Stanley is originally from Detroit Lakes, Minn., but has lived in the F-M area for the past 2.5 years. Before being employed by Design Direction, Stanley has worked for Goldmark Property

Management on residential and commercial construction and remodeling projects, Action Fabricating as a programming and AutoCad specialist, and for Wells Fargo as a loan document Brian Stanley specialist. Sylvia Lunski of Design Direction, along with fourteen other small business owners graduated from the U.S. Small Business Administration Emerging Leaders program, a “mini-MBA” training initiative for local businesses on the brink of growth. A graduation ceremony was held Oct. 16. This is the third year the Sylvia Lunski SBA North Dakota District Office has provided the seven-month executive education series. The program includes approximately 50 hours of classroom time, connects small business owners with a network of industry experts and peers, and supports the creation of a three-year strategic growth action plan. “Small business owners are often experts in what their business does, but rarely are they experts in small business management. Forum Communications Co. announced that Steve Wagner has been promoted to the company’s director of content. Previously, Wagner was the director

of the Forum News Service, which he will continue to do. But, in addition in his new role, Wagner will work with the company’s newspapers to take a strategic approach to news coverage, provide training to newsroom employees and serve as a resource to editors in their planning. First International Bank & Trust is proud to welcome Cheryl Streifel as the director of human resources and training. Streifel comes to FIB&T with over 20 years of experience in human resources and training. Her primary responsibilities at FIB&T will be to provide the necessary support to the human Cheryl Streifel resources department and to oversee the training of FIB&T employees. Cheryl will be located at the Bismarck (1533 12th St N) branch. GOLDMARK Property Management has hired one employee and promoted three. Greg Hanson has joined the company as maintenance manager in Fargo. Abigail Gordon has been promoted to site manager at the Place One Office in Fargo. HBA Tackles Mill Levy, Diversion, Fire Sprinklers, Workforce With 2017 coming to a close, it’s time to reflect on the HBA of F-M’s

accomplishments over the past year. Thank you for being a member of this Association. We appreciate your support as we’ve tackled issues related to flooding, maintaining our local education standard and fire sprinklers, along with workforce development and membership recruitment and retention.

Specified Mill Levy Approval

The HBA of F-M supported approval of a specified mill levy vote put forth by Fargo Public Schools, and it passed with 73 percent of voters approving. Our leaders feel strongly that a thriving, quality school system is a key driver to economic vitality for the city of Fargo. We also firmly believe in investing in our youth for the future of our community.

FM Area Diversion

In early 2017, the community handily passed sales tax extensions in Fargo and Cass County to fund the diversion and permanent flood protection. In September, a temporary injunction was issued by a U.S. District Court Judge halting construction on the FM Area Diversion Project. A task force was recently established by North Dakota Gov. Doug Burgum and Minnesota Gov. Mark Dayton and is working to find solutions and a path forward to protect Fargo and Moorhead from flooding. The HBA of F-M is watching developments closely.

Fire Sprinklers

The Minnesota Legislature approved, and Gov. Dayton signed, legislation in May establishing that newly built one-and two-family dwellings and newly built two-unit townhouses are not required to have installed automatic fire sprinkler systems under the Minnesota Residential Building Code. Thank you to Minnesota Sen. Kent Eken, Rep. Ben Lien and Rep. Paul Marquart as well as the city of Moorhead and the Builders Association of Minnesota for all their work on this issue. Special thanks to HBA of F-M member volunteers, including Past President Clay Dietrich, Dietrich Homes, Inc., for efforts in getting this rule changed!

Legislative Impact

Your HBA of F-M leadership and staff participated in dozens of meetings with elected officials on the national, state and local level including U.S. Sen. Heidi Heitkamp, U.S. Sen. John Hoeven, U.S. Rep. Kevin Cramer, N.D. Gov. Doug Burgum and advocating on your behalf at the Builders Association of Minnesota’s Day at the Capitol in Saint Paul, at the North Dakota Association of Builders’ Legislative Impact Day in Bismarck and the Fargo-Moorhead-West Fargo Chamber of Commerce’s Day at the Capitol event in Bismarck.

Workforce

We’ve been doing more than ever in terms of workforce development. We continue building on events for children and students, including the Lego Homebuilding Competition and the Kids’ Treasure Hunt at the Home & Garden Show, Herdina Academy for the Construction Trades and the Health, Tech & Trades Career Expo. Staff and member volunteers also participated in visits to Davies High School Career Day; North Dakota State College of Science Building Technology Advisory Committee and Cass County High Schools Construction Advisory Committee. We also partnered with Fargo and West Fargo Public Schools to showcase building industry careers to 130 students. The tours were of a newly constructed home and

Goals

As of press time, we need 19 new members to meet our goal of 90 new members by year-end. Our retention goal is 92 percent and we’re currently sitting at 91.7 percent. Think about those you do business with and if they would be a good fit to belong to the HBA of F-M! Our goal was to raise $40,000 for BUILD-PAC, and we are currently at $31,000. BUILD-PAC is the National Association of Home Builders non-partisan political action committee supporting candidates friendly to the housing industry. Your business and industry depends on these legislative officials to be successful. Plan to contribute before year-end!

Community Service

The Home Builders Care of F-M Foundation president’s message will cover this in further detail on page 26, but we had a banner year in terms of community service, too, thanks to you! Our industry finished a Homes For Our Troops build in Moorhead and volunteers will continue to work on a kitchen renovation at the Dakota Boys and Girls Ranch. Members built two handicap-accessible ramps, and we hosted our most successful Home Builders Care Fish Fry, raising more than $9,000 for workforce development and projects related to the housing industry. Watch for our annual report coming in January that will include the details on all of our programming and activities from 2017. It was an honor to serve the industry and this Association as president. Good luck to Dustin Murray, Dustin Murray Construction, as he begins his term as president next month. We hope that you continue to look to the HBA as a resource. If you aren’t currently engaged, give involvement a try. We’ve got something for everyone.

Members Learn about Roadside Inspections

by Krista Mund, Executive Vice President HBA of F-M members haul stuff. It’s part of the job. It can become routine and workers sometimes become complacent. Make no mistake, pulling a trailer loaded with a skid steer, or that is full of tools, lumber or gravel, can be a hazardous undertaking. Minnesota State Patrol Commercial Vehicle Inspector Eric Sundby spoke to over 30 members in October, outlining how to comply with state law and what to expect from a roadside inspection. His main message, however, was safety and thinking about all of the lives traveling the roads each day. Mike Workman, Jordahl Custom Homes, attended the session and recommends it. “Sometimes we need to step back and see things from a different perspective to realize some of the simple steps we could be missing, like our drivers doing their own inspections,” he says. Sundby and his counterpart in North Dakota will provide training to companies and organizations who request it. Three main areas he covered are: 1. Load securement - Loads vary greatly in the homebuilding industry. It is important for workers to understand what they are securing, from worksite waste to building materials to forklifts. Know the types of accessories available to secure equipment, the specs of different equipment and proper points of attachment. 2. Driver inspections - The act of walking around a rig each morning and evening to inspect it can prevent many failures before they happen. Check the frame, tires, wheels, lugs, suspension system, etc. 3. Paperwork and what to expect - Educate drivers on the paperwork they need and any log requirements they may need to keep. Show them what a roadside inspector will look for on their vehicle: DOT number, driver licensing, documentation, etc. John Gunkelman, Dakota Construction of Fargo, Inc., attended the session and views it as a must for safety. “We may grumble, but being safe on the road affects so many people around us. It needs to be a priority and not just another hassle and hoop to jump through,” he says. The Fargo Police Department has noticed multiple thefts from construction sites in the last 30 days. The trends throughout the southern part of the city are break-ins to trailers where tools and valuable construction items are present and stolen trailers. Please make sure to purchase heavyduty padlocks that cannot be easily pried. Often times, disc locks may be too thick to secure the trailer shut, so a typical padlock is the only option. These types of padlocks are easy to cut off to gain entry to the trailer. If you must have this type of lock, consider putting up a game camera or a wireless security system that notifies you or dispatch when it has been opened. Our officers wish they could be everywhere at once, but the city is large and continues to grow. Please help us help you to not be a victim. Screen shots of crimes on properties in the southern half of the City are uploaded to the member resource center. Included in these maps is crime information of similar offenses, not just construction site burglaries/ thefts. This information was included, because it is important for you to see what types of property crimes are happening where you are doing business.


HBA of F-M October Accomplishments Each month, the HBA staff compiles a list outlining what the HBA has done for you, including education opportunities,

Thank You, 2017! December is a month full of emotions, full hearts and time to reflect on another

year gone by. Another year of events, new friendships, and a new office! A big thank you to North Dakota Association of Builder’s 2017 President Eric Brenden, for his leadership, his calm ways and for the many laughs we shared together. Eric was monumental with the 2017 legislative session and was always willing to be at the Capitol to help provide a voice and be a strong advocate for NDAB and all of our members across the state. A special thank you to Eric’s wife, Tara, and their children as well, for sharing his “free time” with us. On Nov. 30 the NDAB board of directors and special guests gathered in Fargo to toast our successful past year and celebrate the future year ahead of us. 2017 NDAB President Eric Brenden was thanked for his past years’ service and pinned with NAHB’s past state president pin. 2018 NDAB President Dan Lindquist was sworn in and pinned with NAHB’s state president pin. Our board of directors is made up of volunteers and we fully recognize and appreciate their time and dedication. To our outgoing board members, a heartfelt thank you. Your leadership helps push forth NDAB, NDAB-PAC and grow in our success. It has truly been a pleasure to work with you. The end of the year is also a time for us to recognize the success of our members with the local associations recognizing local award winners who then are recognized at the state level. Those who win at the state level are then nominated for North Dakota at the national level. State level winners were announced at the 2017 Annual Meeting and Awards Banquet. What an exciting year it has been! As 2017 goes down in the record books, we look forward to making new memories in 2018. MCBA established their board of directors and held their first BOD meeting in September. The new chapter is very excited to get started and is actively recruiting new members. Also in June, the NDAB board approved a waiver of state dues for MCBA members from July 1, 2017-June 30, 2018, to allow WABA the funds to promote the new sub-chapter. President’s Message It has been a rewarding experience for me to serve as the 2017 NDAB president. I

would like to thank the NDAB staff, the board of directors, and the entire membership for giving me the opportunity. As my term comes to an end, I would like to reflect a little bit on the events of the past year. The year started, of course, with the legislative session taking up most of our attention. Much of the attention of the session was focused on the budget, so there weren’t too many bills brought forth that would have added additional regulation. However, we were able to defeat a few that were brought forward. Still, there is much work to do in the future. We must remain diligent in our efforts. It is important for us to remain active within our local, state, and national governments to support builder friendly legislation and oppose legislation or ordinances that will add unwarranted costs to houses. We will have important elections on all levels next year which will have ramifications for us all. We had some great events this year, from our Builder Day at the Capitol and the Chili and Oyster feed early on, to our summer meeting and PAC event in Williston, and of course our annual banquet in Fargo. It was also great to see the participation we had at the International Builders Show in Orlando and the legislative conference and meetings in Washington, DC. I would like to thank all of the committee members and the board of directors for all the time they have donated in the past year. The volunteers are really what make this organization. I would also like to thank our outgoing directors for the work they have done the last several years for NDAB. I know they will continue to be active within the association and serve in other ways. It was also great to work with Kim Schneider and the NDAB staff throughout the year. Having a great staff is critical as well, because they are the constants in our never-ending rotation of directors and Senior Officers. Finally, I would like to welcome Dan Lindquist as the incoming President for 2018. I’m confident in his abilities to lead this association into the future, and look forward to working for our members in 2018 under his leadership.

Koerselman’s Take on Association’s Value

by Chelsea Diederich, Communications Coordinator Initially lured to the HBA of F-M by the opportunity to network and have fun at a golf event, John Koerselman, Red River Drywall & Decorating Services, didn’t even think about the Association’s influence on his business. He quickly discovered that there is much more to the Association, represented by its public affairs efforts and involvement with PAC. Shortly after joining, Tyrone Leslie, Heritage Homes, asked him to get involved on the Public Issues Committee and PAC. PAC is a political action committee which raises a collection of funds from members and donates the raised funds to candidates, in our case, those that are friendly to the building industry. BUILDPAC and NDAB-PAC are the national and state association’s PACs respectively. In North Dakota, when the first sprinkler bill issue came up, Koerselman and

Leslie went to a hearing at the state capitol. This was an important turning point in Koerselman’s journey from a one-event member to a true volunteer and advocate for the HBA. To see the process of legislation, and see the impact individuals could make when they are backed by an Association was impactful, to say the least. Koerselman says, “There is no way my business would be as successful without the involvement I have had in the HBA. It has truly opened doors. In addition, if you are not giving money to PAC, you don’t care about the success of your business.” He stresses the importance for every member to do their fair share, by contributing what they can to PAC. Now, Koerselman serves as BUILD-PAC trustee, representing the North Dakota Association of Builders at the national level. A big question Koerselman gets from other members is, “Why should I give to PAC or be involved in issues that don’t directly affect me?” To him it’s simple. “Logically, if Builders are losing home sales because of an issue affecting them, subcontractors could lose a job, so

you can see how easily it will impact everyone,” he says. It’s not all about fighting issues that come up, or raising funds for PAC. Another way Koerselman got involved was through the International Builders’ Show. IBS is a yearly event where you have the opportunity to attend NAHB committee and council meetings, attend top-notch education classes, walk the trade show floor to find the latest trends and, best of all, have fun and network with members from your local association, state association and across the U.S. IBS is The event you don’t want to miss out on. HBA CEO Bryce Johnson says, “Members wondering ‘What’s in it for me?’ should contact the HBA of F-M. Staff and leaders want to find what works best for each individual, what areas they could be involved in, and what will give them the most out of their membership.”

Awards Gala Inspired Attendees Through Messages About Service, Teamwork, Volunteerism by Allison Weckman, Senior Events & Marketing Coordinator There was not a dry eye in the room when Army Master Sergeant Eric Marts, recipient of the recent Homes For Our Troops build spoke about his traumatic brain injury from active duty that caused he and his wife, Bobbie, to need a more permanent and adaptive home. Marts was a featured speaker at the October Awards Gala & Annual Meeting. The build was sponsored by the HBA and Home Builders Care of F-M Foundation, coordinated by HBA member Dan Parrow, ISR Homes. Both Parrow and Monica Hart, Monica Hart Interior Design, received new Home Builders Care Volunteer of the Year awards for their efforts with the Home For Our Troops Build, among other efforts to support the charity. HBA leaders surprised HBA CEO Bryce Johnson by recognizing her 25th anniversary with the association and the Career Achievement Award she received from the National Association of Home Builders over the summer.

Aure Finds Value Steering HBA Education, Networking

by Sami Eidenschink, Membership & Marketing Coordinator Members are what drive the HBA of F-M to success. Whether it is education, events or recruitment, it all comes from the members. In appreciation of the HBA of F-M’s incredible membership, staff created the Extra Mile Award to recognize those who go above and beyond for their fellow members and the Association. Six times a year, the staff recognizes a “Member of the Month.” Congratulations to Mary Aure, Fargo Tractor, for being chosen as December’s Member of the Month. Aure’s involvement at the HBA all started with an education Lunch Session and an email. Throughout the past year, Aure has attended different Lunch Sessions to stay in-the-know with industry and business-related topics. “The HBA is on the forefront of information for people and is working to improve the industry and people’s businesses, which is why I initially started looking into Lunch Sessions and attending education classes,” she says. After making her way to the HBA repeatedly to learn and stay educated, Aure decided it was time to learn, not from the HBA, but about the HBA. All it took was a quick email to set up a meeting to chat with staff about where she might find her best fit as a committee member. Aure has since joined the Education Committee and has been a great attribute to the group. In 2018 she will even serve as vice chair! Education & Development Coordinator Summer Hammond says, “Thank you to Mary for all of the effort and passion she brings forth to the HBA of F-M. The HBA staff appreciates her hard work and eagerness to help us even with the smallest tasks.” Aure has helped the staff and Association by exhibiting in the Home & Garden Show, attending HBA Lunch Sessions and other events, and going to 20

local safety classes on behalf of the HBA. “Businesses that are a part of the HBA have a great sense of camaraderie and are great to network with,” she says. “People in this industry are genuine, great people to work with both in business and outside of work.” Beyond her commitment to the HBA, Aure enjoys volunteering where she can in the Fargo-Moorhead community. Whether it is YWCA activities, United Way events, or anything else happening, being engaged in the community is something Aure finds valuable. Aure is the first of six members to be nominated for the Extra Mile Award which will be given out at next year’s Awards Gala & Annual Meeting.

The danger of building and using scaffolds is real, with falls (the leading cause of fatality in construction) being the greatest risk, the potential presence of electrocution, falling objects, and collapse hazards. With that in mind, the use of scaffolds has shifted in homebuilding to include some non-traditional methods of working at height. This session will review the basics of fall protection, tips on scaffold erection and items every scaffold user should know. The team at Wausau Homes hosted an event last month to celebrate not only football and friends, but building homes as well. A tailgate party welcomed builders, Realtors and partners to kick off the weekend with food, drinks and prizes. The theme went beyond just a community of football-loving fanatics. Dale Hammerschmidt of Wausau Homes was actually a football player and coach for the North Dakota State University Bison prior to getting involved in the homebuilding industry. “I have always been a hands-on guy and used to build homes out in Richardton, N.D., where I grew up, so I wanted to get back into what I really like to do, which is building homes.� Prior to building homes, Hammerschmidt worked on remodeling projects, additions and other smaller projects, but is happy to be now acting as the builder on new construction homes for Wausau Homes. Last month, Hammerschmidt and Empire Real Estate Group’s Marc Bushee and Ashlee Sornsin, made their way to Wausau Homes headquarters in Wausau, Wisconsin, to learn more about the build process, productions and operations behind the scenes. The trio has linked up and is excited to continue sharing their knowledge of the build process and new construction of Wausau Homes to the community and fellow members!

Fish Fry Supports Workforce that Supports Homebuilding Industry by Summer Hammond, Education & Development Coordinator Watching young people get excited about the construction trades motivates John Gunkelman, Dakota Construction of Fargo, Inc. He mentors young people through the Herdina Academy for the Construction Trades; Health, Tech & Trades Career Expo and North Dakota State University’s Freedom By Design. That’s why Gunkelman supports Home Builders Care of F-M Foundation. “In many cases, our industry isn’t being portrayed correctly to young people, and they view it as blue-collar or beneath them. When I can actually show these kids what it’s like to build something from scratch and see that look of accomplishment in their eyes, I know that we’ve made some progress,” he says. The largest fundraiser of the year for Home Builders Care of F-M Foundation is the Fish Fry. It is a great event for both families and friends to the Foundation. The Fish Fry is open to the public. Features include a meat raffle, silent and live auctions, and even a “minnow pond” for the kids to snap photos in the photo-booth, play and stay busy while mom and dad enjoy the evening. Home Builders Care Impacts Community in 2017 As I look back at the past year, I’m proud of Home Builders Care of F-M

Foundation and its achievements. Thank you for your support through donations and volunteerism. We are making an impact on our community because of you! Led by Dan Parrow, ISR Homes, our industry finished a Homes For Our Troops build in Moorhead. This home is a shining star in the community, and we couldn’t be more proud to share it with Army Master Sergeant Eric Marts and his family. Volunteers are also working to finish a kitchen renovation at the Dakota Boys and Girls Ranch this year. You might have heard the story on the news recently about Rebuilding Together helping out local veteran Bill Beguam. Home Builders Care donated $3,000 to support that remodel. Bill has recently experienced major health conditions, from cardiac arrest to a triple bypass surgery, and his 1912 home in Moorhead wasn’t suitable for him anymore, with his bedroom upstairs and bathroom downstairs. The volunteers have gone to work by moving his bedroom, bathroom and laundry all to the first floor. Members built two handicap-accessible ramps, and we hosted our most successful Home Builders Care Fish Fry, raising more than $9,000 for workforce development and projects related to the housing industry. These projects are all community-wide efforts and Home Builders Care is proud to be a part of them. Doing more than ever in terms of workforce development, we continue building on events for children and students, including the Lego Homebuilding Competition and the Kids’ Treasure Hunt at the Home & Garden Show, Herdina Academy for the Construction Trades and the Health, Tech & Trades Career Expo. We provided 11 students with $14,000 in scholarships this year! Our high school scholarships will be awarded in the spring, and we hope to award $4,000. Staff and member volunteers participated in visits to Davies High School Career Day; North Dakota State College of Science Building Technology Advisory Committee and Cass County High Schools Construction Advisory Committee. We also partnered with Fargo and West Fargo Public Schools to showcase building industry careers to 170 students. The tours were of a newly constructed home and a renovation project that were part of the HBA of F-M’s Fall Parade of Homes and Remodeled Home Tour. It is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling.

The Late Great Mortgage Interest Deduction With the possibility of tax reform and tax cuts right around the corner, it is important to understand how the proposed

doubling of the standard deduction will impact households and will essentially render the mortgage interest deduction irrelevant for almost all U.S. home owners! The current Republican plan raises the standard deduction from $6,350 to $12,000 for single filers and from $12,700 to $24,000 for married couples filing jointly. While the much larger standard deduction looks very advantageous, the new tax plan eliminates the personal exemption, which is currently $4,050/person. This means that the increase in tax-free income rises by just $1,600 ($12,000 - $6,350 -$4,050) for single filers and by $3,200 ($24,000 - $12,700 - $8,100) for married couples filing jointly. While these sums are not trivial, they are also not as large as advertised. The Unified Framework developed by the White House and the Republicans also proposes eliminating all itemized deductions except for mortgage interest and charitable donations, and state and local property taxes up to a cap of $10,000. While this appears to largely maintain the status quo, think again. Traditionally, tax filers added up mortgage interest, charitable donations, state and local taxes, and healthcare expenses. If those deductions (the most commonly used) collectively exceeded the standard deduction, itemizing would make sense and one’s tax burden would decline. Now, not only is the standard deduction almost doubling, but the deductibility of state and local income taxes and healthcare expenses is being eliminated. This means that to itemize, the sum of mortgage interest paid, charitable contributions, and property taxes must exceed $24,000. Few married couples hit that threshold. I estimate that no more than 6 percent of all households will itemize under the proposed plan compared to about 27 percent today. Moreover, the deductions of those who will still itemize will be worth less than before. This is because the tax advantage of itemizing depends entirely upon how much one’s itemized deductions exceed the standard deduction and one’s marginal tax rate. Given the increase in the size of the standard deduction, the amount by which one’s now smaller itemized deductions exceed the newer, higher standard deduction will necessarily fall. And, as lowering tax rates is a part of this plan, the aftertax tax savings from itemizing will necessarily decline as well. As for the mortgage interest deduction, I estimate that the percentage of households that currently own their home and will still be able to deduct mortgage interest will fall from the current level of about 33 percent to about 7 percent. Here is an example to show why. Suppose a husband and wife have $20,000 in itemized deductions including $8,000 for state and local income taxes, $2,000 in charitable donations, $2,000 in property taxes, and $8,000 for mortgage interest. By itemizing now, that couple can reduce their taxable income by an additional $7,300 ($20,000 minus $12,700, the current standard deduction). If in the 25 percent tax bracket, the tax savings on that additional $7,300 are $1,825. But, as state and local income taxes will no longer be deductible, this couple would then only have $12,000 in deductible expenses. As that is lower than the $24,000 standard deduction, they would not itemize despite paying $8,000 in mortgage interest. This inability to deduct mortgage interest, despite it being technically deductible, will make home ownership slightly less appealing, and that will reduce the demand for home ownership, thus lowering house prices. To be specific, house prices are likely to fall by between 5 percent and 10 percent, with the decline increasing the more expensive the house and the higher the bite taken by both state and local income taxes. By nearly doubling the standard deduction and doing away with several key itemized deductions, the proposed Republican tax plan will, if it becomes law - and that is still a big “if” - reduce the value of itemizing and the mortgage interest deduction even though mortgage interest will remain deductible. Elliot’s Economics Brief Blogs Total Taxes In 2015, the top 1 percent of individual filers, those with AGIs (adjusted gross incomes) of at least $480,930, earned 20.65 percent of total AGI and paid 39.04 percent of all federal income taxes. The top 5 percent had AGIs of $195,778 and paid 59.58 percent of total income taxes and the top 10 percent, with AGIs of more than $138,030, paid 70.59 percent of taxes and earned 47.36 percent of all AGI. These numbers exclude payroll taxes. Entitlement Examination The latest report on the nation’s major entitlement programs, accounting for 42 percent of all federal government spending, are sobering. The Social Security trust fund will be emptied in 2034 and Medicare (Part A, hospital care) in 2029. 50 million Americans receive SS and 57 million receive Medicare Part A. Once depleted, retirement benefits will be cut 25 percent and Medicare Part A will be initially cut 15 percent and eventually 20 percent. Awesome Abodes New home sales in September came in at a seasonally adjusted annual rate of 667,000, the highest level since 10/07! Sales were up 18.9 percent from August, the largest monthly percentage gain in almost 28 years. While some of the 26 percent sales rise in the South to 405,000, representing 61 percent of all new home sales, was hurricane related, and this is a volatile series, sales are up a decent 8.6 percent YTD. Good GDP The US economy easily shook off the effects of recent hurricanes and GDP in 17Q3

rose by 3.1 percent following a 3 percent rise in 17Q2, the best two-quarter performance since mid-2014. That said, Y-o-Y GDP growth is still just 2.3 percent and inflation remained weak, with the Fed’s preferred measure rising at a rate of just 1.5 percent in the quarter, while core inflation was up just 1.3 percent. Good news but no champagne.

Poor Pendings Pending home sales were flat in September and that was the highlight of the report. The index is at its lowest level since 1/15, and has declined Y-o-Y in five of the last six months. Moreover, in the Northeast the index is down 2.4 percent Y-o-Y, and is down 2.5 percent Y-o-Y in the Midwest. In the South, pending sales are off 5 percent Y-o-Y, and out West they are 2.9 percent weaker Y-o-Y. Solid Sweat October’s 261,000 net new jobs was good, as were upward revisions to August and September totaling 90,000. Unemployment fell to 4.1 percent, its lowest level since 12/00, the broadest measure of unemployment fell to 7.9 percent, tops since 12/06, and job growth over the past three months has averaged a solid 162,000. But, wage growth was zero and Y-o-Y wages increases are an anemic 2.4 percent. Nonetheless, rates rise a quarter-point in December. Consumer Confidence As Measured by the Conference Board, October consumer confidence came in at 125.9, the highest reading since 12/00. This elevated level is a result of rising equity and home prices and an unemployment rate of just 4.2 percent, its best level since 2/01. A similar measure put out by the

University of Michigan is at its best level since early 2004, and Bloomberg’s Consumer Comfort index is near its post-recession high. Tax Tithing While the final Republican tax plan is still a work in progress that may never become law, one thing’s very clear; its philosophy is to tax people, who are relatively immobile, and lower taxes on corporations, which can much more easily move their money. Yes, while workers will generally get shortterm relief, two-thirds of the tax cuts will go to corporations. And remember, historically tax increases follow tax cuts. Limited Labor While our economy is humming with 3.1 percent GDP growth in 17Q2 and 3 percent growth in 17Q3, these rates are unsustainable. That’s because these rates have required such large increases in employment that the unemployment rate declined from a low 4.5 percent at the end of March to a staggeringly low 4.2 percent by the end of September. We will soon run out of workers! Only by boosting labor productivity can this continue. Mortgage Matters With the median house value in the US at $205,000, capping the mortgage interest deduction on loan principal eligible for the deduction to $500,000 from the current $1,000,000 would impact just 5 percent of home owners. Moreover, just 6.7 percent of the benefits of the MID go to the middle 20 percent of households, compared to 72.6 percent that goes to the top 20 percent of households, including 31.5 percent that goes to the top 5 percent.

Council Wraps Up Another Great Year, Looks to Grow The final meeting of the Remodelers Council was last month to welcome new

Council members and look at the year in review. In 2017, the Council members completed two ramp projects for members of the community. They also continued work on the Dakota Boys and Girls Ranch Youth Home, which now has a completed game room and is close to having materials ordered and dates in place for the final phases of the kitchen remodel. Diana Stead, Stone Holding Company, chairs the task force to lead the project towards completion. In addition to charitable community projects, the Council saw an increase in the number of projects on the Remodeled Home Tour, which even included a Featured Remodel Project benefiting Home Builders Care of Fargo-Moorhead Foundation. The Council hosted another successful Remodelers Council Picnic to celebrate National Remodeling Month, which welcomed over 100 members to enjoy a delicious lunch at the HBA. It has been a wonderful year for Council members and there is already much to look forward to in the new year. Already on the docket is working to complete a project in conjunction with the Dorothy Day house and continuing to grow the Council. We already welcomed four new members at the last meeting. All HBA members are welcome to join the Council at any meeting or in any volunteer project. CONTRACT AGREEMENT

The 2018 Trade Showcase Contract (“Contract”) is entered into between the Home Builders Association of Fargo-Moorhead (“HBA of F-M”) and Exhibitor. This Contract is for booth space in the Trade Showcase January 30, 2018. The HBA of F-M agrees to give Exhibitor use of booth space for the purposes as set forth in this Contract and Exhibitor agrees to the terms as stated in the Contract. This Contract includes all of the terms in the Contract and as contained on any attachments that may be made a part of this Contract, including the Rules and Regulations of 2018 Trade Showcase (“Rules and Regulations”). This Contract does not include electrical or internet access. Exhibitors must contract through the Holiday Inn for those needs at an additional cost. Rent and Deposits: Exhibitor shall pay full Contract Price at the time the Contract is signed. Booth Space Assignments: The HBA of F-M reserves the right to determine the eligibility of any firm or product, and to make booth space assignments and arrangements as HBA of F-M deems necessary. A booth space will not be assigned until all of the requirements of the Contract are met, including the requirement to provide proof of insurance as required by the Insurance section of this Contract. Subletting Booth Space: No Exhibitor shall assign, sublet, or apportion the whole or any part of the booth space allotted, nor exhibit therein any goods, apparatus, service, advertising signs, etc., other than those manufactured or sold by the Exhibitor in the regular course of his business, without the written consent of the HBA of F-M. Violation of this rule shall be cause for cancellation of the Contract without refund. If it is necessary to use the equipment of another manufacturer, distributor, or dealer whose equipment should be displayed separately, then no advertising may be in evidence. Companies involved in cooperative booth designs must contract separately. Each Exhibitor will be responsible for any unpaid Contract Price. Each company must have a minimum of one single booth. Relocation of Exhibits: The HBA of F-M reserves the right to alter the location of Exhibitors, or of booths as shown on the official floor plan, if deemed in the best interest of the Trade Showcase. The HBA of F-M shall have the further right to prohibit, prevent, and remove any exhibit or proposed exhibit, or any part or portion thereof, which in the judgment of the HBA of F-M is unsuitable or inappropriate for the Trade Showcase or purposes of the same; and such right shall extend, but shall not be limited to, all equipment, materials, displays, installations, and other items constituting part of or used in connection with any such exhibit. Each company must have a minimum of one single booth. Health & Safety: Exhibitor shall take every precaution in and around exhibit area to protect the health and safety of the general public. Abiding by Laws, Rules and Ordinances: Exhibitors are expected to and shall abide by all governing laws, rules and ordinances. Liability: Neither the HBA of F-M, nor any member of the Education Committee, nor their directors, officers, employees, or agents will be responsible for any death, injuries to persons, or for loss or damage to property that may occur to the Exhibitor or its directors, officers, employees, agents, or invitees, from any cause whatsoever arising or resulting directly or indirectly from the participation in the Trade Showcase. By signing the Contract, or by displaying without a signed Contract (implying acceptance), the Exhibitor, for itself, its directors, officers, employees, agents, and invitees, expressly releases the above-named entities and persons from any and all claims, demands, damages, losses, actions or causes of action of whatsoever kind for any such loss, damage, death, or injury and assumes responsibility for the same and agrees not to hold the aboveentities or persons responsible or liable. Indemnification: Exhibitor agrees to assume, defend, protect, indemnify, and hold harmless the HBA of F-M, and any member of the Education Committee, and their directors, officers, employees, agents, and invitees (“Indemnified Parties”) against any and all claims, demands, damages, losses, actions or causes of action of whatsoever kind arising or resulting directly or indirectly from the participation in the Trade Showcase by the Exhibitor, its directors, officers, employees, agents or invitees unless the claims, demands, losses, actions or causes of action are a result of the actions or fault of one of the Indemnified Parties. Exhibitor shall indemnify and hold harmless the Indemnified Parties from all loss or expense arising from any liability or claim of liability for any death, injuries or damages to persons or loss or damage to property sustained or claimed to have been sustained by anyone by reason of the use of the Holiday Inn for the Trade Showcase, whether such use was authorized or not, unless the loss, expense or damage is a result of the action or fault of one of the Indemnified Parties. Exhibitor also agrees to pay for any and all damages to the Holiday Inn and to place all property destroyed or damaged in its original condition, if such loss or damages arises or results directly or indirectly from the Exhibitors use or occupancy of the Holiday Inn or Exhibitor’s participation in the Trade Showcase unless such loss or damage is the result of the action or fault of one of the Indemnified Parties and only to the extent that such loss is not caused by risk such as fire or other perils covered by fire or other extended insurance policies. Exhibitor agrees to indemnify and hold harmless the Indemnified Parties from any claims from anyone for loss or damage to property placed on the Holiday Inn premises unless the claims are a result of the actions or fault of one of the Indemnified Parties. In the event that any such claims, demands, damages, losses, actions or causes of action shall be asserted, or action or other proceeding instituted against any of the Indemnified Parties, Exhibitor shall defend against such claims, demands, damages, losses, actions or causes of action or other proceeding by counsel satisfactory to the HBA of F-M. If Exhibitor fails to defend, the HBA of F-M has a right to conduct a defense. The HBA of F-M, shall also be entitled to recover from Exhibitors the full amount of all losses sustained as a result of any such claims, demands, damages, losses, actions or causes of action of whatsoever kind, or judgments including recovery for the attorney fees and costs of defending against any such claims, demands, damages, losses, actions or causes of action. Reporting Loss of Injury: Any death, injury to persons, or loss or damage to property must be immediately reported to the HBA of F-M. Remedies for Breach and Cancellation: In addition to other damages recoverable and remedies available under the terms of the Contract, the HBA of F-M may cancel the Contract upon Exhibitor’s failure to comply with any provision of this Contract. Cancellation of the Contract will result in forfeiture of booth space and forfeiture of all amounts paid by Exhibitor to the HBA of F-M toward the Contract Price. The HBA of F-M has the right to dispose of forfeited spaces as it sees fit without liability. The HBA of F-M may also proceed to enforce this Contract to receive the balance of the Contract Price. Breach of this Contract will prohibit the Exhibitor from participation in any future production sponsored by the HBA of F-M. If it becomes necessary to cancel the production of the Trade Showcase for any reason, all amounts paid by the Exhibitor to the HBA of F-M toward the Contract Price will be refunded, and the Exhibitor shall and does hereby waive any claim for damages. If it becomes necessary to postpone the production of the Trade Showcase for any reason and Exhibitor elects not to participate in the postponed Show, all amounts paid by the Exhibitor to the HBA of F-M toward the Contract Price will be refunded, and the Exhibitor shall and does hereby waive any claim for damages. In the event the Exhibitor wishes to cancel participation in the Trade Showcase, all deposit amounts paid by the Exhibitor to the HBA of F-M toward the Contract Price will be refunded if the cancellation is made on or before January 19, 2018. Cancellation after that time will result in forfeiture of booth space and forfeiture of all amounts paid by Exhibitor to the HBA of F-M toward the Contract Price. The HBA of F-M may also proceed to enforce this Contract to receive the balance of the Contract Price.


Special Damage Provisions: The following damages will be assessed in addition to other damages recoverable and remedies available under the terms of the Contract: Exhibitors using unauthorized tape or demo materials will be assessed a minimum $300 clean-up charge. Entire Agreement: This Contract constitutes the entire agreement between the parties and modifications must be in writing signed by all parties. There are no promises, inducements or terms and conditions other than as specifically set forth herein. Waiver: Failure of the HBA of F-M to act on any breach of this Contract shall not constitute waiver of such breach. Governing Law: This Contract was made and entered into in the state of North Dakota and the laws of North Dakota shall govern its enforcement and performance. A. Exhibit Hours Exhibitor must be set up by 3:30 p.m. on January 30, 2018. Trade Showcase runs 4 - 6 p.m. All exhibitors must be moved out by 8 p.m. Exhibitor shall pay 100 percent of the Contract Price due at the time the Contract is signed. The balance due for the Contract Price must be received by January 19, 2018, or the booth space will be forfeited. No refunds will be made for booth rentals canceled after January 19, 2018. After January 19, 2018 the entire Contract Price must be received at the time the contract is signed. B. Arrangement of Display Exhibitors are required to arrange displays to avoid obstructing the general view or concealing other exhibits. In all linear exhibit areas, the exhibit’s back wall will be limited to 8 feet high. With the company sign attached, the display must not exceed a total of 10 feet in height without prior approval of HBA of F-M. 1. Full side walls are not allowed on any booth without prior approval of HBA of F-M. C. Care of Building and Exhibits Tacking, taping, or nailing of signs, banners, etc., to any permanent walls or woodwork or beyond the limits of any background is prohibited. Double-sided tape is strictly prohibited. The only authorized tape is sports tape available through the Holiday Inn. No nails or bracing wires used in erecting displays may be attached to the building. Exhibitors will be required to keep their booth displays neat and orderly throughout the Show. D. Health & Safety Smoking is prohibited throughout the facility. It is agreed that the exhibitor will pay $200 for early registration or $225 regular registration for the exhibit space upon commitment. The Exhibitor will provide one door prize to be given to one winner at the Trade Showcase Jan. 30. It is understood that this agreement is non-cancelable.
