LETTER FROM THE PRESIDENT

HBA Gears Up for Legislative Sessions, Preps for New Year Celebration Happy New Year! I am honored to serve as the HBA of F-M’s president for 2015.

Thank you to Carlita Dietz, Jay Dietz Construction, Inc., for her efforts and dedication last year. It was a productive year as we confronted many advocacy issues for you. We began working in October to assist Fargo in efforts to extend the Federal Emergency Management Agency’s basement exception. If Fargo loses this exception, new homes and buildings in the city will not be allowed to feature a basement in new construction. Read more about this issue on page 9 and stay tuned as we wait for the result. This is just one example of your HBA working to keep housing affordable, and we are involved in countless other issues as they arise. The change of the calendar means that both state Legislatures will fire up soon. We look forward to working hand-in-hand with our state associations and state lawmakers on housing industry issues. We have a busy year of education, public events, member meetings and more already lined up. Check out pages 30-31 and 38 for a list and get them on your schedule today.

New Year Celebration

I want to personally invite you to our New Year Celebration and City Night Jan. 29 at the Radisson in downtown Fargo. Join us for drinks, a wonderful meal, social hour, mayoral panel and the installation of our 2015 board of directors. The meeting will feature an industry update from our local commission and council leaders, showcase our 2014 year in review and install our board of directors. This event is a fun evening of socializing, great food and drink, and a way for our leaders to discuss topics of interest especially for the home building industry, plus answer questions from you. We’re planning an interactive and fun session, along with time to connect with city leaders and your peers during our social before the dinner and meeting.

Congratulations to state award winners, incoming leaders

In late November, the North Dakota Association of Builders held its Annual Meeting and Awards Banquet in Grand Forks. Congratulations to (three of our very own on winning state honors): 2014 NDAB Associate of the Year Robin Swanson, Superior Insurance; 2014 NDAB Builder of the Year Carlita Dietz, Jay Dietz Construction, Inc. and 2014 NDAB BEAM Award winner Kochmann Brothers Homes, Inc.! It was wonderful to see our friends from around the state and celebrate the achievements of the building industry. We welcome the incoming leaders for the state.

WALAKER HBA Mourns the Passing of Mayor Dennis Walaker by Roz Leighton, Public Affairs Coordinator On Dec. 2, the city of Fargo lost its greatest supporter, Mayor Dennis Walaker. Walaker served the city for over 25 years, first as public works operations manager, and then as mayor from 2006 until the time of his death. Walaker was a champion for flooding issues in the city as well as the region’s strongest advocate for the F-M Diversion project that would protect the city to 500year flood levels. In 2009, Walaker represented the city on a national stage as the floodwaters in Fargo rose to the point where federal officials recommended evacuation; Mayor Walaker refused and insisted that the people of Fargo stay and be allowed to protect their homes and their city. When President Obama signed legislation federally authorizing the project through the Water Resources Development Act bill, Walaker was present and will forever be a figure associated with successful flood fights. Walaker was also a great supporter of affordable housing and the building industry. He recognized the need for housing at all price points and pushed for housing options for all of Fargo’s residents. “We thoroughly enjoyed many years of working with Mayor Walaker, and he will be dearly missed,” says Bryce Johnson, HBA executive vice president. “We wish the best to interim Mayor Dr. Tim Mahoney as he undertakes the task of running the city.”

PUBLIC ISSUES

Fargo Applies for Extension of Basement Exception

by Roz Leighton, Public Affairs Coordinator The HBA of F-M has been working closely with the city of Fargo’s engineering department to ensure that when the new Federal Emergency Management Agency floodplain maps are released on Jan. 16, Fargo will continue receiving the basement exception. FEMA first granted the city the basement exception in 1975 and, over the past 40 years, there has not been a single documented failure in floodproof basement construction. The city engineering department submitted a request to FEMA in late November, supplemented with information from various engineering firms and letters of support from North Dakota’s congressional delegation and local officials. A section of the city’s application included a request for FEMA to exempt the city from enforcing a 5-foot differential between Base Flood Elevation (BFE) and the top of the basement floor. The HBA provided supplemental information outlining the significant financial impacts that requiring the differential would have. The HBA’s support letter included financials highlighting three price levels of homes, entry-level or starter home ($280,000), mid-level ($350,000) and high-end ($500,000). The financial impacts included $17,500 per lot regardless of the home value or size plus an additional $10.25-$12 per square foot depending on the size of the foundation. This results in an additional $29,500 for an entry-level home, a 10.5 percent increase; an additional $35,500 for a mid-level home, a 10.1 percent increase; and an additional $42,500 for a high-end home, an 8.5 percent increase. The price increases would be detrimental not only to the home-building industry, but would discourage first-time home buyers from investing in the community, leading to even greater financial ramifications. According to a study of the Fargo metropolitan statistical area completed by the National Association of Home Builders in 2014, a $1,000 increase in the price results in about 195 households no longer being able to afford homes. Consider the entry-level example: a $29,500 increase would “price out” over 5,700 households from buying in the Fargo market. HBA President, Clay Dietrich, Dietrich Homes, Inc., and State Representative and Life Director John Gunkelman, Dakota Construction of Fargo, Inc., spoke on behalf of the building industry in support of extending the basement exception and encouraged the city commission to vote in favor of sending the request to FEMA. The city commission sided with the building industry and the request was sent to FEMA in late November. The city of Fargo and the HBA await results of the extension request and will keep members updated. If you have any questions regarding the basement exception or the status of the request please contact the HBA at (701) 232-5846 or the Fargo Engineering Department at (701) 241-1545. Thank you to the Fargo Engineering Department’s April Walker and Nathan Boerboom for their extensive work.

HBA Prepares for Legislative Sessions

by Roz Leighton, Public Affairs Coordinator The HBA was very involved in the 2014 November elections. Now with the elections behind us, the Legislative sessions in Minnesota and North Dakota are soon to convene on Jan. 6. We are all aware that the building industry consistently faces battles in the regulatory and political areas on the local, state and federal levels. There are opportunities for you to get involved with the advocacy efforts on both the Minnesota and North Dakota sides of the river. North Dakota Legislative Reception The HBA is working closely with the North Dakota Association of Builders to put forward an aggressive prohousing agenda during the legislative session which is now underway. NDAB is hosting a legislative reception Feb. 17 in Bismarck and all HBA members are invited. Legislators from districts across the state have been invited to event. Minnesota Builder Day at the Capitol The HBA extends its housing advocacy efforts to Minnesota, where we work closely with the Builders Association of Minnesota. The HBA is taking part in BAM’s Builder Day at the Capitol on Feb. 18. The HBA will arrange carpools and is looking for members interested in getting involved on the Minnesota side of the river. If you are interested and available to take part in either event for North Dakota or Minnesota, please contact Bryce Johnson at (701) 232-5846 or brycea@hbafm.com.

Dietrich wins BAM’s Highest Honor

by Roz Leighton, Public Affairs Coordinator HBA of F-M President Clay Dietrich, Dietrich Homes, Inc., traveled to the Twin Cities in mid-December to attend the Builders Association of Minnesota’s annual Holiday Party. There, Dietrich was awarded the President’s Award, the highest honor a non-member can receive from the association. BAM President Chad Kompelien says, “Clay went above and beyond for the association and industry, and I’m honored to recognize him for his time, effort and expertise. The industry is lucky to have him.” Dietrich, a retired assistant fire chief from Moorhead was a strong advocate for the building industry during the past Minnesota legislative session where a bill was proposed that would make fire sprinklers mandatory in new homes over 3,500 square feet. His expertise on not only the building aspect of the issue, but the fire and safety side, as well was heavily relied upon by BAM as it fought the overreaching regulations during the last session. Unfortunately Gov. Dayton threatened to veto the bonding bill if the sprinkler prohibition mandate was not removed from it and BAM’s efforts were thwarted. On behalf of the HBA of F-M we would like to congratulate Dietrich on this honor and thank BAM for its extensive lobbying efforts on this issue. www.hbafm.com

New Year: New Members Check out six tips from Membership & Marketing Coordinator Allison Weckman to improve your recruitment game.

1

Share your personal experience.

Personal contact is always better than sending an application or information in the mail. Tell him or her why you find value in being a member. There are a lot of benefits to membership and not everyone takes advantage of everything, so share your experience and find out what he or she wants to get out of membership.

Know which of your trade partners are members already and which ones aren’t.

2

It’s hard to recruit if you are unsure if a company is a member. The HBA of F-M offers a Membership Directory both in hard copy and online. Keep a hard copy in your vehicle or check online before you give them a call about a job. Then, when you’re talking to them, just ask if they’ve ever thought about joining the HBA.

3

4

Have a goal.

The HBA sets a goal of how many new members leaders want to recruit each year. Each director on the board is asked to recruit two new members yearly. Goals help you to track your progress and measure your success, so make a goal for yourself. If you know that you do business with four companies that are not HBA members, maybe your goal is to recruit one of them this year. Maybe your goal is to recruit one a month over the next four months. Set a goal that you think you can achieve and go for it!

Know who qualifies to be a member.

The HBA has membership criteria, so it’s great to familiarize yourself with the qualifications before recruiting. A Builder member must have a valid contractor’s license in the state in which he or she does work and pulls permits to build homes. An Associate member is anyone who is related to the building industry. The Membership Committee reviews all membership applications and makes a recommendation to the board of directors to approve the applicant or not. If you are unsure if your prospect qualifies for membership, you can either call me to ask or you can suggest that he or she submit an application to see how the committee and board vote.

Offer to be a sponsor and be there for your recruit during the ‘welcoming’ phase.

The HBA has a Membership Committee, focusing on recruitment and retention. The committee reaches out to new members one month and four months after they’ve joined to answer any questions and find out how things are going. As a new member’s sponsor, it’s great if you can do the same. Invite him or her to a committee meeting or to attend a member meeting. Introduce him or her to other members.

Utilize resources.

The HBA has a Membership Committee and a me - use us! Maybe you feel comfortable starting the conversation with a prospective member, but you don’t want to be the one to close the deal. Contact a committee member or the me and let us know where you’re at with your prospect. We can take it from there.

Survey Finds a Well Designed Home is Key to People who recently remodeled and/or redecorated are happier and more relaxed at home

A well designed home is key to happiness, according to a Houzz survey completed last year of more than 6,000 home owners. Houzz, the leading home remodeling and design platform, found that home design impacts overall happiness for nine out of ten home owners surveyed (87 percent). The findings also revealed that the majority of homeowners are happier at home than away from home (65 percent). These findings were consistent across men and women, and across home locations in urban, suburban and rural areas. However an even greater percentage of those in newly built homes (71 percent) say they are happier being at home than away, while the percentage of those happiest at home falls to only 51 percent for those who describe their home as “in need of work.” People say improving their home improves their lives. Those who have remodeled and/or redecorated in the last two years say they are happier (74 percent), more relaxed (51 percent) and tidier (35 percent) at home post-renovation. Nearly one third also entertain more often (31 percent). When it comes to what makes them happy at home, big windows and comfortable furniture top the list (74 and 70 percent respectively). Men are more than twice as likely as women to derive happiness from a big screen TV (40 percent versus 17 percent). The happiest rooms of the home are common areas such as the family/living room (42 percent) and kitchen (15 percent). People who responded that their homes need work, however, say that they are happiest in the bedroom (23 percent). Home owners are happiest in rooms that are clean and organized (72 percent) and comfortable (68 percent), yet there are gender differences. For men, comfort is king, while women favor rooms that are neat and clean above all. Additional findings include: • The nuclear family = happiness: The majority of home owners are happiest at home with just their immediate family (49 percent), while more than a quarter prefer their home bursting with friends and family (29 percent). Twenty-two percent of respondents report being happiest at home when they’re alone. • Men are night owls: When asked during what time of day they’re happiest at home, a majority of men chose the evening (57 percent). Women are evenly split between morning and evening. Rural and suburban homeowners are more likely to be happiest at home during the morning while urban dwellers are split between the morning and evening. Just a small percentage of all groups prefer the afternoon.

Happiness

• Happiness means never having to do the dishes: When given the option of chores to skip, home owners report that they would be happiest if there were never dirty dishes left in the sink (32 percent). Also popular was never having to make the bed (16 percent). • Sound preferences vary by neighborhood and gender: For home owners in rural neighborhoods, nothing beats the sound of wildlife with 30 percent saying these sounds makes them happiest. For suburban dwellers, the sound of children and family conversations tops the list (34 percent) while urbanites prefer to hear music (30 percent). Along gender lines, one third of men say music makes them happiest at home while a third of women prefer the sound of family. Not surprisingly, sounds from big screen TVs are three times more popular among men than women (15 percent versus five percent). • Nothing beats good home cooking: When it comes to smells in the home, good food cooking or baking had the most votes (39 percent) followed by a breeze from outside (33 percent) and candles burning (14 percent). With the largest residential design database in the world and a vibrant community powered by social tools, Houzz is the easiest way for people to get the design inspiration, project advice, product information and professional reviews they need to help turn ideas into reality. Wenzel Retires as Moorhead Building Official

by Krista Mund, Communications Manager On Jan. 23, Moorhead Building Official Kurt Wenzel retires from a career of over 20 years in the city’s inspections office. His plans for the future: “My wife and I will move to the lake in the Walker, Minnesota, area so we can fish, hunt … and fish.” Wenzel began working for the city of Moorhead as a temporary building, plumbing and mechanical inspector in 1993. He became a permanent employee in 1995 and was named the city’s building official in 2012. His experiences prior to inspections work included journeyman carpenter, general contractor, bush pilot and working at a fullservice gas station. As some of his answers to the HBA’s questions imply, Wenzel has a good sense of humor, which made him popular with his peers and home builders in the industry. Fargo Inspections Administrator Ron Strand says, “My first exposure to Kurt was when he worked for me as part of the Fargo inspections department. In his capacity with us, he continuously showed that he was fast and accurate in his interpretation and enforcement. He left to become the building official in Moorhead. He quickly became a reliable and proficient source of code information for the entire metro area. He will be sorely missed.” John Gunkelman, Dakota Construction of Fargo, Inc., is a high school classmate of Wenzel’s and has been a custom home builder, remodeler and commercial general contractor for nearly 30 years in the F-M area. “It’s certainly been fun working with Kurt over the years from his years as an inspector and as he made his way up through the ranks to become Moorhead’s official,” Gunkelman says. “From a builder’s perspective, he was always very 18

accessible and fair, and I am sad to see him go.” Wenzel will miss the people he’s worked with over the years, including city staff. He said he will also miss the challenges of dealing with an ever-changing building code, but will not miss working outside in a “75-degrees-below-zero wind chill.” His most memorable time in the inspections office was administering the building code for complex construction projects during busy years with a limited staff.

“Everyone at the HBA will miss Kurt,” says HBA Executive Vice President Bryce Johnson. “He has such a pleasant and friendly disposition - even for the toughest discussions. He is approachable and was always supportive of bringing the HBA members to the table. he’s earned the respect of the industry.” As of press time, Moorhead was in the process of looking for a new building official.

TopTO Bottom

REMODELING

by Chelsea Smith, Communications & Office Coordinator From its vast showroom to its employees, and right down to customers’ experiences, everything at Accent Kitchen and Bath is first-class and full-service. Twenty-five years ago Accent Improvement and Today’s Maids Inc. merged, both companies bringing integral services and products to what is now Accent Kitchen and Bath. Accent is comprised of four distinct divisions; remodel design-build firm, retail store, emergency service department and cleaning services. Tom Spaeth joined Accent in 1999 to grow the remodeling division of the company. Over the past 16 years the remodeling division has gone from a small maintenance handyman business to a multimillion-dollar remodel design-build firm. These divisions combined make up the perfect quartet, making it a simple process for customers to complete remodel projects from start to finish. Spaeth highlights that some people have only used the cleaning division for years and they don’t know about other parts of the company. Over the past five years Accent has worked on marketing all four services together, to raise awareness of everything Accent offers. Spaeth says, “We do everything from start to finish. We can provide all the products and services for the entire project.” A unique feature to its showroom is the ability to “try it out” before you buy it. Accent has a room with a steam shower and bath tubs that are fully-functional. Customers are able to test out the product before investing in a tub to last many years. “We carry some high-end products, so if a customer wants to invest in an expensive tub, we like to give them the option to see if they like it. It’s like test driving a car,” says Spaeth. Accent is also certified in lead paint, mold remediation, fire and water restoration, carpet cleaning and holds licenses in both Minnesota and North Dakota. As 2015 commences, Accent starts seeing a lot of customers concentrating on interior remodeling, specifically kitchens and baths. People are also planning for spring projects. If a customer wants an addition to his With its vast network of vendors, Accent is staying on top of of or her home, or an extensive remodel, Accent is planning trends. “Vendors are always bringing in new product and we are it from January to March and starts breaking ground in constantly updating our showroom,” says Spaeth. A lot of trend-based May. products Accent keeps in stock or has readily available. 20

Ask a

Pro

Communications & Office Coordinator Chelsea Smith, had the chance to sit down with Tom Spaeth, Accent Kitchen and Bath, to learn about the remodeling process and see the latest trends at Accent’s showroom.

Q: What trends are you seeing in Kitchens right now? A: “Quartz is the most popular countertop in remodeling right now. For sinks, stainless steel is still popular, but farmhouse porcelain sinks have really been a popular item. As usual, stainless steel appliances remain popular because of their timeless quality.” Q: What’s the process for a customer going through a remodel with Accent? A: “The first thing that happens is the customer gets acquainted with a salesperson. The salesperson helps through the entire journey, from picking out products and materials, getting design work done, to the final billing. This person is the customer’s point of contact throughout the whole process. Once the items are picked out and the room is designed, the production department kicks in, which I oversee. We also have a production manager. From that point on, when the job starts, we produce the entire thing. Lead carpenters are on site to continuously help the subcontractors finish work on time. Once all is said and done, final touch-ups are made and the cleaning crew steps in. Q: Do customers usually know what they want from the start? A: “Some customers walk in and say help us pick everything out. We trust that you know what you’re doing and we trust your designer will give us a beautiful project. Others walk in with a definite idea in their head as to what they want, but as the project progresses, ideas change once she or he sees what the end product will be.” Q: What’s a unique feature of Accent’s products or services? A: “Accent can create custom cabinetry in-house to make a truly unique product for a customer. We put the cabinets together, paint or stain them and create any unique finish all here from our warehouse.” www.hbafm.com

It is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling. The HBA handles the administratvie duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.

2015. The strategic plan we approved last year increased our focus on workforce development. Home Builders Care has continued to explore how to promote the construction industry. One of the new ways we will highlight the industry in 2015 will be a Lego competition at the Red River Valley Home & Garden Show. The competition will be for children, ages 5 to 13. We hope this competition will promote careers in construction to students and parents. Currently, this event is sponsored by Dustin Murray Construction and Minnesota State Community & Technical College. Check out next month’s issue for more details. HBC also promoted the construction industry to area ninth graders during the 12th annual Health Tech & Trades Career Expo Dec. 4. The Career Expo was a fun and interactive way to interest the students in career paths within the building industry. Students were able to operate a crane, cut out wooden trees and use health equipment. Pictures and a recap of the event are on page 32-33. Three of the HBA of F-M Student Chapters will be attending the International Builders Show to compete in the Residential Construction Management Competition. Minnesota State Community and Technical College is sending two teams, North Dakota State College of Science is sending two teams and North Dakota State University is sending one team. Students work on the competition starting in September. Typically, two-year programs compete by developing house plans and schedules, and four-year programs compete by creating a development and pitching the plan to potential investors. The competition provides the opportunity to compete on a national level while gaining experience in something students may do in the future. NDSU presents at 11:35 a.m. Jan. 19, M State presents at 10 a.m. and 10:40 a.m. and NDSCS presents at 3:20 p.m. and 3:50 p.m. Jan. 20. All presentation will be at the at the Westgate Las Vegas Resort & Casino in Las Vegas. HBC continues to work with the Fargo Motor Patrol on the 52nd Annual Fish Fry. The event will be Feb. 20 at the Fargo Civic Center. Tickets are only $10 and available at the HBA or by contacting HBA or HBC board members. The event includes a meat raffle, live auction, raffle and delicious meal. Items are still needed for the auction; if you would like to donate please contact Jenny Erickson at (701) 232-5846 or jenny@hbafm.com. Proceeds of this event benefit HBC. This year, HBC will also be focusing on helping Minnesota State Community and Technical College and North Dakota State College of Science increase enrollment in its construction-related programs. As you may have read in last month’s issue of the Plains Builder, M State is eliminating the second-year of the carpentry program because of low enrollment. Members of both HBC and HBA boards will be working with M State leadership to make sure the one-year program is supporting the needs of the construction industry. HBA members have many ways to support HBC. The HBC board challenges you to find at least one way that works for you to give back to your Foundation. • Adopt a Herdina Academy for the Construction Trades student for the 2015 session. For only $75 you can help us provide this course to area high schoolers. • Take your aluminum, magazines and paper recycling to Minnkota Recycling and indicate that you want the proceeds to go to HBC. • Volunteer at the Health Tech & Trades Career Expo in December 2015. We always need people to represent our industry.

What Homes Do Millennials Buy?

and older home buyers. However, millennials are more likely to also pay attention to proximity to work and having good schools. Compared to older generations of home buyers, millennials are more likely to finance home purchases out of current income rather than out of accumulated wealth, and when taking out mortgages they are more likely to use unconventional zero-down mortgages. The research is based on the 2013 American Housing Survey (AHS), the most recent release of this ongoing biennial housing data collection. Only housing units purchased in the two years preceding the 2013 AHS interviews are considered. Housing unit characteristics are tabulated by the age of the household of head, a person in whose name the housing unit is owned. Millennial home buyers are householders that were 33 years old or younger in 2013 and bought homes within the two years prior to the AHS interviews. This article is reprinted with the permission of Natalia Siniavskaia.

by Natalia Siniavskaia, Housing Policy Economist New National Association of Home Builders research shows that millennials tend to buy homes that are smaller, older, and less expensive than homes bought by older generations. Being the youngest home buyers with little or no accumulated wealth also affects how millennials shop and buy their homes. The majority of millennials are buying homes for the first time in their lives. Three out of four millennials who purchased a home were first-time buyers, but a quarter traded their existing homes. Compared to older generations, millennials are less likely to buy a new home. Less than 9 percent of millennial home buyers bought a new home. The share was close to 12 percent among older home buyers. More than two-thirds Home Size Distribution by Generation of Home Buyer of millennials who bought homes purchased singlefamily detached properties. Nevertheless, compared to older home buyers, the millennial generation shows a slightly higher preference for multifamily condominiums. Close to 9 percent of millennial home buyers bought a multifamily property compared to less than 6 percent of older home buyers. Consistent with being the youngest and largely first-time home buyers, millennials tend to buy homes that are, on average, smaller and concentrated in the lower price ranges compared to homes purchased by older generations. Half of all homes Purchase Price Distribution by Generation of Home Buyer purchased by millennials averaged less than 1,650 square feet of living space and cost less than $148,500. The most common reason for moving reported by millennial home buyers is to establish their own household, followed by the desire to have a larger unit and own it. When choosing a particular home, millennials are more likely to let financial reasons influence their choice, while older generations consider the right size most often. When selecting a new neighborhood, the right house most often influences the decision for both millennial www.hbafm.com

Sign up by March 9! Help consumers visualize their new home, by opening your doors to the public. The Spring Parade of Homes is the perfect opportunity to showcase your product to potential buyers. by Lindsey Nogosek, Events Coordinator The Parade of Homes happens all over the United States, offering a unique opportunity for consumers to view a variety of homes. The HBA of F-M holds two events each year, the Spring Parade of Homes and Fall Parade of Homes. This year is the HBA’s 55th annual Spring Parade of Homes. Parades offer a unique experience for consumers to view a variety of homes. Unlike open houses, Parades offer a pressure-free shopping environment for serious buyers, and the chance to attract future shoppers. Consumers are also able to check out the newest trends in new home construction and technology within the home. The Spring Parade of Homes runs two weekends, April 30May 3 and May 7-10 allowing for maximum foot traffic through each home! Kristie Eid, communications coordinator at Eid-Co Homes, says the Parade offers a unique opportunity to hear directly

from buyers what they do and don’t like. National trends don’t always fit within our community. Each Parade, the HBA publishes a consumer magazine distributed at all Hornbachers locations and a brochure included in The Forum. The magazine details each home, including a rendering, home statistics and a brief description of the home. “The event magazine offers a great marketing opportunity, people are still looking at the magazine regardless if they go to the Parade or not,” says Eid. The Parade is also a great time to take advantage of the power of social media and the homebuying process. Because homes are so visual, many social media sites are the perfect way to promote your product. The event allows for an exciting way to intrigue your customers to come out and view your home. page and will be creating a specific twitter account for the Parade, allowing members to get even more publicity! Kimberly Krueger Tehan, Krueger Construction’s marketing & business development director, sales, says, “Every year right up there with Christmas, Thanksgiving, Easter and, for my dad, hunting season opener, the Parade of Homes is marked on Krueger Construction’s calendars.” Krueger Construction finds many excellent marketing events to take advantage of, but in its 30 years of building homes the company finds the Parade of Homes to top that list for a number of reasons. 1. It’s the only event, aside from standard open houses, that we can showcase our entire product in real time with hands-on home tours. As wonderful as booths, photographs & floor plans, Smart phone apps and virtual tours are, nothing quite compares to walking through a home and getting a feel for the design aesthetic, flow and quality of construction that the Parade of Homes allows. 2. Unlike standard open houses, the hardworking HBA and Parade of Homes Committee does a lot of the leg work for us! The marketing and advertising efforts before and during the Parade of Homes bring out consumers in droves. Even though there may be some that aren’t looking to build a home that year, we have seen repeat Parade of Homes attendees several years in a row that eventually become our customers. 3. Because the Parade of Homes is so well attended by consumers, even those that have no intention of ever building a home, they help to provide important feedback. We learn what consumers like, what they’re looking for, what they’d change and it helps us to continue to evolve our business to meet the needs of current and future customers. 4. The Parade of Homes keeps our customers coming back. Whether it’s to get ideas on decorating, adding finishes to their current home or just to say hello, we tend to see a handful of our previous customers during the Parade and it’s a great testimonial to the other attendees when they talk about how much they love their home or how they’d like to build with us again. 5. The Spring and Fall Parade of Homes provide good 28

benchmarks for our company as we refine our business model and put together sales projections for the year. 6. Finally, it’s about the bottom line. We can track many of our sales directly to the Parade of Homes and we find that we get a great return on our investment. Health, Tech & Trades Working to Solve Workforce Shortage

By Jenny Erickson, Director of Development & Education The 12th annual Health Tech & Trades Career Expo was a great success. Over 2,700 students from more than 30 area schools came to the Fargodome to experience a variety of careers through hands-on activities. The Expo was developed to promote the variety of careers that only require a two-year technical degree or less. A wide variety of companies such as Essentia Health, Industrial Builders, Fargo Jet Center, Lynnes Welding and Butler Machinery attend to promote career opportunities to area ninth graders. Every year, companies plan interactive activities for students to experience just a small part of what they do each day. This year students were able to walk through an inflatable colon, operate a 100-ton crane, practice CPR, participate in a fire department obstacle course, make electricity, weld, operate big machinery and many more. The HBA of F-M helped to found this event and has continued to be a major sponsor through Home Builders Care Foundation. At the event, the HBA of F-M organizes a booth where members work with the students and help them use power tools. There is also a booth focusing on careers in the concrete industry. These booths are manned by competitors who work side-by-side to promote the industry.

The project was funded by a grant through the city of Moorhead.
