This year’s cover features a custom home built by Dakota Construction of Fargo, Inc., in 2016. The owners wanted a “contemporary mountain style,” which was achieved by working with Dan Elton of Chris Hawley Architects. Dakota Construction of Fargo, Inc., is owned by John Gunkelman who received the HBA of F-M’s 2017 Builder Volunteer of the Year award. This award is presented to one builder member that has gone beyond the call of duty for the Association, industry and community.

Features • Featured remodel projects - The cost is $5 to tour both featured remodel projects, entry R1 in Horace and entry R4 in Fargo. Tickets are available through the Parade website or app. Members volunteer their entries in a fundraising effort to support their industry, Association and charity: Home Builders Care of F-M Foundation. rofessional designations set HBA members apart. A designation from the National Association of Home Builders or the North Dakota Association of Builders says a lot about a builder, remodeler or building industry associate. Professional designations offer opportunities for Home Builders Association of F-M members to improve skills, advance their careers and be recognized for commitment to professional growth. See the facing page for a list of HBA members who have earned designations as of Aug. 20, 2018.

National Association of Home Builders designations • www.nahb.org NAHB has the most targeted curriculum, accomplished teachers and widely respected education opportunities in the business. The following are brief descriptions of designations that HBA of F-M members have earned: • Certified Aging-In-Place Specialist (CAPS) - teaches technical, business management and customer service skills essential to competing in the aging-in-place market. • Certified Graduate Builder (CGB) - emphasizes business and project management skills. • Certified Green Professional (CGP) - teaches techniques for incorporating green building principles into homes without driving up construction cost. • Graduate Master Remodeler (GMR) - allows a Certified Graduate Remodeler to attain further recognition for his or her commitment to educational excellence and longevity in the remodeling industry. • Certified Graduate Remodeler (CGR) - emphasizes business management skills as related to a remodeling operation. 10

• Housing Credit Certified Professional (HCCP) demonstrates high level of knowledge, experience and education in the LIHTC (low-income housing tax credit) industry. To earn these designations, members must take NAHBapproved courses from a set curriculum and keep up with continuing education.

North Dakota Professional Builder designation • www.ndbuild.com North Dakota Professional Builders (NDPB) requirements: • Meet membership requirements of their local builders association. • Must have held a contractor’s license in the state of North Dakota for at least two years. • Comply with all appropriate North Dakota statutes concerning contractors. • Build in compliance with appropriate local, state and national building codes. • Adhere to the Code of Ethics of North Dakota Association of Builders. • Complete seven credit hours of continuing education annually. NDAB makes its best efforts to determine a builder’s qualifications for certification as an NDPB. While the program recognizes the professionalism of a builder, NDAB does not make warranty or representations, express or implied, to home buyers or others. Incentives In Fargo and West Fargo, you can save up to $4,000 on your property tax bill when you buy a newly built home. Home owners get an exemption on up to $150,000 off their property valuation for two taxable years following the year the home was sold. In Dilworth and Moorhead, you can get a two-year property tax rebate on newly built homes. On a $250,000 home, this is a value of $5,500 over the two-year period. There is no maximum value on new construction of single-family homes, including the building and land. All four metro cities offer incentives to fix up existing homes that come in the form of tax exemptions and low-interest loans in Fargo and West Fargo, and interest-free loans and grants in Moorhead and Dilworth. Rehab guidelines, income qualifications and the home’s age vary by community. Choosing a contractor

When choosing a contractor to build a home or renovate your house, there is no “magic pill” to achieve success. Consumers need to evaluate many different aspects of a builder and his or her company. These aspects can vary according to what fits with your personality and what’s most important to you. As a customer, you need to do your homework and take responsibility, as you would for any other product or service or purchase. Remember to request references, including bank and trade contractor references, and check with customers who have recently completed projects to see if they were satisfied with the work. Copyright concerns Copyright infringement in home plans is nothing new, but instances seem to be increasing in the Fargo-Moorhead area as it grows, and more residential development happens. Just as the builder should ask questions about any drawing provided by a potential customer, it is the consumer’s responsibility to be forthcoming about his or her plan’s origins. Some may ask, “How many changes do I have to make in someone else’s work before it becomes my own design and I am no longer in danger of being sued for copyright infringement?” According to National Association of Home Builders Legal Research Department, the answer is simple: You are not entitled to create derivative works from another’s copyrighted plans, drawings or buildings without permission. The copyright law does not permit usage of the design after a certain amount of changes has been made to another’s copyrighted work. Prior to December 1, 1990, architectural structures (buildings) could not be copyrighted. Only architectural drawings received copyright protection. An amendment to the Copyright Act changed that situation. Now, any qualifying building constructed after December 1, 1990, is automatically copyrighted to the person or company who “authored” the drawing or plan – for example, a builder, architect or lumberyard. Before using any floor plan that you have seen on paper or experienced by touring a home (even a friend’s home), be certain to find out its origins. Many times, a builder will consider selling rights to a plan. If you don’t know where the plan originated, the safest bet is to start from scratch. For the full story, visit www.hbafm.com. Do you ever drive by a home dayafter-day that’s being remodeled in your neighborhood and wish you could go inside? You can! Home Builders Association of F-M has an event dedicated to home face-lifts called the Remodeled Home Tour Oct. 6-7. It runs in conjunction with the Fall Parade of Homes’ second weekend, and allows local residents to tour renovated homes from noon – 5 p.m. both dates.

Something special about this year’s Remodeled Home Tour is it includes two featured remodel projects. These are extensive remodels with a value of at least $200,000. The cost to tour both projects is $5 with proceeds donated to Home Builders Care of F-M Foundation, our charity supporting local housing projects and scholarships. We have designed this part of the magazine, the mobile app, and a section of the event website at www.paradefm.com, to help you explore the homes online. Entries are noted on the map in this magazine with an “R” in front of the number. When you are out and about, just look for the orange and blue direction signs marking Remodeled Home Tour entries. Members Help Make Moorhead Man’s Life Easier by Krista Mund, Executive Vice President

I

t started with an email from Lisa Spriggs of M & J Construction of Moorhead, Inc., to the Home Builders Association of F-M: her neighbor and friend George Rick had been fighting stage-four small-cell lung cancer, bone cancer and liver cancer.

Eileen Rick, George’s wife, says, “When something like this hits, you don’t realize how we take things for granted. All of a sudden he can’t walk, and we were wondering ‘How are we going to get him in and out?’ Winter coming presents its challenges as well.”

Because of complications from the bone cancer, he is sometimes unable to walk unaided, so his 1940s rambler in Moorhead needed to be updated with a permanent handicap-accessible ramp.

She describes George as someone who, over the years, was always there to help others, whether it was a neighbor roofing his house, fixing a car or building a garage, George would show up to lend a hand.

M & J Construction and Stenerson Lumber were willing to provide the materials and plans; they just needed skilled volunteers to help construct the ramp. HBA’s Remodelers Council was up for the challenge. Approximately 15 council members and HBA volunteers showed up at 7 a.m. one day late in August and worked throughout the day to take care of it!

“It was hard for him to sit by and watch the crew building him this ramp,” she says. “He is used to being one of them pitching in!” George retired about ten years ago from his occupation as a carpet and flooring installer in the F-M area. In addition to the cancer fight, he suffers from congestive heart failure and chronic obstructive pulmonary disease (COPD).

Eileen says, “I can’t thank your organization enough! It’s wonderful to know there are people out there that will do things like this and we can’t believe the generosity of this community.” The Remodelers Council plans the Remodeled Home Tour and is affiliated with the HBA of F-M. utumn and Steve Hareland built their two-story Horace house in 1999, newly married, with the drive and desire to create their first home. Fast-forward to 2018: They are a busy family with three teen girls, endless sports, activities and social engagements. “Our life had evolved in such a way that it really showed the shortcomings of our home,” Autumn says. “We had space for entertaining our friends, hosting team events and the girls’ friends, but our main floor was segregated into formal dining, formal living, casual dining and casual living rooms. It felt small and tight. We were looking to repurpose the footprint we had.”

They considered new homes, but their family loves the neighborhood and many of their home’s current amenities. That’s where Benjamin Custom Homes and Trever Hill Design came in and opened the Harelands’ eyes to the potential of what the main floor could become. “I had a shortsighted vision,” Autumn laughs, “And I only saw our home the way it had been all these years, but Ben and his team helped us see things in such a different way. Kara Skarphol, Benjamin Custom Homes, says the project was a challenge structurally since the main load-bearing wall didn’t have a header spanning the entire footprint. Removing all the walls involved engineering expertise with the installation of a supporting post and cutting floor trusses. “The steel staircase was pre-fabricated locally,” Skarphol says. “It was originally enclosed oak, and now is wide open. What was once traditional and dark, is now a bright mix of transitional and contemporary.” Two other features to watch for are the natural quartzite illuminated island countertop and a custom chandelier.

“The chandelier was made from birch trees harvested near Detroit Lakes,” Skarphol says. “It’s an interesting tie into the modern design, and complements the concrete dining room table.” For Autumn, the Remodeled Home Tour offers an opportunity for her family to allow our local skilled trades and artists who worked on the home, a chance to show off their talents, something that is not always easy for them to do in a renovation. “Over the years, I’ve loved to go out on the Parade of Homes to see the new trends, new looks and how houses are being constructed,” she says. “Steve and I agreed to open our house www.paradefm.com
