After fourteen years of publishing the finest homes in the Naples area, Home & Design began to identify markets that truly exemplified a luxury lifestyle. As with any business, it is paramount to identify a niche that has room for competition, and then fill that niche in a definitively unique and effective way. We had observed, with some surprise, that no magazine in the Florida Suncoast region was offering beautifully illustrated, usefully detailed articles celebrating luxury in the home. People need inspiration when they set out to start a home project. Paint colors, fabrics, furniture, even architectural styles are decided by looking through the pages of design magazines.
I am thoroughly enjoying the time I’m spending getting to know this vibrant area and have had the pleasure to see some spectacular architecture and design. Publishing these projects has been a rewarding experience and has given me real inspiration.
So, Suncoast, here’s your national quality magazine showcasing local resources you can collaborate with to bring your projects to life and give you that much-needed inspiration.
Happy to be here,

Home & Design is proud to announce our new Suncoast Edition. When I started this endeavor, I was given the task of finding ten homes to feature. Not only did I find ten, but I found many more worthy of publishing. It was so difficult to narrow down the list, as we received many beautiful submissions from the fabulously talented architects, builders, and designers this area has to offer. So we decided to publish twelve. Buying, building, remodeling and renovating are thriving in this area, and Home & Design is a great representation of the design and architecture that makes living on the Suncoast so luxurious. I guarantee you will not be disappointed in what you see in this edition, from modern, to coastal contemporary, to traditional and West Indies styles, our publication features the best of the best. I have met many wonderful, talented, and genuine people along this journey. And I am grateful to all the professionals who have joined forces with us to create the most comprehensive resource guide for luxury living in this area. As we begin to develop a strong presence in this thriving community, we look forward to bringing many more talented professionals together and to providing our readers with invaluable design inspiration. My Best Regards,

Sarasota Serenity West Indies style is magnificently updated for modern living in this five bedroom, five-and-a-half bath home in Lakewood Ranch in Sarasota. Mindful of the community’s aesthetic diversity, partner John Cooney of Stofft Cooney Architects opted for simple proportions and conventional framing, as well as an emphasis on excellent materials. The handsome exterior is clad in fossilized coral stone, with cypress accents, including the large front balcony’s pillars and custom-designed Colonial-style railing. Cement roofing styled to imitate West Indian wood shakes–but better fortified for Florida weather—caps the structure. “For the front elevation, we used a color palette that complements the Mediterranean homes nearby, but gave it a tropical twist. What we ended up with is quite sophisticated,” says John Cooney. From the outset, the home was thoughtfully considered from top to bottom, inside and out. “This is not a case of a finished house in which we placed some furniture, but rather a collaboration, beginning with the blueprint,” says Interior Designer, Lou Shafran Owner of Pacifica Interior Design. “We worked together to achieve a design that was neither over decorated nor under simplified, and would, we hoped, be relevant years from now.” Throughout the home, the Pacifica team married furnishings and artwork for a comfortable, universal appeal. “We drew from the British Colonial tradition as well as transitional pieces to create something modern and clean,” says co-designer Mark Vanagas. “A fresh color scheme gives the home a look that’s a bit different and unexpected.”

The scheme incorporates blue, white, warmer neutrals and lots of wood. In the upstairs VIP bedroom, French blue walls set off a crisp blue-on-white Waverly coral print that’s draped around the headboard and windows. The dark wood Chinoiserie desk is contrasted with a carved wing chair with a coralshaped back, custom finished with a white wash. The x-motif on the wooden bed frame is a recurring pattern throughout the home. The living room carries the same tone as the VIP bedroom. An off-white Oscar de la Renta sofa faces the cast stone fireplace and formal mantle. The custom designed iron and glass coffee table and silverleaf mirror are clean contemporary shapes amid more traditional twin wood chests and Asian inspired ceramic vases.

The kitchen is divided from the adjoining family room by a granite-topped breakfast bar. The cast stone fireplace mantle with tile backsplash turns the 48-inch Wolf range into a central hearth. Here again are the x-shapes—this time on the custom cabinetry and on the backs of the barstools. Faux-linen walls, a dark walnut island and steel inserts in the tile work (as well as tiny pops of bluein the accessories) and bar stool
“Rather than multiple colors, we chose to use different materials here in similar tones,” says Shafran. “Our philosophy is that layering textures, never too much of one thing, will keep the eye interested.” The comfortably formal dining room with its round table and shield-shaped chairs is centered around a custom designed dark bronze and crystal chandelier hanging from the vaulted ceiling. Two distressed wood columns and blue and white porcelain gourd-shaped vases flank an original graphite pencil-drawn scene of a plantation done by co-designer Mark Vanagas. Over the sideboard (not pictured) is a gallery of artwork made from porcelain shards.

The family room’s pitched ceiling is framed with cypress beams that match the dark floors and recessed media cabinet. Pale faux-linen colored walls extending from the kitchen are a soft backdrop for a plush white Century sofa, custom-scaled wood coffee table, and blue-and-white-striped upholstered wingback chair. The downstairs study is a standout. “The entire room was built out of custom wood, including the paneling, glass doors, window frames and coffered ceiling,” says Vanagas. “We added a hickory desk, as well as the Randolph & Hein covered armchair as an accent.” A steerhide rug, custom iron lighting fixture and tufted blue velvet desk chair complete a setting designed for serious contemplation. The neutral master suite with his and hers bathrooms is designed as refuge for the homeowners. In her bathroom elegance abounds. Jerusalem stone with mosiac inserts crisscross the floor, silk fabric covers the window and vanity chair, and crystal sconces emerge from the mirrored wall. In the bedroom, the mahogany-spired bed dressed in Italian linens complements quilted silk-covered armchairs. Over the bed, magnified and cropped details of Malabar botanical drawings are framed by the squares of custom wall detail.

The outdoor living space was a collaboration between Stofft Cooney and Pacifica Interiors. John Cooney is especially proud of the outdoor living room which features the same coral stonework and cypress ceilings found elsewhere. Shafran introduced the upholstered teak furniture and Asian ceramic stools which are clustered around a stone fireplace and beyond that, the pool. Again, modern luxuries draped in sun-dappled Caribbean garb. “We wanted to narrow the gap between the outside and the inside spaces, which gets at the essence of Florida living,” concludes John Cooney. Lakewood Ranch is the 17,500-acre award winning masterplanned community in Sarasota and Manatee counties on the West Coast of Florida. Just minutes from the Gulf Coast beaches and cultural assets in Sarasota, Lakewood Ranch is already home to more 18,000 residents and features A-rated schools, a hospital, the Sarasota Polo Club, the 75-acre Premier Sports Campus, the Ancient Oak Gun Club, its own Main Street with theaters, shopping and dining, and four million square feet of commercial property. Delightful Delfina
Walk into the Delfina, a single-family estate model home at The Founders Club, and you’ll soon claim your favorite spot – or two. Imagine screening the latest Hollywood blockbuster on the leisure room’s pop-up TV, playing a friendly game of pool in the adjoining game room, or snuggling into the cloudlike bed in the romantic master bedroom. Built by London Bay Homes, a leader in Southwest Florida’s luxury home market for more than two decades, the model offers homeowners a relaxed, yet luxurious lifestyle in one of Sarasota’s premier communities. “The Delfina was designed to capture the imagination from the moment you approach the home,” says Mark Wilson, President and CEO of London Bay Homes. “We’ve quite intentionally added a number of details that enhance the presentation from the moment of entry and continuing throughout the home.”

The four-bedroom Delfina offers formal dining and living rooms, and its 4,358-square-foot open floor plan allows a wonderful flow from room to room–and outside. Pocketing and zero-corner sliding glass doors blur indooroutdoor boundaries, opening several rooms to a large al fresco living room and covered veranda. Even your future guests will feel right at home with a space all their own--a secluded cabana retreat with a private full bath. London Bay Homes’ signature attention to detail and interior design by Romanza Interior Design combine to showcase the versatility and livability of the Delfina floor plan, available with a variety of options. The home also has a study, breakfast nook, four full baths, a powder room and a three-car garage. Its impressive architecture is accented with medallions and a welcoming entry tower with arched openings. Palms flank the paver driveway. The model’s volume ceilings boast layered trays, painted beams and detailed crown molding to complement a transitional design theme blending clean-lined wood, stone, metal, and glass furnishings. Main living areas feature walnut-hued tumbled travertine flooring set in an ashlar pattern; grayed wood floors warm the study, game room and cabana. Neutral background colors provide a perfect canvas for soft whites and grays with dashes of citrus and blues. Bookcases and cabinetry in the living room and a buffet niche carved out and encased in the dining room create a custom look. The dining room’s volume tray ceiling is set atwinkle with twin golden chandeliers and matching gold place settings. The Delfina’s fully equipped summer kitchen with a built-in grill, polished solid surface countertop and tiled backsplash is bound to get plenty of use. Outdoor areas are finished with stone flooring and provide several open-air and under-roof gathering areas with chaises, seating, and dining groups. The pool has a raised spa with a spillover, and its simple rectangular shape creates the illusion of water flush with the deck. Beams add visual interest and contrast to ceilings in the leisure room, kitchen, and breakfast nook. The pop-up TV and a free-standing island breakfast bar provide subtle definition between rooms. The kitchen features a playful combination of golden jade leather granite countertops and low-sheen arctic white cabinetry. It has a walk-in pantry and mosaic glass backsplashes.

Point Crisp Perched majestically on a peninsula, this three-story coastal contemporary style home is one of the most beautiful properties on Siesta Key. “Ripples of the water influenced the architecture of the home — guiding the design of the shape of the roof and the grand terrace of the front entry,” describes Architect Mark Sultana of DSDG Inc. Architects. Indeed this home capitalizes on amazing water views from nearly every room in the house. PGT windows and doors, a standing seam architectural aluminum roof, and folding doors by Solar Innovations combine to provide stability and durability while far surpassing FEMA guidelines. “This home is for someone who wants absolute refinement — everything you touch has purpose and intent way beyond the norm,” says Builder Stephen Ellis of My Green Buildings. This LEED Gold rated, highly efficient home boasts a pneumatic glass tube elevator, circular floating staircase, and glass garage doors overlooking the water. The garage is more than ample to showcase a fleet of collectible vehicles. “For an automotive enthusiast, it’s just a dream,” adds Ellis.

Modern architecture and the essence of waterfront living are fused to create this wonderfully dramatic living environment. “The home’s position on the point of a peninsula together with the unique design creates some of the most amazing views available on Siesta Key,” says Peg Davant of Premier Sotheby’s. Joel Schemmel who is jointly listing the home for sale with Davant agrees. “Rarely do you see a

home that captures every possible water view and balances that with the simple drama and feel of modernist living,” says Schemmel. Staged expertly to support the quest for this home’s unique buyer, the home presents beautifully. “There’s a fine line between staging and interior design. Here we focused on making the space attractive, but minimized what we added in order for the view line and architecture to be prominent,” explains Louise Stewart from Stage III Interior Design. In the main living area, the home’s breathtaking waterfront views do indeed take center stage. A comfortable sectional sofa fills the space and is accompanied by a round Platner table from Knoll provided by Home Resource. A cream rug with a lime green key design from Rugs As Art and matching lime accent pillows add a pop of vibrant color to the open and inviting room.
The sleek main living area accentuates the panoramic water views through use of natural materials presented in a minimalistic way. The home’s dining area centers around an impressive glass topped Kenneth Cobonpue wave table from Home Resource. Graceful and profound, the undulation of the ocean is captured and solidified into a rhythmic sculptural form by the table’s unique wooden base. “Our focus is on quality and timeless design, and the wave table is as much a sculpture, as it is a table,” adds Michael Bush from Home Resource. Six, light cream, leather dining chairs contribute a crisp clean elegance to the room. The state-of-the art kitchen is integrated into the living area and includes Wolf and Sub-Zero appliances sure to please even the most discerning of chefs. A Silestone quartz countertop with double Bosch dishwashers flanking the sink, combined with the latest LED lighting package make seaside entertaining a breeze. Considered by many to be the most beautiful room in the home, the “point room” with a curved wall of windows jutting out into the water simulates the feeling of being on the bow of a boat. A white leather sofa and large, Monet-like rug in muted blues and greens create a soft and luxurious space. Hard black leather sling back chairs add pleasing contrast without taking up a lot of visual space. A striking painting from State of the Arts Contemporary Fine Art Gallery in Sarasota reinforces the seaside color scheme and immerses one’s senses in the liquid landscape.

The light and bright master bedroom with silk matelasse bedding provides a relaxing retreat. An all-leather woven Theodore Alexander bench and creamy white leather Charles Eames chair invite one to set aside the worries of the day and place their thoughts upon more soothing notions. A stitched cowhide rug and an original piece of artwork from local artist Jini Mount add a touch of the playful — while the dark, ebonyfinished oak bed and nightstands bring a bit of drama to the room. Folding glass doors spanning along the back of the home allow an unobstructed view of Sarasota Bay and open to the outdoor kitchen area and pool deck. Designers chose to use dark woven wicker Kevin Charles furniture that is not only soothing to the senses but durable as well, creating the perfect low maintenance spot for the home’s occupants to experience magnificent sunsets in true Florida style. “Absolutely breathtaking views and a wonderfully clean, contemporary structure just made this both a pleasure and a dream to work on,” concludes Pat Walter from Stage III Design.

Westway Elegance There is definitely something to be said for the well travelled. They carry with them a mysterious knowledge of the great unknown. Visiting exotic destinations, witnessing faraway places most only read about in romantic novels, experiencing in person the kinds of adventures featured in old movie clips or pictured on vintage postcards. 1435 Westway Drive is a gem of a find. The sort of discovery one might chance upon while globe-trotting to some glamorous, remote location. This Modus Custom Residence overlooks the glistening sapphire waters of New Pass on Lido Key and is a 6000-square-foot under air, 8,500-square-foot under roof marvel with phenomenal views of the Pass and the Gulf of Mexico beyond. “My purpose was to build a home that exhibits both casual elegance and exceptional craftsmanship,” says Steven Hanson, owner of Modus Custom Residences. “It’s British West Indies with a bit of a modern spin.”
Infused with great lines and interesting architectural elements, this remarkable home radiates a sense of unhurried luxury. Inspired by British West Indies influences, it boasts five bedrooms, six baths, two half baths, living room, dining room, great room, study, gourmet kitchen, breakfast room, elevator, attic, three-car garage, separate caddy garage with workshop, pool, balcony porches, sundeck, hidden grotto, deeded beach access and more. At first glance, one might almost expect Ernest Hemingway to amble down the front steps with a single malt whisky in hand, but upon closer inspection, it becomes very clear that this home is much too ‘au courant’ for that. While the impressive anterior reveals distinct elements reminiscent of the architectural style-stucco exterior, powder gray slate roof, long covered balcony, detailed railings, and cypress wood accents—it is clearly manifested with a fresh perspective. “The graceful prominence of the design envelops you,” says residential designer, Brian Phipps, owner of A Phipps Home Design, “Once you enter the court, you are surrounded by an artfully, warm panoramic view of the façade.” With elevated water views from almost every room, and 80 feet of seaside frontage, ‘Westway’ is picture perfect. The richly appointed great room invites weary travelers and expectant guests to unwind in sprawling luxury. Exquisitely crafted black walnut built-ins flank either side of the Italian Calcutta Gold marble fireplace, while cushy rattan couches and corresponding chairs provide the perfect resting spot. A rectangular glass coffee table reflects just the right amount of light, while a cappuccinocolored Sisal area rug grounds the space, and offsets the spectacular hand-scraped maple floors in a rich chocolate truffle. “These Anderson Virginia Vintage Sanctuary Plank hardwoods were the perfect complement to the outdoor stone on finish and texture,” says Liliana Allen, President and co-owner of Oracle Surfaces, responsible for the selection of all flooring. “Surfaces are key elements…giving life to any area.”
This Page — Designed by Elite Cabinetry, the stunning Italian marble countertops, glass lantern chandeliers, dazzling silver fixtures, top of the line appliances, walk-in pantry, and lovely breakfast room take open concept entertaining to a whole new level. Previous Page — Designed for relaxed yet elegant living, the great room flows naturally into the gourmet kitchen and dining areas. Dark woods, sleek marble, and blue, white and silver accent pieces add a nautical element, while floor to ceiling windows offer spectacular seascape vistas and entry to veranda overlooking pool.

Italian marble and black walnut surfaces are gracefully reintroduced in the gourmet kitchen on the countertops, backsplash, and center island. Top-of-the-line stainless steel appliances and modern leather bar stools with rectangular cutouts make the space hip and fun. Exciting and bright, this is a setting perfectly equipped for a master chef, while spacious enough to accommodate a slew of hungry inhabitants. “It was a privilege to work with Steven and his staff. They came to us after seeing some of our beautiful magazine advertisements,” says Jamie Lawrence of Elite Cabinetry. “The transitional stylings of the inset cabinets with a milk white finish complement the warmth of the America Walnut island. The balance of the French curved hood coupled with the stainless steel banding creates the refined upscale look we envisioned.” After a delicious meal, why not withdraw to the grand master retreat resplendent with his and her suites, closets, and bathrooms? Encompassing the entire upper level, this great escape showcases an expansive covered balcony and lanai with million-dollar views, private gathering area, glorious round reading room, and charming bar enclave. Why would anyone leave? Decorated with a minimalist approach, one is still left with an abundance of pleasures to appreciate from the highly polished, quilted cotton bed linens to the handsome well-crafted furnishings. “Furniture and fabrics were purposely incorporated to promote that British West Indies feel,” said Louise Stewart, co-owner of Stage III Design, who staged the home. “Simple, clean lines with a spacious, airy feeling.”
Surrounded by elevated water views, lanai and covered porch balcony, this is island living at its best. High ceilings, streamlined design, and clean, fresh palette create an ambiance of sheer indulgence. 80

Taking asylum in one of the master baths, enjoy a luxurious, steamy soak in the oversized Jacuzzi tub or refresh with an invigorating rinse in the 12-foot steam shower with 24-inch rainhead. Purposely designed with privacy in mind, it is accessible by stairs or elevator, and features two guest bedrooms and baths, kitchen, and gathering room.

Majestic marbella With a nod to the past yet with an eye toward the future, the “Marbella” model by Arthur Rutenberg Homes in Lakewood Ranch, marries two great traditions. “I wanted to honor the home’s Tuscan tradition by combining the best of the Old World with the best of the new,” says Arthur Rutenberg Homes Senior Interior Designer, Cindy Alander. The integration of an elegant garden design created by ArtisTree Landscape Maintenance & Design was fundamentally important to carrying the Tuscan theme from home to homeside. Upon arrival, guests see natural stone and cap-rock boulders unifying the architecture with a Tuscan plant palette of Italian Cypress and drought-tolerant evergreens indicative to the region. “Without the strong connection between plant material and home design, the first impression of an authentic Tuscan theme would be greatly diminished,” says Clinton Lak, degreed landscape designer for ArtisTree. A romantic time in history is evoked by the Marbella model, beginning with the classic entryway, featuring an arched doorway, a fieldstone front piece and barrel-tile roof reminiscent of a Tuscan villa. The curve of the den is echoed in the subtle undulations or rolling berms incorporated to add a third dimension to the garden beds. The landscaping was designed by Clinton Lak, Degree Landscape Architect for ArtisTree Landscape Maintenance & Design, who incorporated natural stone into the scheme and chose a Tuscan plant palette of Wild and Pygmy Dates, Silver European Fan Palms and Italian Cypress, all low drought-tolerant evergreens perfect for the South Florida climate. “The plant materials were organized to frame the house and showcase the architecture, while creating a layered look and year-round interest,” says Lak.

Inside the home, the fusion of past and present becomes apparent. The great room invites guests to relax on twin sofas covered in nubby oatmeal linen and matching wingback chairs covered in restful blue, accented by nickel nail heads. The oversize Century cocktail table finished in a distressed black stain, introduces the Old World dark wood found throughout the home, in a way that invites the visitor to put their feet up. The Surya rug brings a bold pattern to the mix, and its color pays homage to the coastal location of Sarasota. “In Southwest Florida, we are never far from the Gulf of Mexico,” says Alander, “and I used blue throughout the home to reference that.” The great room opens to the kitchen and the casual dining area, making for a wonderful flow for entertaining. While the chef du jour cooks in the Wolf/Subzero kitchen, guests may sit on dark wood Carcole stools with patterned cutout backs pulled up to the granite kitchen island. The unusual granite is grey-blue with veining in a sea-glass green. “It is the color of the Gulf on a clear day,” says Alander. Iron and frosted glass pendant lights shine above, using retro filament bulbs for an industrial chic touch. A mosaic, featuring irregular cut natural sandstone along with glass insets of beach and a deep blue glass, add the historic artisan touch necessary to help create what Alander has named her “New Old World” design scheme. The casual dining room is perfect for both every day and big occasion dining. The Drexel table can be opened to accommodate seating for eight. The host and hostess chairs are cobalt patterned linen, introducing color into the room, and the guest chairs are covered in oatmeal suede, accented with nickel nail heads. The crystal and iron chandelier lights the scene and the dark wood buffet adds the Old Europe element. The luxurious master suite creates an atmosphere of serenity by the use of solid fabrics throughout the room, with the only patterned elements being the custom curved headboard, duvet cover, and neck roll pillow. The antique satin banded window treatments highlight both the darker and lighter elements of the room and the mushroom
Great Room: The great room, designed to put family and guests at ease, introduces three of the major themes of the home: Dark Old Europeinspired wood, a minimal use of patterns and the color blue to reflect the nearby Gulf of Mexico. Designer Cindy Alander was striving to marry classic elements with modern design to suit the way families live today, less fussy and more informally. 94

wall paint provides a dramatic backdrop for all the furnishings. Twin lounge chairs, loosely draped in a taupe material, are separated by a polished nickel and a glass-topped table featuring open fretwork. The master bath is a sanctuary from daily cares. His and hers custom vanities are finished in a taupe wash with brushed nickel hardware. The vanity, with its taupe slipper chair, provides convenient seating and the arched mirrors and mirrored towers create ample hidden storage. The oval soaking tub is set on a tub deck of Crema Marfil stone which also tops the counters. The floor is covered in a glorious marble named “Storm” which mimics the greys, sand, and beiges of the beach in wild weather. In keeping with the inviting features of the rest of the home, guests are also made very comfortable in one of the other two bedrooms, each with its own en suite bath. The club room, an entertainment mecca, houses a pool table, a poker/game table, and a big screen TV media center, welcoming gatherings of friends and families. The cinnamon carpet perfectly complements the room’s most striking element-- the russet brick wall. But entertaining needn’t be constrained to the interior of this lovely home. Ninety-degree retractable doors open out on to the cabana--an outdoor space covered by a tongue-and-groove wooden ceiling. A TV rises above a delightful gas fireplace, perfect for cooler nights, and walnut-stained, all-weather wicker furniture, sporting the now-signature blue cushions, provides a perfect place to end an evening.

“Connecting the outdoors and indoors is what people are looking for when they come to Florida,” says Alander. President Derek Nelson of Nelson Homes, Inc., an independent franchise of Arthur Rutenberg Homes, agrees. “The Marbella, honored as ‘Plan of the Year’ from among all national Arthur Rutenberg branded plans, is a Tuscan dream home,” says Nelson. “If you love entertaining or have children or grandchildren coming to visit, you couldn’t ask for a more welcoming place to call home.” Lakewood Ranch is the 17,500-acre award winning master-planned community in Sarasota and Manatee counties on the West Coast of Florida. Ultra Modern Stately and unique, this striking modern home transcends architectural stereotypes to create the perfect blending of panache and functionality. “There is not one wall, window, or piece of hardware that does not serve a purpose,” describes Jonathan Parks, Principal of the firm Jonathan Parks Architect. Indeed every effort has been made by the design team of Jonathan Parks AIA, Architect; Chris Leader, Punit Patel, and Aris Montiel to ensure that this is a home where one can truly live, work, and play. The durable exterior is constructed of insulated glass windows and doors connected by poured-in-place concrete and steel framing. Despite being located in an enclave amongst the Gulf of Mexico and Sarasota Bay, this particular property lacks a view of the water. To remedy this, and accentuate the area’s coastal lifestyle, the home’s floor plan was designed to wrap around the pool area. In fact, a connection to water is a thread

woven throughout the entire house: stepping-stones at the entryway lead over a reflecting pond — the entrance hall itself acting as a bridge. All the main spaces pivot around the pool, including the entry, living room, kitchen, outdoor area, library, master bedroom, and circulation areas. “Daily rituals, ranging from rising in the morning and preparing meals to returning home, consistently achieve the owner’s desire to view water from both public and private spaces,” describes Parks. The home’s gallery manages to capture and direct natural light for the pleasing display of sculpture and artwork. “My firm believes the most efficient light bulb is the one you never have to turn on. We study lighting and the movements of the sun with the goal of bringing natural light into all spaces — from the principle rooms to the closets,” adds Parks. The gallery not only connects the three levels of the house but also serves to link the private side of the home to the public areas. Crisp, clean and contemporary, the home’s kitchen island is open to both the living area and the all-glass dining room beyond. Top-of-the-line Wolf and Sub-Zero kitchen appliances are hidden from view. Located along one edge of the pool, the living room is the center of the house for both interior and exterior entertaining. Smooth finished, all-natural limestone floors offer an air of elegance while creating an inviting gathering spot for guests to converse and enjoy the beauty of outside spaces — while still comfortably indoors. The design of the library was based on a conversation with the owners to provide an area that was both intimate and expansive at the same time. “Our solution was to create a space that was small in scale but activated by views to the outside,” says Parks. Further increasing the home’s openness and functionality, the walls of glass push aside, blurring the indoor/outdoor boundary between pool and terrace, gallery and library.

The rectangular-shaped pool is the exterior focal feature of the home. Taking full advantage of the Florida climate, the house embraces the outdoor room and pool, but the transparency of the design defines this ultra-modern residence. The open courtyard allows natural beauty to take center stage, revealing its allure differently to each area of the home. This connection to nature, combined with the flow of the house around the pool, achieves a harmony not typically found in modern architecture. “We have never designed or built the same house twice,” says Parks. This fervent dedication to uniqueness is what elevates the property beyond normal expectations and into the realm of the extraordinary. “It is hugely important to me that we are able to bring our client’s vision to life — but true architecture must go beyond that to become art,” concludes Parks. Indeed, a new and vivid canvas has come to life with the formation of this innovative and eye catching design.

Construction at The Lake Club in Lakewood Ranch meets all the expectations of British West Indies – inspired design. The curb appeal is enhanced by the generous covered front entry porch. This luxurious 3-bedroom, 4-bath, 5,519 square-foot home features louvered shutters, dark wood beams, corbels, and a standing seam metal roof that are hallmarks of its popular island style. “The Windward” was designed with a cleaner, more open feel, and “This is our version of a more contemporary West Indies design,” says T.J. Nutter of his company’s first model in Lakewood Ranch. “We wanted to do something different.” Stepping into the great room, the eye is immediately drawn upward to the four sets of dark beams spanning the cathedral ceiling. Eight inches wide, the faux finished decorative beams accent the steep 6/12 pitch of the ceiling. A trio of mullioned windows pour light into the room, keeping the space open and airy. Shaker-style built-in cabinetry from Albrecht Cabinets emphasizes the clean lines of the home. In addition, another design element

The pristine cabinetry and creamy tan walls pair perfectly to offset the dark floors. This home’s 3,586 square feet of air-conditioned living area is thoughtfully arranged around the great room. A formal dining room and library flank the foyer. Both rooms have French doors opening onto the entry porch. The library’s bright white built-in shelving stands in brilliant contrast to the dark wood topping the built-in kneehole desk, drawers and cabinets. This play of light on dark is carried throughout the home, with wide, glossy white woodwork edging the American Hickory handscraped floors in Rustic Sienna from Brewer Carpet One. The kitchen is outfitted with top-quality stainless steel Wolf and Sub-Zero appliances. Calacatta Cremo marble tops the maple-finished island, the cabinets flanking the range, and the butler’s cabinet nestled between the refrigerator and separate freezer. Easy-to-clean

custom glass forms the kitchen backsplash. The breakfast nook is tucked into a corner of the kitchen that opens to the outdoor living area by way of two pocketed sliding doors. This home differentiates itself in the master suite as well, where Nutter’s favorite feature is the indoor/outdoor shower. “I’m a local Florida guy, and I really like the idea of bringing the outdoors indoors,” he explains. He does this through the master bath shower, a limestone enclosure that opens to a walled privacy Courtyard through a sliding glass door. Double showerheads and a marble-topped shower seat are both luxurious and convenient. The courtyard shower also features double showerheads. A cedar trellis tops the Courtyard and a locking wooden door offers direct access to the side yard. There is also a separate door from the courtyard to the master bath. Trent Culleny Landscape has successfully extended the West Indies feel to the outside of the home, focusing on tropical foliage that whispers “island style” with every breeze.

The pool is one of those features that help to differentiate “The Windward.” Visible from the entry through the spacious great room, the side-loading pool is 28 feet long. Pocketed sliding glass doors open the great room to a pergola lanai shaded by rough sawn cedar beams, providing the perfect transition from indoor to outdoor living. Steps lead down into a semi-circular sunken seating area that surrounds a fire pit built into one end of the pool. Opposite the cozy seating area, a granite-topped, swim-up pool bar with five sunken bar stools encircles the other half of the fire pit. Nutter helped influence the design executed by Pool Design Concepts. A gas-heated spa with a granite spillway crowns the far end. The summer kitchen and covered veranda continue the gracious outdoor living concept. Top of the line Sub-Zero and Wolf appliances are tucked under the Blue Pearl granite countertops in the summer kitchen. Cedar cabinets in the kitchen area and faux ceiling beams set into the veranda’s 1’ stepped ceiling are painted to match the Pergola. Shell stone pavers used extensively in the outdoor areas seamlessly blend the functional sections into a visually expansive living space. But “The Windward” is more than just a beautiful custom home. It is Green Built Certified. A second-generation Sarasota native, Nutter is also a LEED (Leadership in Energy and Environmental Design) professional, accredited by the Green Building Certification Institute of the National Home Builders Association. Nutter combined his commitment to the environment and responsible construction with his never-ending quest to improve quality and customer service and his desire to build something unique and attainable. He has done both with this stunning home.
Columns set off the sitting area at one end of the Master Bedroom. Decorative beams and ridge painted pure white accent the gabled ceiling, painted a soft blue-gray.

Aruba Inspired It took the talents of a trio of professionals and the desires of the artistic and tasteful owners to create this lovely home in the enclave of Sarasota’s Spice Bay. This custom-built home features five-bedrooms and six baths with 4,635-square feet under air. Architect Clifford M. Scholz, builder Richard Perrone of Perrone Construction and Interior Designer Susan Calhoun joined forces in what became a dream collaboration to make the owners’ vision a reality. The couple chose an architectural style reminiscent of the British West Indies. The exterior colors for the roof and stucco were chosen to give the home a fresh look. Calhoun knew her clients’ taste well, as she has worked with them on several of their other homes in their native Canada. “They insisted that everything must be comfortable and practical,” says Calhoun. “They wanted a beautiful traditional home with a modern twist.”

The living room’s design met the challenge. A silk and wool taupe rug provides a neutral foundation. The couch, covered in ivory textured cotton blend, and a soft green trellis pattern used on the twin club chairs, prove restful. The turquoise linen chair provides a pop of color, but the room’s truly eye-catching elements are the Brunschwig & Fils kashmira linen print draperies, the IKAT and embroidered ribbon couch pillows, the seascape and palm prints over the limestone fireplace and couch, and the bronze sculpture of a diver. The English walnut cocktail trestle table and the bronze-banded side table complete the look beautifully. The media room features a chenille velvet sectional in a mushroom tone. Ikat draperies accent well with a dark chocolate brown and teal print. The throw pillows have strips of ribbed velvet cut and sewn into a geometric pattern. An Asian influence is seen in the shape of the mahogany coffee table. The framed batik prints and the wrought iron globe lamp add further exotic accents.

The owners opted for an eat-in kitchen as opposed to a formal dining room and shining walnut floors connect the two spaces seamlessly. Custom cabinetry competes with an island taken from a solid slab of granite for pride of place in the gourmet kitchen.
Walnut floors truly shine in the eat-in kitchen, which takes the place of a formal dining room. The cherry table and chairs, covered in turquoise linen, provide seating for up to 12 under a wrought iron chandelier with rope detailing. The star of the gourmet kitchen is the 11-foot island, covered in one seamless piece of granite. Tumbled Bottocino marble rectangles form the backsplash and the cabinets of Magnolia White are custom-made. The three bronze pendant lights are of an industrial vintage style. In a guestroom, the movement of the sea is suggested in the burled veneer of the bed and nightstand. Suzzani inspired drapes coordinate perfectly with a bed ensemble of floral printed pillows and a quilted paisley coverlet. Embroidered linen textiles are framed above the bed and cracked ceramic gourd lamps provide reading light. A high-backed chair in rattan, reminiscent of the British West Indies period, is clad in a woven cotton.

The hallway’s cream settee features paisley printed pillows. A painting above, from the owners’ private collection, joins an original still life at the end of the hall and a four-panel hand painted screen gracing the stairwell. A taupe textured leather chest sits underneath an antique mirror and a trio of bronze antique mirror accented chandeliers banish any shadows. The stylized leaves on the drapery panels set a tropical tone in the master bedroom, underscored by the ocean prints above the bed. Wicker campstools, topped with square celery green cushions, recall the British Empire. An oatmeal linen headboard is accented by nailhead trim and the military corners of the quilted cotton coverlet are tucked under the bed’s stained wood surround. The club chair is upholstered in patterned cotton and the mirrored desk and crystal bedside lamps add glamour. A soothing sage green striated wool rug provides comfort underfoot. The master bath is a study in spa-like simplicity. Dove grey walls and snow-white wooden shades are the perfect backdrop for the freestanding vintage style tub and the chandelier of coral and pewter. White marble covers the floor and the walk-in shower’s walls. The custom cabinetry that houses the twin sinks was created to fit the mushroom fossil stone countertop, lit from above by frosted glass and polished nickel lamps.

Soothing marine blue creates a nautical feel to the office. Velvet wing chairs and a cotton sofa complement the linen draperies in an embroidered sea urchin pattern. A triptych of a sea turtle adorns the wall. The perota veneer table has distinctive horn detailing and column lamps of sparkling mercury glass reflect the window’s light. The home’s outdoor area features several sections. The dining table and chairs in bronze wrought iron provide seating for 12 under a tongue-and-grooved ceiling of cypress. Loungers are set about for sunworshippers and a raised covered section offers shelter from the occasional rain shower, as well as a fireplace for cool evenings. A dark wicker seating group invites relaxation. Syrian Alba stone creates the herringbone accent above the fireplace and the spa front and pool edge are enhanced with mosaic tiles. Calhoun found designing the home a unique experience, “I was able to use materials I would never use in Canada,” she says. “Such beautiful light, colors, textures, and furnishings have truly inspired my creativity.” Perrone Construction has overseen the construction of all the homes built in Spice Bay. With six more home sites to be sold and custom homes to be designed, President Richard Perrone says the choice of the British West Indies home style has found great favor with clients.

“Such an architectural style is perfect for outdoor living, capturing the casual elegance that our owners have come to expect. I believe the pride we take in our work comes through clearly in every home we build, and this home is another example of that commitment, concludes Perrone.

Shabby Chic Everything about this Anna Maria Island cottage is a whimsical experience. The walk from the street to the entry leads you under a canopy of vegetation on a path of shell and sand. Taking a closer look at the columns will reveal hidden treasures such as coins, baubles, and little mermaids. Restoration gates look like front doors, but upon entry, they present a view right out to the water. “You don’t know where you’re going, but you’ll enjoy the experience,” says builder Brent Whitehead of Whitehead Construction. The home was given the name “Mermaid Lane” by its owners, and it is designed to look like an old island cottage with a history all its own. “It was made to feel like there have been many additions as the family has grown with the home,” said Whitehead. “It needed to be fun and durable. The owners wanted to be comfortable with grandchildren dropping things on the floor and wiping their hands on the wall.”
The front of the house opens to the pool area and beyond to the beautiful Gulf of Mexico. Look carefully in the stone columns and bench, you’ll see tiny treasures of glass and shell. HomeAndDesign.net

The cottage is a perfect fit for Anna Maria Island where the people love nature and a relaxed, unpretentious lifestyle. Mermaid Lane is actually two homes. What is now the guest cottage had been on the property since the 1940s. “We took the roof off and raised it,” explained Whitehead “We put a master suite on top, and that’s now a three-bed, three-bath guest house.” The kitchen in the main home is a colorful collection of handsome woods. The refrigerator is cleverly clad in distressed wood and the handles were found in an architectural salvage. A recurring theme throughout the home is repurposing. So many pieces of décor and functional elements have been rescued and reused. In fact, the dining table is made from the scaffolding used during construction. “The homeowner is incredibly creative and artistic. She found old doors, brackets, and shutters,” adds Whitehead. “She bought items that looked cool but didn’t really have a function. She assembled everything in a large room and tasked us with making it feel like they had been in the home for generations.’” The end result is a cottage that looks like it grew around the pieces and they all belong together.

It would be over 100,” explains Whitehead. “The owners were very comfortable and willing to go to the edge with colors. They put a great deal of effort into mixing the colors to get the exact shades that they wanted.” Whitehead credits the homeowner’s artistic eye and bold sense of style for putting the home together. She worked with Becky Meier, a designer based in Atlanta, to bring her visions to life. Between the main house and the guest cottage there are six bedrooms and six-and-a-half baths. Each has its own sense of style and character. All are themed to reflect island life. Oak floors, distressed wood, real plaster, and exposed beams are prevalent throughout.

The decking is old growth cypress, which contributes to the unique feel and charm of the cottage. This is not the cypress you readily purchase for home use. This is more expensive, more durable, and more attractive. Joining the upper deck to the pool area is a restored, Victorian style spiral staircase. The pool area, while casual, has many unique elements. The palm tree in the middle of the pool is actually a steel pole that is supporting 15 tons of the house. “We kept this functional element fun to enhance the eclectic feel that is seen throughout,” says Whitehead.

“I wanted to maximize the beautiful golf course views and, through my selections of the color palette, furnishings and accessories, bring the outdoors in,” says Neal. “I also mixed traditional and contemporary elements, allowing visitors to the model to envision their own furnishings in the home.” The living room is one of the more traditional spaces. The club chairs, covered in a neutral cream and grouped around a circular wood and glass conversation table, are tailored to allow the room’s architectural elements to shine. The plaid drapes emphasize the ceiling’s height, while merging the windows and transom into one visual element. Oversize botanical prints provide an earthy note, as does the area rug with its stylized florals. The family room also includes a nod to the traditional theme with its use of two Chesterfield sofas with tufted backs and nail head trim. Playfulness slips into the design with the choice of a butter yellow leather ottoman. The twin chairs’ striped fabrics add a casual touch and the sisal rug underfoot creates a comfortable feel encouraging everyone to relax.
This Page — Kicking back and relaxing is encouraged in the family room where traditional elements, like the Chesterfield sofas, meet contemporary flair as is evidenced in the butter yellow color of the leather ottoman. The sunflower yellow and chocolate brown wallpaper creates the warm ambiance for the kitchen. The pattern echoes the wire of the unexpected bronze pendants that have no glass to shade their bulbs, letting light, reflected off the sunny walls, brighten the room. The espresso-stained wooden cabinets add another dramatic element to the gourmet kitchen, as does the custom range hood. A chiseled travertine backsplash hosts a niche of Emperador textured marble over the Viking range. The oversize island and counter tops are covered in star beach granite with tones of cream and brown. The sunburst mirror in the dining room reflects the warm glow from the crystal and iron chandelier. Amber crystals on the fixture provide a modern twist and help shower light on to the mahogany-stained wooden table. Seating for six is provided by textured linen Parsons chairs with nail head trim.

“Romantic” would describe the master bath with patterned sheer draperies framing the arched windows, inviting the light to shine on the freestanding Kohler tub and the regal black and white checkerboard patterned marble floor. The traditional brocade pattern of the tone-on-tone wallpaper becomes more transitional in the oversize print gracing the walls. The walk-in shower is white Carrera marble set in a harlequin pattern on the walls. The Conestoga cabinets take their taupe color from the homes’ wainscoting and Blue Sky marble tops the twin vanity. Hand-scraped, espresso-colored wood floors set the stage for the subtle glamour that is the master bedroom. Separate areas of the room are set off by looped white wool area rugs. The room’s color palette of “smoke and grey” adds a serene atmosphere to the room and highlights the room’s wainscoting. Sheer draperies frame the trio of windows and columns set off a sitting area. The twin Bergere chairs are covered in polished grey linen and the mirror-topped table provides a perfect spot for morning coffee or afternoon tea. The headboard is a custom made quilted velvet, and the duvet is topped with velvet and silk pillows. Black bombe bedside chests sport mercury glass lamps with shades of white linen to add soft light at day’s end.

With its color palette of smoke, taupe and greys, the master bedroom provides a perfect sanctuary in which to start and end the day. The velvet headboard, silk duvet cover and heavily looped white wool carpet afford soothing textures to match the serene atmosphere of the space.
The lovely lanai, with its full outdoor kitchen, is the setting for a thoughtful and beautiful pool and spa designed by Vice President John Collier of Waterscapes Pools and Spas. He used large slabs of Travertine stone to pave the deck (eliminating many grout lines) and glass tiles on the pool’s bottom to provide visual lane references for lap swimming. The spa, reached by stepping stones integrated into the pool, has a 360-degree vanishing edge and raised medallion sconces that flow into the pool. “The design is simple, yet elegant, and doesn’t detract from the outdoor living feel of the home, but rather enhances it,” describes Collier. Vice President of Marketing and Creative Director for John Neal Homes, Leisa Weintraub, says response to the Barbados II model has been overwhelming. “People love the open feeling and wonderful flow of the home. With the gorgeous views of the golf course and indoor and outdoor entertaining spaces, the Barbados II truly embodies the Florida lifestyle.”

Bimini Bay There’s a sense of awe from the time you walk in the front door of this Bimini Bay home on Holmes Beach. Take a moment to soak in the beauty, the views, and the overall atmosphere of comfortable luxury. Then look again and notice all the smaller details. “A Ross Built home is known for attention to detail. We’ve evolved over decades of luxury construction and that shows in all our projects,” says Principal Lee Ross. Since Lee and her husband, Greg Ross, were in their 20s, they’ve been buying homes from the earlier twentieth century, and then preserving and renovating them. The charm and character of the homes from those earlier times inspires Ross Built today.
This Holmes Beach Resort is spectacular in the day and evening. The front enjoys a view of Tampa Bay and the Sunshine Skyway Bridge. HomeAndDesign.net

“There’s a definite curb appeal with our homes. The front enjoys a view of Tampa Bay and the Sunshine Skyway Bridge. “Our architect is a master at capturing the view from every window,” says Greg. This home belongs to a family from Lakeland who wanted a beach home. “They came to us because they had seen the renovations we did for a neighbor,” adds Lee. “It’s a great story. They brought us a magazine photo of Oprah Winfrey’s Maui home.” They wanted to recreate that look for their own retreat.
Right — The kitchen is functional as well as beautiful. The mixed cabinet styles, jade backsplash, and iridescent counter are just a few stand-outs. Its simplicity sets it apart as it will never go out of style. Previous Page — The dining room is perfect for a family dinner or evening with friends. Page 188 — The casual elegance makes this home comfortable and inviting.

There are deep overhangs and porches that bring the outside in. “You can hear the waves from the front door.” This is a home designed for outdoor living. The family loves boating and life on the water. There are about 3,500 square feet of air-conditioned space, with four bedrooms, four-and-a-half baths, and two separate garages. The pool is ideal for lap swimming, which is also important to the Lakeland family. There is a dock for their boats, a tackle room, and a commercial icemaker. “Another noteworthy exterior detail is the porches. The overhang ceiling is a walnut stained cypress which is a nice contrast to the white of the home. I think it has a calming effect,” Lee reflects. “We used Ipe wood, which is durable, hardwood decking. This is a type of wood that is just beginning to become popular here in Southwest Florida.” The coffered ceiling in the main living area is truly spectacular. The room is a beautiful balance of crisp pale blue and dark wood. “When people walk in, they look up at that ceiling and say, ‘Wow!’” notes Ross. The family has a son in college, and he joins them on weekends with close friends. There’s enough space that each friend can have his own room. “I think they also wanted to make it alluring for him to come back and visit often,” adds Lee.

Guests will enjoy the soothing tones and comfortable fabrics that were chosen for this coral colored bedroom.
Beautiful water views can be enjoyed from private balcony of the master suite. The couple did not want to do anything to distract from the level of detail and beauty, so when they asked for a great sound system, phantom speakers were concealed in the drywall.
The kitchen is ideal for entertaining with all of the modern appliances in demand today. “The one comment we get is the kitchen is so timeless. It will never go out of style.” Ross points out the mixing of the two cabinets. That’s a beachy style that will last forever. The countertop is iridescent, and the backsplash is dark jade glass. Its simplicity sets it apart as it will never go out of style. It’s lovely. “As builders we try to find ways that we can guide customers so that ten years down the line they will not say,’ I don’t like it.’ We try to find things that they will like for years, and not require a lot of maintenance.” This is especially important for a vacation home. This Holmes Beach retreat has modern and traditional touches and elements that all flow smoothly together. “The family would pull things from magazines and bring me photos and say, ‘Can you do this?’ I just love that. It’s a great joy to make it happen. We love that kind of challenge,” adds Lee. The couple did not want to do anything to distract from the level of detail and beauty, so when they asked for a great sound system, phantom speakers were concealed in the drywall. “We actually put in the framing, then put the drywall over the speakers. We never want the function to outshine the beauty,” she explained.

“This home is highly livable. I would say it’s up a notch from cottage comfortable because you feel at ease putting your feet up,” Lee describes. Nothing is overlooked, with every detail designed is that of a timeless retreat, a tribute to family, and gracious coastal living. It all says, “Welcome Home.”

The outdoor space is as inviting as the interior. Every detail says gracious living: from the travertine pool deck to the Minka Aire Gyro ceiling fans to the walnut stained cypress ceilings. 196
