HBA of F-M

President’s Report HBA supports housing-friendly candidates, spreads the word about issues

Your HBA of F-M supported three housing-friendly candidates who saw success in June. Congratulations to West Fargo Commissioners Mark Simmons and Mike Thorstad, and Rocky Schneider, candidate for Cass County Commission. The Association held a series of Candidate Forums to learn more about those running and HBA leaders recommended support based on those opportunities. Thank you to all members who participated in the forums and to the candidates who gave us a chance to learn more about them. If you haven’t already given to the North Dakota Association of Builders political action committee (NDABPAC) this year, I encourage you to contribute. These funds allowed us to support the candidates mentioned above in their election campaigns. For those of you who have generously opened your pocketbooks, thank you! I encourage every member of our Association to do his or her part to support our PAC efforts. Thirty percent of each donation to NDAB-PAC comes back to the HBA of F-M to support local candidates who value the building industry. In addition, NDAB uses your contribution to elect legislators who will support us at the state level and the National Association of Home Builders works on your behalf on the federal level. When you are asked to give a donation, remember that we are all working toward the same goal: to keep the building industry strong. Any amount is welcome and appreciated! Your donation to PAC must be personal and noncorporate. Consider putting it on your personal credit card. NDAB can charge your card up to four installments over the year. We are trying to make contributing as painless as possible. Terry Becker Terry Becker Construction, LLC

N.D. Measure #2 fails, Fargo sales tax extension passes

We are also thrilled to report that N.D. Measure 2 to abolish property taxes was voted down! It posed a direct threat to local services, school districts and residents’ right to decide what is best for our own communities and counties. Your HBA recommended voting “yes” to the sales tax extension in Fargo, and that passed with just over 60 percent of the vote. The board of directors voted to support this proposal to fund flood protection, road maintenance and other infrastructure projects. HBA has a vested interest in helping protect Fargo from floods. Thank you to everyone who helped spread the word about these two important issues and for voting on June 12.

Fall Parade of Homes, Remodeled Home Tour, Fall Home Show will be here soon…

Your HBA is already busy planning fall events. Mark your calendar for the 13th annual Fall Parade of Homes Sept. 8-9 and 15-16. New this year is a Remodeled Home Tour held in conjunction with the Fall Parade Sept. 1516. Both events will be featured in a high-quality, glossy magazine complete with artists’ renderings of each home. An interactive website will be available through www.hbafm.com. The magazines will be available at all Hornbacher’s stores starting Sept. 4. See next month’s issue for a listing of homes featured in this year’s event and check out page 23 for more information about the events and sponsorships. Remodeled Home Tour information can be found on page 26. Booth space is available for the Fall Home Show Sept. 28-29 at the Civic Center in downtown Fargo. It will again spotlight home improvement companies and feature great speakers. For those of you who have not exhibited in the past, take another look! Construction Trades Academy completes 14th successful year

Congratulations!

by Jenny Erickson, Development & Project Coordinator

The Herdina Academy for the Construction Trades finished the 14th session on June 15. This year, nine students from around the area participated in a wide range of activities within the construction industry and got some hands-on experience. Students who attend the Academy can determine their interest in construction specialties such as concrete, framing, plumbing, electrical, roofing and drywall. The students earned three college credits at Minnesota State Community and Technical College for BLDG 1100: Basic Principles of Residential and Commercial Construction. While some students are already planning on pursuing careers in the construction industry, others are just exploring their options and learning skills that will serve them as they move out on their own. Industry support is vital to the Academy. Volunteer contractors work side-by-side with the students. This unique aspect of the Academy allows students to learn from people who make their living in the construction industry. Many of the students are interested in working in construction after the academy and the Academy provides an on-the-job interview where contractors can evaluate the student’s work ethic and job skills.

HBC, NDSCS award two scholarships

In addition to the support given by the HBA of F-M, Home Builders Care Foundation awards one $500 scholarship. This year, the scholarship was awarded to Colten Claus from Kindred, N.D. Claus will be a senior this fall and is interested in attending North Dakota State College of Science to study construction. This year, North Dakota State College of Science offered one scholarship for $1,000 to a Herdina Academy student. The scholarship was awarded to Logan Hackman of Casselton, N.D. He will also be a senior this fall and is planning on attending North Dakota State College of Science to study Building Construction Technology. Thank you to all our volunteers and donors. The Academy would not be possible without the support of our industry. See the list of our donors and supporters to the right and on the next page.

Election recap: HBA supports housing-friendly candidates, spreads the word about issues This June, North Dakotans got a chance to vote on a number of local elections and statewide measures. Your HBA of F-M took an active role in the election process by hosting Candidate Forums, researching issues and participating in grassroots advocacy to encourage members to vote for housing. Your HBA supported three housing-friendly candidates who saw success. Congratulations to West Fargo Commissioners Mark Simmons and Mike Thorstad who were re-elected for another four years. Also, congratulations go to Rocky Schneider, who is a candidate for Cass County Commission and was the top vote getter in the primary election. The top two candidates from the primary election move on to the November general election. In the Fargo election for City Commission, the HBA welcomes and congratulates Melissa Sobolik, who finished in the top spot. The HBA looks forward to working with her for the next four years. Joining Sobolik will be Commissioner Mike Williams, who will be welcomed back to serve his third term on the commission. The HBA would also like to thank Commissioner Dave Piepkorn for his four years of service to the city of Fargo. The Association held a series of Candidate Forums to learn more about those running, and HBA leaders recommended support based on those opportunities. Thank you to all members who participated in the forums and to the candidates who gave us a chance to learn more about them.

Measure 2

N.D. Measure 2 to abolish property taxes was voted down by an overwhelming margin. The HBA took part in a statewide effort to defeat the proposal and helped lead the effort locally to distribute vote no campaign materials and encourage members to vote. The measure posed a direct threat to local services, school districts and residents’ right to decide what is best for our own communities and counties.

Fargo sales tax

Your HBA recommended voting “yes” to the sales tax extension in Fargo, which passed with just over 60 percent of the vote. The board of directors voted to support this proposal to fund flood protection, road maintenance and other infrastructure projects. HBA has a vested interest in helping protect Fargo from floods. Thank you to everyone who helped spread the word about these important issues and housing friendly candidates and for voting on June 12.

Builders meet in the nation’s capitol by John Gunkelman, Dakota Construction of Fargo, Inc. NAHB Life Director

In June, I had the opportunity to meet with directors of the National Association of Home Builders from around the country in Washington, D.C., at the NAHB Spring Board of John Gunkelman, Directors meeting. Joining me from Dakota Construction the HBA of F-M were Terry Becker, of Fargo, Inc. Terry Becker Construction, LLC; Don NAHB Life Director Dabbert, Jr., Dabbert Custom Homes; Jason Eid, Eid-Co Buildings, Inc.; Darrick Guthmiller, Kochmann Brothers Homes, Inc.; Tyrone Leslie, Heritage Homes; Bryce Johnson, HBA executive vice president, and Rocky Schneider, director of public affairs. We were joined by over 750 NAHB members to discuss the issues facing the building industry. Over 250 meetings HBA representatives at NAHB Spring Board in on Capitol Washington, D.C. Hill were scheduled for members to meet with their Members of Congress to discuss how to help the still struggling national housing market. In addition to the legislative meetings, the NAHB board of directors held its annual spring board meeting to discuss association business, membership services, and policy resolutions. The good news out of the board meeting is that it was not contentious. For the most part, Builders from around the country agree on the course of advocacy NAHB is taking and understands the importance of legislative

action to right the housing industry and to help it again be a leading economic engine for the country.

Meetings on Capitol Hill

While in our nation’s capitol, we took the opportunity to meet with senators and representatives representing our market in North Dakota and Minnesota. We met with Senators Conrad, Hoeven and Franken along with Representatives Berg and Peterson. Each meeting was productive as we were able to cover a number of issues and pieces of legislation that are vital to the home HBA representatives met with Senators Hoeven building (top) and Conrad. industry. Below is a list of issues covered at the meetings. • Lead Exposure Reduction Amendments Act – The Renovation, Repair and Painting Rule that is currently in place has cost homeowners thousands of extra dollars on each job since the ability for homeowners to opt-out was removed from the rule. The Lead Exposure Reduction Amendments Act (S.2148 and H.R.5911) would reinstate the opt-out provision and give consumers a choice. After our meeting in Washington, Sen. Hoeven signed on as a co-sponsor.

Persistently tight lending standards for home builders and home buyers, uncertainty regarding the future of the housing finance system, ongoing threats to vital housing tax incentives, and overly burdensome regulations are hampering a housing recovery and keeping countless home building firms from constructing viable projects and hiring new workers, he added. In more than 250 individual meetings with their representatives and senators, builders asked lawmakers to: • Support legislation to restore the flow of credit for new housing production. NAHB is urging the House Financial Services Committee to consider H.R. 1755, the Home Construction Lending Regulatory Improvement Act. Congressman Rick Berg is a co-sponsor of this measure that would remove barriers to lending while preserving the regulators’ ability to assure the safety and the soundness of the financial institutions they oversee. NAHB is seeking cosponsors for similar legislation in the Senate, S. 2078, the Home Building Lending Improvement Act, which our group discussed with Senators Hoeven and Conrad. • Pass comprehensive legislation to reform housing government sponsored enterprises Fannie Mae, Freddie Mac and the Federal Home Loan Banks that provides a federal backstop to ensure a reliable and adequate flow of affordable housing credit in all economic and financial conditions. • Preserve current housing tax incentives, including the mortgage interest deduction and Low Income Housing Tax Credit, as the debate on tax reform moves ahead. • Support legislation to make much-needed improvements to the Environmental Protection Agency’s: Repair, Renovation and Painting (LRRP) rule. The Lead Exposure Reduction Amendments Acts of 2012 (S. 2148 and H.R. 5911) would offer several reforms to EPA enforcement of the lead paint rule, including reinstating the opt-out provision to allow home owners without small children or pregnant women residing in them to decide whether to require LRRP compliance. Following our meeting, Senator John Hoeven became a co-sponsor of S. 2148.

Support Housing Incentive Fund, earn state income tax credits

The North Dakota Housing Finance Agency (NDHFA) is urging taxpayers to consider the benefits of the Housing Doreen Riedman Incentive Fund (HIF) for themselves NDAB Executive Officer and for their community. “We need more contributions to the Housing Incentive Fund and the sooner the better,” said Mike Anderson, NDHFA executive director. “Only half of our HIF projects have raised the funds they need to begin construction. To keep the projects on schedule this construction season, we need contributions right now.” Since September, NDHFA has provided $10.6 million in conditional commitments to 20 multifamily housing projects and raised $6.5 million. Several hundred additional affordable apartments will be created in energy-impacted communities, if the agency can garner adequate taxpayer contributions. HIF supports the development of housing for ‘Main Street’ and essential service employees like waitresses, teachers, nurses, city workers, bank tellers and cashiers, along with the elderly and households with disabilities who struggle to pay market rate rents. HIF relies on contributions from state income and financial institution taxpayers. Contributors receive a dollar-for-dollar state tax credit in exchange for their contribution to the fund. Contributions can be directed to a specific project or community, or for general use. Contributors are not making an investment in the housing projects. NDHFA is authorized to issue tax credit certificates to contributors on a first-come, first-serve basis until a $15 million maximum threshold is reached. Any individual or entity with a state tax liability can contribute to HIF. Almost $8.5 million worth of tax credits have yet to be claimed. Once adequate funding is received, the projects receiving conditional commitments during the first three quarterly funding rounds will create 570 new rental units in Beach, Belfield, Bowman, Crosby, Dickinson, Kenmare, Grand Forks, Minot, Ray, Watford City and Williston. The apartments will rent for $400 to $1,400, depending on the size of the unit and household income. “We expect to exhaust our remaining credit authority during our June funding round; now we need contributions to make sure all of these projects can break ground,” Jolene Kline, NDHFA planning and housing development division director. Building MN Homes – Building MN Jobs

Every member of the Minnesota legislature is up for election this fall. The House and Senate have been controlled by the Republicans the past few years, but the new redistricting lines could upset the leadership balance. Additionally, Governor Mark Dayton has proven to be insensitive to the cost of housing in Minnesota by vetoing legislation to reduce the cost of housing for all Minnesotans, twice. For these reasons, the Builders Association of Minnesota has created the Building MN Homes – Building MN Jobs 2012 Election Fund as a way to work together to ensure we elect candidates that support our industry. It is imperative that the members of BAM work to make sure we have a voice in the 2013 legislative session as we continue our work on issues like building codes, workers compensation and licensing. BAM is seeking a group of 50 members to step up and lead the effort and commit $500 from their business to support this effort. 50 member companies at $500 each, with the goal of $25,000 in 50 days. Each day, starting June 18 and ending Aug. 24, BAM will announce a new contributor to the Building MN Homes – Building MN Jobs 2012 Election Fund who is stepping up to the plate for this political effort. The Building MN Homes – Building MN Jobs fund is a soft money PAC (political action committee) to support candidates running for the Minnesota legislature in the fall 2012 election. Funds raised by BAM members will be used to support candidates that support the residential construction industry.

Spring board con’t from pg 11

• The Home Building Lending Improvement Act – The lack of availability and access to land acquisition, land development and home construction loans, known as AD&C, is one of the biggest challenges facing the home building industry. NAHB has been working on a way to free up the availability of credit and keep the home building. We asked our elected leaders to sign on as co-sponsors to the Home Building Lending Improvement Act (S.2078 and H.R.1755) • Mortgage interest deduction – Since 1913, the deduction has been the cornerstone of American housing policy. With over 70 percent of the benefit going to families making $200,000 or less, this deduction supports homeownership while helping make the tax code more progressive and beneficial to the middle class. Recently, the mortgage industry deduction has come under increased scrutiny with some legislators looking to remove it completely. We stressed the importance of the deduction to the American Dream of homeownership and that it must continue to be protected and supported. If you would like any more information on the issues discussed or would like to hear more about NAHB’s board meetings, please contact Rocky Schneider at rocky@hbafm.com or (701) 232-5846.

Where will the money go?

Funds will be spent on advertising (print and/or radio) depending on the legislative district we target.

Who decides?

YOU! Decisions on who to support will be based on your relationships with members of the legislature and their connection to your local association as well as your incumbent legislators’ voting record on BAM’s key issues. Members on the BAM Government Relations Committee along with political staff will assist in allocating dollars. If the committee is interested in backing a candidate in your local association, BAM will organize the meeting with the candidate and Association members. BAM staff will attend meetings as requested and will seek your recommendations to invest. To learn more, visit www.bamn.org/events and click on Building MN Homes – Building MN Jobs. To donate: Download the form, print, fill it out and mail to BAM, 525 Park St., Ste. 150, Saint Paul, MN 55103. Now is the time to act together to support candidates who support the building industry! Fifty member companies - $500 each - 50 days. Get excited!

News from the National

Association of Home Builders

Industry experts reveal current trends in apartment living May 30, 2012 - The location of an apartment building remains the most important feature for renters when choosing where they want to live, according to industry experts during a recent webinar hosted by the National Association of Home Builders. The experts also discussed key market trends emerging in interior, exterior and outdoor living and how generational differences affect apartment design. Multifamily builders and developers are focusing more on urban projects that are near public transportation hubs as Millennials—the largest segment of the renting population—want to spend less time commuting and more time creating a balance between career and lifestyle. “It’s all about the lifestyle for today’s renters. They want the urban experience of less commute time and immediate access to various activities,” said Jeff Kayce, vice president at Bozzuto Development Company and one of the webinar’s presenters. “Because of this, many developers are building near transit hubs and along transit lines. Bozzuto, for example, has been building many of its new apartments along DC’s metro line to create easier access for its renters.” Another trend seen in apartment living is the design of common areas. These areas are being designed to have one space bleed into another, creating a more open feel. “In the previous design cycle we saw separate, distinct rooms,” said Rohit Anand, AIA, and principal of the KTGY Group and webinar presenter. “Now we have the computer room, media center and lounge all part of the same room, for example. This type of design helps foster interaction among residents.” A focus on fitness also remains a top priority; however, the design of the fitness center has changed over the years. The fitness center is much more than a dark room overlooking the parking lot, according to the presenters. The size of the room is important—1,200 to 1,500 square feet is the minimum—as well as the view from the center. Having state-of-the-art fitness equipment along with a yoga and Pilates area is also something many renters are looking for in their choice of apartment. Blurring the lines of indoor and outdoor spaces is another trend seen in apartment design. The use of outdoor gathering areas is extended by incorporating heating elements and covered areas in the colder months, for example. The location of the pool has become important as it is often used as a design element. In specific locations, niche amenities like dog runs, pet washing stations, garden plots and bike storage/workshops are becoming more popular. Both presenters agreed that it is important for builders and developers to know their clientele before incorporating niche amenities like these.

Recently, I was getting the search specifications for a new division of an existing client. I expressed concern about attracting the person he was describing with the compensation range I had been told. I asked about other reasons someone would want to work for his company. His response was “Well, it would have to be the money.” Even probing deeper into this didn’t help him come up with any other reasons people would want to work for his company. Since I was about 95 percent sure they were paying at the bottom of market range, that was definitely NOT inspiring. The reality is that compensation is always part of the decision and it is often a big part of it, but it is never the only reason people accept a job offer. The Art of Job Design is a recruiting strategy that combines the business goals and objectives for hiring someone with the desires of their ideal candidate to create a compelling opportunity that leads to a successful hire. So, The Art of Job Design starts at the beginning of any reason for the creation of a job. What the business needs to achieve from this person’s efforts. From that point, we also look at what would be off-the-charts for performance. Once we have an idea of what we NEED to accomplish and what we’d LOVE to accomplish we can start the process of attracting the right person. Here’s an example: You are looking for an outside sales rep to cover a five state territory selling windows and doors to two-step distributors. The position is open because the last guy in the role was lazy and you aren’t actually sure you can believe what is in his sales activity reports. So, you know that you need to redeem your company to some extent with the customers in this territory. Obviously, the past person wasn’t doing a lot of new business development either (lazy people usually aren’t hunters) – so you need someone who isn’t afraid to prospect. Business Goals: 1. Re-gain any lost customer confidence. 2. Improve brand reputation in the territory. 3. Identify and develop new prospects to target. Based on your business goals, it seems kind of obvious you would want to go with a proven sales performer who is used to covering a similar geography and similar customer base, has experience re-gaining customer trust or winning back lost customers, and developing new business. Now, the design part comes into play. How do you Job Design con’t on next pg

Bipartisan lead paint bill would ease regulatory burdens without compromising safety

June 7, 2012 - Responding to concerns from the National Association of Home Builders and affiliated trade groups, Reps. John Sullivan (R-Okla.), Tim Murphy (R-Pa.) and a bipartisan list of original co-sponsors, today introduced Larry Leadhead legislation to make much-needed improvements to EPA Lead the Environmental Protection Agency’s Lead: Repair, Enthusiast Renovation and Painting (LRRP) rule. H.R. 5911, the Lead Exposure Reduction Amendments Act of 2012, is similar to legislation (S. 2148) unveiled earlier this year in the Senate by Sen. James Inhofe (R-Okla.) and five other cosponsors that would help home owners and remodelers to better comply with the costly work practices and record keeping requirements of the rule without compromising safety standards. “We commend Reps. Sullivan and Murphy for championing this bill that will not only make the EPA’s lead paint rule more workable, but continue to protect pregnant women and small children,” said 2012 NAHB Remodelers Chairman George “Geep” Moore Jr., GMB, CAPS, GMR, a remodeler from Elm Grove, La. “This legislation will provide families greater flexibility to decide on their own remodeling activities and give them the peace of mind of knowing sound safeguards remain in place to protect against lead hazards.” Additional co-sponsors include Reps. Leonard Boswell (D-Iowa), Aaron Schock (R-Ill.), Billy Long (R-Mo.), Kristi Noem (R-S.D.), Frank Lucas (R-Okla.), Dan Boren (D-Okla.), Tom Cole (R-Okla.) and James Lankford (R-Okla.). The LRRP rule, which took effect on April 22, 2010, requires that remodelers and contractors working in homes built before 1978 be trained and certified by the EPA on lead-safe work practices before they can legally work in those homes. Three months later, EPA removed the “opt-out” provision in the LRRP that allowed remodelers working in a home built prior to 1978 to forego more expensive work practices according to the owner’s wish if no children under the age of six or pregnant women resided there. By removing the opt-out provision, EPA more than doubled the number of homes subject to the LRRP. The agency has estimated this will add more than $336 million per year in compliance costs to the remodeling community, and more importantly, without making young children any safer. Further, EPA has failed to approve a test kit that meets the “false positive” and “false negative” criteria stated in the regulation. Lead paint bill con’t on pg 24

position this role to attract the person you need to hire? You can make some safe assumptions about experienced, successful sales people. 1. They will want freedom/ independence. • They want to be able to manage their own schedule. • They expect freedom and generally don’t do well under a “micro-manager.” 2. They expect to be compensated well for results, but money isn’t everything. 3. They want the opportunity to blow the doors off. They are competitive and like to win. 4. They want to succeed, so they will want to be sure you have the tools and resources they need to do so. 5. They want to be sure you can handle their volume of sales. For example, if you are a $600K company and are trying to land a $6 million sales person – you better be prepared to show how you are financially prepared to expand and service a major increase in business. Put yourself in the shoes of your “ideal candidate” and think about the aspects of this job that would appeal to you. Fall Parade of Homes Sept. 8-9 and 15-16

The HBA of F-M’s 13th annual Fall Parade of Homes is set for Sept. 8-9 and 15-16. Entry forms have been mailed out to all HBA Builder members and are due to the HBA office no later than 4 p.m. Wednesday, July 18. The Spring Parade had an outstanding turnout and the hopes are high for the same result to come from the Fall Parade. The HBA would love to see all of our Builders involved on the Parade. Please contact Alison at (701) 2325846 or alison@hbafm.com with any questions about the Parade. New rules have been put in place: There is now NO LIMIT for the number of Parade a home can be entered in. Previously a home entry was limited to four consecutive Parades and had to be less than two years old. Now, Builders are able to enter homes in more Parades to get more marketing for the company and/or development. Builders, please note that repeat entries may result in consumers noticing that a home has been on multiple Parades and generate questions/opinions regarding that fact. Also, BuilderFusion, the Parade magazine publishing company, will be sending out proof pages of the magazine home listing pages that MUST BE APPROVED by the Builder by Aug. 13, 2012. Approval must come from the Builder and must be an email response or faxed signature. The HBA of F-M wants to guarantee that the information in the magazine is 100 percent accurate to ensure a great marketing piece for all Builder participants. The HBA looks forward to this year’s Fall Parade of Homes and hopes to see a great turnout!

Parade sponsorship is available!

Klein’s Carpentry Inc.

Quality, range of services are the foundation for company of 20 years by Kirsten Rosenow, Communication & Office Coordinator

Since the age of 16, Terrill Klein has been working in the construction industry. From these early beginnings, Klein has continued to design and create homes, build custom cabinets and complete various kitchen, bathroom and basement remodeling projects. Today, Klein is owner and founder of Klein’s Carpentry Inc. of Fargo. Originally, Klein’s Carpentry Inc. started building houses, but now specializes in remodeling and custom cabinetry. Even though Klein sees Terrill Klein, Klein’s Carpentry Inc., more and more with his wife, Karla. competition in Fargo since his start in 1989, he stays busy through wordof-mouth and repeat business and he prides himself in the quality work and competitive prices he offers. “I’m hands-on and do most of the work myself,” says Klein. “I work with people and do the design and blueprints and then I’m at the job.” He also is proud to acknowledge the use of subcontractors he’s continually done business with to insure the quality workmanship he stands behind and he thoroughly enjoys the creativity his job offers. “I like meeting with people and putting something together for them that they like,” he says. Klein’s quality insurance is also backed by his extensive experience in the industry. Not only has he been working since he was 16, he attended carpentry technical school from 1981 to 1983 and started working for Twin City Construction. After moving to Fargo in 1987, he began working for another builder and eventually went his own way, starting Klein’s Carpentry Inc. over 20 years ago. Klein joined the HBA of F-M in 2007, is a Certified Lead Renovator, and was part of the Mystery Chili Team at this year’s “Chilly” Cook-off. For those starting out in the industry, Klein says, “Don’t underbid jobs just to get the work and also make sure to save money.” Klein’s Carpentry Inc. 4402 27th St. N. Lead paint bill con’t from pg 17

By failing to perform a study of lead exposure rates from work on commercial and public buildings, the agency has also exceeded its congressional mandate by starting the process of extending the LRRP to those structures through an Advanced Notice of Proposed Rulemaking. Both the House and Senate bills would address these concerns and offer other reforms for EPA enforcement of the lead paint rule. Specifically, the legislation would: • Reinstate the opt-out provision to allow home owners without small children or pregnant women residing in them – not the government – to decide whether to require LRRP compliance. • Suspend the LRRP if EPA does not approve a commercially available test kit that meets the regulation’s requirements. • Allow remodelers to reduce fines if they correct paperwork errors found during an inspection. • Eliminate the “hands on” recertification training requirements that force some remodelers to travel long distances to training facilities to receive proper certification. • Prohibit EPA from expanding the LRRP to commercial and public buildings until at least one year after the agency conducts a study demonstrating the need for such an action. • Clarify the definition of “abatement” to specifically exclude remodeling and renovation activities. • Provide an exemption to the regulation for emergency renovations. NAHB is urging its members to contact their representatives and senators and urge them to cosponsor the respective lead paint bills pending in the House and Senate. (Sen. Hoeven has agreed to co-sponsor the bill.) For additional information about lead paint rule enforcement and compliance, visit www.nahb.org/ leadpaint.

Life without your HBA...

6 7 8 9 10

Did you ever stop to think what our local building industry environment might be like without your Home Builders Association? Here are our ‘Top 10’ observations: There would be no political voice to keep our elected representatives aware of the feeling on legislative action and needs affecting the home building industry and affordable housing. There would be no conduit to the state and national levels to address issues that trickle down to you, the member.

There would be no “face” of the building industry for the media and government officials to address when issues arise affecting homeownership and home building. There would be no force organizing education and seminars tailored to the building industry as well as promoting the builders and trades contractors as “professionals” in their fields. There would be no organization advocating for workforce development, offering scholarships and communicating with our community’s young people to promote the home building industry as a career.

There would be no information gathering center and staff informing the building industry and advising its members of current events affecting them. There would be no competitive group health insurance and contractors liability insurance tailored to the home building industry’s needs. There would be no premier events like the Home & Garden Show and Parade of Homes to promote and market the industry’s services to consumers. There would be no organized effort for social gathering and networking of the building industry for an exchange of ideas and services. There would be no resource for consumers on home related and construction issues affecting them.

Thank you for being a member of the HBA of F-M and making a difference for our industry in the Fargo-Moorhead community! Learn about ways to get involved by contacting Jennifer at (701) 232-5846 or jennifer@hbafm.com.

Certified Green Professional designation

The Certified Green Professional designation through the National Association of Builders recognizes builders, remodelers and other industry professionals who incorporate green building principles into homes – without driving up the cost of construction. Classwork leading to the designation provides a solid background in green building methods, as well as the tools to reach consumers, from the organization leading the charge to provide marketdriven green building solutions to the home building industry. Requirements to obtain a CGP designation include taking two of the CGP specific NAHB courses, having a minimum of two years of building industry experience, submitting a signed CGP Code of Ethics form, and completing and returning the CGP graduation application. To learn more about the CGP designation and how you can become certified, visit www.nahb.org, contact the NAHB Professional Designation Help Line at (800) 368-5242 ext. 8154 or at designations@nahb.org.

It’s finally summer and the winds are a blowin’! Don’t forget to keep your work sites clean and tidy. Your projects are a reflection on the entire building industry.

Financing for Home Builders

Access to credit is critical to home builders – from acquisition to development to vertical construction. With traditional lenders less willing to finance the home building industry, how can home builders find success with financing issues this year and beyond? What will AD&C lending look like in the future? This webinar will address these and related lending issues.

July 25

Lighting is a System, Not Just a Bulb

When home builders think about a heating and cooling system, they consider the main unit, ducting, venting, the building envelope, the thermostat and all other items that create the whole. But when they consider a lighting system, they generally think about either the fixtures, or CFLs vs. incandescent lamps rather than the big picture. A full lighting system includes not only the fixtures and bulbs but the controls as well. When designed properly, the whole system adds real value to homes and projects that enable them to be marketed to a greater range of customers seeking energy efficiency, universal design, convenience, ambiance and safety. This webinar explains how to think about lighting in a “new light!”

Triple Player Spotlight: Jason Eid by Kirsten Rosenow, Communication & Office Coordinator

Jason Eid, president of Eid-Co Buildings, Inc., has been involved with the HBA of F-M since the mid Jason Eid 1990s. Since then, Eid has been Eid-Co Buildings, Inc. active with many of the HBA’s committees, including the F-M Health Plan & Trust, PAC, and Public Issues. He serves on the board of directors and was the 2009 HBA President. Eid’s involvement also extends to the state and national associations as part of their board of directors, and he currently serves as the North Dakota Association of Builders first vice president. Eid has been a Triple Player since it was introduced by the HBA in 2009. Triple Players are recognized for their contribution of $365 to both North Dakota Association of Builders Political Action Committee and Home Builders Care, in addition to paying their HBA dues. Through HBC, local students interested in the construction trades can obtain scholarships for college. For example, $500 was awarded to a 2012 Herdina Academy for the Construction Trades graduate last month. “Home Builders Care scholarships help ensure that we have a steady flow of new talent into the home building industry,” says Eid, who believes being a Triple Player is about taking an interest in the industry’s future. Triple Players also support NDAB-PAC, which backs candidates who are friends of the building industry. NDABPAC helps promote voting for candidates and issues that affect the home building industry. “Jason is always the first in line to act when it comes to supporting the home building industry,” says Rocky Schneider, HBA director of public affairs. “Whether it’s through advocacy, charity or supporting the membership as a whole, his commitment is commendable.” A list of members recognized as Triple Players can be found to the right. Eid encourages members to consider giving to NDAB-PAC and HBC as a way to support the industry. “PAC and HBC are truly dedicated to the future of home building,” Eid says. “What more reason do you need than helping secure a future?” To give to Framework for the Future, HBC’s long-term fundraising initiative to build the endowment fund to maintain current giving, support additional projects and provide for endowment growth, contact Jenny at jenny@ hbafm.com or (701) 232-5846. NAWIC develops a mentoring program for women in construction by Amy Berg, CIT, NAWIC chapter member

Mentoring – a voluntary, reciprocal, self-directed learning relationship between two individuals who share responsibility and accountability for helping a mentee work toward achievement of clear and defined goals. The Oregon Chapters of NAWIC have developed a mentoring program for women in all venues of the construction industry to help you find a match and provide guidelines for a formal mentoring relationship whether you want to be a mentor or mentee. The program “Improve, Innovate and Inspire – The Power of Two!!” was developed exclusively for non-profit use. A sample of the roles and responsibilities of the Mentor and Mentee are: Mentors – Listen carefully to the mentee and respond to her concerns, ideas and aspirations item by item. Mentees – Recognizes that the relationship is dependent on her ability to be open-minded to the mentor’s input and concerns.
