Zillow v. Trulia

Buyers or Sellers Market?

Are Trulia and Zillow good or bad for the real estate industry? That question is one of the most contested amongst real estate agents today. Not contested is the fact that both companies have enjoyed impressive revenue and valuation growth. Real estate agents subscribing to their “leadgeneration” services represent the lion’s share of each company’s revenue. These agents pay on average $3100/year and $2300/year to Zillow and Trulia respectively.

The real estate market in metro Atlanta has shifted dramatically in the past 18 months. And that shift has brought both buyers and sellers an unprecedented opportunity to achieve the American dream. Determined buyers are able to buy, and motivated sellers are able to sell, but the question is always asked: Is this a buyer’s market of a seller’s market? I believe the answer to both questions is “Yes!”

Some of the good things about Zillow and Trulia: Provides greater listing exposure to millions of consumers, the addition of tax records, school ratings and other information to listings is good for consumers and makes the agents’ job easier, levels the playing field for newer agents and agents without many listings, gives consumer access to FSBOs, foreclosures and other non agent represented properties, painting a fuller picture of the available market, creates a new, broadly reaching, advertising platform for agents to advertise their skills.

Yes, this is a buyer’s market because: There is an ample supply of reasonably priced homes currently available in the Atlanta area, resale homes are still a bargain compared to their pre-recession levels, sellers in many areas are still willing to cooperate with buyers by offering to assist with closing costs and other expenses that can prevent a buyer from purchasing a home, interest rates for long-term home loans are still at historically low levels, allowing buyers to lock-in a rate that will reward them monthly for decades to come, and there is substantial value in the financing of their home.

Some of the bad things about Zillow and Trulia: A high percentage of their “available” listings are actually sold or off the market. This confuses and upsets consumers and makes agents look bad, the sites’ property valuations are often way off, making agents’ jobs harder, promotes non-listing agents alongside listings that aren’t theirs, tricking consumers into believing they know the property, sells to any agent, regardless of experience, the title of “Premier” or “Pro”, the “leads” generated for subscribing agents are low quality, non-responsive and a waste of time, the cost of being a subscribing agent is too high for what you get.

And at the same time, yes, it’s a seller’s market because: The number one problem in the Atlanta real estate market for the past five years has been the sea of foreclosures that decimated property values, home selling prices have increased by more than twenty percent in the past eighteen months, and there is a dramatic decline in the inventory of homes for sale in the metro area. But now, home prices are rising and sellers are getting above appraisal value for their homes again.

Basically, use Zillow and Trulia ONLY as a reference. Go to a professional to verify and provide accurate real esate information.

So what does all this mean? Is it a buyer’s market or a seller’s market? It appears to me that both sides of the transaction are benefiting from the current state of our economy. And from this perspective, it actually seems to be getting better on a monthly basis.

In 1929, Mrs. Emmaline “Miss Emmie” Harrison Norman entered into the real estate business out of her sincere desire to see customers’ receive better service. Her husband, Harry Norman, Sr., was an engineer for the Southern Bell Telephone Company and after the stock market crash; the Normans placed their home on the market. Finding no customer service-focused representation, Miss Emmie earned her broker’s license and sold her home at a profit at the beginning of the Great Depression. “Brother can you spare a dime?” became one of the catch phrases of the Great Depression. The 1930s were no ordinary times and Emmaline Norman was no ordinary woman. In spite of the harsh reality that many businesses did not survive the Great Depression, Miss Emmie, as she was known, held fast to her vision for the future, as well as her success as a woman working in an industry dominated by men inspired her to start Mrs. Harry Norman & Associates – Atlanta’s first exclusively residential real estate company. Visionaries see beyond the present moment. They embrace the ebb and flow of change. Such was the faith of Mrs. Harry Norman, Sr. in 1930 when she began the business that, 75 years later, is one of the largest independent real estate companies in the United States. As the first female broker to open the first exclusively residential real estate firm in Atlanta, she set out on an uncharted course. It was following a couple of unpleasant experiences in transactions with real estate agents that Miss Emmie knew she could do better. Even in the beginning, Miss Emmie’s enthusiasm and determination to provide the best real estate service possible was both inspirational and infectious. Her first group of sales associates, Miss Emmie’s girls, grasped her vision and together they forged an enviable place in Atlanta and in an industry previously dominated by men by providing superior customer service in real estate. Her dedication to principled business ethics and old-fashioned consideration earned her a position of admiration among her peers. She was elected as the first Governor of the Georgia Women’s Council of Realtors® and she continued to be held in high regard by others in the industry until her death in 1969. Mrs. Norman was a real estate force in Atlanta. She was elected the first Governor of the Georgia Women’s Council of Realtors, Mrs. Norman became a force in the Atlanta real estate community. An innovator in her commitment to customer service, she passed on a legacy of dedication to offering the best service available when she left the company to her son, Harry Norman, Jr. A respected Buckhead builder, Harry Norman, Jr. was groomed the heir apparent of the great real estate dynasty that Mrs. Harry Norman & Associates was quickly becoming. Together, Miss Emmie and her son, Harry, built the company whose main office was located at 77 West Paces Road in the heart of the Buckhead community. When Miss Emmie passed the company to her son, Harry Norman, Jr., she also passed on her vision and dedication to being the best in Atlanta. True to the legacy handed to him, Harry Norman, Jr. became a national real estate industry leader. A former President and life member of the Board of Directors of the Atlanta Board of Realtors®, he was recognized as “Realtor® of the Year” by the board in 1966. He also served in notable positions for the Georgia Association of Realtors® and the National Association of Realtors®. None of Harry’s accomplishments meant more to him or garnered more appreciation than his roles as President and Chairman of the Board of Harry Norman, Realtors®. Harry Norman, Jr. became President in 1956. Becoming a founding member and president of the Multiple Listing Service, Harry led Harry Norman, Realtors’ growth and eventually sold the company to Grubb and Ellis in the 1980’s. Not satisfied that Harry Norman, Realtors was continuing in the tradition started by his mother, he bought the company back in the 1990’s. A national real estate industry leader, Mr. Norman built Harry Norman, Realtors into an institution in Atlanta real estate. His unparalleled vision was equaled by few of his peers. The Harry Norman, Realtors of today is a company that is on the cutting edge of real estate. The company has a solid history of attracting and nurturing the best and brightest people, great service and a stellar reputation.
