PINNACLE OF OPULENCE
THIS ESTATE REDEFINES LUXURY LIVING IN PORT ROYAL
Living Room: The living room showcases a stepped fireplace crafted from exquisite Opal White marble, flanked by bleached walnut columns with vertical ribbing and built-in shelving. Carly Reed, Head of Design at VIV Homes, curates a blend of inviting furnishings around her custom six-spoke coffee table, designed to mirror the light fixture above. Reed’s table cleverly combines bleached walnut with white striated finishes, seamlessly integrating with the room’s aesthetic. This thoughtful design choice exemplifies Reed’s talent for creating cohesive interiors, as the table’s tones and textures harmonize beautifully with the overall design scheme of the room and the entire home.
Front Elevation: This West Indies home is bathed in an off-white hue, Cloud Cover by Benjamin Moore, which allows the limestone to make a stronger statement. The grand entry is flanked by Bevelo sconces and tall columns, and is accented by elongated brackets. Above the entry is a large covered balcony with expansive sliding glass doors from Andersen Windows & Doors, sourced from Florida Wood Window and Door. This home features the latest roofing technologies with integrated slate and copper metal roofing, and copper gutters.
Rear Elevation: The vanishing edge intersects with the planters, creating three distinct spillways clad in shimmering blue tile. “This intersecting design enhances the view from within the pool and from the home,” shares Philip McHenry, Senior Project Manager of Architectural Land Design. “It also magnifies the pool’s size, blending seamlessly with its surroundings for a visually stunning effect.” This effect is achieved by elevating the landscape and positioning the planters on the upper level. Sylvester palms (Phoenix sylvestris) and bright pink impatiens across the pool enhance every line of sight.
A“Architecture combines the refined beauty of nature with the precision of the artistic world and the technical aspects of engineering,” shares Architect Jonathan Kukk, AIA, President of Kukk Architecture. Embracing this holistic design philosophy, Kukk has been crafting exceptional estate homes across Florida for more than two decades. This one and a half lot estate home in Port Royal has every amenity that exemplifies this collaborative enterprise and, in Kukk’s words, “checks all the boxes.”
Situated just steps from the shore, this waterfront home boasts unparalleled elegance among its prestigious neighbors. “VIV Homes capitalizes on market opportunities by securing the most desirable lots and incorporating exceptionally high-end finishes, far surpassing the investments of their competitors,” shares Rex Miller with William Raveis Real Estate, the Luxury Real Estate professional for VIV Homes. “This home represents their most advanced and luxurious offering to date.”
Kukk designs a West Indies-style exterior with the motor court tucked discreetly to the side, allowing the grand entrance to command attention. Philip McHenry, Senior Project Manager at Architectural Land Design, points out, “We don’t just design landscapes — we create experiences.” The grand entrance welcomes visitors along a path lined with palm trees and vibrant bougainvillea. Visitors are then led to a walkway flanked by tranquil water features, giving this courtyard a stately presence.
The exterior is clad in a combination of limestone and stucco. While the procession of exterior windows along the home creates an architectural rhythm, the team thoughtfully enhances the aesthetic with vertical ribbing carved into the limestone below each transom window. The architectural elegance seamlessly transitions indoors, where Carly Reed, Head of Design at VIV Homes, forges a calming color palette in which materials and textures accentuate the architecture. “In the dining room, the use of Calacatta Lincoln marble with its hints of silver, dark bronze, and champagne gold, sets the tone for metallic accents that repeat throughout the home,” Reed explains. u
Kitchen: Metal accents on the Cristallo Prime quartzite island and the custom hood of scagliola stone have a significant impact. Vertical ribbing is repeated on the backsplash and under the island. Satin brass hardware, champagne-gold pendants, and metal-accented furniture carry the theme, while custom DutchMade cabinetry in a honey finish on walnut and painted Chantilly Lace tie it together. The expansive Wolf range from Ferguson Bath, Kitchen & Lighting Gallery combines luxury and function.
The expansive site offers ample space for amenities, but true luxury lies not in their inclusion, but in their meticulous arrangement. Kukk masterfully employs strategic sightlines and focal points to connect these amenities with the views, achieving an opulent, estate-style connectivity. A sense of unity pervades as the many social spaces unfold effortlessly from the indoor to the outdoor resort. Kukk’s strategic placement of the kitchen masterfully integrates with the adjacent spaces, while Reed’s custom furniture arrangements delineate and enhance clarity by defining the social spaces within this fluid layout.
The exquisite primary bedroom checks all the boxes, boasting a morning bar, lavish custom closet, and direct access to the outdoor resort. A single story above the lanai is unique. Kukk explains, “We knew we wanted the vaulted ceiling on the lanai. We worked hard to satisfy all the program requirements and other locations to preserve this option.” Kukk continues, “Just like the home has many spaces and social options to gather, so does this epic pool!” u
“Architecture combines the refined beauty of nature with the precision of the artistic world and the technical aspects of engineering,” shares Architect Jonathan Kukk, AIA of Kukk Architecture.
Dining Room: Reed embraces an informal atmosphere in this formal dining room due to the open floor plan, allowing natural light to flood the space. The design seamlessly integrates with the home’s cohesive aesthetic through carefully selected materials. Reed’s custom-designed dining table, featuring metal accents, takes center stage, surrounded by inviting chairs from Restoration Hardware. A striking custom wine display holds 136 bottles showcasing vertical ribbing backed with luxurious Calacatta Lincoln marble. An additional wine room for wine enthusiasts accommodates 464 bottles, further enhancing the home’s sophisticated appeal.
Primary Bathroom & Closet: “The goal is a clean and contemporary bathroom,” shares Reed. “With the Coffee onyx, it elegantly incorporates the earthy tones found throughout the home.” This onyx is a stunning focal point in the shower and on the floor, with a champagne gold metal outline inlaid. While the Victoria & Albert tub gets a tropical backdrop, the vanity’s backdrop is a wall of Opal White marble etched as a special wainscot. Vertical ribbing is repeated on the floating vanity cabinetry. This closet by Poliform in Olmo Elm adds to the luxurious feel of this Port Royal estate.
Primary Bedroom: Elevated features like the custom headboard from Mantra Furnishings showcase this antique linen fabric from Schumacher. The design adds softness to each piece, including the Lightology pendant, which has the look of rippling fabric. Champagne gold accents brighten the room. A custom area rug elegantly complements the 8-inch-wide Lancaster European white oak flooring from the Elegance Collection by Legno Bastone Wide Plank Flooring, sourced through Naples Flooring Company.
Club Room: This spacious second-floor retreat exemplifies Reed’s meticulous design approach, highlighted by the elegant wood-clad ceiling beams. The Arteriors’ Rimini pendant, crafted from natural and painted black rattan with gold accents, introduces a coastal texture. The wall cladding behind the television and wet bar further enhances the space’s resort-like appeal. A generously sized U-shaped sofa, upholstered in a pearl basketweave fabric from Interior Define, creates an inviting seating area. The club chairs by Kelly Harvey Living are thoughtfully selected to encourage relaxation and conversation in this sophisticated yet comfortable setting.
This backyard oasis boasts an impressive 2,300 square feet of water surface, seamlessly connecting to the lanai. McHenry’s design features floating steps that create a mesmerizing “walking on water” effect, guiding guests across the pool to the dock for easy access to local amenities. The pool area offers a swim-up bar and an operable pergola, enhanced by a serene water wall that combines the soothing sound of cascading water with shimmering blue tiles. A shallow shelf allows effortless movement between pool sections, showcasing the team’s expertise in creating interconnected amenities.
Kukk’s architectural expertise, in collaboration with VIV Homes and Architectural Land Design, elevates this Port Royal estate to the pinnacle of luxury living, seamlessly blending sophistication with unparalleled craftsmanship and architectural refinement. n
Upper Landing: “The two-story foyer allows light to travel from the entryway to the second story, brightly filling the club room at the top of the stairs,” delights Kukk. To highlight this transitional space, Reed clads the vaulted ceiling in stained wood tongue-and-groove and selects this abstract cubist chandelier from Kelly Wearstler. White wainscoting adds subtle detail, while the contemporary iron balusters and wood cap railing offer this stairway its rhythm.
VIP Suite: Knowing the lush water views of this VIP suite, Reed keeps the design neutral and airy. The view is captured in the mirror’s reflection, giving the room a resort-like ambiance. The John-Richard mirror rests above the warm wood dresser. Reed treats this room with a custom headboard that draws attention to the luxurious bedding in a soft, textured, and neutral room.
Lanai Kitchen: The focal point of this outdoor culinary space is the oversized limestone hood, featuring elegant etched banding and wood trim. A spacious bar, crowned with luxurious Wellington quartzite, creates an inviting entertainment area, enhanced by the playful Serena & Lily pendants suspended above. The shell stone deck gracefully descends a few steps to connect with the pool and its striking floating stairs seamlessly. This transitional area offers a harmonious blend of elements: on one side, lush landscaping and soothing bubbling fountains create a serene atmosphere, while on the other, the pool’s lap lane extends, embodying both functionality and luxury.
Pool: During construction, the Developer of VIV Homes recognized an opportunity to elevate the design by incorporating Lunada Bay’s Umbria glass tiles into the shallow shelf, despite the home’s sale being finalized at a set price. This decision showcases VIV Homes’ unwavering commitment to excellence, as noted by Miller: “The Developer decided it was essential for the design and covered the cost himself.” The addition of these exquisite tiles, combined with the luxurious spa and an operable Renson pergola, transforms the poolside area into a truly exceptional space, a testament to VIV Homes’ dedication to surpassing client expectations, even after the sale is complete.
Lanai: Reed enhances the outdoor living space with thoughtful design elements that echo the interior. The limestone fireplace features vertical ribbing, complemented by a Wellington quartzite mantel, creating a striking architectural focal point with a stepped exterior chimney. For protection against the elements, motorized roll-down shutters and screens from Castle Services of Southwest Florida have been installed. The space is furnished with durable outdoor pieces, including a sofa from Four Hands, all upholstered in weather-resistant fabrics. The vaulted ceiling, clad in tongue-and-groove with a finish mirroring the coffee table, adds warmth and visual interest to this sophisticated outdoor retreat.
