EDITOR’S LETTER I have admired Home & Design since I began my career in the design industry five years ago, and as I sit down to write my first letter as editor, my heart is filled with gratitude. I am most excited to continue Home & Design’s powerful legacy and strengthen relationships with the all the talented individuals our team proudly calls clients, and more often than not, friends. As a native Southwest Floridian, I have a true appreciation for those who have made our (once small) community into what it is today. The homes we are featuring in this issue are a true representation of how talented our local design professionals are. With most of the projects spanning multiple years, from condo renovations to new construction, the attention to detail and quality craftsmanship is incomparable and undoubtably cutting-edge. As we move into our season and the holidays, I look forward to collaborating with you to further propel our industry, seeking wisdom from the seasoned and fresh perspectives from the newcomers, and watching the conversations that we have inevitably unfold. DYNAMIC REVIVAL

Above: An expansive paver drive installed by Allied Paver Systems surrounds a landscape feature designed by Outside Productions International in the center, and leads to the mahogany French door entry. That same warm wood also fronts the garage doors and offers a splash of color in the otherwise unadorned White Wooden Marble exterior. Bronze aluminum railings on the second story border the terrace and Boral Saxony cement tiles in Weathered Ash top this elegant home. Right: Separate spaces were designed to enjoy many experiences in this multi-leveled pool and entertainment area set on the bay. The infinity pool shines with Lunada Bay Agate Moyou Portofino Pearl tiles. Triple Ledge Loungers, hollow chaises that fill with water to weigh them down, are found resting on the pool’s sun shelf. JANUS et Cie lounge chairs surround the gas-fed Grand Effects fire pit set atop the shell stone deck. JANUS et Cie stools also provide seating at the counter of the custom outdoor kitchen, which features a Perlick refrigerator, and an Alfresco grill and pizza oven from Ferguson Bath, Kitchen & Lighting Gallery. A covered outdoor dining area has a Bellagio table by Minotti with seating for ten.

This award-winning renovation in Royal Harbor rose like a phoenix from what the architect called “good bones” to become a contemporary waterfront masterpiece. The overall renovation entailed repositioning the pool, moving a boat dock, and creating balance between areas designed for specific activities. To ensure a transformation of this magnitude was properly executed, builder Matt Knauf, co-founder and CEO of KnaufKoenig Group was brought on board. “Since it was such an extensive renovation, I got to try some new things not found in a typical Naples home build,” says Knauf, who learned his trade not by laying out spreadsheets, but by spending years swinging his hammer as a master carpenter. “I’m a boots-on-the-ground type of builder,” Knauf continues, “I am on-site every day and value a face-to-face connection with my clients. I am available to listen and discuss the project with them, and working with this homeowner was a delight.” The home, built on the skeleton of an existing building, underwent such a dramatic change that architect Fernando Zabala says, “It doesn’t look like the same structure.” Aiming to make a bold architectural statement while maintaining an approachable presence in this friendly boating community, the team hit the mark spectacularly: The four bedroom, four full- and two half-baths home with 5,098-square-feet under air, won Sand Dollar Awards for Best Overall Renovation and Best Outdoor Space. u

Above: The architect worked with the owner’s lighting designer to create beautiful interior lightscapes, like this illuminated ceiling above a Planum leather sectional and cocktail table from Clive Daniel Home. Above the Constantini Grand Palais glass and lacquer dining table is a cascading chandelier handmade by Israeli glass artist Shimon Peleg. Quilted high back chairs in Cattelan Arcadia Couture leather coordinate with the Absolute quilted leather and black glass console that sits beneath the television across the room.

Stunning views—looking onto Naples Bay and the prestigious Port Royal neighborhood—are seen throughout the house. Outdoor living was very important to the homeowners, who hail from the often cold climates of Chicago. They entertain regularly, and the multi-tiered outdoor living area was an integral part of making this indoor-outdoor experience a reality. “The architecture for this home was clean and contemporary, with a strong synergy between the interior and exterior spaces,” says interior designer

Left: A pair of RC sofas upholstered in Pecos linen surrounds an Interlude Home acrylic coffee table from Clive Daniel Home and sit atop a silk rug in the two-story great room. On the wall, spanning both stories, the Zeno Mirror by Christopher Guy features hand-carved geometric mirror panes situated to reflect light from all corners of the house. In the foyer, you get a glimpse of the many textured wall coverings—specified by Clive Daniel Home—found in niches and alcoves throughout the residence.

Tara Gruber, who focused her design around the details that enhanced the architectural elements of the home. “There are no rules in design,” Gruber continues. “The house is the blank canvas and the designer and clients create the masterpiece.” u

Right: This sleek and minimalist kitchen hosts slate gray custom cabinetry by Poliform, which conceal the Gaggenau/Miele appliances by Ferguson Bath, Kitchen & Lighting Gallery. The island and lower cabinets’ walnut facing interjects a note of warmth. The TopZero stainless steel sink is surrounded by a countertop and backsplash created from Perla Venata quartzite. A quartet of Constantini leather and polished stainless steel “Concept” counter stools from Clive Daniel Home provide seating for guests. Below: The climate-controlled wine storage room allows hundreds of bottles to be chilled inside, while outside racks were built to showcase vintages best kept at room temperature. Beneath the racks is a customized Sydney bar cabinet by Dorya, designed to fit perfectly under the wine racks. A stainless steel base supports the gray matte wood cabinet, which features leather doors with steel knobs.

Interior designer Sherree Woods of Clive Daniel Home agrees, and began by following the homeowner’s lead when she stepped in to finalize the design and furnishings for the home’s main level. “It was a beautiful project,” gushes Woods, “and the homeowners were lovely to work with.” According to Woods, they knew exactly what they wanted to achieve and made decisions quickly and without hesitation. “The home came together beautifully,” continues Woods, “and although it leans contemporary, we made sure it had a certain touch of elegance.” u

Right: The architect did away with visual boundaries to allow a true indooroutdoor feel in this master bedroom. A track in the soffit allows for doors to be stacked, unseen, to one side. The stained cypress ceiling and changeover from European oak plank flooring to tile creates a transition between the room and its terrace that has sweeping views of Naples Bay. A walnut clad wall backs the sitting area with Minotti Blake-Soft swivel chairs and ottomans. The custom maple bed cleverly hides a television in its footboard and sports custom bedding from Eastern Accents. Pillows of silk and cotton echo the water ripple pattern found in the duvet from Kravet Couture Fabrics, and Curated Kravet Sastre Desert hand-knotted rug. On the terrace, Marcello Club swivel gliders by Ebel in a Sienna Chestnut finish allow for perfect sunset viewing. Below: The spa-like master bath resonates with quiet elegance. The flooring, shower, and walls are created out of creamy marble. The freestanding tub is Evanescence by BainUltra. The floating cabinets are under-lit and mimic the glow from the room’s glass pendants by Bocci. Fixtures are by Dornbracht, Axor Massaud, and GROHE from Ferguson Bath, Kitchen & Lighting Gallery.

The homeowners trusted landscape architect Pat Trefz of Outside Productions International to bring their vision—having many different outside “rooms”—to life. “The clients wanted many places for friends and family to gather, including a barbecue area, a fire pit, a bar and an outdoor living room,” says Trefz. “I created a gorgeous pool, and I chose artificial turf to soften the hardscape of the outdoor area, creating a nice balance between hard and soft decking while reducing maintenance.” “There were a few challenges, like where we designed terraces to accommodate the elevation changes, but I enjoy a challenge. We never used more than three steps so no railing would interfere with the view,” explains Trefz. n

“The Home & Design Magazine 2019 Signature Home™, located in the quaint neighborhood of The Moorings, thoughtfully melds tradition and trends through innovative architecture and interior design elements,” says Jennifer Evans, president and publisher of Home & Design. With the help of Emilio Sadez, president of International Design Source (IDS), Home & Design brought together a masterful team of local and national design professionals, including Naples interior designer Carleen Young of Ashmore Design and renowned designer Barclay Butera, to produce a glamorous coastal-chic design. The highly anticipated annual project is the result of many months planning, dedication, and expertise from Southwest Florida’s best-ofthe-best in building and home furnishings. “We noticed a gradual shift from primarily contemporary to more traditional design elements over the past few years,” says Sadez. “Inevitably, the 2019 Signature Home™ perfectly defines traditional design for the Southwest Florida market.” “When I first drove up to the house it was a jaw-dropping experience—what a stunner!” says Butera. “I love the way Carleen took inspiration from my signature style, and then put her personal twist on it, incorporating my collections from Lexington Home Brands and other licensees. It was incredibly chic. I am so honored to be part of this prestigious project.” Andrea Douglas, ASLA, landscape architect with Outside Productions International, collaborated closely with Carleen Young to enhance the coastal chic feel of the home. The plant material Douglas selected is tropical, but with a manicured and simple look to compliment the architecture. The pool design at the back of the home is contemporary with areas of interest from every window, inviting the homeowners to enjoy the outdoor living area. “As always, our goal is to create connectivity between indoor and outdoor living,” says Douglas. u

Right: A custom metal front door flanked by two statuesque palms invites guests into the 2019 Signature Home™ located just minutes from the Gulf of Mexico and downtown Naples. Landscape architect Andrea Douglas of Outside Productions International created a circular drive of pavers providing easy access to the split garages and ample parking for this family-friendly retreat. Due to the home’s close proximity to the beach, Ashmore Design selected a durable aluminum standing-seam roof.

Furnishings from the Barclay Butera Newport collection with Lexington Home Brands illustrate a twist on traditional design. Drawing inspiration from the relaxed yet sophisticated lifestyle of the coast, the furnishings fit perfectly into the 2019 Signature Home’s™ transitional-coastal meets fashion-forward farmhouse design. Young recalls first catching a glimpse of Butera’s introductory collections with Lexington Home Brands while working from one of International Design Source’s eight full-service to-the-trade showrooms. “I was talking with Emilio Sadez about new trends in the interior design market,” explains Young, “He showed me a preview of what Lexington was launching with Barclay Butera, and I knew it would be a perfect fit for our market!” u

“The creative team at Lexington, the incredible talent of Barclay, and the optimism and energy of Carleen was fun to watch,” adds Sadez. “IDS was in charge of ‘keeping the ball rolling’ in terms of logistics.” A mindful mix of materials and finishes sets the project apart from other homes in its location, just minutes from downtown, the beach, and Old Naples. White cabinets and warm woods complemented by blue, black, and honey-bronze finishes invite you into the heart of the home. “The home’s space planning makes all areas very accessible, with no waste of space,” explains Ashmore Design founder Rod Ashmore. “There are minimal hallways, and we focused on maximizing the entertaining areas. The great room’s corner sliding glass doors seamlessly extend the interior to a very large and functional outdoor living space. The home showcases an abundance of natural light, yet is designed to be energy efficient, and is built above Florida code standards.” Brilliant white walls and open spaces in the home are the hallmarks of the architectural design. An open catwalk allows for a bird’s-eye view of the design elements on the first floor: the study’s Antique Egyptian barn doors, the outdoor dining table made of wood elements salvaged from the iconic fig tree at the Edison and Ford Winter Estates, and white oak flooring. As intended, and just as Barclay Butera experienced himself, the home’s glamorous coastal-chic design spoke to its new owners the moment they walked through the front door. Ashmore gushes, “The homeowners stood in shock right in the foyer and said, ‘It’s like they knew me!’ ” n

ART & IMAGINATION 98

homeanddesign.net

A

American pop art icon Keith Haring said, “Art…should be something that liberates the soul, provokes the imagination and encourages people to go further.” The collaboration between interior designer Carrie Brigham and her client, who together reimagined a three bedroom, three-and-a-half bath condominium home in Naples, did just that. Like a flint striking a spark resulting in a flame, the pair’s work together created a beautiful and boisterous blaze and burned down any notions of conventional design in the process. The owner may be (understatedly) described as an avid art collector and the jumping off place for the entire project was to ensure there were plenty of places to exhibit the pieces she has collected. “The art came first in every decision,” says Brigham, Creative Director and Interior Designer for Carrie Brigham Design. “She let me experiment with patterns and colors and, in the end, it all pulled together to create the feel of an art gallery. The client pushed me creatively and was so adventurous, working with her was an absolute delight.” u

Embroidered silk draperies by Cowtan & Tout introduce another geometric pattern. The room’s drama is heightened with ceiling murals by Pierre Frey displayed in a mirror-effect on the diagonal.

The homeowner was looking for a designer with a unique and bold perspective and chose Brigham from a close family member’s referral. Besides having 11 years of experience as a designer in Southwest Florida, Brigham is something of an artist herself. “I love putting pen to paper,” she says in regards to sketching out her design ideas. Brigham traveled to the owner’s other property, a penthouse in Cincinnati, to get an idea of her style and to suggest pieces that could be transported for use in the

“The space had the heavy mouldings, ornate ceilings, and compartmentalized rooms that were fashionable at the time the condo was built,” says Jerry Maxson of Legacy Homes. “But the owner needed the space simplified and stripped of ornamentation to showcase her art. We have been specializing in high-end renovations in Naples since 1999. We were easily able to accommodate her wishes with our in-house team of craftsmen and artisans. As a result of having our own team, we didn’t have the usual parade of subcontractors traipsing in and out, disrupting the homeowners on the floors above and below in this three-story building. We worked cohesively, coherently, and on-schedule to create the elegant transitional space the project required.” Once the architectural changes were completed and the walls painted in a warm white to serve as a non-distracting background, it was off to the races for Brigham and her client. “No idea was too wild to discuss, no suggestion too over the top,” says Brigham of the kaleidoscope of colors, fabrics, and textures that soon overtook the space. “The homeowner had complete trust in my design vision and the whole thing was inspirational.” n

CREATIVE CONNECTION

120

homeanddesign.net

C

Creating a connection between the rooms of this seven-bedroom, seven full and three-half bath home in the Estates of Marco Island was the main goal of the design of Architect Steven Jallad, Director of Residential Design for MHK Architecture and Planning. At 11,500 total square feet (7,600 of it under air) Jallad had plenty of room to work with, but he wanted to design spaces where no one in this large, loving family was ever out of sight from anyone else and where there were plenty of places to mingle. “The family had driven through the neighborhoods in Naples and picked out designs that they liked,” says Jallad. “Many homes they chose were designed by MHK. At the initial meetings, the builder—with whom we had worked before—suggested our firm as the architect.” u

Left: With 11,500 square feet, Steven Jallad of MHK Architecture and Planning made sure the home had plenty of room for creative touches, like simplified corbels, an iron Coastal-X balcony, Hardie board, a stucco front, a silver metal roof, and even a pop of teal on the shutters. The circular driveway by Allied Paver Systems features a tropically-landscaped center island. Below: Behind the home’s black and glass panel doors is a welcoming foyer with a blown glass pendant in shades of teal from Wilson Lighting. What the family asked for was the gleaming white, coastal cottage design for which MHK is famous. “But the classic cottage style that is all siding was a little too busy for them so we introduced tall stucco columns at the entry and smooth stucco on some of the forms with Tabby at the base to make it more coastal transitional,” says Jallad. “The huge outdoor living and kitchen area and terraced infinity edge pool was very important to them, too. We even designed a wrap-around balcony overlooking the pool, so no one misses out on the fun.” Jallad continues, “We are a no-ego architectural firm and we were happy to work with the clients and delighted to be able to fulfill all their wishes.” Builder Tom Martin of Thomas Martin Construction felt much the same way and he, too, went the extra mile to accommodate the family. “From the Hardie board and teal shutters on the front exterior to the terracing we did from the pool’s infinity edge to the seawall,” he says, “we worked closely with the clients to be sure they got the family home they wanted. “The oversized lot in the Estates meant I didn’t have the usual restrictions we sometimes encounter on Marco’s smaller lots,” says Martin. “It gave me plenty of room to create and I never had to go back to the drawing board because something didn’t fit.” When Martin speaks of “I,” he is serious. “When you work with me, you literally work with me,” he explains. “I am a very accessible builder, in on every meeting, and I spend a lot of my time on-site. I pay great attention to my clients from the beginning of the build right through to the end.” Matching that dedication to her clients’ needs is interior designer Maria Caruso of Interiors by Home Essentials who had the added pleasure on this project of working with friends. u

“The family has been friends and clients with me for 20 years and this house was a labor of love for me,” she says. “With all my clients, just like when I worked on this project with the homeowners, I try to create an intimate experience.” Something entirely unique about the interior design of this home was the clients’ request that Caruso work with Heritage Beam & Board, a woodworking firm in their native Wisconsin, to incorporate wood from Lake Geneva wherever the design would allow. “They have a house on the lake and wanted to have reminders of it throughout their new home,” says Caruso. “So the Heritage team had many meetings with me over Facetime and finally came down, driving a flatbed, with the pieces they’d created. It was a very satisfying long-distance collaboration.” Caruso, like her clients, is very pleased with how the project turned out. “We all worked very hard and the finished home is a testament to that effort. The home turned out so beautifully, it takes your breath away.” n

DETAIL ORIENTED

Set against the backdrop of a breathtaking Southwest Florida sunset, the great room showcases a standout credenza by John Pomp with hand blown crystal rondelle doors and an antique brass top. Its circular motif plays off a gently lit, spherical ceiling treatment. A dramatic shape shift occurs in the polished marble floors that bear an on-trend chevron pattern. Rene Cazares sofas, clad in a textural sand fabric, provide a whisper of elegance, and shapely iridescent glass vases create artistic interest. 142

Creating a residence for discerning clients, in this case a high-rise unit at the most premier address on Gulf Shore Boulevard, mandates design excellence. Leaving nothing to chance, the owners of this 7,481 square foot, 4 bedroom, 8 bath home enlisted design aficionados Collins & DuPont and master craftsmen Thomas Riley Artisans’ Guild (TRAG). With imaginative concepts, uncompromising standards, and extreme ingenuity, the team set about bringing the detail-driven project to fruition. In keeping with the ever-present open floorplan that typifies today’s living, spaces were streamlined to maximize function and flow. Italian-sourced stone slabs were installed to realize a monolithic effect for the flooring. Ceilings were energized with captivating design techniques and walls were treated with the finest materials. A mutual trust between the two involved parties enacted reaching for the highest heights. u

Above: The designers exercise bravado in the bar area, envisioning a statement TV wall (crafted by TRAG’s M&C, or Method & Concept, division) where Donghia’s Eritria fabric in Verde Prato is layered beneath Alex Turco’s Green Monolith, a citron-colored poured resin panel that is backlit to glow. Right: An alternative view of the great room offers a closer look at the Rene Cazares sectionals and grouping of hexagonal tables in this inviting entertaining space.

“We create the designs and they implement them,” says Co-Owner and Partner of Collins & DuPont Design Group, Kim Collins, ASID, about TRAG. “They are one of the only companies that doesn’t say ‘no’ to what we propose. They are not only able, but willing.” Matt Riley, TRAG’s Principal and CEO, returns the complement. “Their creativity is without limit. Our job is to figure out how to execute the big, beautiful ideas they have.” And some of the ideas conjured up by Collins and lead designer Alina Dolan really put these “daredevils” to the test. An ordinary finish selected out of a catalog would simply be out of the question. It had to be divergent from anything ever seen before. To attain the precise shade of “truffle” or “mink” in the mind’s eye of the designer might require multiple layers and countless hours, but in the end, these are the details that matter. u

146

homeanddesign.net

Left: The monochromatic kitchen features harmonized tones of truffle, mink, and sand. TRAG once again answers the call for the inimitable with a custom striated finish. The striking handmade table uses a stained white oak veneer as its surface and is surrounded by contemporary upholstered chairs from Holly Hunt. The Foglie D’oro Frammenti brushed oak floors in a rhomboid pattern are a brilliant use of geometry. Stainless appliances from top-of-the-line brands—Sub-Zero, Wolf and Miele—meet the high standard for efficiency and aesthetic beauty. Below: TRAG’s creativity continues at the bar, which features an American black walnut top with a perfectly imperfect, hand-hewn live edge. Simple brushed patina hardware offsets the base’s sparkling white high-gloss finish. Shakuff’s Kadur custom chandelier catches the eye with organically-shaped blown glass. It was conceived by Collins who was inspired by the pearlized finish seen in the automotive realm. On the left is a peek at the edgy countertops, fabricated with Aqua Venato quartzite. Cylindrical columns covered in linear glass mosaic are softened by Century Furniture bodyhugging barstools. The clients’ own mural along the back wall introduces hues of onyx, butterscotch, muted forest green, and a range of moody blues.

homeanddesign.net

147

The same can be said for the millwork. One false cut can jeopardize the entire design, many of which were elaborate and complex. “Every part of the process needs to be thought out,” says Doug Maxwell of TRAG, who served as project manager. “You only have one shot to nail it, so you’ve got to get it right the first time.” Dolan, too, was painstaking in her selections, making sure to strike the ideal balance between geometric and organic. “Introducing natural elements to the linear adds warmth and keeps things from feeling too sterile.” she says. Throughout the home, her impactful choices—from jewel-like lighting to artistic focal walls—are revealed. “I strive for the unexpected. Everything is subtle and then…boom! Drama!” In a project of this caliber, the pressure’s on, but the many ways that tailoring the details elevates the design are well worth it. “Manufactured products are not the same as hand-finished,” says Collins. “There is just no substitute.” n

A Marge Carson credenza with leather door panels and an antique mirror surround is placed against a white and gold Bradley wallcovering that emulates veiny marble. An intricate Serip Lighting chandelier with gold patina branches and clear glass bell flowers maintains the palette. Left: The foyer unifies three distinctive materials: the pilasters’ inset with walnut veneer custom-finished by TRAG; the French doors’ laser-cut brass fretwork, which is both glamorous and functional; and the taupe-polished marble floors. Stunning and delicate, the slender metal base and dark fumed oak top console between the pilasters is from Porta Romana.

Nothing quite like it has ever been seen in Naples’ Quail West. The Laurène, a four bedroom, four full- and two half-bath model with 5,672 square feet under air, by Diamond Custom Homes, introduces a modern note into the elegant traditionalism for which the neighborhood is known. One of the most impactful pieces of this home’s exterior design are the twin fountains on a platform forming the entrance to the home. These were created by Landscape Architect Pat Trefz of Outside Productions International. “I wanted to make a division between the vehicular and the pedestrian,” says Trefz. “The soothing sound of the water and the wispy beauty of the Alexander palms flanking the fountains make a welcoming statement about the home before a visitor even reaches the front door.” Envisioned by Residential Designer, Richard Guzman of R.G. Designs, the Laurène allowed Guzman to push his limits. “I liked that this design was a bit out of the norm,” says Guzman, who interjects contemporary styling by way of the Zen-like front entrance, soaring interior floating ceilings, and clean lines everywhere. u

homeanddesign.net

163

The floor-to-ceiling windows are Guzman’s favorite element. “The windows flood the interior with natural light, easing the transition from inside to outside, and accenting the play of light and shadow, allowing the home to be modern, but never stark,” says Guzman, “Though there always will be room for the timeless coastal cottage design, moving forward I think we’ll be seeing more contemporary homes.” The home’s builder, Michael Diamond of Diamond Custom Homes agrees. “We get to veer from the same beaten path and stretch our capabilities with this home,” says Diamond. “The whole team poured their talents into creating a home that includes the best of both worlds— private, yet perfect for entertaining; contemporary, yet warm. At Diamond Custom Homes, quality has always been our hallmark and this striking home has achieved high acclaim by everyone who has seen it,” he says. u Below: A Modular Ring chandelier by Ralph Lauren pairs with the transom windows of the mahogany front door to light this elegant foyer. When it came to hitting just the right chord within the home, the task fell to Lou Shafran and Mark Vanagas of Pacifica Interior Design. They enjoyed the challenge of working with a minimal color palette of black, gray, and white, as well as maintaining clean, simple lines to create the home’s modern elegance. u

“Our style varies with each client and is never cookie-cutter,” says Shafran. “Whether what is called for is Old World, or contemporary and modern as in this home, we are always able to interpret the design to meet the project. But we always strive for timeless and lasting themes. We don’t believe in chasing trends. Here we wanted to tie the interior and exterior spaces together and meet the clean lines of the architecture with subtle drama and quiet glamour,” Shafran explains. GLAMOROUS LIFE

T

The Canadian family that followed the sun to Southwest Florida aren’t celebrities or rock stars, but you’d never know it based on the spectacular design of their dream home. “The feel of the house is very glamorous due to the combination of textures and materials, which provide a cohesive look that’s stunning from every angle,” says interior designer Wilfredo Emanuel, owner and lead designer at Wilfredo Emanuel Designs, who brought his strong architectural background and fine-tuned design expertise to the project. Emanuel incorporated glass, leather, opulent textiles, rich colors, and energetic geometric patterns into his design. Adding an array of stylish furnishings, which Emanuel handpicked from Clive Daniel Home’s treasure trove of sophisticated, transitional pieces, the designer fashioned a stunning showplace. But when you’re crafting a fabulous home for real people, not just decorating a model or designing a Hollywood set, it’s about so much more than the design. “Working that closely with clients on a project, you get to know them on a different level and come to want more than just a beautiful space, but also a home that makes them feel special every time they walk through their doors,” Emanuel explains. u

182

homeanddesign.net

Previous Spread: Certain elements make this “not just any living room,” muses Emanuel. Contemporary Clip sofas by legendary furniture designer Thayer Coggin float on their unique angular legs of polished stainless steel. Nuevo Living’s Giza side table, inspired by the wonders of Egypt, features an intriguing double pyramid design. A unique custom wall unit, designed by Emanuel and fabricated by Stock, utilizes espresso-stained wood contrasted by white lacquer, and is mounted on grasscloth with a gold metallic overlay. Playing the dual role of console and sculpture, the Tasco console table from Design Institute of America (DIA) flaunts a cantilevered design of cast resin and stainless steel. Overhead, three Evening Cloud crystal chandeliers by Fine Art Lamps from Clive Daniel Home rain down droplets of illuminated glass. Left: Symmetry, a quality the clients favor, is implemented in spades at the front exterior. Balance is achieved with the perfectly matched front elevation and manicured landscaping on either side. “To achieve the customers’ vision and desired aesthetic, we followed the architect’s directive and made sure to keep the materials and lines simple,” says Matt Sellick, president of Stock Custom Homes at Stock Development. Light colored stucco and a flat concrete roof tile are employed, the windows are absent of shutters, and the corbels are modestly understated. “I wanted to make it as clean and contemporary as the neighborhood would allow so it would appropriately reflect the transitional interiors,” adds architect Abad. Below: Glamour and pizzazz characterize the dining room, where mink-finished Baker chairs combine aniline dyed, embossed gilt leather reminiscent of reptile skin on the inside backs and seats, and beige ostrich print leather on the outer backs by Hancock & Moore from Clive Daniel Home. Caracole’s Worth Its Weight In Gold sideboard is crafted of clear glass panels that gleamingly reflect its mirrored back and bottom panels. Even the custom area rug, fabricated by Clive Daniel Home, shines with silver and gold painted cowhide.

This wholly custom residence started with a vision. Architect Alberto Abad of New Architectura knew just where he was going with the project even before he started drafting. It would be modern, his specialty, and beautiful, of course…but more than anything, it would be livable. Abad unfailingly makes his homes useful places where life can be lived to the fullest, instead of just pretty pictures to be admired from afar. And who would argue that the joy of living is sharing fun times with family and friends? “I design every home to be a party house,” he says. Stock Development’s luxury homebuilding division, Stock Custom Homes, is one of the region’s premier builders of award-winning estate homes. Stock Custom Homes represents the next chapter in Stock’s legacy of excellence. “We understand what homebuyers want, have the knowledge to design for the Florida lifestyle, and possess the resources to bring dream homes to fruition at the highest level of quality,” says Claudine Leger-Wetzel, vice president of sales & marketing for Stock Development. u

Right: “Where the formal living room used to be the ‘jewelry’ in your parents’ home, in today’s great room concept, it’s the kitchen,” says Leger-Wetzel. Accordingly, this one impresses with its sleek design that also provides ample space for a family feast or chic soiree. A gourmet chef island, designed for prepping and cooking, is shaped from black and white quartz, while the second, intended for serving guests, is built from semiprecious stone in black with sparkling silver accents. The ultra contemporary stools are by Zuo Modern from Clive Daniel Home. Custom cabinetry, constructed of white glass, features inlaid bands of stainless steel for definition. Both the pale blue backsplash and lustrous white floors are also made of glass, and are from Ruben Sorhegui Tile.

With the canvas in place, Emanuel worked in layers, much like a master artist would. He defines his process: “I put myself in the center of the room and see it in 3D inside my mind.” First, he treated the backgrounds with textural wood, embellished paper, and even semi-precious stone. And after the furniture came the final flourish: dynamic lighting—ambient, shapely, and dazzling, all set on dimmers allowing the owners control of the mood any time of day. The outcome—a tropical hideaway that rivals any exclusive resort—is phenomenal in every sense of the word, no reservation nor V.I.P. access required. n

Above and Right: As if designed for a Hollywood starlet, the master bath showcases white glass cabinetry and above it, Omexco pearlized wallpaper that twinkles with specks of mica. Fine Art Lamps’ Crystal Enchantment oblong chandelier and sconces use multi-faceted crystal panels set within silver-leaf frames to bring an enchanting aura to the space. Kohler’s Abrazo bowl-shaped soaking tub from Naples Plumbing Studio rests before a frosted glass shower door, and a Clive Daniel Home black rug stunningly contrasts the room’s light palette. Left: In the opulent master bedroom, Emanuel exhibits his geometry skills. The linear bed he designed was fabricated by Clive Daniel Home and is adorned by a matte platinum and gold bedding ensemble by Kravet Collection. Using his keen eye and impeccable taste, Emanuel chose a rectangular shagreen nightstand by acclaimed French designer Jean-Louis Deniot. The lighting, by Fredrick Ramond for Hinkley, captivates with its cubic design. A silver shag rug from Clive Daniel Home and Michael Aram’s Butterfly Tree sculpture serve to soften the sharp edges that dominate the space.

Above: The game room’s centerpiece is Swaim’s Jayden championship quality pool table; its black pearl frame, Teflon-coated steel gray wool felt, mother-of-pearl inlays, and abstract stainless base make it a veritable objet d’art. Beneath it lies a Persian rug in shades of chocolate and cobalt, from Clive Daniel Home. Spectator seating comes by way of navy blue and metallic silver leather stools, custom designed by Emanuel and manufactured by Clive Daniel Home. The upholstered walls feature showstopping blue agate backlit “art” panels. An LED ceiling detail distributes glare-free illumination throughout the space. Left: With this powder bath, Emanuel, always the fearless trendsetter, declares “it’s hip to be square.” The graphic pattern in the lustrous pearl mica wallcovering from Omexco plays off the architectural shaping of a luxe JohnRichard smoked glass mirror. Floating cabinetry of glistening champagne is adorned by square-shaped pulls embellished with rhinestones for extra sparkle. Somewhat subdued, yet still “red carpet ready,” the boxy matte beige sink is by Versace.

Below: Designer Wilfredo Emanuel goes full-on glitz and glamour with this ultrachic bedroom. The edgy bed and three-drawer nightstands, both from Mobital’s Blanche Collection, whisper ever so softly of silver, but the custom bedding, designed with silver lamé and other splendorous textiles from Kravet Couture, shouts it out loud. Emerson Bentley’s sinuous Nathaniel chaise is upholstered in a channel-tufted white mink faux leather and the crystal prism pendant above it, coupled with another cascading down towards the bed, impart pure drama courtesy of manufacturer John-Richard from Clive Daniel Home. An exciting backlit panel wall detail and white shag Surya rug bring star quality to the room, and with the finishing touches of rhinestone-studded drapes and crystal-encrusted accessories, it’s simply award-winning.

This Pelican Bay home, with 3,500 square feet under air, now boasting five bedrooms and four-and-a-half baths, was reimagined as a stunning Old Florida cottage. Painted with Sherwin-William’s Front Porch, the Hubbardton Forge bubble glass globe sconces, metal roof, and lush native landscaping all add to the classic beach cottage charm.

John Cooney, partner at Stofft Cooney Architects, is very selective when it comes to working on renovation projects. “We do additions and alterations as they are arguably the future of our industry, but I prefer to work on renovations of homes that either we’ve previously designed or are specific requests from our preferred clients,” explains Cooney. But in the case of this Pelican Bay home, with 3,500 square feet under air, now boasting five bedrooms and four-and-a-half baths, Cooney not only got to work with

one of those preferred clients, but was also happy to undertake this project because he was inspired by the opportunity to introduce an up-and-coming style into the community’s market. “Calusa Bay Development is a long-term client of mine and the house had very good bones,” says Cooney, who reimagined what was originally a typical 1980s Pelican Bay build into a stunning Old Florida beach cottage. “Many people who toured our Pelican Bay listings were asking us for a ‘new style’ option,” explains Taber Tagliasacchi, Broker, Calusa Bay Properties. “It’s the first beach cottage we’ve done in this community, and it certainly won’t be the last of its kind.” u

Every interior and exterior finish was redone, new doors, windows, and a new metal roof installed, and the entire backyard and pool redesigned. “When we do a remodel, we want it to look like a new home. If we design an addition, it should look like it’s always been there,” explains Cooney. “I’m very glad we took on this renovation as we made significant changes that resulted in a huge impact. I think the home turned out very well.” The home gave Matt Knauf, owner of Knauf-Koenig Group, and the team with whom he’s worked on a dozen projects, a chance to do their first renovation together in the venerable Pelican Bay neighborhood. “After so many years, we have working together down to a science, but this is the first time we’ve been able to take the house down to the studs and build it anew on the existing footprint in Pelican Bay,” says Knauf. “By raising the trusses and ceilings and installing a brand new pool utilizing the latest technology, we were able to create a fantastic beach cottage.” u

correctly, oversaw every aspect of the extensive renovation. “I’m out in the field every day,” says Knauf, “and I’m told that is the biggest draw to attract clients to our company.” Such oversight is part of the other team members’ approach as well. Randi Scott, managing director and Liz Brown, lead interior designer of Calusa Bay Design, worked hand-in-glove with each other and equally tightly as part of the entire creative team. “We handled everything from paint colors and flooring to furniture and accessories, often work with private clients. BREATHTAKING BOCA GRANDE 220

homeanddesign.net

To maximize spectacular water views for this stunning coastal contemporary Boca Grande home, Residential Designer Rich Guzman had the house elevated 12 feet above grade to allow for unimpeded views over the Gulf of Mexico and Charlotte Bay. Multi-level roof lines, a Gasparilla X-style metal balcony, a center front entry, graced by split garages for symmetry, and a tropical mix of landscaping designed by Pat Trefz of Outside Production International, set the tone for this to be the loveliest of Caribbean beach cottages. homeanddesign.net

P

Panoramic views over Gasparilla State Park—a lot on the very bottom of Boca Grande—and out across the Gulf make this piece of property on Gasparilla Island extraordinary. Not only was it the last lot to be built upon in the exclusive Hill Tide neighborhood, but the location is historically significant as well. Deep-water pylons mark where cargo ships once docked and delivered fuel to the town’s residents and there’s even a picturesque old lighthouse visible from the lot. “I got very excited when I saw this gorgeous piece of land,” says Residential Designer, Rich Guzman of R.G. Designs. “I knew there would be constraints with both county restrictions and even the size of the lot, but I knew I could design a home that would take full advantage of those dramatic views.”

What Guzman designed was a tropical four bedroom, four-and-a-half bath coastal contemporary home with 4,865 square feet under air. “I wanted visitors to immediately feel as if they’d arrived in a Caribbean paradise,” says Guzman. To that end, his design included multiple rooflines, architectural brackets, long overhangs, and Gasparillastyle railings for the home. He also elevated the home to 12 feet above grade (a towering 38 feet high), allowing infinite water views. Keeping the integrity and history of the lot was also important to builder James Nulf, president of Seagate Development Group, who wanted to build a home to honor its surroundings. “This is a oneof-a-kind piece of real estate,” says Nulf, “It is the last remaining developable land out of 19 homes in Hill Tide, and it was very important we did things properly. We needed to create a home with unique character, one that stood out and took advantage of its stunning views and incomparable location. Rich Guzman developed a design that met those criteria, and we formed a great partnership.” Just as Nulf has created a name for himself as a top waterfront builder, Seagate Development Group has earned a stellar reputation as well. “We are a very design-centric developer,” Nulf says. “We understand that building a home is a process. As we design-build from the ground up, we work collaboratively with our clients, listening to their wants and needs, and guiding them with our experience. We help them get the greatest value for their investment and that is why we have such an impeccable reputation.” u

Appliances are by Wolf and Sub-Zero from Ferguson Bath, Kitchen & Lighting Gallery, and an adjacent butler’s pantry houses an extra refrigerator, icemaker, and handy laundry suite. homeanddesign.net

225

In keeping with the beach vibe of the laid-back island, Landscape Architect Pat Trefz, owner of Outside Productions International, chose to use a variety of plants instead of a more staid landscape design. “In the front of the home, I used Cocoa Palms, Christmas Palms and Sylvester Palms and lots of different specimen plants to keep it from looking too manicured. I wanted the home to have a Key West-type feeling,” says Trefz. For added privacy at the rear of the house, Trefz used a wall as a “curtain” and water features to masquerade any noise between the home the nearby State Park’s parking lot. He kept the rest of the pool design simple, as nothing was allowed to interfere with the wonderful sight lines from the elevated lot. “We didn’t have to create a view for this house,” says Trefz. “We just had to honor the one that was already there.” When it came to the interior views of the home, interior designer Ruta Menaghlazi of Theory Design wanted to bring in artisan touches and natural looks as well as keep the lines of the design very modern and clean. u

“We do lots of research and work hand-in-hand with the residential designer in doing space planning when we take on a project,” explains Menaghlazi. “We share our ideas about everything from flooring to ceiling details and by collaborating with the whole team, we help create a seamless vision for the home.” “Introducing hints of a maritime theme in our use of a blue and gray palette, our choice of finishes and materials, and even our selection of accessories, was important to our design,” says Jenna Kowalczyk, vice president of operations for Theory Design. “What makes this site so stunning is its views of the Gulf and the Bay and we had to pay homage to the home’s connection to the water.” “We found this whole project a dream to work on,” says Menaghlazi. “The builder/developer welcomed our ideas, and to be able to help realize this home’s potential, so brilliantly designed by Rich Guzman, was everything an interior designer could ask for. We got to stretch our creative wings and were thrilled to bring our talents to create this spectacular home.” n

Making this house a home fell to the talented hands of Nan Wright, owner and creative principal of Wright Interior Group, and Caitlin Heath, associate creative director. “It was very gratifying to work with previous clients of ours who gave us creative license with this new home build,” says Heath. “They had specific needs for their growing family and we were able to accommodate those needs, all while providing a super stylish interior.” Using a few of their signature design features, Wright and Heath treated each ceiling as an individual work of art and created flooring designs and wall treatments that mixed textures, patterns, colors, and styles in a way that set the home’s design apart from any of its neighbors. u Above: The tongue-and-groove ceiling is enhanced with maple trim and mica wallcovering. “From the beginning of the project, we wanted to make their home special and unique to them,” says Wright, who emphasizes they develop an individual design style for each project. “No two clients are the same. No two homes should be either.” Matthew Kragh, president of MHK Architecture & Planning, and the skilled professionals of his firm, came prepared. They brought with them to the design of this 3,180 square feet under air, three bedroom, threeand-a-half bath home in the Landings at Bear’s Paw, expertise gained designing more than 600 Old Florida style homes in Old Naples and surrounding neighborhoods. u

“We understand the lifestyle that suits this area so well that we have been dubbed ‘The Florida Architect,’ ” says Kragh. “The perfect blend of indoor and outdoor living areas is what sets such designs apart.” Kragh and his team at MHK Architecture & Planning designed most of the prototypes of homes at the Landings at Bear’s Paw, but happily made design adjustments to this British West Indies-style design for the homeowner, who bought it before the model was even completed. The builder, Bill Fox, worked with Kragh on previous projects and found that those experiences meant he and Kragh worked instinctively well together. “Combined with homeowners who were gracious and receptive and a pair of interior designers who had great vision and communicated so well, made the team project a delightful one,” says Fox. n

Though striking in size, the home’s front elevation is welcoming. The brightness of the whitewashed exterior is on par with the fresh, modern aesthetic of today’s design, while the warm wood accents impart a comforting Old World charm. “We designed a clear space built into the trusses over the garages and added dormers,” explains architect Greg Weber of South Florida Design. “Besides achieving the massing balance that we were looking for, this move afforded us some very interesting spaces with vaulted volume ceilings and added much interest to the façade.” The stately royal palms that beautify the landscaping designed by Architectural Land Design are among the countless details hand-selected by the owners. 256

A husband and wife from Washington, D.C. were ready for a change of scenery three years ago. Upon discovering Talis Park, a premier, familyoriented community in Naples that offered numerous luxury amenities— including an exceptional golf course perfect for their four sons who love the sport—they decided to relocate. While they were delighted by their new Southwest Florida lifestyle, they quickly realized that they required more space than their first Talis Park home provided. The children were growing up, so it was time for the parents to enjoy life and build a homebase that would suit every member of the family for many years to come. u

The inclusion of two separate islands lends itself to togetherness; the cook preps at one while the guests congregate at the other. Opal white quartzite, an attractive yet resilient material, is used for the outer island’s top, and the gorgeous, grayish-taupe glaze applied to its base complements the Carmel Bay White Engret oak planks. The homeowners, who have built several homes together during their 22 years of marriage, collaborated with architect Greg Weber, corporate executive and co-partner of South Florida Design, to create the spacious new home of their dreams. Their new 11,248-square-foot property is just that, and unlike relocating from D.C. this move only required them to move a few holes down the Talis Park golf course. “Their lot afforded us plenty of space to sprawl the design and introduce great views from virtually every room in the home,” says Weber. But, the views from the house are not the only thing to marvel at. The homewoners spared no expense in the home’s interior design, and they pulled it all together on their own. “We did the design and interiors ourselves for every home we’ve built, and all were sold fully-furnished,” says the wife. “I’d describe our

style as elegant and contemporary, which I think has a timeless appeal.” After careful consideration and research, the homeowners chose BUILD, an award-winning builder, to execute the project. Safe to say, it was one of the best decisions of the many they made throughout the process. BUILD firmly grasped the upscale, transitional aesthetic they craved and adeptly brought it to life.

The owners were thrilled with the outcome. “I have to say it was the most successful building experience we’ve ever had,” declares the husband. n

When MHK Architecture & Planning began, the firm undertook many renovations of Old Florida cottages. They made use of that experience to create an updated look for that classic beach cottage style, which became wildly popular under their creative direction. With this home in Naples, MHK took yet another step into the area’s architectural future and designed a modern cottage with a beach house twist.

Paula Myette, senior lead designer for Freestyle Interiors, was delighted to be working on, “a home with a little different design aesthetic than what has come to dominate Naples’ architectural design.” u

Right: A tray ceiling, featuring tongue-and-groove cypress stained to match the floor, sets an impressive tone in this comfortable great room. A Century sofa upholstered in a neutral linen fabric and a grouping of Hickory White Silhouette chairs, covered in a soothing cream and tan textured fabric, are gathered around the Vanguard coffee table. Matching end tables, with brass bases, are topped with travertine. Slate blue glass lamps are by Arteriors. The Old Biscayne Designs sofa table has a walnut finish. The attention-grabbing accent wall, hosting a linear Spark fireplace, is clad in Skyline polished marble and is flanked by custom built-ins of stained walnut, backed in crackled cork paper by Kravet. Previous Spread: The inviting dining room has a Hickory Chair table of solid wood in a distressed French Gray finish. Myette chose seating for eight in a slate blue herringbone fabric from Vanguard Furniture that mimics the kitchen’s subway tile. Hanging from the geometric tray ceiling is a brushed gold chandelier by Currey & Company. Wall art is by Leftbank Art. Stools in elmwood and black iron from Furniture Classics can be pressed into service as extra seating. Custom cabinetry by Kitchens by Clay, in a soft white with black metal hardware, provides contrast to the hand-made Indigo Gloss tiles, installed in a herringbone pattern. A trio of black pendant lights with antique brass accents by Uttermost shine down upon the island of stained walnut. The countertops are Pompeii Statuario quartz. The flooring, as through much of the home is of wide plank European oak. Appliances are Sub-Zero and Wolf from Ferguson Bath, Kitchen & Lighting Gallery. The range hood is by Bertazzoni.

“Being able to introduce industrial elements into the interior design of this home was a fun and refreshing change,” says Myette. “Introducing shots of black throughout the interior tied in with the window and entry door selections and worked so well with MHK’s design. Together we created a unique and stunning home with a new, modern feel.” Admitting she pours her heart into her projects, Myette sees every home as she sees every client. “Each is unique and their home should reflect that,” she explains. “At Freestyle Interiors, each project and client gets that specialized attention and it is always an exciting collaboration.” “We created a warm, impressive street presence. We anchored the elevation with a three-story stair tower, but stepped the entry down to give the home a more pedestrian scale,” explains Steven Jallad, Director of Residential Design for MHK. “Cut stone on the front exterior and the metal roof add to the beachy ambiance, but what truly makes it a classic Florida ‘cottage’ are the fantastic western views of the Gulf seen from every major room, and the fact that inside rooms open seamlessly to the outside.” u Above: A touch of urban grit is added to the master bath by use of this unique subway tile, Iris Ceramica, in the glass shower. The rest of the shower and the bathroom’s floor are Kronos porcelain tiles which emulate concrete. Two wallmounted showerheads, a rain shower, and a handheld fixture in satin bronze are by Newport Brass from Ferguson Bath, Kitchen & Lighting Gallery. The freestanding rectangular Stargaze tub is from Kohler. Soft green-gray walls are courtesy of Sherwin-Williams Magnetic Grey. An espresso-stained cabinet by Kitchens by Clay has a Pompeii Statuario quartz countertop and Newport Brass fixtures and a custom backlit mirror hangs above. Left: The vaulted ceiling features both beam and cypress tongue-and-groove detailing to add simple majesty to this retreat-like master bedroom. The fourposter bed from Universal is brushed brass with a sable velvet headboard. Oak nightstands and dresser with antique gold hardware are from Century. The carved mirror is by Bernhardt. A Vanguard chair upholstered in cozy chenille with nailhead accents, and a Vanguard bench in a soft gray-green textured fabric, sit atop a geometric rug by Surya.

Above: London Bay Homes collaborated with Kukk Architecture & Design to create a timeless, traditional-scale home that marries transitional detail and contemporary flair on a once-in-a-lifetime Port Royal homesite. Southern exposure dictated design aspects of the two-story plan, with glass maximized in each room to welcome light and capitalize on the commanding water views. A judicious selection of repeated elements – including articulated glass corner windows and the dark-trimmed windows and doors – provide both continuity and dramatic counterpoint throughout the home. The team considered the homesite, location and view to determine a hierarchy of focal points, from the entrance, to the master suite, to the outdoor living area. 290

Port Royal Tour de Force: 700 Admiralty Parade West homeanddesign.net

For London Bay Homes President and CEO Mark Wilson, the vision for a custom luxury estate is sparked by the first glimpse of the homesite. It’s an emotional response – a feeling of excitement, an anticipation of all the possibilities that will unfold.

Above: London Bay Homes’ custom estate’s welcoming feel is established in the entry, where an impressive floor-to-ceiling door from Andersen’s Weiland collection effortlessly pivots open to the foyer, great room and a “walk up” bar with integrated wine coolers. Michael Scott of Romanza Interior Design keeps living spaces cohesive with 8” wide plank blonde maple flooring, Sherwin Williams Moderate White walls and Alabaster painted trim. Blending a neutral Theodore Alexander sectional and upholstered ottomans with leather lounge chairs and silver leaf accent tables, he creates a coastal feel with modern elements. A blonde maple gridwork tile ceiling design adds architectural interest, illumination and connectivity between the great room and kitchen.

With 700 Admiralty Parade West, a new custom estate being built in close proximity to the vibrancy of Downtown Naples and the opulence of the exclusive Port Royal neighborhood, Wilson intuitively assembled a dream team of proven talent to collaborate with London Bay Homes on a tour de force befitting of the Naples premium waterfront views: Jon Kukk of Kukk Architecture & Design, Michael Scott of Romanza Interior Design, and Landscape Architect Christian Andrea of Architectural Land Design. “London Bay Homes surrounds itself with talented partners who are willing to give and listen – professionals who are empathetic to each other’s contributions and expertise in engineering and design,” said Wilson. “The creativity and ideas produced by a team of experts is virtually limitless.” He likens the collaboration to creating an artistic composition, much like choreographing a dance, or conducting an orchestra. With each team member contributing their talent to the process from the very beginning, livability and beauty achieve balance in a home designed in perfect harmony. The power of partnership Wilson describes is on full display with a remarkable 7,640-square-foot, two story Port Royal luxury home that will showcase commanding wide water views across Admiralty Bay to Keewaydin Island. The stunning home will feature an expansive open floor plan connecting the main living spaces with a grand alfresco setting and enhanced by five

bedrooms, five full and two half bathrooms, and a multifunction bonus room for entertaining and added guest privacy. A truly collaborative process guides this remarkable design, said London Bay Homes Vice President Steve Miller, explaining the architectural and design teams work through a list of a dozen must-haves and key features. An intense period of critique and collaboration ensues. “There’s a push and pull on the plan,” said Wilson. “The real collaboration kicks in when we start to explore the ‘what-ifs’ of everything from the interior architecture, to the ceilings, to the elevator placement, to how the generator and garage will be designed.”

Top Left: Modern home offices are moving away from dark “man caves” in favor of lighter and airier designs. The home’s first floor study features a wrapping bay window and a built-in wall detail covered in suede that reaches to high windows, allowing even more light into the room. A Kyle Bunting dyedand-sewn cowhide rug anchors a postmodern contemporary desk, while an automotive-style upholstered chair and a side table constructed of a glass-topped wooden steering wheel inject understated whimsy to the space. Bottom Left: Acknowledging the prevalence of two-career households, the team chose to delineate a pair of studies in the home to accommodate both partners’ desire for office space private unto themselves. The chic second-floor study features a warm wooden writing table, coupled with a nail headtrimmed leather chair and a pair of creamy credenzas. By design, the recurring wrapping window design envelops the room in light. London Bay Homes Vice President Steve Miller explains: “If we make an aesthetic choice on the exterior, we react in the interior, and vice versa, all the while keeping privacy and operability in mind.” Top Right: The bonus room is outfitted as an ideal entertaining space, with casual sectional seating for movie screenings and a handsome built-in display wall for media. The bonus room features a full bar with refrigerator, microwave and dishwasher. Beyond the sliding glass doors, a wide balcony affords unobstructed views of Keewaydin Island by day and the stars by night. The second-floor VIP suite accommodates guests in style, with water views, a luxurious bath, sizable walk-in closet and private access to the bonus room balcony, as well as a full laundry room. Bottom Right: Positioned to take advantage of wide water views through an expansive wrapped window, the home’s master bedroom features a black and white Alfonso Marina king-size bed flanked by a pair of plantation shuttered windows. In the master suite, Jon Kukk of Kukk Architecture & Design capitalized on the current trend of well-appointed rooms with larger baths and closets with more than ample storage. Beyond the bedroom, a sumptuous spa-style bath awaits, with separate vanities topped with Pompeii quartz and private water closets, along with a truly expansive, mustsee “hers” closet and a customized lighted gallery case crafted of Italian glass designed to showcase shoes and purses or artwork. 294

Above: Wide expanses of iron-trimmed glass capitalize on the views, imparting a visual rhythm to the home and creating an interplay between indoor and outdoor spaces. Landscaping and surfaces continue the interior’s linear themes, initiating natural adjacencies. Pivot doors from the dining room and a lift-and-slide pocket door from the great room offer a seamless transition to the outdoor living area. 24 x 24 Italian porcelain floor tiles on an integrated pedestal drainage system allow the entire pool deck to be on one level with the outdoor living space, without drains or sloping. A 56’ x 120’ porcelain counter-height party tabletop serves as a multi-purpose space for cocktails, dining, games or a buffet. Michael Scott of Romanza Interior Design outfitted the space for flexible, open-air entertaining, creating multiple opportunities for activity and interaction. 296

“Creating a synergy with new technologies attracts and excites our clientele,” said Miller. Inspired by Kukk Architecture & Design’s traditional plan with transitional flair, award-winning Romanza Interior Design conceived a casually elegant, clean-lined coastal interior design for the Admiralty Parade West estate, with modern touches and neutral tones that enhance the easy livability of a home built to maximize both its idyllic location and the interplay between indoors and out. “Each room is a balance of function, comfort and style,” Scott added. An intuitively integrated interface will allow the homeowners of this grand space to effortlessly control shades, shutters, interior lighting, pool settings, or even create timed events, like dramatic pool and landscape lighting effects at night or opening the master suite shades at dawn each day to gently awaken to the Southwest Florida sun. And above all, London Bay Homes’ brand promise of “Private Label Living” – coupled with nearly three decades of homebuilding experience – will ensure quality and attention to the home’s every detail from concept to completion. DENISE WARD INTERIOR DESIGN Boldness, beauty, and function is the inspiration behind this home by Denise Ward of Denise Ward Interior Design. Ward began by creating a spacious open floor plan that connects the main living area with all other spaces having a beautiful view of the lanai, custom pool, and the tropical nature preserve. The subtle gray walls and bright white cabinetry provide a soft backdrop for the vibrant color scheme of navy, lime, and turquoise furnishings. Jewel-like chrome and crystal light fixtures illuminate the dark wood ceiling details. All of these details bring the inside and outside of this residence together to create an inviting oasis for the homeowners to enjoy for years to come.
