Realtors were honored at the recent Realtor Convention of the Dakotas in Bismarck. Jenny Schuster received the Good Neighbor Award, which recognizes Realtors for their efforts in community and charitable service. Scott Breidenbach received the Realtors Political Action Committee Hall of Fame award, which recognizes dedicated members who have made a significant commitment to the RPAC over the years. HBA of F-M member companies are eligible for The Village Employee Assistance Program at reduced rates. It offers professional, confidential guidance for relationship issues, emotional health, drug and alcohol problems, workplace concerns, financial counseling and legal counseling. 2015 dues used for lobbying

2015 dues payments to the Home Builders Association of FargoMoorhead are not deductible as charitable contributions for federal income tax purposes. However, dues payments may be deductible as ordinary and necessary business expenses, subject to exclusion for lobbying activity. Because a portion of your dues is used for lobbying by NAHB, NDAB and HBA of F-M, the following portion is not deductible for income tax purposes for Builder and Associate members: 10.84 percent of

the total dues or $56.92, Remodelers Council members: 9.49 percent of the total dues or $6.64, and Affiliate members: 9.78 percent of the total dues or $4.89.

Make Moorhead Home Property Tax Rebate Program Extended through 2016

The City of Moorhead, Clay County, and Moorhead Public Schools have all signed on to continue participation in the Make Moorhead Home Property Tax Rebate Program in 2015 and 2016. The Make Moorhead Home Property Tax Rebate is a financial incentive to home buyers and another reason prospective home buyers are choosing Moorhead and the city is growing. Fast facts: • More than 300 home buyers have received Make Moorhead Home rebates since 2012. • Moorhead saw a 50 percent increase in single family housing starts from 2012 to 2013. • 2014 single family housing starts have already surpassed the 2013 level. • Overall, 2014 housing starts (both single and multifamily) are expected to exceed 2013 activity. • 89 percent of 2013 Moorhead home buyers surveyed report they are satisfied or very satisfied with their Moorhead neighborhoods. All home buyers can take advantage of two years of rebates on property taxes paid for newly constructed homes. Existing home owners can get a tax break on substantially remodeled homes. There are no income limits, no first-time buyer restrictions. New construction buyers who qualify as first-time home buyers can also get some help with special assessments by participating in the First & New Program. HBA of F-M President’s Message 2014 sees great HBA membership growth, PAC fundraising HBA positions itself for aggressive workforce development, industry advocacy

“The HBA of F-M promotes an environment in which members and their businesses can prosper.” That is your HBA’s purpose statement, adopted in 2013. Our industry has been prospering so much that it’s been difficult to find workers necessary to keep up with residential and commercial construction demand. Along with Home Builders Care of F-M Foundation, workforce development is a key area of focus; it will become even more of a priority next year. In just the past few weeks, we found out that Minnesota State Community and Technical College in Moorhead will reduce its two-year carpentry program to one year. This is mainly because student interest is not there. It’s our industry’s task to promote our livelihood to the workforce coming up. Read more in a message from HBA of F-M Executive Vice President Bryce Johnson on the facing page, and watch for more on this very important issue soon.

Public Affairs

The reason this association exists is to advocate on your behalf regarding regulation of your industry. We routinely monitor activities of the Diversion Authority and opponents of the F-M Diversion. This issue seems to never end, and we will remain at the table, doing what we can to support permanent flood protection for the metro area. We were very active with the Builders Association of Minnesota and its fight against mandated fire sprinklers in homes. Unable to emerge with a victory on that issue, we continue to be on the forefront as we offer training to help our members comply with the new code. We’re also working with BAM on possibilities to deal with this mandate legislatively next year. This spring, we hosted Candidate Forums for Fargo mayoral and commission races in both Fargo and West Fargo. We also hosted forums for current North Dakota legislators to connect with our members on issues we may face in the session next year. Lastly, we hosted a legislative

social with current elected officials and hopefuls running for office for the state legislature in both Minnesota and North Dakota. We supported many individuals with PAC (political action committee) dollars. Remember: your PAC contributions support the National Association of Home Builders’ PAC, BUILD-PAC, and a portion comes back to the state level, NDAB-PAC, for use locally. NDAB-PAC supported 46 candidates in the November election, with 44 succeeding in their bids for office. BUILD-PAC saw a 95 percent success rate in the election of the candidates it supported. To cap it off, North Dakota has the highest number of “Delegate,” $20-contributors, to BUILD PAC in the country! Way to go.

Membership

Membership remains a top priority. This year, our goal was 80 new members with a member retention rate of 92 percent. As of press time, we need just two new members to hit that goal, and were sitting at an approximate 92-percent retention rate. Thank you to all who recruited this year. Peer-to-peer interaction is key. Staff also focuses on oneon-one member engagement meetings with new members and giving our committees and boards tools to help promote the HBA and its services to potential members and current members who are not involved.

Education

Our education programming continues growing each year. Members find great value in the information we can provide. The HBA of F-M offered nearly 30 classes to over 800 attendees encompassing continuing education for contractors, code updates, safety courses, industry trends and business management. Membership pays for itself, if you figure yearly dues and take advantage of our low or free registration fees. As an example, an electrician member who attends our continuing education, free OSHA 30-Hour Construction Course, free safety training in the fall and lunch sessions paid only 6 percent of the non-member cost in 2014. Watch for our annual report coming in January that will include the details on all of our programming and activities from 2014. It was an honor to serve the industry and this Association as president. Good luck to Clay Dietrich, Dietrich Homes, Inc., as he begins his term as president next month. We hope that you continue to look to the HBA as a resource. If you aren’t currently engaged, give involvement a try. We’ve got something for everyone.

M State changes two-year carpentry program to one-year: Why you should be concerned

We hear it every day: skilled workers are badly needed in our industry. It’s not just the building industry that’s competing for employees: it’s the energy industry in central and western North Dakota; it’s the service industries locally, and it’s technology and manufacturing sectors, too. HBA of F-M leaders were shocked to hear that Minnesota State Community and Technical College in Moorhead plans to reduce its two-year carpentry program to a one-year duration and lay off its second-year carpentry instructor for fall of 2015. This is due to lack of student interest in the program. It’s a serious blow to our recovery as an industry which requires the skilled labor M State and other technical colleges provide. HBA leadership met with M State and is creating a taskforce to address long-term and short-term goals, and we need your input. In the long term, we must address the mindset of parents who push students to attend four-year schools even when their son or daughter isn’t interested in those programs or does not know what he or she wants to do. We learned that almost 60 percent of students who enter a four-year program as freshmen don’t finish the degree. These students often come to schools like M State, but are brought into

other disciplines like liberal arts. The mindset of students and what they view as valuable, rewarding careers also must be challenged. Our industry has an image problem and we must find a way to better market the industry as well as programs that support lucrative careers. The market is changing and we must find a way to illustrate the wide variety of needs. In the short term, enrollment needs to increase in M State’s carpentry program. Additional enrollment in a one-year program needs to be more robust to illustrate the need for the reinstatement of the second-year level. In addition, in the short term, the needs of the industry have to be evaluated and taken into consideration. Currently, the second-year students work on finishing a house that is started in the first year of the program. As it stands right now, that house project will be eliminated. As we work to increase enrollment, the curriculum of the program will need to be evaluated to meet the needs of the students and the industry. This is the most critical issue facing our industry outside of the F-M Diversion and our flooding issues. If you aren’t worried about finding your next carpenter or laborer, you should be! The cost of building homes is driven up by regulation but also by lack of skilled labor: projects are taking longer to complete, delays happen, and this impacts the entire process resulting in longer wait-time for consumers. Please be willing to serve on a taskforce to address the short- and long-term problems. This taskforce will build into a coalition that will ensure a good working relationship between the industry and the local tech schools. HBA wins on North Dakota measures in November Election by Roz Leighton, Public Affairs Coordinator

The HBA of F-M was an active member of both the “Vote Yes on Measure 2 Coalition” and the “North Dakotans for Common Sense Conservation Coalition” that supported and opposed Measures 2 and 5, respectively. Voters passed Measure 2, which will constitutionally prohibits the state of North Dakota, or any political subdivision of the state, from imposing mortgage taxes or any sales or transfer taxes on the mortgage or transfer of residential, commercial or agricultural property. North Dakota voters overwhelmingly voted against Measure 5 which would have created a massive conservation fund from 5 percent of the oil extraction tax, drawing funding away from infrastructure, education and other needs in the state. State legislators from the odd legislative districts across the state were also up for election on November’s ballot. The HBA of F-M encourages you

Public Issues Report of Area Affairs EPA water controls could drive up North Dakota homebuilding prices by Roz Leighton, Public Affairs Coordinator

In mid-November HBA of F-M Associate Vice President Terry Lipp, Ferguson Bath, Kitchen & Lighting Showroom, Executive Vice President Bryce Johnson and I traveled to Bismarck for a seminar on the overreach of the EPA with the proposed expansion to the definition of the Waters of the US (WOTUS) under the Clean Water Act. Under this change, any land with water on it, near it or connected to it, even temporarily, could be subject to EPA permitting; effectively resulting in EPA control over land management. If approved, federal permits would be needed for many ordinary activities that are currently not regulated by the federal government. These federal permits are costly and would lead to delays in home building that would ultimately drive up the price of homes across the country. It was an extremely informative event put on by the BismarckMandan Chamber of Commerce with the U.S. Chamber of Commerce. The first portion of the day featured U.S. Sen. John Hoeven and U.S. Rep. Kevin Cramer discussing how this rule change came to be, the devastating effects it would have on North Dakota’s key industries and what they can do in Washington to stop the change from taking place. Sen. Hoeven emphasized that this was another attempt by those in Washington trying to tell North Dakotans how to operate and is a prime example of why “one size fits all” policies do not work. The second half of the day featured a “National Stakeholder Panel” moderated by William Kovacs, senior vice president, environment, technology and regulatory affairs at the U.S. Chamber of Commerce. The speakers included, Matt Hitte, U.S. Chamber of Commerce; Mark Watne, North Dakota Farmers

Union; Owen McDonough, National Association of Home Builders; Ryan Norrell, Missouri River Stakeholders and N.D. Water Users Association; and Jason Bohrer, North Dakota Lignite Council. The afternoon speakers highlighted the issues that pertained to their specific industries, one thing was clear across the state industries; all would be significantly impacted by the changes.

Three weeks ago I traveled to Grand Forks with my fellow HBA of F-M members: Carlita Dietz, Jay Dietz Construction, Inc.; Clay Dietrich, Dietrich Homes, Inc.; Dan Lindquist, Dan Lindquist Construction, Inc.; Darrick Guthmiller, Kochmann Brothers Homes, Inc.; Jason Eid, Eid-Co Buildings, Inc.; John Gunkelman, Dakota Construction of Fargo; John Koerselman, Red River Drywall and Painting Services, Inc.; Terry Lipp, Ferguson Bath, Kitchen & Lighting Showroom; and Tom Spaeth, Accent Contracting, along with HBA Executive Vice President Bryce Johnson and Public Affairs Coordinator Roz Leighton to attend the North Dakota Association of Builders’ Annual Meeting and Awards Banquet. The weekend began with a social event celebrating incoming NDAB President Leroy Kurtyka, Northern Plumbing Supply, Inc., at their showroom in downtown Grand Forks. It was a great event. The Annual Meeting began Friday morning at the Alerus Center and concluded that evening with the awards banquet. NAHB First Vice

President, Tom Woods, Woods Custom Homes in Blue Springs, Mo.; traveled to Grand Forks to attend the meeting and banquet. He spoke at the meeting about the election and the outlook for building with the change in the Senate and the Republican majority in Congress. He was happy to report that 97 percent of those that BUILD-PAC supported during the election season were elected, a great win for building. At the banquet, Woods installed the 2015 NDAB President, Kurtyka. HBA of F-M members took home several awards at the state level, Kochmann Brothers Homes won the state BEAM award and will move on to the national competition. Robin Swanson, Superior Insurance, took home the state’s Associate of the Year award and 2014 HBA of F-M President Carlita Dietz, Jay Dietz Construction, Inc. took home the Builder of the Year award. Congratulations to all nominees and winners. Thank you to NDAB for putting together a great event!

News from the National Association of Home Builders Top 9 most effective negotiation strategies

Every business owner makes negotiation blunders that wind up more costly than expected. Although mistakes like these can be detrimental to the bottom line, the good news is, they are usually avoidable. Here are nine strategies that can help you improve your closing techniques and seal the deal more often than not. Stand out in the marketplace With 24/7 access to the World Wide Web, the average home buyer/owner is absolutely flooded with information, choices and options. If you fail to make it plain to consumers what makes your product the right one for their needs, you’ll miss out on sales. Learn to listen It’s one of your most powerful tools as a salesperson. Most deal breakers occur because of a disconnect between what the customer is actually saying and what the salesperson thinks they are saying. Really listen to the customer’s needs and desires and use that information to initiate a solid purchase decision. Sell in reverse While asking questions to get to know a customer is important, doing it at the front end of your sales pitch is no longer the best approach. One of the most closely guarded secrets of today’s master closers is the importance of engaging customers very quickly. By drawing them into the experience and creating curiosity about the product early on, you are better able to arouse emotional hot buttons, hold the customer’s attention longer and create a more dynamic buying experience. All sales are not the same The highest earners in today’s market are those who have a relaxed and casual approach to selling. They know their product so well that they are not just reciting the stats from a brochure, but are using their own words and stories. By ditching the script, they are able to move fluidly and change course on a dime. They are able to observe, uncover and predict their prospect’s behavior, thereby evoking emotion and communicating more effectively. Do yourself a favor: learn your presentation so well, that nothing can derail your offer or deter you from your mission. Third-party endorsements Savvy marketers understand the power of testimonials and endorsements in combination with social media. Together, they give your prospects confidence in your products. When it comes to the bottom line, customers who have seen written correspondence, videos and social media endorsements are better positioned to buy your products

with less negotiating and feel as though they have not been persuaded at all. Hypnotizing the customer When you have the full and focused attention of your customers, they will hang on to every word you say. Learn to become so good at the storytelling process within your presentation that your customers become slightly mesmerized. Today’s customers do not want to be informed; they have already done their homework on the Internet. Today’s customers want to be guided and given a reason to feel good about their purchase so that when they go home at night, they are thrilled about the decision they made earlier in the day with you. To negotiate or not Over the years, the word ‘negotiating’ has a gained a bad reputation in the home building industry. Many customers do not want to negotiate; they want to be offered the lowest price possible right from the start. As such, the most successful salespeople today are those who use information, charm and the power of persuasion to maximize sales. When done right, you close the deal, and customers leave feeling like they made the right choice in their home purchase decision without being bullied into it. Quitting too soon The easiest way to lose a deal is to never make it to the finish line. Customers need to know that you are sincerely interested in their journey, their story, and ultimately, their outcome. Most sales fall apart simply because the salesperson does not complete the circle of follow up in an effective way. Do not throw in the towel on your next customer so soon. Do not let “feeling pushy” stop you from making one more call or sending one more article. And do not be fooled into believing that quitting too soon means letting them walk out of your door without a contract in hand. There are many more steps to the process. Knowledge is power You can spend many years in the field and learn from experience, or you can accelerate your learning by reading, listening to audio seminars, attending education sessions at conferences such as the International Builders’ Show. Adhere to spending, attending and acquiring the knowledge necessary to engage more effectively with your customers, and watch your sales grow. Erickson has been busy taking down her numerous Halloween decorations and is excited to decorate for Christmas right after the Thanksgiving holiday. She is planning on spending Thanksgiving and Christmas with her family in the Twin Cities. Erickson is the president of her Soroptimist International Club which is a service organization that works to improve the lives of women and girls. She is also busy with her brand new church, The Gathering, which just turned one-year old. As the temperature has dropped, she has started planning a trip to Puerto Rico to visit her sister.

Lindsey Nogosek, Events Coordinator

Nogosek and her husband, Kory, are enjoying life and staying busy with their 19 month old daughter, Remy, and three dogs, Mimi LaRue, Murphy and Moe. Remy is busy walking (and getting into anything and everything!), talking and learning new and fun things. They traveled to Lindsey’s home state of Colorado for Thanksgiving and enjoyed catching up with family and friends and the beautiful scenery. Christmas will be spent with Kory’s family, in LaMoure, N.D. The Nogoseks are looking forward to 2015 and what life has in store.

Leighton has been very busy mentally preparing for the winter ahead. She has kept herself busy helping on various campaigns during the election cycle and is unsure what to do with herself now that the election has come and gone. She has been very involved with the colonization of the Kappa Delta Sorority chapter at the University of North Dakota where she serves on the chapter’s alumni advisory board. She plans to spend time in Wisconsin and Minneapolis over the holiday season, and hopefully a warm weather get-away this spring.

Mund and her family are looking forward to a family vacation to Disneyworld and Universal Studios in Orlando this month. The girls are enjoying a short break from soccer until the winter indoor season starts in January. Older daughter, Annie, and her U13 Tri-City Storm team capped off the fall season by traveling to Omaha, Neb., and winning a championship at Socctoberfest at the end of October. Younger daughter, Noelle, also finished up her soccer season in mid October and transitioned right into basketball!

Weckman and her husband, Kory, are busy adjusting to life with two kids. Nolan, almost four, loves being a big brother and is really enjoying his first year of preschool. He is getting good at recognizing letters and remembering landmarks. Nora, almost six months, is working on rolling over and sitting up. She is very smiley and has the cutest giggle, but that may be a biased opinion. Weckman has taken up kick-boxing to beat the winter blues (and the baby weight) and Kory enjoys frisbee golf and participated in his first tournament this fall.

Smith has been driving comfortably after purchasing a new car, so far the auto start has been put to good use! She also had a great time catching up with her relatives in Florida for a few days and after being on the lookout for dolphins everyday, she finally saw some on the morning she left. She is looking forward to traveling to California for some warmer weather on Thanksgiving and for her birthday in January.

During Guthmiller’s time with the HBA of F-M, he has served as treasurer, president elect, president and interim past president. He is also involved with the Membership Committee, Education Committee, Executive Committee, State & National positions and miscellaneous task forces. The best part of partcipating on the board to Guthmiller is that “you have a better pulse of what is going on in the HBA and the industry.” He also enjoys working with other board members to achieve a common goal. Consider joining the Remodelers Council in 2015 You may have noticed the Remodelers Council logo in many places this fall; the HBA of F-M hosted its third annual Remodeled Home Tour along with its 25th annual Fall Home Show. The HBA Remodelers Council was formed in 1990 and assists in the planning and coordination of the Remodeled Home Tour and tries to coordinate about two or three handicap accessibility ramps each year. Remodelers join the Council to improve their business management skills, to network with colleagues, to perform community service and to work for the betterment of the industry. Talk to home owners now for the 4th annual Remodeled Home Tour

Consider talking to your home owners now about allowing their home on the Remodeled Home Tour next fall. The trick is to plan early! Don’t wait until right before the Tour to try and find a willing home owner to jump on board. Now is the time to talk to clients and home owners, making the agreement prior to starting a project. Working with your homeowners on this from the beginning allows for any questions and arrangements to be taken care of and planned out. Consider different incentives to offer the home owner that may help him or her agree to their home being a part of the Tour. Here are some great options: 1. Offer a price break or discount on their project. 2. Offer the painting of another room in the home. 3. Offer a cleaning service to come in after the Tour is complete to get their home back to normal. 4. Reserve a room for them at a hotel (in or out of town, depending on their preference) to give them somewhere to stay while the Tour is running. 5. Buy them a gift card for dinner out on you so they don’t have to worry about cooking and cleaning before the Tour begins the next day. Member of the Month: Dustin Murray by Chelsea Smith, Communications & Office Coordinator

Dustin Murray, Dustin Murray Construction, recently joined in 2012, but his ties with the HBA of F-M stem back to 2000 as a student at an area tech school. He first became involved when he was a member of the Student Chapter at Minnesota State Community and Technical College. Since then he has become involved with the HBA board of directors, Education Committee, Remodelers Council and, in 2015, will become the HBA liaison to the Home Builders Care board of trustees. Murray originally joined the HBA to take advantage of education opportunities. He also says, “it’s the right thing to do to support the industry that I make a living in.” When he isn’t involved with the HBA he enjoys spending time with his wife and two children, a six-yearold boy and ten-month-old girl. He also enjoys golfing and deer hunting when he has time. The foundation, created in 1993 by the Home Builders Association of FargoMoorhead, is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction, and remodeling. The HBA of F-M handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.

In October, we were able to award $10,000 in scholarships to 13 students. See pages 32-33 for the biographies of our winners. Workforce development is a huge focus of the Foundation. Coming up on Dec. 4 is the 12th annual Health, Tech & Trades Career Expo. This event brings 2,500 ninth grade students to the Fargodome to explore a variety of careers. The specific focus of this event is to highlight careers that require a two-year degree or less. Look for pictures and highlights in the January issue. HBC recently learned of a change in M State’s carpentry program. Please see Bryce’s article on page 7 for more details. We will be asking for people to serve on a taskforce and coalition to ensure that our tech schools and industry are working together. Let Jenny Erickson know if you are willing to help. The project raised $1,415 from consumers. The Myrvold family then generously matched that donation, bringing in $2,830 for Home Builders Care. Thank you!! Master Bedroom in the Myrvold’s home. Our 2014 Home Builders Care Build wrapped up in November with a house blessing ceremony. See pages 29-31 for highlights and a recap of the entire build. Thank you to everyone who supported this project. It was the first-ever Veteran build in the Fargo-Moorhead area. As my year as president comes to an end, I want to thank everyone for the support of the Foundation. We have begun to focus on workforce development even more than ever before; supporting the industry by promoting careers and fostering interest in students as young as five years old. We will also begin to look at how we can support retraining and training for a second career. How we can support nontraditional students, those who have worked in a job for years, lost a job recently or those just looking for a career change may be a market for potential workers. HBA members have many ways to support HBC. The HBC board challenges you to find at least one way that works for you to give back to your Foundation. • Monetary donations are always appreciated and we have numerous recognition programs (see pg 35 for levels). The Triple Player was set up to recognize those HBA members who support the HBA through membership dues, donate at least $365 to HBC and invest at least $365 in BUILD-PAC. • Use Goodsearch and Goodshop when searching and shopping online. Make sure you type in Home Builders Care of Fargo-Moorhead Foundation as the group you support. Goodshop also offers discounts and coupons so you can get a little something for yourself while giving back. • Take your aluminum, magazines and paper recycling to Minnkota Recycling and indicate that you want the proceeds to go to HBC. • Host us at any public or networking event you organize. We have found these events are great for spreading awareness about HBC while raising some money. • Adopt a Herdina Academy for the Construction Trades student for the 2015 session. For only $75 you can help us provide this course to area high schoolers. • Volunteer at the Health, Tech & Trades Career Expo in December. We always need people to represent our industry.

Home Builders Care Build complete by Jenny Erickson, Director of Development & Education

The 2014 Home Builders Care Build with Habitat is complete! A house blessing ceremony was held Monday, Nov. 17 to welcome Sonia and Madison Greer to their new home. The build began in May with excavation and the wall raising ceremony was held in June. We were also able to celebrate Homeownership month at the build. This build was the first-ever Veteran build in the FargoMoorhead area. The Home Builders Association and Home Builders Care of FargoMoorhead Foundation were pleased to be able to sponsor this build and are excited for Sonia and Madison to enjoy their new home. Greer served at Beale Air Force Base in California, Osan Air Force Base in Korea, Kadena Air Force Base in Japan and Pope Air Force Base in North Carolina. Her daughter was born while stationed in Okinawa, Japan. Greer served as a communication/ navigational specialist and technical order data assistant while in the Air Force. She currently works at North Dakota State University in the Memorial Union as a custodian. Madison, age ten, enjoys being outside on nice days, doing her fourthgrade homework and watching television. Greer’s first contact with Habitat for Humanity came while she was living in California. She volunteered on the build of a multi-family house. She also volunteered in North Carolina at a bikea-thon fundraiser for Habitat. She applied for a Habitat home because she is currently living in a trailer built in the 1970s. It had been vacant for six years before she moved in with Madison. Greer hoped to fix it up, but just hasn’t been able to find the time or the funds necessary. Greer says, “I am excited to raise Madi in a safer environment. I would just like to say thank you to Lake Agassiz Habitat for allowing me to be a partner family, and to the HBA and VA for their help in making the dream of a home possible, and to all the people who have helped with the build in any way to make all of this possible. Sounds corny, I know, but I feel truly

grateful and blessed for this opportunity.” Lake Agassiz Habitat for Humanity partners with new home owners to help them purchase their homes. Greer will have an interest-free loan to be repaid over the course of the mortgage. She was required to attend education classes to learn about the responsibilities of homeownership and also had to contribute 250 “sweat equity” hours working on her home, the homes of others and the Habitat ReStore as a requirement for becoming a Habitat owner. Thank you to everyone who has supported this project. We could not do it without the generosity of the HBA of F-M members. See a list of donors on page 31.

Home Builders Care of Fargo-Moorhead Foundation awards scholarships every fall to students pursuing careers in the construction industry. The National Association of Home Builders Student Chapter program was developed to support students interested in the home building industry. Students enrolled in construction-related fields at high schools, technical schools and universities can join an NAHB Student Chapter and become active on a local, state and national level. One benefit of belonging to an NAHB Student Chapter is the International Builders’ Show Residential Construction Management Competition. Teams must complete and present the planning and marketing of a development for a four-year program, or scheduling and estimating a home for secondary and two-year programs.

She previously worked in healthcare but decided she would like to work with her hands and found that construction was the right path. Gaining experience by working with The Brush’s End Painting Co., she has learned a lot about the construction process. Kyra was recently elected as the M State Student Chapter president. After graduating, Kyra plans on building custom-made and multi-purpose furniture.

Dangerous Deflation

On the surface deflation sounds wonderful. Rather than rising prices, deflation results in declining prices. In this way, purchasing power rises, effectively giving everyone a pay raise. Better yet, deflation is accompanied by near zero interest rates making borrowing cheap. What on Earth could be better! It turns out, almost anything. When people expect falling prices, they wait as long Elliot Eisenberg, Ph.D., as possible before making large purchases, such as a GraphsandLaughs, LLC car or a house because the longer you wait the cheaper the item becomes. Similarly, deflation breeds a strong desire on the part of households and firms to hold cash as it continually appreciates. By contrast, inflation creates an incentive to spend since cash falls in value over time. Deflation is not simply falling prices, which can be good, but is also characterized by falling wages, not so good. In a deflationary environment, due to a lack of demand for goods and services, firms fight for market share by slashing prices. By doing that, total revenue falls, forcing firms to pay workers less. However, since reducing wages of existing employees is hard, companies first hire fewer workers, then lay workers off, which leads to stagnant wages and eventually rising unemployment, which forces workers to accept lower wages. Deflation also creates a reluctance to borrow, since loans have to be repaid in future dollars that are worth more than those borrowed. Think about it - if you have a mortgage payment that is $750 per month and inflation is 4 percent per year and your income keeps up with inflation, your mortgage payment becomes a smaller and smaller percentage of your monthly income. But if deflation is 4 percent per year and your income falls by that amount each year, that $750 mortgage payment can quickly loom large and dramatically crimp spending. As a result, borrowers find that the real amount of their debts rise over time. In response they save more to compensate and in the process spend less. Of course, lenders are better off, but they do not increase their spending by as much as debtors decrease theirs. As a result, overall spending levels decline more. Exacerbating this problem, in a deflationary economy banks have little incentive to lend, as the only way to entice borrowers is to offer negative interest rates. But in this case, the more banks lend, the more they lose. As a result, banks do little lending, firms struggle to grow and many of both fail, causing wages to fall. In the end, consumers buy little more than essentials and everyone holds on to as much cash as possible. Not a pretty picture. Lastly, deflation makes it essentially impossible for central banks to set interest rates low enough to stimulate demand. While central banks can set rates at 0 percent, it’s hard to get below zero. With inflation of 3 percent, a zero interest rate is a -3 percent real interest rate. But with -1 percent deflation, a central bank would have to offer an interest rate of -2 percent to achieve the same -3 percent real interest rate. While theoretically possible it’s impossible in practice. Because of chronic falling wages, reduced spending and limited lending, deflation is something to be avoided. Once it takes hold, it’s inordinately difficult to get rid of. Japan has been struggling with deflation for decades and is now employing desperate measures to eliminate it, with limited success and high costs. We don’t want to wind up like Japan. HIGH QUALITY EDUCATION at a reasonable price! MARCH 1, 2015: Deadline for Minnesota contractors to submit documents to Dept. of Labor & Industry for renewal of licenses expiring March 31, 2015. HBA of F-M members and non-members are welcome to attend! These courses, scheduled for Jan. 16 and Feb. 20, 2015, are approved by the Minnesota Department of Labor and Industry for 7.2 credits for residential contractor continuing education satisfying credits (referenced to the left) toward continuing education for building contractor, residential remodeling or residential roofing continuing education requirements for re-licensure. This includes the required 1 hour of energy (for all contractors). Registrants must fill out this form and return with payment. All registrations must be pre-paid and received at least 24 hours in advance of the class. Refunds will only be provided if notice of cancellation is received 24 hours before the class. If an approved class is cancelled, all fees will be returned within 15 days of the date of cancellation.
