HBA Works to Address Your Issues on 3 Levels
One of your HBA of F-M’s core objectives is to advocate on your behalf at the local, state and national levels. Last month, we were busy hitting all three levels. Several members traveled to the National Association of Home Builders’ Midyear Meeting in Washington, D.C., which included a visit with our Minnesota and North Dakota Congressional delegations about permanent flood protection for the F-M area, our region’s labor shortage and regulatory reform, plus much more. At the state level, our leaders went to Williston to participate in the North Dakota Association of Builders board meeting and gathering with state legislators. Locally, the HBA of F-M has been busy keeping tabs on several issues and meeting with many local officials to keep communication channels open. In West Fargo, we are involved with the city’s planning process that aims to update its comprehensive plan. Members and staff met with Moorhead’s new city manager and held a meeting with Mayor Del Rae Williams. This issue of the Plains Builder includes more detailed information on all of these topics. Please know that your volunteer leaders and staff are determined to stay on top of issues important to you and your company. PAC contributions are key to strong relationships with elected officials. If you haven’t already given to BUILD-PAC this year, I encourage you to contribute. These funds allow your local and state HBAs to support candidates who are friendly to the housing industry. For those of you who have generously opened your pocketbooks, thank you! I encourage every member of our Association to do his or her part to support our PAC efforts. Your donation to PAC must be personal and non-corporate. Consider putting it on your personal credit card. BUILD-PAC can charge your card up to four installments over the year.

We have a fun-filled event coming up Aug. 10 with our Associate Appreciation & Family Picnic at Rheault Farm. This is a casual, festive event featuring inflatable games for the kids and lots of other activities, including bean bags and ladder ball. by Sami Eidenschink, Membership & Marketing Coordinator Congratulations to our July Spike Superstar, Gary Orth, Cornerstone Specialties! A spike superstar is an HBA member who has exemplified a “superstar” attitude towards member retention and recruitment. Recruiting new members to our local association is an activity recognized and rewarded through the National Association of Home Builders Spike Club. Those who participate in the club are called Spikes, and they are among the most valued members of the Association. Spikes are the membership leaders who go above and beyond in helping the Association grow and stay strong. Member-to-member recruitment and retention efforts are the largest source of growth for the Association. These efforts lead to the development of the general membership and our leadership pipeline, keeping the face of the Association true to that of our industry and the scope of interests we represent. To join the Spike Club you need to earn Spike Credits. These credits can be earned a few different ways. You can either recruit a new member to the Association, make retention calls with current members, recruit new Affiliate members or recruit new members to join the Remodelers Council. Thank you to Orth for working so hard to keep our Association strong!

How many Spike Credits do you currently have? 11 credits Why do you encourage businesses to join? It’s a great way to support those who support homebuilders. They advocate on our behalf for so many of the issues that directly and indirectly affect our industry. What is your favorite thing about the HBA? Having the opportunity to work together with other builders and trades. Getting to know others that have the same goals. Anything else members and non-members should know about an HBA membership? Membership in the HBA is money well spent. Having a group of full-time staff that works directly for the homebuilding industry is something most companies aren’t equipped to do on their own.

Local Dignitaries Proclaim June as Homeownership Month by Krista Mund, Executive Vice President City leaders from Dilworth, Fargo, Moorhead and West Fargo signed a proclamation designating June as Homeownership Month for each city on June 5. The event was at a Habitat for Humanity build, 1257 46th Ave. S., Moorhead. Press conference participants included: Dilworth Mayor Chad Olson; Fargo Mayor Tim Mahoney; Moorhead Mayor Del Rae Williams; West Fargo Mayor Rich Mattern and HBA of F-M President Tyrone Leslie, Heritage Homes. This particular Habitat home is a Thrivent Build and will be built for Anthony and Angie Hagen and their four children. Currently, the family lives in a West Fargo trailer home that is in need of repair. Thrivent Financial contributes largely to Habitat
for Humanity on a worldwide level. In Fargo-Moorhead, it has given almost $1.4 million to assist the construction of 17 homes. The press conference was coordinated by the HBA of F-M and local governments. The event recognizes efforts to strengthen communities and to share homeownership information. With today’s continuing low interest rates, homeownership has never been more accessible to so many people. Contributing to a strong economy, homeownership enriches families and has come to symbolize the realization of the American Dream. 8
HBA of F-M May Accomplishments Each month, the HBA staff compiles a list outlining what the HBA has done for you, including education opportunities,

• Completed the fourth largest Parade of Homes in history featuring 91 homes by 47 HBA of F-M Builder members. • Presented nearly $16,000 to Home Builders Care of F-M Foundation on behalf of four Builder members who hosted luxurious Featured Homes on the Spring Parade of Homes, raising money for the HBA’s charity. • Participated in a press conference with the city of Moorhead announcing Minnesota Gov. Mark Dayton signing legislation eliminating the requirement for fire sprinklers in twin homes. • Welcomed six new members into the Association: All Concrete Services; Burnn Boiler & Mechanical, Inc.; Dust Busters; Keith Allen Flooring; Premium Painting & Drywall and Studio West Homes, LLC.

Remodeled Home Tour Showcases Remodeling Work to Community
by Ali Froslie, Communications Intern The Remodeled Home Tour presents a unique opportunity for remodelers to showcase their work in a direct, hands-on way. Tom Spaeth, Accent Contracting, stresses the excellent marketing opportunity the Remodeled Home Tour presents for those in the remodeling business. “If [remodelers] don’t participate in this, they are really missing out, in my opinion,” Spaeth says. Each year, Accent Contracting takes advantage of the opportunity and puts two to four homes on the Tour. Spaeth believes displaying work on the Remodeled Home Tour offers a different perspective than, for example, advertising in magazines. Seeing pictures of a remodel does not have the
same effect as seeing the work in person. Spaeth says Accent’s business has been positively impacted by the Tour. Many people who visit Tour homes live in the same neighborhood and may have a home similar to the one on display. Often, these people are interested to see how they could improve their own homes, and seeing a beautiful remodel in a nearby home can prompt further inquiry about the remodeling company. If a remodeling project seems promising, Accent will approach homeowners with the opportunity to showcase their remodeled homes during the contract signing. Spaeth says that homeowners are often proud to showcase the changes their home has undergone. “It is an opportunity for them to show friends, neighbors, and even the general public what they have done in their home,” he says. The Remodeled Home Tour will occur during the last weekend of the Fall Parade of Homes (September 23-24). Remodeled Home Tour applications may be submitted by July 10 to receive the early registration rate. After that, regular registration rates will apply. The final deadline for application is July 24.

NDAB’s It’s already July and it seems like summer is flying by way too fast! I hope as you are reading this newsletter you find that you have stepped back to look around, slowed down and enjoyed your days. We hope that each of you had spectacular and safe 4th of July celebrations! “It will be celebrated with pomp and parade, bonfires and illuminations, from one end of this continent to the other.” - John Adams on July 4th celebration June was the month on the move for NDAB members as we traveled to Washington, D.C. June 13-17 for NAHB board meetings and spent the day at the Capitol where we had the opportunity to meet with U.S. Sen. Heitkamp, U.S. Sen. Hoeven and U.S. Rep. Cramer. We are always grateful for the time our national delegation gives to us when we are visiting D.C. and the great experience it is to be visiting a city full of such rich history! NDAB members covered topics such as regulations, national flood insurance, energy, lead paint and softwood lumber. We also took the opportunity to thank the delegation for their continued hard work as they represent North Dakota and the Homebuilding industry! If you are ever visiting Washington, D.C., for business or personal reasons, please know you can always schedule time to meet with the delegation, tour the capitol, possibly the White House and other historical sites. If you have any questions or would like help, please do not hesitate to contact the office. NDAB board members also meet with our delegation back in North Dakota throughout the year as well, and we always welcome our members to join us. When it comes to advocacy for our industry, your voice matters the most. Bringing forth your personal stories, experiences and opinions matter most! Only one week after our D.C. travels, the NDAB Board of Directors met in Williston June 27-28 for our summer board meeting. Thank you to all of our sponsors, but especially to NDAB 2nd Vice President, Bob Horab, who graciously opened up McCody Concrete to host our NDAB-PAC Summer Legislative Social! Working with Bob and all of the members of the Williston Area Builders Association was such a pleasure and we had a very fun and successful evening! NDAB Event Coordinator Brenda Bry knocked it out of the park once again, working hard behind the scenes, yet never letting the stress show! NDAB-PAC hosted special guests from NAHB including Third Vice Chairman Greg Ugalde, National Area Chairman Keith Butz and Area 10 Field Representative Alex Martindale. We also hosted Lt. Governor Brent Sanford and North Dakota Legislators to an evening that included a corn hole tournament, casino games and networking opportunities. NDAB members had an opportunity to tour an oil well site and participate in the NDAB-PAC meeting and our NDAB Board of Directors meeting. We value our board members and the time that they graciously give to us to join us at our events and meetings. We recognize that our members have to take time away from their families and businesses for that. NDAB’s As I sit down to write this letter, we recently finished meetings with U.S. Sen. Hoeven, U.S. Sen. Heitkamp and U.S. Rep. Cramer for the NAHB legislative conferences in Washington D.C. There were several topics discussed with our delegation. Some of them included regulatory reform, the National Flood Insurance Program, tax reform, housing finance, softwood lumber prices and energy codes. As I said a few months ago, there is optimism within NAHB of getting more things accomplished than has been possible for many years. Regulatory reform is something that is badly needed. Nationwide, regulation accounts for approximately 25 percent, or about $85,000, of the cost of a new house. There are a few different bills in the house and the senate that would provide more accountability to the bureaucrats who make the rules. An important part of the accountability is Congressional oversight of proposed regulations. Another issue that we discussed is the affordability of lumber. There are a couple components of the affordability that we need to address. The first is increasing the domestic supply of lumber. Currently, the U.S. consumes over 14 billion more board feet than it produces. We could narrow that gap by opening up the supply from public lands. However, we still will need to rely on other countries, most notably Canada, for the remainder of the lumber supply we need. A 20 percent tariff on Canadian softwood lumber has only made lumber less affordable. Therefore, we need Congressional support to reverse the tariff and help resolve the trade dispute between the U.S. and Canada. The National Flood Insurance Program was a major topic of discussion as well. The first area of importance is to get a long-term reauthorization of the NFIP to make sure that flood insurance is available and affordable as well as fiscally solvent. Another concern for builders is the mapping of the flood plain areas and how those areas are determined. There is not enough space to go over every topic that was discussed. However, if anyone would like more detailed information about the topics that we covered with our Congressional Delegation, please let us know, and we can get it to you. Also, please email our representatives and ask for their support on these issues. The more they hear from their constituents on these issues, the better chance we have of getting some of these things accomplished.

HBA Members Debunk 4-Year Degree Myth to Promote Trades Careers
by Chelsea Diederich, Communications Coordinator The Herdina Academy was in full-swing June 5-16 for its 20th anniversary! Fifteen excited, nervous or ambivalent students began the experience for different reasons, but all 15 left impressed with the knowledge gained. This year the students built a garage for the Fargo Parks Department at Courts Plus and spent time at Minnesota State Community and Technical College learning electrical and plumbing. Students also experienced concrete work at a Camrud-Foss Concrete Const., Inc., worksite and toured Fabricators Unlimited. Dave Anderson, Dave Anderson Construction, is an active Herdina Academy volunteer. “I enjoy teaching the students skills that they have never been exposed to or experienced. It is important to show the students that the trades are meaningful, valuable occupations that allow you to create something with your intellect and skills,”
he says. He along with 15 other people from different organizations are on the steering committee that helps make decisions for the Herdina Academy. “I serve on the steering committee because I believe there should be HBA members to speak for the needs of the construction industry. I would like to see more members participate on the committee and provide input for the direction of the academy,” Anderson says. “There is an opportunity 16
with these students to advise and direct them into the trades. It is up to us as skilled trades people and construction company owners to take some responsibility for the future of our industry. So I encourage all HBA members to take part in the Herdina Academy in some way.” Ryan Hoss, Matrix Properties, is a long-time HBA member who has helped with the Herdina Academy for many years. He believes there is too much emphasis on four-year degrees and believes there is more to education than learning from a book. “I believe that everyone needs to develop skills and find ways to be creative. Working in the trades allows you to be creative and see things in three dimensions. You get to implement the thought and drawing and make it come to life! There is equal opportunity within all the trades. You can be self-employed, set your own hours and make good money,” Hoss says. Not every student that takes the two-week construction course has decided they want to work in the trades, but this academy allows the opportunity to find out if it fits with their personality, and if not, they still leave with valuable life experience. “The Herdina Academy is important because, even if students don’t plan to go into the trades, they develop skills and knowledge for their own homes. They will know enough to know what to expect from contractors,” he says. Locals Bring Big Impact at Nation’s Capitol
by Dustin Murray, Dustin Murray Construction, HBA President Elect In June I traveled to Washington, D.C., with HBA of F-M members and staff to meet with our U.S. Senators and Representative. It was my first time in D.C. and it was fast and fun! We flew in Tuesday night with enough time to have a group dinner before our packed agenda the next day. Wednesday morning, we woke up bright and early to get in line to see Vice President Mike Pence and hear legislative updates from the National Association of Home Builders. Unfortunately, a shooting occured that morning causing security concerns for the Vice President. We were still able to hear an address from Rep. Peter Roskam, Illinois, who sits on the House Ways and Means Committee. After our briefing we set

out for a busy day of meetings at the Capitol. The value of our meetings with U.S. Sens. Heitkamp and Hoeven and U.S. Rep. Cramer can’t be overstated. A few members also had time to fit in two additional meetings with U.S. Rep. Collin Peterson and staff from U.S. Sen. Franken’s office. We covered a variety of topics including the F-M Area Diversion Project, regulation reform, energy code, softwood lumber costs and many more. The impact of our group left all of the parties impressed with a group of almost 30 in attendance! We even got to ride an underground trolley system to get from one building to the next. Lots of walking and meetings were capped off with a celebration of NAHB’s 75th anniversary. The evening was a great time to network with members from across the nation. On the final day, I participated in my first National Board of Directors Meeting. We discussed governance changes for the federation, bylaws updates and heard a report from NAHB Chief Economist Robert Dietz.

The Home Builders Care Foundation also sets up a dunk tank staffed by member volunteers as a way to raise funds for scholarships, workforce development and other charitable projects throughout the year. Member Driven, Future Focused!
by Sami Eidenschink, Membership & Marketing Coordinator The HBA of F-M is a member-driven organization. Many of the companies that make up the Association do not know what that means to themselves or their employees! The HBA of F-M staff works for the members through advocacy, putting together valuable education sessions and networking events. The members that get involved help drive the future of the membership and make our Association strong. Getting involved doesn’t have to be a huge time commitment or restricted to just someone who works in the office. The HBA wants people from all parts of the industry to be active. Here are the top three ways to start getting involved:
1. Pig out at a Picnic!
The HBA hosts three picnics a years for its members and, did we mention, they are all free? They are the Remodelers Council Picnic, Muddy Boots Picnic and the Associate Appreciation and Family Picnic. Many members who attend the picnics have come back time and time again due to the environment they provide. “I think picnics are a nice, casual outdoor setting to network with members with fun mixed in!” says Angie Baumann, Starion Bank. They are a great opportunity to start meeting active members in a more casual setting.
2. Get Educated!
Every month the Education Committee hosts a unique topic over the lunch hour to inform, educate or offer designations to the members. Attending education classes not only benefits you and your company but also gives you a chance to meet other industry professionals. “HBA of F-M education classes are a great way to stay informed on hot topics affecting my customers’ business. Knowing the challenges that they face and being equipped with information to help them succeed provides me the insight to partner with them on the things that matter,” says Mary Aure, Fargo Tractor.

Topics that are chosen by the committee are industry specific. They range from OSHA updates, marketing strategies or hiring the right employees. The committee also hosts an Education Summit where all industry-required continuing education classes coincide on the same day.
3. Volunteer on a Committee!
The number one way that members can get involved in the Association is through volunteering on a committee. There are seven different committees to choose from. The planning regarding who can become a member, speakers at the Awards Gala and issues facing our industry of which the Association should take action, stem from the committee level. “Being part of the Home Builders Association has been such a positive and welcoming experience. All the members and contractors have welcomed me from the very first HBA outing and committee meeting to the present meetings. When I first approached the HBA seeking to be more involved in my community, they were very valuable in helping me find the appropriate committee to join where my impact would be the most beneficial,” says Stacey Herbel, Gate City Bank, who is an active member on the Events Committee. You can choose to be as active or as passive on the committee as you like, but your voice is important to the operations of the Association. New faces bring new ideas! HBC Works to Foster Workforce Interest With the Herdina Academy for the Construction Trades wrapping up its
20th anniversary this June, it has become evident that supporting skill training and development at a young age is more important than ever. NAHB and the Construction Labor Market analyzer have found that “…one-sixth of the workforce will leave the industry over the next decade…more than 2 million new craft professionals will be needed in our industry by 2017.” Those are staggering numbers and illustrate the fact that lack of a skilled workforce is a nationwide problem. Home Builders Care is dedicated to promoting the industry to area youth. While companies are currently in need of workers, emphasis must be placed on the future workforce. The Herdina Academy helps to promote to students ages 15-21. The Lego Homebuilding Competition is geared towards kids ages 5-13. Currently HBC is working to develop opportunities for the middle school level. Plans are starting for project tours in the fall and even a design competition for middle-schoolers. The HBA and HBC are in the process of developing partnerships with North Dakota State College of Science and Minnesota State Community and Technical College as they promote trade programs in the area. NDSCS has developed a workforce development program as it works toward building a career academy. The career academy would be similar to the one in Sioux Falls. A career academy would provide the opportunity to provide skill-training education to K-12 students. HBA staff are in the middle of developing a video series promoting careers in construction. Currently in production are videos promoting a variety of different tools and equipment that are used in the industry, the fun hobbies and toys a person can purchase, as well as the low cost of education. Home Builders Care Foundation was created in 1993 by the Home Builders Association of Fargo-Moorhead. It is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction and remodeling. The HBA handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.
Homes For Our Troops Volunteer Day
by Jennifer Erickson, Director of Education & Development The Homes For Our Troops volunteer day was held June 3. It was over 90 degrees that day, but the volunteers arrived ready to work and complete the landscaping for Eric and Bobbie Marts. ISR Homes and Home Builders Care of Fargo-Moorhead Foundation teamed up with Homes For Our Troops starting last year to build a specially adaptive home for Eric Marts. Eric was deployed in 2006 when two improvised explosive device blasts left him blind. Now medically retired, Eric has his own radio show called Heroes of the Heartland. For the landscaping day, volunteers laid sod across the entire large lot. They also completed landscaping around the house and spread mulch. Volunteers came from as far as Rochester, Minn. to help. A group also came down from the Air Force base to work. Eric and Bobbie are so excited to be in their home later this summer.

The Economic Forecast for the Second Half of 2017: Decent but Nothing Remarkable Although GDP growth slowed again in Q1, as has been the case for the past
few years, the economic recovery that began in July 2009 remains intact. The poor performance of the U.S. economy from January through March was almost expected as Q1 growth has been consistently weak in recent years, with the incoming employment, manufacturing, and service sector data all pointing to a modest economic pickup. GDP growth the rest of the year should average 2.50 percent, with growth in Q2 above 3.00 percent as the economy rebounds from a tough Q1. The combination of continued employment growth and an improving global economy suggest that 2017 will probably improve as it progresses. So far, 2017’s biggest surprise has been the very limited progress the Republicans have made on their legislative agenda, which includes increased defense spending, the repeal of Obamacare, tax reform, deregulation, increased infrastructure spending and more. Had some of these proposals already become law, the economy would be growing somewhat faster than it is. And, it is quite possible that by year’s end, President Trump will sign some of his agenda into law. That said, outside of agriculture which is very weak, mining which is struggling, and auto sales which are high but slowing, the rest of the economy is OK. The labor market continues to strengthen, and job creation, while down slightly from last year, remains surprisingly strong. At this rate, there will be little if any slack in the labor market 12 months from now. As for housing, after a strong 2016, it is slowing, albeit slightly. Looking first at existing homes, a lack of inventory is severely constraining sales. Simply put, there are not enough homes for sale. Despite that, existing home sales should rise by 3 percent this year while home prices should rise by a strong 6 percent nationally, with house price appreciation of closer to 10 percent in the West. New home construction activity should rise by about 5.5 percent in 2017, with single family activity rising by 8 percent, and multifamily starts remaining unchanged. Ideally, starts would rise by much more, and in the process put downward pressure on house price appreciation. However, rising labor and input costs, increasingly strict building codes, aging-in-place, and most importantly, restrictive local land use policies, make building entry-level houses virtually impossible. As a result, new homes are relatively expensive and activity is subdued. Looking at inflation, it remains benign and has been declining the last several months but should rise slightly as the year progresses. Oil prices are very much range-bound between $45/bbl and $55/bbl because of both OPEC and US fracking activity, and are, as a result, unlikely to add to inflation. While the unemployment rate continues to fall, and labor shortages become increasingly widespread, wage growth also remains subdued. These weak inflationary 28
pressures are giving the Fed the ability to raise rates more slowly than would normally be the case. This, in turn, is causing the dollar to weaken, which should boost exports. Given this weak inflationary environment, expect the Fed to raise rates by one-quarterof-one-percent this month and by an equal amount in September or December. Long-term rates bottomed late last year and 10-yr treasuries will end the year at about 2.45 percent as the economy modestly strengthens. In short, the economy continues to grow slowly. Short-term interest rates are likely to continue to rise gradually, and residential construction activity looks to continue to strengthen sluggishly. Most critically, continued job creation will keep consumer spending up, passage of key Republican legislation could boost growth late in the year, and the likelihood of a recession during the next six months is close to zero. One Occupancy
In 1940, the percentage of oneperson households in the USA was 7.7 percent, by 1960 it was 13.3 percent, and by 1980, 22.7 percent. In 2000, the rate was 25.8 percent and in 2016, 28.1 percent! DC has the highest percentage of one-person households at 42 percent, followed by RI at 31.8 percent and MT at 31.5 percent. Globally, Sweden, where one-person households are 47 percent of all households, holds down first place, followed by Norway at 40 percent.
Crummy Cars
After bottoming at a seasonally adjusted annual sales rate of 9 million cars and light trucks in 2/09, car sales increased almost nonstop through 10/15 when sales hit 18.1 million. Since then, only in 12/16 did sales exceed 18 million, last month they were 16.7 million. Moreover, employment has also peaked. After car and car-parts manufacturing bottomed at 623,000 persons in 6/09, employment has been flat at 940,000 since 4/16.
House Holdings
Household net worth climbed by $2.3 trillion in 17Q1 and it is now a record $94.8 trillion and a record five times GDP, well higher than during the housing or dotcom booms. Stock market wealth rose by $1.3 trillion and real estate by $500 billion. This wealth increase boosts consumer confidence, but household spending remains lackluster, partly because relatively few Americans own equities and the homeownership rate is very low.
Increasing Interest
The US economy expanded at just 1.2 percent in 17Q1, better than an earlier estimate of a dismal 0.7 percent, on the back of better consumer and business spending and slightly less contractionary government spending than initially thought. Given the lousy data and weakening inflation, the Fed is backpedaling. Don’t believe them. They will raise rates next month, and
with 17Q2 GDP looking to be above 3 percent, again in fall. No diggity!
E-commerce Employment
In 2000, when e-commerce was 1 percent of retail sales, department store employment was 1.8 million. Today, e-commerce sales are 8.5 percent of retail sales and department store employment is 1.3 million. During the same period, employment at non-store retailers rose from 425,000 to 560,000. Less than 30 percent of retail jobs lost are created by online retailers! Moreover, while 12 percent of retail jobs require a university degree, it’s 78 percent for e-commerce postings.
Interesting Inflation
While the Fed increased short-term rates by one-quarter-of-one percent, as expected, it’s their intention to raise rates again this year by the same amount that was mildly surprising. With inflation slowing across the globe and core CPI down steadily since January, the Fed needs faster wage inflation and the end of a series of one-off price declines to proceed. The chances of another rate rise this year, at best 60/40.
Costly Congress
Before the final vote is cast, the upcoming 6/20/17 special election in Georgia’s 6th Congressional District will be, by far, the most expensive US Representative race in history, with total spending as of 5/25/17 of $37 million. The previous high watermark of $29.5 million was set in 2012 in Florida’s 18th CD. In third place; the 2016 race for Florida’s 18th CD which resulted in $26.6 million in total spending.

The Friday File: It’s known that sunset is much earlier on the eastern edge of a time zone than the western edge. Separately, research shows people sleep longer when the sun sets earlier and more sleep is thought to improve job performance. Indeed, a one-hour increase in total weekly sleep in a location boosts wages by 1.3 percent in the short-run; 5 percent in the longrun. Mars Hill, ME, here I come!
Open Opportunities
Job openings hit an all-time high of 6 million in April, and the number of hires fell by 259,000 to 5 million. The gap between openings and hires of 1 million is also the highest on record and suggests that finding qualified workers is very tough. For purposes of comparison, there are 6.86 million persons who are unemployed, making the unemployed/openings ratio 1.13, its lowest reading since at least 1/01.
Jolly Jobs
Despite just 138,000 net new May jobs and downward revisions to March and April, US job growth is solid and well above the level needed to absorb new job entrants. To wit, the unemployment rate fell to 4.3 percent, the lowest rate since 5/01. But weak wage growth and weak inflationary pressures suggest that the unemployment rate can fall further, thus allowing the Fed to continue to leisurely raise rates.
Domicile Decisions
While April existing home sales were down 2.3 percent M-o-M and up just 1.6 percent compared to 4/16, it’s due to limited inventory. While inventories rose 7.2 percent M-o-M, April marks the 23rd consecutive month of Y-o-Y inventory declines! As for new home sales, they rose just 0.5 percent Y-o-Y and new home

West Fargo man regains freedom after Remodelers Council builds accessibility ramp
Mark VerValin’s wife, Gladys, calls the handicap accessibility ramp built by Remodelers Council members last month at their home in West Fargo, a “blessing.” Mark has myotonic muscular dystrophy (MMD) which affects muscles and many organs in the body, causing him to use a cane or walker. He was also diagnosed with a form of appendix/colon cancer in October 2016. He had laparoscopic surgery, but was unable to have a more complicated surgery to remove much of his intestine and receive chemotherapy due to issues with his MMD. The VerValins live in a trailer home with stairs that are tough for Mark to navigate without assistance. The Remodelers Council provided funds for project materials while HBA of F-M members coordinated the effort and donated time. “Stairs are so dangerous for Mark because he doesn’t have good balance, even with his leg braces, and his hands have no grip. He also has to try to carry his portable oxygen at the same time,” Gladys says. “This will be such a relief and a blessing. I have a disability, too, and can’t lift much, so this will give us more freedom and allow him to do some everyday things like go down and get the mail.” Gladys says, “We are just waiting to see and hoping they were able to get all of the cancer. The surgery last fall has left him very weak, and he’s been pretty much homebound since then, except for doctor’s visits. This ramp will help give him the access to come and go, and to build up some of the strength he’s lost.” Dakota Construction of Fargo, Inc., coordinated the project. Volunteers from Allied Building Products Corp., Ferguson Bath, Kitchen & Lighting Showroom, Minnkota Windows, Inc., Rebuilding Together Fargo-Moorhead Area, Inc., Showplace Kitchens and Stone Ridge Builders, Inc., assisted in constructing the ramp.

Multifamily Decline Brings Overall Housing Starts Down 5.5 Percent in May June 16, 2017
Led by a decline in multifamily production, nationwide housing starts fell 5.5 percent in May to a seasonally adjusted annual rate of 1.09 million units, according to newly released data from the U.S. Department of Housing and Urban Development and the Commerce Department. Multifamily starts fell 9.7 percent to a seasonally adjusted annual rate of 289,000 units while single-family production edged down 3.9 percent to 794,000. “Today’s report is consistent with builder sentiment in the housing market, indicating some weakness after a strong start to the year,” said Granger MacDonald, chairman of the National Association of Home Builders and a home builder and developer from Kerrville, Texas. “Ongoing job growth, rising demand and low mortgage rates should keep the single-family sector moving forward this year, even as builders deal with ongoing shortages of lots and labor.” “After a strong start for single-family building this year, recent months have recorded softer readings,” said NAHB Chief Economist Robert Dietz. “However, on a year-to-date basis, single-family starts are up 7.2 percent as builders add inventory to the market.” Regionally in May, combined single- and multifamily housing production rose 1.3 percent in the West and remained unchanged in the Northeast. Starts fell by 9.2 percent in the Midwest and 8.8 percent in the South. Overall permit issuance in May was down 4.9 percent to a seasonally adjusted annual rate of 1.17 million units. Single-family permits inched down 1.9 percent to 779,000 units while multifamily permits fell 10.4 percent to 389,000. Regionally, overall permits rose 3.3 percent in the Northeast. Permits fell 9.4 percent in the Midwest, 0.3 percent in the South and 13.1 percent in the West. 32
New Home Sales Slip in April After Strong Start to Year May 23, 2017
Sales of newly built, single-family homes in April dropped for the first time in 2017, falling 11.4 percent to a seasonally adjusted annual rate of 569,000 units, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. Sales numbers for the first three months of the year were all upwardly revised, and the March sales pace was the highest since October 2007. “Despite some slowness this month, total new home sales in 2017 are up more than 11 percent from this time last year and builders are optimistic about future market conditions,” said Granger MacDonald, chairman of the National Association of Home Builders and a home builder and developer from Kerrville, Texas. “We should see further gains in the months ahead as more prospective home buyers enter the market.” “New home sales were strong in the first three months of 2017, so some pullback in April is to be expected,” said NAHB Chief Economist Robert Dietz. “However, our forecast calls for new home sales to increase throughout the year, buoyed by rising household formations, continued job growth and tight existing home inventory.” The inventory of new home sales for sale was 268,000 in April, which is a 5.7-month supply at the current sales pace. The median sales price of new houses sold was $309,200. Regionally, new home sales decreased 4.0 percent in the South, 7.5 percent in the Northeast, 13.1 percent in the Midwest and 26.3 percent in the West

Finnu Offers Creative Designs While Giving Back to Local Nonprofit
by Ali Froslie, Communications Intern Finnu owner Josh Humble calls furniture design and creation the “meat and potatoes” of his business. However, its mission and purpose is much broader. Finnu focuses on having a positive impact on the world. However, Finnu was created after two tragedies struck Humble’s home. Humble had just left his photography career when a car crashed through his house. Not long after, the home was damaged by fire. Humble finds the silver living in those events. “Everything that happened was a blessing,” he says. Because he had left his job, Humble was able to spend time repairing his home, tapping into skills he learned working construction in college. During that time, he began to refocus his life. He considered some big questions— what is he on this earth to do?—and took stock of the resources and skills he had available to make a positive impact on the world. From that, Finnu was created. The name is inspired by Humble’s Swedish grandfather who taught a young Humble about wood working. Finnu’s services and products include wood wall paneling, barn-style doors, as well as custom installs. It also builds reclaimed front doors and custom mailboxes. Through his work, Humble wanted to form a specific culture within Finnu. Though design is the main line of

business, he feels strongly about community and says that Finnu is “all about team” and “investing in the people.” Through Finnu, Humble and his team are able to help the world. “We have an awesome culture, mission and tons of talent, but none of that matters if we can’t service our community,” he says. Finnu is closely aligned with Unseen, a local nonprofit dedicated to the fight against human trafficking. Humble says that this mission against trafficking is “why we do what we do.” He notes that Finnu had to be created for the right reasons and supporting an organization like Unseen allows the company to give back. For example, Finnu has created furniture for Unseen to help the nonprofit form the right office atmosphere. “What we do doesn’t matter as much as why we do it,” Humble says. Humble’s focus on integrity goes right down to the wood his company uses. If Finnu cannot use reclaimed wood for a project, it tries to either use wood from fallen forest trees or source wood from local companies. Humble is looking forward for Finnu’s continued growth. PARADE MOBILE APP The Home Builders Association of Fargo-Moorhead Parade of Homes and Remodeled Home Tour has partnered with ParadeTix to provide the official app that offers event attendees information on homes, maps, digital tickets, home photos and more. The app also provides contractors with Parade data collection, and advertising opportunities. Align your brand with many of the Fargo-Moorhead area’s builders, remodelers and HBA members. The event’s general admission remains free, but Parade goers will use the app as their digital ticket that will grant them entry to the homes, to view more information on homes, and to navigate to the homes.
