Overseal is situated near the market towns of Ashby de la Zouch and Burton On Trent in the heart of the new national forest. The village was once part of the district of Seal, which included quite a few settlements, many of which form Netherseal and Overseal in modern times. The “Seal” suggests the area was once heavily forested and Nether means ‘lower’ and Over means ‘upper’.

"Over Seal, called also Little and Spital Seile, was one of the lordships given, in the reign of Henry III, by William de Meisham, in marriage with his daughter, to Wm. de Appleby, together with a park, a wood, and a mill, called Woodlandes. The services of this and another manor, the same Wm. de Meisham, about 1250, gave to Merevale Abbey, Warwickshire. A third manor was afterwards held by Lucian de Deserto, and a fourth by the Vernons, of Haddon, Derbyshire. But in the early part of the 13th century, all these manors were held under Wm. de Ferrariis, Earl of Derby. In 1205, a curious agreement was made between Lucian of "Scheyl Minor" and the rector, respecting the maintenance of a resident chaplain, on his estate, to celebrate mass in the chapel there, three days a-week. In the 16th century, Sir Wm. Gresley, of Drakelowe, bought this manor, and in the following century, it passed to the Morewoods, of Netherseal."

The Surrounding Countryside Moira Furnace is a nineteenth-century blast furnace, which has been expertly preserved by English Heritage as a scheduled monument. The building itself houses touchscreens, hands-on interactivities and displays showing how the furnace worked and the history of the buildings on the site. There are craft workshops on the site, where craftsmen produce pottery, soap, and stoneware.


The newly-opened section of the Ashby Canal runs alongside the furnace. The site has woodland areas, little smelters, an adventure playground and also has access to 2.5km of off-road cycling and walking.

CONKERS, located at the Heart of the National Forest five miles from Junction 11 on the M42, is a unique mix of indoor and outdoor hands on experiences which keep visitors engaged for hours.

Of interest to visitors is Grangewood Garden Centre, situated in the Walled Garden of Grangewood Hall. In addition to garden products, the centre houses craft rooms, pine furniture, aquatics and a tea room.

There is a village primary school, a community centre and a pub called the Robin Hood Inn.

SPECIFICATIONS OF WORKS Clay roof tiles, quality facing bricks, windows, external doors, brick detailing, stone cills and cast iron rain water goods to compliment the adjacent stable block to Overseal Manor. Windows and external doors will be double glazed in Pilkington ‘K’ glass.

Hearth and surround: A sum of £750.00 has been included. Sanitary fittings: The Heritage Collection ~ The Rhyland or Reflection suite including oak w.c. seat and bath panels. Plumbing: washing machine taps, dishwasher taps, outside tap, sink unit in the utility room.

First floor will be softwood tongue and grooved floor boards. Internal doors: Four panelled wood grain doors.

Floor tiling: Ceramic floor tiling to the kitchen, breakfast area and utility room.

Ironmongery: Scrolled brass to internal doors. Kirk-Patrick antique black furniture to the external doors with 5 lever security locks.

Wall tiling: 500mm tiling above the kitchen worktop. 200mm above utility worktop. Half height tiling to the bathrooms and ensuite, full height above the shower trays.

Architraves: 75mm torus.

Kitchen units: Good quality range of kitchen and utility units.

Skirting Boards: 125mm torus.

Staircases: Hemlock turned newel posts and spindles.

Appliances: 11⁄2 bowl sink to kitchen and single bowl to the utility room, dishwasher, fridge, freezer and gas hobs and gas double oven.

Electrical installations: Generous amount of power points, low voltage lighting to kitchen and bathrooms, T.V. points to two bedrooms, B.T. points to hall, kitchen and master bedroom.

Decorations: White emulsion to ceilings. Magnolia emulsion to walls. 3 coats stain to the staircase. Prime, undercoat and gloss to all woodwork and doors.

Heating: Full gas fired central heating. Thermostatic radiator valves. Ground and first floor separately zoned to work independently.

Covering: 125mm Gyproc covering to all ground floor rooms and landing.

Window Boards: MDF

Security alarm: Cover to garage, dining room, lounge, study, hall, landing and master bedroom. External paving: Clay blue paving to the internal perimeter of the courtyard and external perimeter. Breedon gravel to the courtyard. Garden walls: 1.8m high walled gardens in brickwork to match the house. Entrance drive: Tarmacadem base and wearing cos. External Planting: Avenue of lime trees to approach road, top soiled and bark mulch border with spring bulb bedding. Turfing rear gardens.
