In the same league, it takes master builder Michael Cocozza of Trinity Construction & Design to build this innovative structure for these Longboat Key clients who want an eco-friendly, modern-contemporary home on this wedge-shaped lot. u
Front Entry & Reflecting Pond: Sultana cleverly describes this front as the entry cube. Open riser concrete stairs with sleek aluminum railings lead to the entry door that brims with modern detail, showcasing alternating bands of glass and metal. A dreamy reflecting pond glistens beneath the cube. Siesta Key Landscape strategically lights up the bright green palm trees and low-lying foliage, creating an inviting atmosphere that softens the remarkable architecture.

Dining & Living Room: Michael Cocozza reminisces about the construction with scaffolding abound. “I caught a glimpse of this impressive Bay view that these homeowners would enjoy each day,” remarks Cocozza, jesting that the home is much better looking now than through scaffolding but remains impressed by the view through the Euro-Wall Systems sliding glass doors. Interior Designer Brittany Cocozza of Trinity Design generates interest with this feature wall clad in a textural faux-granite wallcovering from Phillip Jeffries.

Sultana draws the home’s footprint with angles to achieve maximum curb appeal. “The main portion of the house is at one angle and faces the water, while the garage and guest wing are at an opposing angle. A staircase and elevator connect the two wings,” he describes. Geometric shapes and horizontal lines emphasize this home’s modern style, but it is the creativity Sultana displays by designing an inverted v-shaped roof that calls forth innovation — now it can be fitted with solar panels that are only visible from an aerial view. Durability is the highest priority, and this home boasts an 11-inch thick slab cast-in-place concrete roof. Without using wooden roof trusses, it is Cocozza’s opportunity to innovate. “Being concrete and an inverted roof, the construction was a delicate procedure, requiring finely timed and tuned concrete work,” explains Cocozza. Creative innovation greets guests at the entry. The open-riser concrete staircase above the reflection pond that leads to the front door is a brilliant convergence of landscape and architecture. u
Kitchen: Walnut trim outlines the white high-gloss cabinets by Campbell Cabinetry Designs, introducing warmth and accentuating this kitchen’s modern, clean lines. The eye-catching walnut countertop waterfalls down two sides of the quartz-clad island, melding into a singularly striking visual. On the right, the tall cabinet cleverly conceals appliances behind doors that push in, while these high-end Sub-Zero and Wolf appliances from Mullet’s Appliances are a chef’s dream.

A white high-gloss and walnut trimmed upper cabinet and a built-in Sub-Zero wine cooler create a cohesive, seamless look that complements the adjacent kitchen. The pendant lights above the bar area exude a sense of seaside charm with chrome mesh inside the glass shade that resembles coral on closer inspection.

Staircase Detail: This soaring stairwell is awe-inspiring architecture with clerestory windows that encircle the top perimeter. Abundant light fills the space, filtering through the open stair stringer system and sleek, minimalist glass railing. Custom fabricated solid wood walnut treads atop a platinum powder-coated steel stringer are cohesive design elements. “As a team, we decided against capping the glass railings to preserve the simple beauty of the walnut and glass combination,” shares Cocozza.
Powder Bath: Enhancing the vanity wall of this glamorous powder room is a glass mirror tile from Design Works that exudes opulence. A luxurious thick stone counter cantilevers and hangs above the walnut wall-hung drawer cabinet providing ample storage and infusing this chic room with richness and warmth. The faucet features a sculptural neck design, adding a touch of artistry to this functional element that strategically aims water into the vessel sink, Veil, from Kohler.
Interior Designer Brittany Cocozza of Trinity Design assembles an innovative interior that is rich in detail yet radiates a modern minimalist style. “It is definitely a balance of keeping an open concept living space interesting and cohesive while acknowledging the main focal point is the coastal views!” shares Cocozza. Doing precisely that, she fashions a cool palette warmed by walnut accents and carefully places stylistically modern furnishings out of the way of the panoramic view of Sarasota Bay. u

The view is breathtaking, and the stairwell — climbing thirty feet — is remarkable. Natural light fills this circulation tower, shining in from the wall of windows and the clerestory windows above. Cocozza embraces this cohesive walnut wood detail for the open-riser stairs. Walnut treads, glass railing, and aluminum stringers combine and become architectural beauty. Within this minimalistic construct, Cocozza crafts each bathroom uniquely. Modern sophistication prevails in this masculine hotel-style primary bathroom, while a sweet rejuvenating aura permeates her primary bathroom. Aqua hues, mirrored silver, and brushed brass accents in the other bathrooms infuse each one with exciting, distinctive characteristics. u
Primary Bedroom: The encaustic wax artwork by artist Julia Fosson adorns this wall and enhances the angular ceiling line that depicts the innovative inverted roof design. The adjacent wall, featuring a plum chevron wallcovering from MDC Interior Solutions, showcases playful pops of purple and pairs well with the soft white-gray Jaipur Living area rug that provides a plush foundation. Cocozza shares his professional mantra: “My goal with every project we build is never to have someone outside of the industry say something doesn’t look right and, while simultaneously, have an industry insider look at my work and say, ‘Wow! How did they achieve that?’ ” n
Guest Bathroom: Brushed brass is the little bit of bling throughout this guest bathroom, and Cocozza cautions that brushed brass must be properly treated for use in wet spaces. The wall-hung vanity in a light, white oak finish pairs beautifully with the brushed brass hardware, adding a cohesive and stylish look to the room. The underlit vanity emits a soft and inviting glow that highlights the vein-cut marble look of the cool-gray porcelain flooring. Pool Detail: “The multi-tone blue mosaic tile on the staircase waterfall picks up hues of the waterline tile and provides boaters looking in, a glimpse into the home’s character,” expresses Cocozza. Custom stairway railing caps from Mullet’s Aluminum Products conceal LED tape lights, creating a stunning effect when the programmed lighting from Wicked Smart Homes activates at night. Front Elevation: The dwelling’s unique features are apparent even on the exterior, such as a custom stucco finish on the walls, fabricated aluminum metalwork, and porthole windows. “The homeowners wanted to maximize the durability of their home while minimizing maintenance. The custom stucco gives it the look of lap siding while providing that low-maintenance durability,” Michael Voigt of Voigt Brothers Construction says. “The circle design theme used throughout the home originated from these circle windows, which are unique for this area.”

Beautifully blended soft blues in a classic coastal home are the things of this homeowner’s daydreams. And when the couple spotted the perfect lot while walking their dog in the neighborhood, she knew they’d found the perfect place to build the true-blue forever home they’d been imagining for so long. u Living Room & Kitchen: A photograph the client found online inspired the unique design of the stair and hallway railing. The design team collaborated with the homeowner to ensure the shape conformed to local building codes that required no more than a 4-inch-wide opening between spindles. “The rounded design theme in the rail and other elements, such as the trim detail in the upper kitchen cabinets, became a catchphrase we called ‘swoopy,’” reveals Interior Designer Jenifer DuFresne of Inside Eye Design. The Lutron Panelized Lighting System from Wicked Smart Homes offers effortless control over home lighting, enabling the creation of scenes and management of dimming and switches.

Living Room: The living room features a ledgestone fireplace from Woodland Direct, surrounded by custom millwork and display shelves by Sticks & Stones Flooring to showcase the clients’ objet d’art. The ceiling detail includes coffered beams over tongue-and-groove woodwork painted white to keep the space light and open. To the left of the fireplace is a special spot for a much-loved sculpture, for which DuFresne created a clear acrylic stand to keep the focus on the art.

“They came across the plot and knew it would give them the location on the bay and the views they wanted. It was their dream location, so we were happy to build them their dream house on it,” says Michael Voigt of Voigt Brothers Construction. “The neighborhood is mature and established, with fantastic existing oak trees; the street has extra personality and charm. And the location — right across the canal from Selby Gardens — can’t be beat.” It was that desire to be on the open Sarasota Bay and to include exquisite views of the sunset from many directions that guided the design of every room — a clear, creative vision the clients brought to the project and one Voigt, Interior Designer Jenifer DuFresne of Inside Eye Design, and Residential Designer Brian Phipps of Phipps Home Design infused into each detail. u

Dining Room: A crystal-cut chandelier illuminates the dining room, which is surrounded by a set of sliding doors that open to the outdoor living area in such a way that two sides of the room are exposed to the fresh air. The client brought a specific design for the floor-to-ceiling drapery to DuFresne, who then sourced material and worked with the client on color — another perfect example of the team’s seamless collaboration with the homeowners.
Kitchen: “We started with a double island and tried out many different configurations, taping them out on the floor. The adjoined table was the perfect solution to let the clients eat in the kitchen without having to look at dirty dishes in the sink,” DuFresne states. The design on the cabinet fronts was a team effort with Campbell Cabinetry Designs, and the striking color of the mosaic backsplash is echoed in the kitchen island’s paint: Sherwin-Williams Drizzle.

“The client has a love of turquoise and blues, and when we first met together, pulling those into the project was a main priority. I designed many details and elements that layered in those colors to give the space the coastal vibe she was looking for,” explains DuFresne. “It was a blank slate, and she was very direct in what she wanted — mostly that this house would be different and better than her last in its functionality, layout, millwork, ceilings, and use of space.” Voigt and DuFresne went to great lengths to ensure the home lived up to the clients’ priorities and matched their vision, from laying out rooms around their existing furniture to capturing the exquisite views of the bay at the perfect angles to building simulations of permanent elements of the home to get the shape and placement precisely right. u
Primary Bedroom: The client desired a bright yet serene primary bedroom, so she and DuFresne settled on another shade of blue — SherwinWilliams Something Blue — taken from the artwork on the wall above the dresser. The ceiling features beams in a crossed layout, crown molding, and tongue-and-groove woodwork painted white. An expansive bay window gives an unobstructed view of the bay and Selby Gardens across the canal, another example of how the home’s design maximizes its location. 58

Primary Bathroom: Shades of turquoise feature prominently in the home’s primary bathroom, in the cabinetry color and mosaic tile in the shower. “The shower wall tile is mother of pearl. My client had it in her previous home, and she wanted it to have a more prominent role in this house,” says DuFresne. The ceiling is painted the same color as the cabinetry — Sherwin-Williams Quench Blue — and the countertops are opal-white marble containing a bit of iridescence.

Pool: The L-shaped pool includes pearlescent waterline tile that mixes and matches all the turquoise hues used indoors and out, stunningly enhanced by well-designed lighting and water features. The staircase leading down to the pool is another example of the design team’s attention to detail. “The original staircase design was a straight run. We turned it into an L shape to make it friendlier to folks going up and down,” says Voigt.

Outdoor Living: The transom railing is another custom feature incorporating a circle motif. “We also played around with the right size and scale to follow the pattern of the handrail below,” Voigt states. The layout of the clients’ existing furniture incorporates the home’s views. “We strategically placed the furniture so it swiveled in multiple directions. Guests can turn one way to catch the sunset view and then turn back to have a conversation,” says DuFresne.
“We mocked up a temporary, life-sized version of the island with framing materials so the client could see it in the space,” Voigt recalls. “Building custom homes is all about communication. The clients brought photos that inspired them to us, and our challenge was to execute that vision within local codes and customs. Anything that wasn’t feasible we worked through with a lot of discussion and cooperation.” This passion, consistency, and attention to detail made the experience of the overall project enjoyable and successful for all parties, despite the many challenges the team faced due to supply-chain shortages and delays. And the result speaks for itself in the grand elevations of the three-story architecture, the multiple levels of outdoor living strategically placed to maximize views of the sunset over the water, and the colorful yet peaceful interiors dressed in multiple shades of soothing turquoise and blue. It’s a quintessentially elegant coastal home — one the family and their sweet dog will love for many years. n
Rooftop: The rooftop plays the starring role in the home’s dramatic views. Accessed via a spiral staircase from the deck adjacent to the club room, it towers high above the treetops for unobstructed sightlines of sunsets over the water. A built-in bench allows for relaxing while taking in the vista. “Having the bench and coffee table built in keeps them anchored so they don’t blow around during a hurricane without having to chain them down,” offers DuFresne.

Front Elevation: Finding the right exterior shade for the home — Sherwin-Williams Liquid Blue — was a many-step process in which DuFresne considered the effect of other surrounding colors. “The specific effect is called metamerism,” she explains. “Color changes throughout the day based on the light, sun intensity, and what other colors are around it. Longer sun rays makes it look more orange; those in the middle of the day and anything around water makes it more blue.”

Rear Elevation: The clients’ prior residence included a single water feature, and they wanted more of that for this home, so the team designed a four-sided, wet-edge spa on one side of the pool. Laying out the shape and size of the entire pool area was another hands-on exercise, with Voigt’s team using different colored spray paints, ribbons, and stakes to mock up the exact placement of the deck and water so the homeowner could visualize it.

You don’t hire Kurt Lucas, President and Lead Designer of JKL Design Group, to be your interior designer if you’re not ready for an aesthetic adventure. “I want a client to step outside the four square miles of their life,” he says. “I need them to travel. I need them to look at other parts of the world — be well-educated, well-traveled. Do they necessarily need to go on a safari to do that? No, but they have to be open.” He’s been known to turn down clients who weren’t open to his brand of daring design, but when this homeowner — who he’d worked with in the past — called, he sharpened his colored pencils and got to work. She has her degree in interior design but is retired, and for some, this might be a hindrance, but for Lucas, it was kismet. “Because we spoke the same language, I could sketch things on a napkin, and she’d know exactly what I was talking about,” he says. “And she just has exquisite taste. I would do a million projects with her because she is outstanding.” u
Living Room: Lucas solved the problem of unsightly structural pillars by creating a symmetrical design with Pindler & Pindler black leatherwrapped panels. A large taupe sectional by Poltrano Frau anchors the seating area and the palette. “We use the combination of that taupe and its chocolate brown base and then brought in some additional color,” Lucas says. “Orange is her favorite color. So, we have this fabulous neutral background with this vibrancy of the orange screaming out from there.” The Kährs International flooring aligns perfectly with the sofa in color, retaining the neutral palette. 78

Kitchen (Previous Spread): Originally, the kitchen was completely enclosed, but Lucas sought a wide-open area for living and entertaining. “The kitchen is the hub of the home,” he says. So, he designed two 18-foot-long islands, one as a working island in the interior of the kitchen space and the second on the exterior of the space, where there once would have been walls — for seating and a cocktail area. The black cabinetry from Cabinet Design Studio features a simple champagne-colored metal detailing that coordinates with the appliances and the plumbing fixtures from Gorman’s Gallery.
Kitchen Vignette: Because the client’s art collection is a driving force in the design of this home, Lucas sought pocket places to bring in art where it is unexpected, and he created a spot in the room for the eye to rest while taking it all in. “I could fill that space in with cabinetry, but we all have cabinets — let’s add some creativity into the middle of the kitchen,” he says. “And that’s an opportune piece to go right there, and it makes a workspace something happy.”
Kitchen (Above): Even in this luxury setting, Lucas approached the design with practicality. The inner island has a Caesarstone waterfall countertop that holds up well for a typical kitchen workspace. But to counter that — again, balancing opposites — he wanted a little glam for the outer island, so he specified a “panda” marble from 6051 Design Source for high contrast and an elegant look. The island light fixture by Gabriel Scott is like another piece of art attracting attention.

When it was time to get down to business, Lucas created a balance of opposites — black and white, matte and shiny, smooth and textured — to be the perfect yin and yang backdrop for his client’s extensive art collection. He worked with Light Up Your Life to develop the perfect lighting solutions, and he introduced his client to Jonathan Russell, Owner and President of The Partners Development & Construction Group, to complete the project. Russell worked with the city, fire department, and retail businesses on the first floor as well as other owners to coordinate the months-long demolition and construction of the three-bedroom, three and one-half-bathroom, 4,100-square-foot penthouse. u
Living Room Vignette: Lucas created a small seating vignette at the end of the dining room using furnishings the client already owned. He flanked a high-gloss black console table with two punchy orange chairs, which are used for additional dining seating as needed. Above the table, contrasted against the black wall, hangs a sculptural mirror that reflects different areas of the open living area in its juxtaposed angled sections.

Family Room: The family room includes another black accent wall plus contemporary furnishings, including a Casa Italia sofa and a pair of armchairs from Poltrano Frau. More works of art by Natasha Turovsky decorate this room and the adjoining hallway, each having pops of the orange accent color that repeats throughout the public spaces of the condo. An additional seating area for entertaining purposes includes a round marble-top table and tulip dining chairs.
Dining Room: As you look through the condo, a large painting by Natasha Turovsky — one of the homeowner’s favorite artists — hangs behind the dining room table from Cattelan Italia. Of course, the table needed a direct light source, but Lucas was careful not to impede the view of the art by selecting slim pendants with a circular design. “You can look through and see the artwork without visual distraction,” he notes. At the end of the dining area is a wall painted in Sherwin-Williams Iron Ore, which Lucas employed in specific areas throughout the home. “I have said this for my entire design life, ninety percent of great design is guts,” he says. “By painting this black, now the chair stands out, the mirror stands out. All of the areas in the condo where we’ve painted walls black, we did it strictly to accentuate the artwork and the architecture all around it.”

“Kurt Lucas at JKL has a vision, and our goal as a contractor is to ensure that the designer’s vision is ultimately accomplished and the client is thrilled with the result,” Russell says. “We take satisfaction in making sure that the steps needed to help a client realize their dreams are put in place, as well as ensuring the design intent is achieved, and the client has a wonderful experience in doing so.” Russell, who has been in construction for twenty years, started his company in Sarasota five years ago after relocating from Texas — he and his family knew they wanted to call Sarasota “home.” Russell says some of the best parts of this project are things you don’t even see: technology. For instance, the WiFi-connected hood automatically turns on when the range hits a specific temperature. In addition, many rooms feature occupancy sensors to turn lights on and off automatically. And, unless you’re in the home at night, you might not notice the dozens of mini lights (about the size of a pencil eraser) embedded in the ceiling over the kitchen islands to highlight artwork and more. u
Lounge: Thanks to the vast open space in the condo, Lucas was able to design a series of gathering areas, including a small cocktail lounge-style spot. A cluster of seating with chairs from Poltrano Frau and small ottomans hover around a trio of coffee tables. He selected the ottomans and the light fixture by Ochre because they don’t consume a lot of visual space, helping to retain the views of the heart of downtown Sarasota.

Office: Although the client is retired, her children use this office when they visit to catch up on work. The homeowner already had the furnishings, including the desk, occasional table, and leopard-print rug, as well as black and white prints of herself and her late husband. Lucas describes her as an energetic person, and the room captures that energy. Despite its all-black walls, the room feels light and bright.

Primary Bedroom: Contemporary Bowery nightstands and a white leather headboard from Pianca pop against the black walls. The room is awash in natural light from the wall-to-wall glass panel doors that open to a terrace overlooking the city and bay. Lucas selected two different — yet coordinating — bedside pendants from Lee Broom Lighting. “I did that because our lives are all chaos,” he says. “Here, I have controlled chaos — crazy on one side and softness on the other. It’s a balance of opposites.” A contemporary zebra piece by Sarasota-based artist Jozef Batko hangs above the bed. Primary Bedroom Vignette: Lucas called for tall mirrors above the nightstands. “The primary purpose of a mirror is to reflect something beautiful. And as you walk into the room, if you look to the left toward the nightstands, you see the reflection of the views of the water all the way around the room,” he says. “And with a light hanging in front of a mirror, you’ve doubled your light source.” It makes the perfect backdrop for a reading chair and ottoman.

Primary Bathroom Vanity (Left): The large bathroom includes a makeup vanity with ample storage and perfect horizontal side lighting. The room is alive with reflective surfaces, and thanks to the glass walk-through shower design you have views in any given spot of nearly the entire stunning bathroom with its arresting black-and-white palette and dynamic patterns.
Primary Bathroom Shower: The primary bathroom is an opulent space with striking large-format porcelain tile by Audrey Lane in the main areas and a quartz hexagon mosaic by Akua Mosaics on the shower floor and bathtub platform. The original shower was small, so Lucas redesigned the space dedicating more square footage to the shower and adding a partial glass surround to make it feel even more significant.
Primary Bathroom Tub: Lucas put the fluted black bathtub from MTI Baths on a pedestal in the center of the room with a solid black marble-look slab behind it. “The tub is like a cupcake — it’s fluted all the way around. Everybody’s always concerned about having a backsplash behind a tub, but unless you’re training dolphins in a bathroom, you don’t have to have a backsplash,” he quips. Under-cabinet lighting and the slim vertical lighting on the countertop-to-ceiling mirrors create an ethereal glow throughout the room.

Guest Bedroom: Art makes its way into every space in this condo, and in this guest bedroom, it provides a bit of whimsy and color to the black-and-white palette. The eye is drawn across the room and directed toward the adjoining patterned bathroom.
Guest Bathroom: This guest bathroom — simple in its modest layout, yet big on boldness — features Thassos marble tile in a basketweave design, bold thanks to its arresting black and white pattern, and on display thanks to the clear glass shower door. Black fixtures and the cabinet pulls from Richelieu Hardware contrast the crisp white cabinetry. Lucas took advantage of another location to feature additional artwork without drawing attention away from the design as a whole.
“If you expect your interior design to be common, I am not the person you need to talk to,” Lucas says. “I want to live life to its fullest, and so I design with energy and vivaciousness and without apologizing for anything.” And his client is 100 percent along for the ride. n
Powder Bathroom: Even the tiny powder bath radiates luxury with its petite matte black sink from MTI Baths and sleek Gorman’s Gallery wall-mounted faucet. The wallpaper is by Vahallan Hand-Painted Wall Coverings, and the il Pezzo Mancante light fixtures create drama. “The space is very narrow, but it was what we had to work with, so we made a silk purse out of that sow’s ear,” Lucas adds, laughing.

Interior Designer Andrea Canedo — of Andrea Canedo Designs — is exceptionally talented in translating ideas, culture, and sentiment into a splendid luxury home. Her design concept harmoniously integrates the outdoors and organic and geometric elements within a contemporary aesthetic while embodying the belief that a design can honor one’s cultural heritage and embrace that Florida lifestyle. u
Front Elevation: “The design goal of this 10,000-squarefoot Florida residence began by blending the customer’s rich multicultural heritage with the contemporary American lifestyle,” says Canedo, who alters the first set of plans to represent this blended style. The sprawling estate home boasts a grand entrance with a dome-like roof and a procession of arched windows above the portico with a stylized archway. The rich architectural detailing of this stucco home shows off prominently in Sherwin-Williams Eider White.

Grand Foyer: Immediately one’s gaze is drawn to the breathtaking view of the lake and the magnificent dual staircases. The matte-white 48-by-48-inch Imola Ceramica porcelain tile adorns the stairs and the main floor, adding to the grandeur. The rectilinear staircase, crafted from structural stainless steel and glass, is a solid geometrical element offset by Canedo’s use of mother-of-pearl from Maya Romanoff in the dome ceiling, showing off the splendor of nature.

Refining the exterior details, Canedo — in collaboration with Senior Project Manager John Whitehead of DHRUV Development — infuses traditional Indian architectural elements into this contemporary style home. The solid, linear expressions of the grand entry door and the peacock feather’s delicate, organic expressions begin the pursuit of balance and harmony throughout the overall design. Canedo carries this unifying idea across the threshold and into the stunning foyer. u
Entry Door: Canedo draws inspiration from the peacock to begin the design process, using the bird’s iridescent colors to create a personalized entryway with a glazed basalt mosaic. The custom mahogany door features concentric lines that balance the organic tile art. Tall side lights on either side of the entrance offer a preview of the lake view seen through the wall of windows on the rear of the home.

Grand Foyer Fireplace: Large format artisan-made panels clad the fireplace wall — the lines emulate waves and lead the eye to the outdoor view. Surrounding the fireplace from Urban Concepts Modern Hearth & Outdoor, Canedo places darker undulating-pattern panels. “We believe this wall display, with its intricate and dimensional design, is a work of art. It would be a shame to cover its inherent beauty with another piece of art,” she details.

“One of the goals for the interior design was to bring the outdoors in using light, natural elements, and materials that resemble nature,” delights Canedo, who incorporates this sentiment literally and interpretively. The connection to nature in the foyer is literal, with a beckoning picturesque view of the outdoors and a ceiling clad in mother-of-pearl. Canedo highlights the interpretive motifs of nature, pointing out the floor’s vein pattern resembling branches and animalistic stripes on the wall tiles. u
Kitchen: The Tiffany Cristallo slab — from Mont Krest an Architectural Surfaces Company — caught Canedo’s eye due to its attractive mix of earthy greens and browns, and inspires the saturated hues of the cabinets in a royal green paint color from Benjamin Moore, Hidden Falls. Canedo chooses a rift oak stain called Bonfire Smoke on the adjacent cabinets. Unseen in a sleek modern kitchen, she uses this fluid Cristallo as a vertical showpiece to counterbalance the bountiful linear expressions, from the cabinet pulls to the ceiling detail.

There is a prevalent connection to nature in this design. Still, how Canedo interprets this idea through a contemporary lens gives this home its distinctive aura and emanates with sleek elegance. A versatile shade of white is the foundation of the interior’s overall color palette, on which Canedo layers hues meticulously chosen to complement the narrative of each room. The rectangular wall design incorporates SherwinWilliams Intellectual Gray as an accent, while the doors are painted in Elephant Ear. “The intention behind the color choices was to create a cohesive story without being too bold or attention-grabbing,” Canedo explains. The circular design of the Century Furniture credenza complements the rectangular wall detail beautifully.

The cozy family room and outdoor kitchen are comfortable everyday spaces where the family can gather, cook, and unwind amid nature’s beauty, while the posh upstairs lounge exudes chic sophistication. The seamless integration of natural textures, fluid shapes, and linear geometries evokes a sense of balance and harmony that transcends functions and spaces. The main driving force behind the design is the overall concept, but the inspiration for the primary bed, bath, and den is without equal. “The clients requested that a jungle inspire the design,” imparts Canedo. “Embracing this concept, we designed a modern expression of nature using luxury materials that reflect the exuberance of the jungle vegetation but with a fresh contemporary aesthetic.” u
Primary Bathroom: The green foliage of the jungle inspires the floor-toceiling Verde Bamboo Granite slabs in the shower beside the glass mosaic ombré tile that fades from deep green to soft white from Artistic Tile. An intricate floor pattern deliberately moves the eyes around the space mimicking the busy and vibrant jungle atmosphere, while the delicate light green marble mosaic instills tranquility. Canedo interprets the might of the jungle through her use of this 7-inch thick slab countertop and shagreenfaced cabinetry that she fits with a stone vessel sink by Signature Hardware.

Primary Bedroom: Canedo skillfully assembles everything in this primary suite to capture and represent the “modern jungle” design concept in a way that is not a caricature. Earthy maple wire-brushed floor in a medium shade offers a rustic feel, while the Caracole console shows off in a vibrant blue-green hue. The room’s centerpiece is a custom-made round bed that Canedo mirrors in the ceiling detail above, featuring a Currey & Co chandelier with wrought iron branches from which delicate crystals suspend, representing the jungle’s canopy.

Pool Bath: “Our main goal was to present the splendidness of Indian culture and its intricate designs,” expresses Canedo, describing the tile work throughout this pool bath. A rectilinear marble mosaic tile accents the shower, while the heavily textured clean white tile creates a rest for the eye before it moves to the stunning rhombus tile behind the distinctive mirror. Simplistic silver plumbing fixtures offer modernity without lessening the tile’s artistry.
Entertaining Loft: The interior design of the loungey loft stays true to the concept using natural finishes, such as the jute area rug and the custom freestanding buffet. The open loft is adorned with a mix of geometric shapes and fluid forms and is topped off with the striking Asken Block wall art from Phillips Collection, hanging above the luxurious tufted leather sofa. According to Canedo, “This area emanates a cool, casual, and hipster vibe.”

She designs a built-in desk in a deep stain and, to elevate, adds high-contrast black and white accessories from Arteriors and a black and white piece of art from Wendover Art Group.

Rear Aerial: One is immediately taken by the alluring front driveway that appears to undulate as it approaches the home. On the back of the house, a modern and geometric style takes a stronger hold. The spacious windows allow abundant natural light to flood the interior while providing a breathtaking view of the surroundings. The backyard boasts a cozy seating area centered around a beautiful fire pit from Urban Concepts Modern Hearth & Outdoor.
Pool: Firebowl fountains at the water line create melodic and visual interest across the pool — Canedo embellishes the pillars with a nature motif in a gold tile from Sicis. The travertine stepping stone walkway across the pool connects the wings of this home and leads to the raised spa. The balcony railing on the rear exterior echoes the style of the grand staircase.

En Provence — a boutique condominium community on coveted Longboat Key — demands a degree of integrity with its three French Mediterranean–style buildings on nearly six perfectly pedicured acres of beachfront property. So, when the new owners of a penthouse planned to remodel, they knew the new design had to be remarkable. The overall layout of the condo was great, with the main living areas breaking up the primary bedroom from another wing with guest rooms and a home office. But the layout did have some flaws, such as being able to see into the primary bedroom from the living room and the kitchen with walls blocking Gulf views. Architect Leonardo Lunardi created a new architectural plan to solve these problems. And, while the condo features and finishes were high quality, they were dated. Local designer Alice Sample set about creating an interior design plan for an upscale luxury condo. u
Living Room (Previous Spread): Like all condo renovations, this one had structural elements the design team had to work around. Sample designed this louvered wood element to hide a pillar while creating an architectural feature that would not fully inhibit any views. The design is repeated in other areas of the home to create continuity.

Living Room (Left): This Syd Solomon painting hung in this exact spot when the owners purchased the condo. Although it’s a large piece, a wooden backlit floating wall was designed that creates an appropriate sense of scale. In addition to lighting the artwork in this space, Lighting Designer Monika Oberer with Light Up Your Life added cove lighting to create an entertaining ambiance, making the room feel light and airy. Living Room View: Sample and Oberer together selected a stunning lit mobile for the living room. “It’s an art sculpture with light,” Oberer says of the unique piece by a German artist. Light Up Your Life is the only U.S. company that works with the artist directly, and he trained Oberer to assemble and hang the works of art. In addition to the mobile, she specified high-powered recessed lights directly above the coffee table to bounce light off the beautiful art glass bowl, which creates a stunning display on the ceiling. “When you light up a space, there will be shadows,” Oberer says. “I think it’s always important to consider that and make the shadow part of the lighting design.”

The homeowners wanted an open floor plan that would better capture the views and a modern design, opposite of their traditional Virginia home, but not so modern that it wouldn’t be comfortable. “It’s such a unique property, and the homeowners understood the design had to do justice to the property,” Sample says. “They wanted to strike a balance with a design that was special and unique but also in sync with their core goal of having a family-centered home that is welcoming, relaxed, and livable. It was also important for the design to be based on classic elements that would stand the test of time.” Lighting Designer Monika Oberer with Light Up Your Life and Luxury Home Builder Scott Frieler with Frieler Construction round out the team on this project. u Dining Room: The pass-through from the kitchen to the dining room repeats the wooden architectural styling of the structural pillar. It includes recessed lighting so appetizers or drinks can be beautifully lit. Even the dining table from Modern Loft mimics the wood slat design. It’s surrounded by chairs from A. Rudin, and a custom console offers even more buffet space for entertaining. The glass refrigerated wine storage unit proved a challenge for the builder. “This project gave us a chance to showcase our ability to work with unique projects,” Frieler says. “One such element was the wine room. This element was especially tricky and required not only a specialist to be involved, but it also required a lot of creative thinking on our part to make it a reality.” Kitchen: The kitchen was once closed off from the rest of the living areas and had impeded water views. Today, it’s wide open and highly functional, with island seating and abundant storage in the cabinetry by Metro Cabinet Company. “We chose clear glass pendants over the peninsula to give us light in that area, but also not to take away from the views,” Oberer says. The high-end appliances — all from Mullet’s Appliances — include two dishwashers for the homeowners’ convenience.

Family Room: The family room is the go-to living area for these homeowners. It features comfortable seating, including a chair from Quintus selected specifically for the husband. The fireplace wall, awash in light, has a beautiful stone backdrop flanked by slatted wood design elements. Oberer brought in two pendant rod-style fixtures with Italian glass that reflect onto the wall for an artful display.
Bar: The wet bar off the family room includes a stunning backlit Cristallo quartzite bottle display, a beverage refrigerator, plentiful storage for glassware and bar supplies, and beautifully lit artwork. Like many areas in the home, the design team created a spot with dimmable lighting specifically designed for the homeowners’ carved wood crocodile. In addition, the lighting above the cabinetry highlights the sculptural pottery.

Hallway Art: A hallway to the primary bedroom wing features another large-scale painting from the previous owners. It hangs on a recessed wall and is located above a bench that has been upholstered by The Upholstery Shoppe of Sarasota. The slat wood architectural feature repeats in this space for design continuity.
Den Detail: To ensure ample space for guests and provide the husband a large home office, this room includes a custom Murphy bed with open shelving designed to display several of the homeowners’ glass and pottery pieces. A custom plinth was added for displaying a large glass vase.
After making the requisite floor plan corrections, the team designed an upscale home with particular attention to artwork — some of which were purchased from the estate of the previous owners and returned to its original home. The lighting was a critical factor in the design — especially considering the attention to the artwork. “We believe that lighting is an emotional part of every homeowner’s life,” Oberer says. “When you walk into a room, your emotions should make you feel relaxed and comfortable. So, every project should be designed specifically for the person living there.” u

Of course, not only the lighting is specific to the homeowners. Careful consideration went into the way they intended to live in the space. There’s abundant room for entertaining friends and family, plus various seating arrangements, including swivel chairs in the living room so guests can view the water or converse with people in adjoining areas. The cozy family room has a game table with a nearby wet bar. Alleviating allergens is a particular concern for the wife, so hard surface flooring from Oracle Flooring — accented by a few low-pile area rugs — was specified for the entire home. While the homeowners didn’t explicitly request a “showplace” or a “glamorous” home, the finished product certainly fits the bill. The home is a perfect match for its truly one-of-a-kind location. n
Primary Bedroom Sitting Room: The primary bedroom features a cozy sitting room complete with a fireplace and a small desk. The fireplace wall, which also has a beautiful stone backdrop, is situated behind the family room fireplace wall. Despite the challenge of having two venting systems in one wall, the construction team successfully made it work. The floor-to-ceiling windows allow for ample natural light during the day.

Primary Bedroom: The Upholstery Shoppe of Sarasota created this beautiful leather headboard as a focal point in the primary bedroom. Mouth-blown glass pendants hang above the nightstands, while recessed lights in the soffit provide reading light. An artful bench by Adriana Hoyos sits at the foot of the bed, and a plush chair and ottoman by Paul Robert define a reading area.

Primary Bathroom: The main bathroom is quite spacious, and Sample faced the challenge of creating a cozy and spa-like ambiance. The shower area has a walk-in design without any doors. A large wall covered in stone material, adorned with a contemporary bench and illuminated with downlighting, contributes to the spa atmosphere. The chandeliers, made of glass, appear gentle and flowing.
Tub Detail: The surrounding tub deck is faced with woodlook porcelain tile to bring warmth and texture. The luxurious tub and fixtures from The Plumbing Place ensure optimal comfort and functionality. The soft hues and mix of organic-looking materials create a relaxing, inviting space. Oberer added a light fixture with a trio of birds in the corner for more natural appeal — and a bit of whimsy. “They have this beautiful, elevated area where they can have some candles, books, a glass of wine,” Oberer says. “And then the birds — it’s just something unique and different. Again, it’s a piece of art with light.”

Powder Bathroom: Wanting to add a bit of drama to the petite powder room, Sample specified a custom concrete vanity. The integrated sink features tiny lights, and two stunning crystal pendants to the left of the mirror, which reflects another Syd Solomon painting from the hallway outside the room.
Guest Bedroom: The homeowners desired a multifunctional guest room, so Sample designed a headboard that spans the entire wall and can accommodate two twin beds — which can be joined to form a king-size bed as needed. The room layout includes built-in armoire storage units instead of closets with sliding doors. Adding wall-towall Stark Carpet and an armchair from Four Hands creates a warm and inviting atmosphere.

Guest Suite: The guest suite is a spacious and relaxing space. The bed from Mr. Brown London has a soft white finish on the carved wood to resemble slats similar to other wood elements in the home. Window coverings in Kravet fabric surround a door leading to a patio shared with the home office.
Guest Bathroom: The guest bathroom, with its soft palette of gray and white, features a floating vanity with under-cabinet lighting. A decorative strip of a hexagon mosaic tile in the shower adds visual interest through the entire glass shower door, while shiny porcelain tiles cover the shower and backsplash wall.
Lanai Sunset: Although the interior of this condo is breathtaking, the homeowners can’t resist the allure of the stunning Gulf views that can be enjoyed from the multiple lanais on the west side of the penthouse. The outdoor furniture from JANUS Et Cie is not only stylish and comfortable, but also durable enough to withstand exposure to the sun and weather.

FLOORS AND WALLS OF DISTINCTION Michelle Turcotte of Floors and Walls of Distinction worked directly with the homeowner during the selection process, sourcing materials and providing her expert knowledge in hard surface finishes. She acted as a consultant for the natural stone slab work and assisted in selecting the color scheme for the unit. The main objective was to create a luxurious and inviting space while ensuring the proportion and balance of the design. Michelle also considered the stunning 360° views of downtown Sarasota, Marina Bay, and Bridge. The end result is a high-end unit fit for a top-floor penthouse. Floors are 40” x 40” polished porcelain tile — designed and manufactured in Italy — throughout the unit. u

The primary bathroom has a consistent look with polished tiles measuring 40” x 40” on the shower walls. The accent wall and decorative alcoves in the shower are covered with porcelain wall tiles measuring 24” x 48”, featuring a metallic and textured finish. These tiles have been carefully arranged to add a shimmering effect, creating a sense of depth and luxury by reflecting light. u

The tiles on the shower wall in the guest bathroom are 12” x 36” in size and extend to the vanity. They were chosen for their contemporary look and resemblance to natural birch bark. The shower floor features a textured marble mosaic with a tumbled finish that complements the polished wall tiles, resulting in a clean, sleek appearance with distinct lines. n

This secondary main bathroom’s shower walls are adorned with the same polished tiles to create a seamless and harmonious appearance. The accent wall and decorative niches are adorned with porcelain tiles with a metallic and textured finish for an added touch of elegance and dimension. Custom niches and a tub platform were added to the design, while the shower floor was made with a matte version of the same tile, cut to size and surrounded by mini pebble stones for an organic, outdoor feel and to soften the space. u

Interior Designer Jill Geisdorf from Chic on the Cheap states: “This amazing new construction home exemplifies the potential of a downtown spec house. My client hired me before construction started on a John Cannon spec home in Ringling Park, within walking distance of downtown. Before breaking ground, we were able to make some adjustments to the floor plan. Some of our modifications include a yoga room, a drop zone with a bench near the garage door, a two-person bathtub, and an outdoor shower. Typically, with a spec home, you’re stuck with the finishes that the builder has chosen. However, since my client purchased the house early on, I went to the design center to analyze the finishes to see if they fit our vision. If not, I considered whether I could incorporate other elements to make them work better or if it was worth the cost of a change order. The flooring was the most significant change we made. u

We opted for a plank tile with multiple colors instead of a gorgeous engineered white oak wood that was too light for our needs and didn’t align with my past experiences with the brand.” “I added a feature wall in the living room with a linear gas fireplace, large format onyx-look tile, and a walnut bookcase with concealed lighting. The room is furnished with a custom Kravet sofa, two Lucy chairs from Mitchell Gold Bob Williams, a custom walnut burl wood and acrylic coffee table, and a rug from Rugs as Art. The dining area features beautiful CB2 mink velvet chairs and a simple walnut table. Above the table is a lovely Hubbardton Forge light fixture purchased from Light Up Your Life. I also had custom drapes made from an open weave fabric from Knoll.” Geisdorf continues; “The kitchen finishes were neutral, so we kept them as they were. My client values entertaining, so we omitted the cabinets at the exterior wall and instead had custom-made taupe-colored bar cabinets with a reeded front installed after closing. We repeated the countertop for continuity. Rather than spending an estimated $10,000 on a second row of upper cabinets with glass doors and lights, we added a floating shelf for a collection of black pottery. Geisdorf continues; “In the primary suite, we changed the paint color to a rich taupe and saved on costs with off-theshelf velvet Pottery Barn drapes. To personalize the space, we hung a custom artwork featuring a photo taken by the homeowner above the bed. Our goal for this project was to take a spec home and create a functional living environment tailored to the homeowner and no one else. We achieved this by layering in saturated finishes and colors with various textures, creating a luxurious and sophisticated atmosphere.” n

HONORS INTERIORS Honors Interiors completed this full-service design project on St. Pete Beach. The design of this coastal vacation property is a blend of neutral modern and traditional styles, with accessories and gentle touches of blue, making it an eyecatching space. Visitors are greeted by a captivating painting by local artist Katie Cook as they enter the formal entryway, setting the tone for this personalized area. Honors Interiors is a local interior design firm that offers comprehensive services for designing and furnishing large-scale second-home vacation properties, including renovation projects. Their team of seven manages projects out of their Bradenton interior design studio, covering everything from initial walk-throughs to final touches like the last dish in the kitchen. LINDROSS REMODELING
The previous layout of the space had a kitchen that was separated from the main area. We moved the kitchen to the dining room area for a more modern look. The new kitchen now boasts a timeless and elegant design, with custom inset cabinetry and beautiful marble countertops. The project was a successful partnership between Lindross Remodeling and Jade N. Timmerman Interiors. u

Lindross Remodeling transformed this Mediterranean old-world charm bathroom into a modern spa sanctuary with organic vibes and playful art. Her main focus was crafting a family room wall unit that offers ample storage, display space, and elevates the room’s functionality. As a designer, Nikki aimed to create a captivating sanctuary in this primary bathroom. By removing walls and incorporating glass and mirrors, she opened the space, allowing natural light to dance freely and impart an airy ambiance. The marble-clad walls and dressing vanity exude timeless elegance, while the state-of-the-art Kohler shower fixtures elevate the bathing experience to new heights of indulgence. The centerpiece of this opulent retreat is the freestanding soaking tub, inviting you to immerse yourself in the ultimate relaxation. By utilizing the spacious ceilings, the art is thoughtfully placed to entice guests to walk through the area. A beautiful array of ancient artifacts is showcased in custom-lighted architectural niches, making it a prominent focal point. Wooden strips set in Carrera marble are directed towards the wall, encouraging a closer look at the art. The open wall allows for an intimate and distant art-viewing experience. n

DISTINCTIVE INTERIORS
This brand-new home spans 2,488 square feet and is situated in the recently developed Waterside area of Lakewood Ranch. The design style concept is Organic Soft Coastal, based around a palette of soft neutrals accented with light blues and aquas with touches of fresh greenery. The living room is centered around a comfortable sectional, upholstered in soft bone fabric with various accent pillows in colorways of blues and creams. The coffee table is a bleached teak root with a glass top, and the club chairs are white wood framed with woven cushions in soft blue. A textured wool area rug in a smoky blue colorway was chosen to soften the hardwood flooring and define the seating area. End tables and sofa tables have selenite tops with brushed metal accents. Smoky blue ceramic table lamps with natural cream shades from Port 68 provide additional lighting. At the same time, the ceiling above is accented with light blue grasscloth from Pacific Designs and finished with an oversized white ceiling fan from Minka-Aire. The TV wall is accented with Arte’s 3-dimensional textural organic freeform wallcovering design. Fresh and faux palm greenery and trees were added to highlight the Floridian tropical coastal locale further. In addition, the living and dining area’s window treatments showcase custom soft blue draperies with natural woven trim detail on the leading edge hung on solid wood drapery hardware from JF Fabrics. One of the home’s best features is the large, oversized island in the kitchen. We chose a honed, quartz Calcutta-style countertop with soft blue dimensional ceramic tile for the backsplash and white cabinetry with brushed nickel hardware. The pendant light fixtures above are made of natural quartz crystal from Ro Sham Beaux. Below the counter, we placed Tommy Bahama white woven stools. Styled in soft blues, whites and creams, the dining room is elegant for a dinner party but still casual enough for everyday dining. The striking natural shell chandelier is by Arteriors anchored with a unique driftwood dining table from Modern History. The host chairs are upholstered in a soft cream fabric, while the side chairs are woven rattan from Universal’s Coastal Living with upholstered cream seats. u

DISTINCTIVE INTERIORS The guest bedroom (right) boasts a baystyled front window. Deliciously feminine, we accented this room in soft aquas and pinks. The upholstered cream bed is loaded with an assortment of pillows and shams from Wildcat Territory Bedding, Pine Cone Hill & Laura Parks. The motherof-pearl nightstands are topped with natural white shell lamps. A beautiful aqua limpet shell mirror from WJC Design anchors the headboard wall. Lush window treatments at the bay-styled windows incorporate polished nickel medallion hardware with custom draperies in a watercolor cream and aqua pattern from Wildcat Territory Bedding with white woven blackout shades. Coastal artwork in pastel hues and a white desk with pink décor finishes the space. u
The primary bedroom (above) was designed in a soft aqua palette and highlighted with accents of gold and touches of clear lucite. The Modern History Seaglass Collection king bed features a cream upholstered headboard with a white lacquered frame accented with aqua printed sea glass and matching nightstands. Set against a backdrop of aqua grasscloth from Pacific Designs, the dramatic wall is further enhanced with three gilded mirrors, as all the furniture pieces in the room boast gold hardware. This cozy reading corner features comfortable aqua velvet club chairs from Lexington, complemented by gold nesting tables with white marble tops from Global Views and an elegant gold and acrylic floor lamp from Arteriors. It’s the perfect spot to unwind and enjoy a good book. u

We painted the office rear wall (below) Sherwin-Williams Niebla Azul, added a plantation shutter flanked with Fabricut blue draperies, and added coastal-styled artwork from Leftbank Art on adjacent walls. We chose a writing desk in white lacquered grasscloth from Bungalow5 and added a glass top for durability and clean-ability. A white faux leather desk task chair was selected for comfort and adjustability. Two etagere units with base cabinets from Universal’s Coastal Living collection were purchased to house the printer, laptop, office supplies, and files. An oversized, white wood chandelier from Arteriors was chosen to provide drama and additional lighting. STUDIO G HOME
Studio G Home and their sister company Shibui at Home worked with Architect Don Cooper of Cooper Johnson Smith and Yoder Construction to turn this jewel box home into a true gem. This new build encompasses historical references and beautifully fits into the trendy, walkable Grenada Park neighborhood. All three entities worked as a cohesive unit to create a home that perfectly fits the client’s needs, working together from conception through architectural design and construction. Studio G Home and Shibui at Home provided exclusive furnishings that created a classic interior with a touch of modern elegance. The team created a comfortable, warm, approachable space in the kitchen with modern touches, incorporating the contrast of stunning dark wood cabinets and lighter, warm wood floors. At the clients’ request, tuck-away seating was incorporated into the island to fit the stools provided by Studio G Home and Shibui at Home. The standout element of this kitchen is the distinctive wall behind the range, covered in quartz stone that extends to the range hood, serving as a stunning centerpiece for the space. u

The homeowners desired a spacious great room with a blend of styles that exude a natural, airy ambiance, complete with a dining area. Studio G Home used strategic furniture placement to turn it into a liveable, comfortable space. With modern functionality like motorized draperies on iron rods, unique chandeliers, and a comfortable leather chair with an ottoman, this room will likely become a favorite place to spend their time. In the great room, the unique paneled effect above the doors and on the walls is characteristic of architect Don Cooper and gives the home a feeling of being an updated historic home rather than a new build. u

STUDIO G HOME Installation by the builder of the unique custom stair rail provides contrast and elegance to the stone mosaic floor and simplicity to the stairway. This primary bedroom features unique elements, such as a beautiful Tibetan lamb bench at the foot of the bed, alabaster lamps, and Italian linens sourced from Studio G’s exquisite linen collection. All the home furnishings are from Studio G Home and Shubui at Home. The primary bath lends ample space for two, with a tower storage cabinet on the large counter and uniquely shaped mirrors that showcase the tiled wall behind the sinks. One of the homeowners’ favorite (and their sweet pup’s least favorite) features is the dog bath in the laundry room, which is highly convenient after a walk on the beach. n

GLLH BUILDERS This GLLH Builders home showcases a “Classy Santa Fe” style that blends Mediterranean elements with a modern twist. Upon entering the house through the large iron doors, one immediately notices the luxurious lighting, oak veneer floors, and exquisite furnishings. Tasteful and simple throughout. There are two kitchens, with a full wall of windows in the main kitchen. All Sub-Zero and Wolf appliances add to the refined look. The second kitchen — for your private chef and caterer — has a full-size Sub-Zero. This is a family vacation home that spared nothing for this family, from the glistening pool that is the color of Sarasota’s famous waters, to the Casita that makes you feel as though you are at an upscale hotel, and an array of watersports with a single car garage and roll-up door for all the toys! u
