customize YOUR LUXURY FURNISHINGS Adding a personal touch to your home furnishings is no longer simply about choosing a color. No more knees-in-the-chest awkwardness or dangling feet stretching to touch the floor.
TAKE A SEAT How do you personalize a major piece of furniture? How do you choose from myriad options? By answering a few simple questions that have to do with your lifestyle. What will you use the furniture for, what kind of a look do you want to project? If you desire a formal, pristine appearance, you will want to choose smooth, firm cushion material. Do you prefer the casual, lived-in look for your furniture? Adding down to a cushion will result in a more relaxed look, as the fabric will wrinkle. There are half a dozen levels of firmness in the cushion material. You needn’t choose just one cushion density. Soft and hard can live side by side. They can also live back to back, as the seat back density can differ from the seat cushion density. We recommend you sit on everything, try out the combinations you think will meet your needs.
CHOOSE A COVERING The sleek lines of contemporary furniture lend themselves well to leather and to many fabrics, with solid colors being the most popular. Not necessarily gray, brown or white. We recently delivered a Lavender ultra suede chaise to a client. The color was inspired by their wallpaper and complemented with an area rug. The result was a gorgeous setting with a pop of bright color. Do you have pets, but love the look of leather? They can peacefully co-exist if you choose DURA leather, which offers the greatest degree of protection. If you are not concerned with oils, you may prefer the top grade, non-treated PURO aniline leather. A natural material, it adjusts to your body temperature. In between, there is semi-aniline leather, protected with a thin top coat to guard against wear and staining. (TOP LEFT) In addition to the stone top, you can choose the size of the table, the shape of the tabletop, the placement of the extension for the leaves, the table base, and the finish on the tabletop when purchasing a custom table from Draenert. Casa Pocatello, an ultra-modern house as stunning as its vista, sits on the main land side of the Intracoastal Waterway. Architect Mark Sultana of DSDG, Inc., was brought in by the lot’s European owners based on his impressive portfolio of modern homes. “They asked for something different than any other home I’d done before, while incorporating the modern style.” Sultana was only limited by the size of the lot and the owner’s request for privacy on the East side of the house. Sultana cleverly rotated the living area of the house sixty degrees, taking advantage of the longer views down the Intracoastal into Little Sarasota Bay with unobstructed scenes of wildlife and bay activity. The prologue to Casa Pocatello is it’s impressive street entry reached after passing through the custom aluminum entry gate. Jutting out between the angles of the entrance is a square room cantilevered fifteen feet out from the house that appears to be hanging; a genuine feat of engineering designed by Sultana, and built by Voigt Brothers Construction. Beneath the cantilever at the right of the custom built aluminum framed glass door, is a waterfall that cascades over a glass tile wall and spills into a pool of water. The water filled channel lines the courtyard and a glass plated bridge creates a walkway from the driveway to the house. The four car garage is beautifully incorporated, with flush mounted doors that blend into a wall of wood. Artfully placed lights throughout the entrance glimmer and cast dramatic shadows across the home. An exposed concrete wall leads to the second floor and is a focal point of the foyer, with open riser wood tread steps that truly float through the room. The ground floor is an expansive, loft-style open space with eco-friendly white epoxy terrazzo flooring framed in a stainless steel accented grid.

Tucked away in the perfectly manicured, private community of The Lake Club at Lakewood Ranch, the Leeward model brings a coastal contemporary feel to this otherwise Tuscan-inspired area. The Lake Club prides itself on offering custom luxury homes and the Leeward embodies their commitment to excellence. Upon first glance, the homes façade uses clean, straight lines and a neutral color palette to bring to life a classic design with a coastal edge. Lush palm trees flanking the driveway are used to form a grand oasis, making the home seem more like a resort. The use of unique products throughout the home sets it apart from other options available on the market. “We attempted to use some cutting edge finishes that I haven’t seen used in this way before” says TJ Nutter of Nutter Custom Construction. An diamond polished epoxy terrazzo flooring which flows through the main areas of the home is one product in particular that Nutter is excited to showcase. While not new to the market, this is a product that has not been used as much in recent years, and Nutter notes it as one of his favorite parts of the design. “We tried to doing something different. Stepping outside of the box and putting together a different product the market hasn’t seen before.” Teamwork is an integral part of this project and working alongside Nutter Custom Construction is one of the things Jill Cotton of Soco Interiors enjoyed most about this particular design. Along with assisting in the material selection process, Cotton’s team provided all the stylish furnishings used in the model. The living room uses a mixture of textures along with a relaxed color palette to form a space that is elegant but inviting. Wood frame accent chairs compliment a comfortable sofa while a stone cocktail table brings a natural element to the space. “We also commissioned an original piece of art for the feature wall in the great room” explains Cotton. “The combination of wonderful materials and striking furnishings give this model a current and comfortable vibe.” Custom painted beams in the ceiling finish off the room, and the beautiful fireplace and built in bookcase add warmth.

Dark wood tones combined with painted cabinets give this kitchen a cozy feel. The kitchen island in particular features an Opal White Quartzite, a product Mike Beasley with Distinctive Surfaces of Florida says he is seeing a lot more of now. “We’ve gone away from the standard, typical color schemes that you see every day so a lot of these products are very unique” states Beasley. The appearance of innovative products is one of the things Beasley really prides himself on. “We’re not afraid to try new things or new products.” The adjacent dining room features a glass enclosed custom wine room which creates a focal point area while still accentuating the views of the lake outside. Upholstered dining chairs surround a sleek double legged dining table nestled below an intricate cove ceiling, forming a sophisticated and lavish space. The master suite, designed by Soco Interiors, features a tufted upholstered bed which adds softness to the room. The bed is flanked by carved and painted chests. Vaulted ceilings give the room a sense of grandeur while the contemporary light fixture draws your eye back into the space and finishes off the room. The master suite makes use of a monochromatic color scheme which creates a soothing atmosphere. In the master bathroom, a blend of contemporary cabinetry in a mushroom color and the clear glass panel shower doors work together to create a fresh look. A suspended panel of aqua glass is used to provide privacy in the shower, while doubling as a piece of artwork. Light floors and walls add to the spa like fell of the home, as does the Dark cabinets work together with the white terrazzo flooring and light colored island to give this kitchen a coastal feel. Blending those elements together with a glass tile backsplash and quartz counter top help to bring to life a coastal inspired design. Just off the kitchen, the dining room and adjacent wine room are the perfect entertainment areas.

The introduction of a bold accent color in the family room gives this space a whimsical feel, while still embodying the coastal theme. Colorful artwork adds life to the space, while the sofa and its assortment of throw pillows create a welcoming area. Carved wood chairs add an unexpected dimension to the room and, along with the sisal rug and unconventional wall sculpture, brings texture into the space. One element that can prove challenging in designing a home is carrying the same sophisticated feel of the interior into the outdoor living space. “A lot of times the most challenging thing is the material selections. Finding materials that create a smooth and natural transition from inside to outside can be difficult. We look for materials that are elegant and create that resort style feel,” explains Matt Russell of Pool Design Concepts, LLC. This resort-like area embodies a contemporary coastal feel, bringing together a combination of fire and water in an interesting way. The sunken fire pit is a surprising feature that creates a cozy sitting area while not distracting from the lake or pool views. Russell says “This is definitely a step above a normal pool and spa.” The pool is covered in Pebble Tec, a natural stone finish with an array of colors options, making it a great material when manipulating water color to suit a particular look.

A coastal home that offers ocean views and open breezes, this Sarasota stunner combines an open design that maximizes views with plenty of privacy for residents and guests. “This is the owners’ primary residence,” says project architect Rebecca O’Donnell of Braidenview Architects. “They wanted the home to be very open and livable.” The owners also wanted to create a home that fits their entertaining needs when friends and relatives visit. “It’s a very family-friendly house,” explains O’Donnell. Each guest room has its own bath and and two have decks. The entire guest area has a community gathering space with sunset and coastal views. According to the builder, Shawn O’Donnell of O’Donnell Construction Company, “this home was a unique and special project and a lot of fun to build. Quality was the deciding factor above all other considerations. We built this home with a team approach that included the clients, architect and sub-contractors and finished in under a year. We are very proud of this project.” Throughout the home, warm colors and custom touches make the home comfortable. The living area’s soft cream and ivory tones blend well with the rich flooring. The beautiful five-inch wood planks are made of American knotty walnut from Mirage. “The same wood flooring runs throughout the home,” says Christina Leonard of Chappie’s Carpet & Floors Inc. Across from the sofa, built-in shelves and cabinets surround a custom fireplace. These cabinets and shelves were custom built by Finecraft Custom Cabinetry in their local manufacturing facility which has been located in Sarasota since 1990. The fireplace stone cladding from Island Stone is created from slender convex strips in a meshed wave pattern which fit together and provide an interesting and intricate twist on the classic stacked stone look. According to Brigid Saah, owner of Tile Market of Sarasota, “It was important to bring elements of the outdoor spaces, along with living room and kitchen surfaces, into the design to create a consistent concept.” Paul Martinelli of Fine Craft Custom Cabinetry worked together with O’Donnell and the homeowners for almost a year to create the perfect kitchen that fits their lifestyle for day to day functioning, as well as for entertaining. The large island provides plenty of space for food prep and family gathering. “It’s topped with brown fantasy marble from Omicron Granite & Tile,” says Stephanie Wingate, territory sales representative for Omicron. The material serves as a visual focal point, and the marble’s color and texture blend with the room’s neutral tones. The kitchen’s clean lines also were maintained by appliance placement. “A lot of the appliances in the kitchen are designed to be hidden behind cabinet panels, which makes the clean design really flow through the kitchen,” says Scott Mullet, president of Mullet’s Appliances. Hidden appliances include a SubZero column-style refrigerator-freezer, warming drawer, wine cooler and refrigerator drawers. One appliance which stands out is the Wolf 48-inch dual-fuel range with a flat griddle surface top and six burners. “It really makes a professional kitchen statement,” says Mullet.

Above the range is a stunning stone mosaic backsplash sourced by Tile Market and Chappie’s. Sheryl Harris from Tile Market worked with the homeowners and designer to help select the Artistic Tile Foliage Grande Linen Blend Mosaic, which captures some of the elements of the nearby sandy shore in a graceful leaf pattern. The kitchen also combines natural elements and comfort with a clean and open feeling. “The kitchen is very much the center, or hub, of the entire house,” says O’Donnell. An ample pantry holds recharge stations for electronics and stores other items to keep countertops clear. Originally, the home was to have a wine cellar in a small closet under the stairs, but after construction began a different closet was made into a larger, climate-controlled wine cellar. Built out of all cherry cabinetry, Martinelli explains “The wood reduces the vibration and allows the wine to settle for preservation. Storage was built to accommodate normal, magnum, bulk or case goods, as well as showing off collectibles.” The custom tile blue backsplash adds to the room’s elegance.

The master bedroom is a true owner’s retreat featuring elegant sea foam green colors and outdoor access overlooking the pool and water beyond. The cozy seating area features two classic armchairs and a beautiful chandelier. Opposite: All of the home’s window treatments take into account openness, light and views. The master bath is no exception. Cool, sophisticated colors and surfaces make it an elegant spot to relax.

Elements of blue dress up the dining area as well, which also enjoys the coastal views found throughout the home’s living and sleeping areas. The room opens to an outdoor dining area for the full experience of warm breezes. “The owners’ former home had been very shaded, and they never used the outdoors,” says O’Donnell. The new home makes the most of their bright coastal spot. Automated shades on the home’s windows and around the outdoor patio come down easily when insects or sun become a problem, and then lift back up with the touch of a button. Architectural details also support the home’s coastal feel, while maintaining a modern look. This private guest room on the second floor has softer blue accents and Nepali style carpeting from Fabrica in Carlisle Cream color. The master bath features elegant touches, from the flooring to the sophisticated chandelier and window coverings. The stone surfaces and lighting mix well with the cool colors and design, keeping the room consistent with the home’s overall comfort. “The Kohler items used in the master bath lend themselves well to this casual sophistication and create a timeless scene,” says Matthew Jones, branch manager of Ferguson Bath, Kitchen, & Lighting Gallery. In the master bedroom, a slightly warmer sea foam green continues the home’s coastal accents, but with warmer materials and colors, including the continuation of the knotty walnut flooring and V-groove boards in the ceiling. A large window and door take advantage of the coastal views.

The owners very much wanted to have outdoor living,” says O’Donnell. The outdoor patio’s ceiling reflects the warmth of the indoor walnut and tile flooring. DJ Joppek, senior designer consultant with Cabinets Extraordinaire, designed the outdoor kitchen. The cabinetry is made by NatureKast. “It’s 100 percent weatherproof cabinetry that comes with a limited lifetime warranty,” says Joppek. The under counter drawers are Perlick professional refrigerator drawers and the kitchen features a DCS Grill. “All of the outdoor appliances are high-grade stainless steel made for the outdoors,” Mullet explains. The bar area is accented with Vestige Natural Stone from Artistic Tile. “We used Ash Limestone, with rich taupe tones and linear veining, for the outdoor kitchen and bar area,” says Saah. The gorgeous views on-site were important to the owner. “The clients wanted to walk in the front door and have a kind of sight line through the house out to water,” says O’Donnell. The line goes right over the edge of the infinity pool to the intracoastal. Most of the home’s materials and appliances were chosen for their quality, warranty, and longevity, along with their beauty. Those details run from each material to each carefully selected appliance or fixture. “The high end plumbing fixtures selected compliment the casual feel of the house while adding to the sophisticated look,” says Jones. The home’s impeccable layout, thoughtful interior design, and entertaining spaces make it a wonderful and family friendly space. This truly is a home and location to enjoy and relax with family and friends.

control for insect control. “The screens are the total width of the patio,” Biggs explains. A recycled teak table with a hidden fold-up leaf can be extended by two feet to accommodate more dinner guests. Railings made from powder-coated aluminum were installed by Phil and Steve Brubacher, two men who the home’s builder calls “exceptional craftsmen, some of the most talented guys that I know.” Martin adds that he would like to give credit to all his great subcontractors who always do such a professional job. A golden yellow Phillip Jeffries wall covering sets a sunny tone in the master bedroom. Bight blue and turquoise are introduced through linens, Van Teal lamps, and abstract artwork, while large impact resistance windows look out over tree top views. Clean, contemporary lines and a continuation of color make the master bath a modern retreat. The rectangular tub, lighted mirror, sinks, and flat panel cabinets help the eye flow around the room. A turquoise Avonite countertop adds sophisticated color and blends with the wall behind. Tiles trim with touches of the turquoise blue surrounds the tub and is carried through to the shower. One of the home’s best features is the outdoor shower, which can reached by passing through the master bath shower and storefront style door that keeps rain and wind out when closed. Oracle Surfaces installed the tile while Phil and Steve Brubaker crafted the shower design which offers stunning outdoor views but enough privacy for bathing comfort. On the upper patio offers plenty of places to relax in the island sun on recycled teak furniture with comfortable blue and light cream cushions. Porcelain planks made to look like wood cover the patio floor. “We chose this materials because it is super durable,” says Biggs. He notes that the material is often used in commercial settings like restaurants. “It’s better than ceramic tile for many reasons, including the tight grout lines.” Frank Agnelli of Mason Martin oversaw construction of the home’s sixty five foot solar heated lap pool, an important feature for the homeowners who both swim laps daily. Three-foot square turquoise planters from Planters Unlimited and lush landscaping designed and installed by Jeremy McGrew provide greenery along the pool deck, and an orange outdoor bench from Johnston Casuals adds seating and a pop of complementary color. Family is important to the homeowners, so a fun bunkhouse style room was designed with visiting grandchildren in mind. The same bright colors found throughout the home are used in this room along with kid friendly touches. Under the stairs and between bunk beds is hidden storage for the grandsons.

With a lap pool on the property and kayaks for rowing down nearby canal, water sports are an important part of the home’s function and design. Situated in one of the best communities in the U.S., The Resolute is a home that has a little something for everyone in it’s 3,900 square feet of living space. From water views to a large, three car garage, both the home itself and the lot it sits on are examples of why Lakewood Ranch is such a popular community. “Our property is extremely robust. Lakewood Ranch has been ranked among the top ten, bestselling, master-planned communities in the country for the past four years,” says Tony Chiofalo, Executive Vice President and CFO of Schroeder-Manatee Ranch, Inc., and the master developer of Lakewood Ranch. “The residence is located in its own enclave of nine home sites as part of the pre-eminent Lake Club. With access to the club amenities and its own cadre of custom perks, it raises the bar for the entire neighborhood.” This British West Indies style home by Murray Homes takes a traditional look and gives it a modern twist. “When you do a model home, you are trying to reach a wide demographic,” explains lead designer Ana Santa Maria of Apex-Studio Santa Maria, “but that also allows us to push the envelope to stand out because we were not limited [by a client].” Murray Homes’ President, Steve Murray, concurs: “Rather than design a house that we thought was pretty, we did research on the market place to discover what people were looking for in a home. They wanted an architectural style is very progressive inside and out. There is a reason why every angle is there.” The home façade creates a statement with mixed siding, block walls, cypress tongue and groove soffits, and cypress corbels. The standing-seam, metal roof adds clean lines against light elevations that complement transitional and coastal themes. Inside, the building team achieves a consistent flow room-to-room through the use of white oak floors. These wide planks lay horizontally in the foyer, visually breaking the long hallway. A custom double-door of Sapele lumber allows natural light into the foyer through rich, wood slats that match the ceiling detail. Contrasting dark brown walls with simple artwork create a soothing entrance, only made more intriguing by the Sputnik light fixture in a bronze finish. “We wanted to bring a Zen feel to the interior,” Murray expounds, “the house talks to you and has a feng shui feel when you walk in that is not just about the looks.” The kitchen has a spacious, open plan that directs traffic around an island of white Cambria with a waterfall edge. The white, clean counters and modern leather stools come together beautifully beneath hanging light pendants. A small-tile back splash adds texture to the kitchen walls, extending behind the range hood for a dramatic effect. Against sleek, dark cabinets, the light features make the kitchen both utilitarian and elegant. Similar cabinetry and exposed ceiling beams carry over into the adjacent dining room, creating cohesion between the spaces.

Polished wall tiles reflect light, while matte floor tiles in the same color create a subtle change. The elongated bathtub and edgeless glass shower door combine to lengthen the lines in the bathroom, as do the tall, narrow vanity mirrors. With pops of orange in the counter decoration and towels, this master bathroom melds luxury spa and organic shower. Orange accents continue in a room termed the casita, which champions a grayish white porcelain floor instead of the standard white oak. The bold print of the cornice board and pillows lend a playful feel to this space. Designed to be a relaxed game room that can be converted into a mother-in-law suite, the casita boasts its own entry to the house. Homeowners can rest assured in its security, however. “We offer the unparalleled convenience of controlling your lighting, climate, entertainment, and security from a single, intuitive App,” says Mark Bolduc of Wicked Smart Homes. In three words, it is simple, high-tech, and safe. Finally, a home designed for luxury and entertaining requires a developed outdoor space. Straight off the dining room, a covered cabana provides comfortable, poolside seating before a fireplace. The outdoor kitchen features a grill, hood, and casual dining area. Matt Russell, Design Consultant from Pool Design Concepts LLC describes the pool for this Murray Homes project: “The design was based around following the architecture of the house – clean lines and 90 degree angles.” He highlights the negative edge of the spa, which “makes the pool and spa look like one body of water with minimal visual break.” Melding natural elements with modern sensibilities, means this home really does live in the best of both worlds. Situated in a community with so much to offer, it’s easy to see why this home is making waves in the local community and beyond.

Set in the heart of downtown Sarasota, this 40-unit condo is on the cutting edge of an architectural change in Sarasota. “The developer and I felt the city needed more truly modern homes without introducing a cheap or kitschy feel. This building, while powerful, is still quiet and fits into the community,” explains Kurt Lucas, President of JKL Design Group, Inc. “I also wanted to create something that was totally different from my last project which had a Gothic feel that was overly opulent.” The inspiration of this building was created by JKL Design Groups’ lead architectural designer, Boyan Guran, “one of the best architectural designers in the city” claims Lucas. With the help of his partner, Ron Butine, Lucas created a personal residence that shows his versatility and depth. In the great room, Lucas’ design skills make the space feel warm, modern and definitely memorable. Large windows not only let in light, they are a key design feature throughout the home. Above, a locally sourced and restored iron and wood chandelier hangs over a custom live edge coffee table. Linen covered sofas in cream with grey accent pillows are perfectly scaled for the space. Elements like brick and exposed duct work enhance the modern loft feel. Lucas chose the elements

in the great room to maximize the usability of the space. “This room is adjacent to the kitchen making it great for entertaining. Everyone congregates in the kitchen so we wanted this seating area to be close by.” A hand painted mural by Sarasota artist Michelle Held is the focal point of the kitchen. “I am extremely patriotic and I love the American flag,” says Lucas. “I wanted her to create something with an abstract vibe and great movement and she absolutely exceeded my expectations!” Working with Kerrie Miley at LUBÉ of Sarasota, sleek cabinets were installed in the functional kitchen. “We choose a set of upper and lower cabinets with a flat panel that continued the modern look of the home,” says Miley. “The uppers, a LUBÉ Martina Acrylic flat panel cabinet in Bianco Neve White, are juxtaposed with the warm tones of the base and column cabinets. They are LUBÉ Pamela Tranché Veneer flat panel cabinets in Visone, and look beautiful with the white uppers.” The industrial style bar stools, pendent lights, and exposed duct work further the modern loft feel of the home. The DuChateau wood floors are new, but

allowed Lucas to capture the feel of reclaimed wood. “They have the character of old wood floors, but can stand up to the local humidity.” Thermador appliances from Monark Appliances and Caesarstone quartz countertops finish the kitchen. In the dining room the custom light fixture features Edison bulbs and is hung over a table blending glass and metals. Custom artwork from a favorite artist, Tom Stephens, hangs by a desk area flooded with natural light from another large window. The glass tubular elevator servicing all three floors can be seen in the dining room adding another interesting visual element. Here Lucas’ attention to scale is apparent – nothing feels too small in the space, yet the open loft vibe is still preserved. In the third floor master retreat, brick and reclaimed barn wood are split by the glass elevator. The imaginative clock hanging above the bed is a combination of custom and store-bought pieces. “We sourced the clock from one of my favorite companies, then created the cogs and metal details to give it a custom feel,” explains Lucas. End tables were then made to match the cogs in the clock. Because of the room’s design, hanging a TV was impossible so Lucas got creative, cutting out the number twelve in the clock to make room for a projector. The felt area rug is on trend for its durability and beauty. In the master bath, the graffiti style art by Sarasota artist Richard Brasil pops against a background of grey and black. Lucas was more than happy with the results “I told him to do what he does best and the finished product is amazing.” A claw foot tub in gun metal grey matches the shine of the black enamel vanities. The mirrors above the sinks are working medicine cabinets with a nautical feel. Two metal

Seating is placed with the comfort of the family cats in mind, and one chair in particular is a favorite sunning spot. Reclaimed wood and brick are split by the modern glass elevator and the exposed duct work is continued from the main floor. cabinets provide storage – the one on the left is actually an old dentist’s cabinet repurposed for toiletries and linens. The white Carrera marble floors with black marble inlays were honed once in place to create a more bathroom friendly finish. Through the master bath lies the fantastic closet. Lucas worked with Heidi Perrigo of Contemporary Cabinetry & Closet Concepts to create this wonderful room. “Kurt has an amazing eye so working with him was so much fun,” says Perrigo. “This is the perfect example of a more than basic closet that has been styled and accessorized to create a dramatic look.” The melamine material in an En Vouge finish has the look and feel of exotic woods but is more durable and able to withstand years of wardrobe changes. Personal touches like oil rubbed bronze

hardware and painted back wall add elegance to the finishing touches. “Kurt also made some smart space decisions with the closet and, by allowing me to add a second shelf above the rods, we were able to create more storage,” explains Perrigo. In the guest bedroom, the bold colors on the repurposed and chalk painted dresser blend with the new mirror. The end tables also received a new look thanks to Julie Lautermilch at Rustic Rooster. “We were able to use two older side tables from one of Kurt’s previous homes, give them a pop of color with Annie Sloan Chalk Paint, decoupage the top with vintage newspaper and they become gorgeous accents to the guest bedroom.” Lucas credits his success in interior design and this project to his “just go for it” attitude. “We are always trying to do the uncommon in design. I tell my clients they shouldn’t let fear hold them back from creating something they love.” Channeling that fearless attitude and combining the beauty and feel of fine art, warm textures, and modern pieces, Lucas and Butine have created a unique home that is both trend setting and timeless.

The stately entrance to The Bimini gives a hint of what to expect from this 2015 Parade of Homes Award Winning house. John Fleming, of The Model Home Division, created the contemporary coastal elevation and interior design, while landscape artist David Young worked closely with Medallion Signature Homes to develop an entrance perfectly suited to this one of a kind setting along the Manatee River. The Bimini is a rare find, with deep water dockage and a private view of the thriving manatee and porpoise habitat. From the impeccable driveway of STABIL Grand Bahama Antique bricks intermixed with sod, to the impressive Eden Coast custom dogwood style garage doors, the classic elements of West Indies architecture are given an update. The Bimini is capped with a champagne metal roof, and limestone lines the lower trim around the exterior of the home. The oversized garage fits three cars, with more storage added through built in shelving and a motorized attic that drops from the ceiling. “When you enter this house, you feel a combination of electric excitement and simultaneously at peace, like you’re being restored,” explains realtor Ann Moore of Michael Saunders and Company. That electric excitement is powered through a hidden technology closet which provides the basis for The Bimini’s home automation system which can be easily accessed and controlled remotely by the owners. The Bimini’s restorative powers can be attributed to the design of each room, all situated for maximum views of water. Through the front doors, the enormous 22-foot tall foyer with a floating staircase is angled towards the water. A unique light fixture hands over a seating arrangement which faces the custom-built hearth which climbs the length of the wall and appears to bubble when the fire is lit.

The dining room has a cleverly placed privacy wall just outside the window which recirculates water over dark river rock which can be light at night for maximum effect. Raised coffered ceiling with cypress wood beams in a driftwood finish continue the West Indies motif. Built in mirrors and cabinets with granite countertops run the length of the wall and give lovely continuity. The limestone tile flooring installed by Manasota Flooring tying the exterior of the home into the interior design. The bright kitchen is perfectly outfitted by Monark Home for the well-heeled entertainer, equipped with top-of-the-line stainless steel appliances, two dishwashers, and an island with a subzero beverage center. To ensure natural light from every side there is an additional window behind the Secret model range hood by Best. Beyond the kitchen, aquarium style windows surround the breakfast nook with built in framed seating. Large double doors open to the ground floor master suite overlooking the pool and Manatee River. “One of the biggest surfaces in a house that gets overlooked, the ceiling, is a focal point in The Bimini house,� says Fleming. The stunning coffered ceiling is accented with a blue paint set against dark tones. The lines of the driftwood finished cypress beams are echoed in the dramatic wooden frame around the dramatic upholstered headboard built into the wall. The Surface Impression carpet by Shaw Floors in beautiful Mink conjures the feel of polished sea glass, while the impressive hanging pendant of ribboned chrome bounces light through the room.

In the master bathroom, opposing walls are wallpapered by York Wallcoverings in a sea grass swirled pattern. A built in vanity, his and her integral sinks, and a freestanding Kohler Reve bath with a Loure tub filler create a resort feel. Frosted glass transom windows and floating doors diffuse the natural light in the shower lined with floor to ceiling marble tiles. The shower also features a wraparound shower head and a separate rain shower head. Moore explains that “this house works well for daytime living as well as nighttime entertaining,” and the expanse of the upstairs relates well to the downstairs living space of The Bimini. Indeed, according to Gregg Glasser, Sales and Marketing Director of Medallion Signature Homes, “the upstairs is where we got really carried away. It’s what the house is really about.” The centerpiece of the upstairs is the split faced marble bar. Shimmering embedded crystals complement the Cassini Crystal mini pendants that float above the illuminated Avonite surface. Beside the back-lit frosted glass shelves sits the temperature controlled, glass enclosed wine room which is large enough to comfortably showcase 200 bottles of wine. Guests will also enjoy the gaming area and three additional bedrooms, each with their own attached bathroom. The catwalk over looking the foyer leads to a quiet bonus room. A covered balcony overlooks the infinity pool and spa onto the Manatee River, ideal for sunset views.

The Bimini lives up to it’s name, derived from the mysterious Bahamian island mentioned by Ponce de León as the potential home of the Fountain of Youth. Tucked away off a quiet street on Siesta Key is a home that

It was a lot of fun working with our client, working with Carrie Riley, and I think that enjoyment comes through in the end result,” says Perrone. With approximately 8,600 square feet under air, and containing five bedrooms and five and a half baths, the residence is a master course on the use of symmetry and contrast, and the definition of a carefully customized home.
In the grand foyer, the custom staircase becomes the clear focal point, leading the up to tall ceilings and architectural lighting. The stairs take an unusual winding path guided by the custom railing system. Wood rails, polished stainless steel, and bronze finished posts come together to create a staircase that is absolutely unique, and sets the warm and inviting tone for the rest of the house. They visit different resorts and said ‘This particular place I want it to have that feel and I want to have that sort of connection with it.” The simplicity of the furniture arrangement in the living room draws attention to the two focal points - the stylish candle box that provides the feel of a cozy fireplace, and the breathtaking view of the bay and the Sarasota skyline in the distance. This room highlights the care taken by Riley to showcase the family’s prized artifacts. According to Riley “The family has amazing artifacts from all over the world and we wanted to design around them and for them.” The kitchen is both functional and conducive to socializing, inviting guests to sit and chat around the large central island. In front of the large pass through to the living room is a prep sink with a gorgeous back splash, which wraps around the room and is continued on the wall behind the range. As explained by Brigid Saah of Tile Market of Sarasota “the white custom tile creates a textural weave effect which complements the darker tones of the room.” The coconut shell ceiling tiles are a durable green product provided by La Casa Tile, and give the room another great textural element.
The kitchen design is clean and simple, contrasting white cabinets with dark wood floors and countertops. The focus in this kitchen is function and entertaining and the large island creates a space for people to congregate. Drawing from the pink cherry blossoms in the Chinese embroidery, Riley uses pink in playful ways throughout the room. The adjacent bathroom also lacks the use of heavy contrast, instead using a selection of white and gray tones. This room is intended to appeal to a child at any age, with fun elements such as the Dune glass tile on the shower floor, which Alan Lovera of Oracle Surfaces explains creates “a silver glass pebble floor”, and the Dune multi-color tile with a silver glitter stripe on the shower walls. John Smithman, President and owner of The Plumbing Place, explains that the elegant vessel sink is a “stainless steel sink glazed with a porcelain coating making it look like a porcelain sink while allowing it to remain very thin. The Alape sink sits atop custom floating cabinets. The lanai is the perfect example of the island’s style influence on the house. At the rear of the house, the entire vision comes together. The large limestone patio surrounding a stunning glass tile pool with an edgeless spa that seems to float on the surface is reminiscent of a tropical resort. Nestled into the lush tropical vegetation of Florida’s Anna Maria Island in the Gulf of Mexico is Tri Hita Karana, a Balinese-style home that perfectly marries Indonesian and Asian aesthetics. It is an unexpected choice for a beach community, yet the home’s easy-going touches and layering of natural elements fully embrace the island’s relaxed coastal lifestyle. Named for the philosophy that promotes living in harmony with people, nature and God, Tri Hita Karana speaks to the intention of the homeowners’ approach to design and the welcoming feeling they wish to convey to their family and guests. The 1970s home was just a fraction of its present size when it was purchased and remodeled to meet the needs of the current owners. “The only part of the existing structure that was kept is the portion directly beneath the cupola,” explains Dan Gagne, Owner of Gagne Construction. Everything else was added during the remodel. The guiding principle throughout the project was to preserve and expand upon the home’s original Balinese character, which the homeowners loved. Every aspect of the renovation, from the roof’s Indonesian-inspired profile, to the interior finishes and furnishings, were purposefully and thoughtfully selected with the end result in mind. The owners chose accents such as cypress siding, reclaimed Indonesian front doors with custom door frame design, five-panel interior doors with arched trim, a pebble fireplace, and dark, contemporary cabinetry. Jessica Holmes Holiday, Owner of HSH Designs, assisted during the construction phase of the project. She and the homeowner worked together on the layout and initial color palette prior to the home’s completion. “The homeowner has impeccable taste and had a very specific vision. It was an honor to help her,” states Holiday. She also appreciates the flexibility and talent Gagne brought to the table, especially his willingness to consider any detail she and the homeowner might see in a magazine or “dream up.” Teresa Burgess, Owner of Saltair, assisted with styling the home after it was completed. She brought in accessories, textiles, artwork, and other pieces that add textural interest and reflect the homeowners’ personalities, while complementing the

The homeowner spent considerable time searching for pendant lights that are the right scale for the large kitchen island. She is ecstatic about the Regina Andrew clear seeded glass pendant lights she found online. Opposite: LED lighting accentuates the dining room’s wet-bar area. Balinese aesthetic. “The goal is always to furnish a home with pieces that emphasize its sophistication, while keeping the space comfortable and approachable,” Burgess explains. The home’s upper level comprises the main living area, and is accessed by stairs from the backyard lanai and pool area. What used to be the footprint of the entire original home is now one massive room consisting of the new living room, dining area, and kitchen. Massaranduba Brazilian redwood flooring from Real Woods unifies the space seamlessly. Above, each individual beam of the original vaulted ceiling was painstakingly restored by T. DeStefano Painting. A sisal-type woven rug defines the living room and coordinates with the patterns and colors of the two bucket chairs and couch. Adorning the rug is a table made of a c1800s ship deck, to which wrought-iron feet have been applied. It is a family piece. The sideboard against the wall is from Sarasota Salvage. The attached dining area is contemporary, elegant, and earthy. Original artwork by family friend Tom Stevens, Owner of Tom Stevens Fine Art, adds a bold punch of color. Several of his pieces appear throughout the home. All of the home’s custom cabinetry is the work of Contemporary Cabinetry & Closet Concepts. In the kitchen, the homeowners went for a Balinese feel with a very modern flair. Mission accomplished! Asian touches in the master bedroom include grass cloth on the ceiling and a beautiful light fixture that seems to be dripping with South Sea pearls. The door leads to an intimate seating area overlooking the pool below. The house sits on 88 pilings that are buried almost forty feet into the ground. In the event of a direct hit from a higher category hurricane, the ground floor is built to “break away” and leave the rest of the house standing safely on stilts.

The Mindera model in Bay Estates Preserve at MiraBay is the latest home in a long-standing relationship

The stunning home is a welcome addition to the neighborhood. “The exterior of the home is a rich blend of both Spanish and Mediterranean influences in the ‘Santa Barbara’ architectural style,” says John Cannon, president of John Cannon Homes. This two story, 4,472 square foot home feature four bedrooms, four and a half baths, and a home plan which places important rooms off of the expansive and well designed lanai. Visitors are greeted by a driveway and border of gray-based, camel and charcoal Flagstone pavers in a herringbone pattern. The exterior of the home is painted in Sherwin Williams’ Toque White, which is complemented by dark walnut finishes and Eagle Capistrano gray/ brown roof tiles. Decorative shutters provide a splash of bright blue. The tropical landscaping by Trent Culleny Landscape Contractors enhances both the home and surrounding preserve areas. Upon entering the home, natural stone and wood elements stand out in the living areas. Birch planks, trim, and beams are stained to match the Heavy Chatter Maple Blackstone wood flooring from Naturally Aged Flooring. “The chandelier uses rope accents, which complement the dark wood tones and heavy wooden beams that call to mind those of a ship,” says Rob Barnard, owner of Bee Ridge Lighting. The color of Sherwin Williams’ Creamy paint is echoed in the soft fabric cushions of the sofas and chair.

The professionally stocked kitchen is a great spot for cooking and entertaining. A light blue barrel-style ceiling feels spacious and cheerful. Professional grade appliances, a large window over the sink, two toned cabinets, and a large island make this kitchen the true heart of the home. Maple flooring flows into the open kitchen, where the large island welcomes cooks and guests. “The kitchen is a true professional cook’s kitchen,” says Scott Mullet, President of Mullet’s Appliances. “All the appliances are professional grade.” They include a high-end Subzero refrigerator and Wolf range. Mullet also points out “There are multiple areas in which to cook and truly entertain in this kitchen.” The island is topped with an Oatmeal Zodiaq quartz countertop that is six centimeters thick. “The quartz is man-made and scratch resistant, and never has to be sealed,” explains Mike Beasley, President of Distinctive Surfaces of Florida. “It also has a fifteen-year warranty; you definitely can’t go wrong with that,” he adds. The same, but slightly thinner, surface tops the antique white maple kitchen cabinets. “The pendants over the island are clean and consistent with the theme of the home, while the polished nickel finish gives them a contemporary feel,” says Barnard. In the dining room, cove crown molding with dark stain trims the ceiling. The same dark stain covers the room’s handy birch-lined coffee niche. The chandelier, made of wood and iron, provides a subtle reference to the home’s nautical feel. “The shape is styled after an armillary sphere used in navigation,” says Barnard. The maple flooring found in the main areas of the home flows through the open plan into the master bedroom where a sitting area provides comfort near low-profile windows. The blue lamp in the sitting

area is just one example of how aquamarine and other blue shades are used throughout the home “for the consistent calming ocean theme,” says Barnard. The room is painted in calming “Silver Strand” by Sherwin Williams. Custom closets provide plenty of storage. The elegant master bath with his-and-hers vanities continues the home’s dark stains through wooden beams and cabinets. A four inch thick, Papyrus colored Zodiaq quartz countertop covers each vanity. “The thicker quartz separates these vanities from ones with the typical three-centimeter stone,” says Beasley. The twelveby-twenty four inch porcelain tile used at the bath is finished with a sand-like texture. The home’s study is a calm retreat off the kitchen. One-by-two inch Flat Stock wood molding is used to created a 3D pattern on the wall. “The study opens onto an intimate courtyard that separates it from one of the home’s four bedrooms,” says Cannon. The study is a wonderful example of how The Mindera blends indoor and outdoor living. Walls in Sherwin Williams “Balanced Beige” provide a calming atmosphere. On the second floor, situated between two en-suite bedrooms, a bonus room complete with its own private lanai overlooks the pool and spa area and offers spectacular views of MiraBay’s Bay Estates Preserve areas. Over 850 square feet, the main lanai is loaded with extra touches, including an outdoor kitchen and cabana bar, several comfortable seating areas with views of the pool and spa. The custom wine bar, also designed and provided by Campbell Cabinetry uses a rift cut oak that is stained and then treated with a wire brush technique to enhance the beauty of the wood. The mixtures of the rough texture of the wood combined with the glass tile backsplash brings together natural elements in an understated way. Formality is something both homeowners and Hart strived to downplay in this design. The dining room is one area that was designed to be comfortable and relaxed. With the sliding glass doors fully open, this space becomes an extension of the outdoors and the use of very light wood tones and a soft color palette help to create a soothing environment.

The pool bath features a custom designed vanity, created to look like a one-of-a-kind furniture piece, with the same rift cut oak wood and wire brushed finish found at the wine bar. In lieu of a traditional countertop, a glass tile mosaic is used as a vanity top and then continued up the wall to frame a simple plate glass mirror. John Smithman of The Plumbing Place provided the plumbing fixtures throughout the home. The weathered copper bucket sink that is featured here is something Smithman tells us is “Definitely a unique product.” In the master bedroom the serene color palette makes a subtle statement. The soft blues and beige tones of this room create a relaxing environment, while bold abstract artwork provided by local artist L Dawning Scott adds a “wow” factor to the room. Again bringing in a touch of history, the chest to the left of the bed is a 19th century style piece that was designed in the United States but carved in Honduras. The bathroom was designed to be elegant, but has some masculine touches as well. A custom designed glass shower enclosure displays a wave design at the top, giving a nod to the home’s bayside setting. Crisp white cabinets are contrasted by a dark Italian ceramic tile with a textured finish that mimics the look of linen. A Victoria & Albert Marborough tub adds a charming element to this space. This piece, made of volcanic limestone, is a product that Smithman sees getting a lot of attention lately. “It is a very popular product and one that is more durable than a typical acrylic or solid surface tub” explains Smithman.
In the dining room special attention was paid to placing an electrical outlet for unique fixture. Here, as in the great room, art is an important part of the design scheme with a custom painting hanging by the large window.

Lighting that aesthetically works in each space while still illuminating the area properly can make all the difference in an interior. “We worked closely with J. Hart Design to match the lighting to the location and the spirit of the home,” says Rob Barnard with Bee Ridge Lighting. The third-story guest room follows the course of the home’s design while still displaying on its own spirit. The delicate molding detail in the ceiling with the taupe, cream, and soft blue fabrics on the bed give this room the impression of being a more feminine space. The balcony overlooking the bay creates a serene atmosphere while an oversized sand dollar on the wall gives the room whimsical touch.

Drawing in natural elements to the design in a polished way is what gives this space such a consistent and well-designed flow. This consistency is one of the many things Hart finds so pleasant about this residence. “Taking advantage of the nice, relaxing view of the bay no matter what time of day or what time of the year or how many people are around is what makes this home so spectacular. It’s all about being consistent.”

When building a custom home, getting a designer involved early is a real advantage. Fortunately for a Midwest couple moving to Sarasota and building their custom home in the golf community of Lakewood Ranch, they were able to connect with interior designer Gail Carlson, A.S.I.D., of Studio G Home, early in the design process. “We knew we were right for each other the first time we spoke on the phone,” comments Carlson, a second generation designer creating beautiful projects in Sarasota since 1984. “They were referred to me because of my attention to detail with timeless design and furnishings,” Carlson adds. “They wanted warm but not austere.” Since the owners reached out early in the home-planning process, Carlson was able to create a complete furniture plan to scale so the home could be built to meet their ultimate objectives. “It is so important to factor in the final furnishings when designing a home because you don’t want find out after the fact you can’t accomplish want you want done,” states Carlson. A common example of this is found in the placement of light boxes in ceilings. It is natural to place a chandelier outlet in the center of a dining area. But what if you plan to have a sideboard? That moves the dining table off-center. The architect will line the windows with the centered fixture, but once moved, it will create a visual imbalance. All this can be avoided by proper interior design planning early on. Custom built by John Cannon Homes, this 3-bedroom 3-bath home has 2,717 square feet of living area. Its great room layout is perfect for the owners’ desire to entertain large numbers of guest while maintaining a cozy atmosphere.

“The residence was a custom home designed on ‘white paper’ by our in-house architectural design and drafting team, incorporating the client’s needs and desires, while meeting their budget.” says John Cannon, president of John Cannon Homes. “After touring various John Cannon model homes in the area, their residence was customized to include various features from these homes, while meeting the communities architectural design requirements for exterior appointments.” The owners wanted to create an seamless transition from interior to exterior spaces. That blending of environments called for a breezy, relaxed, coastal inspired color palette. The great room is anchored by three warm and serene neutrals, then accented with waterscape colors like coastal and tidewater blues, aquas, turquoise, and splashes of greens. “To keep it fresh,” says Carlson. The coffered ceiling is centered with a decorative light fixture that draws the eye into the seating area below. The U-shape design provides seating for many, while still remaining intimate. The custom wall unit’s sliding doors conceal the TV when not in use. The flooring is an engineered wood wide-plank in walnut finished. The contrasting high-banded draperies frame the view to the lanai, pool, and golf views beyond. The adjoining kitchen is an example of how proper design not only adds beauty, but can actually provide function. “The original plan called for a corner pantry which actually broke up the work flow of the kitchen”, states Carlson. “Working with the builder, we removed the pantry and created a more functional kitchen that had the same storage capacity, better flow and, well just looked better. I like to create a a feel of being ‘captured’ so that the cabinets have the appearance of a built-in as opposed simply applied to the surface of the wall,” continues Carlson. The Jenn-Aire appliances were provided by Mullet’s Appliances in Sarasota. The hood has been custom fabricated to fit the surround created for the stove. The natural quartzite stone island top is Madre Pearl and the counters are man-made quartz in white. The antique mirror and silk shade chandelier and sconces were selected from Studio G Home. The glass tile backsplashes are from La Casa tile and reflect the home’s color theme. The shaker-style cabinets are finished in Coastal Fog.

The 48 inch by 60 inch art piece is titled INTERLUDE IV, and created with acrylic, mixed media and “love,” according to Grace Howl of Grace Howl Art in Sarasota.

An owner’s retreat was created with no TV or desk to offer a space for one to quietly reflect in solitude, or for two or three people to engage in conversation. There is a subtle exotic undertone to the room with an African tribal pattern in the rug and an Indonesian flavor to the patterned grass cloth on the walls. An acrylic mirror with sunburst tips provides balance to the art. The Century sofa’s fabric and style was selected at Studio G Home, a Century dealer. The leather topped ottoman centers the room and doubles as a coffee table. The master bedroom is designed to be a quiet, elegant, and refreshing escape, using taupes and creams, accented by waterscape blues. A double wide chaise is perfect for relaxing, surrounded by views of the lake and links beyond. A writing The Indonesian carving above the bed in the master bedroom is actually three individual screens hung side-by-side. to create a beautiful transition space. Bi-fold covered closets were converted to fine cabinetry, transforming it into a practical and beautiful space. The two tall cabinets surround a mirror to add volume to the narrow passage. Cabinets hide a printer and fax, and eight file drawers make this a perfect solution in the absence of a home office. The solid wood cabinets are Amish built from Campbell Cabinetry in Sarasota. The white cabinets have a glazed over-finish. The pavered outdoor living area continues to use the home’s color palette, with a subtle shift to more emphasis on Pear greens as seen in the Banquette seating on either side of the fireplace. Blues transition to the accent colors. Phil Hess, owner of Pool Design Concepts, worked directly with the residents to create a pool and spa that fit their lifestyle. The pool features a shallow lounging area, Lipari Blue glass tile, and is finished in Pebble Sheen Irish Mist. Working with the residents was a pleasure for all involved and the finished home certainly provides it’s new owners the best Suncoast living has to offer.
