Converting inspiration into a final product is best accomplished when your design team is involved from the very beginning of the project. In this case, the bond with this client actually started several years ago when this homeowner hired sisters Denise Ward and Michelle Perry of Denise Ward Interior Design to furnish their first condo on Captiva Island. “She’s great with people — reads them and figures out exactly what they want,” says Ward referencing her sister and design partner. “And she’s incredible, designing intricate architectural details and backgrounds.” Perry says proudly of her sister. It’s fitting that this modern day ‘Designing Women’ duo would turn an expansive Gulf-to-bay property on Captiva Island into one ultimate family-centric compound for their repeat client’s growing family. u

Builder Todd Zamniak echoes the same relationship with his clientele on this close-knit island. “It’s incredible that we’re tearing down the small houses we built years ago, all to build these large family homes and guest houses on the their land again,” says Zamniak in amazement of his own tenure. What started with a single picture of a Polynesian home in Hawaii, had Ward and Perry searching tirelessly for exclusive fabrics, one-of-a-kind trims, and furnishings for their discerning client. “This homeowner wanted everything to be unique. Nothing too mainstream would work for her,” says Ward. Nearly every inch of this home is customfinished, hand-applied, or personally crafted, from the color on the garage doors to the ergonomically designed bathroom vanities (with pull out toe kicks to give the grandchildren an extra inch or two at the sink). A colorful media room is located on the other side of the living room fireplace wall, where the homeowner’s collection of esteemed mortar and pestle sets are on display. Textured, geometric, hand-carved stone spans the entire wall — a visual throwback to the metal, beehive wall hangings and rippled-carved stone in the great room. u

The artwork conceals the television and retracts when viewing the screen. The fireplace wall is a convex-and-concave-etched faux stone tile that creates a beehive pattern, similar to the metal sculptures displayed in the great room. The homeowner’s love of fully saturated teal and purple with vibrant pink and orange, contrasts the dark wood elements throughout the home. Each family member has their own color scheme, ceiling treatment, custom-designed furnishings, and coordinating en suite. Every room is distinct from one another yet stays within the modern island style. Ideal for entertaining, the kitchen and adjacent bar cabinets are charcoal-finished rift cut oak with linear, horizontal stainless steel accents and upper door panels. The kitchen island is a work of art featuring different mediums for form and function. The countertop has quartzite on the prep-side and luxurious walnut on the dine-side. Hot pink fabric on the counter stools is repeated from the adjacent living room. The double-dropped ceiling over the island gives dimension for general, task, and ambient lighting. The kitchen cabinets extend into the dining room, which features its own unique look: A different, yet harmonizing, glass tile backsplash and similar stainless steel motif. u

Above: Keeping the homeowner’s extensive family in mind, Ward and Perry carefully considered each material when designing the kitchen. The dining room’s bar countertops are concrete with colorful, polished agates embedded on the surface. While anyone can see that Sherri DuPont, president and principal owner of Collins & DuPont Design Group, and Amy Coslet, project lead and interior designer, are extremely talented, as Editor of Home & Design, I had the pleasure of getting to know them beyond the surface of their design portfolio.

When we sat down to discuss one of their recently completed projects, I saw the side of their designer skill set that is often reserved for clients. We dove deep into the details of this home, and they guided me through the project just as they would navigate one of their clients through their perfected interior design process. DuPont and her business partner Kim Collins, vice president and principal owner, founded Collins & DuPont Design Group 30 years ago. Over the last three decades they have built their business and crafted relationships with local design professionals in Southwest Florida and beyond. u

Above: This Mediterra estate built by Harwick Homes has a 17,221-square-feet under-roof footprint. Designed by residential designer Gabriel Orengo, it boasts 9,663 square feet of living space with an additional 3,245 square feet of air-conditioned storage bringing the under-air total to 12,908 square feet. Landscape architect Scott Windham designed the circular pavered drive with tropical palms and bougainvillea bushes for a warm welcome and inviting first impression of the family-oriented home. Right: “It was really important to both of the homeowners that we had a small barbecue, so that if the husband just wanted to cook a steak for him and his wife, he didn’t have to fire up the 5-foot-long grill to cook them a meal. So, right outside the kitchen there’s a garden, which sort of turned into a meandering brick pathway, and it has a grill for him and an herb garden for her,” says Smith.

So when builder Mark Smith, president of Harwick Homes, recommended his clients work with Collins & DuPont Design Group for their new Mediterra home, it was a seamless transition. DuPont and Coslet met with the homeowners and “…just fell in love with them,” and began working on the home’s design right away. I was also fortunate to sit down with Smith, who has been at Harwick Homes since the company’s beginning in 1993. Just over 10 years ago, Smith purchased the company, and as we spoke, I clearly saw his commitment for Harwick Homes and the custom home building industry. “I think it’s best if the builder, who’s going to be ultimately responsible for the house for 10, 15, 20 years or longer, should be involved from the very beginning — in how it’s designed and constructed — so they can ensure that it’s warrantied properly,” he explains. The team at Harwick Homes puts a strong emphasis on compiling the best team of professionals for their clients. They get to know their clients’ lifestyle, design taste, and needs so that they can provide introductions to other professionals that are best suited for each client’s personality, timeline, and wish list. “When we work like that, it’s very nice because everybody that’s involved in the project has an opportunity to express their opinion during the pre-construction process,” Smith continues. “For us, that collaborative concept typically consists of the architect or building designer, the interior designer, and the landscape architect.” Interior designers DuPont and Coslet worked closely with Smith and the entire team at Harwick Homes, the landscape architect Scott Windham, and the residential designer Gabriel Orengo to make sure every element was exactly what the homeowners wanted. u

“I think the more you work with somebody and get to know them, you kind of naturally sense where it’s going,” says Coslet. DuPont agrees, “You get to know what they like, and what they don’t like. When we first met with the clients, the wife had said they wanted a contemporary home, but their roots were really in traditional,” she continues. The traditional touches are evident in the millwork, but all the finishes are “glitz and glam” and lean contemporary. As I pour over the home’s design with Coslet, DuPont, and later Smith, I am amazed by the floors and ceilings, and how flawlessly those elements coordinate with the furnishings and fabric selections. When I ask Smith about some of his favorite parts of this home, he mentions the ceiling detail and slider doors in the great room. “That whole area is an engineering masterpiece! If the ceilings weren’t finished and you could see all the concrete beams and the steel that was involved in the almost entirely concrete floor over the kitchen and living room, trust me, you’d find it pretty impressive,” Smith muses. The composition of the home was really geared towards the homeowners’ large family. Each guest room is complete with en suite, perfect for guests’ extended stay. But the great room, which includes the kitchen, breakfast table, bar, formal dining, and family room, is designed for everyone to gather in. “You can really tell they are a lot of fun, and they really like to spend time together,” DuPont says fondly. u

Right “The master bedroom’s bay window was architecturally driven,” says DuPont. “It is an unusual space for a ceiling detail, but it is intended to guide your eye out towards the outdoor living area.” Harwick Homes installed the masterpiece, and the designers completed the space with swivel chairs and a custom ottoman. Left and Below: The designers spent as much time on the master bathroom as they did on any other main room in the house. “Sometimes it takes more time to do something simple and clean — that is also not cold or foreboding — than it does to create something with a lot of embellishment,” DuPont says. The outdoor shower was originally supposed to be a “Zen Garden” and is hidden from neighbors by lush landscaping and a custom pergola. The Calacatta polished marble from Ruben Sorhegui Tile is simply breathtaking alongside the three inlaid “stone carpets.” You wouldn’t know it, but behind the his-and-hers vanity mirrors are hidden TVs, perfect for viewing the morning news or binge-watching your favorite show from the Oak Hill Soaking Tub from Ferguson, Bath, Kitchen & Lighting Gallery.

This delightfully neutral guest suite is one of two that have a space — originally meant as a “sitting room” — that the wife thought would be better suited as a nursery for her growing family. DuPont and Coslet selected custom Eastern Accents bedding with a subtle animal print to coordinate with the safari-themed nursery. Below Right: The homeowners talked several times about wanting to create some kind of playroom for their grandkids. They worked with Collins & DuPont to find all the kid-sized windows, entry lights, flower-shaped chandelier, and Dutch door, while Harwick Homes built the structure. “It was neat to see the whole thing come to life because it was something we talked about for a long time,” Smith says. Below: “The initial meeting with landscape architect Scott Windham on the pool concept was really enjoyable,” says Smith. “I remember the homeowner and Scott both with their phones showing us all ideas of what would be cool to have in the pool. I don’t recall exactly how we got to a fire pit sunken within the pool, but we did.” Collins & DuPont completed the custom bench seat with outdoor pillows from Elaine Smith.

“At one point, all I could think of is that we were building something that belonged in a Las Vegas hotel,” says Mark Smith, president of Harwick Homes.

This family enjoys their fair share of good times. The 9,663-square-foot home has plenty of room for fun and games. In addition to the stunning resort-style pool, the home also has a theatre — complete with a Ms. Pac-Man arcade game, a built-in playhouse for the grandchildren, and Pop-A-Shot basketball game on the upstairs balcony! DuPont and Coslet enjoyed working with the family throughout the entire process, but they both agreed it was incredibly fun to reveal the finished product to the new homeowners. “They had been out of town for the install, so it was really a big surprise for them,” Coslet says beaming. “We met them and handed them glasses of champagne, toasted, and began the grand tour!” “They were like kids on Christmas morning,” DuPont says grinning. n

RESPLENDENT RENOVATION

Being commissioned to elevate a Port Royal spec house into the new owner’s vision of grandeur and luxury was a dream project for lead designer Chrissy Howard and design associate Barbara Schwenk of Jinx McDonald Interior Designs. “The client asked us to create a home that emulates the stunning vistas and sublime surroundings,” explains Howard, “and we gladly accepted the challenge.” u

Having handled the interior design of the clients’ last home, the pair were familiar with what the homeowners loved (“She favors bold color”) and disliked (“He wants most of the backgrounds to be more muted to showcase their art collection”) and were given free reign to come up with a design concept both owners would approve. The homeowners appreciate the details, which naturally leads to customization. That left only one true challenge of the project — the owners wanted to move into the home during the renovation. u

“It was up to us to make sure the experience was as stress-free as possible,” recalls Howard. “But at Jinx McDonald Interior Design, we have a quarter of a century of experience in hiring, coordinating, and managing all the subcontractors and artisans and handling the full scope of work. We set and manage expectations very carefully while we pay strict attention to all the details. It helped that our clients were patient and gracious, and that we had earned their trust.” That trust paid off and the clients were delighted with the finished product — a home that is stylish, luxurious, and unique. Post-renovation, the showcase home is kept in perfect condition by the BCB Homes Estate Management Team using their unique maintenance program. “We manage every aspect of the property — the pool, the landscaping, and any interior or exterior maintenance,” explains James Jones, director of estate management at BCB Homes. “We inspect the property every other week and email the owner a full report. For items below a pre-set budget, we don’t even bother the homeowner with the fixes. We just get everything taken care of.” u

BCB Homes pioneered the idea of all-inclusive maintenance, and Jones, who worked as a supervisor on the home during renovation, believes they provide a vital service. “Keeping such a beautiful home in perfect condition is our pleasure,” Jones says. This remarkable remodel, which was completed in less than a year, supports the team philosophy instilled in the designers at Jinx McDonald Interior Design. “We love watching someone’s dream become reality and being an integral part of that journey,” agree Howard and Schwenk. n

People standing on the terrace can view the pool bar action through a clear glass window set in the floor. To balance the hardscape of the limestone pool deck, Trefz occasionally introduces Empire Zoysia turf.

Builder Randy Kurtz considers it the highest compliment when he works with a repeat client. “At the founding of Kurtz Homes 36 years ago, my father and I made a decision to remain a low-volume builder so we could always maintain a high level of involvement in each project,” says Kurtz, president of Kurtz Homes. “Bearing that in mind, I am able

to accept only a limited number of clients at any given time and am always happy to work with a past customer.” Prior to breaking ground on this five-bedroom, five full- and two-half-bath Port Royal residence, Kurtz Homes built a house for the same clients 14 years ago — just a few blocks away. Kurtz continues, “We already know the dynamic of how we will work together. Working with repeat clients on a new home usually means that they want their home to reflect a new season or stage of life and we are honored to be a part of that.” u

This project saw some other reunions as well. “The client used the same interior designer — Nancy Ruzicka — as on his last home and, of course, we’ve worked with the architectural firm — Stofft Cooney Architects — before,” Kurtz continues. “We approached this project as a team, and knowing how each other works is very helpful. We are very good at sharing ideas.” Such synchronicity makes for a satisfied client, according to Kurtz. “The homeowners were very happy with this home,” Kurtz says. “Hopefully, when they want a new house in a dozen years or so, we’ll build that one, too.” For this residence, the homeowners definitely wanted a tropical design, but different from the typical West Indies-style seen so often in Southwest Florida. “They wanted a twist,” says Partner of Stofft Cooney Architects, John Cooney. “So, to differentiate their home from any other and offer some unique architectural details, we went with a very authentic design, including a cedar shake roof and real mahogany detailing, which you rarely see anymore because of the maintenance required.” The solid mahogany-framed Tischler und Sohn windows from Germany open either as a regular window or may be angled to open like a door. The garage door is also solid mahogany and the roof is of a certain species of cedar shake that moves, curls, and cups a bit, adding charm over time.

“Impeccable teamwork and a client who was committed to doing this level of architecture came together to create a truly spectacular home,” Cooney says. The home may not be the largest in the Port Royal neighborhood, but it is one of the most exquisitely detailed. It is situated on the end of a cul de sac on a pie-shaped lot, with the widest part facing the water. Spectacular views of Naples Bay can be enjoyed from all main living areas. The entryway includes a truly show-stopping feature — a pavilion where visitors cross a bridge. “It’s like crossing a tranquil creek in order to enter the house,” says Cooney, who had the bridge and the pieces for all the architectural details built and cut on-site by true craftsmen to his design specifications. “The framing crew was very detailed,” explains Cooney. “They created the stained cypress ceilings, and all the kiln-dried and painted wood brackets. I had mahogany louvers made to fit the tropical architecture. It is the authentic details that separate this stunning home from any other.” n

The homeowners wanted a more casual entry without adding a massive stairway, according to John Cooney of Stofft Cooney Architects, who was presented with the challenge of elevating the dwelling with more risers than one would typically want aesthetically. Working with the landscape designer, Cooney designed a retaining wall to mitigate the vertical height and finish the floors five feet above the roads’ crown. “We didn’t want it to feel cold,” says Scott Weidle of BCB Homes. “We used a traditional wood railing and radius detailing usually found on historic homes.”

Interior designer Molly Grup based the home’s color palette on a Kravet chevron fabric in tangerine, chartreuse, and teal, shown here on the sofa’s toss pillow. The large ceiling detail of white polar and stained European oak beams echo that of the foyer’s and stands out from the whitewash pecky cypress surrounding it. The television wall features shiplap detailing, otherwise known as “nickel gap,” because, as Grup confirms, a nickel could slip perfectly between the boards. 142

Sometimes, interior designers are asked to think outside the box. Molly Grup, senior designer at Ficarra Design Associates, was asked to do just that when designing this Naples home. Her clients requested a design scheme that incorporated bold color, relaxed beachy elements, new pieces, and even an antique or two in a home that needed to be perfect for entertaining. “I love to go above and beyond, creatively, for my clients,” says Grup. “This was a very special design and it really looks unique compared to other projects I have completed.” u

Left: “We started the project with a couple of walls of shiplap,” says Grup, “And the clients loved it so much we added the detail to the staircase, wine cellar, and behind the club room television.” The graceful staircase, which showcases some of the home’s beautiful trim work, has treads stained in dark walnut. Next to it, a glass-enclosed, climate-controlled wine room stores the owners’ impressive collection. Contrary to designing a retired couple’s second or third home — a typical job in the Naples design industry — Rob Herscoe and Michael Hajjar, the partners of Herscoe Hajjar Architects, find themselves more often designing homes that need to accommodate energetic families with young children.

“For a time, younger clients would settle for a spec or model home and try to shoehorn their needs into a builder’s existing home plans,” explains Herscoe, managing partner of Herscoe Hajjar Architects. “But now, younger people are more enlightened and realize that by building a custom home, they can get exactly what they want without being stuck in a limited design process.” The homeowners of this clever house in Talis Park were such enlightened clients. “They wanted a one-story home so the kids’ bedrooms would never be too far away from the parents, and they wanted spaces where they could keep an eye on them, too,” says Herscoe. “So, we were challenged to create a design that was one-story, but light-filled throughout the home, with no dark interior spaces.” u

“I call it ‘The Goldilocks House,’” says Herscoe in reference to how the expansive home, designed by Herscoe Hajjar Architects and constructed by builder Matthew Shull, perfectly sits on its lot. “It is not too large or too small, and by breaking up the roof line into different elevations, the design remains animated and not too heavy.” The 6,266-square-foot home consists of four bedrooms, five-and-a-half baths, a playroom, a study, and three light-filled courtyards like the one adjacent to the main entrance. “The courtyard indents allow light to be brought in from different sources,” adds Herscoe. homeanddesign.net

Herscoe and Hajjar met this challenge by designing a home with three different courtyards. “Where there is a courtyard, there are then three walls to host windows, instead of only one,” Herscoe says. “Also, the courtyard located off the kitchen creates an outdoor play space for the kids, which allows the parents to keep an eye on what the kids are doing right outside the window while cooking.” u

The large outdoor living space also makes it easy for grown-ups to watch over the children splashing in the fountains or the pool, while the adults enjoy the bar, fireplace, and outdoor kitchen areas. And for the homeowners who entertain often, this design proved to be ideal. “The home is able to evolve from suiting the needs of the young family today into the future when those small children become teenagers, and eventually visiting college students,” Herscoe muses. “We loved working with the clients to create a home that is comfortable and able to adjust to their changing needs. Such a close, personal relationship with clients is one of the hallmarks of Herscoe Hajjar Architects.” The homeowners’ themselves are delighted with the outcome. The husband says, “Rob and Michael absolutely captured what we were looking for, including creating a climate-controlled wine room with a bar running right through the glass which houses my 750+ bottles of wine and offers very convenient entertaining space right off our great room.” He continues, “My wife and I were involved with every step of the process, and they were very open to our suggestions. Our opinions were listened to intently and our requests honored. That is Herscoe Hajjar Architects’ strong suit.” u

The clients also wanted traditional, elegant yet durable fabrics, furnishings, and finishes in their home. This task fell to the veteran team of interior designers Rebekah Errett-Pikosky and Charlie Hansen of Clive Daniel Home. “We were very mindful of the maintenance of everything we selected and presented to the clients,” says Errett-Pikosky. “We worked very closely with them and they were very involved all throughout the project,” remembers Hansen. The duo also brought their own creative perspectives to the table, where they proved to be assets. Errett-Pikosky explains, “Charlie’s take on design is usually softer and mine is more cutting-edge. Combining these two vantage points and filtering them through the clients’ desire for an updated-traditional look creates a very unique outcome.” And, surely, the outcome, or rather the home itself, will be enjoyed for many years to come. n

Originally a model, the interior design of this gorgeous home in Miromar Lakes Beach & Golf Club was well underway when it was snapped up faster than the paint could dry. Interior designers Caroline Ficquette and Raquel Bloam of Design West didn’t even break stride, but rather met with the new owners and created the ideal design scheme just for them. “The new owners were easy-going and relaxed and really didn’t want to change much,” says Ficquette. u

Chalkwhite cabinetry has brushed nickel pulls, and the stainless steel hood is a redux of the one they had in their previous home. The residential designer Greg Weber, and interior designers Caroline Ficquette and Raquel Bloam concentrated on updating lines, keeping the design clean, and using materials found in nature. Making a statement to highlight the architectural features of the home was important to the designers, but they wanted to evoke a feeling of warmth. White oak flooring from Modern Tile & Carpet and a wool-blend rug help achieve the desired effect in the great room. 184

To bring the vision to life, Design Studio by Raymond constructed cabinets with chevron-shaped shelving surrounded by vertical stacked marble from Modern Tile & Carpet.

“This home presented a beautiful canvas and had great bones,” says Ficquette. Bloam

“We then take the time during the process to work back and forth, fine-tuning all the details until we perfect the plan,” Weber continues. “We are very thorough and detail-oriented, and between us we have a clear understanding before starting any project of the needs and desires, any special features or characteristics, as well as the budget, in order to create a dream home.” In this instance, the four-bedroom plus bonus room, four full bath and two half-bath home with 5,384 square feet under air met the clients’ expectations perfectly. “Working closely with the homeowners, the builder, and the very helpful team at Modern Tile & Carpet, we were able to bring our education, experience, and talents to bear. We created the perfect home for our clients and had a great time doing so,” Ficquette concludes. n

W

What is “De-Tuscan,” and why would someone want to use this term when thinking about their Naples home? As a skeptic of home trends and lover of all things design, I had to ask expert interior designers Chantal Warmoth and Susan Trivison of Clive Daniel Home (CDH) to pause the beautifully-crafted, flashy CDH television commercial (that features one of the company’s namesake owners, Daniel Lubner) and explain exactly what “De-Tuscan-izing” should mean to our Neapolitan clientele. TYE DAVIS: Looking at these photos, ladies, you make me feel like the design pendulum is swinging back to a warmer, traditional design. Could this be true? A shock wave of emotion vibrates through the phone as we all dine on our favorite lunches, chatting about a terrific project and design forecasts, like old friends. CHANTAL WARMOTH: [Laughing] Maybe! But these clients had a typical design dilemma: she wanted to move, and he wanted to stay in this home. Just look at those before pictures. A pretty and very dark palette of reds and golds with fringe pillows and plaid. SUSAN TRIVISON: Their home was a pretty, albeit typical, home with dark cherry woods, warm colors, lamp shades on every light fixture… you know, beautiful for the decade when it was built. CHANTAL: Yes, the home has perfect “bones” since it was a model home spanning 6800 square feet [originally built by BCB Homes and designed by Stofft Cooney Architects]. TYE: I agree! Now, tell me about this homeowner and let me in on the ways you “de-Tuscan-ized” this space for them. SUSAN: This homeowner is simply amazing — she interviewed several designers and decided on us based strictly on our chemistry. We are currently designing their third home, which is in Indiana! For this Naples home, she wanted a simpler design, incorporating sleeker lines and light, neutral colors. TYE: I see from the before pictures that many of the previous architectural elements have been spared! SUSAN: Right! Notice that all the floors are original! The wood floor inlay in the dining room is original to the home and works beautifully with the new palette. CHANTAL: The staircase railing was painted from brown to black. We added a large, vintage-inspired chandelier to the foyer instead of relying on the light from the existing sconces, which were removed, and took down the gothic faux shutters to clean up the heavy Tuscan look. The columns in the foyer and living room were cherry veneers on wood. These were painted the same color as the trim, beams, and existing doors: Sherwin-Williams Extra White. SUSAN: You don’t have to go into a Tuscan-styled home and destroy it or rip everything out. Of course, we can do that since we love construction! But we do what’s best suited for the client and appropriate for the project. u

TYE: So, what’s the secret sauce in your design process when using the now-infamous “de-Tuscan” terminology? SUSAN: There is nothing wrong with Tuscan design or traditional design! We have super contemporary clients and super traditional ones. Every home and every client are different. We take the time to get to know our clients so eventually we can say, “Oh yeah — they are going to LOVE this.” CHANTAL: We strive to incorporate every little detail about them in their home — [Laughing] sometimes a little too much! TYE: No such thing! Attention to detail ensures your client is walking into their home — like you just get them. It looks like you totally nailed their style: Mediterranean and refined. SUSAN: It’s definitely a new version of traditional — a Spanish Revival. And they [meaning “De-Tuscan” clients] must know that we are great at working within budgets. That’s a common misconception that designers are too expensive. Making mistakes is actually expensive, and designers help you avoid making mistakes!

TYE: With so many furniture choices and products, how do you narrow down your selection and find the perfect piece for your clients? CHANTAL: We are fortunate to have our own team of craftsman for our Clive Daniel Home line of furniture products. We can draw and specify every inch, finish, accent (we used gold leafing on the two matching chests in the dining room), and hardware to our (and our homeowner’s) exact specifications. SUSAN: For this client, we designed two matching buffet servers for the dining room. They have a customized interior for optimal storage. Along with the unique two-toned finish, they have beautiful crystal knobs! TYE: Ok, so in this Clive Daniel Home version of “Love it or List it”, where is this client living now? CHANTAL: They ultimately decided to downsize. But, when they put this home on the market, it sold in a week!

A tufted ottoman in lieu of traditional chairs offers more seating, as well as an unobstructed view to the outdoor fireplace. “The flying buttress ceiling detail is also original and to accent this beautiful, often neglected architectural detail, we painted it one shade darker than the walls. Each surface was touched with a lighter, simplified color palette of ivory, white, and taupe,� explains Warmoth.

RELAXING HAVEN

“Home,” was much on the mind of builder John McGarvey, president of McGarvey Custom Homes, when he conceived this all en-suite four-bedroom residence with 5,665 square feet under air in Quail West. “Naturally, it has the curb appeal and wow factor that everyone has come to expect from a McGarvey home,” says McGarvey Custom Homes salesperson John Zagar. “There is a knock-out view right across the 18th green of the championship golf course and sparkling lake, and the house takes advantage of its location on a great lot.” But the idea of a “home” as opposed to a “house” was what McGarvey concentrated on, and in doing so, he walked a mile in the future homeowner’s shoes. u

“I wanted the home to be a place where you could feel comfortable in a pair of sweatpants or a tuxedo, where the owners could host a fantastic cocktail party around the pool, or gather the family for a memory-making Christmas dinner,” McGarvey says. Part of McGarvey’s plans for this house, or rather a family’s future residence, was for it to be a one-story home. “It is a perfect house for aging in place with never the need for an elevator,” he says. The task of designing such a happy haven fell to residential designer Rich Guzman of R.G. Designs, who found the project predictably challenge-free. u

McDaniel worked with Kitchens by Clay to duplicate a two-toned open shelving concept she saw in a trade publication. Here, she was inspired to incorporate white tones used throughout the home alongside a weathered gray finish on the kitchen cabinets. The waterfall-edge island has Jessica Charles barstools with a dark putty wood finish — which McDaniel cleverly chose to coordinate with the landscaping just outside the nearly floor-toceiling windows. “I’ve worked with McGarvey Custom Homes on dozens of projects over more than 20 years, and I know John’s aesthetic,” says Guzman. “I also know that John is forward-thinking and allows me to create interesting designs, with details like curved windows or larger spans of glass or ceiling — options that other builders might consider too expensive. McGarvey always allows me to be ahead of the game and that freedom always benefits the project.” Landscape architect Christian Andrea of Architectural Land Design also always enjoys projects he does with McGarvey. “John always gives me free rein to follow my inspiration, accentuate the architecture, and add quality to the project,” says Andrea. “By raising the elevation, the home has enhanced views of the golf course.” u

Above: Kitchens by Clay created the vanity cabinetry and floating shelves, set on a Phillip Jeffries textured wallcovering in striated blues, grays, and creams. If you look closely, you’ll notice that there’s a window inset above the vanity mirror, so natural light enters the bathroom from above as well as through the wall of windows outside of the spacious walk-through shower. The Andreas freestanding tub from Ferguson, Bath, Kitchen & Lighting Gallery sits behind two tile “rugs” that mimic the herringbone pattern also shown on the shower’s niches. Right: In this large study, McDaniel made use of the extra room to design a space with more than one purpose. Using a narrow white-painted maple desk from Old Biscayne Designs, the designer was able to place a fully upholstered daybed against the desk – a perfect place to lounge between working. When business calls, a Hancock and Moore desk chair provides comfort, and a custom built-in with floating shelves by Southlinks Custom Cabinets offers plenty of storage options.

Andrea particularly enjoyed working with the expansive lot, a norm for the Quail West community. For this home, he was able to utilize the space for elements like the side courtyard garden. “The success of a project always comes down to personalities,” Andrea continues. “I am grateful I get to work with such talented professionals who allow me to take ideas from the clients and then work with them to create the best design solutions.” Interior designer Arlynn McDaniel of Freestyle Interiors also has a long-standing relationship with McGarvey, and since she’s “on his wavelength,” he often shares his vision with her before giving her creative freedom for a project’s interior design. McDaniel followed McGarvey’s suit and imagined herself in the home, focusing on what elements would make her the most relaxed. “I used lots of texture and warm colors to make the space intimate and welcoming,” McDaniel says. To complement Guzman’s design, which incorporates an abundance of windows, McDaniel selected calming colors of nature for the interior palette. “The design became all about comfort in my mind, and as ever working with the McGarvey team, it was a wonderful experience. Together we created not just a house, but a true home,” McDaniel concludes. n

Right: Landscape architect Christian Andrea created a courtyard, located just off the guest room corridor, to be an afternoon patio where one can escape the noisy pool area, read a book, or watch the sunset. Stepping stones laid amidst the turf creates what Andrea calls a “river of stones.” Groupings of tropical plants like Christmas oak and confederate jasmine fill the courtyard and a vine climbs the wall to complete the perfect secret garden vibe.

When her client called interior designer Laurie Walter of Cardamon Design and asked her opinion of Talis Park, the answer was an easy one, as Walter herself lives in the community. “I told him that Talis Park was spectacular, with its picturesque bridges, authentic Tuscan feel, and fabulous waterways, and that building a home there was truly taking a step towards living out loud.” When chosen for the job, Walter, and associate designer Kelly Sereghy, got to know the client and listened carefully. He proved to be very discerning and full of ideas. With Walter’s recommendation, he even provided his own wishbook of furnishings, paint, and textures for his new home. u

Above: Tall ceiling height and an elegant stairway are details architect John Cooney of Stofft Cooney Architects points to when explaining how he designed a villa with the amenities of a single-family home. Tiny chips of mica in the wallcovering by Romo provide a glittering backdrop for glass art plates from Wilson Lighting. Parentheses-curved railings add a contemporary feel to the traditional wrought iron stair railing. A surprising touch is added by the colorful painting of Ray Charles by Michael Israel that the homeowner won in a charity auction, set on a wall painted with Sherwin-Williams Agreeable Gray. The villa’s main flooring is wide plank oak in a tobacco finish. Right: Always looking to add detail, Walter designed the great room’s coffered ceiling to have a square element at the base of each coffer. A contemporary Netto chrome and glass chandelier from Wilson Lighting lights the Vanguard Furniture seating group from International Design Source. The focal wall behind the television is coffered to tie into the ceiling detail and painted darker than the rest of the room in Benjamin Moore’s Rhine River. A hand-knotted wool rug with a watercolor design is from Hadinger Flooring.

“The homeowner wanted something rooted in a traditional lifestyle, but with a contemporary spin,” says Walter. “As a designer, it would be very easy to create just a set modern look. But, combining my ideas with his into a design aesthetic that is both sophisticated and very livable takes skill and experience.” Using a service Walter and Sereghy refer to as concierge care, they selected all background materials and designed all the wall details and cabinetry throughout the home, as well as deciding upon the master bathroom configuration. The pair was even integral in the design of the pool. They also specified all furnishings, fabrics, art, area rugs, window treatments, or, as Walter calls it, “everything the eye can see.” Walter also designed the home’s unique ceilings and other architectural features, providing the builder with field drawings to carry out her vision. u

Right: Walter worked with a cabinetmaker to create a tone-on-tone kitchen with great visual interest. Warm white cabinets with nickel handles line the perimeter underneath a ceiling detail of floating beams designed by Walter. Wine storage is provided by an extension of the kitchen perimeter and open shelving has dedicated drawers for glasses and other bar implements. The client loved the modified corbel of the island’s base with its custom driftwood finish, a detail that is echoed in the ceiling design. The designers chose Leathered Ocean Beige granite for the countertop, and a trio of Vanguard Wrenn barstools offers seating for conversations with the chef.

Builder Ken Wells, president of Artisan Associates, worked from modified plans originally created by architect John Cooney of Stofft Cooney Architects. Cooney designed the villa to “live like a larger home,” with many of the amenities of a singlefamily house including a two-story foyer entry with a focal point stairway, and a layout taking advantage of a large outdoor area. He also took special care to set the home perfectly on the property. “I staggered the property lines to ensure the home has privacy from neighboring homes,” Cooney says, “yet still have wonderful views from many rooms of the house.” “This home was on the biggest lot so we were able to include a large pool and many outdoor amenities, like a fire pit and water features, all while making the most of views of the water and the spectacular bridge,” Wells says. Wells’ team of in-house artisans also made some magic inside the home, crafting the incredible ceiling details, dramatic box beams in the living room, and beautiful trim on the staircase — all under the discerning eye of Wells himself. u

Wells built all 29 villas in the community using his expertise as a lifelong carpenter and builder of luxury homes. Partial to a coaching-management style, he is more than happy to fasten his own tool belt to demonstrate and complete a task. “I’m always very hands-on, very involved in every aspect of the construction,” says Wells. “I also involved the homeowner, working very closely with him to make sure he was getting exactly what he wanted and was having a very pleasant experience. Together we created a home that everyone is very proud of.” In the end, Walter was able to deliver, “the most amazing end result to our client, who not only thanked us profusely, but even stays in touch and recommends us.” Walter adds, “When our work is recognized and appreciated, that’s the greatest reward.” n

The cubic lines of this contemporary residence boast walls of windows and balconies — there is even one tucked above the garage — stretching across the back toward the river to take full advantage of the incredible views.

With plans in hand, Kip Braun of Braun Builders began a 18-month project that would bring one of the few contemporary-style residences to Marco Island. A departure from the Key West cottages and Mediterranean villas, the goal was to incorporate the building’s linear architecture into the visual ambience of the island.

The homeowners, who relocated from Michigan, enjoy boating and bought a waterfront house on Marco Island. It didn’t take long for them to acclimate to Florida’s year-round boating weather and settle into their island oasis. Then, the vacant lot next door became available and their imaginations soared. Braun, the architect, and the husband and wife homeowners would form a team to create what the wife calls, “a unique contemporary home, one that would be a haven for family,” and one that blurs the boundaries between inside and out. While the wife would become the effective decorator and the husband an organized project manager, the architect, Robert Diericks AIA, would create a half dozen plans offering views, volume, plenty of balconies, dramatic water elements, and a structural integrity that allows the home to withstand the fiercest winds. Building between the Bay and the Gulf of Mexico, Braun would have to meet stringent regulations. He began by digging 90 pilings 28 feet down into shell substrate. “The home is all poured concrete,” Braun says. Even the flat roofs are made of it. And yet the feeling is nothing if not airy. A nearly 30-foot beam stretches across the living area providing a walkway enjoining the upstairs bedroom wings. u

The owner’s contributions to the décor and design were vital, say Braun and Diericks. She wanted a “timeless” home — one in which accessories could be interchangeable. “I chose grays and white and relied on a variety of textures for interest and definition,” she says. From the 12-foot chandelier in the foyer, to each of the furnishings, the home bears her imprint.

Another carefully engineered and built feature is the “disappearing corner” in the family room. Abutting sliding glass doors can be opened to effectively remove a wall, even while the ceiling above is solid concrete. “Having the owners so very involved was a wonderful bonus,” says Braun, and this feeling is echoed by Diericks. u

Above and Right: The homeowners are wine connoisseurs who enjoy their wine at a colder temperature than the norm. A pragmatic solution for a perfect savor was arrived at by ducting the regular air into the small glass space, thereby dropping the temperature to exactly the right drinking coolness. The family room slider can be opened completely without a corner support — another unique building feature accentuating unobstructed views of the water.

Braun explains that most of the rooms have “floated ceilings,� which allows for space definition and precise illumination. In the kitchen, pendant-style lanterns hang delicately above a SapienStone island and modern seating. Another owner-selected choice: the glass barn-door covering for the shelving. The backsplash behind the stove and hood is striated marble, which harmonizes its almost bespoke patterning to the palette of the house.

“I had done four or five sketches of the front elevation,” says Diericks. “Then the owner came up with a suggestion of using rough concrete panels. It worked beautifully.” Having clients participate in the entire process prevents “surprises” down the road. It also allowed for a seamless integration of the owner’s ideas for décor. From the sleek linear and cubic forms to the monochromatic palette, it seems as if both the furnishings and the home’s dramatic structure have emanated from the same source. That, says Diericks and Braun, is exactly what their goal was for this home. This stunning contemporary residence marks a true departure from the Marco Island norm. “We love having people stop and look at our home,” says the wife. “It’s exactly what we’d hoped for.” n homeanddesign.net

“When someone wants to purchase the home before it’s even done, I think that’s a sign we got everything right!” says Randy Frederick, sales professional with Florida Lifestyle Homes, about the Quail West Golf & Country Club home known as the St. Kitts. PROJECT DESIGN 2020 In 2016, the original six bedrooms of the Ronald McDonald House Chartities (RMHC) Southwest Florida — as well as the kitchen, dining room, common areas, restrooms, laundry room, and all of the original flooring — were revamped entirely by 20 generous leaders in the interior design industry, in celebration of the organization’s 20th anniversary. In just three short years and the opening of Golisano Children’s Hospital, the beloved “home-away-from-home” is bursting at the seams. By providing a temporary haven in a secure and comfortable environment among other families sharing a similar burden, RMHC gives families the ability to fully focus on the healing of their child. However, a consistently full House with a waiting list has made it imperative to add an additional six bedrooms, thereby doubling its occupancy. K2 DESIGN GROUP Below: Designer Jenny Provost weaves together a melange of materials and art to create a kitchen resplendent with texture, dimension, and rich neutral colors. An end-cut butcher block top “sets the table” at the counter for casual dining. Original acid washed steel art by Yves Louis-Seize is transformed into a unique backsplash for the range. Dimensioned tiles from Ann Sacks complete the wall finish. Ceilings always figure largely into a K2 Kitchen. Wood and drywall create interesting planes that are the perfect foil to the whimsical metallic striped orb pendants. Barnwood-look cabinets behind the oh-socomfortable walnut and leather barstools provide “secret storage.”

Natural agate Precioustone flanks the wide-flame gas fireplace. The same stone was used to create a tiered and bottom-lit bottle display at the adjacent bar. Right: Long corridors need attention. In this case, we developed a series of columns and beams to foreshorten the space. The sections between the columns became the perfect display areas for original paintings and sculptures. Every opportunity was taken throughout the unit to create backdrops for the clients artwork such as this niche “found” by opening a drywalled column. Opposite Right: Texture replaces color as the key factor in this elegant bedroom. Dimensioned gypsum wall panels define the seating area. REPUBLIC OF DECOR The design request for this complete high-rise remodel was to make the overall aesthetic feel fresh, bright and timeless. The transitional design components were carefully curated combining materials, textures and artful elements. The Connecticut-based couple wanted their Floridia home to connect to their beachfront location. Their existing interior was dark, heavy and too traditional. Working closely with the clients over time, the scope of work included collaborating with their contractor regarding construction details and material selection, specifying all furniture and lighting elements, selecting all wall coverings, art and decorative accessories throughout. DIANA HALL DESIGN Diana Hall Design’s Iris Model has a California Coast meets The Hamptons vibe, and is filled with organic elements and textures perfect for luxury lakeside living in WildBlue. Lounge chairs with deep-grain wood backs, a live-edge dining table, and an oversized basket-like pendant give the home a cozy seaside feel. The timeless color palette — primarily white, cream, and taupe — flows cohesively throughout the home with pops of lemon, sky blue, and burnt orange.

INTERIORS BY HOME ESSENTIALS & THOMAS MARTIN CONSTRUCTION Interiors by Home Essentials’ and Thomas Martin Construction’s Marco Island client was looking for a coastal home — with a special request to include colors that were reminiscent of the water throughout. The study’s deep blue barn doors against the crisp white shiplap encompass everything the client had dreamed of for their home. Brushed brass hardware was added in several locations to further the nautical influence, and natural fibers found on light fixtures, textiles, and carpets were selected to soften the backgrounds cool elements. DREAMWORKS REMODELING Bathroom: This tub to shower conversion in Tiburón Golf Club was a smashing hit! Vertically stacked Old World white tile on the wall is accented by a bold mosaic stripe down the middle and onto the floor. Dreamworks Remodeling replaced the old vanity with one that has full-height cabinet doors, a vessel sink, and a quartz counter top. The room’s finishing touch was the ever-so-popular LED backlit mirror, complete with a defogger to keep steam from clouding it after a hot shower. Kitchen: In desperate need of an upgrade, Dreamworks Remodeling worked magic on this small kitchen. To expand the workspace, the microwave and oven were relocated further down the kitchen’s wall. LED lights were added below the upper cabinets, illuminating the new quartzite counter tops and backsplash. Outlets and switches are hidden by plug mouldings that tuck underneath the cabinets. Simple door faces finished in antique white accompany sleek hardware from Atlas. Spice roll out drawers and tray dividers complete this functional yet elegant space. SEAGATE DEVELOPMENT & CLIVE DANIEL HOME Clive Daniel Home recently guided the installation of furnishings for Seagate Development Group’s two-story Grenada Model at Windward Isle. “The Grenada model will showcase a casual elegance with plenty of space for entertaining. This model also features an exercise room/ her office and a study/his office, which makes this home perfect for working adults or retirees. The color palette is a mix of dusty teal, inky navy blues, and platinum gray! This petite luxury condo in Genova feels like the inside of a jewelry box! Upon entering the home, your eye is immediately drawn to the modified Chinese Chippendale wall detail behind the chat area and the dining room. The main living room’s entertainment console is flanked by floating shelves with jewel-like accessories. Behind them, shimmering Mica wallcovering enhances their sparkle. A faux horn and lucite desk captures your attention in the den, and its brush-like striations are echoed in the flooring and artwork. A custom floating console adds just enough storage space without overcrowding the room. Three striking horizontal canvases add a punch of color while the glass wall pebbles add a bit of whimsy. Applied moldings throughout the home add an elevated look, as well as delineate the individual living spaces of the home.
