Seventy Rainey Street

The Rainey Street district has long been a cultural center in the Austin area. Secluded in its own corner of downtown, the block is home to artist collectives, funky restaurants and pubs, and a new interest in large scale residential mixed-use development. Being in the central business district, but having a single family context and scale posed a unique challenge for the development. Aside from being on Rainey Street, the proposed tower also is adjacent to the Mexican American Cultural Center, the hike and bike trail along Lady Bird Lake, as well as a city owned parcel directly to the South of the project. This unique site provides outdoor amenities and western views for the occupants in perpetuity.
The ground level of the proposed tower has space for a small bike or coffee shop alongside a larger restaurant/bar opening up to Rainey Street. Above, there is a stacked parking garage for the residents, as well as a few valet spots for patrons of the retail below. On the garage podium deck, the client wanted an amenity deck beyond anything else offered in town. The tower is was lifted two levels, making room for ample indoor amenities with operable walls as well as a double height outdoor dog park with large shade trees to protect against the western exposure. The tower is a mix of 1, 2, and 3 bedroom condos capped with a penthouse sky lounge. Later in the process, the lounge was reconsidered as more valuable as a penthouse residence. Balconies were an important element, as well as shallow units and eleven foot floor-to-ceiling glass to create the feeling of connection to the outdoors and luxury urban living. The materials chosen for the building were selected to further
complement the concept of blending luxury urban living with the richness and tactile character of old Austin. P, lank wood, Texas limestone and metal panel were arranged in a dynamic way to enrich the experience of the users of the building and also enhance the skyline of the city.

Fort Worth, Texas BOKA Powell (designer with John Orfield - pre design)
A growing regional bank was looking for a new branch office tower in Ft. Worth. We conducted a feasibility study and initial concept design. The built-to-suit project was located on a small site just West of downtown and along a main boulevard. The concept pulled back the tower to direct the majority of views towards downtown as well as open up a courtyard space along the street edge. The tower is divided into two segments by a banding of clear/white fritted glass that encloses the lobby and envelopes the penthouse In order to accommodate the ramping requirements and create a more efficient parking layout, the garage was nestled under the tower providing direct access from the garage elevators to the office floors above and adding verticality to the elevation. The garage facade creates a sense of vertical movement which accentuates the lifting gesture of the main tower and the overall slender proportions of the project.

The Domain in Austin has grown to become the second city center outside of downtown. Shopping, multi-family residential, office complexes, ample outdoor space, and good proximity to transit have made the Domain an ideal location for many people including a number of large and growing technology companies. This project provides the density necessary for the area, efficiency required by the client, and the design and amenities demanded by the targeted tenant. The program consists of 320,000 sq. ft. of office on 11 levels, double height lobby, gym, elevated patios, and structured parking with a bridge connection. Each floor plate averages around
29,000 sq. ft. with a 87% efficiency under a multi-tenant configuration. The lobby removes the bank and designated sitting areas of previous generations in exchange for a coffee kiosk, wifi, and flexible work/relax spaces that are visually and directly connected to the landscape. On the third level, above the lobby, is an flexible lounge and conference room with an outdoor deck. These spaces serve as an auxiliary entrance from the garage as well as additional flex space for the prospective tenants. The material pallet is clean, and neatly corporate with some added warmth from the wood, stone, and artwork. The client wanted the aesthetic to attract top high-tech companies but not so detract other, more traditional industries.

Texas BOKA Powell Austin, BOKA Powell Austin Office In 2015 BOKA Powell’s Austin office outgrew their old digs and pre leased a space in the new Colorado Tower in downtown. The design process was unique in that we were the client as well as the architect. After many collaboration sessions, we decided to keep the glass open to the studio and the corner glass open to everyone with the private office tucked behind the studio - a reflection of how the office operates. The conceptual layout was an open studio along the glass, anchored by the library at the end, and opening up to a collaboration/lounge area at the corner. A simple grey bar contains offices, print & server rooms, and a smaller conference room was tucked against the back wall and wrapped with glass to

add visibility and daylight infiltration. The main conference room became a white box at the end of the space, occupying the biggest view towards UT and north Austin. The space was on the 25th floor and occupied the end of the corridor. This provided an opportunity for signage outside of our space, as well as a way to visually welcome people into the space. Furniture and finish selection was also a collaborative effort. The entry waiting area has a communal feel similar to circling around a campfire. The color palette is a simple white, black, and grey, with bursts of yellow and of course the BOKA Powell standard blue. To add warmth, a selection of woods and plate steel were placed at key anchor points in the space. On one end, huge sliding steel doors move to reveal the office library.

One Toyota
The Colony, Texas BOKA Powell (design team member for competition)
One of two submissions by BOKA Powell to the new Toyota world headquarters competition sited just North of Dallas. A mostly flat pasture land, the site presented little in terms of building or program organization. The the organizing principal and concept for this submission was that of laminar flow; the circulation of cars, a variety of pedestrian users, and Toyota’s concepts for personal mobility, the i-Road.
Drawing from inspiration from how lower-flow riparian systems organize themselves in the wild, the site began with paths of stormwater circulation and retention mirrored by pedestrian pathways to create an outdoor experience akin to meandering through a botanical garden. The required offices along with all support programs were placed along these pathways with covered outdoor areas of respite and gathering. Parking for employees and visitors are sequestered to the outskirts of the site with structured parking bermed into the landscape to replace lost green space and create a better visual experience for
passers-by on the adjacent highways. The elevated track winding throughout the site connects the remote parking areas to the main campus and is used by employees who can hop into an i-Road and quickly get to their place of work. The concept creates a dynamic experience for all users of the site that varies from the express elevated road to the meandering streams and slow wetlands. It intends to be an outdoor sanctuary of intertwining pathways balancing the high-tech, fast-paced world of automotive design and manufacturing.
