Top 5 kitchen remodel design tips for 2014 #1 Countertops and tiled backsplashes The quickest way to make a powerful statement with a kitchen upgrade is adding new counter tops and a tiled backsplash. Mixing and matching counter top materials, styles or colors is extremely popular and gives people some cost control. One technique that helps the pocket book out is to do the perimeter wall areas in a high definition laminate that has custom edging. Add in a dynamic granite or quartz choice for the island and you could save yourself a couple thousand dollars. To coordinate some real pizzazz, choose a tiled backsplash that truly becomes the focal point of the kitchen.

#2 You still can’t go wrong with stainless steel appliances. We take note every year and await a change, but once again, stainless is king – surprise, surprise! Cook tops are the most popular appliance. Many are upgrading to a gas, chef-ready six-burner, with all the bells and whistles expected of a more commercial stovetop. To enhance the stove top look, microwaves are most common in the base cabinets as a self-operating drawer. This change from the traditional range has inspired a comeback of the double oven as well.

#3 Neutrals are popular in the kitchen While cheery kitchens with splashes of color may be popular in magazines, muted tones are more popular in our area. Twothirds of people prefer “soft and neutral” color schemes over “bright and colorful” or “bold and dramatic.” We do see the tiled backsplash as an opportunity for home owners to “get a little crazy.”

#4 Open kitchen plans are still attractive Most people cannot get enough of an open feel to their kitchen, dining and main living space. Remodelers do what it takes to open things up, which can be the most challenging part of a new design. The load-bearing walls, electrical, mechanical and plumbing dictate the direction that a new, open design can go. The new open design facilitates everything from the main event of food prep, cooking, dining and entertaining. Thanks to wireless electronics, when the kitchen island isn’t busy with traditional activities, it becomes the hub for homework and Internet activity!

#5 Functionality is big... It’s not just about more storage improvements. Functionality is key. Today’s cabinets and appliances play a huge role in giving home owners easy accessibility in all parts of the kitchen. The smaller the kitchen the more important functionality becomes. One big motivator behind this could actually be changes in the way we eat: More people are making homemade, unprocessed, whole foods and that means an organized cooking area. HGTV star

will share tips, passion for design The Red River Home and Garden Show offers exhibits featuring popular products and trends in the building industry. This year’s featured speaker is David Sheinkopf, who has made a name for himself on HGTV’s Design on a Dime. David has a background as a model, actor and set designer, but found his niche in helping others solve design problems. After working as an actor in Los Angeles, Sheinkopf wanted to do more and tap into his other talents. When he was young, he always had an interest in building, so it was only natural that he would gravitate towards that industry. He started out building shelves and eventually started building sets for commercials and videos. Sheinkopf has built several restaurants, beach houses and remodeled many homes. “One of the guys I was working with was not only a set builder but was also a master carpenter and I learned a lot from him. He was an amazing builder. All the while I had a mentor in New York who was an interior designer. He taught me the skill, but also taught me the love of the craft,” remembers Sheinkopf of his start in building and design. Sheinkopf believes there is a psychology of design - there’s a reason that people do what they do. Through his work, his goal is to help people feel secure about their home and wants people to understand that they don’t have to spend a lot of money. He enjoys the creative process of working with people to facilitate a shared vision. From that point, the process involves executing the vision.

“I like seeing people take charge and I like seeing the smiles on people’s faces when they succeed and know that they made their choices. I am in the service industry. I am here to help people. Whatever it is, that’s important to me. It’s important for me to make people feel comfortable,” Sheinkopf said of the process. At the Home & Garden Show, Sheinkopf will not only give design tips, but empower people to help themselves. He is a pro in the industry and wants to share as much of his expertise as he can with those attending his seminars. He’ll go over how to pick colors, talk about proportions in a room and how different tools work in different situations. He said his seminars will run the gamut – covering a variety of topics. He even encourages attendees to bring in ideas and plans and their related questions. “I want people to walk away feeling satisfied, smiling and maybe having some laughs. I want people to ask as many questions as we have time for,” Sheinkopf said. More than anything, he wants people to understand and feel that building is fun! Design Trends

2014 interior design trends by Krista Mund

Fringe, feathers, graphic black and white, and monochromatic looks are buzz words generated by a Google search on “2014 interior design trends.” Like fashions we wear to show our personality, the styles of our homes change as time goes on. Local designers agree that year-to-year home interior trends are subtle transitions to something new, rather than drastic updates. The most important consideration in decorating any home is adopting a look and feel that is comfortable for you and your family. According to Sylvia Lunski, Design Direction, Inc., 2014 brings a diverse array of colors to choose along with a common theme of rich textures and patterns coupled with natural-looking materials. Rustic touches are also popular.

If you are planning a change for 2014, here is a closer look at the trends for color and home décor:

Color Gray is king. Monica Hart, Monica Hart Interior Design, Inc., mentions the word “greige” as a popular trend locally: it’s a new term for a combo of gray and beige. Different shades of straight gray also remain a staple in homes here. Lunski predicts pops of pink, teal blue, emerald or olive, purple or lavender, orange and yellow taking hold. “Try pairing yellow with gray, taupe and sand,” she says. “Or if you want to get away from gray, go for khaki with cognac, black, brown, sage green or water blue.”

Fabrics and prints Floral patterns and geometric shapes make a statement on fabrics and prints. “The trend will be to clash your fabrics and stimulate the senses,” Lunski says. “Throw together stripes, florals, hand sketches and geometrics in an array of colors and textures.” Fabrics can include small or massive florals with white backdrops, vintage prints with a twist of white, or bold colors and patterns thrown onto a white canvas. Hart notes that chevron print is a classic coming back in a big way. Culture will also play a role in fabrics and prints as they become inspired by Folklore African, Bulgarian, Mexican, animals and crafts, says Lunski.

Floors A common theme of texture and “natural” carries through to floors, walls and furniture. Warm woods, textured tiles and smooth, sleek surfaces bring interest to the room’s setting. Two West Coast trends now taking hold locally are wider flooring boards and white-oiled or chalky finishes on the floor. Lunski says, “I also see rustic and reclaimed oaks, new and recycled parquet and decorative block flooring panels, and textured wood flooring finishes (scorched, brushed, fumed and washed) coming into the scene.”

Walls Both Lunski and Hart say wall coverings have been returning over the past few years. A newer twist is the addition of texture. Hart says, “This isn’t the old ivy wallpaper. Many wall coverings

have three- dimensional objects on them (jewels, ribbons, pleats) and the prints and colors are endless!” Wall coverings can feature small or large florals along with vintage prints. “Like fabrics, bold colors and patterns thrown onto a white canvas are in,” Lunski says. “Fun geometric prints like houndstooth and chevron make bold statements on walls.”

Furniture Furniture will trend toward clean sleek lines, darker wood tones and fun accent pieces with painted colors, as well as the “reclaimed look” and agedlooking metal. Lunski says, “Smaller spaces require multifunctional pieces such as storage ottomans which are used as an ottoman, cocktail table and storage. Murphy beds are great for limited spaces, and night tables which have pull-out shelves, outlets and USB ports for charging laptops, iPads and phones are popular.” She sees a focus on more sustainable products, stone furniture (or fabrics that look like stone), raw materials including woods and metals in their raw state, and “ancient” furniture that has an Egyptian, Roman or Greek flair. Patterns carry through to furniture and she’s seeing more use of these, especially florals. Geometrics can be featured as a pattern or as the furniture design itself. “Glossy furniture creates a nice contrast of textures with some of the other raw or reclaimed items used in the home,” Lunski says. “I also see home owners gravitating

toward large-sized furniture that makes a statement all on its own.�

Accessories Vases, pillows, statues, paintings and art are incredibly individual to each home and its owner. Lunski says busts, ancient paintings and columns, geometry, raw materials and patterns will make an entrance in 2014. These items help put the finishing touches on a room. “Barn doors have become quite popular for their space-saving solutions when maximizing square footage is essential, as well as for adding a touch of rustic flavor to the more modern homes being built today,� she says.

In the F-M area, our prime time for “hanging out in the yard” is short and highly coveted. Home owners do everything they can to maximize it earlier into the spring and later into the fall. They create yards that are an extension of their homes and an additional “room” for them to live and play. According to Ryan Hoss, Baker Nursery Gardens, anything goes in making your “yard a home,” but here are some of the top trends:

1. Fireplaces, bars, grills and fire pitsIn high-end homes, yards can sometimes include an outdoor kitchen for entertaining. The heat sources and cooking areas allow owners to spend more time outside in the fall and spring and provide the perfect setting for socializing.

2. Privacy No matter the yard size, home owners relish alone-time and are being creative with the use of berms, trees, shrubs and lattice or decorative fencing. “Even in 55-and-over communities, we see them wanting privacy and personalization within limited space,” Hoss says. “We’ll put in heavily planted courtyards and personalized little gardens to suit the resident.”

3. Stone, décor and contour Just as our indoor homes feature items reflecting our personalities, so do yards. Hoss says large, chunky rocks and boulders add interest, as well as techniques like areas alternating mulch and rock, or using rocks that are striking colors. Low voltage lights and water features help create an atmosphere. “Stepping stones, gravel paths and flat natural-stone slabs create designated walking areas to enjoy the yard,” he says. “Since our landscape is flat here, I’ve also seen bridges and berms included to add some topography.”

4. Plantings “People are using anything and everything,” Hoss says, “Meaning things that aren’t hardy here, they are using in the summer knowing those plants aren’t going to come back.” An example he’s seen is a banana tree in the yard for a conversation piece. Owners will use perennials in annual plantings and in container gardening, and mixing perennials and annuals for different effect since annuals are more colorful. They will also incorporate elaborate trees and shrubs, including topiaries, which are clipped and trimmed into decorative shapes.

6 tips for homeownership Before you find a home you like, one of the first steps is to determine what you can afford. Check out the following tips: #1 Review your savings. A certain amount in savings is sometimes needed to apply toward down payment and closing costs. There are loan programs available (e.g., FHA and VA mortgage programs) that require less cash payment at closing. Be prepared for some costs that you cannot finance through your loan; there are some costs that must be paid at the closing, the day that you buy your home.

#2 Review your debt responsibilities. Consider how debt, in relation to income, will influence a lender’s decision on your mortgage loan amount. Additional debt from house payments on top of existing debt might restrict your lifestyle.

#3 Get pre-approved and pre-qualified with a lender. A lender can help you find the right loan or assistance programs available to purchase a home.

Home Builders ‘Care’ about the community Charitable foundation teams up with HBA to offer scholarships, community outreach Through its charitable organization, Home Builders Care of Fargo-Moorhead Foundation, the Home Builders Association of Fargo-Moorhead strives to give back to the community.

Veteran Build with Habitat for Humanity HBA of F-M, Home Builders Care Foundation and Remodelers Council wrapped up their first Home Builders Care Build for Habitat in 2012, providing a home to a single mom and her two children (pictured at left). The HBA of F-M and Home Builders Care Foundation were able to coordinate the construction of a garage in addition to the house build; Association members donated all the materials and labor to make it happen. 2014 HBC President Michael Anderson, Bierschbach Equipment & Supply, says, “It is truly incredible to have such an overwhelming amount of support from the great members of the HBA of F-M. Our members were so incredibly generous that we will be able to support another family in achieving the dream of homeownership.”

HBA publishes 2014 membership directory, development map The Home Builders Association of F-M has published its 2014 Membership Directory & Consumer Guide and a 2014-2015 F-M Metro Housing Development Map. The directory and map are available free of charge for consumers at several locations across the metro area and at the HBA office: 1802 32nd Ave. S., Fargo. Visit www.hbafm.com and click on “Member Directory” to view a list of current distributors. The Membership Directory & Consumer Guide features articles and information for consumers on home maintenance, remodeling, and buying or building a home. This includes information from Dilworth, Fargo, Moorhead and West Fargo on new developments, housing incentives and tax exemptions. The guide also features an alphabetical list of HBA of F-M members as well as categorized classified listings. The map locates developments/subdivisions, gives detailed directions, contact information, and has an amenity chart.

In the past 20 years, Home Builders Care Foundation has: Awarded $157,688 in scholarship dollars. Supported 192 students through scholarships. Made donations to area organizations totaling $203,662. Given $646,106 to support a variety of housing-related projects.
