HBA Preps for New Year Celebration, Kicks Off 60th Anniversary Year
Happy New Year! I am honored to serve as the HBA of F-M’s president for 2016. This year will be special as the Association celebrates 60 years in this great community. We have some fun things planned, and will integrate recognizing this milestone into each of our Member Meetings this year. Please celebrate with us! Thank you to Clay Dietrich, Dietrich Homes, Inc., for all his efforts and dedication last year. With Clay in the lead, the HBA of F-M confronted many issues for you, the foremost being continuing to advocate for permanent flood protection. We also took care of a lot on our strategic planning list including rolling out a new website and association management software. The Friday File: Based on answers given by 150,000 adults in 148 countries on a five-question multiple choice financial literacy test that included questions on inflation, interest rates, and investing, and that always had a correct answer, the U.S. came in 14th with a score of 57 percent. Norway, Denmark and Sweden were tied for first at 71 percent and Israel and Canada tied for fourth with a score of 68 percent.
Nov. 23, 2015 Infinitesimal Inflation
After hitting a post-recession low of eight in mid-2011, the number of countries experiencing 2 percent inflation or less is now 42. Similarly, while no nations experienced inflation rates below zero back in mid-2011, now 20 nations are. Moreover, the number of nations falling into these categories isn’t declining. This is why most central banks continue to ease monetary policy and is partly why the Fed won’t raise rates quickly.
Dec. 2, 2015 Meek Manufacturing
U.S. manufacturing activity contracted in November, the first monthly decline since November 2012, and the second since July 2009. Manufacturing is sputtering due to the strengthening dollar, anemic global growth, low commodity prices and poor capital spending due to lousy corporate profit growth. The last time the Fed raised rates while manufacturing was shrinking was in 1980. That said, the Fed will raise rates in two weeks but at least initially very slowly.
Dec. 3, 2015 Dismal Deposits
To boost European economic activity, the European Central Bank lowered the rate it pays banks that have deposits with it from -0.2 percent to -0.3 percent! These negative returns may encourage more lending, but I’m skeptical. It will, however, weaken the euro, boosting exports and inflation as imported goods rise in price. It will also dampen U.S. interest rate increases as European investors buy Treasuries and in the process drive down their yields. 8
Dec. 7, 2015 Wonderful Work
Friday’s labor numbers were excellent! 211,000 net new jobs, upward revisions totaling 35,000 for September and October, an increase in the labor force participation rate from 62.4 percent to 62.5 percent, and decent year-over-year wage growth of 2.3 percent. Better yet, construction added 46,000 jobs, its best showing since January 2014 and retail, which had shown signs of weakness, added 31,000. Mining shed another 11,000 jobs and is down 123,000 since the December 2014 peak.
Dec. 8, 2015 Crummy Conservatorship
Since bailing out Fannie and Freddie to the tune of $188 billion, the Treasury has taken all their profit and is slowly taking all their capital. By 2018, F&F will have none. Unfortunately, F&F are becoming less profitable as they shrink their portfolios of mortgage-backed securities and focus on issuing guarantees. With no capital, a small loss will necessitate another bailout even though it won’t be due to mismanagement.
Dec. 9, 2015 Fed Futures
With a Fed rate hike a foregone conclusion, the next three issues of concern are how gradually will the Fed raise rates, when does the Fed stop reinvesting interest and principal from their $4 trillion portfolio of Treasuries and agency debt (Fannie and Freddie), and, last but not least, do we return to a zero fed funds rate in a future recession? The answers: very slowly, July and yes!
Dec. 10, 2015 Goofy Gold
It’s remarkable that several Republican presidential candidates advocate a return to the gold standard. Doing so would outsource our money supply growth and thus monetary policy to the world’s largest gold producers including China, Russia, Peru and South Africa. And even a return to the quasi-gold standard of the Bretton-Woods system, which ran from 1945-1971, operated under the watchful eye of the IMF, not an institution congressional Republicans particularly value. www.hbafm.com
Community Partners Research Present Fargo Housing Study Information at Lunch Session by Jenny Erickson, Director of Development & Education In December, Scott Knudson, Community Partners Research, presented the Fargo Housing Study findings during a lunch session. Lunch Sessions are available to all members for only $15 and are listed at www.hbafm.com on the events calendar. Knudson quickly reviewed the 18 sections of the entire study which can be found at www.hbafm.com/memberonly-content/education/materi, or the City of Fargo’s website. The sections cover specific information to income, student data, downtown Fargo, affordable housing, housing construction data and rental housing information. The study also compares Fargo to some other similar metro areas. The study examined the age of the population in the Fargo area and determined that the groups with the largest populations were in ages 0-17, 35-44 and 65-74. With the spread of ages of the Fargo population, there will be a change in age of households by 2020. The study looked at the Metropolitan Statistical Area (MSA) of Cass & Clay counties and the annual housing unit construction from 2005-2014. The first graph clearly shows that Cass & Clay counties followed the national trend during the national economic recession. In the graph, you can see that both single-family homes and multi-family construction have increased since 2010. (Information for this graph was provided by the Census Bureau.) According to the Assessment Department records, approximately 46 percent of all single-family detached home sales in 2014 in Fargo were priced between $125,000 and $224,999. Fewer than 12 percent of the sales were for less than $125,000. Nearly 20 percent of the home sales were for $300,000 or more. This largely represents the sales activity of existing houses, not new construction. (Fargo Housing Study, page 100.) Other interesting information provided in the study included the supply and demand of single-family homes and twin homes. Since 2010, demand is almost matching the supply of those properties. The Fargo Housing Study includes median income for renters and owners and what is considered affordable: • For a household at the city-wide median income level
of approximately $45,000 in 2013, the affordable ownership level was approximately $136,000 to $151,000, and was partly dependent on cash available for closing. • For a household at the city-wide median income level of approximately $45,000 in 2013 the affordable rent threshold for a household at the median income level was $1,125. • Based on the available estimates for the city of Fargo, rental housing with a gross monthly rent of $1,125 to $1,230, or less, is considered to be affordable for a median income household (with 30 percent of gross income available for rent and housing costs). • Ownership housing that has a purchase price from approximately $136,000 to $155,000 or less is considered to be affordable for a median income household (based on 4.18 percent rate, 30-year fixed rate mortgage, with $10,000 to $15,000 available for down payment and closing costs, and $300 per month in other fixed debt). • In Fargo, 42 percent of the population owns their home and 58 percent rents. Why did you become involved with Membership Committee?
We initially wanted Design & Living magazine (a magazine of Spotlight Media, Inc.) to be a member of the HBA because of the benefits of networking with others in the industry. After attending the Awards Gala & Annual Meeting and listening to the stories of those who have dedicated their time and the game-changing work they do, I really wanted to help make a difference in any way I could. With the magazine, I get to see first-hand the work and craftsmanship that goes into every home and have admired their dedication. I want to make sure that locally this industry continues to be strong.
What is your favorite part of participating on the Membership Committee and why?
I have really enjoyed getting to know others on the committee and love brainstorming ideas. It’s also fun to get together once a month with a group of fun, ambitious people over a great lunch!
Why do you think the Membership Committee is important to the HBA?
I feel like our job is to get people excited about what the HBA stands for. This is so important for continuing education, member retention and prospecting. Everyone in this industry should know what the HBA is lobbying for and the cost saving benefits they can bring to the industry and the homeowners.
Tell us about your family, hobbies, and other organizations you’re involved in!
I graduated with a degree in mass communications from Minnesota State University Moorhead. I have been married for nine years and have a six year-old daughter named Elle and a very energetic 19 month-old son named Quin. I’m happy to say that my favorite hobby is really my job. I love touring area homes, writing about local designers, architects, builders, fabricators and everything in between! I’m also a member of the Fargo-Moorhead and North Dakota Professional Communicators organization.
HBA of F-M Raises Over 2,500 Socks for Churches United for the Homeless by Chelsea Smith, Communications Coordinator This Holiday Season the HBA of F-M wanted to give back! Through a brainstorming session with the staff, the idea to challenge committees to donate socks for Churches United was born. Competitive spirits ready, the staff sent out emails to each committee and challenged the committees during meetings. Members responded quickly bringing in anything from a few pairs of socks to a few thousand pairs of socks. The HBA staff would like to extend a thank you to a few individuals who went above and beyond for this cause! John Koerselman and Brenda Schmitz, Red River Drywall & Decorating Services, challenged their vendors to donate and they would match. We would also like to thank Nancy Kelly,
Labor Masters, for getting involved and challenging every Public Issues member to match her donation. We couldn’t have had a successful fundraiser without the support of our members. Congratulations to Public Issues for bringing in the most socks at 2,042 pairs! The HBA staff and a few members will drop off the donation in December.

As we ring in the New Year NDAB is excited to welcome new Board Members and members across the state! 2015 was a busy year for NDAB and we are looking forward to presenting new opportunities to our membership, visiting each of the six local associations (hope to meet you!) and continuing our strong advocacy work. As shared in last month’s newsletter, on Dec. 4, the NDAB Board of Directors and special guests gathered in Dickinson to toast our successful past year and celebrate the future year ahead of us. National Association of Home Builders Third Vice Chairman Randy Noel was present to speak to our board of directors and as our special guest speaker at the banquet. Randy swore in the 2016 NDAB Board of Directors member and swore in the 2016 state President Arnold Karsky from Dickinson. The Year Ahead
Hello fellow NDAB Members! I hope your year is off to a great start. I am very excited to be representing you as your 2016 President, and I look forward to working on your behalf all year long. First a little about me: I live in Dickinson with my wife, Becky, and my three children; I work as the General Manager for ProBuild and have been working for the company for 26 years. I have been involved with our local HBA for a number of years and it’s been a natural fit for me to get involved at the state level. I know we are going to accomplish many good things in the coming year, and I hope we can create more reasons for members to be involved at all three levels of the HBA, Local, State and National. One of my 2016 goals will be to foster our need to have housing in the discussion during the election process. We have a couple of committees that will help keep us informed on the election and other issues affecting the housing industry. NDAB-PAC, comprised of our Local Trustees, State Trustee John Koerselman and State Alternate Trustee Vance Vetter, will be leading the charge in election seat coverage. At the state level, over the past several years we have been watching and keeping track of who has been voting favorably toward the homebuilding industry, and we are beginning to see who is supportive and who needs more information or influence. We know who is up for re-election and we will be deciding who we will support throughout the State, not just in the six local areas. It will be vital for us as an Association to influence and to inform legislators across North Dakota to work with us on issues affecting our industry for the upcoming 2017 Legislative Session. In 2015, Governmental Affairs Committee Chairman, Dan Lindquist and our Governmental Affairs Committee were working on issues and other homebuilding topics for 2016 and for the 2017 Legislative Session. In 2016, Jason Eid will be taking over as Chairman of GAC, and will continue to lead with that continued focus going forward. The members of GAC are going to be sending information and requests to our Local Executive Officers and they will send that information out to you. We need you to get involved, and we need you to reach out to our Legislators when needed. I am asking you personally to please make the call and send the emails. Brian Eiseman, Stoneshire Builders, will assume the seat of retiring board member Vance Vetter, Vance Vetter Homes. • Members Vance Vetter, Greg Zenker, Jeff Sattler and staff Terri Johnson and Dot Frank attended the NDAB Fall Board Meeting in Dickinson. They took receipt of the 2nd place award for membership from 2014. • Vance Vetter was elected to the position of BUILDPAC alternate trustee at the state board meeting. • More than 100 members attended the association’s annual Holiday Open House. In addition to raising funds for the BSC scholarship, members contributed food and money for a local food pantry. • The BMHBA extends an invitation to members across the state to attend its Annual Banquet on Jan. 28. HBA Members Travel to Dickinson for NDAB Meeting North Dakota Association of
Builders held its Annual Banquet and Board of Director’s Meeting Dec. 3-4. Thank you to Kim Schneider, NDAB executive officer, and Heather Ken Krajsa Austin, office & communication NAHB Life Director coordinator, for planning the event. Thank you to Dickinson for hosting the state meeting. During the board of directors meeting, Randy Noel, National Association of Home Builders third vice chairman of the board, spoke about recent issues NAHB has been focusing its efforts on. Noel discussed the recent vote on SB1140: Federal Water Quality Protection Act, which fell three votes short of passing. He also stressed the importance of recruiting PAC dollars early this year for the upcoming election in 2017. In October, the Government Affairs Committee met and recommended that each local receive two votes during meetings. The board approved this recommendation. Jason Eid, Eid-Co Buildings,Inc., was elected as Government Affairs Committee Chairman and Eric Brenden, Bismarck-Mandan Home Builders Association, was elected as Government Affairs

Committee vice chairman for 2016-2018. Later that evening, members attended the Annual Banquet. NDAB awarded Builder of the Year, Associate of the Year and BEAM. Clay Dietrich, Dietrich Homes, Inc., won Builder of the Year; Ken Callahan, Montana Dakota Utilities, won Associate of the Year; and Heritage Homes won BEAM. Arnold Karsky, ProBuild, was sworn in as 2016 NDAB President. Irene Schafer, Dickinson Area Builders Association executive officer, is retiring this year after 30 years working for the Association. She updated the membership on her goals for the Dickinson Association as she moved out of her role as executive officer and into her role as a member and chair of DAB’s Membership Committee. Although she is retiring, Schafer is staying on as a member. In her new role as chair she plans to raise membership to 300 by May.

The year’s first Member Meeting will be 5 p.m. Jan. 28 at the Radisson Hotel, 201 5th St. N., Fargo. The evening will consist of a brief message from special guest Al Jaeger, North Dakota Secretary of State, a year in review feature, updates from the North Dakota Association of Builders and the Builders Association of Minnesota, installation of HBA and HBC’s board and a mayoral panel with the mayors of Dilworth, Fargo, Moorhead, Oxbow and West Fargo. To celebrate the Association’s 60th Anniversary we will show a video highlighting the HBA’s history. There will be a social from 5 - 6 p.m. with dinner and the program beginning at 6 p.m. Be sure to come early so you have time to network and socialize with our community leaders and elected officials who are invited to this event. Expand your network and knowledge by joining an HBA committee this year! With seven to choose from (Public Issues, Education, Events, Parade of Homes, Home & Garden Show, Membership and Remodelers Council), it is likely we can find a perfect fit for you. Most committees meet only once a month, allowing for a great opportunity to put your foot in the door and become more involved. Public Issues discusses the latest in industry concerns and works to devise solutions. Education is in charge of developing education programs for the Association. Its purpose is to assist the development, professionalism and profitability of HBA members and the industry. Membership focuses on recruiting new members to the Association as well as retaining current members. Events handles programming and entertainment for Member Meetings and coordinates the annual HBA Golf Outings. Its purpose is to provide creative ideas and support coordination as well as logistics during each of these events. Parade of Homes is responsible for all aspects of coordinating and promoting the Spring and Fall Parade of Homes. Remodelers Council is the only committee that you must pay to be a part of. Its dues are $70 per year and is recognized by NAHB. As a member of the council the member gets their name printed in the Membership Directory & Consumer Guide. by Jenny Erickson, Director of Development & Education Over 3,200 area ninth grade students from metro and rural schools attened the 2015 Health, Tech & Trades Career Expo. Students came from as far away as Mahnomen, Wahpeton, Oakes and Lake ParkAudubon. The purpose of the Expo is to expose students to occupational opportunities available in the health, technology and trade industries in our region through hands-on experiences. This year, the Expo featured some new and exciting exhibits. Essentia Health brought “Lucy the Lung,� a blow-up lung that provides a 3-D walk-through experience. The lung showed the effects of cancer, asthma and healthy lung tissue. North Dakota Department of Transportation was a new exhibitor this year and brought a snowplow for students to sit in and experience. Hour of Code, a computer programming feature, was enjoyed by the students. Home Builders Care is a Gold sponsor of the event and works with HBA of F-M members of the Home Builders Association to promote careers in the construction industry. The HBA booth is always fun with the students using power tools, cutting out trees and entering to win a DeWalt radio. Competitors work side by side to promote the industry.

HBA Charter Granted in 1956, Organization Plans Special Activities Throughout 2016 to Celebrate
by Krista Mund, Executive Vice President In the summer of 1956, a small group of Builders with vision and foresight saw a need for the building industry to come together as one voice to address regulation and guide the direction of their profession. Seventeen Builders submitted bylaws of the constitution and articles of incorporation with the intent of becoming a local association affiliated with the National Association of Home Builders. These Builder realized their goal when the charter was signed on Oct. 8, 1956. We have already started celebrating our 60th by kicking it off in October with a visit from National Association of Home Builders CEO Jerry Howard. We also built a lighted display as part of the Holiday Lights at Lindenwood and hosted a booth at the FMWF Chamber’s Business After Hours last month. Here’s a list of our ideas to celebrate coming up this year: • Dessert at all Member Meetings! • Host two booth locations at the Home & Garden Show, handing out anniversary M&Ms. • Organize a showroom tour in the fall as a special feature of our 60th year

HBC PRESIDENT’S LETTER
HBC Expands Efforts for Workforce Development
Home Builders Care is starting the year off strong with a focus on workforce development. The Workforce Development Committee was reconvened in late 2015 and has a lot of work ahead of it. Some of the exciting possibilities include; determining actual training needs of HBA members, partnering with Fargo Public Schools and city of Fargo on their house project, partnering with Minnesota State Community and Technical College, North Dakota State College of Science and HBA of F-M members to provide jobs and training at the same time, refugee training opportunities and promotion to area youth including the Lego homebuilding competition, Career Expo and Herdina Academy for the Construction Trades. The committee is also in the process of developing a job description for students under age 17. This document will be created to help HBA members know what younger people can and cannot do on the job site. The Lego homebuilding competition is coming up at the Red River Valley Home & Garden Show. This will be the second annual event and will be expanded to include even more students. In January, two student National Association of Home Builders chapters will be participating in the Residential Construction Management Competition at the International Builders Show. North Dakota State University and Minnesota State Community & Technical College will present projects they have been preparing since September. Home Builders Care, in conjunction with the National Housing Endowment, help provide funds for the chapters to travel to the Show. The competition and the show itself is a great experience for the students. They are able to meet members from around the state and make great connection. Home Builders Care Foundation was created in 1993 by the Home Builders Association of Fargo-Moorhead. It is a local 501(c)3 nonprofit charitable organization.
It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling. Ryan Johnson is a new addition to the HBC board of trustees. Previously Johnson helped out with the Herdina Academy and is excited about continuing to help out with workforce development as a member of the board. He believes the HBC is an important part of the homebuilding industry because it assists in keeping youth interested and educated, ultimately resulting in a stronger industry overall. Johnson and his wife have three children and live in Mapleton, N.D.. He is on the Mapleton City Council and also serves on the volunteer fire department. He enjoys spending time with his family and relaxing at the lake during the summer months. He loves being involved in the building industry and real estate. Backman decided to join the board to help meet the needs of our community and to continue the progression of the industry through the promotion of the construction trades. Without these volunteers, the Association would not be able to fulfill many of the things it does on a regular basis. Each year we welcome new committee chairs that run meetings and work with an HBA staff liaison on committee-related activities. Joyce Balstad, Stone Countertop Outlet - Events Committee Chair
Joyce Balstad will be the 2016 Events Committee chair and looks forward to helping with the planning all of these events. She first became involved with the committee because she enjoys meeting new people and thought it would be fun to be able to plan events for the Association. Her favorite part about participating on her committee is the new and exciting ideas the group comes up. Balstad and her husband have two boys and they consider themselves a “sports” family! Whether it is a game or a practice, they always have something going on every night and weekend, all year round. When she is not busy with her family’s activities she enjoys gardening and hiking. The Home & Garden Show is an event hosted by the HBA of F-M that plays a large role in promoting local business and supporting HBA members. Ray Blaha is the 2016 Home & Garden Show Committee chair. Blaha originally joined the taskforce and decided to stay involved as a committee member. His favorite part about his committee is working alongside the other committee members. He appreciates the other members’ wealth of experience and business knowledge. As a result of these members, the HBA is able to make sure the show stays fresh every year! Favorite Vacation Spot: Any vacation I get to spend with my family. We are looking forward to hitting the slopes at Detroit Mountain this year. What is the Remodelers Council?
NAHB Remodelers is America’s home for professional remodelers, representing the more than 55,000 members of NAHB who are involved in the remodeling industry. Based out of NAHB’s Washington, D.C., Headquarters, the Council works in partnership with the locally-organized Remodelers Councils of over 150 NAHB-affiliated state and local builders’ associations. The NAHB Remodelers Council is committed to improved management and technical competency of Remodelers Council members, excellence in service to the consumer, and to effective government representation of Remodelers interests at the federal, state and local levels. On the local level, the HBA of F-M’s Remodelers Council was formed in 1990. The council is made up of suppliers, vendors and trades-people who work in the remodeling industry. The council assists in the planning and logistics of the Remodeled Home Tour and various “Ramp Projects” in our community. These Ramp Projects involve the council members coordinating the construction of handicap accessibility ramps for families in need. There are many benefits to joining and being active in our local Remodelers Council. From industry-leading programs in education, networking, and recognition of excellence the NAHB and our local Association give you the tools you need to build your remodeling business. Membership in the Remodelers Council also demonstrates to your current and future customers that you are committed to responsible business practices, quality construction and reliable customer service. Meetings are held approximately every other month at the HBA for networking, informative speakers and council business is conducted. Sylvia Lunski is an active volunteer at the HBA. Fresh off her role on the HBA board, she is taking on a new role as chair of the Public Issues Committee. Lunski originally got involved with the committee because it is the best way to stay informed on what is effecting our industry and learn how members can impact anything from building codes to legislative concerns. Her favorite part about being involved in a committee is the opportunity to develop friendships as well as business relationships with her fellow members. 2016 dues payments to the Home Builders Association of FargoMoorhead are not deductible as charitable contributions for federal income tax purposes. However, dues payments may be deductible as ordinary and necessary business expenses, subject to exclusion for lobbying activity. Because a portion of your dues is used for lobbying by NAHB, NDAB and HBA of F-M, the following portion is not deductible for income tax purposes for: • Builder and Associate members: 13.13% of the total dues or $68.96. <Jan 1 – March 31> • Remodelers Council members: 12.58% of the total dues or $8.80. • Affiliate members: 12.11% of the total dues or $6.05.

The Home & Garden Show will debut a new mobile app, where consumers will be able to look at the show map on their devices! They will be able to search for specific exhibitors or look through categories to plan out their route ahead of time. NEW this year! At the 2016 Home & Garden Show, kids can participate in a brand new Treasure Hunt. Indicated on the map in the Show Guide, kids will be able to pick up items as they walk around the show space! The treasure hunt will be limited to the first 500 kids. Maria Bosak, Eco Chic Boutique; Tom Spaeth, Accent Kitchen & Bath; Chef Eric Watson, Mezzaluna, Rustica, Mosaic Foods; and Don Kinzler, Forum Garden Columnist will present workshops on DIY, Design, Dining and Gardening! Admission Deals! This year the Home & Garden Show will have multiple admission deals. Purchase tickets in advance Feb. 8-25 at the Fargodome for only $6. Thatâ&#x20AC;&#x2122;s eight dollars in savings for a couple. Look out for a $2-off coupon in the show guide. Last but not least, all day Sunday is 2-for-1 admission. The $2-off coupon may not be used on Sunday. Back by popular demand is the Lego Competition. This year more spots have been opened for the fun event for kids between the ages of 5-12.
