Please join us for the New Year Celebration & City Night Jan. 30 where we will welcome our local officials and community leaders for an evening of socializing, sharing and making connections while celebrating our industry. This year’s meeting has some new features in store that we know you will enjoy. It’s our goal to open the lines of communication between members and officials so we can collectively work toward what we want: higher homeownership rates, a strong workforce and safe, attainable housing. I am truly honored to serve as the HBA of F-M’s president this year and looking forward to seeing what we can do together. Thank you to John Gunkelman, Dakota Construction of Fargo, Inc., for his dedication last year. Under his leadership, we made strides forward in building relationships and taking our personal stories to officials on the local, state and national levels. These efforts remain a high priority for your HBA. Read an overview of those on page 10-11. Another major priority for 2019 was refreshing the HBA’s office building space. It’s well underway and John personally has put countless hours into the project, along with Sylvia Lunski of Design Direction, Inc. The remodel encompasses the entire main floor resulting in expanded meeting room space, office space and efficient storage. Forty-five members have stepped forward to donate labor or materials. It’ll be a new home for all three organizations: HBA of F-M, Home Builders Care of F-M Foundation and the F-M Home Builders Health Plan & Trust. In 2020, we also officially proceed on a three-year strategic plan that has been being formulated through internal programming reviews, determining audiences, projecting solutions and more. We have our goals and metrics in place and look forward to working on it with our key volunteers! Lastly, in November, North Dakota Association of Builders held its Annual Meeting and Awards Banquet in Grand Forks. Congratulations to Eric Miller who received NDAB’s 2019 Associate of the Year. For the second year in a row, our HBA of F-M was given the state’s first place Membership Award, recognizing membership growth and retention. My company, Kochmann Brothers Homes, Inc., was also honored with the state’s BEAM Award which stands for “Builders Engaging Associate Members.” We are grateful for all the tradespeople we work with each day that take pride producing quality-built homes with us. It is relationships like these, sparked through HBA involvement, that have benefitted us throughout the years!

I’m reminded of the five students that received job offers on Herdina Academy graduation day. And I’m reminded of the relationships we built with our student chapter students at the post-secondary schools. These hands-on opportunities we have been able to provide and participate in have done so many wonderful things for our future workforce. Your Foundation is not a sprinter, we are a long-distance runner and we know endurance is the key to build a stronger workforce for generations to come. STATE ADVOCACY UPDATE KIM SCHNEIDER, NORTH DAKOTA ASSOCIATION OF BUILDERS CEO

North Dakota legislature officially meets every other year, so for 2020 they are not gaveled in. However, this gives us the best opportunity to meet with the key decision makers in your community. Invite them for coffee, attend their town hall sessions and, when your local association invites you to an opportunity to socialize with office holders, plan to attend. When your local association, North Dakota Association of Builders or National Association of Home Builders sends out a call to action, your personal connections will make a strong impact. A new year is a great time to renew your PAC contribution! NDAB-PAC is the North Dakota Association of Builders’ Political Action Committee. It is a non-partisan PAC which provides support for candidates who are friends of the building industry. People who show they care and are concerned about the future of the building industry make contributions to NDAB-PAC because they believe that cooperation equals strength. Contributions given to NDAB-PAC stay within North Dakota and are given to elections at the state and local levels. If you are interested in contributing at the national level, BUILD-PAC is a great option. BUILD-PAC, National Association of Home Builders’ Political Action Committee, is one of the most recognized and well-respected PACs in Washington. Continuing education opportunities are key as codes, regulations and designs are ever changing. Did you know that NDAB has a Professional Builder and Professional Associate program? These programs highlight those members that participate in continuing education opportunities. If you obtain a minimum total of seven hours or a total up to 14 hours (covers two years of the program), please contact the NDAB office. If you provide transcripts showing the classes completed, pay the $100 annual fee, you will be listed and promoted as one of NDAB’s Professional Builder or NDAB Professional Associate. There are several continuing education opportunities available to you. Your local association hosts several throughout the year, NAHB offers online and if you are attending the International Builders Show in Las Vegas Jan. 21-23, then there are several options there for you! We encourage you to participate at any of the NAHB meetings held throughout the year in various fun, new cities to explore! If you are attending the International Builders' Show, then we want to extend an invitation to join us in yet another great networking opportunity! North Dakota is hosting a social along with South Dakota, Minnesota, Iowa and Wisconsin Jan. 21 5-7 p.m. This is our way of saying "thank you" for taking time away from your busy schedules to join NDAB, NAHB and your peers from across the country for education, board meetings and a little fun mixed in as well! Builder Confidence Ends Year Strong on Solid Economic Fundamentals Dec. 16, 2019

Builder confidence in the market for newly-built single-family homes increased five points to 76 in December off an upwardly revised November reading, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index released today. This is the highest reading since June of 1999. “Builders are continuing to see the housing rebound that began in the spring, supported by a low supply of existing homes, low mortgage rates and a strong labor market,” said NAHB Chairman Greg Ugalde, a home builder and developer from Torrington, Conn. “While we are seeing near-term positive market conditions with a 50-year low for the unemployment rate and increased wage growth, we are still underbuilding due to supply-side constraints like labor and land availability,” said NAHB Chief Economist Robert Dietz. “Higher development costs are hurting affordability and dampening more robust construction growth.” Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor. All three HMI components registered gains in December. The HMI index gauging current sales conditions rose seven points to 84, the component measuring sales expectations in the next six months edged up one point to 79 and the measure charting traffic of prospective buyers increased four points to 58. Looking at the three-month moving averages for regional HMI scores, the Northeast fell two points to 61, the Midwest increased five points to 63, the South moved one point higher to 76 and the West rose three points to 84. Exploring Careers Through Teen’s Eyes

Close your eyes and imagine yourself as a freshman in high school. You are probably thinking about a few style fauxpas, or those awkward years before you knew who you really were. But if you think further, do you remember what you thought your future career was going to be? Are you doing now what you thought you would be doing that many years ago? Tristan, a West Fargo high school student, was exploring that very question at the 17th annual Health, Tech and Trades Career Expo. The Career Expo was created to show students occupational opportunities available in the health, technology and trade industry in our region through hands on experiences. Tristan started his day off early with 381 of his classmates as they headed to the Fargodome where exhibitors awaited the crowds of kids eager to explore different careers! Armed with a plan of action, he came prepared to make the most out of his day of learning and exploration. Tristan had a few booths that were main targets, but he also wanted to experience other careers he didn’t know much about. At the top of his list included jobs in engineering and technology. His favorite part of the Career Expo was the NASA booth where he got to take part in an “out of this world” virtual reality experience. By allowing Tristan the opportunity to ask questions and

experience a possible career, the event gave him the next steps to prepare for his future upon high school graduation. His biggest take away from the Career Expo was that all careers are connected in some shape or form. He realized that not all careers require a four- or two-year college degree and feels the support of a community willing to help him in discovering his future path. A day through Tristan’s eyes shows us how

important it is to reach out to kids of all ages to show them their options. Kids are limited to what they have learned so far, and what they see in the media. A lot of fulfilling careers, especially in the trades industry, are portrayed negatively or not at all. The Health, Tech and Trades Career Expo is just one way we can shape our future workforce. Tips To Up Your Membership Game

Check out six tips from Senior Events and Marketing Coordinator Allison Weckman to improve your recruitment game. Share your personal experience

Personal contact is always better than sending an application or information via email. Tell him or her why you find value in being a member. There are a lot of benefits to membership and not everyone takes advantage of everything, so share your experience and find out what he or she wants to get out of membership.

Know who qualifies to be a member

The HBA of F-M has membership criteria, so it’s great to familiarize yourself with the qualifications before recruiting. A Builder member must have a valid contractor’s license in the state in which he or she does work and pulls permits to build homes. An Associate member is anyone who is related to the building industry. The HBA Ambassadors (formerly the membership committee) reviews all membership applications and makes a recommendation to the board of directors to approve the applicant or not. If you are unsure if your prospect qualifies for membership, you can either call me to ask or you can suggest that he or she submit an application to see how the committee and board vote.

Know which of your trade partners are members already and which ones aren’t

It’s hard to recruit if you are unsure if a company is a member. The HBA of F-M has an online membership directory, check online before you give them a call about a job. Then, when you’re talking to them, just ask if they’ve ever thought about joining the HBA.

Have a goal

The HBA sets a goal of how many new members leaders want to recruit each year. Each director on the board is asked to recruit two new members yearly. Goals help you to track your progress and measure your success, so make a goal for yourself. Maybe your goal is to recruit one a month over the next four months. Set a goal that you think you can achieve and go for it!

Offer to be a sponsor and be there for your recruit during the ‘welcoming’ phase

The HBA Ambassadors focus on recruitment and retention. They reach out to new members one month and four months after joining to answer any questions and find out how things are going. As a new member’s sponsor, it’s great if you can do the same. Invite him or her to a committee meeting or to attend a member meeting. Introduce him or her to other members.

Utilize resources

Access HBA staff and the HBA Ambassadors to help you. Maybe you feel comfortable starting the conversation with a prospective member, but you don’t want to be the one to close the deal. Contact an Ambassador or me and let us know where you’re at with your prospect. We can take it from there.

New Year: New Leaders! Each year, the HBA of F-M and Home Builders Care of F-M Foundation welcome new directors and

trustees to their boards. These volunteers bring excitement along with diverse perspectives and fresh ideas. Welcome aboard! They each begin a three-year term this month.

Home Builders Care of F-M Foundation Trustee

Tyler Holland, Holland Enterprises, Inc., has been a dispatch manager for the past three years. Holland Enterprises, Inc., has been an HBA of F-M member since 1998. “I wanted something worthwhile and meaningful to devote my extra time outside of work and develop leadership skills,” he says. Holland says the top three priorities for his involvement with the Foundation are to increase its social media footprint, create opportunities for HBA members to get involved, and to learn something about himself in the process.

Nate Anderson, managing broker at Thomsen Homes, LLC, has been involved with the building industry for 11 years. “I sought a seat on the board to continue the organization’s tradition of excellence supporting the building and remodeling industry,” he says. “I feel my experience and qualifications will add value to the already stellar reputation and effectiveness of the HBA within our community.” Anderson’s top three priorities for the Association include continuing its mission of advocacy for the industry while being a source of accurate information and education for the public. “I believe a spirit of healthy competition within our industry is ultimately good for the public consumer,” he says. “I continuously seek to foster an environment of inclusive camaraderie within our industry to project a unified organization to the public and better serve the customers of the F-M area. We have the opportunity to become a leader in developing the next generation’s skilled workforce and reviving demand for education and employment in the construction industry.”

Rory Anderson, Verity Homes of Fargo, has been in sales for 24 years and part of the homebuilding industry for ten years. He was interested in a position on the board of directors to help positively shape the community. His top three priorities for the Association are education, development of trades and public awareness. “Being involved in the community, actively listening to the needs of the community and taking action on those needs, helps to achieve public awareness,” he says. “I believe that we have a responsibility to educate ourselves in order to grow with changes to codes, trends, energy efficiency, business, etc. We also should educate the public regarding the benefits of homeownership and the betterment of our communities, through homeownership.” Anderson sees a need to help develop new tradepartner businesses by way of incubating partners through mentorship and business modeling. She became interested in a position on the board of directors because she felt it was time to give back to an organization that has benefitted her career. Ian Beaton, director of business development at Labor Masters, has been involved in the homebuilding industry since 2012. He became interested in serving on the board of directors after assisting with strategic planning in 2018. Beaton’s goal is to ensure the HBA’s planning stays on track, it continues to be an asset to the builders and to make the HBA the “gold standard” in the National Association of Home Builders. His top three priorities for the HBA are membership growth, member retention and association relevancy to the new and future business owners in our area.
