He volunteers at the Herdina Academy for the Construction Trades and Health, Tech & Trades Career Expo yearly. Licensing and Floor Plans MN BC003792; ND 369 (examples) – Builders acquire license numbers for the states in which they work. North Dakota requires

a contractor to obtain a license when the cost, value or price per job exceeds $2,000. Minnesota requires contractors to acquire licenses when the annual gross receipts from residential contracting or remodeling activities exceed $15,000. Floor plans – Some Builders have chosen to include floor plans in their home listings. While touring the Parade, you may have the opportunity to pick up copies of floor plans in the various homes. Be aware of copyright laws. For a complete article on copyright infringement, visit www.hbafm.com. Before using any floor plan you have seen on paper or online, be certain to find out its origins. Many times a builder will consider selling rights to a plan.

It appears that just about anything goes in 2015 relating to interior design and decorating trends. An article posted on LushHome.com discusses “classic, retro and contemporary design ideas, traditional and new materials, fresh decorating colors, exotic motifs, ethnic decoration patterns, artistic details and a surprising blend of textures.” As always, when designing or decorating the interior of a home, the personality and tastes of its inhabitants are main considerations. Interior design professionals can assist with product selection and the layout of rooms when planning a home or remodel to make it look cohesive. Or, if you are one that enjoys putting together your own looks, don’t be afraid to be bold, and clash ideas. LushHome.com suggests combining contemporary designs with gilded antiques, velvet and silk or carved wood accents that are mixed with industrial metal details. This tends to look stylish, original and unique. Sylvia Lunski, Christina Mehl and Callie Thielen, designers at Design Direction, Inc., shared a few highlights for 2015 if you plan to update your home this year:

Color

• Muted violets, steel grays, taupe, cobalt blue, bold yellows, greens, and various shades of blue are being used together. • Pair modern design colors such as soft pastels and natural room colors with shades of gray, soft black, or creamy white tones. • Nature-inspired room colors are always popular: greens, browns, sky blues, etc.

Floors

• Rustic wood, natural light wood, exotic woods and colorful, stained wood are popular in our area. • Luxury vinyl tile, which looks like wood or stone, is a durable, warm alternative to ceramic tile.

Walls

Fabrics and prints

Blurred lines are big: black and white graphic prints; watery patterns; aquatic textures; romantic hazy filters applied to fabrics and accessories; frosted florals; gauzy ethereal fabrics; and bright fabric prints.

Furniture

Try a combination of warm and cool. • Glass is a fun way to allow light to penetrate an area or dress up cabinets: colored glass, tinted or milky glass can help make a statement. • For the right home owner and space, “hair on hide” or the reverse side of leather, can be used on furniture, pillows, throws and even rugs. • Like colors and walls features, nature-inspired décor is always popular and can include indoor plants like orchids, ferns and terrariums. • Consider mixing old and new to create a fusion of styles, such as salvaged wood with stone and metal. • Chandeliers made of transparent globes as well as egg-shaped lamps on metal bases with silver lining and bronze details, can be stunning in the right setting. • Don’t forget these up-to-date trends: shiny surfaces and materials, metal and ceramic, and elegant granite and luxurious marble with stone and metal.

Charitable foundation teams up with HBA to offer scholarships, industry career outreach, community service Through its charitable organization, Home Builders Care of Fargo-Moorhead Foundation, the Home Builders Association of F-M strives to give back to the community.

Scholarships

Each fall, HBC Foundation awards scholarships to students pursuing careers in the construction industry. Students attending our local colleges and trade schools, who are members of a National Association of Home Builders Student Chapter, are eligible to apply for assistance. High school students who are interested in attending Minnesota State Community and Technical College or North Dakota State College of Science, and studying in an available construction program, also have the opportunity to earn scholarship dollars. Herdina Academy for the Construction Trades

The Herdina Academy for the Construction Trades is a two-week session held each June for students age 15-21 to explore the world of construction working side-by-side with industry professionals. Veteran Build with Habitat for Humanity

HBA of F-M, Home Builders Care Foundation and Remodelers Council wrapped up their second Home Builders Care Build with Habitat last year, providing a home in Moorhead to a Veteran and her daughter. This was the first Veteran build locally through Lake Agassiz Habitat for Humanity. 2015 HBC President Dan Parrow, ISR Homes, says, “It is truly incredible to have such an overwhelming amount of support from the great members of the HBA of F-M. Our members were so incredibly generous that were able to support another family in achieving the dream of homeownership.”

Lego Competition

New this year at the Home & Garden Show, HBC Foundation offered a Lego Competition for children ages 5 to 13 to construct homes out of Lego blocks. It was an effort to add another fun element to the show while exposing children and parents to the career opportunities that the home building industry offers. quick tips for choosing a contractor Use these tips to select a professional you can trust with your future

1) Always check to see if the contractor you are considering, local or transient, is licensed in the state in which work will be performed. Contact the appropriate governmental agency: North Dakota Secretary of State’s office at (701) 328-3665 or the Minnesota Department of Labor and Industry at (651) 284-5034 or (651) 284-5069 to verify the builder is currently licensed and to find out if he or she has a disciplinary history. The status of a contractor’s license can also be verified by using www.nd.gov/sos/licensing or www.dli.mn.gov/ccld/rbc.asp. 2) Get more than one estimate and be wary of any contractor that requires full payment up front, uses high-pressure sales tactics or asks you to sign authorization paperwork or a contract that you don’t understand. Consider paying with a credit card since these companies have better methods of remedying disputes and dealing with fraudulent charges. 3) Get a detailed contract including a summary of the work to be done, a description of materials, the total contract price or how the price will be calculated and specific timelines. Do not sign it until you are comfortable. 4) Ask the contractor how long and where he or she has been in business. 5) Request references and check with former customers to see if they were satisfied with the work. 6) Ask for a local business address, other than a post office box, and a local phone number where the contractor can be reached during normal business hours. However, some transient companies will open a post office box or can easily acquire a cell phone with a local number to give the appearance of being a local company, when it is not. 7) Ask about warranty work and the company’s service policies. 8) Find out if the contractor has sufficient worker’s compensation and general liability insurance. If not, you may be liable for any constructionrelated accidents on your premises. 9) Is he or she a member of a trade association such as the Home Builders Association of F-M? Generally members of a trade association see a need to stay abreast of current industry developments and care about giving back to their industry. 10) Lastly, make sure you can communicate with the contractor and feel comfortable with him or her. Misunderstandings during the course of the project can lead to cost overruns and delays.

Tax incentives on new construction in Fargo and West Fargo

Save up to $4,000 on your property tax bill when you buy a newly built home in Fargo or West Fargo: • Home owners get an exemption on up to $150,000 of their property valuation for two taxable years following the year the home was sold. (Home owners will be responsible for the property taxes for a partial year until the next taxable year begins.) • Available on newly constructed single-family homes, townhomes and condominiums. • Available to the first owner after the builder who resides on the property.

Tax incentives on new construction in Dilworth and Moorhead

Get a two-year property tax rebate on newly built homes in Dilworth and Moorhead: on a $250,000 home, this is a value of $5,500 over the two-year period. • There is no maximum value on new construction of single-family homes, including the building and land. • Home buyers get a full rebate of general taxes paid to the city, schools and county in a refund at year-end for two years. • Available citywide in both Dilworth and Moorhead.

Remodeling

All four metro cities offer incentives to fix up existing homes that come in the form of tax exemptions and low-interest loans in Fargo and West Fargo, and interest-free loans and grants in Moorhead and Dilworth. Home buyer assistance through state and local governments comes in many different forms: North Dakota • Zero-interest, deferred payment loans are available in North Dakota through the North Dakota Finance Agency’s Down Payment and Closing Cost Assistance Program. They aim to help lower-income, first-time home buyers meet their out-of-pocket cash requirements. Minnesota • Minnesota Housing ﬁrst-time and move-up buyer programs are available to eligible buyers in Moorhead and Dilworth.
