Busy lifestyles coupled with advances in technology allow everything from appliances to lighting to be run by smart phones and voice recognition and residential toilets to flush by motion activation.
#2 Vanities
One trend includes lights added underneath cabinets to illuminate the surface, such as in this backlit onyx countertop.
Vanity areas are becoming a focal point in the bathroom. Designers accomplish this by: • Showcasing the vanity itself: design is usually stream-lined and simple, but has added interest by incorporating a “floating vanity,” sometimes including LED lighting underneath. • Adding unique tile behind the vanity and recessing the mirror into it. • Building the mirror out a few inches and adding LED lighting behind it as a dramatic way to frame the mirror and highlight the tile. • Incorporating unique mirror shapes. • Offsetting the lighting and mirrors.
Taupe is a color trend that is here to stay. This backsplash is five different colors and two sheens; half are gloss and half are matte. The home owners did a dark stain on their island and painted the perimeter cabinets white, which brightens up the space and connects to the gorgeous flooring. The countertop provides a transition point for color variation.

#3 Soaking tubs The days of doing away with a soaking tub to incorporate a twoperson shower are over. Free-standing soaking tubs with unique shapes and designs are relaxing and add an interesting design feature to the bathroom. Many free-standing tubs are placed in the shower to keep the bathing area all as one. This type of design also creates the illusion of a larger shower, which many home owners still desire.
#4 Appliances With the continued trend toward a minimalist look, designers are “hiding” appliances by applying matching cabinet panels to them, placing microwaves in base cabinets, or, at a minimum, designing counter-depth appliances into the space for a more straight-lined and custom look.
#5 Cabinets Cabinet styles still trend toward a minimalist look with flat-panel shaker doors or slab doors. Cabinet designs have continued movement toward painted finishes or high-gloss or textured laminates.
#6 Organization Life is so much easier when things are in their proper places. Closets, cabinets, drawers, you name it - the more organization options home owners have, the better. On Houzz.com – a site that focuses on architecture, interior design and home

improvement – organization (of anything) is the top search request. There are inserts for recycling, garbage, silverware, knives, pots and pans, Tupperware containers, spices…and that’s just in the kitchen! We’re all looking for ways to simplify.
#7 Lighting Lighting has come a long way since the old under-cabinet lighting. • Tape lights are slim and easy to use just about anywhere: they take the place of traditional puck lighting that only lights the top shelf in a cabinet. Now, when installed at the hinge of the door, tape lights remain hidden but still illuminates all shelves in a cabinet. • Lights may also be added under countertops so the surface illuminates. See the photo on facing page. • Lighting can be placed in the toe kick of cabinets as an accent as well.
#8 Color Taupe, taupe, taupe. It’s everywhere, and it’s sticking around. Along with taupes and complimentary neutrals, people (especially the younger generation from age 25 to 37) are adding color in their backsplashes or appliances or making an island piece a focal point and painting the cabinets a different color. This year’s Home and Garden show features Kimberly Lacy, project manager on HGTV’s Curb Appeal: The Block. Known for her on-camera charisma and outgoing personality, each week Lacy shares her practical painting and landscaping tips, techniques and demonstrations with viewers. Prior to joining Curb Appeal: The Block, she served as the lead painter on the HGTV series Designed to Sell in both Washington, D.C., and Atlanta. This will be Lacy’s first time to the Red River Valley Home and Garden Show. We are excited to have you at the Home and Garden Show! What will you talk about? I will discuss three different topics: Curb Appeal Made Simple, What to Renovate, and Yard Scheme. “What to Renovate” covers choosing which projects are DIY and which projects you should hire out to a contractor. You’ve helped many different kinds of home owners on Curb Appeal and through your business. Do you have tips for budget-conscious families? 1. Choose a specific number for your budget. A lot of couples have a number in their mind, but that number is never given to the contractor who is there to do the work. Or you never keep that number in mind when you are out buying products and materials for your house, or when you are planning for your house. 2. Prioritize a list of projects you would like to have done in the house. 3. Once you prioritize the list of projects, get the estimate for each

of them. Based on the estimates you receive, go back to the drawing board and decide from your list of your priorities which projects you want to start first. 4. Only start projects you can afford to finish! A lot of people start projects and don’t finish them. They want to do the bathroom, the kitchen and the master bedroom, but oh no! They can only really afford to complete one project with the number they originally put for their budget. What’s a common road block you see people encounter in their home improvement quest? A lot of times the road block has to do with budget. If you don’t prioritize your budget, that is when you hit the road block. You’re trying to figure out cool ways to get a good outcome with just a little bit of money. Start out the planning the right way – choosing your budget and prioritizing what you want. What part of home improvement process are you most passionate about? I’m more passionate about keeping home owners on track as a project manager. I have lots of home owners with huge projects. They really need someone to come in and hold their hand through the process so they don’t hit those road blocks. It is always good to have a middle person there to make sure everything is on track. That way, they are seeing a lot happening and they don’t have to feel overwhelmed. I take on the headache. Also, what area of the home are you most passionate about? What do you like to renovate?
I am really in love with backyards. With backyards there is so much more you can do and so much more that you can hide. It’s a true extension of square footage. The idea of entertainment is much more expanded in the backyard – pools, trees – you can just go for it.

What’s the biggest challenge you have faced on Curb Appeal?
I have tons of episodes that were favorites. The one that stands out the most was one of our first shows, when we were all getting in the rhythm of designing and being on camera together. The home owner lived in an area of Atlanta near some historical black colleges. He was a white guy in a predominately black neighborhood, and he bought a nice house over there that definitely needed some renovation. He was a chef, and eventually after the episode he opened up a pizza joint. It’s actually still open in Atlanta and it’s doing really well. That home owner had been really focused on doing stuff inside that house to make it livable. He didn’t have a lot funds to do the exterior because he was focused on opening his restaurant. So we came just in time. That was a really fun project.
Choosing the right project, or what will make the most impact, and then staying within the budget. Keeping within the budget is a hard thing for anyone to do, but we absolutely have to keep to that budget. I just have to figure it out and make it happen. I bet it is a challenge as a designer, too. When you’re creating, is it hard to stick to the plan? As a designer you fall in love with certain ideas. When you’re creating in your mind and on paper, you’re trying to be innovative, but also stay on track and budget. I have to take off my designer hat and put on my project manager hat. At the end of the day, it’s about budget, time and availability of materials. I have to make sure a project is on budget and is finished on time. Your passion in this field is so apparent. What inspired you to follow this path? I started in the home and garden business, but I tell everyone I started out as a wardrobe stylist. I have seen in color for a very long time. I was a very observant kid, and sometimes it got me in trouble! I love transformation in general, whether it’s physical transformation or whether it’s in a home. In styling, I can see what looks good with a person’s body type, see what colors
What is one of your favorite moments from Curb Appeal?
Also on that episode, the home we renovated was next door to a church. A lot of the churches were historical, and many people in that community went to that church. It needed a lot of love – mainly on the exterior. The most it had was grass. We chose to give them new light fixtures, shrubs and some picnic tables outside to make it more inviting for the community that was utilizing it. It was a really nice project. Professional designations set HBA members apart A designation from the National Association of Home Builders or the North Dakota Association of Builders says a lot about a builder, remodeler or building industry associate. Professional designations offer opportunities for Home Builders Association of Fargo-Moorhead members to improve skills, advance their careers and be recognized for commitment to professional growth. See the facing page for a list of HBA members who have earned designations as of Jan. 28, 2015. National Association of Home Builders designations www.nahb.org NAHB has the most targeted curriculum, accomplished teachers and widely respected education opportunities in the business. The following are brief descriptions of designations that HBA of F-M members have earned: • Certified Aging-In-Place Specialist (CAPS) - teaches technical, business management and customer service skills essential to competing in the aging-in-place market. • Certified Graduate Builder (CGB) - emphasizes business and project management skills. • Certified Graduate Remodeler - (CGR) emphasizes business management skills as related to a remodeling operation. • Certified Green Professional (CGP) - teaches techniques for incorporating green building principles into homes without driving up construction cost.
• Housing Credit Certified Professional (HCCP) - demonstrates high level of knowledge, experience and education in the LIHTC (lowincome housing tax credit) industry. To earn these designations, members must take NAHB-approved courses from a set curriculum and keep up with continuing education. Students will work side-by-side with industry and education professionals, learning about occupations, tools, safety requirements and skills required for satisfying and wellpaying careers. They participate in classroom and hands-on learning, with the opportunity to experience first-hand how residential and commercial buildings are constructed.

5 tips for heightening curb appeal in new, existing homes by Krista Mund
Whether building a new home or buying an existing one, home owners care about curb appeal. Defined by Merriam Webster, the term is a noun meaning the “visual attractiveness of a house as seen from the street.” It’s first known use was in 1975. Gretchen Taylor is a real estate agent and sales coordinator with Berkshire Hathaway HomeServices Premier Properties and Heritage Homes. She says, “Designing a home that makes a great first impression is important when it comes to curb appeal. Homes with fantastic curb appeal are memorable.” Many factors contribute to curb appeal, from colors and textures to overall style. She advises home owners to focus on creating unity amongst the details, “Each detail you add should complement another to create a flawless look.”
Five tips for creating curb appeal in new homes: #1 Prioritize higher-ticket items. When working within a budget, focus expenses on areas you cannot easily change or upgrade in the future. Typically the front of the home is viewed most, so concentrate on adding attentiongrabbing details there: accent pieces such as shakes, wide trim, vertical siding or grids in the windows will help play up a particular style and will allow more options with colors and textures.
#2 Create a grand entry. Dress up your front door by adding a pop of color or finding a door style that is a reflection of your personality.

#3 Add greenery and color with a container garden. Depending on the weather or your budget, full landscaping may not be possible at the time you close. Until the yard can be completed, make-do! Most anything can be re-purposed into a flower planter and can create a bold and dramatic statement.
Paint is cheap, and it’s relatively easy to liven up a front door with new color. Or, Krabbenhoft advises to purchase a new, color storm door.
#2 Take excellent pictures. Since buyers look at homes online before deciding to take the plunge and visit in person, it’s important to make the most of your photos. Clean up clutter and avoid shooting the exterior and rooms on a bright sunny day. It’s easier to get a flattering photo on an overcast day that doesn’t cause stark brightness and dark shadows.
#4 Go for low-maintenance. Choosing products that require little or no upkeep will help keep your exterior stunning for years: some examples are steel or vinyl siding, concrete, fiberglass doors and windows, and resin deck materials.
#5 Rely on your builder to help achieve exterior harmony. Proper placement of windows and architectural features is very important in the home-design process.
Paul Krabbenhoft, a real estate agent with Coldwell Banker First Realty, says, “Builders will help people with this. Houses need to look balanced when incorporating items like dormers, porches, windows and different siding colors.”
#3 Put some sweat equity into simple landscaping. This makes your home appear tidy and bright. Shrubs should be trimmed or eliminated if overgrown. Add some simple pavers or edging around plantings or trees, and even solar walk-way lights can add character to a front yard.
#4 Look at your house with a critical eye. Owners grow accustomed to “shabby” and may not notice the overgrown flower bed, the chipping paint on the trim around the door, or the bricks that are crumbling on the front porch. With a clip board in hand, walk up to your home from the street and take notes on areas that need improvement.
The goal is to add variety without overdoing it. Krabbenhoft deals with buyers and sellers of existing homes, and says buyers will often “sell themselves” on the outside of a home before they go in. “If they like how the neighborhood feels and how the home looks on the street, they are more likely to buy,” he says. “It’s hard to reverse that, and most people view photos of homes online before they see it in person, so that presentation is incredibly important.”

#5 Make it sparkle. Using the notes from your critical eye, clean what is dirty. Power wash oil spots and dirt from the drive way and dirty steel siding. Wash your windows. Wipe the bike-tire-tread marks from your garage door. A little elbow grease can go a long way to improve a home’s appearance! Save up to $4,000 on your property tax bill when you buy a newly built home in Fargo or West Fargo:
Home buyer assistance through state and local governments comes in many different forms:
• Home owners get an exemption on up to $150,000 of their property valuation for two taxable years following the year the home was sold. (Home owners will be responsible for the property taxes for a partial year until the next taxable year begins.) • Available on newly constructed single-family homes, townhomes and condominiums. • Available to the first owner after the builder who resides on the property. Dilworth and Moorhead Get a two-year property tax rebate on newly built homes in Dilworth and Moorhead: on a $250,000 home, this is a value of $5,500 over the two-year period. • There is no maximum value on new construction of singlefamily homes, including the building and land. • Home buyers get a full rebate of general taxes paid to the city, schools and county in a refund at year-end for two years. • Available citywide in both Dilworth and Moorhead.
Remodeling All four metro cities offer incentives to fix up existing homes that come in the form of tax exemptions and low-interest loans in Fargo and West Fargo, and interest-free loans and grants in Moorhead and Dilworth. North Dakota • Zero-interest, deferred payment loans are available in North Dakota through the North Dakota Finance Agency’s Down Payment and Closing Cost Assistance Program. They aim to help lower-income, first-time home buyers meet their out-ofpocket cash requirements. The home buyer may be eligible to receive the greater of 3 percent of the purchase price of the home or $3,000. For more information, visit www.ndhfa.org or contact a participating lender. Minnesota • Minnesota Housing first-time and move-up buyer programs are available to eligible buyers in Moorhead and Dilworth. These state housing programs give home buyers several options for down payment/closing cost assistance and mortgage financing, depending on income and borrower eligibility. • There are a number of lenders locally who participate in Minnesota Housing programs, including Start Up and Step Up low-interest mortgage and down-payment programs. • Moorhead first-time buyers can take advantage of the First & New Program, a zero-interest $5,000 deferred special assessment loan, when purchasing a newly constructed home. Home Builders Care of Fargo-Moorhead Foundation is hosting its first-annual Lego home building competition at the Red River Valley Home & Garden Show Feb. 28. Children ages 5 to 13 will compete to build houses out of Legos. Structures can be single- or multi-family, but must be homes. The homes will be judged on creativity, structure and livability. Free for children meeting the age requirements, there are only 20 spots available in each age group. Home Builders ‘Care’ about the community Charitable foundation teams up with HBA to offer Lego competition , scholarships, community outreach Through its charitable organization, Home Builders Care of FargoMoorhead Foundation, the Home Builders Association of FargoMoorhead strives to give back to the community.
Lego Competition New this year at the Home & Garden Show is a Lego competition for children ages 5 to 13 to construct homes out of Lego blocks. It’s an effort to add another fun element to the show while exposing children and parents to the career opportunities that the home building industry offers. There are great prizes available, it’s free to enter and all registrants get two tickets to the show! You can’t beat that. See pages 28-29 for all the details.
Scholarships Each fall, HBC Foundation awards scholarships to students pursuing careers in the construction industry. Students attending our local colleges and trade schools, who are members of a National Association of Home Builders Student Chapter, are eligible to apply for assistance. High school students who are interested in attending Minnesota State Community and Technical College or North Dakota State College of Science, and studying in an available construction program, also have

Veteran Build with Habitat for Humanity HBA of F-M, Home Builders Care Foundation and Remodelers Council wrapped up their second Home Builders Care Build with Habitat last year, providing a home in Moorhead to a veteran and her daughter. This was the first Veteran Build locally through Lake Agassiz Habitat for Humanity. 2015 HBC President Dan Parrow, ISR Homes, says, “It is truly incredible to have such an overwhelming amount of support from the great members of the HBA of F-M. Our members were so incredibly generous that were able to support another family in achieving the dream of homeownership.” Home Builders Care Foundation and the HBA of F-M have been involved in many community projects over the years.
