Presenting a symmetrical faรงade, the front elevation of the home boasts an illuminated waterfall cascading between twin fire features and creating a dramatic welcome. Because the home is situated in an elevated flood zone, the concrete block ground floor level is dedicated to parking; the stucco-over-frame upper level is living area. Light-colored walls accented by dark brown trim, and a flat cement-tile roof add to the West Indies vibe. Exchanging classic X-style railings for sleek horizontal metal modernizes the look.

There is little about this contemporary home in Oyster Bay Estates that resembles the former occupant of the premier lot on a gently curving peninsula jutting into Roberts Bay. The 6,500 square foot home on 1.38 acres built in 1990 had “good bones,” according to architect Mark Sultana of DSDG Architects. “It was nice in its day,” he says of the once-popular Mediterranean style, “but that day was 25 years ago. It was time for a major facelift.”

The team faced some challenges in the process. “The biggest challenge when renovating in a flood zone is compliance with current building codes and FEMA regulations,” explains Sultana. Glueck agrees, adding, “Renovation offers a lot of complications, a lot of unknowns. You never know what’s in the walls!” What was in the walls wasn’t a problem here, as virtually all of the walls were torn down to the studs. In fact, a lot of the studs were replaced too. “There was not a lick of drywall left in the house. Every piece of crown moulding was replaced. All of the windows were replaced. It was re-stuccoed, re-roofed. The pool was re-done. There was not a thing that wasn’t touched,” recalls Sultana. u

“The previous floorplan was rambling; we redid everything. All of the bedrooms are now ensuite with walk-in closets, there’s a lot of outdoor living area, the docks were redone, it’s better than a resort! The house was brought up to hurricane code. The owner even put in a generator. It’s like a new house,” Sultana continues. His greatest pleasure was in seeing the transformation. u

A pair of Theodore Alexander club chairs is positioned under a six-arm Schonbek Sarella chandelier.

Cocozza was thrilled with the teamwork, remarking, “Everybody worked together for a very polished result.” It’s a result that Glueck still finds amazing. “It was a huge transformation, it’s hard to believe it’s the same house!” n www.HomeAndDesign.net

A BEACHSIDE RENAISSANCE RETREAT

The owners of this Italian-inspired beachfront villa seek refuge here from the cold winters of upstate New York. The couple sought out architect Dan Dawson after admiring his work, desiring to create a home which reflects the architecture they fell in love with on their Italian honeymoon. “Like most clients, they showed me a number of photos of homes that they loved. My goal is to blend all those photos and ideas into a design that exceeds their dream,” explains Dawson. “Many of the strongest features of the home were ideas that were started by the owners. They were a joy to work with. I would consider them to be more collaborators than clients.” Dawson says the team solidified when joined by builder Carmine Pici of Tom Pici & Son Builders. The design hit close to home for Pici, whose grandfather was a builder in Italy. Dawson’s design was realized through the skilled artisans and experience Tom Pici & Son Builders brought to the project. u

“A big part of what we do is having in place an experienced team of subcontractors, craftsman and suppliers to produce that final dream home for the clients,” says Pici. “Architect Dan Dawson is amazing and when the plans are excellent it makes it easier for us to accomplish a beautiful end result.” The owners’ goal was to create a light-filled interior with modified oldworld touches befitting the homes’ phenomenal beachfront location on Clearwater Beach. “They wanted a Clearwater retreat with the essence of luxury with a touch of glamour but not over the top or overdone. We worked to integrate the architectural elements and create an environment that is lighter and fresher and younger and more contemporary to the space.” Custom-made iron railings are softened by glistening mica-painted walls, and the shimmer of carefully selected light fixtures. The heart of the design both inside and out is the three-story spiral staircase, illuminated by a two-story cascading chandelier designed and custommade to the owners’ specifications. u

Kitchen designer Bob Ostrowski selected a mix of paint, wood stain and black for the custom cabinetry, “I like the idea of using a mix to give the space a feeling of warmth. The kitchen blends custom finishes and materials to create texture.” A wall cabinet placed over a window allows a flood of natural light and provides an ever-changing background view.

The essence of comfortable luxury in the bedding with Pyar & Co. pillows, Caracole furnishings, and Maxwell Fabrics drapery is accented by John Richard accessories for a touch of glamour. “These clients were fun to work with; they were not afraid of unique materials. It really was a collaborative effort with our team and the clients to create a special look, notes Miller.

This 5,000 square foot under air contemporary home has four bedrooms, four full- and one-half bath, and abounds with “green” features. Foam-filled masonry block was used along with Timber Strand Lumber (TSL), an engineered wood from young growth pine, which uses 96-percent of every tree cut. The siding is Nichiha sustainable fiber-cement. Windows are argon-filled, low-E, impact-resistant, and thermally broken to prevents the frame from heating up the interior. The Energy Star-rated white TPO roof reflects heat and reduces waste. Solar panels capture the sun’s rays and the house actually generates seven percent more energy than it uses. The landscape design’s drought-resistant plants are intentionally sparse to maintain the waterfront view.

The owners of this now spectacular home overlooking Sarasota Bay spent three long years working unsuccessfully with an architect on plans to replace their existing home. At the end of that time, they parted ways with the architect. Mark Sultana of DSDG Architects stepped in, and in only five months, produced blueprints for a modern, yet familyfriendly, home that captures many spectacular water views. His design realized the home his clients had envisioned, and in many ways exceeded their expectations. “I welcomed the strict timeline and budget,” recalls Sultana. “I enjoy such challenges and had a great time designing a contemporary, yet warm home, with open spaces to allow the family to be all together.” “The reason I am successful is because I wholeheartedly listen to what my clients want. It is their house, not my house, and I work very hard to make them happy,” says Sultana. “I was delighted that, when the house was finished, the owners sent me an unsolicited email telling me everything was just perfect.” One of the ways in which the house achieved perfection was a vital one to builder Josh Wynne of Josh Wynne Construction—the home achieved the coveted Emerald Level certification from the National Green Building Standard, meaning every system was scrutinized, materials selected, energy and water use planned, waste management plotted, and all site specific conditions—even during the construction process—were carefully considered by Wynne, an internationally-known environmental builder. u

“I’m a Sarasota native and, having been in the construction business for 20 years, have seen what harm our industry can do and has done to our once-pristine environment,” says Wynne. “I vowed to do whatever I could to stop such harmful practices.” Rounding out this trio, interior designer Ana Santa Maria, worked very closely with the homeowners, “It was important for me to incorporate the clients’ style into the space as that is what ultimately makes the place their home,” says Santa Maria. “They requested clean, simple lines, but we also wanted to add interest and warmth to the home by the use of color and texture.” u

The front of this island home is infused with island flavors. The selected paint colors, including rain-washed and moody blues, evoke a refreshing, fleeting tropical downpour. Gagne Construction employed shingle accents, gable and board and batten detailing, and even concrete horizontal siding made to emulate wood slats to enhance the decorative island aesthetic. Beneath the trellis is a rooftop deck, with seating and a fire pit, where lovely views of Tampa Bay can be enjoyed. Hidden from sight is the home automation of this smart home, provided and installed by Wicked Smart Homes.

This intimate, 2,799 square foot, 4-bedroom residence on Anna Maria Island serves as the perfect getaway—a tropical vacation home for a northern family—that successfully reflects their desired “barefoot island lifestyle.” An unusually pie-shaped lot required some ingenuity on the part of architect David Wash. The lot, both shallow and linear, called for added height to achieve a visual balance. “To reduce the scale of the overall mass, the house is arranged into two distinct volumes(spaces),” says Wash, explaining how the first 2-story block incorporates the garage and guest suites, while a larger block encloses the main living areas. A planned series of outdoor decks at every level further extends the space while embracing the pool and canal beyond. Builder Dan Gagne of Gagne Construction had certain restrictions to navigate as well. Obeying the island’s strict codes, he used an engineered, permeable paver system to control water levels— just one example of problem-solving the project required. “We worked within the restrictions but came up with clever solutions that never detracted from the island aesthetic,” Gagne explains. u

Left: Unassuming shades of gray mark the great room palette, from the dual-toned pair of velvety club chairs, to the subtly-patterned hand-knotted wool area rug, to the plush accent pillows. An eyecatching herringbone design fashioned in Calacatta marble is mirrored in the creamy upholstery of a deep lounge chair placed beside the focal Birmingham fireplace with Fireside Grand Oak gas logs from American Grill & Hearth. The cocktail table that centers the space uses stone to add weight, and sharp right angles to bring visual interest.

The role of interior designer Gail Carlson Brundage of Studio G Home was decidedly less taxing; her only challenge was to exercise restraint and not to go overboard with island references. “People are so taken with our gorgeous tropical surroundings,” she acknowledges. “The client didn’t want to overdo it, but instead, obtain the aesthetic by using quiet colors to blend into the sea and sky.” Appropriately, Carlson Brundage perpetuated the exterior palette into the interiors, using an understated driftwood and oyster base accented with soft, watery blues. Employing a variety of patterns and textures to add excitement, and incorporating a liberal dose of organic, natural materials, the designer was able to capture the casual, relaxed island-feel her clients so desired. “There’s a subtlety to creating a feeling of expanse, a breezy ‘airiness,’ a certain quietude,” Carlson Brundage explains. And she pulled off precisely that, decorating the spaces throughout with intriguing details, thoughtful touches, and an enviable collection of furnishings and accessories from her own boutique showroom, Studio G Home. With so many refined yet livable pieces at her fingertips, and a talent for crafting stylish spaces in a tropical setting, the designer was able to bring island living to a fever pitch while maintaining the relaxed, “kick off your flipflops” attitude that was the primary goal. n

Below: Textural richness and natural elements set an organic tone in the dining room, where a generous 60-inch round, sun-bleached wood table and tactile woven chairs sit below an exciting ceiling fixture shaped from split rattan. The centerpiece—a bowl filled with a bed of moss—adds a punch of color and a nod to nature. So grainy and wood-like is the La Casa flooring that you’d never guess it was tile. A streamlined, hair-on-hide console provides a chic and unobtrusive partition from the attached great room.

This Sarasota model personifies transitional architecture. In keeping with today’s favored style and craving for low maintenance, a tile roof and stucco structure are employed, while natural fieldstone highlights certain focal points such as the window surrounds and entryway. D & D Garage Doors complement the neutral shades of the fieldstone. An iron front door with glass inserts set below oversized corbels is a pleasing aesthetic. The windows, arranged in sets of three, create a sense of continuity. “I’m big on symmetry and proportion,” says Cannon.

After creating just shy of 1,500 custom homes during the past three decades, John Cannon, residential designer, homebuilder, and owner of John Cannon Homes, believes that people building their dream homes pretty much know what they want. They’ve toured his models, poured over interior design magazines, and now they just need someone to turn their mental pictures into good functional designs with a beautiful aesthetic. That’s when Cannon takes over. Priding himself and his team on being good listeners, he is well-attuned to what people want. Hence, the Korina—a 3-bedroom model home in the Estates at the Lake Club— has it all. Leaving Tuscan, Mediterranean, Mizner, and Spanish revival in his wake, Cannon is now focusing on transitional style. Two popular themes are at play here: Balinese and California casual. Between Cannon’s masterful design, and the expertise of Roy Davis, who was at the helm of the interior design end of this project, this home leaves nothing to be desired. Cannon took immediate advantage of the spectacular lakefront setting and made certain every aspect pointed to exactly that. “We opened the house up, accentuating the center line from the foyer all the way out to the lanai, so that everything would point to the view,” he says. Next came the bells and whistles: the luxury of having not one, but two kitchens—one for prep and one for entertaining—a spectacular his-and-her master suite that, according to Cannon, “people are going nuts over,” separate private baths, enormous tricked-out closets, and a sprawling lanai complete with outdoor kitchen, stunning pool, and a stimulating fire feature. “We used cutting-edge techniques, integrated the ceilings and windows, and ensured effortless traffic patterns so you have an overall sense of well-being as you roam through the house. It’s the total package,” says Cannon. u

Right: Visually extending the home, the view from the foyer through the great room and out onto the lake seemingly goes on for miles. Poplar crisscrossed scissor beams in a weathered teak stain generate excitement at the ceiling, while natural aged wood in a white oak finish brings a balanced calm. A pair of Uttermost oatmeal linen accent chairs join two Klaussner sofas whose neutral bodies are given a cheerful punch with pattered canary yellow and midnight blue throw pillows. Davis uses indigo on the tufted bench, also by Klaussner, which borders the linear stone fireplace. The lustrous Surya rug emulates fibrous raffia, while a teak root cocktail table by Furniture Classics references Bali style.

It is well-equipped with a professional BlueStar gas range, an attractive and functional Kohler Stages sink with Brizo’s Artesso articulating faucet, and several other upgraded stainless-steel appliances. The cabinetry mixes clean white with warm earthy brown, and a commercial-grade glass front refrigerator from True infuses a bit of modernism. As light food preparation is executed on the island lit by brass pendants from Bee Ridge Lighting, family members seated upon stools along the lower counter look on and enjoy an appetizer while awaiting the main course.

Above: The master bedroom, flooded with sunlight, is merely the beginning of all the treats the master suite holds for the potential homeowners. Atop a Safavieh Tibetan, hand-knotted ivory wool rug sits Bassett Furniture’s Compass II bed, whose headboard is upholstered with soft dove gray panels. Hanging above it is an open silk weave paper art piece. The bed is flanked by a pair of stately, oversized nightstands from Hooker Furniture’s Melange series. The ceiling treatment, combining poplar and weathered teak, makes a strong statement, counterbalanced by a delicate aged brass 8-light chandelier from Bee Ridge Lighting. Were the space not ample enough, a sundrenched sitting room is there for the couple’s further enjoyment.

Enter interior designer Roy Davis, who artfully wove Indonesian Bali-esque flair such as thatched roofs, teak wood, bamboo and stone with laid back California chic organic materials, neutral colors, clean lines and refined finishes. And… oh yes, a dash of Hollywood glamour. “You want the client to walk in and feel comfortable,” says Davis of his selections. “Nothing too formal, stuffy or unapproachable.” Also, when designing a model home, the idea is to inspire without scaring people away. He cites as examples the wallpapered headboard wall in the master bedroom, or the easy-to-find furnishings. “These are things that are very doable,” Davis explains, “The potential homeowners should feel confident that they’ll be able to re-create these design ‘moments’ with ease.” n

Above: The lady of the house could primp and pamper herself for hours in this gorgeous and spacious bath of her own. Seamless, creamy porcelain tile grounds the room, and Kohler’s “Veil” freestanding tub takes center stage. An understated linen Zoey by Safavieh settee is placed before a splashy graphic tile detail for delightful contrast. The satin brass chandelier from Bee Ridge Lighting stretches its arms overhead, and lacquer planters containing grasses introduce a touch of greenery.

123

Above: Not to be outdone, the man of the house also gets a stunning space of his own. His private bath features a wall of Italian leatherlook iridescent porcelain tiles in masculine shades of smoky brown installed in a herringbone pattern. The vessel sink from Native Trail is totally on-point with the trending material of the moment: concrete. It is set within a custom vanity done in clean, contemporary style. Saddle-toned tile in the bath transitions to white oak flooring in the closet, which is separated from the bath by sleek sliding glass doors. The ample shelving and cabinets are fabricated from textured melamine.

A LONGERview

A FAMILY-FOCUSED WATERFRONT RETREAT

The joy of an expanding family was the catalyst for interior designer Mark Dalton’s clients to search for more space and a gorgeous view of the water. They finally settled on a 4-bedroom, 3 1/2-bath attached townhome on Longboat Key, which answered both those needs— with some modification. “They wanted plenty of room for the grandkids, but also desired it to be low-maintenance,” recalls Dalton. “We also wanted to create offices for them, out of the way of little hands, but still with fantastic views of Sarasota Bay.” Dalton called on his long-time partner in remodeling, Jeff Francola of J & K Building & Remodeling, whose practicality acts as a perfect foil to Dalton’s untrammeled creativity. “Existing walls mean nothing to Mark. He is always thinking outside of the box,” says Francola. “It is up to me to make his vision a reality and do so on budget.” u

custom banquette echoes the piano’s curves and the upholstery of Anne French Jardin Maze velvet adds softness, as does the gray micro plush fabric sectional.

The two have worked well together over the past decade and this project was no exception. They first gutted the entire home, leaving only the roof. Then Francola built a loft space for the owner’s requested offices, using the 30-foot cathedral ceiling, leaving Dalton to unify the remaining huge room downstairs. “The owners wanted me to do everything to maximize the view, but I needed it to avoid the home being just a cold white rectangle,” he says. u

Parchment-shaded sconces light the Benjamin Moore Galveston Gray walls.

Dalton warmed the space with hickory wood, used as wall panels in the great room to act as an arrow, directing one’s view to the Bay. The panels carried through to the dining room, tying the spaces together. He hung a rug on the wall as art and used upholstered furniture wherever possible to soften the look. To prevent the great room’s ceilings from being overpoweringly tall, Dalton hung unexpected stands of glass “raindrops” down the wall to lower visitors’ gazes. The drops recall an actual waterfall Dalton designed in the owners’ previous home. “The husband said, ‘No more waterfalls in this house!’ so I designed one that contained no actual water,” Dalton laughs. u

137

Such whimsy is a hallmark of Dalton’s work. Each of his projects contains his signature color—clementine orange—a quirk derived from his childhood when Dalton’s mother, an enthusiastic amateur designer, always included an orange chair in her homes. He has just such a chair in his own home, and included one here in the master bedroom. Dalton also took into account the little folks likely to be underfoot in this home. “I used all commercial grade fabrics that are basically indestructible. As for cleaning the porcelain tile floor, you could blow all the dirt out with a leaf blower,” he laughs. Builder Francola even created a sod strip outside, once covered in pavers, to act as a place to walk the couple’s dog. He also fashioned a poured and polished concrete lanai, topped with shell stone and intersected with loose black rocks. When those rocks interfered with guests’ footing at a cocktail party, he came back and reworked them with polymer to provide surer footing. u “I never go home until a job is truly done,” says Francola, “and a trait I have is that I problem-solve well. I think on my feet, which makes no challenge too difficult.” “Being intuitive and understanding what my clients want, even if they can’t express it well, is my strong suit,” says Dalton. “I formulate a plan to meet their needs and desires—even the unspoken ones—and in 34 years, I haven’t guessed wrong yet. These owners were delighted with their new home.” n

Put together a team of design and construction professionals specializing in custom homes and the result is exactly that—a home so custom that there is not even a name for its style. “It’s THAT custom!” declares residential designer Jon Coulthurst of JC Drafting & Design. Contemporary and modern, this home has roots that date to 1931, when the current homeowner’s father bought the homesite as vacant land, later building the family home on it. The son bought the improved property a few years ago and had his childhood home demolished to make way for a soaring structure filled with abundant natural light and incomparable views. “We’ve built over 500 custom homes since 1978 and this home has the most spectacular views of any,” marvels Jonas Yoder, of Jonas Yoder Custom Homes. “It’s close to a 180-degree view of Sarasota Bay and Longboat Key,” he estimates. “The elevation of the home makes the views even more dramatic, and the cantilevered decks really put you out there.” Yoder’s team also had a part in preserving the heritage of this homestead, salvaging and transplanting six Royal Palm trees originally planted by the homeowner’s father. u

Right: As the eye travels upward from the concrete ground level, to the second and third levels clad in 12-inch Hardie board lapped siding, it’s easy to see why Yoder says “the structural engineering that went into this home is amazing.” Cantilevered overhangs extending from the two garages, the stucco-over-frame entrance tower, and the Galvalume® metal roof are each meticulously engineered.

“It was a challenge to work the custom kitchen cabinets around the many windows,” says Gravley. “Stretching the crown moulding across the window frames adds continuity to the layout.” A trio of sea urchin-like pendant lamps from LyteWorks illuminate the oversized granite-topped island where six hydraulic bar stools are covered in a durable Krypton fabric. location and its owners’ love for marine life. Sea-colored abstracts, glimmers of mixed metals, clean lines, large doses of vibrant blues, and fanciful lighting fixtures envelope the homeowners in their beloved marine ambiance, always with a view of the water. n

Right: Gravley used furniture to create two seating areas in the multi-purpose great room. Four Rowe Nash chairs designate a conversation space but can swivel for TV viewing. John Richard gray oak Ayr tables and a Grayville cocktail table flank a Temple sectional. Large glass rocks in shades of blue add color and dimension to the elevator shaft. “Reaching into the Unknown,” an abstract from Casarietti Studios, adds a vibrant blue focal point.

The clean and simple lines of Kohler’s Abrazo freestanding tub inspire Gravley to call it “a piece of artwork in the shower. Look at the sculpture and shape—it’s just a sexy tub!” 156

Cyan Design clear and blue glass table lamps top twin custom-stained cherrywood nightstands, which flank a brightly patterned upholstered bed with washable velvet bedding that is used to bring texture and interest into the master bedroom. Matching throw pillows accent a small scale sectional with chaise from Temple. The homeownersupplied wood and glass coffee table adds a sculptural element to the seating arrangement.

Opposite Above: The master suite includes walk-in closets by More Space Place. The luxurious bath features a “wet space” shower—a large, walk-in area with frameless glass windows and a pebble floor that houses both shower and tub. Linear lights are mounted on the framed mirrors hanging above the custom-painted wood vanities with semi-flush vessel sinks. All of the windows were wrapped with quartz to create frames. “Everything in this bath leads you to the views,” Gravley asserts. “It’s contemporary without feeling cold.”

Right: Yoder again pays tribute to the engineering by calling attention to the large cantilevered decks on the residential floors, the construction of which “was extremely challenging, and a great testimony to teamwork.” Furnishings differentiate dining, living, and relaxation zones on the generous, paver deck surrounding the pool and spa. Easily accessed from the guest apartment via the spiral staircase, designer Gravley says, “It’s a great entertaining space.” Below: Sherwin-William’s Sea Salt washes over the walls of the guest apartment, imparting a subtle green tint that is picked up in the small-scale pattern of the green and white occasional chair and the accent pillows tossed on the white sofa. An upholstered bench serves here as a coffee table but could just as easily function as additional seating in this multi-purpose space in the guest wing. Marble-topped nesting tables gleam on chrome legs.

As night falls on Tampa Bay, the transitional style of the home truly shines. Flatlylined concrete tile roofs and silver travertine walkways speak to the modernist side, while Indiana limestone detail and richly-toned wood accents, as seen on the arched entry and garage doors, pay homage to the traditional. The varietal landscaping that is the center point of the circular driveway is an artful design element that generously contributes to the overall beauty of the front faรงade.

When you have young children and dogs and need lots of space, when your perfect lot comes with a set of restrictions, and when you’re used to a certain look and cautiously-optimistic about adapting to another, where do you begin? In the case of this striking 6,955-square foot Tampa residence, the homeowners enlisted a creative team—architect Jennifer Garcia, builder David Seidenberg, and interior designer Enrique Crespo—to expertly tackle their challenges, accommodate their needs, and bring about a product that granted all of their wishes. u

Below: The perspective of the foyer emphasizes the open layout, which flows with ease. Glass jars accessorize the center table and hint at the exciting color palette that awaits. A lightweight woven rug by Surya lies beneath. Elegant brushed oak, dark-stained flooring contrasts the neutral taupe walls. The quadriptych is by Gregory Siff. Right: Crespo approached the great room with reckless abandon… and it totally works! A custom rug by Addison Dicus, featuring a steel gray hexagonal pattern, contrasts a pair of custom Lee Industries ottomans, fabricated in an aqua chevron cut-velvet. The boxy olive leather lounge chairs, also by Lee Industries, make a beautiful couple. An L-shaped sectional is accented with haute couture Christian Lacroix pillows. Dark wood beams introduce a linear element, while a tufted cocktail ottoman and 2-tiered accent tables play up the gold.

shift between the family’s prior traditional home to a more modern one, without triggering culture shock, Garcia’s ceiling details, arches, and columns were kept fuss-free and streamlined. “I think this house is truly transitional and a good blend between trendier features and more traditional styling,’ says Garcia. u 170

Above: In the master bedroom, Crespo wanted to create a calming, spa-like atmosphere, bringing in seaside colors yet keeping them sophisticated. The clients’ pre-existing bed was reupholstered in lighter tones. The walls were then treated with a Phillip Jeffries stringed paper in gradients of gray. A glossed mahogany Bernhardt nightstand, custom light teal silk folded window shades, a Currey & Co. Sputnik-style chandelier dripping with crystal, and a textural custom rug in marine-like colors complete the look. Matching high-backed Lee Industries chairs face the Bay.

www.HomeAndDesign.net

Along those same lines, Seidenberg utilized natural products—varietal stones and woods—to impart a cozier ambiance to the expansive space. “I believe we were successful in creating warmth but still bringing in a modern feel,” he says. The builder also devised a folding glass door system so the barrier between indoors and out could easily be broken. Crespo’s interior strategy was to strike the perfect balance between the monochromatic and the colorful. Aside from the couple’s vibrant abstract art collection, he infused eye-popping shades of fuchsia, teal and gold, which was not met with any resistance. “My intention was to update their look without taking them too far out of their comfort zone,” he says. Codes that required a certain elevation above sea level, as well as height restrictions, presented a “catch 22.” The client settled on still significant 12-foot ceilings, and the architect and builder managed to gracefully navigate the guidelines by constructing a new sea wall and raising the structure. With ingenuity and some compromise, the resulting home is a stunning embodiment of everything the homeowner dreamed of. n

Below: The master bath appointments are rich, yet manage to maintain a laid-back feel. The floors, countertops, and bathtub top are mineralized in Namibia Silver granite from South Africa sources through Ramos Marble & Granite. Glitzy sconces from Ferguson Bath, Kitchen & Lighting Gallery bring Hollywood glamour, and the Arteriors chandelier imitates a spiny sea urchin. A Hartman and Forbes shade diffuses the natural light, and a shaggy turquoise Interlude vanity chair pokes a little fun.

Above and Bottom Right: The backyard is a dream playground for both adults and children who love to swim every day in the shapely pool. An extensive balcony system provides numerous opportunities to soak in the home’s direct southern exposure. Silver travertine—an elegant answer to today’s wildly-popular concrete—is utilized on the pool deck, the square stones that punctuate the lawn, and the stairs connecting the elevated home to sea level. An elongated, built-in concrete sofa adorned with pillows in a nautical print by Stark, and a custom firepit, are conducive to getting cozy and watching the sunset. 174

Above: This balcony is situated on the first floor but appears higher because the entire home was raised to evade potential floodwaters. The metal iron railing and dining set have a contemporary flair, but the cypress V-groove ceilings, and integrated limestone arches and columns—adorned only by simple corbels—veer back toward the transitional.

BEHIND THE STORY

RAMOS MARBLE & GRANITE

R

amos Marble & Granite, Inc. is a family-owned business born from the Ramos family, with roots in the stone industry since 1956. John Ramos, CEO of

Ramos Marble & Granite, took a turn in this direction after leaving baseball due to an elbow injury. Playing baseball for the Yankees was the culmination of a life-long dream and passion for the game. A Stanford graduate, he returned to school to get his MBA at USF and decided to join forces with one of his brothers, Vincent Ramos, and Ramos Marble & Granite, Inc. was formed. The family business began many years earlier when Wil Ramos, Sr. installed stone throughout many of the Disney hotels and a great number of buildings you still see today when looking across Tampa’s skyline. The business is very successful and a source for many builders, designers, and architects in the Tampa Bay area, as well as the area’s many residents. Whether it’s a small project, a large commercial project, or one of the amazing homes on Tampa’s beautiful Bayshore Boulevard, Ramos Marble & Granite delivers. They pride themselves on going that extra step. The staff brings an unsurpassed level of experience to each project. Their design, sales and showroom team, measurers, fabricators and installers are all experts in their craft. Many things about the remodeling of this condo unit in the Promenade on Longboat Key were a little unusual. A resident of South Florida, the homeowner saw the building and purchased a small unit to see if he liked the building. That was three years ago. Deciding that he did, he patiently waited until the right unit became available, purchasing this corner unit with unparalleled views in early 2018. Searching for the right interior designer to transform the unit into the warm, welcoming home

“We

building,”

explains Geisdorf, referring to herself and designer Tori Wansley, who partnered on the renovation. “The building was vanilla, but he (the client) trusted us to do something that was not vanilla.” Using mood boards to direct conversations about what the client did and didn’t like, the team settled on a palette of saturated grays, painting the interior walls with Sherwin Williams’ Mindful Gray. After that says Geisdorf, “he let us take the ball and run with it.” u

www.HomeAndDesign.net

To effect the remodel, Geisdorf brought in Jeff Francola of J & K Building and Remodeling. The principals of the companies have collaborated on projects for more than 10 years. The Promenade building was constructed in 1985, with the ceiling of each unit essentially being the floor of the unit above it. Francola added metal furring strips to the ceilings, to which he fastened drywall, creating a shallow drop ceiling with just enough room for recessed can lights. The drop ceiling also allowed the team to create a pocket at the windows to completely hide black roller shades when retracted. Instead of beginning their design with the living area, Geisdorf and Wansley started with the kitchen. Oversized 18-by-36inch travertine tiles were laid throughout the open living area. A bank of rift-cut oak wood cabinets, recessed about two inches from the surrounding painted cabinets, add a bit of dimension to the galley kitchen. u

Geisdorf and Wansley made extensive use of the rift-cut oak, crafting the bathroom cabinetry with it as well as cladding a living area wall. The warm tones are repeated in select furnishings such as the quartet of handcrafted hexagonal tables, purchased at a small shop in Pennsylvania. Custom woodworking throughout the unit includes a floating media cabinet in the living room with doors covered in acoustic mesh for optimal sound transmission. The many built-ins support the sleek, minimalist, contemporary look the design team strove to achieve. n

This three-bedroom house welcomes visitors with imported Balinese sculptures made of volcanic ash. The exterior consists of masonry, Brazilian hardwood ipe and cypress, and a tile roof. Black bamboo and coconut palms continue the tropical theme in the landscaping. The exotic quarried coral stone paver from the Florida Keys lead to the home’s D & D Garage Doors. It took one year to build this house, from permits to completion.

Upon arriving at Jake Martin’s home on Anna Maria Island, visitors are greeted by a Balinese statue meaning “welcome.” It’s the first indication of this home’s warm, exotic feel. Martin, a local builder, has built a few residences for himself before, but he may have finally settled down. “I’m so in love with this house,” he proclaims. He calls its architecture Bali Modern and took inspiration from locales a little closer to home than Southeast Asia. An avid surfer, Martin once lived in Costa Rica, and he often visited his mother in Laguna Beach, California. Both places influence his design aesthetic for this project. “I’m really good at modern, but not ultra-modern,” Martin says of his style. “I like it more organic. I don’t like the modern stuff that looks like a hospital.” u

Left: It’s hard to say which aspect of the living room is most intriguing—the vaulted cypress ceiling that rises to 20 feet, the expansive view of the waterfront, or the Koi pond which encircles the space. So as not to detract from any of these dramatic features, Holiday custom-designed sectional sofas in a neutral fabric that sit low enough not to obstruct the vista. She selected rugs from Rugs as Art to add softness underneath the strong lines of the Tronco Coffee Tables from Noir. Four surfboards hang on the walls. Martin uses three of them, and one was handshaped by renowned surfboard shaper Juan Rodriguez. A photo by local photographer Jimmy White graces the hallway.

Above: The dining area matters greatly to Martin who loves to cook and host dinner parties. He furnished it with an espresso-stained walnut table and leather side chairs. A 48-inch linear chandelier hangs above. The dining area is not only conveniently located next to the kitchen, but also boasts a wide view of the backyard oasis, thanks to a pocketing sliders measuring 32-feet wide by 10-feet high. 202

www.HomeAndDesign.net

With a Koi pond surrounding the living room and a vaulted ceiling made of cypress, his home bares no resemblance to a sterile medical facility. Also warming up the sleek space are the wood and upholstered furnishings. Martin says he’s “always been fascinated with architecture and design,” but his approach to the décor relies more on instinct than formal training. u

Above: The kitchen is open to the living space, as well as the outdoor entertaining area. Almost all of the appliances, however, are hidden behind closed doors. The cabinets are made of sapele, a sustainable African hardwood. Martin collaborated with a local cabinet maker on the kitchen, bathrooms and bedroom furniture. Preserving the organic feel, the countertops are soapstone and the backsplash is fossil stone that Holiday helped Martin select to honor nature and add interest without overpowering. The Arteriors pendant lights shimmer on the brushed bronze fabric stools. The rug’s pattern lends some movement to the space without being too textural.

Above: The master bedroom has perhaps the best view in the house. “I studied the sunrise when I built the house,” Martin says. “I wanted to position it the way the sun rises.” He takes full advantage with a private patio area and glass railings, so he can see the birds congregate on the mangrove branches. Martin designed the custom platform bed which Holiday dressed in linens, simple in color and style. “The main art is the outside,” she says. A waterscape photo quietly brings the outdoors in. The Triarch textured-finish walls are embedded with pieces of stone and mica, providing a subtle shine.

Above and Below: The master bathroom’s focal point is undoubtedly the 2,500-pound bathtub. The hollowed-out granite boulder shipped from Bali required a crane to get it in place. Martin surrounded it with Mexican beach pebbles and finished with floor-toceiling tiles. The handheld chrome shower fixtures are from the Moen 90 Degree Collection. Extensive sapele cabinets are topped in soapstone.

While he personally selected all of the furnishings and finishes, interior designer Jessica Holiday was brought in to help him source and design some of the pieces. Owner of HSH Designs, Holiday has been in the industry for 15 years and has previously worked with Martin. “Jake and I just click,” she says. On this project, Holiday appreciated the neutral palette and the creative latitude it afforded her. “I was drawn to the simplicity of the architecture and how detailoriented yet simple and clean it was,” she explains. The house has a breathtaking waterfront view that adds to its appeal, and to the decorating challenges. Martin says of his lot selection, “it was an organic, panoramic site that had privacy and would embrace the house I wanted.” To take full advantage of the property’s vista, he created an open floor plan with a back wall consisting of sliding glass doors and several windows. He and Holiday completed the interior with minimal colors and understated furnishings and fabrics allowing the view to remain the star. Martin says he will continue to build every house as if it is his own, but his current one has a hold on him. “I feel very grateful to come home to it,” he declares. n

Left: With its own balcony encompassed by greenery, the guest suite almost feels like a treehouse. Its furnishings keep with the woodland theme. The oak flooring retains its natural color. Petrified tree trunks serve as nightstands. On the far wall, a Noir Diamond Chest in washed walnut rests next to a Finley Chair in teak. An oversized vintage lamp and unusual artwork from Palecek add texture to the room. Martin and Holiday designed the custom bed, covered in an old sari, and pillows in vintage fabric contribute a pop of color.

Above and Left: The property occupies 160 feet of waterfront, which can be enjoyed from every vantage point, whether taking a dip in the infinity pool or lounging at the end of the dock. At night, the deck becomes another living room, furnished in weathered teak seating around a rectangular fire table. Local foliage, including aloe, bromeliad and mangroves, decorate the landscape.

MISSION accomplished

AN AWARD-WINNING TAMPA HOME

All homes in the Tampa neighborhood of Avila must adhere to Spanish Mission architecture, which posed a fun challenge for builder Bobby Alvarez and architect Jeff Smith. The two-story Florencia features the clay barrel, low-sloping roofs, smooth plaster façade and arched colonnades that characterize this style while also accommodating the homeowners’ desire for special touches. These include a freestanding casita and a courtyard with a pool. 214

T

Take three design professionals and challenge them to create a compact, luxury, energy-efficient Spanish Mission home with a detached guest quarters and a courtyard pool. What is the result? A gorgeous awardwinning house in Tampa’s Avila Golf & Country Club. u

Above: The entryway invites guests to have a seat on the bench or to walk through the custom-designed wrought-iron gate as they approach the courtyard. The electric lanterns resemble vintage gas lamps. The stonework comes from Syria. Alvarez says they selected the Cuban tile details “to mix a Mission look with a modern feel.” Interior designer Michelle Miller consulted on the one-of-a-kind front door. “We wanted your first impression stepping into the home to be of high luxury,” she says. “The carving details, weight of the door and hardware let you know that you’re entering a very special home.”

Spanish Mission has more specific characteristics than the more common Mediterranean-style architecture. “Spanish Mission homes have more authentic styling to them with corbels and brackets,” explains architect Jeff Smith. Other elements consist of clay barrel tile roofs, exposed rafter tails, heavy timber framing and a smooth plaster finish. Smith and builder Bobby Alvarez collaborate often. Interior designer Michelle Miller of Michelle Miller Design rounds out the team who worked together on this project, named the Florencia. The Florencia has won several awards, including an Aurora Award from the Southeast Builders Conference and the Best in Green Single-Family Custom Award from the National Association of Home Builders (NAHB). “An efficient and healthy house is what we try to accomplish,” Alvarez says of his company, which focuses on building eco-friendly, smart homes. Miller’s aim was to make the inside of the home comfortable. “We wanted the interior decor to evoke a feeling of warmth and coziness,” Miller says. To achieve this, she combined traditional Spanish Mission colors and furnishings with the Danish concept of Hygge, which she defines as “a feeling that encompasses fulfillment and well-being by enjoying and surrounding yourself with simple things.” The furnishings and materials used within and outside the 3,550-square-foot, threebedroom home and its one-bedroom casita, reflect the dual missions of maintaining Spanish style and providing modern conveniences. The Cuban tile mosaics, coffered ceilings, and carved wood furniture speak to the architecture, and the high-end kitchen appliances and wine cellar address the homeowners’ needs for entertaining. u

Right: The living room boasts 12-foot ceilings with oak beams and recessed LED light strips. Miller and her team carefully chose and often customized each piece of furniture for the desired effect. “We incorporated old with new to create a balance in the space, then added unexpected accents of colors with the pillows, rugs and artwork,” she says. Miller sourced the sofa from Vanguard Furniture, sketching the layout and selecting the fabric. Century Furniture tailor-made the chair and the coffee table, made of cerused oak. The Vanguard Furniture side table’s small scale and slight arch made it ideal for the room. The hand-made console table is by Mexican company Alfonso Marina.

Above: An extension of the living room, the kitchen and dining area can seat 12 for meals or casual gatherings. The dining table’s unique frame detail is perfectly complemented by the simple parson-style chairs from Vanguard Furniture. Above the table hangs a Currey & Company Houndslow eightlight fixture in satin black. The bar stools in soft orange leather were customized by Century Furniture to complement the rug and serve as a contrast to the quartz countertops and white Wood-Mode cabinetry. Three Pluto Mini Pendants from Hubbardton Forge illuminate the bar. Sub-Zero and Wolf appliances are from Ferguson Bath, Kitchen & Lighting Gallery. The hand-knotted Loloi jute rug ties together the entire great room.

218

www.HomeAndDesign.net

Both Alvarez and Smith enjoyed solving the puzzle presented by the many requests for the space, including the requirement that the pool be in front of the house. “We had to pack a lot of stuff in there to get it to all work out,” Smith says. And Alvarez proclaims his favorite part of any project is turning a clients’ wish list into reality, from the initial paper plans to the finished product. The team of three exceeded everyone’s expectations with the Florencia and delivered a home that looks and feels like a larger property. Their mission was definitely accomplished. n

Below: Originally a storage closet, the wine cellar was laid out by Miller with wine cellar designer Julie Lanning. Wood-Mode cabinets and a stainless-steel cable racking system can hold approximately 300 bottles of wine. The tile floor matches the artisan Cuban mosaic tile used in the entryway.

Above: The upstairs landing leads to two bedrooms, two bathrooms, and a loft space. The coffered ceiling is of maple, and the floor is oak. The Jan Barboglio wooden mirror is sculpted at top with a beautiful iron cross and flowers. “Its massive size is very impressive in the stairwell and we love how it reflects the image of the custom railings, Miller says. The painting on the landing is from John Richard. A Hubbardton Forge Double Cirque chandelier from Ferguson Bath, Kitchen & Lighting Gallery completes the space.

220

www.HomeAndDesign.net

Above: The serene bedroom has a soothing color scheme, thanks to the Bernhardt Furniture headboard upholstered in linen, as well as the custom bedding. “We used natural linen and cotton in neutral tones then added accents of purples and aubergine within the accent pillows and throw, Miller explains. A wool and silk blend rug from Surya Rugs covers the floor. Matching nightstands from Stanley Furniture flank the bed. Framed pheasant feathers from Uttermost adorn the wall with a Currey & Company light fixture from Ferguson Bath, Kitchen & Lighting Gallery casting shadows nearby. www.HomeAndDesign.net

221

Left: “We liked how the soothing earth tones worked with the Spanish Revival feel of the home,” Miller says of the color scheme in this bedroom. The linen-upholstered bed was custom ordered from Vanguard Furniture, and the bedding is specially made, as well. The bronze stain finish of the Vanguard Furniture

nightstands

creates

the

illusion of metal. The Kravet draperies make a statement. “This fabric, Bejo Sheer, has a lot of texture and almost a metallic look to it,” Miller says. Two Made Goods velvet-covered stools at the foot of the bed add an element of surprise. The Currey & Company light fixtures are from Ferguson Bath, Kitchen & Lighting Gallery, and the painting is from Delano Art. Right: The Florencia was laid out to meet several needs, from the neighborhood’s restrictions on pool placement to the homeowners’

request

for

separate

guest quarters. The solution devised by Alvarez and Smith was to build off of a Mission-style courtyard plan featuring a standalone, one-bedroom casita. Syrian stone, electric lanterns, wood beams, and a wrought-iron gate give off a Spanish vibe.

Above: The private courtyard houses the pool area toward the front of the home, due to setback regulations that prevented it from being in the backyard. Fountains and specialty lighting, along with the lozenge shape and colorful tiles, lend a level of uniqueness to the small pool. Seating from Ratana’s Madison collection provides comfortable lounging. Left: The rear of the house overlooks a small pond and wooded area. A screened porch that runs almost the full length of the home doubles as a second dining room and an outdoor kitchen. On the patio, pairs of Adirondack chairs allow for cozy conversations or just relaxation. The lanterns from Janus et Cie provide a warm ambiance for nighttime gatherings.

STOCK DEVELOPMENT This Stock Development model represents livable luxury in Bradenton’s Lakewood Ranch. Interior Designer Stephanie Nolan for Pizzazz Interiors enhanced the rich finishes and monochromatic palette with metal detailing and unique furnishings. The great room is anchored by a white velvet sofa with polished chrome nail-head detail and a glass and chrome table and mid-century modern chairs. Nolan selected a polished stainless-steel sofa table with hide-covered ottomans to separate the great room from the all-white kitchen where Mercury glass pendants and sculptural low-profile chrome and leather stools add a touch of sparkle. A Carrara marble-topped table with hammered chrome base distinguishes the sophisticated dining area. The nearly all white bath and master bedroom are accented with metal finishes in the lighting and furnishings. The bonus room conveys a sense of playfulness via faux snakeskin silver ottomans in lieu of a traditional coffee table and a funky mid-century modern fixture overhead. DISTINCTIVE INTERIORS Terry Bradshaw, one of pro sports’ most recognizable figures, along with his wife Tammy, loved the bones of this Sarasota home but felt it needed a good refresh to reflect their personality and lifestyle. Interior designer, Stephanie Nolan of Distinctive Interiors utilized fabrics, patterns, and furnishings to deliver the ‘Mediterranean with ranch styling’ the Bradshaw’s desired. “Terry likes bright colors and he especially likes yellows and blues, so the color palette is gold and teal,” says Nolan. She selected hand-carved and hand-chiseled pieces in dark wood tones to enhance the Mediterranean style and continue the ranch feel.
