The
owners
of
this
once
traditional
Bay
Colony
condominium formed their remodel dream team in a most serendipitous way. A chat with a stranger at a local restaurant found them seated next to builder/remodeler Travis Smith, of BCB Homes. They exchanged cards and the remodeling process began. With surprising similarity, interior designer Bethany O’Neil met the couple when Smith toured them through another Bay Colony project she had just completed. The couple desired an open concept, large entertaining kitchen, and expanded lanai space to capture the Gulf view. As the walls came down, the team found ways to utilize wasted space by creating larger closets and even adding a small office. The new kitchen of soft white captures the views from every angle. O’Neil added wood floor tile in a warmer shade of gray. To preserve the openness, the kitchen seating area is simply furnished with a pair of stream-lined chairs, and lanai space in the new layout is nearly doubled. The master bath was literally a labor of love for the homeowner who went through each piece of stone tile she and O’Neil selected, removing any that were too yellow or had hints of brown. She worked with the tile installer, personally placing each piece. O’Neil and the client crafted a color scheme to enhance the view, bringing the outside colors of water, sky, sand and clouds into the condo to create a Zen feel with clean lines, soothing tones, and a minimalist effect. SOUTH FLORIDA ARCHITECTURE
When Greg Weber and Adnan Ahmedic of South Florida Architecture envisioned the layout of this custom home in Old Naples, they endeavored to maximize the width of the home, creating a grand and inviting feel. “In addition to the front façade, we wanted to create resort-style amenities in the back of the home, while preserving the uninterrupted views of the lake beyond,” says Weber. First impressions of the home reveal a perfectly symmetrical front elevation with West Indies styling. Inside a flood of natural light blankets the 5464- square-foot home. The coastal transitional design, includes a spacious and well-appointed master suite, three additional ensuite bedrooms, gourmet kitchen, custom wine room, multiple living areas, and two 2-car garages. South Florida Architecture designed stepped ceilings with decorative beam details throughout the home to delineate the open spaces. The dining room features a more contemporary multi-stepped coved ceiling with indirect lighting, while the vaulted ceiling with rafter style detail and tongue-and-groove finish provides a more traditional feel. A large private second floor terrace overlooks the outdoor living and entertainment area. The effortless ease of living continues in the outdoor space with zero edge pool and spa surrounded by multi-level seating areas to take advantage the private setting of this lakefront retreat. HARBOURSIDE CUSTOM HOMES Harbourside Custom Homes’ San Michelle model features a distinct architectural style with a unique blend of Mediterranean and Caribbean elements. The spacious four-bedroom, five-bathroom estate home at Miromar Lakes offers the allure of waterfront living. JINX MCDONALD INTERIOR DESIGNS
Each room of this beachfront villa looks out at the turquoise waters of the Gulf providing the inspiration for the color palette and coastal chic design aesthetic. The dramatic remodel by interior designer Minka McDonald, ASID, LEED AP of Jinx McDonald Interior Designs stripped away dated elements while giving detail and meaning to previously understated spaces. McDonald selected a range of blues, white, silver, and gray to create a tranquil ambiance. Clean lines in crisp white pop against blue backgrounds creating a contemporary sensibility. The choices enliven the home while not overpowering the true beauty of the outdoors. “It’s light, breathy, and energetic all at once,” notes McDonald. The transformation of the dining room includes geometric ceiling detail which defines the space. The once underwhelming master bedroom is now a shimmering sanctuary paying tribute to the glistening water beyond. BARRY DENICOLA REALTY Unique architectural design maximizes panoramic views and stunning Gulf of Mexico sunsets in this Barefoot Beach home. Situated in its own beachfront enclave, the four-story plan offers a “fresh modern coastal interior design,” according to real estate broker and listing agent Barry DeNicola. Designed for entertaining and beachfront living, the home encompasses 6,314 square feet including five bedrooms and a den. A grand staircase leads to the main living area on the second floor with 12-foot ceilings and glass sliders which pocket to reveal the blue water and white sand beach. The gourmet kitchen is designed for culinary creation and modern living, with two generous marble-topped islands, state-of-the-art appliances from Ferguson Bath, Kitchen & Lighting Gallery, and contemporary, clean-lined cabinetry which complements the Legno Bastone wide plank wood flooring installed throughout the home. A contemporary 8-bulb chandelier hangs over the modern dining table surrounded by eight high-backed chairs and two rattan-accented end chairs. The seating area overlooks the outdoor living space and water. Upstairs, a generous second living area with wet bar serves the home’s four guest suites. “Well organized and extremely livable” describes this old Florida-style home according to its architect Matt Kragh of MHK Architecture and Planning. The two-story design includes four bedrooms plus a study and both an upstairs and downstairs living area. Developed by Compass/Belz Properties and constructed by Waterside Builders in Naples’ Moorings community, the wide open spaces and southern exposure flood the home with natural light. The home’s Old Florida exterior is a formal approach with two flanking signature MHK gables and second floor element which defines the entry. An interior staircase and upper floor balcony area lighten the space. Upstairs, a second floor gathering space in the front of the house overlooks the main living area. The main living area leads to the combined kitchen/ dining space with a custom glass enclosed climatized wine room on the far end. Kragh designed the area specifically for entertaining. Sliding doors off the dining room fully pocket for a free flow to the large outdoor living area with comfortable seating, gas fireplace and retractable screens. Nautical nickel pendants suspended from the tongue & groove ceiling illuminate the large center island and crisp white cabinetry in the kitchen Similar ceiling detail is seen in the master bedroom. French doors in the owner’s suite lead directly outdoors to the unique, curved shaped pool and spa with sun shelf. The home that once stood on this property was destroyed by a lightning fire in 2015, leading to a complete rebuild by Calusa Construction, and in the process, a complete redesign of the 5,500-square-foot home. R.G. Designs updated the floorplan, opening the living spaces and adding decks on the second floor of the home. The Santa Barbara-inspired design of the home lends itself to a white smooth stucco exterior with handmade clay roof tiles, clay chimney pots, and decorative tile details in feature walls of the exterior elevations. Calusa Construction changed the exterior cornice details to incorporate stained cypress wood soffits, shutters, window headers and trellises over the garage doors. The ceiling details in both the interior and exterior living areas are stained Pecky Cypress, which has natural worm holes, giving it a rustic feel. The same wood is used in the custom milled beams throughout the home. The team crafted custom oak stairs with wrought iron balusters and oak handrails. INTEGRAL BUILDING CORPORATION

The new owners of this once Mediterranean home desired a coastal-style residence better suited to life with five young boys. Integral Building Corporation executed the dramatic transformation. The dining area, staircase, and kitchen were completely reworked to reflect the new style. Italian marble floors were removed and replaced with engineered wood flooring. The kitchen renovation required replacing plumbing and electrical to create an open, airy coastal floorplan. The center hall staircase was relocated to open the view, while adding a second landing lessened the steep pitch of the stairs. Moving the staircase off center created space for a new wine room and sitting area overlooking the pool. A wall of pocketing sliding doors completed the indoor outdoor connection. The

bedroom
was
redesigned as a parents’ retreat. A sliding wall of windows accentuates the view to the Gulf. A new stacked stone feature wall houses a large screen television and linear fireplace, while a wet bar and comfy sitting area complete the peaceful refuge. Outside, the builder added cedar touches to the lanai ceiling and summer kitchen and renovated the pool. Arched openings were squared-off to fit the new coastal style. THOMAS MARTIN CONSTRUCTION
Thomas Martin Construction worked to to maximize this home’s waterfront location and views. The exterior is classic coastal with a dramatic 2.5-story entry featuring 10-foot tall custom aluminum double entry doors, mixed sea-glass paint, and crisp white shutters bring the coastal design to life. The kitchen features clean, white shaker cabinets with sleek European appliances, and a dramatic waterfall granite island spanning over 14 feet. Ten-foot sliding doors preserve the views and lead to the large lanai. A 50-foot curved infinity-edge pool overlooks the wide-water. “When the perfect team comes together—builder and homeowner with one vision—it is the best opportunity to create something spectacular,” notes builder Tom Martin. PATINA COLLECTION Karen Abell, owner of Patina Collection, and senior designer Wanda Pfeiffer provide non-traditional design while capitalizing on the lake view and natural light and architecture in this Naples home. Karen focuses on a diffused and subdued palette throughout with thoughtful use of her expertly curated selection of antiques and new custom furnishings. One-of-a-kind natural flooring, luminous walls, and an eclectic mix of textures, linens, and fine details make each space inviting and unique. This 1980s beachfront condo was transformed into a contemporary residence to fit the desires of a young family of four wishing to enjoy the Florida lifestyle. Soft neutral tones are used throughout. An added fixed glass panel to the right of the lanai doors provides additional light and views in the great room. Removing the side wall of kitchen created an open concept. Oversized countertops provide needed workspace and banks of drawers add storage. TEC Construction added undercabinet lighting and a linear stone backsplash for warmth. The renovation of this Pelican Bay condominium leaves no trace of its 1990s floorplan, finishes, or furnishings.
The
collaboration
between
Naples
Kitchen & Bath and Cinnabar Design yielded the open concept, organic, contemporary residence the client desired. Drawing upon their knowledge from previous renovations in the building, the team removed a wall and relocated the tray ceiling to create a kitchen suited to entertaining. Naples Kitchen & Bath installed light gray perimeter cabinets by Greenfield and textured European white oak contemporary slab doors on the quartz island. In the living area, custom niches with floating shelves and recessed LED lighting were created as a home for the client’s ceramics collection and largescreen television. Cinnabar selected a unique handmade Phillip Jeffries wall covering to add interest behind the lighted shelves. The original shower and large Jacuzzi tub in the master bath were replaced at the client’s request. Naples Kitchen & Bath created a large custom frameless shower with a truly one-of-a-kind contemporary glass barn-door. Updated lighting, textured European white oak contemporary slab-door cabinetry, quartz counters, and a mid-century modern style tile give the bath an industrial edge. KGT REMODELING

KGT Remodeling did a complete renovation on the choppy floorplan of this 1980s unit, which required a redesigned floorplan to open the space. Walls were removed to create a current, airy open concept in the main living areas. The once confining kitchen was opened up to connect with the main living area. The dramatic kitchen transformation resulted in a bright, open kitchen with white cabinetry, stainless steel appliances, and new ceiling with recessed lighting. The tile backsplash adds a pop of color and reflects the beautiful views outside. In the master bath, dated, tired dark wood cabinets were stripped away. The new design includes white cabinetry and counters with a dressing area, and a floor-to-ceiling glass shower enclosure with soft mosaic tile accents. WRIGHT JENKINS HOME DESIGNS
The beautiful Florida-style Bonair provided Wright Jenkins’ clients with exactly what they wanted—a vacation home that lives like a private resort on Boca Grande’s Gasparilla Island. The Minnesota clients started the design process with home designer Dave Jenkins who incorporated into the design a dramatic vaulted ceiling and three dormer windows, naturally lighting the space from above. The vaulted ceiling is enhanced by decorative beams adding to the beach cottage feel. Wanting to ensure comfort and privacy for guests as well as the owners’ own privacy, Wright Jenkins designed a spacious VIP suite over the garage. A large front porch not only fits the architectural style the clients desired, but it has proven to be an open invitation to the clients’ many new island neighbors! A missed opportunity led to the construction of this custom KJIMS home on Marco Island. The owners viewed a nearby spec home the company built, but it was sold before they could make an offer, so they purchased a nearby lot and designed their home with KJIMS. The coastal transitional theme throughout focuses on an open floor plan and opportunities to enjoy the view. The home encompasses 4,300 square feet with 10-foot Windoor pocketing sliding glass doors to the pool area, cypress wood ceilings, a summer kitchen with bar, automated hidden roll down screens and shutters, and a Control 4 whole home automation system. KW PROPERTIES The
stunning
interior
revives
the
quintessential Old Naples Cottage with a bold infusion of chic, casual elegance. High ceilings dominate the open floor plan bathed in abundant light. A custom Chippendale stair rail ascends to the second-story balcony reflecting the traditional lux-feel of the home. Making old look new… The historic Immokalee Cottage c.1920 is a prominent landmark property located in the heart of Old Naples. One of the oldest and most extraordinary properties in the city, it presented quite the design challenge for designer/developer Kristen Williams of KW Properties. The design team went to work removing the flooring, opening walls, and adding a new custom kitchen to create a more open floor plan overlooking the living room and dining area. A luxurious first-floor master bedroom was added, but in adhering to FEMA regulations is detached from the rest of the house by two inches with drywall and siding covering the gap. Outside, a new resort-inspired pool and outdoor living space were created in addition to a two-car garage/ carriage house and upstairs workout studio. “When you’re working on these houses that are historically significant, you have to marry what home owners are looking for and what it was— the history,” notes Williams. DREAMWORKS REMODELING Dreamworks Remodeling converted an awkward bath layout into an efficient, functional space. The custom vanity cabinet in rift-cut white oak provides a place to secret toiletries, hair dryers, and other daily essentials. U-shaped drawers under the sink create usable space around the plumbing. The thicker countertop granite coordinates with the back shower wall. The same wave tile is used in the shower, tub surround and vanity for a cohesive look. Kraus glass vessel bowls give this small space a big feel with lots of luxury detail. This small dated bathroom condo presented some challenges to redefine the space from a tub to a shower while maximizing the confined interior. The new design brings texture to life with 3D tiles, trims, and granite. The back wall is a statement granite called Petrified Wood. The 3D Wave tiles and stone accent trims give depth and texture in this contemporary bathroom. A linear drain against the wall is hidden under the shower trim.
