The infinity-edge pool by Architectural Land Design has two shallow shelves with lounging chaises — one shaded by an in-pool Tuuci umbrella, a VIV Home signature — plus a pool, a floating spa, multiple bubblers, and landscape speakers to enhance ambiance. The pool, finished in Lunada Bay’s shimmering Agate collection tile, provides privacy for the master bedroom’s terrace, requiring expert navigation of stepping stones and built-in planters flush with the pool deck. Veteran developer VIV Homes alongside VIV Builders have seen their share of fluctuations in the Naples real estate market, but today’s unrelenting demand and rapidly rising home values surprise even them. In late 2019, they began construction of this luxury VIV Homes model nestled along Smugglers Bay in Port Royal — before any inkling of a global pandemic. The home represents a collaboration between VIV Homes | VIV Builders and Head of VIV Design, Carly Reed; architects Randall Stofft and John Cooney of Stofft Cooney Architects; and Rex Miller, the William Raveis Real Estate agent who sold the listing. Over the years, the team has worked together on numerous record-setting Port Royal, Aqualane Shores, and Old Naples projects, each providing a valued voice in the decision-making process and insight into their clients’ evolving wish lists. u

Living Room: “Wide floor planks make a statement and visually expand a room,” explains Reed, who uses Legno Bastone Wide Plank Flooring white European oak in the Giuseppina finish from Naples Flooring Company throughout most of the home’s 7,700 square feet. “Our goal is to accentuate the architecture starting from the ground up.” Architectural elements are understated — tall baseboard mouldings and exaggerated coffers in the great room ceiling pay homage to the all-glass Currey & Company chandelier. Underfoot, area rugs are custom made — from the fabric and finish to the cut of the rug — with the intention of grounding each space.

“Naples is on the map like never before,” Miller exclaims. With its tropical West-Indies-meets-Naples architecture, a master bedroom that seems to float on water, plus a wine room and club room, this designer-furnished estate hits the checklist of features appealing to affluent buyers, including full concrete construction; bespoke finishes throughout; and whole-house audio systems, lighting, security, and generator. Within eight months of its March 2021 sale, home values in Naples continue to increase as more pandemic-era homebuyers escape crowded cities and high-tax states. More than seventy-five percent of VIV Homes’ projects sell pre-completion, and Miller estimates the model’s value in today’s market is now 30 percent higher than the sale price. “Naples is on the map like never before,” Miller exclaims. “More people are moving here from California and areas we’ve never seen in the past. They’re willing to pay a premium for homes already finished because they place a high dollar value on their time, which is one thing they can’t buy. This is a new era. This low-inventory market is here to stay.” u

Kitchen: Adriana Hoyos barstools cozy up to a large freestanding island in the kitchen which is finished with Cristallo prime extra white quartzite countertops, bespoke cabinetry, and a wall-spanning marble dolomite double herringbone backsplash. The gleaming hood above the 60-inch gas Wolf stove is custom-made by Modern Aire. The kitchen is also equipped with Sub-Zero refrigerator and freezer, Wolf wall ovens and undercounter microwave, two Bosch dishwashers, and a Miele coffee system.

Dining Room: “I like the impact and style of Adriana Hoyos. The muted wood tones and sheen of the fabric really blend in,” Reed says of the celebrity designer’s chairs grouped around the dining room table. The glass-enclosed wine room is a focal point, adding dimension with its design — custom backlit floating wooden panels illuminate the marble from behind. Keeping the room open on each side makes it feel like it’s part of the dining room.

Master Bathroom: The master bathroom is all marble, combining opal white and Cararra marble. “Soft, light opal white allows the subtle veining of the Cararra to steal the show and create movement,” Reed explains. By book-matching the grains and patterns of marble slabs, VIV Homes creates a statement-making mirror-image expression.

For Stofft and Cooney, the homesite dictates the design and layout of every home. “We wanted to capitalize on the bay views and the sun angles,” explains Cooney. “Most people want the master suite downstairs and a VIP suite upstairs. Club rooms are also very popular. They function as a home office and as a multipurpose room with comfortable seating and a bigscreen television. If someone is watching a show in the great room, the club room becomes the place to watch a ball game.” u

Master Bedroom: Smugglers Bay and a private terrace provide a tranquil backdrop for the master bedroom, enhanced by the lingering scent of confederate jasmine laced in the signature crisscrossing pattern of espalier. Inside, the bedroom’s pale pink walls are so muted that the color translates to a neutral. “The master bedroom stands out with a high-vaulted ceiling, full-length wainscot paneling on the walls, and a custom headboard — all factors to enlarge the room,” including master closets adorned with Poliform custom Italian made cabinetry, notes Reed. Cove lighting and John-Richard lamps enhance the mood.

Second Floor Lounge: Reed sourced furniture from a Miami-based company, including the guest lounge’s daybed and Adriana Hoyos ottomans. A quartet of palm trees, also from Natural Curiosities, and the teak sculpture pay tribute to Reed’s emphasis on natural, organic elements. Light fabrics accomplish the designer’s goal of openness, as does lighting from Made Goods.

Inside, the clean lines and minimal ornamentation of the design is inspired by the estate’s architecture — traditional with a modern flair. It blends muted neutrals, organic elements, and natural features. “We work strategically from the outside in, beginning with the rendered elevation of the home. For example, does the architecture lean more contemporary or more modern? Then we work our way into the floor plan from there,” Reed comments, adding that furniture from Adriana Hoyos Furnishings and EJ Victor also influenced the design aesthetic. VIV Homes’ limited construction schedule allows the team to focus on each home with undivided attention. Paul Stanton with VIV Builders, explains, “The way the design of this model came out with the master looking out on the bay is incredible. Second Floor Lounge: Color — in pillows and artwork from Natural Curiosities — flits across the second-floor lounge, an inviting area for guests, complete with television, in-ceiling home audio speakers, full-service wet bar with an undercounter Sub-Zero refrigerator, and balconies overlooking the pool and bay. Reed mixes muted wood tones, repeating the bar’s medium hue in the ceiling, pairing the soft griege trellis frame of an Adriana Hoyos daybed with a teak sculpture, and adding contrast and depth with a console and Made Goods coffee table. Outdoor Living: An organic teak-root coffee table, wicker furnishings, a braided rug, and shades of gray in pillows and fabric selections channel the resort vibe for the estate’s expansive outdoor living spaces. Book-matched Brazilian perla venata quartzite clads the fireplace, the kitchen’s backsplash, and the countertops. Modern Aire customized the hood vent above the 54-inch Wolf grill set into cypress cabinetry. Remote-controlled, motorized hurricane roll shutters, screens, and access panels, from Castle Services of Southwest Florida, provide discreet functionality.

With its clean lines, large overhangs, and flat, slate-like roof tiles, partnered architects Randall Stofft and John Cooney say this luxury Port Royal estate model by VIV Homes is “more West Indies meets Naples. It’s a blend of tropical, marrying the architecture in Naples.” Architectural Land Design enhances the sense of arrival with a water wall of uplit cannon scuppers, a trellis-patterned motor court, and a mix of tropical plants. “The water feature really comes alive at night,” says Philip McHenry, Project Manager for Architectural Land Design.
