COMPREHENSIVE PL ANNING AND DESIGN SERVICES

HOK believes that hospitality design is about ‘placemaking’ - creating environments that immerse the guest in the sights, sounds and atmosphere of a locale, and inspires conversation about the traces of thought, imagination and investment that guides the design. Creating a branded property that engages and entertains requires unique touch points that are location specific, leading visitors and guests on a journey within the property at all times during their stay. The continuity and consistency of these touch points create the brand’s signature experience. HOK offers a unique visioning process that is collaborative and interactive. The design team collaborates with the owners/ developers and hotel operators early on in a project to establish and integrate key design elements that will engage the target market. Our multidisciplinary team approach enables us to develop hospitality experiences that are appropriate, effective, and aesthetically distinctive, resulting in award-winning solution for our clients. Architecture

Atlantis Hainan, a 1400 guestroom resort hotel and waterpark located on Hainan Island’s Haitang Bay, is designed to transition the image of this world-renowned brand into a 21st century interpretation of the Atlantis story. Derived from the ocean’s “big splash” against the island’s rocky coast, traditionally considered in China to be the end of the earth, the tower rises in two fin-like forms joined to create a single dramatic massing. The building’s podium, including the main lobby rotunda, is conceived as a series of spiraling vortexes of water streaming away from the towers. The signature Atlantis “Bridge Suite” is incorporated into the penthouse level of the tower maintaining a classic tradition of the Atlantis brand while re-interpreting it into a modern language. The podium includes over 30,000 SM of retail, restaurants and conference space.

As the result of an international design competition, HOK, was awarded the Greenland Dalian East Harbor project. This 574,000 square meter mixed-use development is situated at the terminal point of the main city axis and will create a beacon for Dalian to the world. The triangular form of the East Harbor Tower reflects the boldness and symmetry of a lighthouse, while conveying a symbol of strength and grace. The gently curved form of the tower relates to the gently curved forms of the adjacent convention center. This approach also allows each function within the tower to have its own unique entry and identity. From afar, the singular triangular form of the main tower translates into a beacon with organic, shaped openings, recognizable from any direction in the city and allows for the expression of each use within the tower.

HOK’s design for the Four Seasons Nanjing offers a strong modernist aesthetic for one of Eastern China’s key expanding centers for commerce and business. Capitalizing on growth to this extensive market, the property seeks to offer business travelers and visitors a five-star luxury option while also making an impact on the surrounding urban landscape. From the street side, the building’s clean-lined shape exemplifies modern design with minimal adornment to the exterior. Upon entering the building’s courtyard one sees an entirely different view to the property. Refined landscaping and a fountain complement a melange of square, detailed windows while columns with open spaces serve to orient guests to the motor court and main entrance. The result is a welcoming experience that provides a definitive statement for this major luxury brand in a new and critical market.

HOK’s design for the new hotel with interiors by SDDG pays homage to its setting through site orientation, massing and materials. Located at the southern edge of the downtown area, the hotel is characterized by a 30-story tower clad in a blue, jewellike glass rising above a 4-story podium to create a modern new landmark that defines the City of Indianapolis. HOK designed this guest house in the remote rainforest of western New Guinea. The project includes 84 guest rooms, a main lodge with dining and meeting facilities, a health spa, tennis courts, and an environmental nature walk. The challenge was to minimize the impact of the guest house on the environment. The main lodge rests on an expressed base of local river stone and is linked to a series of elevated bungalows by a bridge system. The bungalows, consisting of 16 rooms each, are nestled within the rain forest and include screened porches for guests to experience the sounds and sights of the area. The elevated circulation system connects to a nature trail which meanders throughout the rainforest. The hotel exterior and interior features regional materials and craftsmanship from across Indonesia. A select palette of regional wood, stone, and textiles combined with carvings created by local tribesmen provides guests with a sense of the sources and traditions of the Indonesian people.

Architectural design was provided for this new, high-end mixed-use building in downtown Manhattan. The building will host the Smyth Hotel, a 100-key boutique hotel operated by Thompson Hotel; 15 full-service residential units on the upper level; and a ground floor restaurant and bar. The design focused on the large windows to make the structure both unique and aesthetically pleasing. In order to visibly lengthen the constrained proportions of the building dictated by city zoning, the intent is to elongate the structure and draw the eye skyward. This is accomplished by accenting the faรงade of the building with dark gray mullion windows in alternating positions. The visual result is a building that seems to exceed its own physical dimensions.

The design brings a new resort to the Sun Moon Lake Scenic Area, a destination known for its natural beauty and nature reserves. The challenge was to maximize views while conserving resources and respecting nature. Located next to an existing tourism center, the hotel is part of a larger plan that includes a cable car station, public pier bicycle paths and a mountain trail network. The resort cluster embraces the public plaza, defining an exclusive water garden and scenic lake view. Passive solar and natural ventilation – including a multi-story atrium and wing wall – enhance indoor thermal comfort with stack and crossventilation, reducing the need for mechanical ventilation and lighting. Renewable energy, rainwater harvesting, graywater recycling and solar heating help keep the resort’s carbon footprint small. Green roofs, which enhance thermal and acoustic comfort while reducing stormwater runoff, provide an appealing and regionally relevant roofscape.

4 C O M M I T M E N T T O S U S TA I N A B I L I T Y In the hospitality industry, sustainability is integral to the guest experience; guests expect room features, dining, fitness and spa services, conference and event spaces, housekeeping, and other amenities to be tied to individual health and well-being, as well as the greater community health. HOK believes sustainability should enhance the guest experience, providing luxury, comfort and convenience while achieving a high level of economic, social and environmental stewardship. Our proven ability to deliver high performance, sustainable and beautiful design is what brings many clients to HOK. While many of our clients are as committed to the natural environment as we are, even more of them care about guest loyalty, attracting and retaining talented employees and world class clientele. Our clients are driven to establish sustainability goals for many reasons, many of them quite practical. Sustainability – when it’s done right – is about resilience. That’s economic resilience in addition to climate resilience; it’s business continuity, risk mitigation and proper management of assets and resources. Sustainability is about prosperity on personal, organizational, communal and ecological levels.

4 U N M AT C H E D E X P E R T I S E HOK has been leading the industry for decades in sustainable design. HOK has won more AIA COTE Top Ten awards than any other firm, and is recognized as a top role model in sustainable design leadership. Our peers, clients and institutions of higher learning rely on the seminal HOK Guidebook to Sustainable Design, in addition to numerous other publications and studies prepared for prominent global corporations, governments and organizations. As a result of our firmwide ethos and client demand, we have over 200 LEED, BREEAM, Greenmark, Green Globes and QSAS certified projects, as well as hundreds of registered projects. Over 75% of our professional design staff and senior leadership maintain sustainable design credentials.

4 TA N G I B L E R E S U LT S HOK has demonstrated that green projects can be delivered without compromising project goals for program, schedule, budget, aesthetics and building performance. HOK works collaboratively with our clients to find ways to reduce first costs in addition to operating expenses. It’s not sustainable if it isn’t economically viable. Over 80% of our business comes from repeat clients, so it’s important that our commitment to sustainability runs more than skin deep, and the performance of our projects meets or exceeds what our clients expect and trust us to deliver. Our built projects include office buildings, hospitals, laboratories, corporate campuses, airports, museums, schools and master-planned communities throughout the world. HOK currently has 178 LEED-certified projects, 13 BREEAM-certified projects, 4 Green Mark-certified projects, 3 Green Globes and 1 QSAS certified project.
