Creating a stylish and contemporary renovation can be difficult, especially for Naples, Florida residents with historic homes. These Old Naples cottages typically feature a closed architecture with many internal walls, and as a result, are often too expensive to redesign. However, homeowners Bruce and Karen Larson were ready to take a risk and give their new Old Naples-style residence a modern makeover. The Larsons are no strangers to home building. Bruce Larson got his start in real estate in 1971 and has since developed numerous properties. Karen spent most of her career in the financial services industry, but has recently found her calling in the renovation and construction of homes through the Larsons’ company Dreamhouses of Old Naples. “She’s really good at it,” Bruce says. “She gets all of the credit for the projects that we work on.” The process for this home started with a two-day trip to North Carolina, where Karen began to select the furniture and fabrics. It is within these early choices where the color palette for the home began: all neutrals featuring shades of grays, whites, and taupe. Next came light fixtures, paint colors, cabinet selections, flooring, wainscoting, countertops, and tile. “The choices are endless, and the devil is in the details. You need to be efficient and extremely organized for a successful design project,” describes Karen. This advice will be especially apropos, as this is just the first of many homes for Dreamhouses of Old Naples. The Larsons have five more projects currently being developed, with the next one to be completed this February, and the rest through the end of 2015. All of the homes are located in Old Naples for the preferred “walk to town, walk to beach” way of living. “We make a great team,” says Bruce. “For many who have seen the house, the final results are simply amazing,” Bruce notes. But it took patience for the Larsons to get through the entire renovation process. The project brought a unique challenge, that of preserving the home’s history, while giving it a modern look and feel. The couple considered a myriad of options to reinvigorate the residence and sought help from numerous experts along the way. Much of the home’s exterior shape remained intact, thanks in part to the efforts of Matthew Kragh, President of MHK Architecture and Planning. As the project’s architect, Kragh followed the Larsons’ instructions to preserve the house’s New Old Naples

The entire pool and yard are completely screened by a mature hedge to provide privacy from its downtown location.” Most people would never realize the Larsons’ home was built in 1935 when they step through the renovated home’s front door. This 3,800-square-foot residence is unlike other Old

adds Kragh. The Larsons’ home also features a guesthouse, a two-car garage, an indoor-outdoor room, and a pool. Chris Hylemon played a crucial role in updating the home’s appearance. Hylemon founded Hyland Custom Cabinetry, a provider of high-end custom cabinetry and woodwork in Naples, in 2001. When the Larsons gave him the freedom to showcase his creativity of design development and innovation, Hylemon relished the opportunity. “We really don’t do the same thing twice,” states Hylemon. “Karen and Bruce were willing to step outside of the box with only a few parameters, and we were able to create something that has never been seen or done before.” According to Hylemon, the Larsons wanted an open, inviting space where family and friends could take their shoes off and relax. They also wanted to maintain the home’s integrity and

keep it within the style of the “old houses of Naples.” Functionality and storage were also important to the Larsons and Hylemon incorporated their feedback into all of his designs. “We had a really good idea about what the space would look like,” notes Hylemon. “We were fortunate to have two clients that were willing to take some risk and trust our judgment, and it really paid off for them.” Hylemon’s golden touch is present throughout the house, as roughly 90 percent of the property’s interior was renovated. “All of the interior was essentially removed,” Karen says. “Chris proved to be a creative genius throughout the project. He just brings a different type of energy that made a huge difference on the final results,” raves Karen. The home immediately became more open and spacious. Now, the Larsons have a dazzling wine cellar that “pops,” a kitchen that features open shelves, and a bar that includes spectacular pewter countertops. “Chris just takes your wishes and knocks it out of the park and delivers results that go beyond even your wildest dreams,” adds Larson. When it was time to accessorize the Larsons found themselves drawn to the furnishings and style of St. Tropez Home. They quickly found a kindred spirit in the store’s owner, Kathryn Frank, who helped complete their vision. “She has such a good eye and impeccable taste. She knows exactly what a

Karen says the couple couldn’t be happier because they were able to perfectly blend the best of two worlds – old and new. According to Karen, “We love helping define the Naples of the future while being true

“We employ the techniques used in making fine furniture,” explains Guido, “creating custom finishes for the designer until we have the perfect marriage of functionality and artistry for your floors.” “I needed a subtle underpinning to complement not only the serene elements of the home, but the colorful ones as well,” illustrates Fisher, “and Arturo brought sample after sample, until we achieved exactly that light golden, mauve/gray tone, reminding me of the smoky skyline at dusk outside Marrakesh’s souk.” As part of the home’s neutral backdrop, sheer linen window treatments are repeated throughout the home, with the same drapery hardware in different finishes providing visual consistency. Window light shimmers off a caned chaise from India, inlaid with shell and accented with pillows sporting a traditional Moorish pattern. The punctured metal lighting fixture also draws inspiration from North Africa. The great room boosts cream linen couches, accented with tribal patterned linen pillows. An antique end table, wood blocks and Indian drums take the place of a more traditional coffee table. Brass-mounted Colonial Revival leather trunks, featuring brass studs, and matching leather and chrome armchairs were discovered at MP Interiors. Principal of MP Interiors, Mark Fanta states, “Fisher’s well-trained eye and sophisticated approach results in a refined elegance that is unmistakable. The pieces that Fisher selected seem to bridge the Old World and add a bit of retro elegance to the new.”

The master bedroom’s focal point is the Indonesian wood carving above the bed, the pattern of which is echoed in the window treatment’s fabric. Gray Parson’s end tables hold Fisher’s favorite pieces-a pair of refurbished brass inlaid Indian lamps-and a Chippendale-style accent table adds a nod to tradition. The massive vintage oak dresser and elephant training batons, opposite the gray linen upholstered bed, anchor the room. Under a vaulted tongue-and-groove mahogany ceiling lays the outdoor living room. A handwoven sea grass sofa sports a knot work pattern. Twin teak cutout chairs, covered in cream linen, and a pair of retro rattan chairs surround a table of reclaimed distressed mahogany. The limestone fireplace makes the space cozy during cooler nights and a metal-filigreed chandelier shines mellow light down encouraging conversation. The outdoor space opens into the indoor great room to further aid the flow of traffic during a party.

“The kitchen has become the epicenter of home life and many customers truly enjoy entertaining and cooking for their friends and family,” explains Pete Patino, appliance product expert at Ferguson Bath, Kitchen & Lighting Gallery. “We wanted to make sure that everyone could join in the fun, so the designer made sure to incorporate cooking stations, as opposed to a traditional range which often can only be engaged by one,” states Patino. The residence also has a glass-enclosed wine room that is easily among the largest in any Naples home. Clay Cox, president of Kitchens by Clay in Naples, helped bring the home’s interior to life through the custom kitchen cabinetry and built-in shelving found throughout the home. “My job was to absorb the vision as it was presented to me, and make it a reality by working on the logistics. Wrapping the enclosures in this home with very large walnut columns created a warm and inviting look. They also added to the overall horizontal and vertical lines that are prevalent. Using the horizontal grain match, clear-coated walnut wood veneers truly make this a unique home,” Cox adds. Also featured at the Bardot model are hardwood and tile floors, and closets that will make any guest feel like he or she is visiting a luxury resort, according to design specialist Dan Meadows of Royal Palm Closet Design & Fine Cabinetry. “A lot

“The home is a colorful coastal retreat with a contemporary yet casual mood offering an open invitation for a restful refuge.” This was the inspiration for the remodel design of this Naples’ Little Harbour home by Jett Segal of Jett & Company Interior Design. The European-influenced exterior, with its curved and steep roof lines conveys a charming reflection of the homeowners’ passion for travel, entertaining and their large extended family. “This is where life’s cares slip away and the soul is restored” remarks Segal.

This sentiment is felt immediately upon entering the open design of the foyer, which allows plenty of room to drop suitcases and greet guests. A coastal contemporary style, blending comfort and elegance, is established here and then carries throughout the entire home. Driftwood colored walls and polished Skyline marble floors were hand selected for their resemblance to sand and sea. A natural hemp runner climbs a cocoa stained stairway with railings that curve outward like welcoming arms. Overlooking the stairway is a charming port-like oval window, capped by an arched alcove ceiling. “The great room presented an interesting design challenge,” reveals Segal. The homeowners were very specific in their desire to maximize the open space to allow for either formal entertaining or casual family relaxation. “I loved this challenge. It gave me the opportunity to custom design a pair of Asian inspired sliding door panels that serve a dual purpose, one to mask the television when not in use and two to be a dynamic art wall,” explains Segal. Ruffino Cabinetry built the doors according to Segal’s specifications. The coquina stone fireplace flanking the opposite side of the great room further enhances the room’s versatility. Showcased above the mantle is a six panel study of a water lily which influences the vibrant and botanical accents in the décor. A pair of oversized cobalt blue table lamps coupled with the contemporary cut crystal chandelier brings a sparkle of elegance

In the Aria high-rise on Naples’ Gulf Shore Boulevard understated luxury and classic good taste are evident in every inch of the threebedroom, two-and-one-half bath residence, with its spectacular near 360-degree panoramic view of Naples Bay and the Gulf of Mexico. Interior Designer Roz Travis of Roz Travis Interiors began with the idea of redesigning only the kitchen, but was soon given carte blanche by the owner and, from that point on, the walls came tumbling down. In the living room, an opulent shell stone fireplace, accented with a light grey oak, cross-grain veneer, serves as a stunning centerpiece. A dazzling Arteriors Home Royalton pendant chandelier, linen sofas, and arm chairs from Hickory Chair, and an exquisite modern Tibetan wool and bamboo silk area rug from Abbey Carpet & Floor create an invigorating intermix of textures and finishes. “Continuity is an important part of the process,” says Kacey Webb, design consultant for Abbey Carpet & Floor. The fireplace screen by local sculptor Ed Koehler, a painting by artist Bonnie Fuch, and an enamel-finished sculpture from the John-Richard Collection, all contribute to the room’s artistic relevance. To the right of the kitchen, a breakfast nook showcases a Pompeii quartz table with acrylic base by Alexandra Hutchinson of Ficarra Design Associates. Motorized Lutron shades strategically recede into the header over the windows, while a Jerry Pair Catacaos pendant chandelier, featuring a polished nickel finish and linen shade, completes the look. An organically inspired ceiling fixture by sculptor Ed Koehler serves as an exciting focal point hanging over a handsome, quilted-maple dining room tabletop, custom designed by Hyland Custom Cabinetry. “We strive to create original pieces for our clients,” expresses director Chris Hylemon. Hyland Custom Cabinetry also designed the custom built-ins in the home’s study, as well as the cabinetry for the outdoor kitchen, closets, and pantry, and other custom furniture pieces for the home. There are three different cabinet finishes on display in the spectacular kitchen area. as well as style, and for that reason, we chose a large polished nickel pull to add to the high-polished stainless doors to avoid potential fingerprinting on the door frames,” explains Paul Shulick, designer at Tradewind Designs, Inc. “Since the kitchen is wide open and ‘center stage,’ all three finishes were carefully selected to complement the gray/taupe color scheme throughout the home,” describes Shulick. Contemporary leather bar stools offer additional seating at an impressive center island revealing a brilliant under-lit countertop. Dramatic Pompeii Quartz countertops on the island, double farm sink, grey cross-grained oak cabinetry, and a range hood by Japanese designer Oki Sato, make this kitchen second to none. United Materials, Inc. (UMI) provided all of the stone surfaces. Opening onto a covered balcony with lovely bay views, the master bedroom radiates in a palette of cream and soft taupe. The drapery, accent pillows, and a snakeskin-patterned bench maintain consistency of the color pallet, while simultaneously adding life through the variety of pattern. Mirrored side bureaus from John-Richard and a leather-upholstered bed from Emerson et Cie help to establish an elegant retreat. A polished nickel Olivia chandelier from Wilson Lighting crowns the space. The master suite includes individual “his” and “her” baths. The oversized gentleman’s bath features striking granite countertops and polished marble flooring with limestone matrix tile insets, complimenting espresso-stained custom cabinetry. Vaulted ceilings, double doors leading to a balcony, and a grass cloth wall covering add character to this masculine private setting. The

Andrea, responsible for all of the landscaping features of the Casamore homes, adds, “The white buildings provide a wonderful canvas to present the colors of the landscape. Bubbler fountains line the entry drive, covered with trellises that provide subtle shadow patterns on the walls. To access the docks and boardwalk, one travels through a specialty garden complete with an entry trellis and meandering path.” Incorporating a beautiful framework of columns and trellis-patterned railings, Casamore indulges the senses, soothes the soul, and cleanses the spirit.

The home’s kitchen is distinguished by contrasting elements, both rustic and refined. The distressed wood breakfast bar, with accompanying geometric patterned fabric custom bars tools, flows naturally with the Haro flooring and the casual pendant light fixtures, making this a space that encourages a relaxed, beach attitude. Cristallo translucent quartz countertops, from United Materials, Inc. (UMI), add classic glamour. The kitchen features another of Gaddis’ favorite features in the home—new technology that lets you personalize your favorite coffee drink with the touch of your tablet or smartphone. The dining room features a chandelier of seashells and bronzed metal over a table for six. The flooring uses wide oak planks treated with wire brushing, a custom color stain, and oil finish. “The natural patina and finish go well with the entire coastal/beach design,” states Sturdivent. “It’s really reminiscent of the driftwood that you see around here,” he adds. Moraya Bay’s design, setting and sophistication supported a custom design for these and other clients. “Our exterior and amenities are very contemporary, but we purposely show our models with transitional design,” explains Inga Wilson, Moraya Bay broker. By demonstrating transitional and modern models, potential residents can see themselves in the units, no matter which style they share.

Stock Development’s Calista model home in Quail West demonstrates tropical West Indies architecture with a transitional twist. Partner John Cooney of Stofft Cooney Architects uses bold contrasts between building materials, such as dark-stained cypress corbels and beams and bright limestone cladding, to give the home a striking appearance. “We blend classical, timeless architecture with modern amenities and materials. This residence exemplifies these traits,” describes Cooney. The architectural details paired with the impeccable interior design by Soco Interiors come together to create a home that stands out. “The architectural elevation inspired our design,” states Natalie Sorrentino of Soco Interiors. “It has a modern West Indies feel with dark wood slanted shutters and clean body color. There is a beautiful dark cypress trellis entry that is also repeated in the back. Our design compliments these elements and gives it a contemporary twist, bringing it into the modern day.” The immense great room opens up to a two-story height, with giant truss beams across the ceiling. When Harvey Firestone said, “Success is the sum of details,” he could have been referring to Gulfshore Homes’ Aviara model, where attention to detail adds layer upon layer of intricate design elements. The intentional repetition of patterns may escape the eye of the casual observer, but the total picture is one of perfect balance in this Miromar Lakes home. “Extensive architectural touches, such as the eyebrow frames above the garage doors and entry, add style to the exterior of this three-bedroom home,” states Steven Watt, president of Gulfshore Homes. “With three ensuite bathrooms, two half-baths and parking for three cars, the Aviara design is exceptionally livable,” adds Watt. A second floor game room and full bath increases the air-conditioned living area to just over 4,200 square feet. “Detail supports detail,” explains Alexis Limb, lead designer of the Interiors by Design West team that created the Coastal California Transitional look for the home. “The challenge in designing a model home’s interior is to put together a color palette and furnishing selection that appeals to many home buyers.” Taking their design cue from feature fabrics in each room, Limb uses a color palette of gray, sea glass green, beige and cream and the subtle reinforcement of defining patterns to create a unifying look.

When designing a model home, “we are designing for 85% of the public,” explains Principal Designer Alberto Abad of New Architectura Inc. The firm has a history of creating successful products that provide a common livability without diluting the design. “We put features in model homes that you would find in high-end custom homes,” Abad says. Abad optimizes the view of the Aviara’s homesite with the open floor plan. He says there is still a demand for formal dining rooms, but they are intimate, in keeping with the moderate size of the homes now popular in the market. When designing, he considers the lifestyle of prospective owners; experience teaching him that sociability is a key component of a successful home design. Abad remarks, “People want to interact, they entertain guests, they have families…my design pictures them in each room of the home.” In the great room, the Design West team began with the Beacon Hill throw pillow fabric. The soft ikat pattern, a combination of seaglass, sage, and ivory toned embroidery, was also fashioned into custom window treatments for the kitchen and inspires a variety of other pieces throughout the room. Cape Hickory On a thumb-shaped peninsula of land along Cape Hickory Court in Bonita Springs, a visionary team of developers and designers has brought to life a community that combines two of the best qualities in Florida waterfront living, both a bay front location as well as Gulf beach access. “This property sat around undeveloped for years,” explains Bill Leach of Barry DeNicola Realty. “There were a lot of dreamers…”, his voice trails off. It took developer Nat Rea to make the dream a reality, creating a unique gated enclave of custom homes on this gently curving piece of land hugging the west shore of Hogue Channel. Along with the property, Rea bought the designs for five homes previously planned to take advantage of the site’s rare southern exposure and unparalleled privacy. Residential designer Rich Guzman of R.G. Designs recalls, “All of the homes had challenges from a design and permitting standpoint. But when you put a house 10 to 12 feet in the air, you open up possibilities for parking and storage on the bottom.” Each home has a minimum of one covered carport and a threecar garage. Two of the homes have four-car garages with multiple carports and one features a six-car garage.
