by Sami Eidenschink, Membership & Marketing Coordinator Six times a year, the HBA of F-M staff recognizes a “Member of the Month.” This recognition goes to a member who has gone above and beyond to support the Association and staff. Congratulations to Rich Lahren of Hebron Brick Supply for being chosen as April’s Member of the Month. Lahren is currently the landscaping division manager at Hebron Brick and has been active in his passion of landscaping for many years, whether it is here in Fargo or at a national level. “I do professional speaking on an industry level, you know, business management, bidding, estimating for landscape contractors, some design and build stuff. I’ve done seminars at the National Landscape Convention in Louisville, Kentucky, Lahren says. I’ve been there a few times, published a few magazine articles and stuff like that. If somebody taught me, when I was 2122 years old what I know now, I would be that much better off, so I feel like if I could do that and it makes somebody’s life easier, then that’s great.” He has been working in the industry in Fargo since 2000 and owned a landscaping business for several years before selling it. “Since I started in the industry, the landscape industry has grown tremendously. Things have changed so much. Now, there are so many new products coming out, so every year it gets really exciting trying something new and doing something neat and seeing how the industry changes over the year,” he says.” Lahren serves on the Home & Garden Show Committee as its chair and has been helpful in assisting staff behind the scenes during the show with media, coordinating speakers and volunteering to assist when needed. “I like the HBA’s commitment to builders. What the HBA does for the show, the Parade of Homes, I think it’s a great thing. The events they put on, it’s important to have somebody do that, somebody to direct and market the events and raise awareness for the building industry and its professionalism is the most important

part of what the HBA does,” he says. Beyond his commitment to the HBA and Hebron Brick Supply, Lahren also has a busy life outside of work as a member of two local bands. “I have a classic rock band and I have a variety rock band. We play a lot of country, rock, pop covers. My classic rock band is called Wicked Drive, we play a lot of classic rock, and we play a lot of bike rallies and a few little bars around town and Sturgis in South Dakota,” he says. My new band, Kissing Company, has a female drummer, female singer and we do a lot of street dances, private parties and maybe a wedding or two.” When he is not working, helping the HBA or on stage, Lahren enjoys spending time with his family and working on DIY projects around the house. Thank you to Lahren for all of the effort and passion he brings forth to the HBA of F-M. The HBA staff appreciates his hard work and eagerness to help us even with the smallest tasks. Lahren along with other Member of the Month nominees, Angie Baumann; Starion Bank and Perry Eidem; Allied Building Products three other members will be nominated for the Extra Mile Award for 2017. This award will be presented to one of them at the Awards Gala & Annual Meeting.

HBA Keeps Up With Industry Issues, Gets Ready for Parade

The first quarter of 2017 has a been a blur of activity for the HBA of F-M and its volunteers. With legislative sessions happening in both Minnesota and North Dakota, the Home & Garden Show in February, four continuing education classes for contractors, a Trade Showcase and New Year Celebration, the calendar has been bursting at the seams. Our members and staff traveled to Bismarck three times: twice to take part in the North Dakota Association of Builders’ legislative activities on the hill, and once to be part of the FMWF Chamber of Commerce’s day at the capitol. We also went to Saint Paul to participate in the Builders Association of Minnesota’s member legislative event. There have been plenty of topics to discuss face-to-face with our legislators, and these trips provide the perfect setting to get our message out. The HBA of F-M, BAM and NDAB are busy representing the industry in our capitols while you are hard at work. I would like to personally thank all of the member volunteers who take their time away from their jobs and families to go on these trips. Legislators are incredibly impressed with the number of people in our industry who show up, how prepared they are, and love to hear directly from the people that are affected by laws and regulations. Some of the bills we’ve impacted so far include a townhome definition bill in Minnesota and, in North Dakota, bills pertaining to the F-M Area Diversion, home inspections, the two year tax exemption on residential construction and more. Also, thank you to everyone who voted Yes for FPS last month. The HBA of F-M supported Fargo Public Schools’ election for approval of a specified mill levy. The measure passed with 73 percent of voters approving, and gives the school system the funds necessary to maintain its current standard of education. Our Spring Parade of Homes begins April 22 and it’s one of the largest in Association history with over 90 homes. New this year, the Parade will be held over three weekends, and I’ve heard great feedback on the change. Thank you to the Builders, Realtors and developers who get excited about this promotional opportunity and provide such a wonderful selection of homes for area consumers to visit. This is truly a showcase of the product that our local industry provides. The Parade of Homes Celebration will be May 18 at the DoubleTree by Hilton West Fargo. See page two for details.

Spring is Here: Cities Remind Contractors of Storm Water Practices FARGO

Kevin Morlan, Fargo Stormwater Inspector Even though the city of Fargo asks contractors to pull back some erosion control measures over the winter season, they are still responsible to address sediment leaving their construction site. With the unseasonably warm weather so far in 2017, and the up-and-down temps, we have already seen tracking issues. Best management practices (BMPs) installation and track-out are annually our two largest infractions. With an almost inevitable early spring thaw, we will more than likely be sending out our notice to fully deploy all BMPs early again this year. Coincidentally, many builders and contractors will be getting a jump start on a brand new construction season. Erosion control devices are products that are almost made to fail over time because of being subject to the weather and the intensity of a construction site. That’s why we need to make sure to inspect, maintain and replace these products as construction phases. We would also like to send a reminder of our inlet protection specification. Currently, we do not allow the Dandy Sac brand to be installed on street-side storm inlets because of improper overflow which has resulted in street flooding in the past. Approved manufacturers are Wimco, Lange IPD, Flexstorm or an approved equal. The storm water staff at the city of Moorhead would like for you to keep storm water in mind during your entire project. As a permit holder you are responsible to prevent sediment from leaving your jobsite. Best management practices (BMPs) should already be in place if you have an active construction site; if not, do so now. The top two violations from construction sites are vehicle tracking and BMP maintenance. Without a construction exit, vehicles leaving construction sites track sediment onto paved roads creating a safety hazard and pollution to our waterways. Construction exits prevent sediment from leaving the jobsite. Inspect and maintain construction exits. Sediment tracked off a jobsite must be removed from the paved street by the end of the working day. All perimeter control devices must be repaired, replaced or supplemented when they become nonfunctional or sediment reaches half of the height of the device. Inspect your entire construction site at least once every seven days during active construction, and within 24 hours of a rainfall event greater than one-half inch. Chad Zander, Public Works Program Coordinator The city of West Fargo would like to remind contractors that, as the ground thaws, all storm water best management practices (BMPs) and erosion controls must be in place. Please check to ensure all existing controls are still in place, functioning properly and remember to clean out any BMPs that contain sediment. All trash on the site should be picked up and properly disposed of. All curb lines should be cleaned and any construction materials removed from the right-of-way. Also please remember to follow all parking regulations and spring road restrictions. Editor’s note: These updates were written the week of March 6.

Members Connect with Future Workforce at Events

by Krista Mund, Executive Vice President Workforce is a priority for the HBA of F-M and Home Builders Care of F-M Foundation. Last month, Dustin Murray, Dustin Murray Construction; Monica Hart, Monica Hart Interior Design; Stephanie Lindemann, Revive Contracting, LLC, and Jennifer Erickson, HBA director of development & education, participated in a Davies High School (Fargo) career day, talking about the potential for lucrative careers in the construction trades. In February, nearly 20 volunteers helped out at West Fargo’s Liberty Middle School. They served as judges for students presenting projects on a design challenge for disaster-resistant housing. Students used the Sketch Up program, built physical models and shared their idea/creation to HBA of F-M member volunteers. Ryan Johnson, Monarch Homes, LLC, participated and says he appreciates the courage it takes to stand up in front of a group of strangers. He was surprised by the amount of detail in some students’ projects and the leadership skills they showed in presenting. “The best thing about volunteering for this event was being able to be there for the kids, hear about their work and give them feedback,” he says. “It shows that our industry cares about what they are doing in the classroom. This project was great for the students to get them thinking about a home’s structure and designing it to deal with natural disasters.” During the Home & Garden Show, six volunteers helped as judges for the Lego Homebuilding Competition at the Red River Valley Home & Garden Show. They reviewed each entrant’s Lego creation and determined winners of the competition.

Making an Impact

North Dakota Association of Builders is sure making an impact and showing strength in numbers during the 65th Legislative session! We appreciate our members that have taken the time to meet with their local Representatives and Senators either at meetings back in their home districts, or at the Capitol. We are thankful for those members who have called or emailed their legislators asking for their support on NDAB’s stance on bills, and those who have proudly worn the NDAB shirts during the Legislative Impact Day and Builders Day at the Capitol. We have heard from your legislators that our presence has been strong and making a impression with them. Great work! On March 16, members from across the state gathered in Bismarck for our Builders Day at the Capitol where we served lunch to the legislators, legislative staff members and statewide elected officials. It was a delicious lunch, well attended and a relaxed opportunity to meet with those who represent us. We are continuously grateful to those of you who take time out of your busy schedule to attend these events and help ensure your voice is heard! Our advocacy work doesn’t stop at the local or state level. In June, NDAB members are invited to travel to Washington, D.C., to participate in National Association of Home Builder’s Mid-Year Meeting where we will also be visiting the national Capitol and meeting with U.S. Sen. Heitkamp, U.S. Sen. Hoeven and U.S. Rep. Cramer. We invite all of you to join us! Registration opens April 3 and the meetings will be June 13-17 at Marriott at Wardman Park. We hosted the Home Show April 1-2! Over 90 different vendors exhibited with over 140 booth spaces. April 1 we hosted our annual Home Show Social at the Eagles for the vendors, committee members and volunteers to network and relax after the stressful day. President’s Message

There has been much talk in recent years about the labor shortage in the construction industry and the difficulty in getting kids and young adults to want to work in the construction field. I recently came across an article by the National Association of Home Builders that discussed the results of a special study by HousingEconomics.com related to that very issue. The primary purpose of the study was to shed light on the attitudes of young adults toward the trades, the compensation level that could entice some of them to join the industry, and the reasons many won’t even consider construction as a possible career path. There were a few results of the study that might help us understand how to attract more of them into the industry. First of all, the small percentage of young adults that want to have a career in the construction trades came to that choice mainly because it is what they are most interested in or it is where their skills lie. To them, the two most important benefits of a career in the construction trades are good pay and the acquisition of useful skills. Most young adults who have yet to make up their minds on a career see very little chance they would join the trades even if the pay was high. This decision is based mostly on their view that construction work is physically demanding and difficult. The positive news for the construction industry is that many young adults who generally would not like to work in the trades would reconsider it if the salary made it attractive enough. There is a perception among many young adults that salaries are not very high for those in the trades. A take away that I have after reading this article is that continued effort needs to be made by all of us to start educating our children at an early age of the benefits and positives of working in the construction/housing industry. If kids are not exposed or given the opportunities early on, they will not develop the skills or have interest in pursuing the industry as a career once they become young adults. Technology is also going to change the industry dramatically in the near future. I would guess that many of these advances will make working in the trades less physically demanding and more attractive to young adults. Therefore, I would like to continue the effort put forth by our Past President Arnold Karsky, along with many others, and encourage everyone to look for creative ways of educating our youth about our industry.

Our 2017 Home Design & Garden Show is in the books and was a success. Attendance was very good giving the vendors lots of good leads. There were lots for the kids to do with the playground, bouncy games and Little Builder’s Workshops. Good food was prepared and shared by chefs from the Wild Hog and Skip’s Gourmet Grub. As always, the gardening seminars by Tim Shea’s Nursery & Landscaping and Bergeson Nursery were very popular. PS Garage Doors will host Builders after Hours April 25. After years of renovations, Minnesota’s Capitol Building has reopened to the public, to widespread acclaim. With the 2017 Legislative Session halfway through, a new sense of spirit has spread throughout the beautiful Capitol, reinvigorating the many legislators, staff, lobbyists and public that arrive everyday. Contrasting the 2016 session, which was confined to the hallways and offices of the two legislative office buildings, the 2017 session finds the awe-inspiring rotunda and grand corridors or the Capitol once again filled with life, energy, and a renewed sense of purpose. Following the contentious 2016 election new faces from all over Minnesota look out from behind the desks in the Senate and House chambers, ready to work hard for their districts and the state. The urgency to pass meaningful legislation for Minnesota is evident from all involved in the process. Working with friends of the homebuilding industry in the House and Senate, progress has been made for housing in Minnesota, and Builders Association of Minnesota staff is excited to continue to work hard for you and your business at the Minnesota Legislature.

Townhome Definition – HF792/SF578

A top session priority for the BAM, bills to change the definition of a townhome from two connected units to three, have passed through the relevant committees in the House and Senate, and are awaiting consideration by both bodies of the legislature on the floor. SF578 and HF792 promote homeownership by increasing the availability of market-rate affordable housing throughout Minnesota by reducing costly regulations required for construction. Authored by industry members Rep. Tama Theis (R – St. Cloud) and Sen. Rich Draheim (R – Madison Lake), HF792 and SF578moved quickly through the committee process, thanks to the leadership of these two exemplary lawmakers. Working with stakeholders, the bill was amended in the House Jobs Committee to direct the Department of Labor and Industry to change the definition in code, rather than in statute, as well as put a stay on enforcement while the code change process occurs.

Penalties for Unlicensed Builders – HF1119/SF1533

In its ongoing effort to help protect MN’s consumers, BAM seeks to increase the penalty for those operating as a residential contractor without obtaining proper licensure. In addition, this will put the industry on par with its real estate peers and assist enforcement agencies working to stop unlicensed activity. Currently a misdemeanor, BAM advocates to reclassify this offense as a gross misdemeanor to align the penalties with comparable professions, deter unlicensed builders with stricter penalties, and encourage enforcement. Sen. Draheim (R – Madison Lake) and Rep. Theis (R – Saint Cloud) are once again the chief authors for industry priority bills (They’re awesome!). The bill has met the first deadline (March 10) in the House, and is scheduled for hearings in the Senate the week of March 13. Heard in the House Commerce committee on March 7, HF1119 set a BAM record for quickest hearing, clocking in at just under three minutes for bill passage! Way to go, BAM team!

Interim Ordinance Public Notice – HF330/SF201

Working with our real estate industry partners, BAM has worked to pass legislation that increases transparency and communication between municipalities and interested parties. This bill, carried by Rep. Jim Nash (R – Waconia), and Sen. Dan Hall (R – Burnsville), requires public notice and authorization by a super majority vote of city council members before a housing moratorium can be implemented. The House of Representatives passed the billon an 87-44 vote. The bill awaits consideration by the Senate.

Minnesota Common Interest Ownership Act - HF1538/SF1455

BAM is working alongside a coalition of interested stakeholders to pass the MN Common Interest Ownership Act (MNCIOA), which will help spur development of owner-occupied multi-family developments by reducing the risk of HOA inspired litigation. The billpassed the Civil Law committee in the House on Thursday, March 2! Rep. Dennis Smith (R – Maple Grove) authors the bill in the House. In the Senate, Sen. Kari Dziedzic (DFL – Minneapolis), with Sen. Warren Limmer (R – Maple Grove) as coauthor, authors the bill. Work is being doneto get a hearing on this bill in the Senate during the crucial second deadline week.

Legislative Oversight of Rulemaking Process – HF1001/SF745

BAM, along with the Builders Association of the Twin Cities, is advocating for a bill that would require legislative oversight of the rulemaking process for any provision that would increase the cost of housing by $1,000 or more. The bill seeks to increase the affordability of housing more Minnesota’s buyers. The bill, carried by Rep. Bob Vogel (R – Elko New Market) and Sen. Mary Kiffmeyer (R – Big Lake), has passed each originating committee in the House and Senate, with more hearings upcoming. Stay tuned for updates from Saint Paul! CEO Bryce Johnson Celebrates 25 Years at the HBA

by Krista Mund, Executive Vice President Past presidents who have worked with CEO Bryce Johnson nearly her entire tenure at the HBA of F-M describe her as dedicated, tenacious and strong, but the common term they all use is, “friend.” This month marks Bryce Johnson’s 25th anniversary at the HBA. She began as the Association’s membership coordinator in 1992 and accepted the executive vice president position in 1998; last year she became chief executive officer. 1995 HBA President Bob Kochmann, Kochmann Brothers Homes, Inc., says “Bryce’s ability to interact with many different people in various capacities is a great quality. She is very good at getting her point across in a respectful manner.” Over the years, Johnson has kept membership a number-one priority. She knows that, without members, the HBA is nothing. Even throughout challenging economic times in the late 2000s and early 2010s, the HBA of F-M consistently had one of the highest member retention rates in the nation and maintained strong recruitment numbers, winning the top membership award in the nation from the National Association of Home Builders. The HBA has also received several Association Excellence Awards from NAHB and, within her 19 years as executive officer, membership has increased by more than 50 percent, and staff size has more than doubled. Other priorities include a taking a proactive stance when dealing with government affairs issues, seeking charitable endeavors with Home Builders Care Foundation and Remodelers Council, broadening the HBA’s local member benefits and constantly looking for ways to better the Association’s public events like the Parades of Homes and Home Shows. With the HBA, Home Builders Care of Fargo-Moorhead Foundation and the Home Builders Health Plan and Trust operated under one roof, Johnson has the monumental task of overseeing all three organizations, three boards, seven staff members, hundreds of volunteers and dealing with the many events and government issues that occur each year. 2001 President John Gunkelman, Dakota Construction of Fargo, Inc., says, “I’ve always admired Bryce’s ability to connect her staff and volunteers to the HBA’s culture and make them feel like they are part of something bigger, that there are expectations to meet, and that you are there to get things done.” He believes one of the HBA’s biggest accomplishments under Johnson’s leadership is passing the sales tax extensions last fall to help fund the F-M Area Diversion. “When she puts her mind to something, there is no problem

too big or too small for the HBA to tackle,” Gunkelman says. “She’s never walked away from a challenge and the level of respect she has in the business community is unbelievable.” Johnson has been involved with Lake Agassiz Habitat for Humanity and serves on the boards for the Fargo Housing & Redevelopment Authority, the Greater Fargo-Moorhead Economic Development Corporation and on advisory boards for building industry departments at Minnesota State Community and Technical College in Moorhead and North Dakota State College of Science in Wahpeton. For the National Association of Home Builders, she has served in several capacities, including as a director on the Executive Officer’s Council and chairing various committees. 2000 President Ryan Hoss, Matrix Properties Corporation, echoes Gunkelman in saying that Johnson is able to bring out the best in everyone she works with. “Over the years, she has taken a somewhat reluctant group of people and turned them into leaders, who have made the HBA the success that it is today,” he says. “Bryce is one of the most influential people I have ever met. She found a guy that preferred the back row seat and encourage me to get involved. Because of that, I was involved in almost all HBA committees and ultimately, a leadership role in the HBA. I am blessed for the friendships and professional relationships that resulted from Bryce’s influence.” Prior to working at the HBA of F-M, Johnson was a media buyer for GL Ness in Fargo. A University of North Dakota graduate, she earned bachelor’s degrees in French and marketing. She is originally from Drake, N.D., and lives in Fargo with her husband, Wade, and daughters, Hannah and Izzy. She and Wade also have a grown daughter, Jenna, who lives in California.

2017 Home & Garden Show: Building on the Success of 2016

by Haley Foster, Communications Intern The 2017 Red River Valley Home & Garden Show saw success in more ways than one. With over 300 exhibitors in attendance to feature their latest products and services, consumers were in for one exciting weekend. “Builders like to participate in the show because they want to support the HBA and they want to show off their new products. It’s all about generating new leads and more work. Consumers want to participate because they realize the industry is really busy so they come in and they want to get on the list and set up their projects,” says Rich Lahren, Home & Garden Show Committee chair. Lahren says he initially got involved because he wanted to see the show grow in new and exciting ways, with the end result of getting more consumers in attendance. “My number one way I get work is referrals and, believe it or not, number two is the Home & Garden Show,” he says. “Where else could you go to find six different landscapers in one place, and spend time figuring out who you like personally? Or where else could you go for builders and ask the questions you want all in one shot? You can’t do that anywhere else. At the show you can go around and meet these people face-to-face and maybe pre-interview to find out who you want to use.” This year around 9,000 people attended the show. With spikes in participation at several events within the show, such as the workshops, Kid’s Treasure Hunt and the Beer Walk.

2017 Beer Walk: ‘Hoppy Seconds’

One event at the Home & Garden Show that saw a lot of growth was the Beer Walk. With just under 200 consumers participating, and a new distributer, Lahren says he thinks the event will keep getting bigger and bigger. “The beer walk was definitely better than last year,” Lahren says. “I was surprised how fast it went; we almost ran out of beer both nights and we got down to the last can. So that was pretty impressive I think. With a little bit more marketing and a little bit more awareness, I think that it will even get bigger next year.” This year’s sponsor of the Beer Walk, BlackRidgeBANK, was also pleased with the turnout. “We knew it would drive traffic; we knew that our people would have a chance to visit further with people attending the show,” says Ron Lee, director of marketing at


BlackRidgeBANK. “It seemed like we were really busy, since we had the actual Fargo Brewing Company representative in our booth. A lot of people were interested in just understanding how Fargo Brewing Company approaches its brewing process and the types of beers that they had, so it was kind of a nice value add to have the actual representative in our booth too.” Lee says while he was working the booth he noticed more and more people stopping by, hoping to chat with both bankers and the Fargo Brewing Company representative.

This year also saw another successful turnout for the show’s “family fun” activities. Five hundred kids and their families participated in the Treasure Hunt and more than 70 kids joined the Lego Homebuilding Competition. The hunt featured

First-time participating exhibitor Ben Anderson of Benjamin Custom Homes says he had a lot of fun interacting with the kids. “I really enjoyed watching the kids get excited about the idea of getting treasures or prizes. And we actually put ours in a treasure chest, so it was kind of fun because we put a golden shovel next to it and acted like we dug it out of the Dome floor. Of course, the younger kids thought it was awesome. The older kids kind of read through that little white lie, but they had a lot of fun with it,” says Anderson. Anderson says this year was so successful he’s hoping to come back next year with an even better set up.

It’s Fish Fry month!

The 54th Annual Fish Fry event, now the Home Builders Care Fish Fry, will be April 7 at the Holiday Inn. This long-standing community event, inherited from the Fargo Motor Patrol, will help Home Builders Care promote itself to the community. Tickets are only $12 and are available at the HBA or the door. The event is sure to be a fun one with lots of meat raffles with product from Meats by John & Wayne and Sysco, kid-friendly activities, a live auction and wheelbarrow raffles. This year there will be three “wheelbarrows” up for your choice. One will be a wheelbarrow with beer, one a garden wagon with wine and one a kid’s wagon with fun, non-alcoholic beverages. Herdina Academy coming up June 5-16

Help a student explore the construction trades and become an Adopt-A-Student sponsor of the Herdina Academy for the Construction Trades for only $75! Home Builders Care Foundation was created in 1993 by the Home Builders Association of Fargo-Moorhead. It is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling. The HBA handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.


Lake Agassiz Habitat for Humanity Raises More Than $17K at This Year’s Tour de Habitat!

by Pete Christopher, Habitat for Humanity Because of the great effort of the tour riders, donors and many sponsors, the 2017 Tour de Habitat raised $17,171! Those funds will be used to help fund the two homes Habitat will be building in 2017, including a home on the site of the Schumacher home, downtown Fargo, where Officer Moszer lost his life. The future homeowner of that home is Danielle, a single mom who was a victim of sexual trafficking for five years and now helps other victims escape those horrible situations. At this unique fundraising event, teams of six compete for prizes like Most Miles, Team Spirit and Most Money Raised, as well as individual prizes for Top Fundraiser and Most Miles. Each member rides a ten-minute stage on a stationary bike. Are You Missing Out on Money?

by Sami Eidenschink, Membership & Marketing Coordinator If someone offered you $1,000 just for doing what you already do every day, you would probably take it. Luckily for Builder members a program like this exists. The North Dakota Association of Builders offers a rebate program allowing any HBA member categorized as a Builder member to qualify for the same manufacturer rebates the nation’s largest builders receive. The program’s only requirements are to register your company and submit your rebate form quarterly. There are currently only nine out of 216 participating builders signed up from within the HBA of F-M! On average the participating builders were paid $10,000. One builder who has been participating in the program from years is Jordahl Custom Homes. When asked about their use of the program, Suzie Rohde, Jordahl Homes, said “This program is designed for home builders and remodelers to take advantage of additional rebates for their loyalty to certain products or manufactured items installed in homes Over the years, the list of suppliers and manufacturers continued to grow which ultimately puts money back in the customer’s pocket.” If you are not a Builder member, Associates can now get in on the program by reviewing the list of products and signing up as a vendor to make it easier for builders who are using the products. How to Find and Hire the Right People

by Jenny Erickson, Director of Development & Education The February Lunch Session was about the tough task of finding and hiring the right people. The HBA of F-M brought in staff from Jobs HQ to help members create a plan to find the people they need. In the F-M area a job is posted for an average of 58 days before it is filled, especially if five or more years experience is required. This is across all industries, not just construction. The average for entry-level jobs is 47 days. To shorten that time, it is important that companies develop a strong brand and tell a story. It has been found that 75 percent of job seekers consider an employer’s brand before applying for a job and 69 percent of Americans won’t take a job at a company with a bad brand. And 62 percent of job seekers do research on a company through social media. What does this mean for HBA members looking for employees? Companies must show off who they are and sell themselves, not just that employees are needed. Potential employees need to be treated as potential clients. The right candidates may not even be looking for a job yet, but if the right opportunity comes along they may have to take the chance. Current employees are your best resource and recruiter. They define and live your company’s brand every day. Ask that person you don’t want to lose, why he or she works for you. That information can help you retain your current employees while also building the brand message. Building the brand internally and using employees to promote that brand will deliver free publicity for your company while promoting a good place to work. Jobs HQ staff suggested that all marketing messages include a statement about recruitment. It was also recommended that construction companies be up front about the schedule of work and schedule. If you lay off during the winter or don’t know when the work will start let potential employees know. The right people will still want to work for you. Don’t make a bad hire, it costs you more in time and money and employee morale. Take your time and always build your brand and never take time off from promoting who you are! Building Officials Corner by Jay Sandvig, West Fargo Building Official

We are looking forward to working with home builders in 2017 and wanted to provide these important updates.

#1: Requirements for general permit applications

When applying for residential permits, the city of West Fargo requires hard copy and a PDF copy of the design drawings. Drawings need to include the site plan, as well as show area wells, driveways, energy cross sections, window and door schedules and truss specifications. We will accept a PDF copy will work for the truss specifications.

#2: ViewPoint permit software update

The city of West Fargo Building Inspections Department is now using ViewPoint permit software to manage permits internally. We plan to release it publicly when permit fees and reporting options are tested and correctly operating. ViewPoint will allow us to speed up the building permit approval process with features that allow our departments to work together to increase efficiency.

#3: City of West Fargo flood-proofing ordinance

The city of West Fargo is nearing completion of our revised flood-proofing requirements. It will closely aligned with the city of Fargo’s flood proofing requirements to provide a consistent set of standards across the metro area. Under the revised ordinances, builders/ owner will have three options to choose from for the flood-proof foundation specifications: 1). Build to current city of Fargo requirements. 2). Build using the Fargo HBA’s design option from Sandman Consulting. 3). Obtain a separate engineered foundation design. Another change will be that builders and/ or homeowners will be responsible to supply their own flood-proofing documents, such as elevation certificates and

flood-proof foundation certificates, if required by the lender or insurance. These will no longer be included in the building permit for additional fees.

#4: City of West Fargo water service ordinance revision

There are also a number of changes to the city of West Fargo’s water service ordinance. The city of West Fargo will now allow the option of installing polyethylene pipe for water services. The city is also requiring the installation of tracer wires for all new water service lines installed for residential or commercial services, regardless of the type of line used (copper or polyethylene). All curb stop boxes located in concrete will be required to have a cast iron valve box cover installed over it for protection, ease of location and service. Once the changes and ViewPoint software are implemented we will communicate the information to HBA members.
