We are inspired by the talented industry leaders that bring the best to our area, even through challenging times with shortages, limited product, and order delays due to the global supply chain disruption. We can all agree that home design trends have changed over the past two years. In this edition, outdoor living, multifunctional rooms, and technologyfriendly work spaces are just a few of the top emerging luxury design trends for 2022. Homeowners are making more room for home offices and utilizing the often-overlooked formal living room by turning it into an intimate gathering area. With season upon us, a space designed to entertain is a must! This Port Royal home possesses the most distinctive architecture in the area. Its Cape Dutch exterior exhibits a prominent entry gable with the signature rounded top, moderately textured stucco, and a symmetrical appearance. The Andersen Windows from Florida Wood Window & Door are accented with turquoise shutters, real wood pergolas, and climbing bougainvillea vines. Catalfano draws on the distinctive Cape Dutch style prevalent in Southwestern Africa for the exterior. Stofft Cooney Architects’ senior architect, Irma Sefa, touches on this Cape Dutch style, saying, “This home is unique, incorporating the characteristic gables with blue-green windows and shutters, lush landscaping, and warm wood tones that all evoke a fitting tropical ambiance.” u

A tone-on-tone, basrelief frieze trim moulding enlivens the door and transom, showing off the rich architectural detailing and drawing the eye to this stunning lantern pendant from Dennis & Leen.

Staircase: The oval window grille echoes the shapes found in this remarkable railing. Catalfano describes the railing as being the jewelry to the foyer — a custom design from Anthony Catalfano Interiors. This elegant space is an emulsion of high-contrast and soft neutral hues against a pure white wall paneling. Textural elements seen in the carpeted stairs allude to the taupe grasscloth that begins on the second floor. A phenomenal sculpture appears as flowing fabric resting atop the Dennis & Leen stone-top table with an angular bronze base. Dining Room: The gentle sound from the courtyard fountain flows into this ethereal dining space when the French doors are propped open. Catalfano stretches what is possible by printing this Phillip Jeffries silk design onto a grasscloth wallcovering that gives the pattern more depth for an embroidery like quality. Sitting atop the freestanding lacquered cabinet from Dakota Jackson are delightful conch shell accents that tie into the flamingo pink dining chairs by A. Rudin. Suspended from this square vaulted ceiling is the Circular Cumulus chandelier from Ralph Pucci.

Subtle rectilinear recesses in the ceiling and furniture delineate this great room. The antique beaded glass lanterns elegantly grace the ceiling above the sitting area in this vast space. In the foreground, a dominant bamboo chandelier from Arteriors is suspended over the breakfast nook. The custom rug from Patterson Flynn Martin, done in wool and abaca, displays a tribal motif that brings exquisite banana yellow to the charcoal, beige, and chocolate brown color palette. Catalfano custom designs the tailored sofas from A. Rudin in a timeless gray that complements the Schumacher fabric. “This drapery fabric is a curvy stripe, and when gathered it gives off a textural effect to the space,” shares Catalfano.

The ornate gable peak of the entry facade commands attention, while the home steps down on either side to form the prim courtyard in the center. The architectural concept repeats inside and merges with the remarkable interior design for a true one-of-a-kind home. An undercurrent of high-contrast juxtaposed spaces, recurring finishes, high-end furnishings, textures, striking art, and architectural elements rule the design. “We saturated the alcove beside the living room in an ebony stain, creating a powerful positive-and-negative effect between these two spaces,” explains Catalfano, who balances this design by pulling the soft butternut oak finish from the kitchen into the living room niche. u

Bar: This high-impact alcove bar has floor-to-ceiling ebony-stained cabinets and brass inlay from AlliKristé Custom Cabinetry & Kitchen Design. An antique silver-fleck mirror runs up the center between two tall cabinets, creating a focal point for decorative bottles atop the brass trimmed shelves. Petite, square recessed lights with blackout trim seem almost invisible on the ceiling panels, yet they illuminate the stunning black and white marble bar top. Modern, dusty-gray and black bar chairs sit atop the European Elegance oak flooring in the Lancaster finish from Legno Bastone Wide Plank Flooring, supplied by Naples Flooring Company.

Thomas Chippendale’s iconic tracery inspires Catalfano’s railing design. The stair rail’s engaging pattern lures the eye to the second floor and around the grand space. “It is the soul of the house,” says Catalfano. Subtle curves reminiscent of the exterior are reflected in the interior architecture. Sefa garnishes the gable-togable vaulted ceiling with heavy beam work and sculpted corbels. As original as the fixed elements, the color palette is a harmonious fusion of delightful neutrals, gray and black hues with pops of banana yellow, butter, and apricot. Flashy punches of cobalt blue and Hermès orange offer an edgy splash of vibrance in one guest space, while a soothing mint julep hue envelopes another. From the grasscloth wallcoverings to the flowing feathery fringe on the drapes in the dining room, Catalfano layers texture throughout this home. u

Kitchen: This spacious kitchen is finished in a butternut oak wood with brass hardware from AlliKristé Custom Cabinetry & Kitchen Design. In shades of gray and cream, this crystallized quartz countertop runs up the wall to create the backsplash and is a focal point that highlights the pewter-finished steel and brass hood. Hanging over the expansive island are white porcelain shade pendant lights from Arteriors. Brass, satin nickel, and chrome metallic finishes are mixed to accent this space.

Master Bedroom: “The interior architecture is simple yet elegant and emphasizes the textures and forms of the furniture and draperies,” delights Sefa. The white tongue-and-groove paneling and beams on the vaulted ceiling are a linear expression, while the crescent crown moulding subtly reinforces the architectural curves. This metal Robert James Collection canopy bed with a natural fiber head and footboard sits atop a custom wool rug in blue and cream. Taking full advantage of the pristine aquatic view, two oversized chairs are situated by the floor-to-ceiling sliding glass doors to create a relaxing atmosphere. This cozy niche is encircled by drapes in cream and orange hues that seem to coordinate seamlessly with the lamps seen on each nightstand. Her Bath | His Bath: A honed Carrara marble from Ruben Sorhegui Tile fills this space. The hexagonal-cut shape of the Carrara on the floor scatters the beautiful gray and white hues in a freeform pattern that creates playful movement in this design. While the countertop is a solid articulation, the rectilinear brick-stack style in the shower and wainscot takes the Carrara in a different direction entirely. The Benjamin Moore wall color is a cool blue-green that makes the Ferguson Bath, Kitchen & Lighting Gallery bright white Kallista soaking tub standout. To create a feminine look for her vanity, Catalfano uses a creamy white hue, and for a more masculine appeal switches to a deep mahogany stain on his side.

Loft: Strong tribal influences accent the design in the loft, like the natural buri pendant from Arteriors. The neutral fabric of the cozy sectional sofa allows the custom throw pillows to show off the cream, brown, beige, and leaf green color palette. On top of the custom rug is a modern, curvy coffee table from Anthony Catalfano Home with a chocolate brown lacquer over a raffia wrap. Boasting bamboo stylings, the drapery from Pierre Frey frames the view out to the water, where we see the custom railing design repeat.

This Port Royal home is all about honoring the Cape Dutch style in a playfully elegant manner. Guest Bedroom: For this duo of modern canopy beds from Mr. Brown London, Catalfano has the frame custom made in a cobalt-blue, high-gloss lacquer with a tribal print on the headboard. He dresses the window in Hermès orange and cream chinoiserie patterned fabric from Quadrille Fabrics and designs a pagoda-style valance that seamlessly pairs with a Thibaut wallcovering in a crisscross Asian motif. Upon the nightstand is an expertly wrapped wicker lamp by Mario Lopez Torres Furniture.

For appeal on all sides, the architectural concept repeats on the back of the home. In this style, louvers or ironwork often adorn the face of the gable, but Sefa explains, “We didn’t think it was necessary here and used a recessed feature for interest, but also to create a clean transitional element.” This recessed feature, alongside the exaggerated trim, creates stunning shadows that accentuate this unique style. This Port Royal home is all about honoring the Cape Dutch style in a playfully elegant manner. This pure expression of the concept is an anchor point to the dramatic interior. Guest Bedroom: Inspiration for the fresh green wall color is pulled from the zig-zag embroidery pattern on the drapery fabric from Pierre Frey. While the bamboo chair and bed from McGuire Furniture add a natural element to the design, the simple, crisp-white linen comforter on the bed balances the color palette. The nightstands in faux shagreen with brass detailing bring in added earth tones that round out this guest space. Guest House (Left): This vibrant lemon-tree print fabric from Schumacher fills this guest house with joy, bouncing the eye from drapery to shade to chair. This added pop of cayenne red on the chair from Anthony Catalfano Home pulls the same shade from the fabric and is mimicked in the table lamps. This dynamic Palecek four-poster bed is adorned with three congenial lemon accent pillows. Pool Bath: Full of undeniable charm, this pool bath features a playful wallcovering from Brunschwig & Fils juxtaposed by the stone wainscot’s natural material. The vanity is a vintage table with ornate carving, and by adding a stone top and a bronze sink, it’s given new life. The pool elegantly mirrors the curvilinear designs of the exterior facade. The raised spa acts as a waterfall that cascades down the side into the pool, which is accented with turquoise that coordinates with the imported Italian wall tile on the outdoor fountain and wishing pool. Outside the master bedroom is a peaceful lawn with set-in walking stones amid the manicured landscape where seating by JANUS et Cie is incorporated for relaxing conversation.

Lanai: This pecky cypress ceiling treatment shelters the lanai in rustic warmth which creates a comfortable setting with the durable outdoor furnishings from JANUS et Cie. The custom ceramic tile on the curvy fireplace opening brandishes an exquisite shade of lapis and is influenced by the South African Dutch concept. Catalfano adds another layer of interest with a stone herringbone tile on the interior of the fireplace. The architectural openings to the pool and outdoor seating carries this concept with its sculpted shape and houses the motorized roll shutters and screens from Castle Services of Southwest Florida.

“Our clients ask for homes that are as maintenance free as possible,” John Cooney, principal at Stofft Cooney Architects states. “Concrete roof tile, natural lime or shellstone, stucco, and a synthetic wood product by Versatex can be maintained simply by pressure washing.” The Andersen Windows — sourced by Florida Wood Window & Door — are trimmed in charcoal-colored powder metal and easily stand up to daily assaults from the salty air, sand, and wind. When Mike Assaad, president of Waterside Builders, acquired this dramatically sited lot just two homes away from the breathtaking shoreline of the Gulf of Mexico in Old Naples, he was determined to build a home befitting the magnificent setting. “It was a great property given the southern exposure and the alley in the back. We had an idea of what we wanted and made a concerted effort not to do something we’d done before,” Assaad explains. “We wanted to accentuate the outdoor living area and considered a lot of options. In the end, we went with a West Indies theme because we could carry that concept inside as well.” Before the jaw-dropping estate was completed, a Midwestern couple relocating to Naples bought it. Like the homeowners, Assaad says his favorite space is the club room. He continues, “It is not something we’ve historically done, and it was fabulous to see it unfold because the renderings just don’t do it justice.” u

Club Room Seating Area (Left & Above Right): The club room is a winsome space that boasts a blue-velvet banquette from Hickory Chair with a round mirror above that adds intrigue to this upscale facade. Overhead, a golden artichoke-esque chandelier reigns supreme from the mitered wood tray ceiling, while four green swivel chairs from Hickory White rest harmoniously atop the leopard print rug. Deep blue-green teal cabinetry alongside the wine tower elegantly houses a wet sink and stemware. Another eye-catching design is the tropical mural wallpaper behind the custom floating built-in teal shelves. Fisher discovered the mural from a company in Paris. “I knew if I got this room right, everything else would flow, and this space is what really resonated with the buyer,” says Fisher. Club Room Home Office (Above Left): The club room also functions as a home office. Behind the desk from Arteriors and the chair from Lee Industries is another eye-catching design — the tropical mural wallpaper that Fisher discovered from a company in Paris. Its brilliant presence behind the custom floating built-in teal shelves is kismet. “I knew if I got this room right, everything else would flow, and this space is what really resonated with the buyer,” says Jeffrey Fisher, interior designer at Jeffrey Fisher Home.

A culinary experience for chefs and diners, the kitchen blends dual cabinetry of dark charcoal and bleached oak highlighted by brass-toned hardware. The showstopping custom hood is cloaked in White Beauty marble. An 11-foot-long feature island with stone countertops from Coastal Stone houses two Silgranit sinks. Cabinetry was designed by celebrated designer Marcus Jelley of EDGE. For a lasting look, the designer mixes metals, as seen in the black faucets and gold hardware. homeanddesign.net

About six months later, John Cooney, principal at Stofft Cooney Architects, presented the renderings for the 6,190-square-foot dwelling. At its core, the winning home is West Indies style, but Cooney stretched his creative muscles and enriched the fivebedroom, five-bath residence with warm, contemporary flair. “About 15 years ago, people stopped doing monumental homes and made a huge shift to homes that are less showy and more for family living,” Cooney states. “Today’s homeowner wants a home where not only the family is comfortable, but everyone is comfortable. It is very satisfying to design a home that is elegant and livable.” Continuing, the architect shares, “Buyers want open, light, bright entertainment style homes, and that type of architecture goes hand in hand with Florida living.” Having previously worked together several times, Assaad and Cooney were excited to collaborate once again. “Creating such a unique residence in Naples with a more contemporary feel and function is a process, and we are proud to have been a part of the project. Working with Cooney on this incredible home was a pleasure for us,” Assaad delights. With a desire for the interior design to be as innovative and grand as the exterior architecture, Assaad commissioned Jeffrey Fisher, interior designer at Jeffrey Fisher Homes. Equally pleased with the abode’s interior, Assad describes the kitchen as spectacular and the ceilings as fabulous. u

Great Room: Palacek rattan chandeliers and neutral furnishings beckon family and friends to immerse themselves in the great room’s understated tropical ambiance. Black louvered metal doors slide open to reveal a large-screen television. Commanding stained-oak boxed beams running through the tray ceiling details were inspired by a resort Fisher visited in Antigua. “Pocketed sliding doors open the fabulous space completely to the outdoor living area, making them one,” remarks Fisher.

Stairs: From the beginning, Fisher planned to apply a darker stain on the grand staircase as a border. To further enliven the expansive two-story stairwell, the designer selected artist Mary Ann Liscio’s three-dimensional art sculpture, “Joy.” It took a full day to install the colorful 17’ x 12’ art piece. The console table is made from one solid piece of wood and was carved and stained in Indonesia. Ellsworth Kelly created the lively black and white serigraph above the console. Dining Room: Everyone loves an armchair and everyone gets one when gathered around the oval table in this stylish dining space. Three gold chandeliers from Currey & Company, varying in height, are suspended from a custom metal disc and add formality. “We live so differently today. There are very few formal dining rooms in homes, and today when entertaining, people often eat outside in their comfortable outdoor living areas,” notes Fisher.

Master Bathroom: The stone wall behind the extraordinary Kallista soaking tub is the showstopper in this master bath, creating a zen-like bathing experience atop the dramatic Dolomite Marble flooring. Not to be outdone, the equally lavish walk-in rain shower features entrances from both sides, and a fogless mirror provides a warm, relaxing shave while showering. “The master bath is a zen oasis of calm,” says Assaad. Smart toilets, television mirrors in the vanities, and layered lighting by Visual Comfort Lighting in this timeless master bath are only a few of the many luxe amenities in this opulent space. Transom windows perform double duty by providing natural light and privacy. The custom cabinetry was designed by Marcus Jelley from EDGE. Master Bedroom: Regal, restful, and imbued with scenes of nature’s calming influence, the master bedroom boasts multiple wow moments beginning with the gallery entrance. Overhead, the oak wood tray ceiling is crowned with a hand-blown bubble chandelier. A wool rug from Bunny Williams Interior Design adds an air of casualness to the space and reminds everyone how close the home is to the beach. German/ American fine art photographer Hilda Champion is responsible for the wall art over the bed.

Upstairs Lounge: All guest bedrooms spill into the generously sized upstairs lounge. Immediately off of the generous space is the morning kitchen, where guests can enjoy that first cup of coffee while taking in the sights from the floor-to-ceiling sliding doors that open fully to the large guest balcony windows. Tray ceilings outlined in wood add additional warmth to the pleasant space. Two comfy sofas and swivel chairs — clad in neutral performance fabrics — invite guests to take it easy. A custom mango console table artfully conceals video components and games.

Guest Bedroom: Decidedly feminine, the lovely blush guest bedroom calls attention to the balcony overlooking the princely outdoor living area. Vertical cable railing panels with powder-coated metal wire balustrades ensure the view is not obstructed. Velvet pillows in a deep shade of reddish orange contrast the comforter from Eastern Accents. “This room was a little departure for me. I wanted something different from the blues and greens in the rest of the rooms,” says Fisher.

Fisher reveals that the genesis for the interior design began in the stunning club room. “The club media room is a showstopper. When the homeowners are home alone, it kind of lives like a small, boutique hotel bar in London. When the children and grandkids are home, it is a great place to escape for a while,” Fisher says. n

A piece from the homeowner’s art collection sets the scene for the family room’s chic yet whimsical color palette of cream, muted gray, oceanic blue, and dramatic navy. Paired with open-glass shelving in the bar cabinetry, the effect is luminous and serene; but, a tile mosaic backsplash installed by Tropical Tile & Marble adds sparkle and movement. With thoughtful ideas, a love of details, and an inspiring art collection, these clients helped make the remodel of a dated high-rise condo a dream project for Lisa Ficarra, president of Ficarra Design Associates. “Working with clients who knew exactly what they wanted made for a successful partnership,” says Ficarra, and the result is a bold, sophisticated space she affectionately calls, “warm, contemporary elegance.” “The clients really drove the design and the process for this remodel,” explains Greg Brisson, president of BCB Homes. “They had clear goals for how they not only wanted the condo to look, but also how it should function.” That functionality was paramount to Ficarra’s and Brisson’s design plan as they confronted choppy walls, a low ceiling throughout the home, and multiple sound issues with the existing floor plan. “We wanted to take advantage of the window views and bring light into the condo,” recalls Ficarra. By keeping the existing color scheme — a cozy tone-on-tone — and mixing in shiny, reflective surfaces, and utilizing recessed and in-cabinet lighting, the team opened and brightened the interior, despite being constrained by what they could and couldn’t change structurally and mechanically. u

Kitchen: “The clients were very open to contemporary ideas, such as this painted glass backsplash,” says Ficarra. “They also insisted on these dramatic open cabinets and glass shelves,” which serve to add luster and shine to the kitchen. The Swaim counter stools are draped in Moore & Giles leather, and their chrome frames bring the hint of modern sophistication the homeowners desired. That metallic accent is repeated in the band encircling the edge of the countertops from Coastal Stone. Brushed stainless steel edged in reflective chrome enrich the drawers under the cooktop from Ferguson Bath, Kitchen & Lighting Gallery. That same chrome edging lines the open-glass cabinet doors and the bottom of the range hood, adding a dazzling shine to the dark wood cabinetry and reflecting the light of the graceful Hubbardton Forge pendants over the polished stone island. “We selected each surface to enhance and maximize the light throughout this large open-plan space,” Ficarra explains.

“We redesigned every room,” Ficarra adds. “We reconfigured the kitchen and worked with Unique Wood Floor Company to replace the existing stone tile with sleek wood — even moved walls where possible.” The newly expanded layout retains separation by clever installation of ceiling designs and soffits which help designate different areas without the need for full-height walls. “The architectural details we added give the illusion of separate spaces, while everything else is kept open,” she elaborates. The limitations of the older building’s footprint also provided challenges for the team, who had to work harder to overcome obstacles where furniture layout, trim design, ceiling height, and even lighting were concerned. “We had to be mindful of all the angles and bays in each room,” Brisson shares. “For example, one of the bathrooms was shaped like a trapezoid.” Floating the vanity to create clear space underneath, running the cream-colored flooring right up to the wall below the cabinetry, and adding undermount lighting in a soft white are all unique ways Ficarra and Brisson make the small room feel bigger and less oddly shaped. u

Dining Room: The subtle and intelligent use of reflective surfaces to enhance light continues in the formal dining room, where a thick glass top is paired with a transparent acrylic base to give this dining table substance without heaviness. Silver Larsen fabric adorning the Baker Furniture dining chairs captures and amplifies the glow of the Jonathan Browning Studios sconces and chandelier. The understated corals and golds in the wall art are reminiscent of a breathtaking sunset. Living Room: A gracious portrait of the homeowner playing her violin holds a place of honor over an Arca sideboard in the formal living room. Glimmering pewter-toned Kravet fabric with subtle textures drape the Joseph Jeup sofa and Holly Hunt lounge chairs, while the dramatic pair of coffee tables echoes the moody greens and blacks in the portrait. The custom-designed architectural ceiling gives the space a sense of separation, despite the large room sharing purpose with the formal dining area.

Master Bedroom: Texture and tone-on-tone again work together in the expansive master bedroom, but visual interest comes from the majestic beams Brisson added to the ceiling. “Just raising the ceiling in this room wouldn’t have had the impact the client wanted,” he describes. “The beams had to look intentional, but to do that we had to work with the challenging angles of the bay window.” A clean white paint adds even more drama to the ceiling’s architecture.

Artwork plays a starring role in the overall design, especially paired with intentional accent lighting to add even more interior brightness. Ficarra’s clients provide a unique selection of art for her to choose from, and she spent many hours curating the right pieces for each room with their help. “The homeowners had specific ideas for where each painting would hang,” she recalls. “Every piece has a special meaning to them, and once we decided the best placement, the room’s design flowed from that choice.” The Ficarra Design Associates and BCB Homes team prove that such inspired solutions, working in tandem with respectful consideration of design challenges, can transform even the most difficult space into a light-filled, contemporary home. n

Master Bathroom: “The master bathroom was the most challenging space in the remodel,” Brisson recounts. Because of existing plumbing and other infrastructure restrictions, the team solved light and space challenges with an all-glass shower enclosure to allow sunshine from the windows to fill the room. The coffered ceiling and soffits were installed to give the walls more height. The monochrome color palette and floating cabinetry also help reinforce the illusion of expansive space.

Guest Bedroom (Above): Shades of white, cream, taupe, and silver create a refined backdrop for this guest bedroom’s prominent picture window, which frames a stunning view of the Florida landscape 18 floors below. The soothing waffle-weave linens and crisp, soft upholstery on the Baker Furniture beds invite guests to a restful slumber, while an ebony-toned nightstand from Century Furniture echoes the finish on the legs of the twin benches, also by Baker Furniture, at the foot of each bed. Powder Bathroom: Clever solutions for bringing more light into the condo continue in the powder room. A layered finish mixes different thicknesses of multicolored texturing and incorporates hints of iridescence to give the walls a slight sheen, picking up the radiance from Jonathan Browning Studios’ wall sconces hanging in front of the mirror. Simple, clean-lined cabinetry topped with white stone keeps the attention on the walls and elevates this small bathroom to a showpiece. Guest Bedroom (Right): “With tone-on-tone, the use of texture is very important,” explains Ficarra. “Layering textures provides interest and depth that might have otherwise come from a wider color palette.” Linen drapery framing the balcony doors harmonizes with the woven oatmeal throw and silky pillows on the bed, while the Made Goods mirror introduces a contrasting dark tone that’s repeated in the Century Furniture dresser. Closets throughout the home add even more clever storage, from California Closets. Guest Bathroom (Right): Misty gray on the floating vanity’s cabinet faces provides complementary contrast in this trapezoidal bathroom — a space that posed one of the biggest challenges for the design team due to its shape and small size. The smart use of a wide corner, the elevated cabinetry, and the bright white trim all work together to give the visual appearance of space. Vertical sconces from Visual Comfort, flanking a tall, narrow mirror, also draw the eye upward, disguising the corner placement of the vanity. 120

Veteran developer VIV Homes alongside VIV Builders have seen their share of fluctuations in the Naples real estate market, but today’s unrelenting demand and rapidly rising home values surprise even them. In late 2019, they began construction of this luxury VIV Homes model nestled along Smugglers Bay in Port Royal — before any inkling of a global pandemic. The home represents a collaboration between VIV Homes | VIV Builders and Head of VIV Design, Carly Reed; architects Randall Stofft and John Cooney of Stofft Cooney Architects; and Rex Miller, the William Raveis Real Estate agent who sold the listing. Over the years, the team has worked together on numerous record-setting Port Royal, Aqualane Shores, and Old Naples projects, each providing a valued voice in the decision-making process and insight into their clients’ evolving wish lists. u

Living Room: “Wide floor planks make a statement and visually expand a room,” explains Reed, who uses Legno Bastone Wide Plank Flooring white European oak in the Giuseppina finish from Naples Flooring Company throughout most of the home’s 7,700 square feet. “Our goal is to accentuate the architecture starting from the ground up.” Architectural elements are understated — tall baseboard mouldings and exaggerated coffers in the great room ceiling pay homage to the all-glass Currey & Company chandelier. Underfoot, area rugs are custom made — from the fabric and finish to the cut of the rug — with the intention of grounding each space.

“Naples is on the map like never before,” Miller exclaims. With its tropical West-Indies-meets-Naples architecture, a master bedroom that seems to float on water, plus a wine room and club room, this designer-furnished estate hits the checklist of features appealing to affluent buyers, including full concrete construction; bespoke finishes throughout; and whole-house audio systems, lighting, security, and generator. Within eight months of its March 2021 sale, home values in Naples continue to increase as more pandemic-era homebuyers escape crowded cities and high-tax states. More than seventy-five percent of VIV Homes’ projects sell pre-completion, and Miller estimates the model’s value in today’s market is now 30 percent higher than the sale price. “Naples is on the map like never before,” Miller exclaims. “More people are moving here from California and areas we’ve never seen in the past. They’re willing to pay a premium for homes already finished because they place a high dollar value on their time, which is one thing they can’t buy. This is a new era. This low-inventory market is here to stay.” u

Kitchen: Adriana Hoyos barstools cozy up to a large freestanding island in the kitchen which is finished with Cristallo prime extra white quartzite countertops, bespoke cabinetry, and a wall-spanning marble dolomite double herringbone backsplash. The gleaming hood above the 60-inch gas Wolf stove is custom-made by Modern Aire. The kitchen is also equipped with Sub-Zero refrigerator and freezer, Wolf wall ovens and undercounter microwave, two Bosch dishwashers, and a Miele coffee system.

Dining Room: “I like the impact and style of Adriana Hoyos. The muted wood tones and sheen of the fabric really blend in,” Reed says of the celebrity designer’s chairs grouped around the dining room table. The glass-enclosed wine room is a focal point, adding dimension with its design — custom backlit floating wooden panels illuminate the marble from behind. Keeping the room open on each side makes it feel like it’s part of the dining room.

Master Bathroom: The master bathroom is all marble, combining opal white and Cararra marble. “Soft, light opal white allows the subtle veining of the Cararra to steal the show and create movement,” Reed explains. By book-matching the grains and patterns of marble slabs, VIV Homes creates a statement-making mirror-image expression.

For Stofft and Cooney, the homesite dictates the design and layout of every home. “We wanted to capitalize on the bay views and the sun angles,” explains Cooney. “Most people want the master suite downstairs and a VIP suite upstairs. Club rooms are also very popular. They function as a home office and as a multipurpose room with comfortable seating and a bigscreen television. If someone is watching a show in the great room, the club room becomes the place to watch a ball game.” u

Master Bedroom: Smugglers Bay and a private terrace provide a tranquil backdrop for the master bedroom, enhanced by the lingering scent of confederate jasmine laced in the signature crisscrossing pattern of espalier. Inside, the bedroom’s pale pink walls are so muted that the color translates to a neutral. “The master bedroom stands out with a high-vaulted ceiling, full-length wainscot paneling on the walls, and a custom headboard — all factors to enlarge the room,” including master closets adorned with Poliform custom Italian made cabinetry, notes Reed. Cove lighting and John-Richard lamps enhance the mood.

Second Floor Lounge: Reed sourced furniture from a Miami-based company, including the guest lounge’s daybed and Adriana Hoyos ottomans. A quartet of palm trees, also from Natural Curiosities, and the teak sculpture pay tribute to Reed’s emphasis on natural, organic elements. Light fabrics accomplish the designer’s goal of openness, as does lighting from Made Goods.

Inside, the clean lines and minimal ornamentation of the design is inspired by the estate’s architecture — traditional with a modern flair. It blends muted neutrals, organic elements, and natural features. “We work strategically from the outside in, beginning with the rendered elevation of the home. For example, does the architecture lean more contemporary or more modern? Then we work our way into the floor plan from there,” Reed comments, adding that furniture from Adriana Hoyos Furnishings and EJ Victor also influenced the design aesthetic. VIV Homes’ limited construction schedule allows the team to focus on each home with undivided attention. Paul Stanton with VIV Builders, explains, “The way the design of this model came out with the master looking out on the bay is incredible. Second Floor Lounge: Color — in pillows and artwork from Natural Curiosities — flits across the second-floor lounge, an inviting area for guests, complete with television, in-ceiling home audio speakers, full-service wet bar with an undercounter Sub-Zero refrigerator, and balconies overlooking the pool and bay. Reed mixes muted wood tones, repeating the bar’s medium hue in the ceiling, pairing the soft griege trellis frame of an Adriana Hoyos daybed with a teak sculpture, and adding contrast and depth with a console and Made Goods coffee table. Outdoor Living: An organic teak-root coffee table, wicker furnishings, a braided rug, and shades of gray in pillows and fabric selections channel the resort vibe for the estate’s expansive outdoor living spaces. Book-matched Brazilian perla venata quartzite clads the fireplace, the kitchen’s backsplash, and the countertops. Modern Aire customized the hood vent above the 54-inch Wolf grill set into cypress cabinetry. Remote-controlled, motorized hurricane roll shutters, screens, and access panels, from Castle Services of Southwest Florida, provide discreet functionality.

This Shellock paver driveway with an artificial turf inlay leads to the formal arched portico. With a dark charcoal roof, corbels, and shutters, McDonald creates strong contrast against the graywhite exterior. The way the arched shutters close off the arched window opening is practical, yet Residential Studio Director John Orgren from MHK Architecture & Planning shares, “We are giving the feeling of reality and authenticity to this exterior style, and in a whimsical way, the form follows the function.” To add some modern flair, Interior Designer Minka McDonald adds these contemporary exterior pendants from Wilson Lighting, custom-sized to fit the space.

“The driving forces for this design were the feelings we were trying to evoke — a combination of elegance, calm, and strength,” shares Minka McDonald, president of Jinx McDonald Interior Designs, who carries this multifaceted design concept to excellence. Centered around this homeowner’s love of aquatic life, McDonald curates a contemporary design that imparts both a tranquil and commanding spirit by drawing from micro-concepts, such as intersecting geometry, linear and wrapping forms, and coastal elements — tuning each one to the right impression. Matthew Kragh, president of MHK Architecture & Planning designs this British West Indies style home to encapsulate the dynamic interior. Residential Studio Director John Orgren reflects on the exterior style, highlighting the symmetrical layout, arched forms, and classical features that give this home the look. “Despite the historic appearance of the exterior, the interior is a very open plan with a contemporary layout,” shares Orgren, with MHK Architecture & Planning. u

Great Room: The foyer pendant lights and the coffee and console tables all strongly represent the concept of intersecting geometry and wrapping forms. The horizontal fabric pattern on the Massoud swivel chairs draws the eye across the room to view a rather robust focal feature — the aquarium. McDonald designs two 5-foot-long, silver wood finish end tables, manufactured by Old Biscayne Designs from Jinx McDonald Interior Designs, to service the back-to-back Massoud sofas. Fireplace Feature Wall: The contemporary elements seen throughout the great room all share a custom stain that McDonald repeats on the fireplace feature wall. By spacing the dark oak panels on the fireplace, a banding effect is created that reinforces the linear vibe. Flanked by backlit shelving units with the same wood stain and a contrasting light wood backing, this focal wall provides a warm glow over the seating area with ample space for entertaining or cozying up by the fire.

Dining Room: The freeform crystal chandelier from Fine Art is uniquely suspended from the dark-stain nickel gap planking in the ceiling tray over a live edge, exotic Guanacaste wood table from Century Furniture at International Design Source. Surrounding the long table are a series of cool gray and dark-stain chairs, balancing the lively yet understated fabric of the host chairs by Century Furniture. The built-in sideboard shares the same dark stain wraparound and white opal marble as the great room feature wall.

The peaceful ambiance is set by the contemporary palette of soft grays and silvers, while the expression of strength resides in the use of deep charcoal. This soothing colorway is the perfect backdrop for the homeowner’s high-impact, vibrant art pieces that inject the design with colorful energy. Interior Designer Beth Walker Fenton and Design Associate Lucy Warren assist McDonald with creating this harmonious atmosphere by way of repetition in the finishes. From the beginning, McDonald knew that there would be an extravagant aquarium to design around. This beloved feature commands attention, but so does the stunning fireplace wall. McDonald gets creative with the furniture layout and places identical sofas back-to-back, creating a place to watch the relaxing aquarium and have a full living room. “We kept a linear vibe throughout the home,” says McDonald, who partners with MHK Architecture & Planning to reinvent the focal wall in the kitchen. This redesign brings in sleeker transom-style windows, allowing McDonald to broaden the linear concept with floating shelves. The two-story-high wall of windows in the stairwell engages and locks in the tropical view, while the open, modern-style staircase creates a powerful architectural impact in the home. u

Kitchen: “I felt daring taking the cabinets up to ceiling height,” expresses McDonald, “but since we went with white, we knew it would not feel overwhelming.” McDonald’s bold use of this vast, bright hue on the cabinets is uplifting and airy, drawing the eye upward to the deep stain nickel gap ceiling treatment. The dark charcoal hood pays homage to the fireplace with the same banding effect above the SapienStone slab backsplash that flows seamlessly down to the countertops.

The staircase is a stunning modern element that McDonald dresses with a dark charcoal handrail and treads and horizontal cable rails. The jellyfish-like pendant from Fine Art provides an air of whimsy. Atop the concrete-like porcelain tile is an oversized custom bench upholstered in a sleek gray Wesley Hall performance fabric. The window trim is finished in bright white against the Sherwin-Williams wall color First Star and frames the pristine water view.

“The infinity edge on the pool brings the water in even closer because you’re looking over a horizon of water at water,” delights Orgren. This view reinforces tranquility and ties in the importance of water to this design. McDonald and her team select furniture pieces that have subtle wave forms and light fixtures that embody the movement of sea life to drive home the connection to this Florida landscape. The high-contrast ceiling accents do a lot to bring in a strong coastal presence while preserving the contemporary style. u

Loft: The contrast between the pure white nickel gap ceiling and the dark wood beams of this second-floor loft adds bold formality. Behind the plush sofa is a remarkable pool table that embraces the colorway with dark wood veneer and a luscious gray felt atop pewter finish wooden legs. Hanging above the shuffleboard table is a superb piece of art that punctuates this cool, linear space with fluidic shapes, vibrant acid-orange, and iridescent hues — framed by Aldecor Custom Framing & Gallery. Loft Bathroom: McDonald employs muted hues befitting the contemporary concept, while also achieving a sense of soothing contrast in this upstairs bathroom. Bright white, large format, glass Thassos floor tiles offer the space a light and airy feeling, while the silver-gray cabinets provide just enough sophistication and contrast to complement the nearby loft. The bright white in the art is reflected in the rounded-off rectilinear mirror and pops against the Thassos quartz countertop and cool gray paint on the surrounding walls. homeanddesign.net

“We are very proud of how this home fits into its coastal setting, yet is not overt and expresses the masculine serenity we were aiming for,” delights McDonald. This design is a complex integration of elements that gives the home its distinctive character. n

Master Bedroom: McDonald creates a mellow master bedroom by orienting the furniture layout to take advantage of the view that is mimicked in the aquatic cerulean art above the bed. The contemporary glass bubble chandelier from Visual Comfort offers an organic element against the linear ceiling beams. At the end of this regal wing-back bed is a custom-made, pop-up television cabinet from Old Biscayne Designs with a swivel feature. A pair of John-Richard chaise lounges flank a cascading side table while above it hangs a multi-colored art piece. Master Bathroom: This heavily built-out vanity provides the weighted feel of masculinity, yet it is uplifted by delicate features, such as the LED light-channels beside each sink, the ripple-design pulls, and the white Thassos countertop. Beneath the lush tropical view sits this elegant MTI bathtub and platinum Rohl tub filler — together this trio creates a peaceful niche in this master bath. The bright white and charcoal hues on the Regal Square mosaic floor tile from Abbey Carpet & Floor marries the whole color scheme.

Putting Green: This lengthy waterside lot is set on a graceful curve. “From one corner to the other, along the water, we try to create events and places along the way,” says Orgren, who delights in this playful putting green that adds a layer of complexity to the rich nature scape, or on the opposite end to the boat dock, which is another way to engage this home with the Cocohatchee River and reinforce the connectivity to the water. Outdoor Living & Kitchen: Stainless-steel cabinets give this outdoor kitchen a slight modern edge, yet McDonald softens the look by using this Carrarra marble-like Dekton material on the counter and backsplash. This well-equipped outdoor kitchen features a high-end propane Alfresco grill and a Perlick Kegerator and beverage center from Ferguson Bath, Kitchen & Lighting Gallery. The outdoor living conversation space hosts four comfortable upholstered chairs in front of the fireplace, which is clad in a natural shellstone with a gray mantel. Pool: The lengthy pool offers unique ways to engage with the lush and aquatic landscape from the sun shelf to the pool. The sunken seating area is level with the infinity edge of the pool, ensuring a whimsical, immersive experience. To make this space even more comfortable, McDonald adorns it with royal blue cushions topped with navy and ivory striped pillows that tie into the varying shades of blue on the pool accent tile.

Wine Room: “The homeowner’s 240-bottle wine cellar is a little gem located just off the dining room,” says Maitland. Natural marble stone walls give it a modern and open feel. The wine bottles are suspended with wires so they appear to be floating, with specialty lighting that enhances the mood. “It is a beautiful display and functional for large gatherings,” delights Maitland. Living Room: From this angle, the arched ceiling beams are prominent. They are finished in a dark wood that rightly contrast the light neutral tone beyond them, while complementing the built-in shelving on the adjoining wall, which flank the television mounted on a shimmery curio with a “faux finish technique by our own finisher,” says Warren. “It’s layered capiz shell is very thin with a pearl oyster essence layered on top.”

Take a drive through Quail West Golf & Country Club and you will find a stunning collection of homes, where at least one will stand out. Aptly coined the Grand Cayman due to its magnificent stature, this home sits on an outstanding lot overlooking a glistening lake, exuding elegance and refinement. The design and layout of the home was a team effort between Florida Lifestyle Homes and two award-winning interior designers from Norris Furniture & Interiors — Luanza Maitland and Sydney Warren. “The Grand Cayman is the ultimate in luxury estate living,” says Kelley Reischl, a sales and marketing representative for the builder, Florida Lifestyle Homes. The interior boasts stunning wood floors, laid out in a herringbone pattern in some rooms, while marble flooring can be found in others. Impressive ceiling details and high-end furnishings and accessories are other notable features found throughout the luxurious interior. u

This chef’s kitchen boasts two islands — one provides extra seats for casual dining, and the other is a working island containing the sink and dishwasher. Adorned with stainless-steel drawer pulls, the stark white cabinets contrast the dark driftwoodfinished custom hood and bring the eye up to the ceiling beams, finished in the same dark hue. With quartzite counters and backsplash, marble-style porcelain floor tiles, and high-end stainless-steel appliances, this kitchen also features a walk-in butler’s pantry, great for meal prepping.

“This client wanted to achieve an elegant resort feel,” says Maitland. “They travel frequently and wanted the sound of water to greet them upon returning home, and they wanted to bring the outside in.” Warren adds, “The client also wanted each bedroom to have a different aesthetic so guests who stay a while can have various themes to choose from.” Maitland, who often finishes Warren’s sentences — and vice versa — says, “They really enjoy comfortable furnishings, organic surfaces, natural stone, and the warmth of wood,” all which span the 7,401-square-foot home. The Grand Cayman “includes numerous specific rooms, such as a wine cellar, spa, and lounge — all exquisite,” explains Reischl. She continues to say, “Our in-house architectural designer has created a highly functional floor plan that naturally flows and makes sense, with no wasted space.” A neutral color palette with dark wood accents makes this “home very open, inviting, and light and bright.” Notable design highlights include the his-and-her bathroom. Specifically built for ‘her’ is a spa with an infrared sauna and a steam room. “It is so luxurious, visually striking, and has an incredible design,” says Reischl. u

Master Bathroom: On her side of the bathroom is a sit-down vanity with hanging lights from Lighting First above a quartzite countertop and driftwood-like cabinets, all matching his side. The translucent onyx motif tile on the floor, from Modern Tile & Carpet, flows up the walls behind the showstopping, freestanding tub. With modern faucets from Ferguson Bath, Kitchen & Lighting Gallery, this asymmetrical soaking tub is centered beneath a trio of windows with clean-white shutters. Reischl notes that “an infrared sauna and steam room truly add to the resort-like quality of this space.”

Master Bedroom: The chic neutral color palette in this space provides warmth with unique half-circle ceiling details and crown moulding, in addition to the wood floor from Modern Tile & Carpet that leads out to the lanai through black-framed sliding glass doors. The custom padded headboard is built into the wall, and its creamy beige hue effortlessly complements the neutral color palette. Custom drapery in natural earth tones, oversized nightstands with pearly fronts, and an accent chair made of cut velvet, in addition to rectilinear marble-base lamps and a whimsical chandelier from Lighting First round off this master suite. homeanddesign.net

Lounge: The coffered ceiling in this lounge is inlaid with a neutral wood tone that echoes the hues in the furnishings and draperies, juxtaposing the warm tones in the wood floor, laid in a herringbone pattern. The white ceiling beams draw the eye back down to the square area rug resting beneath the two-tone coffee table. There is a built-in bar on one side of the room, while the adjacent wall has “a zero-corner slider that opens to the lanai,” Reischl recalls.

Guest Bedroom: “This room has more of a coastal theme, with abstract paintings of fan coral on the wall,” says Warren, “so we followed that theme with organic coral lamps.” This littoral element is mirrored in the pearlesque chandelier. Behind the four-poster bed — provided by Lexington Home Brands — and the shutter-style headboard, is a nickel-gap wood wall that, according to Warren, leads up to “the focal point in this room — the ceiling beam.”

Most of the main living spaces open onto the lanai, an expansive space designed for a cohesive indoor/outdoor experience. The lanai, in turn, leads to the integrated raised spa with curved pool, complete with a custom mosaic design spanning the fountain wall, upon which two fire bowls are perched, overlooking the aquatic view beyond. Reischl says, “The finish on the pool is unique — a blend of glass beads and natural stone aggregate that sparkles while swimming underwater.” u

Guest Bedroom: “The Ann Gish charmeuse silk bedding is soft and serene against the linear geometric wood detail on the wall,” notes Maitland, and it’s created using applied moulding, providing a classic white on white focal point in this chic space. The room is furnished with simple linens and accessories, silk pillows, and hanging Chrystorama light fixtures from Lighting First that make a bold statement in this cozy space. Guest Bath: This guest bathroom makes a statement with glass tile covering the wall in a herringbone pattern behind four column-style wall sconces, which are placed on either side of three symmetrical mirrors. Maitland says, “It was more interesting to break up the mirrors instead of looking at one large mirror.” The vanity’s floating cabinetry is simple, sleek, and fresh with “large, jewel-like cabinet hardware that measure four inches in diameter” and undercabinet lighting that creates a soft and serene glow.

Front Elevation: On either side of the paved drive are several palm trees; and fountain pools flank the walkway, leading to a 10-foot-tall iron door flanked by two exterior column lights, sourced from Lighting First. “From the moment you walk up to the home, you feel the grandeur, the fine finishes,” says Reischl. The iron door, from Andersen Windows & Door, supplied by Florida Wood Window & Door, is coated with oil-rubbed bronze, and inlaid with frosted glass windowpanes to provide a sense of connectivity once you enter the home.

Pool: The large format stone flooring from the Diana Royal Polished Marble Collection makes its way out to the pool, which “was inspired by a resort in Thailand that the client visited,” says Maitland. Reischl adds, “The design was determined by the shape of the lot, and we maximized the size of the pool to take advantage of the view overlooking one of Quail West’s small lakes.” The two white composite chairs have a five-star resort appeal, yet they are heavy and built to withstand Southwest Florida’s tropical climate. Lanai: “In Florida, it’s about outdoor living,” exclaims Reischl. With a similar setup as the great room, the conversation areas are where family and guests can gather to enjoy the fireplace, watch television, and appreciate the beauty of outdoor living. This space features large format stone flooring from the Diana Royal Polished Marble Collection and 30-inch-tall custom-made wall sconces, which make a bold statement in conjunction with the architectural two-tone effect in the ceiling details.

As recognition of the family’s love for the water, local artist Ed Koehler created the accent wall next to the fireplace in this outdoor space using pewter and hand-placing the forms to create the look of barnacles. The side tables are made of cast concrete but have hollow bases to make them easy to rearrange when the family entertains. A dark-stained cypress plank ceiling frames the view of the infinity-edge pool and the bay beyond.

When the clients of luxury homebuilder Knauf-Koenig Group came across this available Park Shore lot, they knew immediately it would be the ideal spot on which to build the perfect home for their sunset- and water-loving, active family. “The homeowner lived up the street from this lot but wanted the better northwest views of the gorgeous sunsets,” shares builder Matt Knauf of Knauf-Koenig Group. “And the pie shape of the property allowed the design of the home to have enough room for entertaining and outdoor living.” The lot selection, as well as the magic created by the design dream team of Knauf-Koenig Group, interior designers Randi Scott and Liz Brown at Calusa Bay Designs, Matthew Kragh with MHK Architecture & Planning, and landscape architect Christian Andrea of Architectural Land Design, resulted in a stunning coastal contemporary home that has already been recognized with Sand Dollar Awards for Best Kitchen and Best Outdoor Living Area in 2021 by the Collier Building Industry Association (CBIA). u

Kitchen: Rift-cut white oak on the two kitchen islands and custom hood by Ruffino Cabinetry are accentuated by creamy white Silestone Classic Calacatta countertops. Despite the space planning challenges this created, incorporating two islands was a thoughtful choice that allows the entire family to gather while one member cooks without extra mess. Palecek bar stools in a woven sea grass, with an accent stripe of moody navy blue, offer comfortable seating for morning breakfasts or evening homework. The Legno Bastone Wide Plank Flooring in European White Oak, Pizzo finish from the Dolce Vita Collection is 10.25” wide plank, premium engineered with a natural UV hardware finish for optimal durability, supplied by Naples Flooring Company. Living Room (Next Spread): Scott and Brown selected furniture with striking architectural features to reflect MHK Architecture & Planning’s bold architecture, such as these Hickory accent chairs in a watery blue Kravet fabric. The lack of a cocktail table in this space was intentional to give the clients room to frolic with their new puppies on the easyto-clean, hand-knotted Nourison rug. Instead, multiple small side tables, easy to move into place when needed for placing drinks or snacks, take the place of a larger piece.

“This family has lots of fun together,” explains Scott. In addition, the homeowners love to cook, they have college-age children who frequently come home to visit, and they enjoy playing with their rambunctious new puppies. She goes on to add, “Their likes and hobbies, plus how much time they spend in the home, all had a huge impact on our design choices.” Furniture selections and arrangement, floor covering choices, and even the wall and ceiling treatments all work together seamlessly to support and enhance this close-knit family’s lifestyle. Clean lines, natural materials, and neutral colors complement the home’s Old Florida–style architectural features, while the lush landscaping and pool design marry the interior to the site’s on-the-water location and Gulf views. u

Dining Room: A custom-built black-iron shelving unit over an accent wallcovering of Phillip Jeffries Manila Hemp grasscloth graces the open-concept dining room. The iron is repeated in the base of the Vanguard dining table, and a built-in sideboard tucked away under the shelving offers a place for hors d’oeuvres. The Anderson Windows & Doors sliders, supplied by Florida Wood Window & Door, leads to the outdoor kitchen, allowing the family and their guests easy access to outside entertainment. Media Room: A unique custom-width paneling adorns the vaulted ceiling of this second-floor media room. “The grooves between each panel are called a nickel gap,” explains Knauf, and the overall look is similar to shiplap. The wider width, though, lends a more contemporary, less farmhouse, feel. The large, modular sectional was a special client request — each section can be moved and reconfigured to allow the family to cuddle up for movie nights. “It’s the perfect hang-out spot,” says Brown.

“We specifically designed the home with large windows to take advantage of the views and let natural light flood the interior,” notes Kragh. “Conversely, we paid special attention to architectural details that would help cool the home and save on energy costs.” These details include deep overhangs around the biggest windows and shaded porches over the multiple sliding glass doors that lead to the outdoor living areas, protecting them from the sun’s rays and providing a comfortable place for year-round, night-and-day entertaining. u

Master Bathroom: The juxtaposition of rustic textures with sleek finishes allows the coastal contemporary theme to continue in the master bathroom. White oak cabinetry with a natural stain ceruse treatment is paired with white marble countertops, while a highly polished porcelain slab conceals the shower to the left of the deep soaking tub. The design team selected durable shellstone for the floor, its colors and texture reminiscent of sand — another nod to the family’s love of the beach and sunsets.

Master Bedroom: “This room is the homeowners’ peaceful retreat, and we wanted to create a restful space for them,” Scott remembers. The design team chose neutral colors with pops of blue, reminiscent of the view beyond the expansive, double sliding glass doors. Organic textural elements are carried throughout the suite, like the Palecek chandelier covered in woven cocoa beads, for presence without distracting from the peaceful feeling. The Legno Bastone Wide Plank Flooring, supplied by Naples Flooring Company, leads out to a private patio.

With its ideal location on Venetian Bay, working with the unique features of the property was key for the landscaping around the home. Andrea’s design emphasized the rear yard and pool area and capitalized on its bay views. “We accentuated the panorama with a long pool and vanishing edge, giving an endless water perspective from the house,” he relates. In the end, this group of professionals was able to deliver a successful project due to not only their openness, teamwork, and camaraderie, but also the energy of their fun-loving, inspirational clients. n

Outdoor Kitchen: Cypress cabinetry provides durability for this outdoor kitchen and the custom-built dining table, along with the range hood that is designed to match the indoor kitchen. Remote-controlled screens by Castle Services of Southwest Florida descend from concealed openings in the porch structure to provide the homeowners with what Knauf describes as “365 days of sunsets.” Porcelain tile — from Ruben Sorhegui Tile — was selected to complement the side tables with its concrete-like finish, and shellstone graces the floor. Daughter’s Bedroom: In the clients’ daughter’s bedroom, the Palecek seagrass bed was the inspiration for the space, as well as her love of sea glass and its muted blue and green tones. “The combination of woven textures in the bed and chandelier with the linen bedding and accent pillows give her the boho coastal feel she wanted,” Brown relates. The wool rug with an ombre gradation brings in the water views from her private balcony.

Rear Elevation: The waters of the bay beyond the property are reflected in the Lunada Bay tile decorating the hidden edge of the infinity pool in this view from the lushly landscaped yard. “The grade of the property from the pool deck to the seawall was more than we are used to seeing,” says Andrea. “This allowed us to utilize the vanishing-edge pool and terraced planters to transition from the deck to the dock.” Front Elevation: The deep overhangs supported by dramatic brackets framing the windows are not only decorative but functional to provide shade and cooling for the home. The open trusses above the front door let breezes flow through, removing hotter air and offering a cool, sheltered spot for visitors to enter the home. Front Elevation: The inspiration for the motor court came from the homeowner’s desire for a clean-look approach to the home. “The four garages are a surprise until you drive through the porte-cochère that gives this exterior an old-world, estatestyle sense about it,” explains Residential Designer Richard Guzman. The White-Charcoal Euro Cobble is reminiscent of old-time cobblestone. The straightforward style of the exterior Andersen Windows supplied by Florida Wood Window & Door allow the decorative aluminum shutters to be a focal point, alluding to the intriguing interior.

“It’s not just a piece of real estate to me,” shares Alexis Limb, owner and principal designer of Alexis Marie Interiors. “We create homes for families and friends to create memories within.” Limb connects with each client on a personal level, taking all her projects to heart, much like she did with these repeat clients in Quail West. Limb’s captivating design is expertly seen through by Jennifer McGarvey Burch, director of residential construction, and project manager Ben McGarvey with McGarvey Custom Homes. A true testament to McGarvey Custom Homes’ build quality is a homeowner who has lived in a home he has created and wants to build another. “The aspiration for this house was to have higher ceilings, but not steep, overwhelming roof pitches,” McGarvey explains. This motor court style, largely open-concept plan is credited to Residential Designer Richard Guzman of R.G. Designs. Clean roof lines and white stucco juxtaposed by dark stained brackets and cobalt blue shutters characterize this coastal modern style. “Even though this interior is more colorful, it still reads modern, while the warm wood ceilings instill the home with an inviting coastal presence,” shares Guzman. u

Foyer: This airy foyer is one made just for her. Limb dresses up this feminine space with a mirror-framed mirror and a frosted glass Crystorama chandelier from Wilson Lighting. The light gray Vanguard chairs accented with a white welt are topped with blue-green pillows that draw the eye to the three-dimensional Phillip Jeffries wall art. Attention is then drawn up to the three-tier ceiling, where lighter shades of blue, green, and white can be seen. Great Room: Southlinks Custom Cabinetry division of McGarvey Custom Homes uses Limb’s inspiration and creates the white built-in that pops against the custom-stained white oak wallcovering — an element that is mimicked in the ceiling. The oversized Burton James sofas from International Design Source are upholstered in a heavily textured performance fabric and sit atop the cobalt blue Fabrica carpet from Abbey Carpet & Floor. Limb selects blue and white custom pillows with coral accents to emulate the Bahamas appeal. This home balances relaxation and clean lines with organic-form accessories and a modern entry door that add interest in this inviting space. homeanddesign.net

The foyer niche provides an intimate receiving space for guests and a picturesque Florida view out to the pool and manicured fairway. With an emphasis on comfort and entertainment, the great room is the heart of the home. Light streams in from multiple windows on the front and rear of the home, illuminating this gathering space. u

Dining Room: Without the need for a formal dining room, the team designs a nook with built-in bar from Kitchens by Clay. Subtle metallic accents add elegance to this cozy space. Comfortable whitewashed chairs with chambray and white cushions are a delightful contrast to the rustic Bernhardt dining table with a metal inlay. “The champagne hue on the chandelier gives off a warm lived-in feel that complements the other metallic finishes around the home,” delights Limb, describing the stunning light fixture from Currey & Company. Marrying all the metallic finishes, Limb brings in a Kravet fabric with cream and champagne-tone threading for the draperies. Kitchen: The rich stain on the kitchen islands from Kitchens by Clay leans into the darker tones, contrasting the European white oak flooring. From deep cobalt to aquamarine, this herringbone backsplash from Design Works boasts varying shades of blue that rival the ocean depths. These oversized pendants from Fiess are finished in polished nickel with clear glass that help to fill the voluminous space that opens up to the great room. The woven seagrass back on the Palecek counter stools are donned with a dark strip and a peek-a-boo back that displays the denim color seat cushion.

Master Bedroom: The view to the outside is as calming as this master bedroom. This Jessica Charles chaise rests beside the sculptedplaster floor lamp and the mother-of-pearl finish top with hammered metal base tables, both from Regina Andrew. The patterned draperies complement the peaceful Rainwash wall and ceiling color by Sherwin-Williams, while the Hudson Valley pendants with tubular glass rods pair brilliantly with the lucite and polished chrome drapery rod. The Vanguard bed and nightstands give this room a grand feel, and with the supple bedding, the cozy retreat is complete. Master Bathroom: Surrounding this asymmetrical jacuzzi soaking tub from Ferguson, Bath, Kitchen & Lighting Gallery is a shimmering agate wall tile wainscot from Lunada Bay that pairs effortlessly with the serene blue, green, and cream tones of the wallcovering, reminiscent of calming ocean waves. Not only does the faux Roman shade share a stunning jade hue with the Ro Sham Beaux rope and bead chandelier, but it also conceals the Hunter Douglas privacy shade. homeanddesign.net

“The main objective for this design was for it to be coastal, comfortable, and inviting, but sophisticated and elegant at the same time,” delights Limb. Navy, white, and cream inspire the colorway; however, Limb adds pops of aqua, celadon blue, orange, and pink coral to evoke a Bahamas-vacation vibe. Gleeful wallcoverings enliven the home and are a direct result of Limb’s personal-touch approach. “Alexis did a fantastic job creating what the homeowner was looking for. You can tell the homeowner is fond of color and loves bright wallpapers,” shares McGarvey Burch. This love of color is seen in the radiant tangerine wallcovering with a coral motif in the laundry room; it elevates the space, while the charming swimmers-in-motion wallpaper in the pool bath — just off the lanai — gives off an almost retro vibe that’s fancy free. Other wallcoverings seen throughout this bright and airy abode imbue a serene feeling fit for a high-end spa retreat — but altogether create this rich and complex design. n

Guest Bedroom: “The navy and white color scheme inspired us to create this casual Hamptons-getaway-style guest bedroom,” explains Limb, who fits this luxurious space with a distressed-look wooden bed from Bassett Furniture, dressing it in stylish and cozy bedding from Serena & Lily. The wavy patterned Karastan carpet from Hadinger Flooring, the woven rope table lamp, and the cream and khaki drapery all reinforce the nautical theme. Study: The design team grants a request for his office. Limb brings a sketch and a desk drawer to McGarvey Custom Homes’ in-house cabinetry workshop — SouthLinks Custom Cabinetry — and there McGarvey matches the finishes effortlessly to create these custom shelves. The gray driftwood color of the shelves, the neutral drapery, and the collection of natural-form coastal accents delightfully stand out against the contrasting Naval wall color by SherwinWilliams. When a designer listens with purpose and intent, the result isn’t just a piece of real estate. Limb shares, “The biggest takeaway was that these clients trusted us to come back a second time — each room and each space we took personally to make it their dream home.”

Outdoor Living: A small bed of flowering plants is situated beside the pool, and a lush privacy wall stands tall behind it. The pool tile is a combination of the same blues and greens seen throughout the home, yet Limb interjects a bright cobalt hue that directly correlates to the aluminum that conceal the motorized roll shutters from Castle Services of Southwest Florida. The seethrough fireplace is an element that can be visually interesting from multiple perspectives, especially from the outdoor living space, where Limb incorporates wicker seating with beige upholstery from Restoration Hardware. Outdoor Kitchen: “We had a few challenging inspiration ideas for the outdoor kitchen hood, but found the perfect solution in the field as a team,” shares McGarvey, who mirrors the dark stain tongue-and-groove ceiling on the shutter-door-like hood. Wolf and Sub-Zero appliances make this a high-end outdoor kitchen. Limb selects a leathered, blue-green backdrop behind the weather-ready outdoor cabinets and contrasting dark granite countertops. The bar is clad in the same natural shellstone tile as the flooring for a clean, streamlined look.

Wilfredo Emanuel of Wilfredo Emanuel Designs in Naples likes to tell a story through interior design. For this furnished custom estate, Emanuel attracts attention by layering the story with an underlying theme that captures a sense of place and throwing in a few plot twists — unexpected playful elements like a blue faucet, metallic pendants with shimmering gold fringes, and a rug fashioned from strips of cowhide. This tale unfolds in Pine Ridge Estates, a sought-after Naples neighborhood revered for its central location and wide-open homesites — most an acre and larger. Built by STOCK Custom Homes and conveying a coastal contemporary countenance by Residential Designer Richard Guzman of R.G. Designs, many narratives unfold throughout its 4,672 square feet — family vacations in the Florida sunshine, holiday gatherings, entertaining on a grand scale, relaxing poolside. u

Flooring inlays, dropped ceilings, the curve of a custom Kravet sofa, and wood backs of Bernhardt swivel chairs echo the shapes around them. In the foyer floor, gold Carrera marble inlays match the ceiling above, where a trio of Hubbardton Forge chandeliers provide ambient illumination. Emanuel selected the wine room’s dark window frames to give the room presence in the wide-open great room. It’s cloaked in humidity-resistant grasscloth from York’s Grasscloth Resource Library collection. Navy blue pillows, accessories, and artwork round off the home’s coastal ambiance. 260

Study: The dark gray tones in this study, seen in the Upstream wallcovering and Mirage on the ceiling — both from York’s Urban Oasis collection — combined with leather accents and a cowhide rug give the space a decidedly masculine look, according to Emanuel. Large artwork makes a statement behind an understated desk, while dark curtains frame an expansive window overlooking the pool. “People are using their home offices more today, and they don’t want to be in a closed room,” he says. “They can sit here, work on their laptop, and enjoy the outdoor views.” Outdoor Living (Previous Spread): Driftwood-toned furniture, a palette of navy blue and white, a cabana lounger, and chairs with caned backs and marine-grade cords mimic the atmosphere of a seaside resort. “Everyone comes to Naples for the beautiful weather and to enjoy the outdoors,” explains Wilfredo Emanuel of Wilfredo Emanuel Designs. “The idea is to open the home and create outdoor living from inside.” The dropped ceiling above the various alfresco destinations tie into adjoining indoor spaces to enhance the indoor-outdoor flow.

“It’s a good home for entertaining,” says Matt Sellick, president of STOCK Custom Homes. “The large lots in Pine Ridge Estates give us the opportunity to do a lot of things. This is a sprawling home that flows from inside to out, has a big yard, a large covered outdoor area with a fireplace and television, and a custom pool.” u

Kitchen: Interior designer Wilfredo Emanuel creates a clean-lined look by making the kitchen’s flat-paneled zebrawood cabinetry flush with the walls. The grain of the wood adds visual interest and warmth, complemented by white cabinetry on each side of the Wolf stove’s custom hood and quartzite countertops. Instead of traditional pendants above the island, Emanuel uses branch-like Hinkley Lighting fixtures with a black finish. The island sink’s blue faucet and upholstered chairs lend a nod to the home’s coastal vibe. Dining Room: Art in the dining area picks up the blue hues from the kitchen and enhances the coastal theme. Sixteen 20-by-20-inch abstracts represent “splashes of water and sea,” says Emanuel, who created a gallery wall above a mirrored buffet and centered the glass-top Bernhardt table and Vanguard chairs under a graffiti pendant with a dark smoke finish. The Renaissance European white oak wood flooring is used throughout the home.

Den: Sellick says the flexibility of a bonus room appeals to buyers who can repurpose it as a second office with a view. Zerocorner pocketing doors open to the pool and outdoor areas. There’s also a full-service bar in the hallway with agate and mirrored backsplashes. “People in Naples are into entertaining. This room is perfect for that,” comments Emanuel. He amped up the coastal vibe with tones of navy blue, linen draperies, woven banana fiber chairs with a Bohemian aesthetic, and a patterned area rug similar to one anchoring the nearby outdoor sitting area. Kitchen Vignette: Emanuel repeats zebrawood and white cabinetry in the adjoining mudroom and hidden-from-view catering kitchen “to continue the view from the kitchen.” Gray-toned lustrous grasscloth from York Wallcoverings’ Dazzling Dimensions collection — also used in tall, narrow niches in the kitchen — and contemporary artwork from Rosenbaum Art add texture and visual interest, says the designer, who sourced furniture and finishes from International Design Source in Naples.

Master Bedroom: Emanuel’s penchant for architectural ceilings and glitzy finishes are showcased in the master bedroom. “A master bedroom should be romantic,” he says. Wallpaper resembling wood accents the bed wall and continues on the ceiling to create a canopy above the upholstered Caracole bed. White mouldings frame the headboard, providing soft lighting while enhancing the room’s ethereal sensation, underscored with silver, white, gold, and metal finishes. Master Bath: “I’m very big on lighting,” notes Emanuel, who loves painting with under-cabinet lighting and fun fixtures from Ferguson Bath, Kitchen & Lighting Gallery and Wilson Lighting, like the black matte chandeliers with gold fringe-like chains. “I like to create drama and a focal point in the master bathroom.” Here, he warms the room’s white Carrera marble surfaces and icicle quartzite countertops with tile inlays resembling oak planks behind and underneath the rectangular tub. The wood, he explains, “is exactly the same color used in the rest of the house. It creates a sequence from room to room.”

They don’t want to live in a museum they can’t touch or feel.” The story is rich in detail, with shades of navy blue and white, and sculptural ceilings — the latter an Emanuel signature. The open-concept floor plan centers around the great room with its statement-making wine room, contemporary styled kitchen, and a catering kitchen tucked out of view. A bonus room, shown as a lounge area with a television, has pocketing doors opening to the lanai and a full bar in the hallway, which is also convenient to the three guest rooms. Fringed by palm trees and tropical foliage, the covered lanai and outdoor spaces offer multiple destinations, including an inviting cabana lounger with billowing curtains that just beckons for a post-swim catnap or a good book. Instead of hiding the outdoor kitchen in a corner, Guzman floats it “to give a bar and grill feel.” u

Guest Bedroom: The woven headboard, with matching footboard set within a tarnished nickel frame, flows seamlessly into the seagrass wallcovering. These elements introduce natural driftwood tones to this neutral guest room. Splashes of blue in the pillows and rug add to the by-the-sea ambiance seen throughout the rest of the home. Emanuel repeats the dropped block accents in the ceiling tray above this black-framed canopy bed with contrasting, light colored bedding. Powder Room: In the powder room, a seaside color palette is expressed in the wavelike ripples of Candice Olson’s Still Waters pattern for York’s Tranquility collection and a two-toned vanity atop the sand-like drifts of glossy beige marble tile flooring. “The powder room should make a bold statement,” explains Emanuel. A gold chandelier with onyx ornaments adds a touch of glamour, while a trio of white block cabinets above the commode provide additional storage.

Both the floorplan and the homesite offer flexibility. “Pine Ridge is a very desirable location with room to move,” notes Guzman. “Generous setbacks appeal to someone who wants to expand the garage or add a guest house in the future.” Like the best-told stories, this estate sparks the imagination, creating a cliffhanger of sorts from the opening chapter to the final page — a place where many new stories will be written over time. n

Rooted in tradition, watered by whimsical influences. Subtle touches of glamour and femininity give this classic style home in the upscale Talis Park neighborhood in Naples, Florida a harmonious feel between the conventional and the unexpected. This 3,609-square-foot home is grounded by the homeowner’s traditional tastes. The square columns, flat-tile roof, and steep pitches showcase the strong elements outside, while timeless colors of navy and white establish the classic feel inside the home. Embedded in the traditional elements are delicate details — pops of aqua, coral, and other shades of pink. “It speaks to tradition; whether it’s lighting or armchairs, there are fun touches throughout which keep it light and fun,” dishes Julie Roy of Freestyle Interiors. The delicate details are subtle — like a treasure hunt for your visual senses. u

Entry: “The foyer is where you make your first impression,” Roy points out. “That, to me, had to be traditional but with some color and feminine detail.” Softness emanates from the custom-made console’s flowing lines and faceted crystal lamp, while the fluted outer edge of the mirror provides a touch of shimmering charm. Traditional styles emerge from the simple details on the wall paneling and the warmth of the natural white oak wood flooring. Dining: The dining area is specifically set up to be informal. The use of woven chairs at either end of the table are an unexpected detail while still fitting in with the traditional lines of the table. The chairs have saber-legs — a detail found in other pieces around the house, specifically dressers. “The sculptural lines of the polished nickel chandelier bring femininity to the room and ties into the lines on the table,” says Roy.

Living Room: When designing the living room, “you have to think about how the client is going to use the space,” explains Roy. “Everything in this room is very symmetrical. It’s very clean.” The sofas facing each other give credence to inclusivity. Two classic navy chairs speak to tradition, while the pops of coral in the throw pillows, the whimsical artwork, and the dramatic polished nickel chandelier from Currey & Company work cohesively to give the room a graceful impact.

Dan Sater, President of Sater Design Collection, worked on the project from conception to completion. The owner chose him after admiring his work on her brother’s home in the same neighborhood. “A house sets the tone for you,” Sater explains. The goal for this house was a casual sense of home. That unexpected, delightful tone begins outside. The walled-in stucco portico, flanked by a guest suite and the study, gives the feel of a welcoming hug. Inside, the rooms are carefully planned so that they flow into one another. “It’s a sequence of experiences for guests when they enter this house,” points out Sater. The flow and design of each room creates a medley of privacy and inviting whimsy. u

Study: The light-colored, custom-made desk and blue window panels in the study aim to break up the darkness of the bookshelves. Hints about the owner’s passions are sprinkled around the room. The bicycle on the shelf lends a nod to her love of cycling; the travel books pay homage to her zest for exploration. Other pieces, like the coral, incorporate elements of Florida and give the room dimension and texture.

The home opens to an expansive white kitchen with different shades of blue accents, with a heavy-looking scroll backsplash serving as the centerpiece. “The backsplash is not a typical tile for Florida,” admits Roy, “but, with everything else being so clean and white around it, it brings in touches of traditional.” The lack of barriers between the kitchen, dining area, and into the outdoor kitchen and pool emphasizes inclusion; but once the owner and guests retreat to their rooms, privacy reigns. The oversized chair in the master sitting area overlooks the pool and golf course. The luxurious bathroom hosts a freestanding bathtub, walk-in shower, and a decadent natural stone floor that Sater describes as “creating kind of a getaway resort, yet there is a casual sense about the home.” The same haven-like amenities await visitors in the two guest rooms, each boasting its own en suite bathroom and situated for impeccable views. This Florida escape is a subtle foray into harmonizing classic lines and delicate curves. According to Roy, “the overall style of the home — with the ceilings and the detail — keep it very traditional, but with a nod to Florida and a little bit of glamour.” n

Master Bedroom: The master bedroom design revolves around the classic navy window panel fabric. “She fell in love with the color,” explains Roy. “We carried that consistency of navy touches throughout to ground everything and give it a classic look.” The muted cyan hue on the walls, the coral adornment on the nightstand, and the artwork pull the room together to emote a sense of refinement against the bold, traditional colors found elsewhere in this bright space.

Master Bathroom (Above): “When you try to find out who a person is, you start with the lighting,” says Roy. The chandelier above the free-standing tub is from Currey & Company, and the crystals that embellish it give off a decadent and glitzy sparkle. The various lighting features throughout the house gives each room personality that otherwise wouldn’t be expected in a traditional home. Master Bathroom (Left): The driving factor of the master bathroom is the marble mosaic tilework on the floor of the walk-in shower. Compare that with the soft natural stone wall with subtle veining, and this room achieves the goal of traditional and feminine. Achieving serenity outside is partly due to the exquisite lot selection. With the Talis Park Golf Club fairway as the backyard, the airy openness of the pool, outdoor kitchen, and living area creates a serene setting. Front Elevation: A guest’s experience with the house begins with the exterior. The client loved the look of her brother’s Mediterranean-style home, but wanted hers to be softer, with a French essence, but also contemporary. Clean lines on the columns, roof, door, and outdoor lighting match the sleek, traditional lines seen inside the home. The pavers, supplied by Allied Paver Systems, complement the cast stone in the square columns, which anchor the walled-in portico.

Koastal Design Group transformed this Moorings home for a couple relocating from the west coast. “Understanding the lifestyle of Southwest Florida and how that translates into a home’s interior is how we have built our success,” states Owner and Principal Interior Designer Kira Krümm. L DESIGN STUDIO Our clients are young and were looking for that wow factor. The renovation was a collaborative and innovative project amongst a very creative group. It may look simple; yet the whole team paid close attention to every detail, including every intersection of materials. The interior design styles featured throughout this incredible home are modern, open concepts with pops of color, layers of textures and patterns, and metal elements. An open floor plan creates a larger, more comfortable and open atmosphere, so we pushed and pulled walls to create an open and functional home. We took a modern, clean-line approach that is evident throughout all design aspects of the home — from the custom headboard wall in the master bedroom to the thick mitered countertops, and the oversized cabinet door hardware to the clean lines of the furniture. Modern homes typically use neutral tones as a base to create a simple and clean palette, but we incorporated bold, bright, and fresh colors to create pops of dramatic style — seen in the abstract art in the living room by Anna Kincaide and the Splash wallpaper in the she-cave by Phillip Jefferies. The feature television wall, guest bathroom vanity wall tile, wallpaper on the ceiling in the master closet, and natural elements in some of the lighting fixtures are just a few examples of how a variety of textures and patterns can be the key to giving each space unique interest. Mixing and matching multiple metals adds a level of sophistication to the textural elements while supporting the modern design aesthetic. Metals are showcased in our black-framed windows, shower glass door enclosures, lighting fixtures, cabinet hardware, custom kitchen hood, and in the accents on the furniture, as well as in some of the wallpaper selections. u

FLORIDA DESIGNER CABINETRY The kitchen cabinetry in this whole-home remodel is an absolute matte white finish with aluminum channels supplied by Miralis and the countertops are in Pompeii quartz Icicles with a brushed stainless steel bar top, trimmed out by LED strip toekick lighting. The appliances are Wolf and Sub-Zero, and a Dornbracht faucet was used for the sink. The master bath floating cabinets are in absolute matte white finish by Miralis. The countertop and shower walls are Calcite by UMI. Luna shower system by Graff, solid stainless steel Infinity Drain, floating mirror with LED lights.
