HBA PRESIDENT’S LETTER
Priorities Set for 2016
Last month, the HBA of F-M board of directors approved its priorities for 2016. This year continues with the HBA leaders working on the Association’s five-year strategic plan and aiming to continue fostering a welcoming culture with person-to-person contact and invitations for member events. The Association will continue to encourage member involvement after a very successful year engaging members through our events in 2015. We need to focus on our future as a membership organization, and how our services mesh with upcoming Millennial, Generation X and Generation
Y business leaders. Top priorities are: F-M area flooding issues, building relationships with Minnesota’s state legislative leaders and Congressional delegation, local and state elections in North Dakota, workforce efforts, recruitment of Builder members, moving forward on constructing a new office facility, continuing to make technological strides through our event-based apps and online presence, and revitalization of the Red River Valley Home & Garden Show through input by a committee made up of event exhibitors and stakeholders. Personally, I want to be sure that we are continually communicating the need for permanent flood protection and the F-M Diversion Project to our membership and to the community. It seems as though our residents have become complacent to this very important issue since we have not experienced a major flood since 2011. Home Builders Care Foundation approved a strategic plan in 2014 that focuses on workforce development. There is a need to build interest in the trades before new training programs are organized. In 2016, HBC and HBA will launch a campaign promoting trades careers to elementary, junior high and high school students, and their parents/guardians, depicting the trades in a positive light as lucrative futures. Even as we look toward the future, we need to recognize our deep roots and history in this community. 2016 is our 60th anniversary year and we will celebrate throughout, capping 2016 off with an economic housing study and presentation at our Awards Gala & Annual Meeting in October by NAHB’s Chief Economist Robert Dietz. These are the high points of the priorities that our board set. If you would like to see the document in full, visit the members-only section at www.hbafm.com or contact the office at (701) 232-5846.

Andersen Corporation, announced that their installers in Fargo, ND have earned the prestigious designation of Certified Master Installer. Renewal by Andersen has taken steps to improve the customer experience with the Certified Master Installer program. In order to be eligible for this training, a location must be achieving consistently high customer satisfaction ratings on surveys administered by a third party, and the installer must meet the required number of Renewal by Andersen® window installation projects. Installers then complete the training modules which are validated by field audits. “Installation standards, while already high, are reinforced with this program,” said Peter Ostrand, Field Service and Customer Support Manager at Renewal by Andersen. “All of our installers are masters of their craft. But with this program, we elevate their skills to the next level so they will be able to answer homeowner questions and focus on the customer in a way that they have come to expect at every touch point.” Renewal by Andersen® replacement windows were developed to meet the needs of an increasingly knowledgeable and environmentally-aware public. Andersen Corporation created its innovative Fibrex® material – a composite made from 40 percent reclaimed wood fiber by weight – to address the needs of the clientele who may want the look of wood, but the durability and low maintenance features of a vinyl product. Fibrex material is virtually maintenance-free and rot-resistant. The windows are custommade in all window styles: double-hung, gliding, casement, awning and picture window.

NAHB Chief Economist David Crowe to Retire
Jan. 21, 2016 The National Association of Home Builders announced today during the International Builders’ Show that Chief Economist David Crowe, Ph.D., will retire on March 18 of this year. Robert D. Dietz, Ph.D., NAHB Vice President for Tax and Market Analysis, will succeed Crowe. “Our members have relied on Dr. Crowe for his insightful analysis during a very rocky time in the homebuilding industry,” said NAHB CEO Jerry Howard. “His skill and his clear eye were invaluable as our builders and remodelers did their own strategic planning to make it through the economic downturn. National decision-makers and reporters have always counted on Dr. Crowe to discuss what’s behind the numbers in a way that was both understandable and approachable.” Crowe has been responsible for NAHB’s forecasts of housing and economic trends, survey research and analysis of the homebuilding industry and consumer preferences as well as microeconomic analysis of government policies that affect housing. In this position, Crowe developed and implemented the Leading Market Index, an innovative model which has estimated the net economic impact of new home construction in over 600 markets. Crowe served as NAHB senior vice president for regulatory and housing policy before being named chief economist in 2008. Before coming to NAHB in 1989, Crowe was deputy director of the division of housing and demographic analysis at the U.S. Department of Housing and Urban Development. He earned a doctorate in economics from the University of Kentucky. “Even as we offer Dr. Crowe our sincere thanks and best wishes, we are also very grateful that he will remain to assist Rob Dietz as he makes the transition to chief economist,” Howard said. Dietz’s current responsibilities include economic and legal analysis of tax and policy issues, as well as analysis of housing market data. He has testified before Congress and written about homeownership and energy tax incentives, affordable housing policies, business tax issues, tax regulations and government budget analysis. His academic research has focused on the private and social benefits of homeownership, federal tax expenditure estimation, and other housing and tax issues, and has been published in peer-reviewed journals, including the Journal of Urban Economics, Journal of Housing Research, the National Tax Journal and the NBER Working Paper series. He earned a doctorate from the Ohio State University. Prior to joining NAHB in 2005, Dietz provided revenue estimation of legislative proposals involving housing, urban development, and other business tax issues as an economist for the Congressional Joint Committee on Taxation.

Millennials to Shape Housing Preferences – Once They Start Buying
Jan. 21, 2016 The millennial generation is poised to make a significant impact on home design with their strong preferences for energy efficiency and smart home technology; comfortable, workable kitchens and more casual spaces, said speakers today from the National Association of Home Builders and Better Homes and Gardens. Both spoke at a press conference on housing preferences for millennials, Gen X, boomers and seniors held today during the NAHB International Builders’ Show in Las Vegas. But first, they have to move out of their parents’ homes and into a place of their own, said NAHB Assistant Vice President for Survey Research Rose Quint. In 2015, about 15 percent of adults ages 25-34 lived with a parent, about 3 percent more than the highest share between 1983 and 2007 – 12 percent. That translates into 1.3 million people who normally “would be out there, forming their own households, demanding their own units,” either as buyers or renters, she said. Quint had anticipated that new mortgage programs and looser mortgage insurance requirements unveiled a year ago would have led to an increase in consumers buying homes for the first time. But a look at the size of the typical new single-family home in 2015 found the opposite: home sizes grew to an average of 2,721 square feet, the highest yet, and an indication that the new-home market continues to be dominated by move-up buyers, rather than first-time buyers. “Before we see that expected pullback in square footage and price, we’re going to have to see a significant return of the first-time buyer,” who is more likely to buy a smaller home at a lower price point, Quint said. This year, home buyers of all ages say they are looking for homes with separate laundry rooms, energy-star appliances and windows, exterior lighting and a patio. What they don’t want are rooms with cork flooring, elevators, pet washing stations, expensive outdoor kitchens and fireplaces, and two-story entryways and family rooms. And their countertops should be granite, but never laminate, according to a Fall 2015 survey of potential buyers. In terms of house type, buyers want a detached, singlefamily home: 65 percent of all buyers and 68 percent of millennials expressed that preference. That number rises to 72 percent with Gen X (born between 1965 and 1979) but falls somewhat to 55 percent with those born before 1945, Quint said. Better Homes and Gardens Brand Executive Editor Jill Waage echoed Quint’s findings on preferences for wellequipped kitchens and casual, comfortable living spaces – especially outdoor living rooms, where millennials want to entertain their families and friends. What’s important about this generation is their comfort with technology. Millennials “are leading the way on this,” Waage said. “They are the first generation to walk into homeownership Millennials continued on page 32 www.hbafm.com

NORTH DAKOTA ASSOCIATION OF BUILDERS
Volunteering at the National Level
As we return from Las Vegas and look back at our week of warmer weather, great company, and new information, we are reminded of all of the great opportunities to be involved with National Association of Home Builders. NDAB members from across the state, and representing each of the six local associations, traveled Kim Schneider to Las Vegas to be a NDAB Executive Officer part of NAHB board of directors meetings and the International Builders Show. Annually, NAHB hosts the International Builders Show and next year will be doing so in Orlando. At these meetings, committees made up of Builders and Associates meet to discuss what is happening in the building industry, how our membership numbers are doing and how to increase them, as well as looking at issues across the nation. They also discuss BUILD PAC, they recognize their peers with various National awards for the work they do, and they have an opportunities to network. One important volunteer position that is held for a two-year term is the National Area Chairman (NAC). For the last two years our very own Ralph Applegren out of Grand Forks was the Area 10 NAC voted into the position by his peers from Area 10. Area 10 is made up of members from North Dakota, South Dakota, Minnesota, Wisconsin and Iowa. At each of the NAHB meetings, Area 10 members gather for a meeting and at every meeting we are reminded that Area 10 brings the largest number of participants! In fact, of the 140,168 members that make up NAHB total membership, 12,962 are Area 10 members. At IBS, we had standing room only. This is a good reminder that those representing us at the National level are important and to have your voice heard, you need to be active at your local level. We thank Ralph for all of the valuable time he put forth representing not only North Dakota but also Area 10 as our NAC. We are pleased to announce that our new NAC comes to us from Iowa and future Area 10 meetings will be extended to three hours to provide more time for open discussions and our special guests have more time to present information and answer questions or hear ideas and concerns. Another fun gathering at IBS is the North Dakota Volunteering on the National Level continued on page 32

Time to Get Involved
Hello NDAB Members! This month, I would like to talk with you about getting involved your local HBA. What can I, as your president, and NDAB or your local HBA do to get you involved? Part of any successful organization is its people, and we know we have the best members around! We need you to get involved and Arnold Karsky to tell us what events, NDAB President services and legislative issues you would like to see covered in 2016. There are already plenty of opportunities, whether it be serving on committees or just helping out at a local Member Meeting, so let us help find a fit for you. Contact your local office today for a list of upcoming opportunities. Another topic I would also like to talk about is an experience that I had this past month in Dickinson. I went to Berg Elementary School and gave a number of presentations on the housing trades and jobs in our industry. There were five 30-minute sessions with 25-30 6th graders in each set. It was amazing to see the interest in industry and the trades. The kids were full of questions and wanted to know about what we do as builders. I would encourage you to explore opportunities to do this in schools in your own community. Educating our youth about the homebuilding industry is one of the best things we can do to create and grow our future workforce. This “career day is an example of how I got involved with my local HBA. You can also consider getting involved at the state and national levels if you find an interest you want to pursue. I encourage us all to continue to look for creative ways to make an impact for our industry and our communities in North Dakota. So, give your local office a call today! Have a great month! Arnold

Builders Don’t Miss New Parade Savings Opportunity
by Allison Weckman, Senior Events & Marketing Coordinator 2016 Spring Parade of Homes participants now have two deadline options. There will be an early registration discount available for entries received by 4:30 p.m. on Feb. 19, with the regular registration deadline for all Parade entries being 4:30 p.m. March 9. The 2016 Spring Parade of Homes will run April 28 – May 1 & May 5 – 8 with hours being 4 – 8 p.m. Thursday - Friday and noon – 5 p.m. Saturday - Sunday. Member pricing for early registration is $975 for the first home and $875 for each additional home with a $255 sign deposit per home. Member pricing for regular registration is $1,050 for the first home and $950 for each additional home with a $255 sign deposit per home.
Parade Magazine
The HBA will be using a new publishing company, ParadeTix/Utah Media Group, to produce the full-color magazine. They have an artist to do full-color renderings for Builder participants. If you will need a rendering for your entry the deadline is Feb. 12. Contact Jeni with Utah Media Group at production@paradetix.com or (801) 2046825.
Parade Mobile App
The HBA is very excited to introduce a bigger and better mobile App to complement the Parade magazine. The App will give consumers the opportunity to create their own route for the homes they want to see, make notes on each home they visit and get more information on each builder participant. The App will give the HBA and builder participants more demographic information about who is attending the Parade and at what times so we can make better decisions regarding future Parades.
Owner Participation Agreement
If the owner identified on the building permit for a home is not the same as the builder entering the home on the Parade, an Owner Participation Agreement must
16
be filled out. This is to ensure the owner is aware the home is being submitted for the Parade and is subject to liability during the Parade.
Parade Builders - Enjoy an evening of fun on us!
The Parade of Homes Celebration will be May 12 at the Holiday Inn. All Builder participants get two free registrations to the Parade of Homes Celebration and are eligible to win cash prizes, but must be in attendance to win. This event was created to celebrate Builders who put a home on the Parade and congratulate them on a wonderful Parade. We look forward to having all Builder participants in attendance. We have eliminated the program and formal dinner from this Member Meeting in an effort to make it feel like more of a celebration. There will be food and dessert stations, games and plenty of opportunity for networking and, as always, a video slideshow of the homes that were on the Parade. We are very excited for these new aspects of the Parade and look forward to promoting our builder members to the community!

New Member Lends a Hand to the HBA of F-M
by Sami Eidenschink, Membership & Marketing Coordinator Every HBA of F-M member offers a great deal of value to our Association. Out of all the members, the HBA staff recognizes a “Member of the Month” just six times a year. This recognition goes to a member who has gone above and beyond to support the Association and staff. We would like to congratulate Eric Miller of Capital One Credit Union for being chosen as February’s member of the month. Miller has been with Capital One Credit Union since July 2015 and is a mortgage loan officer and business development specialist for the company, but his interest in homebuilding has existed beyond his beginnings with Capital One Credit Union. Ever since he helped his dad build his family’s home, he has been interested in the industry and is excited to be a part of an Association where he can create relationships with both consumers, builders and other members associated with the homebuilding industry. At Capital One Credit Union, Miller and his coworkers specialize in construction, lot and mortgage loans, as well as business lending. His favorite part about his job is educating people on their finances. “Working with people to help them afford a home is one of the most rewarding parts of my job,” he says. Miller recently became involved in different areas of the HBA. He is active on the both the events and membership committees and will be exhibiting in the Home & Garden Show at the end of February. During the short time he has been active in the HBA, Miller has volunteered to help with various events, membership activities and assisting staff with projects. In addition to being active in the HBA, he is also a part of the North Dakota State University’s Team Makers, serves on the Fargo-Moorhead Area Association of Realtors Education Committee, is a member of the Fargo Moorhead West Fargo Chamber of Commerce’s Young Professionals Network and 20/20 of Fargo. When he is not working or serving on a committee, he enjoys hunting, golfing and teaching himself to play different instruments. Miller and the other five members, still to be selected as “Member of the Month”, will be nominated for the Extra Mile Award for 2016. This award will be presented to one of them at the Awards Gala & Annual Meeting. Congratulations to Eric and thank you for all your work behind the scenes!

Co-Owner Enjoys Giving Back to his Industry
by Sami Eidenschink, Membership & Marketing Coordinator Each month, the HBA of F-M likes to highlight a member company that has supported the HBA and has been active during their membership. This month, the HBA has chosen to highlight Chase Realty, an active member supporting the HBA’s efforts in many different ways. Chase Realty was established in 2010 with its main focus being land development and new home sales in our community. Drew Likness is co-owner of Chase Realty and makes sure Chase is maximizing its membership with the HBA. Likness is a part of the Membership Committee, Chase Realty is a gold sponsor for the 2016 New Year Celebration & City Night and will be participating in the Home & Garden

Show at the Fargodome at the end of February. Being a part of the HBA is important to Likness because he believes in giving back to his industry. “The HBA is vital in creating and establishing relationships with home builders and others in the industry and if they are successful, then we are successful, he said about the relationships he has made with those involved in the HBA. His favorite thing about being involved in the industry is the designing and planning that goes into new developments. From the beginning efforts of working with developers, up to seeing people move into their new homes, he enjoys participating in the process of helping people find the perfect place to live. If there is one thing that he would recommend getting involved in within the HBA, it would be the Membership Committee. Likness believes everyone should want to give back to the industry they have created a career from, and being involved with the Membership Committee allows him to share the benefits the HBA offers with current and potential new members. www.hbafm.com

WHY IS THE F-M AREA DIVERSION NEEDED? -
A 500-year event would flood nearly all of Fargo along with large portions of Moorhead and West Fargo. For reference, the 2009 flood was considered a 50-year event when the gage peaked at 40.8 feet in Fargo.
An extreme flood event, like those experienced in the recent past in Bismarck, Grand Forks and Minot, could lead to more than $10 billion in damages to the Fargo-Moorhead area. The FM Diversion would protect the local economy, which generates $4.35 billion in annual non-farming wages and over $2.77 billion in annual taxable sales along with $14 billion in property value. The FM Diversion would protect 1 in 5 of all North Dakotans.
The Diversion’s opposition is very outspoken. Find out how you can help efforts to support the Diversion: Call the HBA of F-M at (701) 232-5846.

HBC PRESIDENT’S LETTER
Workforce Development Top Priority for 2016 Fish Fry celebrates 53 years
This year, Home Builders Care takes over planning the 53rd Annual Fish Fry from the Fargo Motor Patrol. The event is set for March 18 at the Fargo Civic Auditorium starting at 5:30 p.m. The event will be family-friendly with activities for kids. In addition, you can try your luck at meat raffles for delicious steak and bacon, cash raffles and a “wheelbarrow” raffle. You will have to come to see what the “wheelbarrow” raffle entails! We are looking for HBA members to donate their time and talents for live auction items. HBA members have expertise like carpentry, painting, landscaping and design that we would like to utilize for the auction. A day of handyman services, a day of painting, a day of landscaping work or one design consultation can be highly sought-after items and can show off what our industry can give! Sponsorship of the Fish Fry event is available and a great way to support the event. For $200 you receive a book of ten tickets, promotion on the HBC website and Facebook page and promotion at the event. $100 of the sponsorship qualifies as a charitable donation.
Workforce Development a focus in 2016
Workforce Development will be a big push for Home Builders Care in 2016. The Workforce Development Committee began meeting late last year and has determined that a campaign to promote construction careers is the most important thing to focus on in the near future. While helping members get the workers they need right now is also important, training programs are closing around the region because there are not enough people interested in those courses. One idea that the committee is currently focusing on includes working with our local public schools to create construction clubs for elementary and middle school students. If you have a child in that age-range and would be willing to help us create a club at an area school, let Jenny Erickson know. We are also moving forward with an opportunity to work with Fargo Public Schools and their Construction 2 classes to build a home for the City of Fargo. We think that this is a great opportunity to connect with students who are already interested in the industry while promoting the current programs already in place in our local schools. We will also be exploring a construction camp for kids, working with the schools to allow students to have a field trip to spend the day learning about construction and exploring the many different trades that go into building a home. Home Builders Care Foundation of Fargo-Moorhead 1802 32nd Ave S Fargo, ND 58103 Phone: (701) 232-5846 www.hbcfm.com
Home Builders Care Foundation was created in 1993 by the Home Builders Association of Fargo-Moorhead. It is a local 501(c)3 nonprofit charitable organization.
It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling.
The HBA handles the administratvie duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work. Address inquiries to Jenny Erickson 1802 32nd Ave S Fargo, ND 58103 Phone: (701) 232-5846 jenny@hbafm.com

Elliot’s Economics
Elliot Eisenberg, Ph.D., is President of GraphsandLaughs, LLC
Economic Forecast for 2016: Slightly Better Than 2015 Looking at 2016, the domestic economic landscape looks solid, albeit
unspectacular. The unemployment rate should continue falling, house prices are likely to rise by 5 percent, and the economy will be led almost entirely by the continuing improvement in household balance sheets, and in conjunction with increased employment and slightly faster wage growth. Government spending will be slightly higher in 2016 (but not enough to matter), capital expenditures by firms will remain weak, and exports will continue to suffer due to the strong U.S. dollar. The most serious domestic problem is weak inflation, and it should begin to increase. Despite continuing poor global economic growth, the American economy will not weaken, but is also unlikely to strengthen much. With this in mind, I expect full-year 2016 Gross Domestic Product to come in at 2.4 percent, slightly higher than the expected 2.2 percent GDP growth experienced in 2015. New housing starts should increase by about 12 percent, with total starts coming in at 1.25 million. Single-family starts will likely total 830,000, up from 710,000, while multifamily starts should hit 410,000, up from 400,000. New and existing home sales should rise by about 4 percent and end the year at 6.0 million, with mortgage purchase volume advancing by $60 billion and refinance activity falling by about $250 billion. Housing inventories should jump by about 150,000 units, to 5.5 months of inventory, up from 5.0 months now. Given the continued improving labor market, expect net new monthly job growth to average 185,000/month, which while down from 205,000/month in 2015, is excellent given the shrinking size of the working age population. As a result, the unemployment rate should fall from 5.0 percent today to between 4.6 percent and 4.8 percent by year end and possibly lower, depending upon the behavior of the labor force participation rate (LFPR). If the LFPR rises, and that would be good, unemployment may end the year as high as 4.8 percent, but if the LFPR continues to fall, an unemployment rate of 4.6 percent or even 4.5 percent is distinctly possible. As for inflation, headline inflation will noticeably increase while core inflation (which excludes food and energy) edges up only slightly. Inflation should rise because energy and commodity prices are not likely to fall further and the dollar is unlikely to continue strengthening. As a result, the downward pressure these forces have exerted on headline inflation will cease and headline inflation, now at 0.3 percent, should move towards the core rate which is now at 1.3 percent and will probably rise to 1.7 percent by year end, which is still below the Fed target of 2 percent. As a result, the Federal Reserve will have the luxury of time to slowly raise the federal funds rate from where it is now, between 0.25 percent and 0.50 percent, to between 1.00 percent and 1.25 percent by year end, with a rate increase coming every three to four months As a result of slightly faster GDP growth and falling unemployment in 2016, 10year Treasuries will end the year at 2.75 percent and 30-year mortgage rates will probably hover around 4.5 percent as the yield curve flattens due to faster rising short-term rates. But slightly easing credit conditions and rising consumer spending due to improving employment numbers and wages will keep the economy and
housing market on track despite mildly higher interest rates. Finally, I put the chances of a recession in 2016 at 15 percent to 20 percent. So look forward to steady economic activity in 2016 and fear not slowly ascending interest rates. Elliot Eisenberg, Ph.D., can be reached at Elliot@graphsandlaughs.net. His daily 70 word economics and policy blog can be seen at www.econ70.com.
Dec. 22, 2015 Flat Financing
Cash home sales were 32.5 percent of all transactions in September, down from 35.9 percent 12 months ago. Cash sales peaked in 1/11 at 46.6 percent and have historically averaged 25 percent of sales. At the current rate of improvement, cash transactions should return to 25 percent by mid to late 2017. Cash sales were 58.3 percent of REO sales, 32 percent of resales, 29.1 percent of short sales and 15.9 percent of new home sales.
Dec. 29, 2015 Dwellings Disappoint
Last week, HUD reported that seasonally adjusted annualized new home sales hit 490,000. While up, the last time new home sales were this low before the Great Recession was in 9/91. Moreover, new home sales hit their all-time low of 270,000 in 2/11. Since that staggering low, the compound annual growth rate has been a profoundly lackluster 13.3 percent. There’s no reason to expect 2016 to show significantly improvement.

HBA of F-M Staff Update Tahra Doll, Office Coordinator
Tahra celebrated her son Pierce’s 5th birthday on Jan. 17. An afternoon of bowling was on the agenda! A week later, she and her husband, Bill, vacationed in Cancun with several friends. This marked their third trip to Mexico since 2008. Then this spring will bring swimming lessons for Pierce at Concordia College. Tahra is hopeful he will pass the beginner session this time around.
Sami Eidenschink, Membership & Marketing Coordinator
Sami is currently working on getting her certification to become a yoga instructor as well as working on moving up on the charts from last place in her bean bag league. She is planning a short trip to Washington, D.C., with her family in March and is counting down the days until summer and lake season arrives. She is also volunteering with her sorority’s alumnae chapter as its new marketing coordinator.
Jenny Erickson, Director of Development & Education
Jenny is currently planning a trip to the Boundary Waters in July with friends and has been practicing how to use a compass and studying maps to make sure they don’t get lost. She is excited to learn how to portage and to possibly see moose (from a distance, of course). She is also planning a trip to California to visit cousins before they move back to the Midwest. Disneyland and holding her cousin’s new baby are on that itinerary. Here at home, she is busy acting as financial secretary for her church, the Gathering, and learning all about direct withdrawals.
Bryce Johnson, Chief Executive Officer
Bryce’s kids are busy and active with winter sports, band, piano. Her family was thankful to be able to celebrate the holidays with both sides of the family in Fargo and a fun trip out to Karlsruhe and Minot, N.D. They brought in the new year with a family trip to San Diego to visit Jenna and Casey. They had jam-packed-days of Disneyland, San Diego Zoo, USS Midway and the beach, but set aside the day to watch the Bison win and unfortunately the Vikings; both games were at 10 a.m. pacific time. They were told they enjoyed the nicest weather San Diego had experienced in two months.
Krista Mund, Executive Vice President
Summer was a blur with several soccer trips for the Mund family and three Def Leppard shows for Krista and her friends. Soccer continued into fall, and then her from left to right: Charlie from Top Gun (Bryce), a Spartan Cheerleader (Amanda), Mrs. youngest transitioned right into basketball at Captain America (Allison), the Cat in the Hat (Sami), Drop Dead Gorgeous Queen (Tahra), the end of October. Now both girls are back Rosie the Riveter (Jenny) and two ghosts, Krista and Chelsea. at kicking the ball with winter indoor soccer. Krista and Paul enjoyed the long football season tailgating and cheering for the Bison. The Munds, including all three dogs, packed into the car to travel to western North Dakota for Christmas with Krista’s family, and celebrated the New Year here in Fargo with Paul’s.
Amanda Ohlsen, Director of Accounting & Records
Amanda and her family ended the summer with a mini-vacation to Minneapolis/St. Paul in September. They went to the Sea Life Aquarium to see the sharks, the Como Park Zoo to see the giraffes and zebras, the Children’s Museum to play and learn and enjoyed the water park in their hotel. Kaylee has been spending the winter dancing with Just For Kix in West Fargo and lighting up the stage at their performances. She is looking forward to her fifth birthday at the end of March. Coen celebrated his second birthday in December. He is a busy little boy and has a love for his Lego choo-choo trains and farm animals.
Chelsea Smith, Communications Coordinator
Since the last update in May, Chelsea has moved into a house, adopted a dog and gotten engaged! Adopting her dog, Rex, has been an exciting addition to their home. He keeps them busy with his bounds of energy and on their toes with his frequent trips to the vet (that might be in part due to his over-worried pet owners!). At the end of January, she and her fiance, Brittany, traveled to San Diego for a weekend trip. They were able to explore the city, tour breweries and eat a few delicious meals! She is looking forward spending the summer at the lake and being more active with her dog.
Allison Weckman, Senior Events & Marketing Coordinator
Since the last staff update, Allison has moved into a new role at the HBA as the Senior Events & Marketing Coordinator. She is still selling sponsorships and advertising, but is now responsible for coordinating member and public events such as the Member Meetings, Golf Outings, Home & Garden Show, Parades of Homes and the Remodeled Home Tour. She is very excited to be working in this new aspect of the HBA. Personally, she keeps busy with her two kids (Nolan, age 5 and Nora 1 ½) and running 10Ks. She and her husband, Kory, were able to enjoy a kid-free weekend in early November when they traveled to Breezy Point Resort in Minnesota and did some hiking with the warmer-than-normal temperatures. www.hbafm.com

with a smartphone in their hands.” These millennials want to use technology to make entertainment choices easier, monitor the comings and goings of packages, repairmen and their children, and improve their health and well-being. When it comes to product choices, “they’ve read the ratings, comments and reviews, and they know what’s worth it,” and have probably created a Google alert so they know when it’s on sale, she said. Their home improvement preferences center on home organization and workspaces, as the separation between working in an office and telecommuting continues to blur. “This generation is searching out ideas, following bloggers,” and creating Pinterest boards with their preferences, Waage said. “They’ve already curated their dream home online, saving it on their boards so they can [be ready] when the day finally comes.” The survey results are also important to home builders in the 55+ market, said David Peskin, president of Reverse Mortgage Funding LLC (RMF), which sponsored the NAHB study on consumer preferences. “The boomer generation is currently experiencing a transition to their next phase of life, so the home building and finance industries should commit to better understand the wants and needs of this generation to offer the best possible solutions for them,” Peskin said. “The results of this important survey shed light on the buying preferences of older Americans, and confirm that an uneasiness over finances is one of the primary reasons they are hesitant about relocating to a new residence that better suits their needs. At RMF, we are committed to helping home owners age 62 and older meet their financial needs, so this data will be informative to the way we educate consumers about our Home Equity Conversion Mortgage for Purchase (H4P) product.” Volunteering on a National Level continued from page 12 Reception. We are pleased each year to invite North Dakota attendees and our friends to a reception with great food, drinks and, of course, fun company. We have around 200 people stop by and we recognize the student chapter attendees for their hard work and the competition they participate in. We thank those that stopped by this year making it another successful and fun evening. If interested in learning more about NAHB meetings and events, please connect with your local association’s executive officer or connect with our office. There are many great volunteer and net working opportunities happening in state and we would love to see you! Take care, Kim Schneider HBC Continued from page 26

WELCOME TO THE
PA R A D E O F H O M E S For more than 50 years, the Home Builders Association of Fargo-Moorhead has been hosting the area’s premier showing of new homes. The Parade events in the spring and fall feature the latest design and building techniques from area builders and continues a tradition of excellence and professionalism. From great architecture to the latest trends in interior design, nothing is overlooked by our members who participate in the Parade. The Parade is open to the public to visit new homes in the Fargo-Moorhead area, where they can generate ideas for their own home building and improvement projects. The Remodeled Home Tour runs in conjunction with the Fall Parade’s second weekend; it features the hottest renovation trends showcased by our members.
ADVERTISING BENEFITS
MARKETING & PROMOTION
Home buying is stronger than ever. Many home owners are ready to take advantage of what has become one of the best new home markets in years. With consumer confidence up, more people are considering building their next home or remodeling their existing one.
The Parade of Homes is often the first stop for ideas. It is the place for young and old alike to discover their sense of style for their homes. This is a one-of-a-kind experience and you don’t want to miss your opportunity to reach thousands of potential customers.
1
The Fargo-Moorhead Parade of Homes attracts serious buyers who are ready and willing to open their checkbooks for the right products. They attend the Parade to see standout homes, latest design and building trends. They’re looking for ideas for their next home build or projects and the touches that make the Parade homes beyond amazing.
2 When buyers see your product or service in the perfect setting, they love it and remember it. Even weeks or months later, seeing a photo of the home rekindles that passion, reminding them how they felt when they saw your product in the home. The Parade magazine becomes a long term reference guide of your services.
3
The Parade magazine has a longer shelf life than you’d expect. Not only do attendees use the magazine as a guide during the event, but they consult it long afterward as a reference. Your advertisement’s shelf life extends for months and years to come, and that’s quite a reach.
1
This year, the Parade will be marketed
extensively across the Fargo-Moorhead region through social media, print, TV and radio partners. Our marketing and promotion before and during the event, reach thousands of residents, visitors and people looking to relocate to our incredible communities.
2
The Parade will be promoted across online channels and social media that reach more than 80% of users across social media and on specialty sites targeting consumers, along with mobile and e-mail promotions.

The HBA of F-M’s Home & Garden Show is one of our key channels of promotions. Held in February each year, the Home & Garden Show kicks off the building season promoting the upcoming Parade of Homes events. This will help extend your message as a member to consumers who are planning to build.
