MODERN LOVE It is a modern love story in which building a life together has a very literal meaning. For this Kansas City couple, their new chapter began designing a beachfront home, which would double as the perfect backdrop for their wedding. The couple wanted an inviting, clean, and contemporary palette, which would compliment, and not compete with, the resplendent seascape and sunset views seen from nearly every room. Naturally, blue and white seemed just the thing. Interior designer Janet Bilotti of Janet Bilotti Interiors

welcomed

the

challenge

of

a

contemporary expression of a typically traditional blue and white palette. She knew that with the right balance of scale, proportion, and color, she could create a welcoming home that was modern and stylish with a warmer look than what can sometimes accompany modern design. Bilotti’s primary goal was “to design a wonderful space in its entirety. I wanted the overall impression to be about harmony, light, and beauty. I didn’t want first reactions to be about a great chandelier or a sofa,” reveals Bilotti. “It needed to flow.” In the stunning foyer, Bilotti uses jewel-toned blues, watery elements, light reflecting crystal, and clean lines to immediately set the stage for what’s to follow. The large photographic art adds drama with an intense splash of color and a modern super-realism. Below it, specially crafted coral legs anchor an extra long console. The dark floor warms and unifies the space throughout. On the wall to the left is an art installation of hand-blown crystal rods, similar to those used in Murano’s glass-blowing studios, which when lit from above creates an arresting sculptural effect. In

The effect is stylish but easy, with a modern tone. Bilotti’s design of the kitchen came with a space planning challenge. The couple did not need a breakfast table, rather they desired a more social area for entertaining guests while cooking and preparing food. So the kitchen floor plan was altered, deleting the small breakfast table and adding an extended bar top area. Now guests can be part of the kitchen happenings, and the homeowners can engage with them more casually. Pendant lighting for just the right mood, and television monitors for family viewing were also incorporated. The countertops and backsplash are a striking ice pearl granite that has flashes of blue mica, and the custom contemporary cabinetry is finished in matte white with black accents. The space now has the form and function it needs. Coupled on the side of the living room, classic Mies van der Rohe Barcelona chairs create an intimate seating arrangement for a game of chess or lively conversation. With such a large space in which to work, and the client’s penchant for entertaining, both client and designer understood the importance of multiple and flexible seating options. A nubby, pale blue and white woven carpet anchors the space and adds textural interest. The sleek dining room is a feast for the eyes with a spectacular dark wood table featuring a backlit blue agate inlay. As the focal point of the room, the semi-precious tabletop had to be cut into careful slices and put together gingerly by master craftsmen at Antolini, the renowned 38

So the kitchen floor plan was altered, deleting the small breakfast table and adding an extended bar top area. Opposite Above — A cleverly designed sitting room is situated between the two guest suites, creating a cozy area for friends and family. The nubby popcorn weave carpet, hand-made in Tibet, anchors the room. A lustrous blue and black grasscloth wallcovering, white leather swivel chairs, and a large espresso brown sleep sofa add form and function. Opposite Below — Jewel-toned blues, watery elements, light reflecting crystal, and clean lines in the foyer set the stage for the rest of the home. Above the custom console, modern super-realist photographic art adds drama and an intense splash of color. Dark wood floors warm and unify the space throughout.


Italian stone company. “Fabricating semi-precious stone like this, is the high art of the stone world,” explains Susan Stewart of UMI Inc. Although agate is an organic material, it is not found in nature in a solid block.. “The color and intricate composition of these stone slabs are extraordinary,” says Stewart. “They are jewels in their own right. However, when Bilotti added the backlight, it took them to a whole new level. Simply spectacular.” The proportions of blue and white are reversed in the family room creating a casual and cozy environment for watching television and relaxing. Bilotti selected sumptuous leather and faux suede on the furniture for its durability, while the pillows and brightly colored artwork add a cheerful accent to this family friendly space. The powder room, which sits right off of the family room, showcases a gleaming cobalt blue basin in front of a spectacular mosaic of sapphire and royal blue. The curved volume of the pendant light brings softness into the space, as does the dark wood.

Softening the palette in the master bedroom, Bilotti introduced serene and varied hues of gray. “Charcoal gray has a soothing effect on the color scheme,” says Bilotti. “It is calming and restful, while remaining close in value to the blues.” As she demonstrates throughout the home, Bilotti continues her careful balance of color and texture throughout the master retreat. Gray bedside tables from Casa Italia are accented with glass, which in addition to being very pragmatic, are elegant and highly tactile. Their polished surfaces offer a sleek counterpart to the softness of the oversized padded leather headboard. “The proportion and refinement of Italian furniture is unmistakable,” explains Ozzie Pancaro of Casa Italia. “There is a depth and subtlety to the design that gives it an extraordinary loveliness.” Opposite the bed, a pair of upholstered barrel-backed chairs with complimenting ottomans in a pale gray fabric offers

A masterful blend of textured blue and white materials complete the home office design. The custom desktop is made of Vetrazzo glass in cobalt blue, which is made entirely from recycled Skyy vodka bottles. The walls of the home office are adorned with a harmonizing pale blue and white grasscloth, which in addition to looking handsome, helps with acoustic control for softening phone conversations. On the floor, a darker shade of blue finds its way into the carpet and sets off a Style Moderne desk chair. A chic white lacquered display case showcases family mementos with chromeaccented lighting completing the room. For this Kansas City couple, nothing embodies the spirit of their new life together better than savoring the tropical breezes and majestic sunsets from their beachfront terrace. The large veranda peeks over the beach and offers everything they need to enjoy memorable moments with family and friends: a spa pool, private sun deck showcasing a magnificent Tom Corbin bronze sculpture, fire pit, a vast array of seating, a full bar for entertaining, culinary grill, and a long, shaded table for alfresco dining. This space is as splendid for intimate parties as it is for larger, more festive events such as wedding celebrations. A wedding date as a design deadline may be daunting to most, however this couple found it inspiring and romantic. When the special day finally arrived, hosting their big day on the lanai at sunset, they knew that this project was only the beginning.

Nestled within a lush, tree-lined neighborhood in Olde Naples, there is a new Key West-style home that exudes the relaxed ambiance of the quintessential Florida lifestyle. In an area known for its quaint and historic character, this custom-built coastal home was designed with much thought to its graceful waterfront location and serenely relaxed views. When the sun begins its daily descent, the shadows of this stately and beautiful waterfront home — with its twinkling interior lights — ­­ glisten off the lake like a Monet painting. Bill Weber of Weber Design Group shares, “Working with a casual yet sophisticated client, it was evident from the beginning that she had strong interior design abilities; these talents gave me the confidence that this home would surpass my expectations.” “This home is truly incomparable,” reveals Realtor® Rex Miller. “The combination of style, quality, privacy, and pristine lakefront location just steps to the beach make this simply one of a kind. When considering a new home, this Key West style is extremely desirable and timeless particularly here in Olde Naples,” adds Miller. Access to the home is granted through an impressive handcrafted door from Honduras. The grand foyer greets guests with a shining, marble checkerboard floor and winding mahogany staircase. John Winfield of Winfield Companies orchestrated all of the construction details including the stately staircase, roof paneling, and custom entry. “I did not want to use a cookie-cutter staircase design. I take pride that 100 percent of my work is custom,” shares Winfield. “This was a large and detailed project, and thanks to the homeowner’s active collaboration, was completed in record time. The staircase company was even on site the day after the Thanksgiving holiday, meticulously overseeing each detail to make certain it would be completed on schedule,” adds Winfield. Moving through the foyer and into the living space, there are captivating views and expert craftsmanship all around. and outdoor spaces combined to take advantage of the view. “Bill Weber and I had fun creating spaces for our enjoyment and for our family. Spaces that would function for family gatherings, as well as formal and informal dinner parties, but still with an intimate feel,” expresses the homeowner. The star of the great room is the kitchen, a dream honed in marble and granite. One is immediately captivated by the clean and crisp, white design prevalent throughout this expansive space. Wonderfully crafted ceiling beams lead your eye to the custom cabinets, range, and builtin television unit. This is a cook’s paradise boasting not one, but two culinary islands. provides more than enough room for preparation while leaving space for casual dining. “The open concept kitchen was designed to keep the cook away from the crowd, and yet a part of it!” shares the homeowner. Just off the kitchen is a relaxing dining area for family and friends to gather. The dining room table was custom made out of reclaimed wood by NOIR in California.


Resting upon the tobacco stained hickory wood flooring, the large round table creates a cohesive flow between the kitchen and the living area. Alternating the color of the chairs from yellow to green adds a surprising and whimsical flair to the room, and reminds guests of the causal elegance of the home. The light and airy, 17th century, wood and metal chandelier brings the entire look together with traditional scale and sophistication. Tucked away just beyond the kitchen is a staircase transporting you to a private study. Beautiful French doors expose the room to natural light and sweeping views of the lake. The custom blue cabinetry and wooden ceiling beams give this space a look of its own, setting it apart from the rest of the home. “The office is my favorite room in the home. Opposite the cabinetry is a built-in bookcase with a hidden feature called a Zoom Room; a motorized bed that retracts from the bookcase at the push of a button. I like novelty, and this is definitely a novelty feature,” describes Winfield. Continuing up the foyer’s custom built mahogany stairwell is a quaint and tasteful guest retreat. The room is alive with spirited green walls and playful accents of yellow, blue, and pink. “I began the interior color scheme with the flooring in a warm tobacco stain.

From there I knew I wanted the colors of the sea, sand, and sky. Some of the names of the colors are: Natural Beach, Spring Morning, Lettuce Alone, Bird of Paradise, Ocean Air and Sunrise Beach,” explains the homeowner. An artfully detailed four-post bed commands attention in the master suite under yet another impressive ceiling design. Wrapped in the relaxing colors of the sea, this space was designed with the homeowner’s Labradors, Maggie and Hannah, in mind. “The girls love to sleep together at the foot of our bed on the ottoman, and I thought it would be a good idea to put an extra long twin in the bay window,” says the homeowner. “You have to really love your pets to build them their own bed in your room,” adds Winfield. The bay window is not the only feature of the home designed with their four-legged companions in mind. The great room’s sliding glass doors open up to an elegant lanai that accommodates the Labradors’ need to be outdoors. The pool has a custom wading area designed to allow the pooches to sunbathe and play in the comfort of the water. The homeowners even created a “secret garden” within the landscape design to preserve the lawn. It cleverly creates a sandy area with running water hidden by privets complete with a doggie-gate opening.

The dog-friendly master retreat caters to the homeowners’ beloved Labradors with a casual and comfortable design. The silk-woven blanket from Fifth Avenue Design Gallery creates a sumptuous perch for the pampered pooches on a smartly-placed ottoman that doubles as a dog bed. Continuing the airy theme from the rest of the home, crisp white linens were chosen to adorn the furniture throughout the lanai. Two dining areas, an outdoor kitchen, and three spaces to lounge provide many opportunities for friends and family to gather and enjoy the outdoors. To complement the simplicity of the furniture, chandeliers made from driftwood and iron were hung to lend more visual interest. “We came upon this property while taking a walk. It was a sparsely treed lot on the lake; no one had ever built on it. Our attraction to the property was the blue crab we met at the water’s edge. Thus, the home’s name ‘Water’s Edge.’ Our life was centered around crabbing, boating, and the water. This property seemed as if it were waiting for us,” describes the homeowner. This custom-built residence is a beautiful example of a Key Weststyle home brought to fruition. Moonstruck For decades, travelers who visit the Port Royal neighborhood are enamored by its charms. During the day, the sun illuminates the neighborhood and water with a sparkly glow, and in the evening, the moonlight twinkles magically through its native, Banyan tree-lined streets. These highly soughtafter homes adorn the most coveted real estate in Naples and are unparalleled in their sophistication and design. A new addition to this tapestry is 1007 Galleon Drive. Poised high above the family room, a beautiful, butternut Cypress-beamed ceiling with windows adds warmth and light to the room below. “To add aesthetic appeal without competing with the already dramatic ceiling, I wrapped a small section of the wall in a neutral color raffia,” says designer Lisa Kahn of Kahn Design Group. “I then played on the raffia’s textural appeal by adding a large mountain grass area rug with leather trim,” she continues. Collaborating closely with Kahn and Beauchamp allowed architect Jon Kukk, AIA, of Kukk Architecture & Design, P.A. to use a spatial framework approach, which focused on the simplicity of nature as inspiration for his design. “Working from the ground up really allowed me to incorporate feedback from the team during my design process,” says Kukk. “We wanted a home that really captured light naturally in its form. This became our mantra and influenced the way we approached everything on this project,” says Kukk. The family room is complete with thoughtfully placed artwork purchased in North Carolina and elegant antique dressers fitted with marble tops. Soft hand-painted lampshades are eloquently juxtaposed next to a repurposed, firebox-inspired end table with a rustic revival feel. The spacious kitchen caters to any chef, outfitted with the latest culinary technology such as a state-ofthe-art, propane-fed commercial stove by Wolf. An integrated, side-by-side, Sub-Zero refrigerator and

freezer, which are artfully tucked away in beautiful custom cabinetry, provide a gracious and pragmatic culinary space. “You see what you want to see, and everything else is built in,” says Claudio Almeida, who worked closely with senior project manager Ray Morgan. The backsplashes sparkle in a seaglass tile basketweave design accented with delicate onyx accents. Cristallo quartzite countertops have a naturally translucent appeal, which seem to reflect light from within creating an elegant and practical worksurface. A thoughtful ceiling design creates visual interest. “In the kitchen, I applied the same raffia from the family room walls to the three ceiling trays above a dark wood, grand scale island to create harmony in the space,” says Kahn. A climate-controlled wine room will delight even the most novice oenophile. Lined with reclaimed wood from wine barrels, the wine cellar exudes a delightful cedar fragrance, and wine bottles are displayed on carefully crafted wood

shelving. An authentic wine barrel was halved and repurposed as a corking station that sits against an antique mirror wallcovering. In the formal dining room, a vintage table base has a unique structural design inspiration. The base pattern helped the team select the chairs and complimented the ceiling with a repeated design. The walls and upholstery on the chairs in the main dining area reflect the same green hue in the table’s glass top adding to the soft natural ambience of the waterfront home. The walls and ceilings of this home gleam with decorative paint finishes. A powder room features a Monet-inspired look on the walls that was sculpted to imitate seashells. “The technique involved a multi-layered application of custom-mixed reactive color glazes in tones of seafoam and celadon,” says Noëlle Dubié, who works closely alongside Florian Spahiu, a decorative faux finish artist with Ancient Modern Finishes, Inc.

Additionally, Spahiu methodically applied nine individual layers of metallic glazes in copper, teal, and pearlescent beige to a barrel ceiling in the dramatic corridor entrance into the master bedroom. “I finished the look with a hand-painted intricate rope design,” shares Spahiu. The master retreat is a sanctuary complete with an idyllic view. The king-size bed features a custom, sea leaf-patterned duvet, and is crowned with a hand-embroidered linen headboard. At the base of the bed sits a sharkskin painted Birdseye Maple bench. The dark wood cabinet cleverly hides an integrated flat screen television that retracts from view when not in use. Night owls can linger comfortably in the cozy upholstered chairs in the sitting area that provides the perfect reading nook for reading a good book under the stars. The master suite also includes with his-and-hers closets, and a well-appointed master bath with a deep soaking tub, shower, and a dark wood vanity topped with elegant Calcutta white countertops. On the terrace, the home is surrounded by natural beauty with breezy palms, water views, and a quartzite-tiled fountain. The spa cascades through a series of aqueducts that lead to a refreshing infinity pool overlooking Naples Bay. the Pursuit of Elegance Nestled along the sandy beaches of the Gulf of Mexico, a vacation home sits elegantly on the waterfront. Panoramic views of the water, fresh Gulf breezes, and the warm Florida sunshine create the perfect backdrop for a relaxing oasis. Designing this home away from home would become the dream project of Architects Randall Stofft and John Cooney of Stofft Cooney Architects. “The clients had only two basic requirements: enough bedrooms to facilitate their growing family and a professional range from France to cook for them all,” shares Cooney. This rare and creative latitude allowed Cooney the ultimate freedom to reinvent the modern-day beach house. In his design, Cooney set out to deliver the best of both worlds — a classic, old Floridastyle home equipped with all the state-of-the-art modern amenities — all the while, capitalizing on breathtaking views of the water from every room possible. This particular parcel of land would present the ultimate challenge for Cooney. Builder Randy Kurtz of Kurtz Homes explains, “The house sits on a deep but narrow site, which caused some unique architectural constraints.” Indeed, designing a 10,000-square-foot residence under those circumstances was an ambitious undertaking. Cooney found his solution in an innovative, linear design floor plan, which allowed for multiple window opportunities and a mass of natural light.

Building a home of distinction, such as this, involves a team effort between the owners, the architects, and the other design professionals involved in its creation. Sharon Gilkey of Montanna & Associates provided the interior design and complimented the architectural details with her design expertise. Sensitive to the couple’s needs, Gilkey was keen to create a ‘cook’s kitchen’. Since both husband and wife are passionate about cooking, one of the few requirements they had for the home was the addition of a La Cornue French range in the kitchen. The kitchen’s stately presence adds distinction, while large windows, white cabinetry, and ocean views combine to create a relaxing atmosphere. The spacious formal dining room will accommodate the client’s growing family for lavish gatherings while on vacation together. Lighted cabinetry on the back wall, a soft-blue, hand-painted Asian fabric wall covering, and an elaborate jewel-toned glass chandelier — the focal point of the room — ensure formal dinner parties have a sophisticated ambiance. Asian sculptures and custom sideboards all elevate the dining experience from the ordinary to the spectacular. The wall coverings are delicately handpainted and then padded for a sumptuous elegant feel.

Constructed to support carefree living, the home is open and airy. The exterior boasts a unique tabby finish. Tabby is a stucco product with shell embedded in the cement. The material has a timeless character and allows for low maintenance. Not often seen today, tabby was used extensively in coastal districts of Europe in the early nineteenth century. “We’ve done it before; it is a unique finish,” says Kurtz. He follows their projects past completion, with a special homeowners’ program offering a concierge service to maintain their client’s homes long after the move-in date. “We don’t just build a home and leave; we build a home and stay,” says Kurtz. The main living areas are in the western portion of the home and each of these rooms is alive with captivating Gulf and sunset views. Light and bright, the floor plan has an uncluttered footprint with glass on three sides — by the stairs, on the beach side, and by the kitchen — fulfilling Cooney’s vision of incorporating sweeping vistas of the Gulf of Mexico from almost every room. A cheerful light infuses the family room, which offers the perfect open space for indulging in a little entertainment. However, the sight of dolphins frolicking just outside the wall of windows may prove to be stiff competition for any feature film being shown in the room’s big screen television.

This Old Naples cottage, with its double-stacked front porches and dual-pitch, standing-seam metal roof has a definite colonial island influence. The exterior’s muted yellow and smoky blue palette hearkens back to the local vernacular, thus creating the epitome of curb appeal. Builders Steve Cantera and Greg Griffin of Foresite Homes have masterfully taken ‘charm’ to a whole new level. The Chicago-based client was looking for a second residence, close to the beach but with a warm, homey feel. “The clients loved one of our previous custom homes and worked with us to create their own dream home,” says Greg Griffin of Foresite Homes. “I selected Rich Guzman of R.G. Designs and Stacy Flanagan of Echelon Interiors to collaborate on this project to make the clients dreams a reality.” Tucked away behind the house is one of its most surprising features — a two-way garage that can accommodate four cars. The homeowners can drive in through a single door and out through one of the three rear doors, creating a porte cochère effect with easy access to the alley behind. On top

Coastal Chic Everyone dreams of a home that is both elegant and livable. With a strong team of talented designers, a coastal chic home on the beach was designed for flip flops and bare feet by day and well-heeled dinner parties at night. The goal was to build a luxurious second residence that would complement the seaside setting while asserting its independence from the familiar Old Florida and Mediterranean style homes around it. “We tried to capture what we call a tropicalmodern feel,” shares residential designer, Richard Guzman of R.G. Designs. Flanked by small balconies with iron railings, olive green Bahamian shutters, and capped by a dual pitch, flat-tiled roof, Guzman’s design does exactly that. With a distinctive British West Indies influence, the structure appears from the front almost like a sandcastle on the beach with a crowning cupola. The exterior, finished in Old World stucco, captures the warm, sun-kissed hues of Floridian sand, while the mitered-corner windows, inspired by homes in New England, maximize every last inch of the Gulf view.

The 4,800-square-foot home presented a technical design challenge: with only a five-foot setback on either side of the property, the plans demanded a narrow footprint. For the builder Terry Jerulle of T. Jerulle Construction, this meant driving pilings 60 feet down and building the foundation in two phases. After some creative rejiggering, construction was complete within twelve months. Doug Grant, the property specialist with The Grant Group at Coldwell Banker shares, “I have sold many beachfront properties, and this is by far the best use of space for a 50-foot lot that I have ever seen. It’s a remarkable property!� The handsome front elevation was designed to be informal and welcoming, with minimal steps leading inside to a small foyer poised between the main and lower levels. The lower level is devoted to a 5-car garage with a private elevator and the option for expanded living space. On the main level is the great room, a flowing a highly functional integrated space with seating, bar, kitchen, and dining areas overlooking the splendid powdery beach. Designers Ruta Menaghlazi and Faith Fix of Freestyle Interiors were looking for a fresh beach flavor for the home, something a bit more modern than the traditional cottage with a clean, timeless appeal and its own unique features.

Rather than stone or marble flooring, Managhlazi opted for reclaimed oak flooring with a smoky driftwood finish. The color palette here references the beach, with an aqua accent wall, sand-colored linen upholstery, oatmeal and walnut variegated rug and driftwood coffee table. Tucked into the smoked-gray cabinetry of the bar is a mirror throwing back a rearview reflection of the sparkling Gulf. In fact, there is no vantage point in this open area where the Gulf can be ignored; a bay of windows and ten-foot sliding glass doors line the walls encircling the kitchen and informal dining area. The natural sand motif extends to the transitional style kitchen, contrasted with paprika upholstered barstools. Custom-made maple cabinetry is finished in a light linen color with a subtle chocolate glaze, contrasted by a dark maple island and granite countertops. The smart storage solutions include a pantry closet with camouflaged maple door and a hidden microwave in a push-button drawer. A Sub-Zero refrigerator and Wolf range complete the luxury appointments. Among the most striking features in the great room is the custom ceiling with its geometric maze of woodwork. “It was another major challenge when it came time for the carpenters to rough-in the design around the duct work and light fixtures, it is truly one of the most unique elements in the home,” Jerulle says. Beyond the great room, there are two guest suites on the first floor, each with a full guest bath and a spacious closet. One of the guest suites is bathed in warm coral and deep taupe, a white four-poster bed and white ceiling trim adding a crisp visual counterpoint. “We took what we considered would be wasted space with a first floor laundry room, and converted that into the bar,” Guzman says. “We wanted to maximize all of the available square footage to fit the amenities of a larger home into a more contained plan.” The staircase is distinguished by grasscloth wall covering, wood detailing on the stairwells, and Eastern light flooding through the architectural cupola windows. On the second level, another guest bedroom awaits with an adjacent full-service laundry room. Additionally there is a home office, smartly placed upstairs to overlook the beautiful Gulf with its own terrace. It is outfitted in sand and linen, augmented by hints of blue and green. The flavor is neutral, as evidenced by the oatmeal woven sofa and lightly distressed reclaimed wood furniture and allows the stunning view to take center stage. Unquestionably, the master suite is the star feature of this home. With an unfettered vista of the Gulf from the sliding glass pocket doors, it opens up to a private terrace perfect for witnessing evening sunsets. The spacious suite continues the neutral sand and watercolored palette in the bedding, upholstery, and window treatments. The rear of the home was designed to approximate the experience of being on a cruise ship, with a cable handrail keeping the view open to the beckoning water. Traversing linen panels can be pulled across the glass for privacy. Great Expectations “The deeper your creative well, the better the results,” says Glenn Midnet, President and CEO of Kreiss Naples featuring Interiors by Design West. The home Midnet is referring to is a graceful 5,800-square-foot waterfront estate home situated on a large corner lot, is in Aqualane Shores, one block from Naples Bay. The tranquil entrance is almost spa-like, with its soft, smooth, sand-finish on a light stucco exterior, which is accentuated by a ten-foot solid zebrawood front door. Thoughtful attention in the lush, tropical landscaping frames the home beautifully in the front, and eloquently leads down to a private double-boat dock in the back — just as one would expect in a great home such as this. Collaborating with a talented pool of architects, contractors, and designers from the beginning, Midnet shares, “This home reflects the results of a supreme vision that came to life through true creative collaboration.” He continues, “This home isn’t your typical home. It has personality and provides a true sense of awe.” He continues, “We

all agreed to set the bar high when we started this project,” who has worked with hundreds of professionals in the high-end residential market in south Florida for over 25 years. A graceful arched window above the front entry provides a peek inside to the foyer’s magnificent custom capiz shell chandelier. The placement of this chandelier was quite deliberate; as Midnet and colleague Dominique LaManna, worked closely alongside architect Jon Kukk, AIA, of Kukk Architecture & Design, P.A., to engineer both the exterior and interior visual beauty. “The true challenge on this home was designing the layout to fit perfectly on the lengthy corner lot to maximize the long canal views,” says Kukk. “The results can be fully enjoyed on both floors’ main spaces.” Upon entry, a dramatic double-story fireplace takes center stage in the living room; and a luminous mirror over its mantle reflects both the light and the foyer’s stunning chandelier. Sleek, polished travertine marble flooring welcomes guests into the great room. Two open glass-shelved cabinets flank the living room entrance from the grand foyer, and create a sense of openness while showcasing a glass vase collection. “New trends in manufacturing allow us to be more expressive and incorporate several types of complimentary finishes,” says LaManna. Throughout the home, Midnet mixed hardware and furnishings in subtle contrasting patterns, colors, and finishes to add a design interest. A dark, bamboo inspired console table, with a light pen shell inlay top, sits behind an ecru-colored

The softly colored upholstery palette in fresh linen, taupe, ecru, and several shades of white is balanced with neutral décor including oversized abstract artwork hung on both sides of the gas-fed fireplace. Dark iron railings peer down from the second-story loft-like hallway and provide cohesion in the expansive 22-foot-tall great room. A light and airy formal dining room is filled with morning sun as its windows and transoms face south. The room is stylishly elegant with grass cloth wall coverings within sculpted niches, similarly patterned sheer window treatments, and diminutive box-weave dining room chairs. The solid granitetopped sideboard, with deep iridescent veins of brown and bronze, creates a welcome contrast. The dark iron chandelier over the dining room table and silver cabinet pulls on the sideboard are a great example of the play on using reciprocal finishes. “Blending finishes isn’t a disputable issue in interior design anymore,” says LaManna. “As long as there is cohesiveness in large objects, you can intermingle the finishes to play on a basic theme.” In the kitchen, the design team added Colonial-gold granite countertops that run atop all surfaces, a stand-alone baker’s island and the raised breakfast bar. “We consider this the heart of the home,” says LaManna of the large multi-purpose kitchen. A trendy rounded-edge tile pattern offers a soft dramatic

inlay behind the six-burner Viking gas stove. “The vintage lace cabinet finish really polishes off the room,� adds Midnet. filled, lightly colored Kreiss sofa faces an integrated television cabinet with wood paneling echoing the ceiling design. “We specially engineered the top of the television cabinet with granite. Not a simple task for a pop-up design, but it really made sense as it blends the two rooms so well,” says Midnet. The sunlit room glances outside to the refreshing infinity pool, terrace, and double-boat dock. Upstairs, an additional master or in-law suite, beautifully demonstrates the design teams talents as it includes a hand-scraped walnut floor and wooden ceiling with a light beechwood-inspired faux finish. Gold chenille armchairs sit at the foot of a large maple bed outfitted with soft-white cotton bedding and golden accent pillows. The suite is equipped with a private kitchen and wine cooler. “I love this room because it faces west, and is filled with light from sunsets,” says Midnet. He continues, “We purposely left the doors and windows without draperies in this room because the view deserves the attention.” With its own private terrace, Midnet adds, “it overlooks the pool and is positioned to capture views in all directions including the canal.”

echoes the dramatic cypress crossbeams and creative wood design that weaves overhead. Natural travertine marble tiles cover the outdoor terrace. The Castelle outdoor furniture sits on the terrace with biscuit-colored, weather-friendly cushions highlighted with flecks of blue in the cord detailing. LaManna remarks, “What is unique about the outdoor chairs is that they are made of a durable metal, yet have a faux-wood finish that compliments the color of the dark cypress ceiling above.” In sync with the blue surrounding water and light green palms, the accent pillows compliment the surrounding nature. The room is complete with a large outdoor cook’s kitchen. Situated on the unique dimensions of a corner lot, the builder, architect, and designers created a one-of-a-kind outdoor living space. “The lanai is my favorite space in the home, as it truly captures the great views and siting of the home. This is a boater’s home,” adds Kukk. Behind the fireplace and visible through the iron railings is a long side yard that leads to two boat docks. The infinity pool has a unique custom lagoon design, which offers a shallow entry for chaise lounges or for small children; poised above sits a circular spa with a cascading waterfall into the main pool. Midnet shares, “The interior edge of the pool design is covered in a simple bluish green tile to reflect the sky and surrounding tropical greenery.”

White space The English writer, G.K. Chesteron mused, “White is not a mere absence of color; it is a shining and affirmative thing, as fierce as red, as definite as black.” To the uninitiated, white is an intimidating design element. A talented team of architects and designers capitalized on a white palette in this masterful interpretation of contemporary waterfront living here in Southwest Florida. The result — fresh, tropical panache in an inviting relaxed home. Designed by Jon Kukk, AIA, of Kukk Architecture & Design, P.A., the home’s unembellished façade, metal roof, and Bahamian-style shutters instantly conveys a sense of the tropics, while the large windows free of mullions and trim make a contemporary statement. The recessed entryway, portico, and flanking wings encircle visitors and suggest a warm reception beyond the simple exterior. “The interior and exterior of the home are well integrated,” explains Kukk. “The elements are the same. “When we first walked into the house, it was simply stunning,” says interior designer, Susan Bay of Bay Design Store in Naples who provided all the space planning, furnishings, art, and accessories. “It is so full of light and has a wonderful sense of architectural integrity. Our job was to enhance the feeling of natural beauty with a neutral palette and relaxed, coastal elements. It is a brilliant, minimalist canvas against which natural elements can shine. Contrasting with the floor’s soft patina and worn color is the craggy, white quartz fireplace that reflects the light in intriguing ways. Simple popped ceilings throughout keep the look streamlined and quietly contribute to a luxurious sense of space. “The clean lines of the room allow the natural materials and furnishings to stand out, like crisp pieces of art in a museum,” observes Gulliford. Prior to the sale of this ‘spec’ home, Bay came on board to furnish and finish the main living areas and master suite. The sleek cabinetry was made of wood handcrafted from maple and then painted for a higher quality finish and warmer effect. “It takes great finesse to achieve a

look that is both contemporary and inviting,” shares Chris Hylemon of Hyland Custom Cabinetry, A Thomas Riley Company. “The kitchen is modern, not trendy, and has superb functionality,” explains Hylemon. The countertops are quartz and the tile backsplash is a pearly, gray glass reminiscent of the inside of a seashell. The library is an intimate space for quiet conversation and reading. Splashes of turquoise and a sunburst mirror enliven the walls, while the ladylike, curved legs of the writing table stand out against the knotty-wood garden seat, used here as an occasional table. The master bedroom is a restful oasis with a king bed that almost floats against a backdrop of lush greenery. Simple linens, minimal color, and a few carefully selected accessories keep the attention on the calming water view outside. The headboard and reading chair are covered in a beachy, graybeige with driftwood overtones. Over the bed, a collection of mirrors framed in silvery oyster shells harmonizes with the satin nickel frame of the drum pendant lighting and side table. The dark wood of the nightstands and the bed frame offer a grounding contrast to the soft, coastal color scheme.

The master bath continues with a mix of classic and artisanal materials. A white Carrara marble shower and freestanding soaking tub share the space with handcrafted cabinets of ceruse-finished white oak. “In order to achieve the ceruse finish, the rift-cut oak was first dyed grey before going through a series of glazes and grain fills,” adds Hylemon. The cabinets use the grain horizontally, and the doors are edged in a stainless band. “The almost striped look of the wood is highly refined and, at the same time, very natural looking,” comments Gulliford. “It blends wonderfully with the traditional, classic, and clean lines of the marble and the glass.” At the rear of the home, Kukk and builder Thad Gulliford worked within the challenging parameters of a pie-shaped lot to create a spectacular outdoor living area and full summer kitchen. With large windows looking into the interior of the home, the white palette extends easily and naturally to the outdoors. It is a gracious and generous extension of the home’s open floor plan and enhances the delight of living in a contemporary, tropical home.

Bold & beautiful Think bright, bold, beautiful—and whimsical! Not many homes courageously go where others won’t dare on the color wheel. In a playful concoction of fuchsia, tangerine, lime, and turquoise, one homeowner and one designer saw a bright vision together and made a beautiful, bold statement. Months were spent creating a plan that would meet the client’s desires, while still taking full advantage of the lot’s breathtaking views of Naples Bay and The Naples Yacht Club & Marina. The end result with the builder and design team is a remarkable 5,400-square-foot home, with five bedrooms, six full baths, an office, and three living rooms – with fun-filled amenities that its youthful occupants and bustling family enjoy. The home’s bold and fresh feel mirrors the attitude of today’s upscale homeowner. It combines traditional elements such as dormers and gables with a Bermuda-style flat tile roof, white walls, and dark trim. Details such as the balconies, wood brackets, and pergolas with draping bougainvillea finish the look. The grand circular driveway in herringbonepatterned pavers is lined with 25-foot Royal Palms, ligustrums, and lush tropical landscaping creating a stately presence.

The beauty of the home’s architecture can be found in its simplicity and perfect balance and scale. The lush tropical landscaping accents the front elevation with a rich green color from dwarf Schefflera and Calusia and seasonal color from the annuals. “Building a landmark residence such as this is always gratifying. The efficient use of space and fresh architecture make this home unique,” says Dan Sullivan of Sullivan Brothers Builders, a father and son building team with over 50 years of home building experience. He continues, “We were pleased that the owners entrusted us to transform their ideas into custom features. Getting positive feedback and seeing the homeowners get so much enjoyment out of the final product gives us great satisfaction.” Inside, Clive Daniel Home’s leading interior designer, Charlie Hansen, was appointed to ensure that the client’s energetic and youthful personalities were reflected in each of its cheerful rooms. “Hansen really knows color, where and how to use it, and which colors work together to create excitement and a visual banquet,” shares Sullivan. Punches of turquoise grass cloth wallpaper in the niches and tray ceiling establish the color scheme of the home. The bright, bold rug in the living room was custom-crafted from vintage rug designs, and is accompanied by four brightly colored chairs for cocktails and conversation. Custom pillows in vibrant Jaipur pink, lagoon, grass, and clementine accompanied by striped gusset detailing add more pop to the room. A casual cocktail table and colorful Parisian pleat side panels in Brunschwig and Fils fabric infuse the area with energy. The room’s gas fireplace is adorned with an intricate Scabos stone tile mosaic and is flanked on either side by decorative built-ins with travertine tops.

The homeowner shares, “Charlie amazed us with his beautiful furniture selection, gorgeous colors, paint, and accessories. We have three homes in the Chicago area and have worked with many designers. I have never had a designer that completed the home from top to bottom in less than two months.â€? The dining room boasts extensive carpentry, such as wainscot and chair rail, along with a lively orange and blue color scheme highlighted by an elaborate turquoise and brass chandelier. The natural driftwood dining table is accompanied by custom dining chairs in a woven orange caning fabric with white leather seats, adding a pop of visual interest in the otherwise turquoise room. Marcello Maple hardwood flooring was selected for its deep rich finish, which compliments the dĂŠcor. Custom drapery panels in soft, crushed sheer fabric with turquoise header and wood trim detailing complete the room. To add interest, the home incorporates bay windows, built-in bookcases, and niches. The walls of the dining room and accompanying niche are covered in Osborne and Little wallpaper continuing the turquoise color as the common thread throughout the home. A weathered, over-scaled shell mirror in the niche adds a visual exclamation point to the setting.

I am so happy I did.” The classic, white kitchen displays a timeless elegance. Hand crafted wainscoting and wood paneled columns on the bar exhibit exquisite carpentry work, while cabinetry features full extension dovetail drawers. An inner-island with a second sink includes glass door cabinetry featuring bright pops of vibrant colors to provide visual interest. The kitchen is outfitted with a 42-inch Sub-Zero refrigerator, all Viking cooking appliances, and Bosch dishwasher. The Santa Cecilia granite counter tops offer the perfect transition between the stainless appliances and white cabinetry. Special touches, like cabinet knobs with crystal inlays and Hickory Chair saddle stools in a teal houndstooth fabric, continue to surprise. With views of the pool and lanai, the casual breakfast nook allows for plenty of elbowroom. Pied-à-Terre It is only natural that a couple who has lived in major international cities, including Paris and New York, would want to keep an elegant pied-à-terre in paradise together. Inspired to re-create a Pre-War style apartment, the owners wished to pay homage to fond memories of her grandmother’s apartment in New York’s Upper East Side, while expressing a love for the style and design aesthetic of Paris. Their further inspiration for this sophisticated vacation home included a beautiful collection of fine art and family antiques, but came with the challenge of downsizing. After three rounds of interviews with top interior design firms, they enlisted Kevin Steffanni, principal of Kevin Steffanni Design Group based in Naples, Florida and Rocky River, Ohio to help them create this dream-come-true apartment. The enchanting space has been judiciously planned, and a neutral palette of grays and whites keeps the residents’ collection of art and antique furnishings front and center. An eclectic mix of objects collected from their travels around the globe, and from family heirlooms and a vast European art collection, all present rich back stories steeped in the couple’s cherished history. As you enter the home, it is quickly apparent this is Old New York meets ’50s Paris. Classic wooden floors, rich area rugs, an elegant sparkling chandelier, and a gold-gilded mirror from the Parisian flea markets compliment a staircase foyer. The entrance is anchored by a sleek, lacquered chest from Joseph Anfuso.

Design fusion takes center stage in the main living room, where Steffanni listened carefully to the owner’s desire for a further infusion of Hollywood Regency Style. Two white vintage Barcelona chairs and matching ottomans all by Mies van der Rohe are matched effortlessly with a bubblegumpink sofa designed by George Nelson for Herman Miller Design circa 1950. This seating arrangement sits atop an Art Nouveau, pink and coral, swirled rug which was sourced for the owners locally in Naples. More than anything, however, these homeowners are drawn to what’s ‘cool,’ yet offbeat. An old-English antique secretary, which was a wedding gift from him to her, is artfully paired with a mid-century modern Philippe Starck Ghost Chair. Seamlessly added to this is his personal collection of accolades from sports and business. This intimate home opens out to a sunny enclosed sitting room which was converted with Steffanni’s expertise from a classic, Floridian outdoor lanai. Just when you thought you were back in old New York, the expansive views of the golf course remind you of your tropical whereabouts. A glass and steel Knoll dining table designed by Warren Platner is crowned with a breathtaking Baccarat crystal chandelier. The cozy space is complete with a rich cigar chair by Hans Wagner, a magnificent leather club chair, and a steamer trunk recommended by home lifestyle specialist Mark Fanta of Ralph Lauren Home at Webster & Company. “The distressed leather on the Ralph Lauren club chair has hints of gold and is magnificent when the light shines on it,” shares Fanta. It offers a comfortable spot for quiet contemplation beneath the beautiful, blue and white, still life paintings displayed on the wall.

A guest bedroom suite outfitted with beds from Switzerland provides visiting grandchildren and friends a tranquil, yet elegant retreat. Every detail in this room shows a diversity of origin. Throw pillows were purchased from a trip to the Far East. The mirror is from the Paris Flea Market that Steffanni picked up on his visit to France this past fall, and the rug was procured by the husband during his travels. The art pieces were purchased at a local gallery on 5th Avenue in Naples, and the mirrored chest is from F. Schumacher & Company. The chairs, from the Charles Faudre private collection acquired during a buying trip to the south of France, hit just the right note. Clearly there is a compelling backstory and sentiment attached to each piece thoughtfully selected and displayed in this home. Steffanni modeled the master bedroom suite after the couple’s favorite hotel in Paris where they both once lived. Armed with inspiration, Steffanni worked with Fanta to select a bed from the Le Grand Hotel collection to compliment the owner’s existing Barbara Barry pieces. This Louis XV-inspired bed in an Indian Cove Lodge gilt finish allows Steffanni to carry the mix of metal finishes that are found throughout the residence. The silver-leaf, gilded, Adrianna crystal chandelier from Ralph Lauren Lighting glimmers beautifully. The silver-embroidered beading on the Ralph Lauren pillows and the brushed-gold nail heads on the Noble Estate bench dramatically reflect the light. Steffanni grouped the Cannes Ralph Lauren chaise lounge with the Noble Estate crystal lamp and three-tiered, Daniella table lamp to create an area for restful repose and that certain je ne sais quoi.

The cabinet is flanked by two, ‘Madame et Monsieur’ Waterworks pedestal sinks. These fixtures flank the One Fifth, silver-leaf mirror, also by Ralph Lauren, which hangs over a European slipper tub. The design fusion works well here in Steffanni’s capable hands. The finished project not only transports the owners back to their memories of Paris and old New York, but delights guests as they completely forget that they are vacationing in a tropical paradise. The Art of Living There is the art of living, and then there is learning to live with art. It is a refined talent of curating one’s own collection, picking and choosing what stays and what goes. When a Midwestern couple purchased a high-rise vacation residence nestled within Naples Cay, they created a luxurious living environment showcasing their treasured collection of fine art. Trading the powder white snow of their main residence for the powder white sand of Southwest Florida, the couple located the ideal beachfront community, surrounded by 33 panoramic acres of protected nature preserves. The 6,000-square-foot, high-rise residence is only accessible by a concierge escort in a private elevator. Rich wood double doors open into an Asian-inspired grand foyer. What lies next resembles a veritable art gallery. A stunning, modern, equestrian painting becomes the focal point of the entrance and is perched opposite a luminous, antique mirror. With over twenty years experience, this former aerospace engineer and perfectionist, and the son of a home builder, was just the man for this challenge. So proficient in the field of high-rise construction methods, he has even published a book, Renovating Condominiums with Less Stress and More Success. According to Vitte, the greatest challenge here is that the architects and builders must be keenly aware of what is above, below, and what came before. For the most part, plumbing can’t be relocated and concrete floors and ceilings cannot be drilled. Most notably, extending the interior living area to the boundaries of the balcony, which was carefully executed in this redesign, cannot be done in many older buildings if structural modifications were not considered at the time of the original design. For

Before the project was complete, the crane would return several times to hoist large furniture, wooden structures, and building materials which could not be transported within the private, residential elevator. Throughout the residence, many improvements are actually aesthetic. Natural surfaces provided by UMI, United Materials Inc. of Naples — shimmering marble floors and unique granite countertops — form a striking backdrop for the beautiful art, abundant Lalique and Baccarat glass, colorful carpets, and rich, leather upholstery. The creamy lustrous floors radiate throughout the circular, open floor plan of the main living area. A wraparound balcony facing the Gulf of Mexico includes an enclosed portion of screened lanai, and frames both the sumptuous living and dining room in a warm, sunset palette. The custom circular kitchen, designed by Bob Ostrowski of AlliKristé Fine Cabinetry & Kitchen Design, is a focal point with its innovative, curved, walnut cabinetry accented with custom, brown leather pulls sourced in London. “We were commissioned by our client to create a sophisticated kitchen design that would complement their extensive art collection,” shares Ostrowski, Senior Designer and Partner. “Serious collectors with discriminating tastes, the client desired a showcase space that would perform on a grand scale, either for everyday living or hosting large parties.” One challenge in creating the culinary command center was to design around the building’s existing structural columns. Composed almost completely of radial lines, the perimeter cabinetry encircles two round islands. A technical feat, the curvature of the walnut cabinetry is complemented by a contemporary cabinet door style. The SubZero refrigerator, icemaker, and warming drawer are integrated seamlessly behind the concave cabinetry. The Wolf range sits center stage under a unique, convex hood. The wine storage assists with entertaining, and the elliptical island is ready for cocktail parties; the triple sinks, double dishwashers, and a walk-in pantry all maximize convenience. Just steps from the circular kitchen, the chic dining table is lit from above by a luminous Baccarat chandelier.

Stone Age Selecting Natural Stone for Your Home When designing or renovating a home today, selecting natural stone for surfaces comes with abundant choice. With today’s exquisite options, the design possibilities are endless when you factor in the varieties, colors, and textures of natural stone. The most frequently selected stone is granite, with its timeless beauty and elegance. It is both prestigious and practical. No two slabs of granite are exactly the same, which means yours will be completely unique. In addition, granite is one of the hardest materials on earth, so it is not likely to scratch. Granite is also porous, so it should be sealed with a good quality sealer. Sealing will give you time to clean up spills before they are absorbed into the stone to create a stain. On occasion, you may want to spruce up the shine and add a little extra protection from fingerprints on your granite countertops by using a stone polish. Another popular choice is marble. It is commercially defined as any limestone that will take a polish. Marble in its purest state is white; colored marbles are the result of other minerals being mixed with the calcite or dolomite. Marble, no matter what the color, will usually have some type of veining running through it; the veins are usually different in color than the main color of the stone. Marble is relatively soft when compared to other stones, such as granite, so care should be taken because it can scratch easily and is sensitive to acidic chemicals.
