Etiquette
Please wear face coverings, use shoe coverings and practice social distancing in all homes. Ask permission to take photos. In this age of social media and digital phones, it is tempting to snap a photo of anything that interests you. Please ask permission first. And remember, that floorplans and unique home layouts can present a copyright concern. If you choose to bring children, please keep them close. Many homes are beautifully staged with fragile décor. Please leave pets at home. No food or drink is allowed in homes. Do not use bathrooms in homes and Downtown Living Tour entries.

URBAN LIVING
38
Fall Lineup 2021 | paradefm.com
Words & images spring to mind when we think about downtown thriving exciting culture eclectic shopping diverse deliciousness basically, endless exploration! Fargo’s downtown district has been revitalized and there’s more in store. People are stepping further than just playing downtown. They are making it home! Here are 5 reasons to consider urban living as you look at options to make your nest in the Fargo-Moorhead community.
TOP 5 REASONS TO CONSIDER
URBAN LIVING
1. Convenience There’s no doubt about it, professionally managed buildings have their perks, with upkeep taken care of from the interior to the exterior. No lawns to rake, sidewalks to shovel or windows to wash. 2. Nearby amenities Living in a downtown setting means comforts and services at your fingertips. From food to coffee to pubs and restaurants, the choices are endless. Access world class art, entertainment, markets and much more. 3. Explore & get active For those who like to be active, downtown Fargo is a hub for fitness clubs and gyms. Take advantage of the bike lanes and beautiful surrounding trails as well as quick access to Island Park, frisbee golf courses, and river activities. Plus, you’re only a 45-minute drive to the Minnesota lakes region. 4. Soak up the sense of history Just think of some of the most iconic buildings like the Fargo Theatre, churches and office buildings. They are vibrant with carefully fitted bricks and stonework, decorative cornices at the tops and sign-makers art. Many buildings have been around for a century or more, and they exhibit the materials and craftsmanship of their era – much of which would be impossible to re-create today.
Fall Lineup 2021 | paradefm.com
5. Belong to a community What makes downtown Fargo isn’t all about its places, it’s about the people who inhabit them. Downtown has all the hallmarks of an urban center, but this closely knit community gives it a distinct small-town twist.

PROFESSIONALS

Professional Designations Set HBA Members Apart You may have noticed acronyms trailing behind company names in this magazine. They represent a professional designation from the National Association of Home Builders or North Dakota Association of Builders. They say a lot about a builder, remodeler or building industry associate. Professional designations offer opportunities for Home Builders Association of F-M members to improve skills, advance their careers and be recognized for commitment to professional growth. What do they mean? Certified Aging-In-Place Specialist (CAPS) Teaches the technical, business management and customer service skills essential to competing in the aging-in-place market. Certified Graduate Builder (CGB) Emphasizes business and project management skills critical to a successful homebuilding operation. Certified Green Professional (CGP) Teaches builders, remodelers and other industry professionals techniques for incorporating green building principles into homes — without driving up construction cost. Certified Graduate Remodeler (CGR) emphasizes business management skills as related to a remodeling operation. Certified Graduate Master Remodeler (GMR) Held by a select group of building industry professionals: applicants must have at least 15 years of remodeling experience before they are even eligible to be considered for the designation. 40
Certified Graduate Master Builder (GMB) For experienced veterans only: before beginning the GMB designation process, applicants must have the CGB designation or the CGR designation with five years of building experience, or 10 years of building experience and successful completion of three CGB/CGR courses. Housing Credit Certified Professional (HCCP) A specialized designation for developers, property managers, asset managers and others working in the affordable housing industry through the LowIncome Housing Tax Credit. North Dakota Professional Builders (NDPB) NDAB makes its best efforts to determine a builder’s qualifications for certification as an NDPB. While the program recognizes the professionalism of a builder, NDAB does not make warranty or representations, express or implied, to home buyers or others. It has not inspected construction of any home and does not and cannot address the quality of a home.

TOP TIPS

Suggestions For Success Building or renovating a home is a big deal!
Here are our tips for taking advantage of local tax exemptions and finding the right fit in a contractor, whether you are searching for a home builder, remodeler or trade partner.
Incentives In Fargo and West Fargo, you can save when you buy a newly built home. Home owners get an exemption on up to $150,000 off their property valuation for two taxable years following the year the home was sold. In Dilworth and Moorhead, you can get a two-year property tax rebate on newly built homes. On a $250,000 home, this is a value of $6,300 over the two-year period. There is no maximum value on new construction of single-family homes, including the building and land. Of course, there are many small communities surrounding the FargoMoorhead metro area. Contact your local jurisdiction for more details on specific incentives they may offer.
42
Choosing A Contractor When choosing a contractor to build a home or renovate your house, there is no magic formula to achieve success. Consumers need to evaluate many different aspects of a builder and his or her company. These aspects can vary according to what fits with your personality, and what’s most important to you. As a customer, you need to do your homework and take responsibility, as you would for any other product or service or purchase.
Fall Lineup 2021 | paradefm.com
Always check to see if the contractor you are considering, local or transient, is licensed in the state in which work will be performed. Contact the appropriate governmental agency: North Dakota Secretary of State's office at (701) 328-3665 or the Minnesota Department of Labor and Industry at (651) 284-5034 or (651) 284-5069 to verify the builder is currently licensed and to find out if he or she has a disciplinary history. The status of a contractor's license can also be verified online for North Dakota and Minnesota!
1
Is he or she a member of a trade association such as the Home Builders Association of F-M? Generally, members of a trade association see a need to stay abreast of current industry developments and care about giving back to their industry. Visit hbafm.com to search the HBA's up-to-date online member directory.
2
Be wary of any contractor that requires full payment up front, uses high-pressure sales tactics or asks you to sign authorization paperwork or a contract that you don't understand. Reputable companies will not ask for more than a down payment. If uncomfortable, get more than one estimate.
3
Get a detailed contract including a summary of the work to be done, a description of materials, the total contract price or how the price will be calculated and specific timelines. Do not sign it until you are comfortable.
4
Fall Lineup 2021 | paradefm.com
5
Ask the contractor how long and where he or she has been in business.
6
Request references and check with former customers to see if they were satisfied with the work.
Ask for a local business address, other than a post office box, and a local phone number where the contractor can be reached during normal business hours. Some transient companies will open a post office box or can easily acquire a cell phone with a local number to give the appearance of being a local company, when it is not.
7
8
Ask about warranty work and the company's service policies.
Find out if the contractor has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.
9
Lastly, make sure you can communicate with the contractor and feel comfortable with him or her. Misunderstandings during the course of the project can lead to cost overruns and delays.

REMODELING
Photo courtesy of Fiske Construction, LLP
Bathroom remodels are hot One thing’s for sure: today’s bathrooms are not just about necessity. Home owners make updates to replace worn and outdated components because they enjoy the home they are in, but want newer and more stylish amenities.
The HBA of F-M has many remodeler members who specialize in making a bathroom in an older home more comfortable. Here are some tips for getting the most for your money, and putting some extra punch in your powder room:
44
Go for natural stone products - Why?
Invest in heated floors
They never go out of style and can be used on floors and walls. Color may be achieved with wall paints and less expensive areas to be changed later. This ultimately is your best long-term return on investment. In the mean time, you, as a home owner, get to enjoy a higher-end lifetime product. Most all other products start to look dated after ten years. Since bathrooms are one of the most expensive rooms to remodel, doing it less often is wise.
It’s estimated that this update will result in 100 percent of a home owner’s money back. The better heating systems have a minimum of a 25-year life. Completely installed they run about $1,500. New buyers will surely see the value in heated bathroom floors. Keep energy efficiency in mind as these systems can impact utility bills.
Fall Lineup 2021 | paradefm.com
Sound-proof walls and select a heavy door This change is inexpensive to do and cuts down on noise, which can be a big plus if a bathroom is next to a bedroom. Who wants to be roused from sleep by the sound of a hair dryer, shower or toilet flushing if it can be avoided?
Think about a walk-in shower Grimy, grungy shower doors are a home owner’s constant enemy. There are custom design options that eliminate doors, which usually look worn after a few years even with a diligent housekeeper.
Install a high-end exhaust fan This feature may not be the most aesthetically pleasing or exciting, but it is very important to help remove moisture from the bathroom. Excessive condensation is never good. This will save replacements and fixing problems down the road.
High-quality faucets/ supply lines The reasons for these are simple: inexpensive faucets often leak and the finish does not hold up over time. Poor quality shut-offs and supply lines burst and can flood homes.
Tall toilets What are called “comfort-height” toilets have become common as people have gotten taller over the years. Plus, they use less water so you save thousands of gallons of water per year.

Have you heard about the Remodelers Council? They are a small but mighty group of businesses who choose to come together for community service projects, to network and to better the industry. Here are five fun facts. 1.
Remodelers Council was formed in 1990 by Home Builders Association of F-M.
2.
With over 40 members, it represents the HBA of F-M’s remodeling industry and is affiliated with the National Association of Home Builders by paying yearly dues.
3.
Remodelers join the Council to discuss industry issues, to get to know their peers, to perform community service and to work for the betterment of the industry.
4. Speaking of community service, the council is award-winning on the national level! The local group received the Council Award for Demonstrating Remodeling Excellence (CADRE) at the National Association of Home Builders Remodelers awards presentation a few years ago. This award was for a community service project remodeling the Dakota Boys and Girls Ranch. 5.
The council organizes the Remodeled Home Tour!
Visit www.hbafm.com/remodelers to see the list of current members. Visit www.hbafm.com/findamember to search the entire HBA membership by service. The HBA of F-M offers many resources to homeowners looking to update their existing homes. Our members can assist with all your home renovation needs. Most professional contractors understand that home owners may want to work on their own homes, but those pros have also been called to fix many doit-yourself mishaps along the way!

Make Moorhead Home
Property
Tax Rebate Brand new homes built in Moorhead are eligible for a two-year property tax rebate. The rebate will save a new home buyer thousands of dollars by rebating two years of property taxes. On a new $300,000 home, the total value of the rebate may be more than $7,500 (estimate). How does the new home construction rebate work? You can calculate the value of your rebate at www.moorheadproperty.org/rebate. There is no maximum construction limit and land value is included in the rebate calculation. Special function levies and special assessments are not included in the rebate.
Do I need to apply? No. When a building permit for a new home is issued, the property is automatically enrolled in the rebate program. If you have any questions on the program timing, just contact the City Assessor’s Office at 218.299.5310.
Do I need to be a first-time homebuyer?
CITY OF
No. As long as you are building a new home or buying one that has not yet been occupied, you are eligible. You don’t need to be a first-time homebuyer, and there are no income limits or other restrictions.
M oRHEAD your hometown
Program expires 12/31/2022 unless extended.
When will I get my check? Tax payments are due as scheduled on May 15 and October 15 of each year, and the rebate of the eligible portion of the tax payments is scheduled to be refunded in December of each year of eligibility.
If I sell my home during the rebate period, who gets the check? The rebate check will be made payable to the owner of record for the property at the time the rebate is processed. If you sell the property during the rebate term, you should specify distribution of this rebate as a provision of your sales agreement with the buyer.
