the best touring Broadway productions year-round.

1 | Uptown Uptown Charlotte, also known as Center City, has exploded in growth over the past 20 years and shows no signs of slowing down. New high rise office buildings and residences continue to go up and add to the breathtaking skyline. Center City is quite literally the center of Charlotte and encompasses the interior area of the I-277 beltway. Over 20,000 residents call Uptown home and this vibrant area is divided into four quadrants at the intersection of Trade and Tryon streets: First Ward (east), Second Ward (south), Third Ward (west) and Fourth Ward (north). Each ward has its own distinct character, vibe and history. A fifth area is nearby Midtown which is just southeast of Uptown and is considered the gateway between Uptown and nearby neighborhoods on the outskirts of Center City.

2 | Myers Park and Eastover Myers Park and Eastover are historic neighborhoods located just a few minutes south of Uptown. They were Charlotte’s first street car communities are the Queen City’s oldest and most well-known historic neighborhoods. The Myers Park neighborhood was designed in the early 20th century around a loop, which is now called Queens Road. Eastover was developed in the 1920’s. Both neighborhoods boast breathtaking tree-lined streets with sidewalks, yearround flowering shrubs and trees, beautifully restored historic homes as well as new construction. Residents and visitors enjoy the walkability to the many restaurants, boutiques, library, and parks, as well as visiting their local treasures such as the historic Duke Mansion, Manor Theatre, Mint Museum, and Nature Museum.

3 | Ballantyne Ballantyne is located 18 miles south of Uptown and is fondly regarded as the emerald city of the Charlotte region. It was “born” in the early 2000’s with the addition of the I-485 beltway around Charlotte that opened up this area for development. Ballantyne is centered around the 535 acre Ballantyne Corporate Park that includes the Ballantyne Hotel and Lodge that features a PGA golf course and the renowned Dana Rader Golf School. Ballantyne is a thriving business and residential community with nearly 24,000 residents and more arriving each day. It has become a popular choice for new residents because it offer a convenient lifestyle. In addition to having every imaginable type of housing in all price ranges, there are endless options for shopping, dining, worship, and recreation. Of equal important are the numerous medical facilities and highly ranked public, charter, and private schools.

4 | Lake Wylie Lake Wylie is a census designated place in York County, South Carolina, and it is also the name of the beautiful man-made lake with 325 miles of shoreline in South and North Carolina. Lake Wylie’s shores expand into three counties: York (SC), Gaston (NC) and Mecklenburg NC). Lake Wylie was originally called Lake Catawba and was formed in 1904, when the Catawba Power Company (now Duke Energy) built the Catawba Dam and Power Plant near India Hook, SC. In 1925, the Southern Power Company, a new hydro-electric plant was built and the lake was renamed Lake Wylie after Dr. Jake Stephen Wylie who was one of the founders of the original Catawba Power Company. The community of Lake Wylie has long been a popular place for residents and visitors to enjoy boating, fishing and many other water sports. There is also a variety of housing options from lakefront cabins, upscale single family homes, and condos and townhomes.

5 | Dilworth Bordering the southern side of Uptown Charlotte and nestled between SouthEnd and Myers Park, Dilworth is a magnet for residents and visitors and a popular community for Uptown commuters. East Boulevard extends through the neighborhood and is the centerpiece for this bustling community. Dilworth is pedestrian friendly with sidewalks and is within easy walking or biking distance to its many shops, restaurants, churches, hospitals, and recreational options including beautiful Freedom Park. While Dilworth is known for its historic homes especially its Craftsman-style cottage homes, there are plenty of other housing options to choose including new construction, trendy condos and townhomes, apartments, and, of course, one of the many homes listed on the National Historical Registry.


6 | Plaza Midwood Plaza Midwood is located one mile east of Uptown and was established in 1910 as a streetcar suburb Uptown. This community thrived until the 1950’s and began a decline until the Plaza Midwood Neighborhood Association formed and implemented plans to revitalize it and plays an integral part of this community with its many events and activities throughout the year. Since the mid 1990’s, this community has undergone a stunning transformation and is a vibrant and charming neighborhood with over 4,000 residents and an eclectic array of restaurants and shops. There is a wonderful combination of old and new and Plaza Midwood offers a wide array of housing options from historical homes, well-established neighborhoods, renovated millhouses, and trendy new construction of single-family homes, condos, townhomes and apartments. This area is home to Charlotte Country Club, the original Fuel Pizza gas station, vintage Dairy Queen, popular Midwood Smokehouse, antique shops, bars, bakeries, unique boutiques, and anything else you could imagine.

7 | Noda NoDa is short for North Davidson, which is a small but growing historic and trendy arts community just north of Uptown Charlotte. This was once a thriving textile mill community until the last mill closed in 1975, and the neighborhood is centered around the intersection of N. Davidson Street and 36th Street. Over the past two decades, NoDa has been going through a wonderful revitalization process. It has many unique qualities, but the main draw is its diversity of residents, housing, restaurants, and entertainment options. It is a fun and lively community and there is always something exciting to do from its eclectic art galleries, its famous NoDa Gallery Crawl which is held on the first and third Friday evenings each month, art shows, street musicians, outdoor concerts and The Evening Muse has live music throughout the week. Housing options vary from renovated bungalow-style homes, new construction, revitalized lofts, condos, townhomes, and trendy apartments. You won’t want to miss Cabo Fish Taco, Amelia’s Bakery which is open 24/7, or visiting the one of the half dozen local craft breweries.

8 | University Located northeast of Uptown Charlotte, the University City area is centered around the University of North Carolina-Charlotte branch which has nearly 28,000 students. Residents and employees in this area had long awaited the I-485 exits to this area which has made commuting a breeze. In addition, the Lynx Light Rail is scheduled to expand to this area in 2017 which will provide easy access to Uptown, SouthEnd and Pineville. Residents enjoy strolling along the boardwalk overlooking the lake at The Shoppesat University Place, as well as over 400 other retail locations including the popular IKEA and Trader Joe’s stores. It is also home to 23 Fortune 500 companies and more than 25 research, technology and energy related companies. Residents also enjoy over 7 miles that encompass the Mallard Creek and Clark’s Creek greenways, as well as numerous parks and athletic facilities. In addition, UNCC features a Botannical Garden, McMillan GreenHouse, Robinson Hall for the Performing Arts, and, of course, the 49ers’ football stadium which opened in 2013.

LAKE NORMAN


9 | Lake Norman Lake Norman is the largest man-made lake in North Carolina and boasts 520 miles of shoreline extending into three counties: northern Mecklenburg, southern Iredell, eastern Lincoln and Catawba. It was created in 1963 by Duke Power (now called Duke Energy) by damming the Catawba River. While Lake Norman has long been a popular destination for outdoor and water enthusiasts, most of the development has been in four towns near the lake a€“ not necessarily on it: Cornelius, Huntersville, Davidson and Mooresville €“ all of which are also conveniently located off I-77. Huntersville is the largest town in the Lake Norman area with over 50,000 residents and is also closest in proximity to Charlotte. Cornelius has over 27,000 residents and encompasses the east and west sides of I-77. Davidson is home to Davidson College and is a quaint community with a wonderful vibe. Mooresville is home to ??? is residents and nicknamed Race City USA because it is headquarters for several NASCAR teams and racing museums. If you are a water enthusiast, Lake Norman offers Lake Norman State Park in Troutman, Queens Landing in Mooresville offers dinner cruises, and there are numerous waterfront restaurants.

10 | SouthEnd The SouthEnd is one of Charlotte’s fastest growing communities and has been undergoing revitalization over the past 20 years. It is a vibrant community with a delightful mix of historic buildings mixed with modern and trendy design. SouthEnd was a former textile mill area is located just minutes from Uptown, historic Dilworth, and SouthPark. The Lynx Light Rail line runs from Pineville to Uptown which makes getting up and down the South Boulevard corridor a breeze. Over the past five years, the Lynx Light Rail has created a boom in development of businesses including trendy retail shops, restaurants, breweries, and housing that includes loft style apartments, condos and townhomes. Residents and visitors enjoy spending time at The Atherton Mill and Market which sells local food and produce and is home to Luna’s Living Kitchen, a popular vegan restaurant, and unique retail shops. SouthEnd is also famous for Price’s Chicken Coop with lines down Camden Street, SouthEnd Brewery, Pike’s Old Fashioned Soda Shop, SouthEnd Gallery Crawls, Food Truck Fridays, and Mac’s Speed Shop, a popular biker themed BBQ restaurant.

11 | SouthPark SouthPark is situated six miles south of Uptown and is considered to be part of the South Charlotte area. SouthPark was once part of a 3,000 acre farm that was owned by the former Governor of North Carolina, Cameron Morrison, and has since been developed over many years into what it is today. It is a bustling community centered around the upscale SouthPark Mall, which is the largest mall in North Carolina. It is the second largest business district in Charlotte with over 40,000 employees and is home to nearly 18,000 residents. While SouthPark Mall is the central to this community, there is a huge variety of boutiques, upscale shopping centers and restaurants intermingled with the diverse corporate parks, offices, recreational and medical facilities, Morrison Library, Symphony Park amphitheater, and highly ranked public and private schools. Some of the more well-known neighborhoods include Barclay Downs, Foxcroft, gated Morrocroft Estates, Beverly Woods, Old Foxcroft and Deering Oaks.

1 | Cabarrus Located northeast of Charlotte, Cabarrus County has been going through an unprecedented growth explosion for nearly a decade and has become a magnet for developers, new businesses, and residents. Easy accessibility has been one of the main reasons for this growth especially with the near completion of the I-485 beltway around Charlotte. 2 | Gaston Gaston County is situated west of Charlotte and is the third largest county in the Charlotte region. It has 15 incorporated towns with Gastonia holding the county seat, and 11 unincorporated communities. It is easily accessible from I-85 which runs through the center of the county, the I-485 beltway around Charlotte, US 74, US 321, NC 16 and US 29. 3 | Iredell Iredell County is located north of Charlotte and is situated within the Piedmont Region of central North Carolina. It is one of the longest counties in the state and spans nearly 50 miles from its southern to northern borders and is divided into 17 townships. The overall population is 159,437, and the largest town is Mooresville with over 32,000 residents. 4 | Lancaster, SC Located just south of Charlotte across the North Carolina border, Lancaster County has become a magnet for developers, new businesses and residents due to the development of South Charlotte’s Ballantyne area over the past decade. In addition, the completion of the I-485 beltway surrounding Charlotte has made Highway 521, which runs north and south through Lancaster County, easily accessible. 5 | Lincoln Lincoln County is no longer one of the best kept secrets in North Carolina for those who enjoy a little slower way of life without all the commercialization and big box stores. The past decade has been one of tremendous growth for Lincoln County by way of business growth which has brought an influx of new residents and a multitude of new neighborhoods. Accessibility has played a key factor in this growth. Lincoln County is located approximately 29 miles northwest of Uptown Charlotte and is easily accessible from I-85 on its southern border; Hwy 321 runs north through the center and connects to I-40; Hwy 16 connects to Uptown Charlotte; and I-77 is approximately 25 minutes east of the Town of Lincolnton. 6 | Mecklenburg Known as the Queen City, Charlotte is located in Mecklenburg County which is the largest county in the state. This area is located within the Piedmont region of the Carolinas, which is two hours east of the Blue Ridge Mountains and three hours west of the North Carolina coast. Mecklenburg County is also centrally located on the east coast between Maine and Florida and is easily accessible by four major interstates: I-85, I-77, I-277 and I-485. 7 | Union, SC When the influx of new residents started flocking the Charlotte region in the early 2000’s, Union County was one of the first counties to see explosive growth and that has not slowed down over the years. 8 | York, SC Over the past decade, York County has become a popular destination in the region for developers, residents and businesses. Known as “Charlotte’s Southern Neighbor”, York County is located just over the North Carolina state line and is easily accessible by I-77, Highways 160, 521 and 49 in addition to a large network of two and four lane highways that cross through the county. 1 | Charlotte Douglas International Airport Charlotte is home to Charlotte Douglas International Airport, the 8th busiest airport in the country offering over 700 daily flights including 155 non-stop domestic and international flights. Charlotte Douglas serves as the second largest hub for American Airlines, after Dallas/Fort Worth. With over 150 domestic and international destinations to choose from, it is no wonder that Charlotte Douglas is one of the top 10 busiest airports in the US. Be sure to check out the Carolinas Aviation Museum before or after a flight to see one the of the best airport views in the States.

2 | Charlotte Light Rail Credited with being the first major rapid rail services of any kind in North Carolina, the LYNX Light Rail has been a major success in Charlotte. Running nearly 10 miles with 15 stations, the Lynx Rail takes commuters from Uptown to SouthEnd in a very short commute . During the week days, the line is available every 10-15 minutes and every 20-30 minutes on weekends. Thanks to the success of the Lynx there are now expansion plans in the works.

3 | Greyhound Bus Centrally located on W. Trade Street in Uptown, the Greyhound Bus station offers an affordable way to travel to and from Charlotte. With plenty of locations to major Southeast cities as well as cities across the country, Greyhound provides their passengers with ability to travel where ever they would like for an affordable rate.

4 | Gold Rush Trolley Catch a ride on these rubber wheeled Trollies around Center City for FREE. Routes run Monday-Friday from 7:30-5:23 with trollies running every 15 minutes. Take tour around the city while making stops at the Bluemnthal Performing Arts Center or Time Warner Cable Arena.
