CONSUMER CONFIDENCE IS RISING!

2013 was one of the most active years we’ve had in Real Estate in quite some time. This “hot” market actually started at the tail end of 2012 and hasn’t shown any signs of slowing down. The two main attributing factors for this resurgence in the market are the lack of Inventory (fewer homes on the market) and the continued record setting low interest rates. During the market “crash” of the previous years, we sorted through the huge supply of foreclosures and short sales while new home construction basically came to a halt. Now that most of the short sales and foreclosures have been sold, along with virtually no additional homes being constructed during that period, we found ourselves with a void in inventory towards the end of 2012. We are basically back to “Supply and Demand”. Now is the best time to sell a home in quite some time. Any home priced well in this climate will sell quickly with many sellers getting close to full price and/or finding themselves in multiple offer scenarios. At the same time, it’s still a great time to BUY a home due to the favorable interest rates. It makes for an interesting time in Real Estate because the existing market is actually beneficial for everyone. Consumer confidence is rising and new home construction is on a frantic pace as they simply try to build them fast enough for the demand. Look for 2014 to be another wonderful year for the Atlanta Housing Market....for both Buyers AND Sellers. ABOUT THE AUTHOR: Tom Stocks is a Realtor at Harry Norman, Realtors. The Wills Park Equestrian Center in Alpharetta was filled with humans, hunters, jumpers, trucks and trailers last July for Harry Norman, RELATORS® sponsored Ticket to Ride Benefit Horse Show. The 12th Annual Ticket to Ride Benefit Horse Show is Georgia Hunter Jumper Association and Southern Hunter Jumper of Georgia rated, meaning that they ride strictly in English tack. Some of the 200 classes in the show were for speed, similar to the Olympics, but in most classes exhibitors were judged for their technique. Started by Black Horse Productions in 2002 to support Texas-based Sunshine Kids, 2013’s selected beneficiaries are here in Georgia. The recipients of the estimated $15,000 raised are No One Alone (NOA’s) Arc servicing Dawson and Lumpkin Counties, Gateway Domestic Violence Center in Hall County, and Forsyth County’s Family Haven. Robert Aiken, Senior Vice President and Managing Broker for the Forsyth/Lake Lanier Office of Harry Norman, REALTORS® has been involved in this equestrian fundraiser since its inception. “The charity effect we bring changes the whole atmosphere. It’s a family event; young kids, old kids, adults and professionals. They understand that their entry fees as exhibitors are going to help a good cause, a cause that we think needs more focus, that is, the homes that are provided for battered women.” At the conclusion of the event that took place on July 19, 20 and 21, 2013, Harry Norman, REALTORS® and Ticket to Ride raised over $15,000 that was donated to the battered women homes in need. The show also registered over 170 horses, which is the largest turn-out since the start of the event in 2002. “Our role here is to support the show so that we can increase the income to benefit the homes for battered women. We feel that giving back to the community is something Realtors should do,” stated Senior Vice President and Managing Broker, Robert Aiken. The event will be held in 2014 on July 18, 19 and 20 at Wills Park Equestrian Center in Alpharetta, GA. With more time to market the event, this year’s show is predicted to be the biggest and best show yet. So, shine up your boots and head down to Wills Park Equestrian Center in Alpharetta, GA on July 18, 19 and 20 for the 13th Annual Benefit Ticket to Ride Horse Show!
