Y
ou might recognize Turkishborn John Gidding from his work on HGTV’s “Designed to Sell,” “HGTV’d,” or “Curb Appeal: The Block.” Or you might recognize him from somewhere else: Perhaps an ad for Gucci, Armani or Hugo Boss. His portfolio is extensive, to say the least. He’s done work on Brooklyn Bridge Park, New York’s Union Station, the campus plan for Carnegie Mellon University and a pavillion for the 2008 Olympics in Beijing, in addition to modeling. His backgrounds in design and modeling ultimately brought him to HGTV’s “Curb Appeal: The Block,” where he serves as host and designer. But one place he’s never been: North Dakota. “I’m thrilled!” he said with a smile when asked how he feels about visiting this weekend, and he looks forward to chatting with area homeowners before, during and after his seminars about increasing a home’s curb appeal.
What prompted you to get into this line of work? I studied architecture in college and got my master’s in architecture as well. I always knew I’d be in this field. My route to designer on TV was circuitous: I started as an architect in New York City, moved on to landscape architecture and then briefly back to architecture again when I met a producer who was looking for a designer for an HGTV show. It was the right next step for me.
What’s your personal design style? I’m a modernist at heart, but also a fan of comfort and natural materials. I’ll pick a wood table over a glass-and-steel one. I love raw concrete. I use color and pattern freely.
What is the number one thing a homeowner can do to increase curb appeal? House numbers: The little gold stickers have to go. There are many great examples of house numbers out there; make the $100 investment in some new numbers, and you’ll never regret it.

Past Academy graduate Jonny Schroeder says, “I first became interested in the construction industry after my sophomore year of high school when I was fortunate enough to take a summer class at the
Skills and Technology center in Fargo. The Herdina Academy showed me just how many areas there are in this industry. When I had completed the course, I knew that the construction industry was what I wanted to continue my education in.” Schroeder later enrolled at M State in the carpentry program and found a job in the building industry. The Academy, now in its 15th year, will be held at M State for the sixth year. M State’s campus offers myriad opportunities to expose participants to the many specialty occupations within the construction industry. Students will work side-byside with industry and education professionals, learning about occupations, tools, safety requirements and skills required for satisfying and well-paying careers. They participate in classroom and hands-on learning, with the opportunity to experience first-hand how residential and

ccent Kitchen & Bath has done more than 100 bathroom remodels in the past year, from minor upgrades to fully custom bathing areas, and it’s no wonder – custom tiled showers are becoming very popular. And they’re not just a passing trend, according to Accent Project Coordinator Esther Paul. Updating with tile helps with resale and gives homeowners an upscale feel to their space, says Paul. Hot colors for 2012 include light-colored earth tones and river rock, but it’s really all up to the tastes of the homeowners. The possibilities for tile customization are vast. The outdated 1960s-era bathroom remodel on the next page is a great example of what Accent’s team can do with tile. Pebble tile was used on the shower floor, the upper and lower quarter of the wall, and the accent strip. Porcelain tile was used on the shower walls. Natural stone on the countertop and windowsill tie the project together.

Thinking about a custom tile job? Paul has this advice: “Make the room compatible (style wise) with the rest of the house. If the room is large, you may want to use larger tile in some of the areas; in a smaller bathroom, smaller tile would be a better choice. Find some nice accent tiles that will make the room pop! Turn tiles diagonally to give some dimension to the space. Use tiles that you can lay out in a brick pattern or a herringbone pattern – anything to make the room appear to have various textures. Depending on the look you are trying to achieve, pick a grout that blends well with the tile, or pick one with a stark contrast, if that’s the look you are going for.” Tile installation typically takes three to five days for a standard shower. Intricate tile patterns and mosaics can be much longer depending on size and design layout. Intricate patterns are sometimes billed by the hour. The price of a medium-range custom tiled shower is $6,000-$9,000, but a high-end custom job can start at $10,000 and go all the way to $30,000.

ids’ Workshops are free “How-To Clinics” designed for children ages 6-12. Children, accompanied by an adult, construct projects from pre-fabricated kits that are designed to be both educational and practical. Currently, The Home Depot’s Kids’ Workshops offer more than 50 projects; they range from wooden birdhouses, step stools and sailboats to more educational projects like the plastic bag recycle box and window bird box, where kids can watch birds build nests. The workshops teach children do-it-yourself skills and tool safety, while helping to instill a sense of accomplishment. designation from the National Association of Home Builders or the North Dakota Association of Builders says a lot about a builder, remodeler or building industry associate. Professional designations offer opportunities for Home Builders Association of F-M members to improve skills, advance their careers and be recognized for commitment to professional growth. National Association of Home Builders designations www.nahb.org NAHB has the most targeted curriculum, accomplished teachers and widely respected education opportunities in the business. The following are brief descriptions of designations that HBA of F-M members have earned: • Certified Aging-In-Place Specialist (CAPS) designation program teaches technical, business management and customer service skills essential to competing in the aging-inplace market. • Certified Graduate Builder (CGB) emphasizes business and project management skills. • Certified Graduate Remodeler (CGR) emphasizes business management skills as key to a professional remodeling operation. • Certified Green Professional (CGP) teaches techniques for incorporating green building principles into homes without driving up construction cost. To earn these designations, members must take NAHBapproved courses from a set curriculum and keep up with continuing education. North Dakota Professional Builder designation www.ndbuild.com North Dakota Professional Builders are required to: • Meet membership requirements of their local home builders association. • Must have held a contractor’s license in the state of North Dakota for at least two years. • Comply with all appropriate North Dakota statutes concerning contractors. • Build in compliance with appropriate local, state and national building codes. • Adhere to the Code of Ethics of North Dakota Association of Builders. • Complete seven credit hours of continuing education annually. irst impressions are everything, and this certainly includes your home. Spending a majority of your budget on the home’s interior will do nothing to the balance of your home’s overall look. What looks inviting and appealing to the eye from the street will essentially draw the viewer into the home. Curb appeal, in other words, should not be forgotten. “Curb appeal is everything. If it is rundown, people will simply drive by,” says Ryan Hoss, landscape designer for Baker Garden and Gift, booth #215. Things should be neat and orderly, but interesting. Interesting can still add value to one’s home, and there is nothing wrong with showing a little personality along the way.

First Impression Curb appeal also makes sense. If you plan on selling your home in the future, money should be evenly distributed throughout the entire property. “Realtors I have worked with over the years say that curb appeal has a direct value on the home,” says Gary Opp, general manager of Opp Construction, booth #1050. For 2012, there are a variety of exterior design trends for every type of budget and person. Here are a few categories with key highlights worth remembering: Entertainment space A comfortable living space does not exclude the outdoors. According to Hoss, the whole
concept is to make the outside living area look more appealing and draw people from the inside out. Recently, people are catching on, and more kitchen accessories are showing up outside of the home. “Built-in grills, sinks, fridges, bars, fireplaces and water features are very popular,” says Opp. It is, however, an area that needs to be budgeted for. According to Hoss, some of the more expensive entertainment spaces can be close to $10,000. “People need to sort their priorities. Yes, they may like the idea of it, but everything always looks nice in pictures,” he says. While every feature may not be feasible for most individuals, fireplaces and

fire pits are trends that are on “fire.” Fireplaces attract those willing to pay on the higher end, while fire pits are more affordable with those on a budget. There are a few standard, but important, procedures that must be attended to first, before buying a fireplace or fire pit. “You need to look at the fire code and distinguish how far the required distance it must be from your house. Also, keep them away from trees,” says Hoss. Patios Every homeowner has different needs and uses for his or her outside living space. Many are choosing to build porches, decks or patios. It is completely the homeowner’s decision

where to build the project, but it should be in a place where it will get the most use. Hoss suggests asking what the main purpose is for the end project. Is it for privacy, entertainment, screening of the sun, basking in the sun, etc.? Functionality and practicality are important. People do, however, make mistakes. One of the most common mishaps while building porches, patios or decks is underestimating the time it will take to build. Another oversight is building the project too small or too big, according to Hoss. Sheds Sheds often look big, bulky and boring. They are, however, just as important as every other aspect outside of the home. Hoss gives an interesting take on sheds: Make them backyard décor rather than a building in the corner. “Make it look like a playhouse in the front. Include a porch with plants around it, and have the back

half dedicated to storage and lawn supplies,” he says. Landscaping Maintenance is everything when it comes to your yard. According to Hoss, it is important for your backyard to last as long as possible with the least amount of upkeep, all while enhancing the architectural value of your home. “Replace overgrown plants; prune existing healthy plants; keep your lawn green and weed-free,” Opp says. “Replace poorly installed edging, and freshen up your ground cover.” When it comes to trees, shrubs, plants and flowers, less is more, because everything will grow. Hoss gives two tips to remember when it comes time for planting. First, space your plants and trees with enough room in between for growth. Second, plan ahead. “You don’t want something that starts out small in front of your window, then have it grow and block your view,”
says Hoss. According to Opp, if you are considering concrete edging or landscape curbing around the growth, know that concrete edgers are easier to adjust if needed; landscape curbing is permanent. Now, get started Everything you plan is a lifestyle choice, so weigh the pros and cons of your curb appeal. It not only needs to be appealing to your eyes, but also to your family, friends, neighbors and strangers. “Start with a master plan that phases over time to fit your budget,” says Opp. “Begin with the basics; seek good advice; use quality products; keep it simple – design in elements that you can use year round and enjoy!” Hoss finds it necessary for homeowners to find what complements them and their priorities. bring in pictures and measurements. He gives you the ideas and you get to decide who will tackle the project. The bottom line: Plan before you build. By looking at all options, time and money will be saved. You can create an outside oasis that will appeal to you and your budget. “The buzz word is a ‘staycation,’ where yards give you that get-away feeling,” says Opp. Ryan Hoss is a landscape designer at Baker Garden & Gift. Incentives on new construction The cities of Fargo and West Fargo offer a two-year tax exemption on new construction that offers thousands of dollars in savings for buyers. The law was updated in 2009 to offer more benefit for home buyers, increase home sales and strengthen a struggling housing market. The improved incentive offers a $150,000 value reduction off building value for two full years to owners of a newly constructed home. This amounts up to a $2,600-per-year savings on property taxes, totaling up to $5,200 in savings. The incentive is available to all jurisdictions in North Dakota due to legislation, S.B. 2247, passed during the 2009 legislation session. The bill doubled the amount of value available from $75,000 to $150,000. The bill also clarified the language to guarantee every qualifying home buyer two full years of benefit. The original bill and value amount were first established in 1983. “These tax exemption programs in our communities are an incredible deal for home buyers,” said Bryce Johnson, Home Builders Association of F-M executive vice president. “The incentives go a long way to increase home-buying activity and help keep the housing industry a robust part of the local economy.” 2012 Home Builders Association of F-M President Terry Becker, Terry Becker Construction LLC, echoes that sentiment. “The incentives give Realtors a tool that is easy to understand when using it to sell a home, and they give new homeowners an incentive to buy. It provides a little break during a time when costs are the highest,” he says. Dilworth offers a large reduction in lot prices on the city-owned Summerwood Addition. Buyers will also receive free city utilities ($2,000 or two years, whichever comes first) and a free family pool pass for two years for building permits issued in 2012.

Home buyers can get down-payment, closing cost, financing assistance Home buyer assistance through state and local governments comes in many different forms. Here is a quick rundown of what is available: Fargo has a program designed to assist low- and moderate-income households in Fargo with down payment and closing costs. Available through funds from the Department of Housing and Urban Development, the Fargo Planning Department administers the Home Buyer Assistance Program, which lends funds in the form of a zero-interest deferred payment loan. According to Assessor Wanda Wilcox, West Fargo is too small to qualify for the same funding Fargo uses and too large to qualify for rural programs. Minnesota Housing program first-time buyer programs are available to eligible buyers in Moorhead and Dilworth. The state of Minnesota’s programs give home buyers some choices for assistance. Several options exist for downpayment/closing-cost assistance and mortgage financing, depending on income and borrower eligibility. Moorhead Neighborhood Services Manager Lisa Vatnsdal says that there are a number of area lenders who participate in below-market interest rate mortgages through Minnesota Housing programs, including Community Activity Set Aside, or CASA, and Minnesota Mortgage Program. Moorhead buyers may also qualify for zero-interest deferred down payment and closing-cost loan assistance programs called Homeownership Assistance Fund (HAF) and Home Help. Even more resources are targeted to Moorhead’s Stonemill Ponds neighborhood; no-interest affordability gap loans and special assessment financing are available for qualified first-time home buyers. Vatnsdal says, “Up to $44,500 may be available to assist eligible home buyers purchase a newly constructed home in this neighborhood.”

Local incentives exist for those fixing up homes For those fantasizing about fixing up their existing home, local governments in the metro area offer incentives and exemptions to help make dreams come true. Moorhead and Dilworth Moorhead offers interest-free loans of up to $20,000 through its Community Development Block Grant Home Rehabilitation Program for income-qualified residents. In addition, The Neighborhood Impact Program, in partnership with Gate City Bank, provides home

continued from page 25 improvement funds for households at or below area median income ($70,400), and Moorhead Neighborhood Services Manager Lisa Vatnsdal points out that there is no income restriction for owners of homes built before 1970. Both Moorhead and Dilworth offer the Minnesota Fix Up Fund, through which households earning $96,500 or less may borrow up to $35,000 and repay the loan with fixed monthly payments over 10 to 20 years. Dilworth has a housing rehabilitation program available through Clay County for income-qualified owner-occupied homes to receive grants to rehabilitate their houses. Fargo and West Fargo Fargo has a five-year tax exemption on any value added through remodeling to residential properties over 40 years old. If a property is between 25 and 40 years old, it is eligible for a three-year exemption on remodeling and additions. Through its Housing Rehabilitation Program, Fargo has loans and grants available for rehab work on single-family, owner-occupied homes. In addition, Fargo has incentives to encourage housing investment in its downtown and surrounding neighborhoods. There are assistance opportunities for low-interest loans through the Neighborhood Revitalization Initiative (NRI) program and tax incentives for the Renaissance Zone. Fargo City Assistant Planner Kim Citrowske says, “Some incentives are based on household income, and others have no income restrictions. Program priorities address health and safety code, structural improvements, weatherization

and general enhancements.” West Fargo offers a five-year remodeling tax exemption on residential property at least 25 years old with a $25,000 increase in true and full value. A project that is less than $25,000 is eligible for an exemption up to three years. West Fargo’s Renaissance Zone encompasses a 20-block area primarily located on Sheyenne Street, Center Street and Main Avenue corridors. Residential properties included in this area are eligible for property tax exemptions through the city and approved projects can apply for state income tax exemptions. Interest rates, purchase prices and income limits are subject to change. Contact your lender or city government offices for current information. About HDFS North Dakota State University’s Human Development and Family Science (HDFS) Club is the student organization affiliated with the Human Development and Family Science department. The club is made up of undergraduate and graduate students with interests including child/adolescent development, adult development and aging, family science, elementary education and social work. HOME BUILDERS CARE ABOUT THE COMMUNITY Through its charitable organization, Home Builders Care of Fargo-Moorhead Foundation, the Home Builders Association of F-M strives to give back to the community. Home Builders Care Build for Habitat The HBA, Remodelers Council and Home Builders Care Foundation are teaming up to build a home for Lake Agassiz Habitat for Humanity this summer. The home’s location will be at 902 27th St. N. in Fargo on an infill lot. The cashdonation goal is set at $80,000. The build also needs donations of materials, products and labor.
