Parade Home Categories Smart Home

Includes a home setup where internet-enabled appliances and devices can be automatically controlled remotely using a networked device.

Green Build

Includes features that use less energy than a traditional home. Some examples are improved thermal envelopes, solar-oriented construction, low-e windows and efficient appliances.

Homeowners Association

An organization of homeowners of a particular subdivision, condominium or planned unit development that provides a common basis for preserving, maintaining and enhancing their homes and property.

Unfinished Basement

The entire level is not prepared for use as a living space.

Finished Basement

The entire level is complete and similar to the upstairs living areas. It generally includes an electrical system, heat, finished floors, an accessible entrance/stairway, level ceilings and finished walls.

One-Level Living

Lends to accessibility by using an open flow and high ceilings, without the need to go up and down the stairs.

MultiGenerational Home

Includes features that are meant to provide space for multiple generations living under one roof. Examples are privacy features like separate entrances, kitchens and living spaces.

Suggestions For Success Building or renovating a home is a big deal!

Here are our tips for taking advantage of local tax exemptions and finding the right fit in a contractor, whether you are searching for a home builder, remodeler or trade partner.

Incentives In Fargo and West Fargo, you can save when you buy a newly built home. Home owners get an exemption on up to $150,000 off their property valuation for two taxable years following the year the home was sold. In Dilworth and Moorhead, you can get a two-year property tax rebate on newly built homes. On a $250,000 home, this is a value of $6,300 over the two-year period. There is no maximum value on new construction of single-family homes, including the building and land. Of course, there are many small communities surrounding the FargoMoorhead metro area. Contact your local jurisdiction for more details on specific incentives they may offer.

Choosing A Contractor When choosing a contractor to build a home or renovate your house, there is no magic formula to achieve success. Consumers need to evaluate many different aspects of a builder and his or her company. These aspects can vary according to what fits with your personality, and what’s most important to you. As a customer, you need to do your homework and take responsibility, as you would for any other product or service or purchase.

Always check to see if the contractor you are considering, local or transient, is licensed in the state in which work will be performed. Contact the appropriate governmental agency: North Dakota Secretary of State's office at (701) 328-3665 or the Minnesota Department of Labor and Industry at (651) 284-5034 or (651) 284-5069 to verify the builder is currently licensed and to find out if he or she has a disciplinary history. The status of a contractor's license can also be verified online for North Dakota and Minnesota!

Is he or she a member of a trade association such as the Home Builders Association of F-M? Generally, members of a trade association see a need to stay abreast of current industry developments and care about giving back to their industry. Be wary of any contractor that requires full payment up front, uses high-pressure sales tactics or asks you to sign authorization paperwork or a contract that you don't understand. Reputable companies will not ask for more than a down payment. If uncomfortable, get more than one estimate.

Get a detailed contract including a summary of the work to be done, a description of materials, the total contract price or how the price will be calculated and specific timelines. Do not sign it until you are comfortable.

Ask the contractor how long and where he or she has been in business.

Request references and check with former customers to see if they were satisfied with the work.

Ask for a local business address, other than a post office box, and a local phone number where the contractor can be reached during normal business hours. Some transient companies will open a post office box or can easily acquire a cell phone with a local number to give the appearance of being a local company, when it is not.

Ask about warranty work and the company's service policies.

Find out if the contractor has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.

Bathroom remodels are hot One thing’s for sure: today’s bathrooms are not just about necessity. Home owners make updates to replace worn and outdated components because they enjoy the home they are in, but want newer and more stylish amenities.

The HBA of F-M has many remodeler members who specialize in making a bathroom in an older home more comfortable. Here are some tips for getting the most for your money, and putting some extra punch in your powder room:

Go for natural stone products - Why?

Invest in heated floors

They never go out of style and can be used on floors and walls. Color may be achieved with wall paints and less expensive areas to be changed later. This ultimately is your best long-term return on investment. In the mean time, you, as a home owner, get to enjoy a higher-end lifetime product. Most all other products start to look dated after ten years. Since bathrooms are one of the most expensive rooms to remodel, doing it less often is wise.

It’s estimated that this update will result in 100 percent of a home owner’s money back. The better heating systems have a minimum of a 25-year life. Completely installed they run about $1,500. New buyers will surely see the value in heated bathroom floors. Keep energy efficiency in mind as these systems can impact utility bills.

Sound-proof walls and select a heavy door This change is inexpensive to do and cuts down on noise, which can be a big plus if a bathroom is next to a bedroom. Who wants to be roused from sleep by the sound of a hair dryer, shower or toilet flushing if it can be avoided?

Think about a walk-in shower Grimy, grungy shower doors are a home owner’s constant enemy. There are custom design options that eliminate doors, which usually look worn after a few years even with a diligent housekeeper.

Install a high-end exhaust fan This feature may not be the most aesthetically pleasing or exciting, but it is very important to help remove moisture from the bathroom. Excessive condensation is never good. This will save replacements and fixing problems down the road.

High-quality faucets/ supply lines The reasons for these are simple: inexpensive faucets often leak and the finish does not hold up over time. Poor quality shut-offs and supply lines burst and can flood homes.

Tall toilets What are called “comfort-height” toilets have become common as people have gotten taller over the years. Plus, they use less water so you save thousands of gallons of water per year.

Make Moorhead Home

Property

Tax Rebate Brand new homes built in Moorhead are eligible for a two-year property tax rebate. The rebate will save a new home buyer thousands of dollars by rebating two years of property taxes. On a new $300,000 home, the total value of the rebate may be more than $7,500 (estimate). How does the new home construction rebate work? You can calculate the value of your rebate at www.moorheadproperty.org/rebate. There is no maximum construction limit and land value is included in the rebate calculation. Special function levies and special assessments are not included in the rebate.

Do I need to apply? No. When a building permit for a new home is issued, the property is automatically enrolled in the rebate program. If you have any questions on the program timing, just contact the City Assessor’s Office at 218.299.5310.

Do I need to be a first-time homebuyer?

CITY OF

No. As long as you are building a new home or buying one that has not yet been occupied, you are eligible. You don’t need to be a first-time homebuyer, and there are no income limits or other restrictions.

Program expires 12/31/2022 unless extended.

When will I get my check? Tax payments are due as scheduled on May 15 and October 15 of each year, and the rebate of the eligible portion of the tax payments is scheduled to be refunded in December of each year of eligibility.

If I sell my home during the rebate period, who gets the check? The rebate check will be made payable to the owner of record for the property at the time the rebate is processed. If you sell the property during the rebate term, you should specify distribution of this rebate as a provision of your sales agreement with the buyer.
