Certain windows will have working timber shutters fixed externally. Large screen windows to have oak surrounds and intermediate framing. External Doors: Purpose made to match the styles as shown on the drawings. Sanitary Fittings: High Quality Heritage sanitary fittings. Gothic w.h.b. stands.

Pitched Roof Construction: Period clay hand made Staffordshire blue roof tiles to all elevations. First Floor Finish: Oak tongued and grooved boards. Sanded and stained as a finished floor. Internal doors and architraves: Purpose made ledged and braced doors with traditional period door furniture. Staircase: Oak treads, risers, strings and balustrading. Plumbing Installations: Plumbing for outside tap, washing machine, waste disposal unit and dishwasher.

Glazing: Double glazed sealed units. Electrical Installation: TV Points to kitchen, lounge, study and bedrooms including booster. Wall lighting, Under cupboard lighting, external lighting to drive. Wiring to external light. High specification of power points and lighting. Plastering: Walls traditional plaster finish. Floor Finishes: Stained oak flooring to the first floors throughout. Stained oak flooring to the ground floor bedrooms. Living rooms, dining room, kitchen and hall to either terracotta tiling, sand stone flooring or wooden flooring.

Wall Tiling: Full height tiling between work surface and wall units. Full height tiling to shower trays and shower recesses. 1 â „2 height tiling to general areas of the bathrooms and ensuites. Kitchen Units: Traditional style wooden units to the kitchen and utility room. Appliances: Gas range cooker and extractor fan, separate fridge and freezer, dishwasher and waste disposal unit.

Hearth and Surround: Purpose built brick inglenook fires with terracotta or brick hearth, oak beam support. To rooms where shown on drawing. Fire Appliance: Wood burning/multifuel cast iron stoves. To rooms where shown. Alarm: Quality assured Nacoss approved monitored comprehensive alarm system. Insulation: Fully insulated walls, floors and roof spaces to current building control regulations.

Externals: Traditional brick walled gardens and traditional brick perimeter paving and brick patios. Garden areas to be turfed and landscaped. Drives finished in a Breedon gold gravel. Entrance road to be tarmacadam on concrete base. Electrically operated security gate to the main entrance complete with digital security coding and intercom system.
