Dodgers finally overtake Giants to reach NLCS CODY Bellinger raised his right hand and pointed it directly at the visiting dugout. He knew he had squared up a Camilo Doval slider well enough to send it past the shift and into the outfield. Once he stepped on first base, Bellinger pounded his chest multiple times and yelled loud enough to be heard through the shocked groans of a packed Oracle Park. By all accounts, Bellinger had a forgettable regular season at the plate. His .165 batting average was one of the worst in the Majors for a player with at least 300 at-bats. His struggles, just two years removed from a National League MVP Award, were one of the most shocking developments of the 2021 season. But with one swing of the bat, Bellinger erased it all and delivered the biggest hit of the Dodgers’ season, a two-strike RBI single in the ninth inning to help Los Angeles beat San Francisco, 2-1, in a thrilling Game 5 of the NL Division Series on Thursday night. After surviving an action-packed five-game series against their longtime rivals and the team they chased for seven months in the division, the Dodgers earned a chance for a rematch in the NL Championship Series against the Braves that begins on Saturday at Truist Park. In order for the Dodgers to finally get past the Giants, they needed just about every player on the roster to contribute. Through eight innings, the Dodgers and Giants had the same number of runs, hits and men left on base, a fitting summary of just how close the battles were between the two longtime rivals over the last seven months. The regular-season series was decided in their last meeting. Their run differential was just two

runs. They became the first pair of teams to have 105 or more wins in a single division. It was one of the most thrilling regular-season races in recent memory. Coming into the series, a Game 5 seemed almost inevitable. In the end, the first postseason series between the two historic franchises delivered in every way. Just hours before the game, the Dodgers announced they were starting reliever Corey Knebel as an opener, not Julio Urías, who won 20 games during the regular season. The move, while risky, turned out well for the Dodgers as Knebel and Brusdar Graterol tossed a scoreless inning each before handing the ball off to Urías. The Mexican-born left-hander delivered, allowing only one run on a Darin Ruf homer over four innings. Once Urías came out of the game, the Dodgers turned to Blake Treinen, Kenley Jansen and Max Scherzer, who recorded his first career save with a scoreless ninth. Scherzer, who was slated to be the Game 1 starter against the Braves, said he could still be ready to pitch on Saturday, depending on
how his arm feels on Friday. But on Thursday, all he could think about was the collective effort of the Dodgers’ pitching staff. In two elimination games, the unit -- which boasted baseball’s lowest ERA (3.01) during the regular season -responded by holding the Giants’ offense to just three runs in 18 innings. While the pitching staff was throwing up zeros, the Dodgers’ offense was struggling to get much going against right-hander Logan Webb for the second time in the series. Outside of three Mookie Betts singles, Webb had full control of the Los Angeles lineup. But a Corey Seager RBI double in the sixth inning finally got the Dodgers on the board. Once the Giants went into the bullpen, the task didn’t get much easier for the Dodgers. Doval has established himself as a force on the mound for the Giants, and he showed his dominance in Game 3 of the series. But after a Justin Turner hitby-pitch and a Gavin Lux single, the stage was set for Bellinger, who is no stranger to the big moment. Credit: Juan Toribio/Dodgers.com

Lakers Finish Winless to Close Preseason FOR the third time in the last decade, the Los Angeles Lakers went winless in the preseason, following a 116-112 defeat to the Sacramento Kings Wednesday night. In their second consecutive start, the “Big 3” of Anthony Davis, LeBron James and Russell Westbrook found a better rhythm and executed on both ends of the court. James looked regular season ready and for the first time in his career finished with 30 points, six rebounds and six assists in a preseason game. Coach Frank Vogel was not surprised with LeBron’s performance considering the season starts in five days. “Nothing he does surprises me,” Vogel said. “He was terrific tonight, final dress rehearsal with our group, this new team for opening night. I like how he attacked the rim, I liked how he took jump shots when the defense gave him too much space. He made them pay over the top. That’s something he has done really well over the last few years. A great performance overall.” Davis concluded his night with a double-double scoring 14 points and grabbing 12 rebounds and DeAndre Jordan also earned a double-

double with 12 points and 11 rebounds. Westbrook scored 18 points and added five assists. Off the bench, Carmelo Anthony scored 15 points, nine of which came from beyond the arc and Austin Reaves took advantage of injuries to the backcourt and made a strong case to possibly crack the opening night roster, contributing seven assists and five rebounds in 30 minutes. Despite the loss, Vogel thought the team executed well and saw the preseason as an opportunity to use practice games to build a rhythm and timing and get to the finish line healthy. For Rams secondary, group effort needed to make up for Darious Williams' absence FOR an idea of how valuable cornerback Darious Williams is to the Rams' secondary, consider that head coach Sean McVay and defensive coordinator Raheem Morris have both said his positional flexibility plays a critical role in how fellow cornerback Jalen Ramsey is deployed. In other words, Williams is difficult to replace, and won't be by just one player while he's on injured reserve with an ankle injury. According to Morris, it will take a committee approach as the Rams prepare to be without Williams for the next three weeks.
Morris and Ramsey wouldn't go into detail about what exactly the secondary would look like, understandable as not to tip off the Giants well in advance of kickoff, but Morris mentioned needing Rochell and Long, as well as safety Terrell Burgess (who has positional versatility) potentially stepping up into a bigger role after being used almost exclusively on special teams through the first five games. Donald mentioned Donte' Deayon potentially getting a bigger role as well. No matter what the group looks like, Ramsey and Morris have full confidence in the players who will be asked to step up.
Official: Julian Araujo declares for Mexico, files switch from USMNT LA Galaxy dual-national right back Julian Araujo has officially declared for the Mexican national team, filing a one-time switch from the United States that has been approved by FIFA, the federation and Araujo announced Tuesday. Araujo, 20, represented the United States in his youth and made his senior debut in 2020, but wasn't cap-tied and was eligible to switch allegiance to Mexico. He also featured for the United States at the 2019 U-20 World Cup. He's started all but one of the LA Galaxy's 28 matches this year and has added six assists. "My heart is with Mexico," Araujo said in a statement. "I'm grateful for every opportunity that U.S. Soccer has provided me to help me grow as a soccer player and now I am excited to continue my international career with Mexico." The writing appeared to be on the wall for a few months. Araujo declined the USMNT's Gold Cup call-up this summer, then again in September as he pondered his future. After the USMNT released their roster last week for October matches, head coach Gregg Berhalter didn't have much information he could add. “That’s information that he’s going to share with the group; it’s not for me to share," Berhalter said last week. Araujo is the latest dual-national to opt for Mexico after Galaxy teammate Efrain Alvarez and Real Salt Lake goalkeeper David Ochoa made that decision. Conversely, FC Dallas striker Ricardo Pepi chose the USMNT. HOLLYWOOD WEEKLY • 9

Cindy Guyer It is always fun and fulfilling to interact with people who inspire one another, and Cindy is one of them
C
indy Guyer may look like pettite CInderella, but in reality she is a very smart and witty business woman who knows how not just to do the runway or pose for a picture on more than 2000 book covers she was featured on, but she also runs a very popular restaurant in New York City, “GUYERS” and thinking of possibility to open another one, hopefully in Los Angeles. It is always fun and fulfilling to interact with people who inspire one another, and Cindy is one of them. What is so special about her? Probably the zest for life, easygoing personality and ability to care about so many people and things. After the full day of shooting we finally set down at the small town restaurant and got down to some fantastic conversation. TATIANA DAVIDOV: Cindy, how would you define yourself? CINDY GUYER: I am a model, actress, artist, producer, a lover of human beings and animals on this planet. In a past years I have reinvented myself many times, I love being alive and having this spice of life in me. Among few other things I’m thrilled to have my restaurant because besides feeding my guests, I can give people jobs and opportunities, and that is very important. TD: How did it all started for you? CG: When I was 14 years oldand I was having lunch with my parents in Stamford, Connecticut, a woman named Wilhelmina came to me and told me she owns a little agency in New York City and she would like to see if I will be a good fit there. It turned out, it was the top modeling
agency back then. She has taught me how to walk, talk, dress and do my own hair & makeup. Soon after, she sent me out to my first commercial for Prell shampoo, and I got it. That’s how my modeling career got started. Unfortunately, Wilhelmina passed away then I moved to Ford Modeling Agency under the mentorship of Eileen Ford. I wasn’t able to do runaway or big fashion catalogs due to my height as she said “You’re only 5’6. Why can’t I stretch you?”. But, she got me in book covers like Nancy Drew and Scholastics book. They thought I looked like Brigitte Bardot. TD: What are the biggest names you’ve ever worked with? CG: I had fun working with Barbara Streisand. She’s an amazing woman. She picked me for a part in the “Mirror has Two Faces”. Oprah Winfrey with Oxygen Network and her company. She greenlit a show that I created called “Mr. Romance” then put me in her commercials with Ellen Degeneres and Chelsea Handler. Oprah also put my face on the buses in New York and all over the country. I’m a huge fan of Ellen and I think she’s fabulous. I also have worked with Gil Gerard, Susan Blakely among many others. TD: You always speak fondly about your parents. What is important lesson you’ve learned from your parents about life? CG: My parents did good. I was a mommy and daddy’s girl, and I took my parents everywhere. Sadly, they’ve been gone for about five years now.I know they are watching out for me and they gave me so much love for life, they live in my heart
TD: I like this positive outlook you portray. How do you get to stay always so positive and inspiring? CG: Just believe in God. I get up every morning and when I’m sad, I seat alone, have a cup of tea and be happy again. I always want to have every day as the best day that I possibly can. I always look forward. I believe the glass is always half full and not half empty. I try to be positive as much as I can. TD: You run your own restaurant, What does it means to you? CG: Opening my restaurant was unbelievable! The first time I opened a restaurant, I was younger than the other partners and they always made fun of me, it was called Wine and Roses. But at the end of the day, look who owns and runs a restaurant? I do. Restaurant business is very difficult and challenging, but what’s wonderful is, you make people happy. It’s nice to see customers, friends and families come into my place, have a great time and enjoy foods and drinks. Paul Herman taught me everything restaurant business, He is like my family and I am grateful for all the help he gave me. And also to my Italian friends Tony Danza and Robert De Niro, for all the support and advices. I’m very blessed to have friends-actors in my community. TD: Have you ever been married? CG: Yes I got married I was married about 10 years ago. I’ve had a couple of boyfriends. But I have not found a Prince Charming yet, and I’m still waiting for him. TD: What are your plans for the future? CD: I’d love to produce another TV show. I wanted to be more behind the scenes and direct it. Hopefully one day, I will have my own farm. I just want to enjoy the life and be able to share love with people. TD: Last question, what is important lesson you’ve learned from your parents about life? CG: I love everything about life. I love being alive. It’s great. So I try to make it good. My mother used to say that life is what you make out of it. I’m doing my very best to enjoy life and have it meaningful.

John Michael Ferrari AWARD-WINNING INDIE ARTIST NAVIGATES SUCCESS By Hollywood Weekly staff
A
ward-winning poet, performing singer, songwriter, recording artist John Michael Ferrari loves entertaining. His favorite expression, “There’s never a stranger in the audience!” Ferrari performs his emotional fun story-telling songs he has written about his life experiences and those of others. With touches of sophistication and child-like wonder, Ferrari’s songs cross several genres. The New Music Awards recognized John Michael Ferrari as Crossover Artist of the Year 2021, as he releases his emotional break-up pop country crossover song, “My Heart Can’t Breathe” from his upcoming January 2022 album of the same title. This latest single has already heated up radio waves in the U.S. and internationally and is charting on both Top40 and Adult Contemporary radio charts. As with John Michael Ferrari’s successful previous album, “Be the Smile on Your Face,“ the single “My Heart Can’t Breathe” was recorded at Larry Beaird Studios, Nashville, produced by Pepper Jay, and written and performed by John 18 • HOLLYWOOD WEEKLY
Michael Ferrari for Cappy Records. John Michael Ferrari’s songs are stories put to music, sometimes, so emotionally relatable; it’s difficult for his audience not to shed a tear. The inspiration for “My Heart Can’t Breathe” came after his heart ached seeing a photo of himself with a loved one from years ago. Like all of his music; it is the experiences of his rich life that weaves the tapestry of his genius. Right before Covid hit the U.S., John Michael Ferrari and Pepper Jay made two trips to Larry Beaird Music Group in Nashville to record Ferrari’s second album, “Be the Smile on Your Face” (Cappy Records). The Dwarf Nigerian Goat on the front of this country crossover love album is Ozzie, who resides with Ferrari and Jay at their ranch in Pahrump, Nevada. After decades entertaining audiences across the country, entertainer singer songwriter John Michael Ferrari is an overnight success during pandemic year of Covid. Yes, almost all of his performance gigs and tours were cancelled or postponed. However, he and his music producer of 30+ years, Pepper Jay, used
the “stay at home” time and the assistance of Loggins Promotion to successfully push John Michael Ferrari’s “Be the Smile on Your Face” album to radio play, resulting in dozens of spots on several radio charts in the United States and internationally. Several tunes of John Michael Ferrari’s album “Be the Smile on Your Face” are currently still on radio charts including “Somewhere We Could Fall,” “Keep Falling All Over Myself,” “Be the Smile on Your Face” and “So Beautiful.” The making of a successful song takes a community. This album was also recorded at Larry Beaird Studios, Nashville, produced by Pepper Jay, and all the tunes were written, arranged, and performed by John Michael Ferrari. Special shout out and thank you to Larry Beaird (musical director) Eli Beaird (bass), Larry Beaird (acoustic guitar and musical director), Evan Hutchings (drums), Troy Lancaster (electric guitar), Billy Nobel (keys), Russ Pahl, (steel guitar), Jim “Jimbo” DeBlanc (tracking / BGV engineer) Rob Lane (Vocal Engineer), David Buchanan (mix engineer), and background vocals of Tania Hancheroff.
Music reviewers have show excitement about John Michael Ferrari’s songs on his “Be the Smile on Your Face” album. Here are two examples: Per Indie Music Plus, (A) fun-loving, storytelling Nam Vet from Hollywood, CA, John Michael Ferrari pours out a whiskey-hued glass of Pop, Country, Gospel, Blues and Jazz in his music. … The most upbeat and pop-forward song on the album, “Who Can Blame A Broken Heart” offers an
uplifting message to those who don’t have a significant other that it’s ok to be alone. Some of John Michael Ferrari’s songs are about being in love, and some are about being out of love – this one being the latter. This song is an a honest look at the acceptance of loneliness that comes with love, but leaves you feeling a little bit better about it no matter what kind of situation you may find yourself in.” Per Whichcoast Magazine, “Be the Smile on Your Face
begins with the title track and immediately the listener is treated to the tenderness and soul provided by John Michael Ferrari’s excellent vocal performances. Throughout the album, I noticed a lot of skilled country instrumentation, very clean production and a strong dose of passionate sincerity; John Michael Ferrari really puts his very soul into the music on Be the Smile on Your Face and the result is a memorable album that hits in all the right places.” HOLLYWOOD WEEKLY • 19

John Michael Ferrari has had several lucky breaks. He is honored over the years to have been recognized from several directions. Apart from being named Crossover Artist of the Year by the New Music Awards 2021, Ferrari was awarded Best Peace Song of the Year 2021 at the Hollywood Tribute to the Oscars for his tune, “Like a Rock and Roll Band.” He also received the Triple A Album of the Year 2020 award for his album “Be the Smile on Your Face” by the Producers Choice Honors. Ferrari was named Rising Star of the Year 2020 at the eZWay Virtual Golden Gala. And, in 2019, Ferrari was named Singer Songwriter of the Year at the Fame Awards. John Michael Ferrari's latest single, "My Heart Can't Breathe," was recently made into a line dance by choreographer Teri Rogers and made be found on several line dance sites including LineDancerWeb in the United States and Copperknob in the United Kingdom. EARLY LIFE John Michael Ferrari’s childhood was not a happy one. He found refuge in playing his guitar and singing. (He was not allowed to play his guitar in his step-father’s house.) The first song he learned was “Tom Dooley” and the first song he wrote at 14 was “Wah Do Wah Do” (not one for the record books.)
Never wanting to be with his step-father, John spent his childhood on the streets and got into trouble. Finally, at age 15, a Judge called him incorrigible. Not understanding what that word meant, he responded “Thank you” and the Judge sentenced John Michael to 2 years in the Nevada State Children’s Home in Carson City, Nevada. Ferrari shares this “was probably the best thing that could have happened to me and the first time I felt safe as a child or teen”. Before graduating high school, the principal suggested Ferrari drop out of school and join the military … which he did … the U.S. Army, 25th Infantry. After his first fire fight in Vietnam (1965) Ferrari penned “Dustoff,” in honor of the helicopters and crews that swooped in after a fight to pick up the wounded and dead. “Dustoff” is still recognized by the Dustoff Association and was Ferrari’s first song to be used in a motion picture. In the ensuing years, Ferrari continued his songwriting. He also wrote radio jingles with his friend and music engineer John Vestman of Orange County, California. It wasn’t until he met Pepper Jay in 1990 at Highland Springs Resort, California, where he was performing, that his songwriting trajectory changed. Jay, who had been teaching performance skills for years, made Ferrari a proposal. “You focus on your original songs which I will produce and
I will teach you additional performance skills to take your live performances to a new level.” Ferrari hesitantly agreed. He had always enjoyed writing but only considered himself an entertainer and singer but never professional writer. Jay began by choosing 12 of the many songs Ferrari had written to produce for his first album, “My Early Life.” Ferrari enjoyed the experience and watching his songs come to life. He was unexpectedly pleasantly surprised at the positive and strong emotional reactions to his songs. Later in life, a Nashville publisher would share with Ferrari and Jay that “your songs make me smile;” a perfection description of most of Ferrari’s songs. In response to Ferrari’s “My Early Life” album, Music Experience wrote, “John Michael Ferrari’s My Early Life is a Tribute to His Eventful Past” … Not to be confined to one box, Ferrari showcases his versatility throughout the album with various songs that can be classified as blues, pop, country, and more. Each song is unique in that it channels a new feeling different from the last one, while venturing into different styles with elements from multiple genres. … he knows how to touch on sensitive subjects as well as keeping it light-hearted and fun when appropriate. In “Don’t Fall Between the Daylight”, he tells the story of a friend who confessed to self-harming HOLLYWOOD WEEKLY • 21
as a result of the pain she endured as a victim. … Ferrari uses his voice to bring awareness to the severity of the too-often occurrence of teen suicide. On the other hand, he lightens the mood in his song “Let’s Run Away to Alaska”, which is based on an unsuccessful pickup line he attempted to court a young woman with back in the day.” The rest is history. Ferrari and Jay “appreciate the heart-warming responses” to their songs. “Thank you for being part of our journey.” Kudos: Music has been John Michael Ferrari’s life; writing, arranging, and performing. Newspapers and magazines have been generous to John Michael Ferrari. The Los Angeles Times wrote a full-page story on Ferrari entitled, “No Earplugs Required” and concluded he was the new Sammy Davis Jr or a young Bobby Darin. The Tolucan called Ferrari a “crooner with a smooth as silk voice.” Multiple page articles have appeared recently in eZWay Magazine, Hollywood Weekly and Pahrump Life. Trivia: John Michael Ferrari is a teacher and a keynote concert speaker, the author of “Acting with Your Eyes” and the coauthor of "Dynamic Song Performance, The Singer's Bible."

After his early success, Cylk’s talent took him on an adventure playing for the National Basketball Association Entertainment League, for the Utah Jazz. During this time, an injury would occur that would change Cylk’s journey. He went through months of rehabilitation, and ultimately realized the injury was

directing. With his first film, ‘Ball of Confusion’ gaining a lot of attention, and holding two sold out shows at the Regal Theatre in his home town, only one day after the Corona Virus hit, it seems he has found another avenue to express himself in a way that can enlighten all those around him. Being the first film he directed, ‘Ball of Confusion’, which got it’s name because according to Cylk, “The world is a ball of confusion”, is a documentary that takes us on a journey through the history of basketball, and showcases it’s global impact.Working with Keith Zimmerman, Cylk provides viewers with a version of the game basketball like no one has ever seen before. Starting at the beginning of the game, and weaving in and out of the culture all the way up to present day. Cylk states “Basketball is a parody of life. You learn how to play basketball, you learn how to socialize with people. You learn that people have different perspectives that might not be like yours, and you might even learn about business. I’m in love with basketball and what it did for me”. The film will be shown at the Music City Bowl in Nashville, TN, a major ESPN bowl week which is a 4-day celebration, and the screening will be paired with his beer ‘Country Roads Beer’ & his line of Cylk Tennessee Belnded Whiskey, which Cylk is extremely proud of. This pairing will be the first diversity owned brand to be a part of the sponsorship package With his humble spirit, Cylk clearly shows joy, love and compassion through his products, he tells us “I look for sparks in everyone, I search for like energies. The only cost to anyone assisted by the Keeping Dreams Alive Foundation is to go back to the community they came from, and help someone else achieve their goals. With his unwavering need to help people, Cylk’s advice to our youth is “Find something you are interested in, and study it. Ask questions, it’s something I wish I did more of. Learn the business while working on your craft”. His goal is always to spread the message of encouragement, uplift our youth and make them believe, as he does, that they are capable of accomplishing anything they want. that is hosted by NBA Houston Rockets assistant coach, Elston Turner. His newest directing venture, is a documentary based on the book written by Gene Stowe, ‘Inheriting The Land - Jim Crowe Meets Miss Maggie’s Will’. It is a story that parallels not only what we’re going through in America, but all around the world. This documentary, unlike one we have ever seen, dives into the lives of Maggie and Sally Ross, who lived in the late 1800’s in Marvin, North Carolina during the Jim Crowe era. The Ross sisters owned 800 acres of land, and were said to be the wealthiest family in Union County. Upon their death, they willed their land to the people they considered to be their family, and happened to be African American. In a place where it was unheard of for black and white people to associate with one another, these sisters did the unthinkable. Yet to Maggie and Sally Ross, it was simply the right thing to do. The Ross sisters lived a life with acceptance that was unusual for the 1800’s, and reporters claimed to never have seen anything like it. Their decision would go on to be argued in court, with a court date set for the Spring of 1921. At that time, what should have been a simple task of jury selection took many hours, spilling into the night and ultimately keeping the court in session until after midnight. The selection took so long because the jury members selected had to be okay with white people willing their land to black people, and this was just the first of many hiccups along the bumpy road that was ahead. Many people in the state were outraged, and in shock. They would go on to argue that the Ross sisters were taken advantage of. Yet, there was a faith of the people in court, and many wanted to see the decision of the Ross sisters request be upheld, which may be just as shocking, considering that time in history. For the Ross sisters, it was the way they chose to live, and is a way of life that would prove to be far ahead of it’s time, all starting with sisters that chose to live in love rather than in fear. Cylk stated “Lord knows we need this type of a story, now.”, and we couldn’t agree more. With this film, Cylk hopes to open our eyes, he tells us “I want to create a dialogue. I want to show the reality that if people can be treated as equals back in that era, why can’t we do it now? You can’t just say it,
you need to show it, and with the idea that you can’t unlearn something, my hope is to show that you can’t just say you love everybody, you have to show it”. Unbelievably, all the characters in the reenactments of the film will be having their debut as first time actors, as they are all descendants of the real people being portrayed, some of who still live on the very property Maggie & Sally Ross once owned. With directing being his newly found passion, and focus in life, Cylk hopes to one day take this educational documentary and use it as a platform to create a series that documents incredible moments throughout history that should have been taught in school, but somehow ended up brushed under the rug, much like the story of the Ross Sisters. Cylk tells us that he “appreciates the journey” that has taken him to where he is now, and hopes to spread the message of equality. In the future, he would love to teach a class, or even have a school that teaches the business side of show business. Teaching all the ins and outs of the many positions that need to be filled within the entertainment industry, such as production crew, costume designers and hair stylists. He has a passion for spreading encouragement and allowing his success to translate into the ability to teach and uplift men and women from all walks of life. In a film where “truth transcends color”, it’s our honor to be featuring the Hollywood premier of his new film, ‘Inherit The Land’ at our Hollywood Weekly Film Festival on November 6th at the Rawley Theatre. Although his life is one to look up to, Cylk let’s us know that there is much more to be done, and we believe he is just getting started. If there’s one thing we can learn from this multi-talented entrepreneur it’s that with love, and acceptance, anything is possible and with endless perseverance, we can all reach our full potential, and help our communities do the same. They’re hoping you’ll be discouraged by your failure on the open market and will be willing to sell your house for cash at a reduced price.
If you need to sell your home quickly, those “We Buy Houses for Cash” billboards may have caught your eye. Can you really sell your home as-is in just a few days?
ARE THERE BENEFITS? For many people in situations such as these, selling a home quickly might be the number one priority, despite the potential to maximize return. And selling to a cash buyer certainly is fast.
WHO ARE THEY? “We buy houses for cash” buyers are not your typical buyer looking for a home to live in or rent out. They are real estate investors looking to make a quick profit. As such, they are looking to purchase a home for the lowest price possible, fix it up as needed, and sell it on the open market a short time later. These types of investors can make a huge profit on a home in just a few months. WHO DO THEY TARGET? These cash buyers are looking for motivated or desperate sellers. For example, let’s say you listed your home, but the listing eventually expired without resulting in a sale. At this point, you would probably be contacted by a cash buyer. 34 • HOLLYWOOD WEEKLY
In the same vein, cash buyers go after people in situations that require a fast sale such as divorce, bankruptcy, foreclosure, and probate sales.
The typical financed purchase takes about 30 days to close. Appraisals, contracts, and other procedures take time, and they must be done before funds are released. Cash buyers don’t have to deal with that. They’ll typically come to your home within a day or two of you contacting them and make an offer on the spot or soon after. They often process the sale in-house and have a title company at the ready to clear the title. Cash buyers also eliminate the inspection and objection process by simply buying a home “as-is”. In only a few days, your house will be sold and you’ll be turning over the keys.
SOUNDS EASY ENOUGH. WHAT’S THE CATCH? Say goodbye to any profits and probably the equity that you’ve built up in your home. The offer that cash buyers make is often suspiciously just enough to pay off your mortgage. You will likely only receive 50-80% of market value. 80% of market value might seem like it’s worth it to avoid the hassle of going the conventional route, but the average is more like 65% of market value. Another reason to be extremely careful with these types of companies: scams. Phony investors have all sorts of tactics and tricks to extort money from desperate
sellers. You don’t want to lose money, or worse, your home, just in an effort to save time. In short, if you are considering selling your house to a cash buyer, do your research first. Selling a home to get out from under it isn’t the only alternative you have. There are other, more profitable options.

Q&A with
VALENTINA GUROVA Valentina Gurova is the head of the PRAliyans agency. She has been working in PR since 1999, when this field was only starting to find its footing in Russia, with politics being the most popular area of activity for PR specialists. In the early 2000s, Valentina decided to start her own agency, changing her course a little: her field of interest included social activism, charity, culture, art, and, of course, show business. This is how PR-Aliyans came to be in 2002. Today, the team of PR-Aliyans develops PR programmes for individuals and organisations, including large industrial and investment companies.
1
Valentina, you were at the forefront of PR in Russia back when the profession of a PR agent seemed to be something mysterious. How did you get started in this field? When I first started, almost no one knew what the job of a PR agent was, there were only 15 agencies in Russia. Back when I was still a university student, I visited an exhibition featuring books on advertising and PR, lectures and, of course, professionals who were willing to share their experience: and right at the exhibition I applied for an internship at one of those
agencies. The new job took over my life to the point that I was practically drowning in it: during the day I was torn between lectures at the university and trips to the office; at night, I studied copywriting and read anything I could find on PR in Russia. I was fortunate enough to almost immediately become part of the team of a major political project: the gubernatorial elections. I had to work around the clock in order to find time for everything, but since this was my calling, I forgot about sleep. I still look back at those times with fondness! Today, PR no longer seems as incomprehensible, but still, what trivial or funny questions do you get asked about your work by the 'uninitiated', people who are not related to this field? Most of the strange and provocative questions I get asked concern not myself or my work, but rather my clients, especially TV stars and stars of show business: what they are like in real life, the latest gossip, scandals... But a good PR agent should have the nobility of an English gentleman – to be silent about juicy details and reveal only what the clients themselves would be ready to make public. And since the boundaries of taboo topics are different for everyone, you need to be a sensitive psychologist in order to understand what exactly the client is ready to reveal to the general public. Sometimes scandalous topics can be a great PR move, even if they do not do credit to the client: public scandals, explicit photos, candid confessions and divorce proceedings. Just imagine the willpower you need to possess in order to impartially work with all this! Have you ever had to work for someone you disliked? Is it even possible? It's just easier to make others fall in love with someone whom you personally find appealing. But, just like in any other business, you get all sorts of jobs — some easy, some difficult. In most cases, I try to connect with the client and build

a trusting relationship for many years of fruitful cooperation. If there happens to be a sudden creative disconnect between us, we sit down at the negotiating table and discuss the work process. Sometimes clients themselves do not know what they want from their PR team or do not trust us as specialists: in cases like these we simply part our ways. Time is the most valuable resource, you can't spend it on someone who does not understand this. Could you name your most memorable project? Perhaps the most difficult or your favourite one? Our agency is actively engaged in the field of fashion, I am especially proud of our cooperation with such giants as Harper's Bazaar, Elle, Marie Claire and Vogue. Over the past 12 years, we have significantly expanded our areas of activity and now we not only cooperate with the European media, but also work closely with such countries as the USA, China, Vietnam, South Africa, Australia and New Zealand. At the same time, each client and each publication is a real challenge and joy. But perhaps the most memorable project was and still is the international beauty contest Miss Earth, where our client, despite her modest achievements, managed to impress everyone with her emotional speech about Russia written under the guidance of our copywriter. Just imagine, a contestant who didn't even get into the top 10 finalists, was followed day and night by dozens of reporters wishing to interview her. The girl was predicted to have a successful political career in her home country, but she saw

her calling in social and charitable projects, so she did not take this opportunity. Well, there are different ways to influence the fate of your country, but for our part, we have done everything to make the name of our client known throughout the world. How do you feel about selfpromotion through social media: for example, via Instagram? Not only does self-promotion through social media and YouTube have the right to exist, but it is the future of PR. Of course, as long as it is not organised in a frantic way with the sole goal of quickly making money on any hype. The print media is getting replaced by online publications, and during the pandemic, all aspects of our lives have moved to the Internet: communication, healthcare, shopping, work, studying, training. Naturally, content should be original and, generally, there is entire team of professionals behind it: from the writer to the creative producer. We help to fill channels and blogs with high-quality material and do it quickly and efficiently, with knowledge and experience. Where others need inspiration, we just work. Over more than 20 years of working in PR, you are probably already familiar with all the distinguished directors, photographers, stylists, makeup artists and you prefer to work with them. What does, for example, a young photographer need to do for you to notice them and invite them for a shoot? Would it be a risk to you? We are always in search of young talents with fresh views and ideas: photographers,

stylists, make-up artists and decorators submit their work to us all the time. I keep an eye on the work of my colleagues in the top glossy magazines and enjoy discovering new names for myself. You don't need much to be able to collaborate with our agency: talent, initiative, readiness to work with irregular scheduling and high stress resistance – sometimes it happens that we need to organise a high-quality shooting in just a couple of days or need to film everything in a single take between the client's tours with no room for mistakes, so as not to make the client miss their flight. Shooting on the street at night and in bad weather is not unusual for us. And, of course, the clients themselves are not always in a good mood: they can be tired, moody, indecisive – you need to be able to deal with all this and keep working. So, we invite many, but only the best stay! What are the three top qualities without which you would not have been able to become a successful PR agent? I try to be the best at everything, I always keep learning and never look down on beginners. More specifically, these qualities are perfectionism, thirst for knowledge and the lack of a superiority complex. What is the most inspiring part of your job? The most inspiring part of my job, just like of any other, is to see happiness in my clients' eyes and to hear their appreciative 'thank you'. Needless to say, such emotions act as a very powerful fuel in our difficult but exciting profession!

EXPECTATIONS “Jennifer was extremely pleasant, patient and generous with her time in showing us many properties in Laguna Beach before we decided. She had excellent knowledge of the marketplace, what we were looking for, and kept us well informed throughout the process. She was there every step of the way until we closed, and has even been available to us post purchase to look after the house as it is our second home. And always with a smile. I would recommend Jennifer to anyone looking to purchase a home in the area.” Read more client experiences at jenniferhalbert.com ‘
