Rear Elevation: Three levels of outdoor entertaining space provide multiple options for hosting friends and family. “The goal was not to have any of these multilevel outdoor spaces at a disadvantage or inferior to any of the others. Each space needed to have the same wow factor,” recalls Voigt. The design team incorporated cherished details of the clients’ favorite vacation spots, and the accurate compass detail on the pool floor was customdesigned by the client. Front Elevation: “This was a special project for the homeowners because of all the memories they’d already made on this multigenerational property,” Voigt comments. The front gate welcomes guests to this newly refreshed tropical retreat and invites them to cross the multi-colored pavers where lush palms, flowers, and other foliage by Siesta Key Landscape rounds out the vacation-home feel, framing the soaring two-story entryway topped with custom-built cypress brackets. 24

REIMAGINED RETREAT A NEWLY-BUILT VACATION HOME REVITALIZES A MUCH-LOVED FAMILY PROPERTY

T

Take one part tropical retreat, one part boaters’ paradise, add a dash of cherished family memories, and you have this dream vacation home. Clients of Interior Designer Angela Rodriguez of Angela Rodriguez Interiors and Luxury Home Builder Michael Voigt of Voigt Brothers Construction are thrilled with their reimagined retreat. Tucked away on St. Armands Key, within walking distance of its well-known shops and restaurants, this British West Indies–inspired home is a new haven for a family whose roots in the community run deep. u

The main level is a tribute to the clients’ love of boating. “We started from the top down in this room with the yacht-inspired ceiling detail of the wood-lined coffers,” notes Rodriguez of her custom white oak design. Other nautical and waterinspired themes include the woven rope–backed chairs to the liquid-blue tones of the pillows on the Hickory Chair sectional. The base of the coffee table is a cast of a teak tree root.

The lot on which this new home is built was passed down through the family for many years, along with a pre-existing structure that needed to be modernized and updated. Rather than remodel the home, the clients decided to start fresh with one specifically designed to meet all their needs. “This is a uniquely shaped lot that’s fairly narrow, and the clients previous vacation home already existed on the site. The decision was made to demolish the existing home and rebuild to meet modern codes,” notes Voigt. After seeing the work that Rodriguez and Voigt had done on other nearby properties, the homeowners were convinced the same team could deliver the style and functionality they needed. Rodriguez was excited to be able to shape the home’s look and feel from the start. “Being brought onto the project preconstruction really let us get deep into the design details early on,” she recalls, and those unique, subtle details are cleverly woven throughout the space, providing luxury coastal touches and style mixtures — the signature of British West Indies design and architecture. u Kitchen: The shape of the Venetian-plastered range hood and quartzite side splash is a nod to the water views outside. “The side splash has a beautiful sweep to it, also reflected in the range hood, that calls to mind the bay just beyond the back yard,” Rodriguez explains. A mix of oak and painted cabinetry set off with antique mirror insets from Campbell Cabinetry Designs is topped with sandy-white quartzite countertops by 301 Granite & Marble. Dining Room: With no need for a formal dining room, the clients still desired a space that allowed for hosting and entertaining right off the kitchen. This alcove, surrounded on all sides with picture windows, fulfills their need while also functioning as a sunroom. Light-filtering shades control heat and add privacy. A chandelier composed of hundreds of individual curved pieces of glass hangs above the square table with seating for eight — an efficient way to maximize space. homeanddesign.net

Guest Bathroom: The adjoining bathroom to the previously mentioned guest suite features a striking stacked-stone wall, similar to the one found in the downstairs wine cooler, with the tall, vertical mirror inset to add height and direct the eye upward. Sleek-lined fixtures rest on a sparkling slab of marble atop Shaker-style cabinetry painted in a stormy gray-blue. Reflected in the mirror is the luxurious spa shower tiled in wood-like porcelain, set vertically to mimic the wall opposite. Guest Bedroom: The bed in this guest suite is topped with linens in a subtle pale blue, with a custom-designed bolster pillow trimmed in velvet coconut-brown accents. The white-painted headboard was chosen for its resemblance to a plantation shutter, another nod to the British West Indies. The sailboat artwork in the corner is from the homeowners’ private collection. The clean lines of the white table lamp add a touch of nautical modernism to the space.

Wine Room & Bar: The star of this area is the wine cooler, designed to take advantage of a narrow space off the hall. “The narrowness of the cooler and the uneven stone on its rear wall gave us the opportunity to create a unique racking system for wine storage, utilizing cabling attached to rails secured to the ceiling and floor,” explains Voigt. Entertaining guests at the bar is a snap with a custom home entertainment system by Wicked Smart Homes.

“We intentionally crafted each bedroom suite to give guests the feeling of having arrived someplace special, with each having its own individual character while embracing that coastal feel,” adds Rodriguez. homeanddesign.net

31

Many of the features of the home are custom built using the work of master craftsmen and the vast creativity of the design team. One example is the ceiling in the main level great room, created by Rodriguez. “The original plan didn’t include the coffered design detail,” comments Voigt. After seeing the initial plans for the space, Rodriguez wanted to add a wow factor to the room, and she worked with Voigt and a custom mill shop to add the stair-stepped white oak insets, resulting in a stunning showstopper in one of the most important spaces of the house. u

32

homeanddesign.net

Main Suite Bedroom: One of two main suites, this room on the main level was designed to resemble a luxury tropical resort hotel room. The bed is wrapped in handwoven cane matting on the outside, while the interior is upholstered in neutral linen. Silvery-blue grasscloth, inspired by the color of Bismark palms, adorns the walls, giving them a subtle texture and glow. Two ottomans at the foot of the bed are wrapped in a daring tropical floral pattern.

Main Suite Bathroom: Dramatic floor-to-ceiling windows add a flood of natural light to the main suite bathroom, but two layers of window treatments add a balance of privacy for the tub area. Porcelain tile with a dramatic veining pattern graces the shower, and Cambria quartz with an equally eye-catching pattern tops the white oak vanity. The neutral limestone tile floor by Sticks & Stones Flooring gains visual interest from the polished rug-like marble inset.

“The clients do a lot of entertaining and host large numbers of people,” Voigt explains, “so they wanted their vacation home to have the feeling of a tropical resort for not only themselves and their grown children, but also anyone who came to visit.” With this in mind, the team focused on making every one of the home’s four bedrooms and five and a half bathrooms a luxury mini-retreat for overnight guests. “We intentionally crafted each bedroom suite to give guests the feeling of having arrived someplace special, with each having its own individual character while embracing that coastal feel,” adds Rodriguez. u

homeanddesign.net

35

This home boasts three levels of outdoor dining and entertaining. The ground level has immediate access to the stunning pool and boat dock, including an outdoor kitchen with state-of-the-art appliances from Ferguson Bath, Kitchen & Lighting Gallery, while the upper levels are complete with stunning views of coastal sunsets and water views, and offer inviting outdoor seating just off the upstairs bedrooms, making this a true tropical retreat. n

Upper Main Suite: The upper-level main suite introduces navy to the water-inspired palette used throughout the home. Rodriguez adds, “The client requested this deep navy-blue accent color, so we used it as the starting point for this room” in the accent pillows and grasscloth-wrapped dresser. The bench is upholstered in a custom velvet fabric, and a wooden ring trim detail on the window treatments adds warmth and depth to the crisp white drapery. Outdoor Living: Directly off the great room is the main outdoor living area, offering three distinct zones for dining and entertaining. “The glass slider wall unifies the two spaces — when you’re in one, you look straight through to the other, and we wanted the style to flow from inside to outside,” Rodriguez says. This style is reflected in more woven rope detailing on the chairs and in the beachy shellstone tile, which mimics the color of the flooring inside.

“As much as possible, we stayed true to using natural and organic finishes,” says says Interior Designer Gail Carlson Brundage, so a wood floor was the natural choice. Brundage selects some of the furniture pieces from Studio G Home that have a scant mid-century appearance and dainty legs that balance the matte-silver concrete bench by BeNNettles Concrete Design. With so much sunlight shining into the space, the bench seat is done in a durable, creamy white Sunbrella fabric.

Brundage creates a dazzling chandelier by suspending a little over a dozen glass drops from the ceiling above the handmade walnut slab dining table. It’s surrounded by low-back chairs, upholstered in an ultra-suede microfiber, which are undeniably haute. Opposite the dining room, Brundage places two accent chairs in an Atlantic blue leather and adds goldenrod accent pillows, deviating slightly from the monochromatic palette. Behind the wall-mounted television is an acoustic frame from Wicked Smart Homes.

T

The influential principles of this Sarasota-modern-style architecture inspire an authentic design by masterful Interior Designer Gail Carlson Brundage, owner of Studio G Home. For these clients, this condominium — EPOCH — offers more than just a relatable architecture and a close-knit community; its remarkable location boasts a full skyline view and a breathtaking panorama of the Sarasota Bay. u

Wine Room: In other condominiums, this complex wine enclosure would have been difficult to accommodate, but not EPOCH. Custom 10-foot-high glass doors close off this controlled environment that houses 1,250 bottles of wine in a natural walnut racking system. A dynamic, moss-green marble lines the decanting station, and the whole space is expertly lit with pinpoint and backlights to showcase this treasured collection and natural materials.

The post-war modern architecture honors the relationship between the structure and Sarasota’s natural environment, reinforcing this balance with expansive glass windows that allow natural light to flow into these open-concept, streamlined spaces. “We were very respectful of the building’s Sarasota School of Architecture style,” shares Brundage. “We didn’t want to stray too far from it, but we also weren’t purist about it either.” The monochromatic scheme reflects an honest simplicity in this design that calls upon the homeowners’ predilection for the mindful practices of yoga. Reaching for as many natural materials as possible, the furnishings are a combination of inviting woods, natural stone, supple hides, and glass, while minimizing the use of synthetic fabrics. A great draw to this particular building was the range of customizability. The client is a collector of fine wine, so Brundage carries the natural-feel finishes into the wine room by making a special niche for the homeowners’ treasured collection. These organic notions show up on the vertical surfaces as well, namely on the kitchen feature wall. “We were able to customize the kitchen and eliminate the pantry door, making an effortless transition between the two spaces,” explains Brundage. u

Kitchen: The natural light in this space illuminates the wraparound walnut wood cladding from Duchateau, showing off its varying hues to engage multiple spaces. This textural element complements the cantilevering built-in walnut table. These warm tones are offset by the fog-white cabinetry, the modern hood, the Grohe K7 Semi-Pro Kitchen Faucet, and the Hot & Cold Filter Faucet by Dornbracht, sourced through The Plumbing Place..

The dining and living areas are open to each other and create an open-concept layout. Brundage fills the space with a relaxing living arrangement, an intimate conversation setting, and a formal dining area. Three uplifting and recherché pendant lights engage the vertical plane and counterbalance this elongated space. When the homeowners entertain guests, these distinct groupings merge into one grand, festive space. Much of the furnishings have modern stylings, and collectively, these pieces embody the harmonious, zen-like connection to the clients and the building. Brundage accentuates the serene interior with selected pieces from the clients’ art collection that are both sculptural and colorful. u

“As much as possible, we stayed true to using natural and organic finishes,” says Brundage, so a wood floor was the natural choice. homeanddesign.net

Master Bedroom: A bronze metal strip delineates the whitewashed wood veneer from the natural grasscloth on the asymmetrical feature wall. Iridescent crystal drops in a champagne hue cascade at varying heights from a silver base above each nightstand, addressing the height of the room. The bed frame is made of an exotic Tzalam wood with painted metal accents. In keeping with the client’s organic-forward wishes, Brundage uses soft, sustainable sheets that are made of wood-pulp from Studio G Home.

The clients were willing to look beyond what is simply pretty and explore new concepts, enabling Brundage to conceive of a vision with a higher level of design. The master bedroom feature wall is the epitome of this approach with its captivating asymmetrical arrangement of varying natural materials, imbuing this retreat with high-impact design and peaceful repose. It is with such a graceful hand that Brundage focuses her undeniable talent to give rise to this calm, restorative, modern-infused interpretation of a Sarasota School of Architecture interior. n

Office: The LED lighting fixture with its concentric ring design by Artemide creates a satisfying contrast of forms against the building’s linear glass window walls. Brundage selects this sofa from Studio G Home, dressing it in an Italian leather that has a topstitched accent in a contrasting color. The Atlantic blue leather pillows are akin to the splash of color in the living room, but also complement the existing furnishings of this spacious study.

Master Bath: The light wood flooring is carried into the bathroom and transitions to a Calacatta porcelain tile on the other side of the frosted sea-glass color shower wall. Behind the backlit Electric Mirror from The Plumbing Place is a stunning Calacatta slab feature wall — its smooth texture is juxtaposed by the textural lava stone accent behind the freestanding tub. The pendant by Bover adds an undulating design element to this linear, spa-like master bathroom.

Outdoor Living: This bright white structure and glass railing frames the serene Sarasota view, making the balcony a place to gather. For outdoor dining and entertaining, Brundage selects a thin, fossil-gray porcelain table with a powder-coated aluminum base. The quick-dry, weather-resistant fabric chairs set around it are distinct and modern in form — all from Studio G Home. Spanning the balcony is rectified porcelain outdoor flooring.

Powder Bath: “The wave pattern on the rectified tiles offer this powder bath an organic sea-side feeling but in a contemporary way,” delights Brundage. Shining by the backlight of the mirror, this full wall of pure white tile shows off dimension with its wavy form. Brundage incorporates a Studio G Home vessel sink handcarved from onyx atop the wire-brushed finished slab of honed Black Absolute granite from International Artistic Stone.

Epoch: It’s quite special for a city to have its own unique architectural story. Many of the original Sarasota School of Architecture buildings have been demolished over the years. EPOCH is a revitalization of this regional Sarasota look, and it connects to the natural locale through the principles of this style. This condominium not only has a remarkable architectural story, but it is also a link to both the city and the bay.

For principal architect Mark Sultana of DSDG Architects, this project marks the ninth he’s designed for this local developer and client — yet this house is the first to become the client’s home. To create a modern and inviting home, Sultana infuses a warm palette into the rectilinear architecture for a design brimming with tropical-modern style. “The expansive cantilevers and slim roof lines are the most important design features of this house,” shares Sultana. At only 8 inches thick and the longest length spanning an extreme 18 feet, these cantilevers are an engineering wonder. “The size of the cantilevers required a significant amount of structural steel in order to create the architectural detail desired and still be hurricane ready,” says President of Voigt Brothers Construction Michael Voigt of the overhangs. To enhance these knifeedge roof lines, the underside of the overhangs are clad in aluminum wood-look siding that instills tropical ambiance. u

During the day, sunlight shines through the clerestory windows into the home, filling it with warmth, while in the evening hours, the interior lighting shines outward to highlight the architecture.

Front Elevation: DSDG Architects is readily known for their superior warm-modern designs. This exterior is a mixture of sleek concrete, white stucco, warm wood tones, marvelous cantilevering overhangs, and expansive windows. Light emanates outward from all of the windows, highlighting the architecture, as well as the glass garage doors. Tidy, low-lying plants along the front path create a zen-like sense of home as the homeowners approach their custom entry door.

TROPICAL-MODERN ARDEUR INVITING ARCHITECTURAL FINISHES INSTILL TROPICAL AESTHETIC TO MODERN HOME

During the day, sunlight shines through the clerestory windows into the home, filling it with warmth, while in the evening hours, the interior lighting shines outward to highlight the architecture. The wood-look siding flows to the inside ceiling for a seamless transition from exterior to interior. This home’s interior design is the opposite of museum-style modern; instead, this approachable palette is made of varying wood species, burnished brass accents, and a delightful colorway of powder-white, charcoal, gray, and soothing silver. Inviting, low-profile, linear furnishings with soft fabrics and plush accents fill the area with textural comfort, while the geometric lighting fixtures offer authenticity to the style. u

70

homeanddesign.net

Living Room: While under construction, the client made the decision to leave the concrete beam exposed. This transformation, from structural element to decorative accent, further enhances the home’s modern aesthetic. Low-profile furnishings in plush powder-white and silver express the lighter hues of the colorway, while the fireplace surround shows off the dramatic, deep tones. For a stunning, symmetrical look, a book-matched marble slab with white and charcoal veining from International Artistic Stone makes up the fireplace surround.

71

Not only do the finishes impart the desired aesthetic, but the tropical landscape transforms into a design element as well, playing the part of the kitchen backsplash. “The cabinetry conceals the kitchen window frame, so this windowbacksplash feels like a porthole to the exterior landscape,” says Sultana. This ingenious livingbacksplash creates opportunity for visual interest when the wind catches the palm fronds, adding a punch of tropical green to this kitchen. In the same way that the landscape becomes part of the kitchen décor, the lagoon becomes an artistic focal point in the master bedroom — making it more than a mere backdrop seen through the floor-toceiling windows. u

Kitchen: The c-shaped island features two work zones topped in a white and gray natural stone, and a slab-style table in sleek gunmetal gray that cantilevers off the working island. Artistically fashionable chandeliers are suspended above the bar-height table with black cabling, complementing the dark hues found elsewhere in this contrasting space. White leather bar stools cozy up to the counter, creating an inviting setting and a view of the glass display cabinets. By accenting the modwhite cabinets with cool ash and walnut finishes, this colorful medley radiates warmth.

Large format, matte gray porcelain tile from Sticks & Stones Flooring strengthens the soothing, neutral color palette in this master suite. Behind this platform bed is a plush powder-white upholstered headboard that invites subtle impact, while the cascading burnished bronze nightstand pendants offer glitzy elegance. Natural light pours in through the wall of windows, yet remote-controlled, automatic roll-down Lutron shades can diffuse the light and offer privacy.

“This wood element over the bar is inspired by the ceiling treatment of the main living space, repeating the wood-look but not overdoing it,” Sultana shares. Master Bath: The tall band of windows allows for privacy and natural light in this master bathroom, which harmonizes with the linear, cleanline feel of the exterior. This luxurious two-person shower with glass enclosure is affixed with brass hardware that pairs perfectly with the brass plumbing fixtures. Rivaling the most high-end boutique, this walk-in closet boasts alluring gray-washed built-ins and a contemporary starburst chandelier. Entertainment Room: Immediately off the main living area is the built-in bar with a wine chiller from Ferguson Bath, Kitchen & Lighting Gallery, a billiard table, and a conversation niche. “This wood element over the bar is inspired by the ceiling treatment of the main living space, repeating the wood-look but not overdoing it,” Sultana shares. The freeform artwork beside the acrylic-arm club chairs infuses a touch of vibrant orange to delightfully contrast the gray and white scheme.

To maintain privacy, while having as many windows on all sides as possible, Sultana devises an innovative solution for achieving the best of both. All the windows are set at a slight angle — which obscures the inward view from the road — yet preserves the inspiring outward views from the interior vantage point. Royal palm trees add another layer of privacy, as does the freestanding guest house that buffers the home from the main entrance. This house embraces modern constructs like the massive cantilevering overhangs and rectilinear forms, yet it is how the warm palette and lush setting balance the sleek design that deem it a tropical-modern home. n

Outdoor Living: The outdoor living space is integrated with the interior through the use of 24-foot pocketing sliding glass doors. Between the exposed concrete beam and the outdoor green wall on the high-impact wall surrounding the fireplace, this back patio is the epitome of modern design. Gray-washed, linear frame sofa and chairs face both the pool and the dock, as well as the built-in television — home entertainment by Wicked Smart Homes.

Rear Elevation: Much of the modern form of this home serves function as well as beauty. FLAWLESS TRANSFORMATION MEDITERRANEAN HOME REIMAGINED FOR A CONTEMPORARY, MONOCHROMATIC TRANSFORMATION

Living Room: To enhance the open floor plan, two of the four original columns were removed from the dining room. This required the addition of load bearing beams. The two remaining columns were modified to be simple and classic in style. Original to the home, the custom front door was painstakingly refinished. Custom metal bowties on the wood coffee table add a light and fun touch with a hint of masculinity to this space.

When a family with worldly interests discovered this fabulous 9,000-square-foot home, it had good bones, but it was built in 2001 when Mediterranean style was at its peak. The residence was dark, heavy, and ornate — nothing like the classic traditional Florida home the family desired. Aware of the need for premier professionals to design and implement the couple’s impending multi-million-dollar renovation, their realtor introduced them to Tracee Murphy, CEO and principal designer at Trade Mark Interiors. Murphy specializes in large-scale renovations and construction projects and often collaborates with her husband, local custom home builder Grant Castilow. “Tracee brought us onto the project, and Trade Mark did a fantastic job designing a home to the clients’ style. The clients knew what they were getting from the get-go,” explains Castilow. “When you have a good interior designer, it makes my job infinitely more efficient because the project’s been well vetted and planned.” u Living Room: “I had to keep in mind the height of this two-story room and what would be seen from above,” notes Murphy. Paneled walls with subtle light fixtures on the stairway and black iron spindles add charm to this inviting space. The stone fireplace is original to the home and pays homage to archways seen elsewhere. “Our driving force behind pulling the room together was casual sophistication,” says Murphy. Dining Room: Flooded with natural light, this formal dining room is situated immediately to the right upon entering the front door. Controlled by Lutron, Ketra lighting allows customization of the home’s luminescence based on time of day, activity, and occupancy, perfect for these homeowners since they like to entertain. This special art piece is hand-cut with coco wood in petal forms finished in off-white. “Natural markings and indentations are part of the inherent beauty of coconut shells and add interest to the piece,” says Murphy. homeanddesign.net

91

Kitchen: “The size of kitchen is a bit large to keep it all white,” says Murphy, so the homeowner selected “the natural beauty of a special stone,” and it contrasts the rest of the kitchen’s clean look while complementing the gray and white mosaic Carrara marble tile on the backsplash, sourced through Tile Market of Sarasota. Oversized Sub-Zero and Wolf appliances, sourced through Ferguson Bath, Kitchen & Lighting Gallery, were selected because the wife loves to cook and entertain. Bar: Dark-stained wood cabinetry that Murphy sourced through Campbell Cabinetry Design adds definition to the wet bar. She says, “This bar is centrally located with access to the kitchen behind it and the living/dining room on the front side.” The built-in element also provides wine storage and space to store bar supplies and display glassware. Lutron Ketra lighting sourced through SmartHouse Integration fills the space with full spectrum lighting, namely on the upper and lower cabinets, making a statement after dark. Koi fish artwork on the walls is a nod to the family’s time in China. 92

homeanddesign.net

“Our clients didn’t know where to begin,” notes Murphy. They had never owned a home. “We spent a lot of time going through design styles and creating inspiration images for them to sort through. They desired sophisticated neutrals that were soft and soothing but also liked metallics and neutral creams and grays,” which complement the Lutron Ketra lighting — filling the space with full spectrum lighting throughout the home. Whole House Audio speakers are strategically located throughout the home for added ambiance, sourced by SmartHouse Integration. Original to the home, the custom front door “was a major selling point of the home,” delights Murphy. The design team agreed that the integrity of the home’s Mediterranean style must remain intact, so they began by preserving the front door’s architectural splendor. “Castilow was able to enhance the stain that was already present and make the door pop against the freshly painted exterior,” says Murphy. u

homeanddesign.net

93

94

homeanddesign.net

To enhance the open floor plan of the living room, some of the original columns were removed. Murphy notes, “There were eight columns total — in the foyer, dining, and living areas — and we engineered the removal of five of those columns to declutter and open the space.” This required the addition of load bearing beams. The two remaining columns were modified to be simple and classic in style. The artwork above the fireplace was selected based on scale, color, and content. Murphy says, “We wanted to add some visual interest in the art, so color was a must have.” The design team deliberately chose smaller pieces as to not overwhelm the room and “opted for a slightly more contemporary subject to speak to the true transitional design aesthetic.” u

Family Room: The family room is located just off the kitchen and lanai and is a natural gathering space for everyday living. The sliding doors open to extend the living space to the outdoors with easy access to the kitchen, giving this space “a much more ‘loungey’ feel than the main living room,” says Murphy. Performance fabrics on the sofa are darker shades of gray because, as Murphy notes, “With teenagers, performance fabrics were a must-have in this area!” Breakfast Nook: The frameless aquarium-like glass windows in this comfortable informal dining space provide unfettered views of the lush outdoor living area and the lake beyond. The hand-applied mother of pearl mosaic light fixture is intentionally geometric to pull in the clean-line look from the rest of the home and complements the neutral tones in the drapes. The rustic tabletop welcomes casual dining for four with upholstered seats with wicker backs — the latter complementing the bucolic nature of the round tabletop.

homeanddesign.net

95

Her Bedroom: The wife’s bedroom boasts two crystal bud chandeliers — one upon entering and one above the bed — “and the drapery panels are custom designed with a bamboo print,” delights Murphy. “We used a continuous rod around the window/door area for an elevated, custom look.” The ceiling shape was original to the home, so Murphy painted it white for a refined look. “It is a great room for relaxing and has views of the golf course and the lake behind the course.” Her Bedroom Detail: The oversized bench in steel-gray velvet at the foot of the bed is an old-fashioned fainting couch and a great place to relax. Shades of neutrals on the semi-custom bedding are in keeping with the rest of the residence. Refined pieces such as the stacked alabaster table lamps on the curved nightstands and the elegant, finely ribbed metallic-looking tufted wingback headboard work together to build the bedroom’s restful, chic design. Her Closet (Right): When asked how much space his wife needed for clothes, the husband jokingly answered that she has enormous closet needs. Originally a guest bedroom and immediately adjacent to the wife’s bedroom, the space is a fun glam closet and dressing room filled with rolling racks of clothing. Photos on the wall of models from the 1950s are from High Point Market. “This space is unexpected and unlike what you’d see in other homes,” says Murphy. 96

homeanddesign.net

homeanddesign.net

97

His Bedroom: The headboard is the focal point of the husband’s bedroom, and pinstripe bedding lends a masculine touch. “The warm wood tone contrasts the deep black nightstands to further exude the masculinity in his master suite,” says Murphy. Straight lines and darker finishes continue the space’s more rugged appeal. “He loves it and says it is true to his personality. We brought in lamps with a very classic element and a little softer in texture so they stay true to the overall design,” adds Murphy.

His Bathroom: The design in his master bath originated with the marble mosaic flooring. Murphy says, “We carried the same warm wood tones and pops of black into his bathroom, where we were able to capitalize on all of the color tones in the amazing floor pattern” by New Ravenna. To bring the outside in, aquarium windows in the shower overlook a walled garden. Murphy also notes that “it was important to make this his space, so we wanted to make the whole suite cohesive.”

98

homeanddesign.net

“Our driving force behind pulling the rooms together was casual sophistication,” says Tracee Murphy. Guest Bathroom: A custom vanity that looks much like a dresser provides ample storage space for guests, but that is only part of its charm. The backsplash tile is a custom mosaic so complex that installing it required a skilled craftsman. It serves as a backdrop for the side-by-side rectilinear mirrors and sinks with identical faucets, which provide functionality, while a volcanic glass light fixture above the sink adds a touch of whimsy to this effectual space. Game Room: Of this spacious game room, Murphy explains, “We wanted to create something that would be timeless, as well as somewhere that the whole family can hang out for years to come.” Trade Mark Interiors designed the shelving for the billiard accessories specifically for this functional personal space. The unique custom quartz bar and bold stripe pattern on the club chairs are simple elements that unify this fun second-floor game room. “We wanted it to be a central piece that was also a stand-alone piece without any additional cabinetry,” explains Murphy. A steel structure bolted into the wall holds the substantial element in place. Above the bar are two semi-flush coned light fixtures.

homeanddesign.net

99

Completion of the home makeover took approximately ten months, with the last two weeks reserved for the furnishings, accessories, and artwork to be brought into the residence. “We had champagne and a walkthrough with the whole family. There were lots of tears during the big reveal,” shares Murphy. Today the six-bedroom dwelling is open and airy and radiates southwest Florida’s coveted lifestyle. “It still has a little Mediterranean feeling, as we stayed true to the home’s architecture, but it has a very classic, traditional interior,” states Murphy. n

Pool Bathroom: Fun and energetic, the pool bathroom can be accessed from the outdoor living area. “We wanted a little fun so we did a beautiful wall that coordinates with the mosaic tile on the floor. The wall mounted faucet and sconces reflect the fun animal prints in the space,” notes Murphy.

Boy’s Bedroom: One of the boys wanted his room to be simple and monochromatic, so we kept with deeper, darker neutrals for classic tones,” Murphy notes. Unlike the other rooms, custom made, heavy blackout draperies were installed in his bedroom. The hand-picked white oak panel headboard wall is a showstopper that adds contrast yet complements all the darker finishes in this space. “The texture of the wood just brings the space to life!” Murphy exclaims.

Outdoor Living: A small overhaul on the fireplace by resurfacing it with a clean, modern porcelain tile worked wonders on the lanai’s spectacular sitting area. Some of the outdoor furnishings were existing pieces that Murphy’s team reupholstered with performance fabrics to match the new aesthetic. ClearView screens have long spans between the beams, and a nearly invisible screen between the lanai and the outdoors meets all of Florida’s hurricane codes. “The new look no longer distracts from the wonderful views all around,” adds Murphy. Outdoor Kitchen: Entertaining outside is one of the things the clients were most eager to do in their new home. To meet that goal, everything in the outdoor kitchen was upgraded. Designed for Florida’s weather, the outdoor cabinetry was finished in dark charcoal. “This layout not only worked with the space but also the climate,” shares Murphy. Main focal points in the outdoor space are the veined granite countertops and semi-contrasting dark tone-on-tone backsplash.

Rear Elevation: Aglow with simple recessed lighting, Palma Sola Modern appears suspended above the mangroves in the twilight. A dreamy cadence creeps into builder Lee Ross of Ross Built Custom Homes’ voice as she says, “I get to look at this view every night leaving the office — it’s extremely gratifying. At night it’s crazy beautiful!” Architect Jerry Sparkman, AIA, NCARB, of Sweet Sparkman Architecture & Interiors agrees, saying, “The water, mangroves, and architecture all work together — one does not overpower the other. It’s a nice complement when viewed from the water.”

Amid the colorful, elaborate waterfront mansions in Palma Sola Pointe, a sparkling, curving, modern home of concrete and glass embraces the natural beauty of the nearby preserve and bay. “It’s a contemporary home among traditional homes that has an energy and expression about it that’s unique,” says Architect Jerry Sparkman, AIA, NCARB, of Sweet Sparkman Architecture & Interiors. He explains that he brought to life the owners’ desire “to elevate their connection to the surrounding landscape of Palma Sola Bay, while also being a simple but beautiful backdrop to their family life.” The architect did so quite literally, elevating the 3,300 square feet of living space to create sightlines above neighboring homes and lawns, presenting only views of the area’s natural elements and the family pool. “Elevating the building beyond FEMA requirements creates an expansive, shaded outdoor living space on the ground floor for outdoor eating and entertaining. The sweeping eastern roof overhang comfortably shades outdoor living space on the elevated level. The floor plan is efficient, allowing the home’s focus to be the great room and its adjacent balcony,” continues Sparkman. u

Living Area: Pristine walls and white oak flooring in Whiskey from Chesapeake Clipper are used throughout the home to unify the living spaces, generating a visual flow, while the L-shaped sectional — hugging an Oriental-patterned rug of muted colors — defines the sun-drenched seating area. The home’s bespoke design includes meticulous planning for the owners’ art collection (not pictured) to serve as the backdrop for the comfortable seating area, which is positioned to offer views of nature in all directions. Kitchen Island: An enthusiastic chef, the homeowner wanted to engage with guests while preparing meals. To enhance that goal, Ross installed a Wolf brand flush, ceiling-mount hood vent above the kitchen island cooktop. “We were the first local builder to make use of this new product,” says Ross. Beneath the back window, a walnut Cowley Stool from Modloft is tucked under a live edge desk crafted from a fallen Acacia tree, sourced from the Marie Selby Botanical Garden. homeanddesign.net

Slender pulls on the white base cabinets and recessed fingerholds on the upper walnut cabinets ensure nothing detracts the eye from the clean lines of the ultra-modern kitchen, equipped by Ferguson Bath, Kitchen & Lighting Gallery. Stopping short of the ceiling, the kitchen walls allow the ample natural light to spill over into adjacent areas. Push-to-open walnut columns hide the Thermador refrigerator. Teak-edged black leather Sloan barstools slide under the island, and Enna dining chairs in white eco leather encircle a Carlisle glass-topped table, all from Modloft.

Office: Literally a “corner office,” this sleek work nook takes advantage of casement windows. Says Sparkman, “Casement windows are really smart because they actually catch the breeze in their function.” He also points out that the curving roof is about the same height as the windows, keeping the glass in the shade. Pockets in the ceiling conceal motorized shades. Correctly scaling the window size to the desk creates the built-in look, according to Sparkman.

Stairs: This interior staircase of raw, sealed white oak leads from the ground level glassed-in entry to a hallway created by the kitchen walls. Lit from above, the stairwell is the only doubleheight space in this elevated single-story house. Using the same material for risers and treads eliminates toe marks on the risers, according to Ross. They underlit the wooden handrail by routing out a channel on the bottom and installing an LED light track.

The home’s footprint is essentially a sharply angled L-shape, with the curved balcony and roof gently following the geometry of the site. “Choosing goodlooking, low-maintenance materials that would stand the test of time — being in Florida and on the water — was critical to the project,” according to Lee Ross of Ross Built Custom Homes. To keep the connection to nature forefront, Sparkman designed a home that appears transparent, blurring the lines between structure and nature. “The ground floor breezeway and the carport, instead of a garage, allow you to walk up to the house and see under and through it — the house actually frames nature instead of blocking it,” delights Sparkman. u

114

Outdoor Living: A wall of pocket sliding glass doors opens the great room to the expansive balcony where Modloft’s Netta Lounge Chairs, Triplica Bunching Tables, and Blue Regatta Cord Laced Chairs surrounding a superstone concrete-topped Liam Dining Table prove durable, functional, and beautiful. “The great room is the center of the home and encourages the family to gather together rather than spend time separately in their individual rooms, fulfilling one of the clients’ goals for their home,” explains Sparkman.

To support the homeowners’ focus on their family life, Sparkman clustered three of the four en suite bedrooms, including the master, on one side of the home. A guest bedroom suite, laundry room, and media room are situated on the other side of this grandiose home. Spanning the space between the two hallways is the great room, which is comprised of living, dining, and kitchen space, open to the balcony and the horizon beyond. The owners furnished their modern home with equally modern furnishings, all with clean lines, white or muted colors, natural materials, and durable finishes. Everything was chosen to focus on the natural surroundings and to enhance the livability of the home. Although the home’s lines were simple, Ross cautions that simplicity can be deceptively difficult to achieve. “But this was such a magical build,” enthuses Ross. “The minute we met the owners, we clicked and developed a real friendship. It was pure fun because we were such a great team. We were all sad when it was over, and that’s very rewarding in its own way.” n

Exterior Stairs: Approaching the elegant double curves of balcony and roofline, the exterior staircase appears to float above the adjacent landscape. Slender four-inch steel posts support the 70-foot-long trussed concrete roof, connected by powder-coated aluminum top rails and side rails, the latter of which mimic cable rails. Pergola: The home’s front entry path lies beneath a light-filtering aluminum slat trellis, creating a play of shadow on the concrete walkway. Poured concrete support columns march alongside bear striations designed to imitate those found on nearby palms, effectively blending the structure into the native landscape. The concrete path veers right, skirting the double carport, to the glassed-in front entry, while oversized stepping-stones lead straight ahead to the exterior stairway, and to the balcony above.

Pool: Normally a fixture of a backyard, the narrow, rectangular pool flanks the entry path in the front yard. Recessed under the home’s master bedroom, a curved block wall forms one side of a space earmarked as one of three ground-level storage areas. Ross describes the curved wall as “super fun and exciting, a relaxing detail.” The restrained, simple stucco finish allows the viewer’s eye to follow the curvature through the breezeway to the landscape beyond.

Breezeway: Furniture for the breezeway was chosen for its ability to withstand wind and water. The casual dining and entertaining areas double the livability of the home, with a whimsical suspended reading nest providing an unexpected touch. The view extends across the Robinson Nature Preserve to Palma Sola Bay and the lights of Bradenton glittering in the distance. “The visual connection to the bay and the adjacent nature preserve was an integral part of the project goals,” says Sparkman.

SARASOTA BAYFRONT TRANSFORMATION NORTHERN-STYLE HOUSE PLAN TRANSFORMS INTO WATERFRONT COTTAGE

Front Elevation: The home site was completely scraped, making way for the new coastal home that Gagne and Wash envisioned with a tropical backdrop — much of the landscape is lush with fruit-bearing plants. The exterior has bright white stucco, Hardie siding, powder-coated aluminum railings, and a smooth TAMCO roof. The exterior gives off a warm and welcoming island appeal, the result of many stately coastal flourishes, such as the custom arched mahogany door. Rear Elevation: “We embellished this northern-style plan to be more coastal cottage,” says Gagne, who increases the gable height and adds a tremendous amount of glass, crown moulding, rails, and extra siding to complete the look. A roll-down screen encloses the deck for all-season use, while two staircases from each side of the deck lead to the pool. This stunning home uses light controls and camera security by SmartHouse Integration.

This coastal cottage did not start off as the waterfront destination that it is today. Dan Gagne, owner of Gagne Construction, and Architect David Wash reimagine the northernstyle stock building plan — purchased online by the clients — into a home that better relates to the Sarasota Bay. Gagne credits his successful obtainment of this project to his certitude, direct communication approach, and his solid, trustworthy team. To make this northern-style house plan into one worthy of its coastal setting, the team expands the majority of the window openings to capitalize on the tropical view. “The original plans called for a low gable on the rear of the home that minimized the view of the water, so we enlarged and raised the rear gable to achieve a more expansive view,” shares Gagne. The team adorns the exterior with crown moulding, trim details, and cypress, crafting every plane. A vital element critical to a Florida-style home is the connection to the outdoors, so Gagne designs a sliding glass door that disappears into the wall, opening the main living space to the deck. u

Modifications do not stop at the exterior. The team begins tackling the interior layout by widening the space between the kitchen and the great room. This openness broadens options for furniture layout and enables the team to provide additional kitchen cabinets, which flow seamlessly into the white, trim-clad walls. It is accents like this, and the painted white tongue-and-groove treatments, that elevate the interior. u

Living Room: Past the massive window details are thin, horizontal deck rails that provide unobstructed water views from this great room. Rustic, split-face stone in a warm sandy hue climbs floor to ceiling, guiding the eye to the tongue-and-groove ceiling overhead. A low-profile gas fireplace is flush with a custom television niche. On each side of the fireplace is a set of floating glass shelves backlit by programmable LED lights that have varying color selections.

Gagne assists the homeowners with interior finish selections and guides them to solid professionals for the cabinetry design. This transitional interior design embraces coastal and cottage stylings, giving this home its distinctive vibe. The wall-to-wall whitewashed flooring, split-face stone, and x-overlay patterns exemplify the cottage influence, while the white painted shiplap, coral shapes, aqua hues, and beachy accessories dive deep into its coastal character. The enhancements and style continue on into the master bedroom, master bathroom, and guest room. A lone window was part of the original master bathroom plan, yet the decision to add more windows not only draws in natural light, but also modernizes the front elevation. The front exterior draws inspiration from the British West Indies, using an island-style railing, and pulls influences from southern architecture with its combination staircase that leads to a generous portico, all befitting this tropical setting. u

130

Kitchen: This open-concept kitchen is chock-full of cottage charm, boasting painted white and backlit cabinets, and x-overlays, while the aqua-medley mosaic instills this kitchen with coastal ambiance. Luxury features, like the high-end range and built-in microwave, finished in stainless steel, modernize this space. Suspended over the solid surface countertop are two barrel-caged pendants from LyteWorks that lend a nod to the chandelier that hangs high above the seating area in the main living space. Wine Room: In the original plan, the wet bar was located around the corner from the kitchen; it now resides by the fireplace. This area is the perfect setting for the homeowners’ wine collection and the chiller. Along every inch, Gagne and Wash enhance this home’s appeal, from the wainscot wall detail to the decorated door frame, in addition to the crown moulding around the white tongue-andgroove ceiling treatment.

homeanddesign.net

131

Master Bedroom: The team increases the window sizes in the bay-style bump out to take full advantage of the view, bringing the tropical scene into the master bedroom. Adding to the coastal ambiance are soft, muted hues with delicate touches of aqua in the table lamps and a tranquil sunset art piece above the tufted headboard. White plantation shutters round off the coastal theme and complement the bright white Benjamin Moore wall color.

132

homeanddesign.net

“When we work directly with the clients, our communication is seamless,” Gagne shares, “and by working alongside a team we’ve curated over the years, the whole process runs smoothly.” Gagne and Wash alter and enrich the northern-style house plan that the clients purchased, transforming the exterior and interior into an airy, open concept coastal cottage deserving of its waterfront view. n

Master Bathroom: Thanks to the plan redesign, an abundance of natural light can now stream in through the wrap-around windows, filling this upscale master bath with warmth. Centered beneath the bay window bump out is a freestanding tub. Natural coastal accents flow through this space, seen in the small art pieces in front of the shuttered windows and in the finish on the countertops that complement the wall art, as well as the tongue-and-groove ceiling from which a crystal and polished nickel starburst chandelier hangs.

homeanddesign.net

133

“The original plans called for a low gable on the rear of the home that minimized the view of the water, so we enlarged and raised the rear gable to achieve a more expansive view,” shares Gagne. Guest Bedroom: The guest space has wide-plank, whitewashed, engineered flooring that can be seen throughout the rest of the home. The three windows in this room, along with the glass inlay door to the adjoining deck, allow natural light to embody this guest oasis. The outside view creates harmony with an aqua and cream colorway inside, while the colorful boat-paddle artwork, coral pattern, and coastal-inspiration lamps reinforce the aquatic theme.

LIVING MODERNISM REMODEL TRANSFORMS HOME INTO MODERN COMFORTABLE LIVING WITH RESALE VALUE 140

homeanddesign.net

M

Modern and comfortable — two words that are often at odds inside homes. But, a near-complete remodel of a traditional home inside the Lakewood Ranch Golf and Country Club east of Sarasota, Florida cohesively binds the two concepts into one harmonious vision. Cabex Construction, which oversaw the entire project from design to completion, literally changed the entire design of the house to turn it into a modern, upscale, and desired house. “We removed quite a few walls in the home to open it up,” recounts Joe Menna, Owner and CEO of Cabex Construction. “There was one wall that didn’t have a door at all. We completely opened up the block to add in a bifold door leading out to the lanai to allow for more natural light.”

u

Family Room: Naturally aged white oak wood flooring — with black contemporary 7-inch baseboards and 4-inch casings to match — replaces ceramic tile throughout the main floor to ground the home’s modern feel. Tearing down the wall between the kitchen and family room creates an open, inviting concept consistent with contemporary homes. Throw blankets and pillows provide pops of color, offsetting the otherwise neutral tone. The blue hues are a consistent color both inside and outside the home.

homeanddesign.net

141

Opening up the space from the inside out brings continuity to the home. “The purpose of opening up the two living areas was to create one large living space,” details Jeremey Strong, Senior Designer at Cabex Construction. “Bringing that exterior inside creates an overall larger floor plan and a better space for entertaining.” Strong also uses textures to combat the stereotypical sterile modern feel, calling it “living modernism.” He expands, “Modern can be cold and sterile, so we liven it up with movements, and wood and stone textures. It all really adds a huge element into the spaces.” u

Family Room & Outside Patio (Right): Wasted space transforms into practical functionality. What used to be an exterior wall separating the family room from the outside patio is now a bifold door that “brings the outside in, which is great for entertaining,” describes Menna. Removing screens from the original lanai allows for an open concept feel in the back area to coincide with the same vibe inside the house. The home now flows from the kitchen directly into the back living space without obstruction.

Front Elevation: Like much of the inside, a neutral color on the exterior provides a timeless look. A few trees are the only additions to the landscaping on the front exterior. The discriminating use of landscaping on the outside is in line with the modern, sleek feel inside the home.

Living Room: Venetian plaster upgrades the look of the original fireplace. New bookshelves flanking the fireplace, in addition to a new mantle and recess area for a flatscreen television, work to turn this space into a functional television room. Bifold doors that match the surrounding aesthetic create a seamless flow from the living room to the outside lanai. “The furniture and rugs were chosen to create a cozy, contemporary feel,” recounts Menna.

Kitchen: The Galley 4-foot Workstation accompanied by the Grohe K7 Semi-Pro Faucet and the Water, Inc. Hot/Cold Filter Faucet — all from The Plumbing Place — anchor the multi-level quartz center island. Elmwood contemporary high-gloss cabinetry from Cabinets Extraordinaire amp up the luxury and feature a hidden gem — motorized Servo Drive Hinges. “With the Servos, you touch the cabinets and they open on their own,” explains Menna. “They’re very high end.” The under-cabinet and toe-kick lighting adds an inviting touch to this luxurious space.

Dining Room: A newly built recess makes way for custom channel cabinetry from Cabinets Extraordinaire. “There’s a space on the top of the drawer so your hand can go in and open the drawer,” describes Menna. “It is a modern design that allows the ability to not use hardware, for a sleek contemporary look.” The quartz countertop has a laminate 6-centimeter edge “to make it feel a lot heavier, more substantial,” explains Strong. The stacked-stone backdrop is accompanied by chrome wine bottle hardware.

homeanddesign.net

145

Master Bedroom: Hand-crafted Vahallan designer wall coverings adorn one wall in the master bedroom. “It’s very popular today to do wall coverings on one accent wall which gives a little pop to the room,” describes Strong. “When you add a nice tone of color for paint, it really brings out the wall and the complementary furniture.” Recessed lighting in the ceiling and a seating area overlooking the golf course give the room that comfortable feeling to balance out the contemporary elements.

Master Bathroom Vanity & Tub: Modest yet functional describes the master bathroom. The use of Electric Mirror Silhouette lighted mirrors provide a shadow effect on the split-face stone on the wall, while the three pendant lights bring optimal light to the face. Grohe Allure Lavatory Faucets adorn the top of the floating vanity, while inside the drawers are power banks to hide everyday items. The Victoria & Albert Vetralla Freestanding Tub with the Brizo Siderna Freestanding Tub Filler faucet complete the polished look.

Small touches throughout the house work to deliberately counteract the typical modern aesthetic, creating a cozier atmosphere. A painted accent wall in the master bedroom, the use of blue pillows and blankets, and the hand-picked art are all deliberate choices to create an inviting and luxurious space to live and entertain. “You’re not in a space where you feel like you can’t sit down. We wanted a relaxed, inviting, entertaining feel,” conveys Strong. u

146

homeanddesign.net

Master Bathroom Shower: Floor-to-ceiling tile highlights the dual shower, while a linear shower drain backlit with waterproof LED lighting covered by glass stone catches the light on the bottom. The Grohe F-Digital Electronic Shower System with Kartners London Collection 24” back-to-back pulls on the door — both from The Plumbing Place — provide luxury meant for resale value. The layout of the bathroom shifted from its original plan, creating the need to frost the window inside the shower.

homeanddesign.net

147

While transition from traditional to modern was the main goal, the overarching theme was to become timeless. “We didn’t want to timestamp this home,” explains Strong. “We wanted to use colors that were in, like grays, but we toned them down with a lot of taupe and brown-like grays to give it a more subtle feel.” Menna expands on this by saying that “for a lot of this project, resale value was a main element.” n

Guest Bedroom (Below): Simplicity reigns in the second guest room. The neutral colors of the bed frame and two side tables are a deliberate choice to create a timeless feel and high resale value. The table pulls, mirror, and ceiling fan are contemporary in nature, whereas the option of carpet serves to create that comfortable feeling for guests and works to offset those modern furnishings.

148

homeanddesign.net

Guest Bedroom: Similar to the master bedroom, this guest space features Vahallan designer wall coverings to accentuate one wall, while the rest of the walls don a neutral hue. The silver ceiling fan and glass side tables round out the room’s contemporary look. Blue hues in the bed linens and art provide a spirited contrast to the achromatic walls and furniture and are consistent with the overall color scheme throughout the home. Guest Bathroom This jack-and-jill bathroom serves both the guest room and the main house. Along with floating channel cabinets, this bathroom also features a Graff Sento Widespread Lavatory Faucet and an Electric Mirror Silhouette Lighted Mirror, both from The Plumbing Place. A zero-transition shower with a frameless glass enclosure and chrome hardware replaces an old tub, and a TOTO Carlyle 1-Piece Skirted toilet from The Plumbing Place upgrades the room to a modern level. homeanddesign.net

Outdoor Living: An infinity screen surrounds the plumbed-in firepit seating area. “There is only one support in the middle of the screening in the back,” explains Menna. “This is called a clear view pool cage. It allows a full unobstructed view using larger than typical spans of uninterrupted screen panels. This requires a heavy aluminum support to hold the larger panel. Blue accents in the form of throw pillows work cohesively to tie the inside of the home with the outdoors.

Pool: “The entire pool is brand new; it used to be just grass,” recounts Menna. Shellstone pavers surround the pool and jacuzzi, and they deliberately correspond to the split-face coral stone inside the house. “It keeps the flow and ties the whole house together.” The water next to the jacuzzi is only three inches deep creating a sunbathing deck. Screens overhead are held up by bronze metal beams that encompass the entire backyard living area, creating a cohesive feel throughout.

The living room and dining room flow seamlessly together to create one expansive room — walls and columns that once stood in between the two spaces were removed. The achromatic sectional and swivel chairs from Robb & Stucky offer a backdrop of neutrality. Geisdorf explains, “Most of the finishes are pretty neutral, and then the color is in the artwork and the accent pillows,” as well as the muted undertones in the rug from Rugs As Art.

As full-time residents of the northeast, the owners of this 3,080-square-foot top-floor condo wanted to use the space as a vacation home. Built in the 1990s, the condo — just three miles west of Sarasota on the barrier island of Longboat Key — needed a complete upgrade to current times. “They didn’t want to live in the 1990s anymore, functionally or aesthetically,” laughs Jill Geisdorf, Senior Designer. Geisdorf teamed up with local companies Light Up Your Life, Oracle Flooring & Design, The Plumbing Place, Robb & Stucky, and Rugs As Art to create a contemporary space with hidden functionality throughout. The partnership with local, reputable companies is an important one. “I am always open to their suggestions. Those are the things that make for a good outcome for the client,” explains Geisdorf. “When I have a good relationship and rapport with them, we are able to act as a team with a common and cohesive goal for our clients.” Contemporary, neutral, and openness quickly emerged as the main goals for the space. The first step was tearing down walls, specifically between the dining room and the great room to create one large living and entertainment area. The third bedroom was turned into a den using a unique effect. “We put up a glass enclosure to let light pass through the spaces and to give them more connection,” describes Geisdorf, but one interior wall in particular was left up. “For functional reasons, we wanted to keep division of space between the kitchen and living room. That allowed us to have a fireplace and television feature wall in the living room.” u

Geisdorf teamed up with local companies Light Up Your Life, Oracle Flooring & Design, The Plumbing Place, Robb & Stucky, and Rugs As Art to create a contemporary space with hidden functionality throughout. Foyer: As with most of the home’s décor and accessories, the entryway showcases a console from Florida-based home store Robb & Stucky. The rug was made with leftover pieces from another room, sourced from Rugs As Art. “We don’t want anything to go to waste,” explains Geisdorf, “and we liked it.” The den sits off the foyer, and its glass enclosure provides an abundance of light as you enter the home. Dining: The backlit shelves set the tone for the dining room. “The non-decorative lights are the ones that set a mood and a feeling, more so than a decorative fixture,” explains Geisdorf. “They make things glow.” The granite countertop flanking the Sub-Zero wine cooler is the only space where quartz is not used because of the countertop’s chiseled edge — an edge that can only be achieved with natural stone. “They wanted something a little more masculine, a little more substantial.”

Quartz countertops run seamlessly into the backsplash, paired with painted white shaker cabinets to create a clean, contemporary look. “The island serves to ground the room with its medium- to dark-brown stained rift-cut oak cabinetry,” explains Geisdorf. Adding to the functionality is a secret door leading into the laundry room, a built-in espresso maker, and hidden outlets built into the backs of the upper cabinets.

Neutrality throughout the interior is achieved with Sherwin-Williams Pure White, and Geisdorf explains that “it’s all one big space, so we wanted it to feel very open and connected.” The same Travertine stone-look porcelain tile from Oracle Flooring & Design was used throughout the condo to enhance the space’s connectivity and neutral undertones. Bold touches throughout the condo juxtapose the overall neutrality of the space. The truest example of bold contrast is the addition of a drop-in sink in the powder room from The Plumbing Place. “It has a taupe shagreen texture that is reminiscent of a stingray,” dishes Geisdorf. “This is a nice addition because it shows a connection to their location overlooking the gulf waters.” More bold color comes into play with custom-made orange and purple accent pillows and artwork, namely the piece above the sofa, which serves as the focal point of the home. To accentuate it, LED strip lights from Light Up Your Life were integrated into the drywall. “We put them in the ceiling and wrapped them down on the wall above the sofa, so they flank the artwork,” describes Geisdorf. n

Master Bedroom: The master bedroom is a breathtaking ode to the sea, even with its neutral overtone. The owners didn’t want window treatments because they didn’t want anything to obstruct their view of Sarasota Bay, so “I thought we should keep things really quiet in here,” explains Geisdorf. Some blue hues in the rug from Rugs As Art offset the white bedding and soft pendant lighting from Swank, while the understated Fanimation fan overhead provides movement in this subtle space. 162

homeanddesign.net

Master Bathroom: A main goal in the master bathroom was to add light. “We put double glass pocket doors between the bedroom and the bathroom,” says Geisdorf. “When the doors are closed, they will get some light into the bathroom because it’s an interior room.” Lighted mirrors from Eurofase also provide ample lighting above the double sink with stark white countertops, and the light tile backsplash is a neutral juxtaposition of the dark wood veneer cabinets. One of the most unique features in the condo is the overhead tub filler that adds subtle drama to the freestanding tub, both from The Plumbing Place. Porcelain tile adorns the floor and wall, while the matching tile on the vanity backsplash and steam shower wall serve as accents. Home décor from Robb & Stucky add a contemporary touch while maintaining the neutral intentions.

Guest Bedroom: To accommodate visits from the couple’s two grown children, comfort is key in this guest room. The rectangular upholstered wall panels tie the two beds together in a contemporary way. “The panels are silvery gold metallic, so it’s not very bold in color, but the design, being the width of the two beds, creates a pretty dramatic effect,” explains Geisdorf. Guest Bathroom: The guest bathroom boasts a lighted mirror from Eurofase that is “functional because the light is directed onto your face instead of from up above,” delights Geisdorf. A blue-gray stone accents the wall behind the sink, complementing the dark wood cabinetry. “It’s bold but also calming and soothing at the same time.”

Powder Room (Left): The Taj Mahal quartzite countertop cascades down low enough to cover the plumbing. “It makes for an impactful look, but also has a floating feel since there are no cabinets,” says Geisdorf. Light Up Your Life is responsible for the radiant ambiance in this powder room — seen in the backlit mirrors that illuminate the gold glass-tile wall, bringing out soft blue and purple undertones, and pendant lights that hang from the far side to visually balance the space.
