Board Sets Priorities for 2018 As an Association we must be effectively serving not only our long-time loyal
members, but those emerging leaders who may have different priorities and goals than their parents. We started addressing this five years ago in our strategic plan. This year, we will lay out a plan for the next few years. Your HBA of F-M always has a long list of issues to work on with you, from addressing overreaching regulations, helping you sell more homes, and generating workforce for the future. To be effective in these efforts, it’s critical for the board of directors and staff to set priorities each year. A few of the top on our list in 2018 are:
Workforce
You struggle to find qualified workers. We’ve found there are thousands of ways to engage with local schools, parents and students. We need to refine our focus and tasks to engage with you and make the most impact. One of the critical pieces of this will be involvement in the North Dakota State College of Science Career Academy. Watch for more on this soon!
State legislative sessions and elections
Minnesota’s legislature meets every year, and we will monitor what’s happening that can impact our members in the Moorhead and Dilworth areas. At the same time, we will work with the North Dakota Association of Builders and our friends across the state to prepare for North Dakota’s 2019 session. Local elections could mean major changes in the area’s political landscape. We’ll be involved.
Recruitment of Builder members
The HBA of F-M has two main types of memberships: Builders and Associates. Builders are those companies who primarily build or remodel homes, or build commercial structures. Associate members are other homebuilding-related businesses that provide a direct role to the industry. Associate members are currently at 638 while Builder members are at 217. Therefore, Builder recruitment and retention is a primary focus for us.
Involvement in the continued work on the FM Area Diversion
Repeated flooding, and the threat of flood insurance, takes a toll on our local community and economy. Repeated spring flooding creates havoc for the homebuilding season because of its effect on consumer confidence and the strain it puts on both the industry and home buyers’ outlook. The HBA supports the FM Area Diversion, the preferred project moving forward.
Re-directing actions on an office facility
HBA leaders have been exploring the possibility of a new home for the Association the past two years. We’ve found it challenging for many reasons, and have come back to looking at renovation of our current space. Our board of directors approved our list of priorities last month. Rock Messerschmidt has been promoted to SVP/regional sales director at Bell Bank, located at 3100 13th Ave. S. in Fargo. In his new position, Messerschmidt will be responsible for commercial loan development in the Fargo-MoorheadWest Fargo markets and will assist the presidents in the lakes area locations with business development. Originally from Dilworth Messerschmidt earned a bachelor’s degree in business administration/accounting from Concordia College and has been in the banking field for 38 years. He has been with Bell Bank since 2000. Peggy Knudson has joined Beyond Realty as office manager. A native of Mayville, N.D., she is a graduate of Aaker’s Business College and the Arizona Real Estate and Business School. Coaches Choice Corporate and Athletic Apparel has named three people to its sales staff in Fargo and the region. Dennis Britton has been added to the Fargo office sales staff. Britton has been in the corporate apparel and promotional products industry for five years. Chad Kraft has been hired as territory manager for the Coaches Choice office in the Minneapolis/St. Paul market. Prior to Coaches Choice, Kraft was the National Sales Manager at KARE 11 TV in the Twin Cities. Lindsey Schafer has been hired as an account manager in the Dickinson, N.D., office for Coaches Choice. Natasha Baker has been hired for the customer relations team. Baker previously worked as district operations manager for Cricket Wireless and has three years total of cell phone sales experience. In addition, Kylee Kunde has accepted the safety coordinator position. Kunde will also continue as human resource generalist. Landon Holmquist recently joined Western State Bank as a customer service representative, Roxanne Miller joined as vice president/ mortgage production manager and Brandy Rodine was recently promoted to senior vice president/ administrative officer. Holmquist’s duties include processing bank transactions, identifying customer needs and connecting with customers to create and deliver an exceptional customer experience. Rodine has been with Western since August of 2016, serving as vice president/ senior compliance officer. In her new role, she will work to better connect the areas of loan/deposit operations, project management, retail support and compliance with all of the other departments in the bank. Miller will work to support loan originators as they ensure their clients’ dreams of homeownership are met with the highest level of service and integrity.
NDAB Members Named to NDHFA Advisory Committee
North Dakota Association of Builders has announced that two members have been named to the North Dakota Housing Finance Agency Advisory Natasha Baker Committee. Joan Mainwaring (Williston), American State Bank & Trust Company, and Larry Nygard (Fargo), Roers Construction Company, LLC, will begin serving this year. NDHFA is a self-supporting state agency dedicated to making housing affordable for all North Dakotans. The HBA wants to make your professional goals of networking and building your business easier by giving you one tool box with all the resources you need. Every year the HBA puts together the latest Association information and materials including a new directory, a
development map, 2018 member decals, upcoming education, events and more all in one packet just for you! This vital tool can be the perfect kit to get you started on your resolutions of getting out and meeting new people, networking or attending a business training class to better your business. Volunteers are working diligently to deliver them across the Fargo-Moorhead community to ensure the membership has a chance to review the materials and get “save the dates” for the year’s upcoming activities. This special program, World of Thanks, allows members to stop by member businesses and personally thank each of our HBA businesses while bringing them the latest and greatest in HBA info to their doors. With over 900 members, this is truly the largest volunteer event of the year. Thank you to all of our members who volunteered to deliver packets whether it was one or 100!
Fargo Wins Prize in National Energy Saving Competition
The city of Fargo has won a $5 million prize after two years of competing against 50 communities across the country in finding creative, effective ways to conserve energy and increase sustainability. During the competition, it’s estimated Fargo saved $2 million in gas and electric costs, according to Uwe Brandes, executive director of the Georgetown University Energy Prize,
who presented the prize in December. “Fargo built an extraordinary program that brought together the community through partnerships, leveraged local assets and a strong benchmarking system,” Brandes said. In 2014 the city signed on with the North Dakota Department of Commerce, North Dakota State University, Xcel Energy and Cass County Electric Cooperative to form a partnership called eFargo. The collaboration led to the creation of a website that provided tips, data and games, featuring the evil character Waste-A-Watt, that showed students in Fargo and West Fargo school districts and their families how to save energy and lower utility bills.
Do your part to help workforce development: adopt a student
For $100, or more, you can support a high school student as he or she explores the world of construction. The Herdina Academy for the Construction Trades allows students to interact with members of the construction industry and experience a variety of construction activities. Students that attend this two-week session in June are often interested in continuing in the industry. Email summer@hbafm.com if you are interested in sponsoring a student.

In December, the HBA of F-M’s directors said goodbye and thank you to Clay Dietrich, Dietrich Homes, Inc., and John Koerselman, Red River Drywall & Decorating Services. Both completed two three-year terms on the board of directors and served as officers on the Executive Committee. On behalf of the North Dakota Association of Builders, Koerselman currently serves as BUILD-PAC Trustee with the National Association of Home Builders, so he will remain as an ex-officio on the local board until that term is expired.

This is part of an ongoing series showing you the benefits to setting up your online profile. In the January Plains Builder, an article outlined how to set up an account in the Member Information Center. If you missed this feature, check out the January Plains

North Dakota State Representative with NAHB Last month, more than 100 HBA of F-M members traveled to Orlando for the National Association of Home Builders International Builders’ Show and related governance meetings. In addition to taking in all the education and product updates that the show offers, several of us also serve in various capacities on NAHB committees, board and working groups. I am North Dakota’s elected state representative with the national association, meaning I report to NAHB on behalf of the concerns of our state. I also report to our Area 10 Caucus consisting of Iowa, Minnesota, North Dakota, South Dakota and Wisconsin. Topics discussed at the caucus meeting a new membership prototype and NAHB’s new process for members to pay with installments called Dues Hub. NAHB’s board of directors voted to change its governance model to install a corporate board and a board of delegates. The board of delegates will still be responsible for bylaws resolutions and voting on policy. John “Chuck” Fowke, Tampa, Fla., was elected as NAHB third vice chairman. He has 40 years of experience in the home building industry and has built hundreds of luxury homes throughout the Tampa Bay area. North Dakota’s state reception was held in conjunction with Iowa and South Dakota. It was a huge success with close to 200 people attending. The HBA of F-M had two Student Chapters attend to compete in the Residential Construction Management Competition. Students from North Dakota State University and North Dakota State College of Science were able to attend the show and meet members of the industry. We also celebrated as Dawn Cruff, Dakota Plains Realty, was nominated for Associate of the Year on the national level and CEO Bryce Johnson was installed as secretary on the leadership ladder of the NAHB Executive Officers Council. We heard from NAHB’s economists that the newly enacted tax law will create a more favorable tax climate for the business community, which should spur job and economic growth and keep single-family housing production on a gradual upward trajectory in 2018. However, builders will continue to deal with ongoing supply-side headwinds this year that will dampen more robust growth. These factors include an increasing number of unfilled construction jobs, a shortage of buildable lots and a slow growth in acquisition, development and construction loan activity that is failing to keep pace with rising demand. Thousands of building professionals attended more than 150 education sessions in eight tracks that covered the breadth of the entire building industry. The combined events of IBS and the Kitchen & Bath Industry Show drew more than 85,000 attendees. Of that total, about 60,000 were IBS registrants. The IBS exhibits spanned 583,000 net square feet, with more than 1,500 manufacturers and suppliers. To put that in perspective, the HBA’s Red River Valley Home & Garden Show has about 110,000 square feet of exhibit space! Needless to say, we all put many miles of walking in over the week of IBS. Next year’s International Builders’ Show will be in Las Vegas, Feb. 19-21!

Volunteering at the National Level As we return from Orlando and look back at our week of warmer weather, great
company, lots of steps and new information, we are reminded of all the great opportunities of being involved with the National Association of Home Builders. NDAB members from across the state and representing each of the six local associations traveled to Orlando to be part of the NAHB Board of Directors meetings and the International Builders’ Show. Annually, NAHB hosts the International Builders’ Show and next year will be doing so again in Las Vegas, Feb. 19-21, 2019. At these meetings, committees made up of Builders and Associates meet to discuss what is happening in the building industry, their membership numbers and how to increase them, the issues across the nation and BUILD-PAC. They also recognize their peers with various national awards for the work they do and have an opportunity to network. At NAHB meetings, it is always a great opportunity to reconnect with old and new friends, network, and gather new ideas and information. Another fun gathering at IBS is the North Dakota Reception. We are pleased each year to invite North Dakota attendees and our friends to a reception with great food, drinks and, of course, fun company. We have around 200 people stop by and we recognize the Student Chapter attendees for their hard work and the competition they participate in. For the past two years, NDAB has teamed up with members from the Area 10 Caucus to co-host a fun evening. This allowed us to host even more guests from our area without competing for time and gave us the opportunity to work closely in planning with our counterparts from Minnesota and Iowa and our National Area Chairman (NAC) Keith Butz who so kindly traveled to North Dakota in December to swear in our 2018 NDAB Board of Directors. We thank those that stopped by this year making it another fun evening and a special thank you to the event and annual sponsors who generously help in making it a successful event. NDAB’s Once again, North Dakota was well represented at the National Association of Home Builders’ International Builders’ Show in Orlando last month. The show offered three exciting days of over one million square feet of exhibit space featuring new products and trends for 2018, outstanding educational sessions, and events so members may network with key business partners. Because NAHB holds its key meetings and events in conjunction with IBS, it’s a great way to gain a wealth of knowledge on every level, and in a short amount of time making it a valuable investment in your business. If you missed it, I encourage you to attend next year in Las Vegas, February 19-21. NDAB Associate member Dawn Cruff, Dakota Plains Realty, HBA of F-M, and member Ken Callahan, MDU, Williston Area Builders Association, were two of 17 finalists for the NAHB 2017 Associate of the Year award. Congratulations to both of you for this prestigious nomination and recognition at the national level. The Area 10 Caucus met to a standing-room-only crowd with every local association from North Dakota represented. Keith Butz, national chair, called the meeting to order. Attending this meeting is vital for gaining understanding of issues by hearing from area state and national representatives attending. North Dakota State Representative Don Dabbert, Jr., reported on our behalf. Enough cannot be said about the importance of being involved in the current matters affecting the building industry. The 2018 Annual Meeting of the board of directors was held the morning of Jan. 11. Three key outcomes for members to be aware of is the passing of the new governance model, passing the motion to bring back the third national meeting, and electing Chuck Fowkes as third vice chair for 2018. In addition, NAHB continues to focus on several issues, including: Regulatory reform, housing finance reform, labor shortage/immigration reform and environment. Last, I’d like to take a minute to remind registrants that a paid-in-full IBS registration offered a complimentary one-year subscription to IBS Education On Demand. Watch for an email from NAHB explaining the program. • The City Leaders Luncheon was held Jan. 18. Over 30 people attended the event that was the perfect opportunity to bring MAB members closer to city officials. Minot City Manager Tom Barry, lead the discussion that featured an update on happenings around Minot, as well as what’s in store for the future. Following that portion of the event, several other city leaders were given a chance to answer any questions attendees had. • Planning is in full force for the 2018 Home and Garden Show! This year’s show will be March 2-3 at the NDSF Center. Favorites from last year’s show like the Pub in the Park and the Ready Builders Lego Competition are making a return as well as a new kid’s activity, Chalks and Smocks. It’s Simple: Save Money on Membership Dues
by Sami Eidenschink, Membership & Marketing Coordinator Customer loyalty is what most retailers, vendors and businesses seek in their clientele. Most have a program set up to recognize or reward customers who make them their first choice. HBA of F-M wants to be the first organization volunteers consider when getting involved outside of the office, and wants to thank those who are regularly involved in the Association with its first-ever loyalty program. Throughout 2017, the HBA tracked attendance at member events, committee meetings, recruitment of new members, as well as those who committed to sponsorships, advertising, exhibiting at the Home & Garden Show and various other HBA activities. After tracking engagement over the last year, the HBA found that members who spent more time engaged in the Association, in some way felt that they were making a deeper impact in their industry. Through volunteering their time or money they had more meaningful relationships with fellow members and were able to share their expertise where it really mattered. Continuing into 2018, the HBA will track those who tirelessly give back to the Association where they can. The Membership Committee categorized each engagement touch point into a different point value and will send out updates each quarter to those companies who have points on the board. For those companies who earn 900 points by Oct. 31, 2018, the HBA will deduct $50 from their 2019 dues. All companies can participate, both big & small, and any employee can contribute to the points system. With a new year just beginning, now is the time to start getting involved! Meet Newly Installed Directors
by Sami Eidenschink, Membership & Marketing Coordinator Each year new directors are named to the HBA of F-M board. For the 2018 year there was both one associate and two builder director position open on the board. At October’s Awards Gala & Annual Meeting Chad Johnson, Robert A. Leslie and Kim Hochhalter were welcomed to the board of directors. HBA staff and current directors look forward to having your insights and extensive experienc while representing the Association and homebuilding industry. Chad Johnson joins the 2018 board filling the Associate member position. He is vice president of The Title Company and brings an abundance of experience to the board. Johnson has served as the vice chair for the RPAC Committee with the FargoMoorhead Area Association of Realtors and was a member of its Education Committee. He is also serves as a committee member at the American Land Title Association. Last year, he served as the chair of the Public Issues Committee for the HBA of F-M and continues to be involved in industry issues. Beyond the homebuilding industry Johnson serves as the board chair for Rourke Art Gallery Museum in Moorhead. With his heavy involvement throughout different parts of the industry, Johnson says his favorite part is learning something new every day. “I get to do a lot of creative problem solving every day, which I love,” he says. When he’s not busy being involved in the community, Johnson loves to travel and hang out in the garden. He also loves cats.
Robert A. Leslie joins the 2018 HBA of F-M board of directors as a Builder member. He owns Designer Homes of Fargo-Moorhead, which he started just over ten years ago. He brings committee experience and board experience from his time on the FargoMoorhead Area Association of Realtors board of directors of directors. Leslie says the best thing about working in the homebuilding industry is getting the chance to “work with people on their American dream of homeownership.” “I love having the ability to change our landscape each day by creating new and unique homes for people to enjoy for years to come.” Designer Homes is also involved in the Children’s Miracle Network, along with many other community charities. Leslie also enjoys spending time with his three kids and wife. “When I am not working, my time is spent having the best times of my life with my family,” he says.
Kim Hochhalter took on her position with the board earlier in 2017, after a Builder position became available. Hochhalter has worked at Building Concepts, Inc. for the last 29 years with her husband, Alan, and has been heavily involved in various HBA activities throughout her career, including Public Issues Committee, Home and Garden Show Committee and attending events in support of industry issues and Association activities. “Being involved in the homebuilding industry is great because we get to be a part of the growth of our community,” says Hochhalter. Beyond her time volunteering for HBA activities, Hochhalter spends time volunteering at First Lutheran Church. Hochhalter also enjoys time outdoors when the North Dakota weather permits. “I am outside whenever I can be! I enjoy walking, biking, hiking, paddle-boarding, kayaking, even white water rafting,” she says. The Hochhalters also enjoy spending time with their three adult children. 16

Building Materials Prices and Labor Access Top Challenges for 2018 by Ashok Chaluvadi on Jan. 16, 2018 The monthly National Association of Builders/Wells Fargo Housing Market Index includes a set of “special” questions on a topic of current interest to the housing industry. In December 2017, the special questions asked builders about the problems they faced in 2017 and expect to face in 2018. Topping the list of problems builders faced in 2017 and expect to face in 2018 is the Cost/Availability of Labor, a significant issue for 82% of builders in 2017 and one that has significantly grown in importance since 2011. That year, 13% of builders rated labor as a significant problem, followed by 30% in 2012, 53% in 2013, 61% in 2014, 71% in 2015 and 78% in 2016. The second most significant problem in 2017 was Building material prices-cited by 77% of builders. In 2011, the Building
materials prices was rated significant by 33% of builders who responded to the survey. That share increased to 46% in 2012, 68% in 2013, 58% in 2014, 42% in 2015 and 48% in 2016. In fact, this issue showed the largest increase by far between builders noting it was a problem in 2016 and 2017. Cost/availability of developed lots was a significant problem for 58% of builders in 2017 and 62% expect to be a problem in 2018. Both the availability of labor and lots highlight the expected constraints of a recovering housing market. Impact/hook-up/inspection or other fees was a significant problem for 57% of builders in 2017 and is expected to be an issue by 60% in 2018. Attempts to limit mortgage interest deduction/other support for housing was a significant problem for 31% of builders in 2017, compared to 21% in 2016. The local/state environmental regulations and policies continue to be a problem for 40% of reporting builders in 2017 and 45% expect it to be a problem in 2018. Difficulty obtaining zoning/permit approval was a significant problem for 40% of builders in 2017. In 2011, it was a problem for 21% of builders, 22% in 2012, 33% in 2013, 32% in 2014 and 2015 and to 36% in 2016. The two issues builders expect to become more significant problems in 2018 are attempts to limit mortgage interest deduction/other support for housing (49% expect it to be a problem in 2018 vs. 31% who said it was a problem in 2017) and high interest rates. Although the share who expect high interest rates to be a problem in 2018 is still relatively low at 18%, this is up strongly from the 4% who said it was a problem last year. These volunteers are essential to the health of the Association and are what make events and activities thrive. Not only are these members volunteering to take their own time to attend committee meetings and events, but they are also willing to take on additional tasks. Six times a year, the HBA staff must make the tough choice of naming a Member of the Month by choosing a volunteer they feel has really gotten involved and gone above and beyond within the Association. February’s Member of the Month is Emily Herbranson of Fabricators Unlimited. Herbranson is an outside sales representative and has just over eight years of experience in the homebuilding

industry. With a degree in interior design and a bachelor’s degree in studio arts, Herbranson found her love for creativity and previously owned an art studio in Duluth, Minn. At one point, she was a radio deejay going by the name of “Mustang Sally” before moving back to Fargo just two years ago. “I wanted to get back and be a part of Fargo’s thriving community,” says Herbranson. Now she lives and works in the heart of downtown Fargo where she can easily enjoy some of her favorite things, including shopping at local businesses or stopping at the farmers market in the summer. Herbranson started her journey with the HBA by first attending the “Chilly” Cook-Off in 2017 and has since jumped right in to volunteering where she can. She has joined and taken on the position of vice chair for the Home & Garden Show Committee, volunteered to help at various HBA events and is willing to donate her time when needed. Beyond the HBA she also serves as a director and membership chair for the National Association of Women in Construction Fargo-Moorhead Chapter. Herbranson has been an incredible help to staff and the Association in various ways and staff is incredibly grateful for the enthusiasm she shares with her fellow members at each meeting and event. Herbranson along with five other nominees, will be up for the Extra Mile Award which will be given out at the October Awards Gala and Annual Meeting Oct. 25.

Members Celebrate with Student Chapter Teams at IBS Last month, Home Builders Care of F-M Foundation was proud to send two
local high school construction technology education instructors, along Student Chapter teams from North Dakota State College of Science and North Dakota State University, to the International Builders Show in Orlando. The student teams participated in a competition where they develop a management project/proposal and present it to a group of construction company executives who act as judges. They are asked multiple questions from design, financials, to where information was located in the project binder. This competition prepares our students for real-life project meeting with clients. NDSCS participated in the associated program and NDSU participated in the fouryear program competition. These two teams spent their first semester researching and practicing in mock competition with some of our members. This year, NDSCS took fifth place out of 11 teams. NDSU took 30 out of 34 teams. Congratulations! Both Student Chapter teams were welcomed to North Dakota’s state reception, which was held in conjunction with Iowa and South Dakota. It was a huge success with close to 200 people attending, and the students were able to do some valuable networking with those in the homebuilding industry.

Home Builders Care of F-M Foundation’s 55th Annual Fish Fry will be March 16 at the Holiday Inn. Tickets are now available! Proceeds from this event will benefit HBC and its efforts to promote careers in the building industry through scholarships and construction-related events for youth. inflation; improving commodity prices; a slightly weaker dollar; and continued easy monetary policy from most central banks sets the stage for a good year. Moreover, the recently passed front-loaded tax cuts here in the US will help by adding a pleasant tailwind to the domestic economy. The possibility of increases in infrastructure and defense spending, along with the continued deregulatory efforts of the Trump administration, make the domestic economic landscape heading into 2018 as strong as it has been since the end of the Great Recession. However, there are also economic headwinds. The fear of inflation could spook the Federal Reserve to raise rates more rapidly than expected, which would slow growth and unsettle financial markets. A large confidence-shattering drop in the stock market, for any number of reasons, might hurt the economy. With the now low tax rate on repatriated earnings, American firms might bring back substantial profits from abroad, and in the process, boost the dollar, which will hurt manufacturing activity. Lastly, geopolitical problems always lurk and could easily have negative growth implications. With all this in mind, I expect full-year 2018 GDP to come in at 2.6 percent, slightly higher than the 2.3 percent growth experienced last year and the 2.1 percent average rate of growth since the end of the Great Recession. Headline inflation looks to pick up from roughly 2 percent to 2.3 percent in 2018, while core inflation (which excludes food and energy) will edge up only slightly. Because of the slow rise in core inflation, the Federal Reserve will probably have the luxury of time to raise the federal funds rate from where it is now, at 1.375 percent, to 2.125 percent by year’s end, with a quarter-point rate increase roughly every three or four months with the first one in March. Turning our attention to the labor market, I expect net new monthly job growth to average 150,000/month, which, while down from 167,000/month in 2017, is excellent given that we are late in the business cycle and few potential workers remain on the sidelines. The unemployment rate will fall from 4.1 percent today to 3.6 percent or even 3.5 percent by year end, a rate not seen since the late 1960s! As the labor market tightens, nominal wage growth should increase in 2018, with average annual wage increases rising from 2.4 percent to 2.75 percent and as much as 3 percent by the end of the year: a healthy rise. Because of faster GDP growth and the falling unemployment rate, 10-year Treasuries will end 2018 at 2.75 percent, and the rate on 30-year mortgages will be at or near 4.40 percent. However, continued easing of credit conditions and rising consumer spending due to continued strong employment growth and better wage growth will keep the economy and housing market on track. Despite passage of the new tax bill, which is likely to modestly slow home sales and house price appreciation in some high-cost areas because of the reduced benefits of homeownership, housing starts should increase by about 7 percent, to 1.29 million. Single-family starts will likely total 930,000, up from 850,000, while multifamily starts should flatline at about 360,000. New and existing home sales should collectively rise by about 3 percent and end the year at 6.35 million, with mortgage purchase volume advancing by $100 billion, and refinance activity falling by about $200 billion due to the rise in mortgage rates. Housing inventories will, regrettably, remain unchanged, and combined with limited new home building, home prices will rise by 5 percent. Motor vehicle sales will slip to 16.5 million from 17.1 million and the chances of a recession in 2018 is low given the very solid global economic conditions that currently prevail. More Moola While total household net worth in 17Q3 hit a record $96.9 trillion, if ranked by net worth, households below the 85 percent percentile remain worse off than before the Great Recession! Thus, mean net worth of roughly $700,000 is at a record, while median net worth of $100,000 remains well below the 2007 peak of $140,000. This is largely due to low rates of stock and homeownership among the lesswealthy. Sneaky Sales November existing housing sales rose to a seasonally adjusted annualized rate of 5.81 million, tops since 12/06! But, curb your enthusiasm! Inventory levels, which were already painfully low at 1.8 million, fell to just 1.67 million. They are 9.7 percent lower Y-o-Y, and have declined Y-o-Y for 30 straight months; a miniscule 3.4-month supply. This will limit future sales growth. Relatedly, this week’s unadjusted purchase mortgage applications are flat Y-o-Y. Dwelling Dineros In the District of Columbia, 17.3 percent of all houses are worth more than $1 million. California follows at 13.6 percent, with Hawaii in third at 13.5 percent. Rounding out the top six are New York at 7 percent, Massachusetts at 5.2 percent, and Connecticut at 4.5 percent. No other state exceeds 4 percent. At the other end, 0.8 percent of homes in Alaska exceed $1 million, in Wisconsin it’s 0.7 percent, in Iowa 0.6 percent, and in Indiana it’s just 0.5 percent. Affordability Absence As tight as the affordable rental housing market is, it’ll worsen. The Republican tax plan lowers the corporate tax rate from 35 percent to 21 percent and lowers taxes on passthroughs. These changes will reduce
the value of tax credits used to build low income-housing, thus reducing the number of affordable units built by 15 percent or 14,000 units/year. Other changes make renting relatively more attractive, increasing demand. That will boost market rents.
Abode Action While November newly built singlefamily sales were 733,000 on an annualized adjusted basis, the best level since 7/07, and up 17.5 percent from October, don’t break out the champagne. Sales were up 17.6 percent because October sales were revised down by 61,000. Moreover, sales are up in part because multifamily activity is declining, and a higher percentage of multifamily units are rentals. That said, YTD single-family sales are up a healthy 9.1 percent. Rate Revival Economists expect Treasury rates to rise going forward; here’s why. Government debt sales are set to double to $1.3 trillion in 2018, tops since 2010. Moreover, the Fed will be shrinking its balance sheet and will thus be a net seller of Treasuries. Therefore, buyers other than central banks such as pension funds, banks, privateequity, and insurance companies will rise to 60 percent of purchases by 1/1/2020, up from 54 percent today.

Workers Wanted While December’s net job growth of 148,000 was slightly disappointing, it’s understandable given the dearth of unemployed workers! To wit, the unemployment rate for African Americans hit 6.8 percent, its lowest level since record keeping began in 1972, and the rate for Hispanics/ Latinos at 4.9 percent is one-tenth of a point from tying its 2006 all-time low. Moreover, the labor force participation rate for workers 25-54 rose to 81.9 percent, tops since 2010. Good Growth 17Q4 is shaping up to be surprisingly strong, with US GDP growth possibly as high as 3 percent for the third straight quarter. Employment growth is solid, auto sales are down but still strong, construction spending is good, surveys of manufacturers are profoundly positive, and inflation remains pleasantly subdued. Globally, Europe continues to surprise to the upside, and Japan is doing better than at any time in at least 3.5 years!
Legislative Labors Through 12/21/17, President Trump signed 94 bills into law, slightly fewer than the 102 George W. Bush signed, putting Trump in tenth place compared to the nine most recent occupants of 1600 Pennsylvania Avenue whose terms coincided with the start of a congressional session. In eigth is Obama with 118. George H.W. Bush signed 242 and holds third. Clinton signed 209 and is in fifth. Kennedy is first with 684.

Odden Takes on Council Chair Position

Odden and his brother, Broc Roberson, own and operate Stone Ridge Builders, Inc. They are custom home builders for the Fargo-Moorhead and surrounding area. Both brothers have taken an active role in the Association and strengthening the homebuilding industry. Last year Odden joined the Home Builders Care of Fargo-Moorhead Foundation board of trustees and spent his time volunteering to raise funds for the Foundation by helping out at the Fish Fry, sitting in the dunk tank at the Muddy Boots picnic and selling raffle tickets at the October Awards Gala. “I love that the Foundation is focused on workforce development since I see a huge shortage of quality employees in the area. They also do an amazing job raising money and giving back to people and companies that are focused on making our community a great

place to live and work. “ Odden also spent time volunteering with an ongoing partnership between the Remodelers Council, HBC and Dakota Boys and Girls Ranch. From initial evaluations of the project, to offering his assistance on the remodel, Odden has played an active role in making sure this
project sees completion. When he is not building homes, helping the Foundation or Remodelers Council with projects, he enjoys spending his free time with his wife and two girls. They enjoy the lakes in the summer and warm vacations in the winter. He also loves to hunt, fish, golf, ride four wheelers and snowmobiles, cook, and weld.

Cook-Off Rules & Guidelines 1.
Only one chili entry and one dessert entry per person. You are not required to enter both.
2. Chili/dessert must be homemade (from scratch) and prepared off-site. Chili should be brought to venue in a three-quart-minimum crock pot or roaster. Please, no chili mixes or mixes with pre-measured spices or pre-mixed desserts. Sanitary preparation is expected. Entrant must provide an electrical extension cord. 3. Chili/dessert must be ready to be served (hot) at 5:30 p.m. Entrants can arrive at 4:30 p.m. to set up. 4. Entries should have a unique name for their chili/dessert. 5. Bowls, spoons, ladles, napkins, all the fixin’s (sour cream, onions, cheese, crackers, chips) and beverages will be provided. 6. All attendees will receive two drink tickets for a choice of beer or wine. Soda and water do not require drink tickets. 7. All attendees will be provided with judging criteria and will be allowed to vote for the People’s Choice awards. The top three chili entries will win cash prizes with the first place winner also receiving the traveling Golden Ladle Trophy! The top two dessert entries will win cash prizes with the first place winner also receiving the traveling Golden Spatula Trophy. 8. Casual dress – blue jeans and baseball caps acceptable. FINAL RULE: All attendees MUST PROMISE TO HAVE FUN and enjoy some friendly competition!

PARADE MOBILE APP The Home Builders Association of Fargo-Moorhead Parade of Homes and Remodeled Home Tour has partnered this year with ParadeTix to provide the official app that offers event attendees information on homes, maps, digital tickets, home photos and more. The app also provides contractors with Parade data collection, and advertising opportunities. Align your brand with many of the Fargo-Moorhead area’s builders, remodelers and HBA members. The event’s general admission remains free, but Parade goers use the app as their digital ticket that will grant them entry to the homes, to view more information on homes, and to navigate to the homes. Attendees can also purchase tickets for the luxurious featured homes through the app. Make sure your company is seen every time they open the app by purchasing a mobile ad!
