by Krista Mund, Communications Manager

The HBA of F-M released its 2012 year-end building permit report for Dilworth, Fargo, Moorhead and West Fargo during a press conference last month on opening day of the Red River Valley Home & Garden Show. Total value of all construction activity in the F-M metro area saw an increase of $195 million dollars in 2012, which is 34 percent more than 2011. Total housing construction value went up 38 percent; this includes single-family, twinhome, row/town house and duplex construction. In fact, all categories, except commercial remodeling, experienced an increase in value over 2011. Along with the increase in total construction value, three of the four metro cities experienced an uptick in housing permits and housing construction value. All said, total housing starts climbed from 612 in 2011 to 945 in 2012, a 35 percent increase. At 760 permits, single-family construction was at its highest level since 2005: West Fargo more than doubled its permits while Fargo and Dilworth saw 25-percent and 6-percent increases respectively over 2011. Moorhead’s total housing starts slipped from 105 to 87 in 2012; however, twin-home construction, which is part of those numbers, doubled from the previous year. Total construction permits increased by 6 percent as well, while remodeling projects remained fairly steady. Multi-family numbers continue an upward trend since 2010: total construction value increased nearly 45 percent over 2011 and total number of permits went up 37 percent. HBA President Darrick Guthmiller, Kochmann Brothers Homes, Inc., said, “This is the best overall year-end permit report that we have seen since before 2008, when the nation began experiencing its economic troubles and the F-M area was seeing repeated flooding issues. Our total housing starts are back up to 2006-2007 levels, reflecting the great opportunities we have by living in stable communities and taking advantage of low interest rates. In fact, our Home & Garden Show sold out and enthusiasm is high for another great building season.” He pointed out that our community is doing well, but it could be doing much better, “It is time to act to provide permanent flood protection that allows our community to grow and create jobs. Just because it’s drier this year doesn’t mean permanent flood protection isn’t needed. It is not just a yearly goal. A long-term plan is needed.” Each quarter, the HBA compiles the building permits from Dilworth, Fargo, Moorhead and West Fargo into a uniform report for the industry’s and media’s use. It includes summaries for each city, types of construction, valuations and comparisons to the past four years, as well as comparisons to five-year and 20-year averages. The permit report is included as an insert in this issue of the Plains Builder. If you did not receive it, contact the HBA at (701) 232-5846 or info@hbafm.com.

News from the North Dakota Association of Builders President’s Update on Message legislative issues During our discussions at the Now that we’re at the mid-point Jason Eid NDAB President

recent North Dakota Association of Builders board of directors’ meeting, we talked about the value of membership. The following is an excerpt from a membership letter from National Association of Home Builders Chairman Rick Judson:

The Value of Membership

NAHB’s advocacy efforts on behalf of members in the legislative, regulatory and legal arenas saved the typical home builder about $7,250 per housing start (both singleand multifamily) in 2012. Put a different way, without the efforts of our engaged leadership and staff, our grassroots members would be paying substantially more to construct or remodel every home on which they work, every day of the week. Following are just some of the actions resulting in savings: 1. NAHB’s challenge to EPA storm water regulations saved builders $1,970 on each new home built last year. 2. Advocacy on form 1099 reporting requirements saved each member $230. 3. NAHB saved remodelers $260 per room on lead testing requirements. 4. Fire sprinkler victories will save $6,316 per home in areas where the victories have been achieved. 5. An important NAHB win with the Supreme Court could save up to $200,000 for those seeking wetlands permits. 6. A higher FHA loan limit saved 6,300 new home sales in 2012. 7. Elimination of a proposed visitability requirement from the International Residential Code will save $1,350 per home. NAHB leverages the association’s power to shine a light on key issues, get pro-housing bills introduced and passed, challenge regulations that do more harm than good, and level the playing field against powerful interests that could put struggling builders, remodelers and their suppliers out of business. These are just a few of the more than 100 advocacy issues and initiatives that NAHB was engaged in over the last year.

in the legislative session, here’s a look at how the issues affecting the membership of the North Dakota Association of Builders have fared: Doreen Riedman • HB 1427 Fire Sprinkler System NDAB Executive Plans: This bill was killed in the House Officer by a vote of 33-58. News from the Builders Association of Minnesota industry, our association, the legislative BAM Builder Day at the Capitol homebuilding process, our issues, and a unique perspective of subcontractors, suppliers, building officials, regulators and a success Members from across the state came to St. Paul January 30th for BAM’s Builder Day at the Capitol. Representing all 3,000 members of the association and the Minnesota residential construction industry attendees met with a majority of the Minnesota Legislature to talk about the issues facing our industry. Representative Mike Beard, Sen. John Pederson, and Senator David Tomassoni each spoke to BAM members about how important it is to meet with your legislators in person. It’s important to introduce yourself and continue to build your relationship. BAM’s lobbying team – Larry Redmond and Brian Halloran – echoed the message stating that making a connection “eyeball to eyeball” really makes a difference. When you take the time to get to know your legislator, they make a personal connection with not only you, but the issues that are most important to you. When BAM sends an alert about an important bill, and you contact your legislator with a phone call or email, your contact makes more of an impact when you have a relationship with them. If you weren’t able to come to the event there’s plenty of time to build a relationship with your legislator. BAM is working hard representing you and our industry at the state Capitol and we will be sure to keep you updated throughout the session. Look for updates from BAM on what’s happening and when to contact your legislators. Thank you to the members of BAM’s Builder Day Task Force who worked the past several months to put together a great event. Thank you to: Rick Dold, Brian Halloran, Bryce Johnson, Jana Klein, Chad Kompelien, Rick Kot, Keith Kylmala, Jason McCarty, David Siegel, James Vagle, Duane Willenbring, and John Zirbes. They put together a fabulous event. Thank you also to champion event sponsors Builders Association of the Twin Cities, Home Builders Association of Fargo-Moorhead, and Skuttle Tight, and advocate sponsor Nor-Son Inc.

Stone most recently served as the regional director of government affairs for MillerCoors Brewing Company. Earlier in her career, Stone served as Planning Commissioner for the City of Roseville and committee administrator to Minnesota State Senator Jim Vickerman. Stone earned her bachelor’s degrees in political science and sociology from the University of Wisconsin, Eau Claire, and served in the United States Air Force, Minnesota Air National Guard. Stone also earned a juris doctorate from the Hamline University School of Law where she currently serves as an adjunct professor. “BAM is refocused, recharged, and hungry for success,” Kompelien said, “And Remi is the right leader to move BAM forward, driven by our core focus to represent the Minnesota home building industry in the legislative and regulatory arenas and the courts.”

BAM’s New Executive Vice President

BAM’s Builder Day at the Capitol event was the first opportunity for many members to meet BAM’s new Executive Vice President Remi Stone. Her first day with BAM was January 16. She brings more than 20 years of extensive experience with the Minnesota state government and the construction industry to her new role having previously worked as a lobbyist, practicing attorney, and director of government affairs for several organizations in 23 states and Washington, D.C. “We welcome Remi’s experience and leadership to the BAM community,” said Chad Kompelien, 2013 BAM President. “She has a unique knowledge of the

Remodelers educate consumers about need for lead-safe work practices

National Association of Home Builders remodelers around the Larry Leadhead country say that figuring out how EPA Lead Enthusiast to explain to their customers why they should pay the additional costs that come by complying with the U.S. Environmental Protection Agency’s Lead: Renovation, Repair and Painting rule is raising more concerns than the required lead-safe work practices themselves. Few prospective customers know about the rule, remodelers are reporting, and some of them even ask if they can just forget about complying with the federal mandate. Breaking the law can lead to fines of up to $38,000 per day for the remodeling company — so that’s not an option, these remodelers say. Instead, it’s up to them to explain the importance of the lead paint rule without scaring the client into deciding against a remodeling job — or worse yet, finding an uncertified contractor. A few remodelers shared their techniques for selling home remodeling under the lead rule. “I really think the best way we are handling the situation is to not get excited about the rule when we are visiting with our clients,” said Mike Davis, CGR, CAPS, CGP, with TMT Home Remodelers in Redmond, Ore. “I just treat this like any other part of the sales process. We talk about why the rule exists and why we have to follow the rule. So far, nobody has balked about the process, only the price.” With this approach, remodelers can incorporate an explanation of the rule and its requirements into their first conversations with the customer. Testing for lead can become part of the home assessment, and the costs of compliance are included in the estimate if the home tests positive for lead or was built before 1978. “I ask a series of questions that incorporate the lead rule into the conversation with the potential customer,” said Bill Shaw, CGR, CAPS, CGP, of William Shaw & Associates in

Houston. “I imply that all the contractors they are meeting with should understand and follow the rule.” Shaw explains what the rule entails and the consequences of not following it, such as problems with selling the home or exposing children to lead paint. “The point is to make it a discussion and present myself as a knowledgeable professional,” said Shaw. Remodelers may also want to leave some information with the prospective clients by sharing EPA materials or creating their own. On its website, the EPA has information for consumers about the dangers of lead. Remodelers are required under the rule to give their prospective customers a copy of the EPA’s “Renovate Right” pamphlet, which explains the rule and its requirements to consumers. The EPA also provides a fact sheet for consumers on the importance of hiring an EPA certified lead-safe renovator. For more information about the lead paint rule, visit www.nahb.org/leadpaint. This information originally appeared in Nation’s Building News in Dec. 2010.

HBA of F-M General Membership Meetings February ‘Chilly’ Cook-Off results in delicious success by Alison Streyle, Events Coordinator

The fourth annual “Chilly” Cook-off, held Feb. 7, at Western Products, Inc., had a fantastic turnout! The Western Products showroom welcomed 60 members to taste-test 11 chili recipes and six desserts. Each chili recipe was entered by an HBA of F-M member hoping to win the People’s Choice award. The desserts were made by HBA of F-M staff to show their love for the members... and to win bragging rights in the office. Western Products’ very own Derek Olson took the top spot with his “Dolson’s Western Style Chili.” Olson had moved up the ranks with this chili and earned the right to compete in the HBA cook-off. Western Products had held an internal cook-off earlier this year and the winner was allowed to advance to the HBA’s event! Keep an eye out for any nationally ranked chili out of Fargo in the near future! Second place was a tie between Ferguson Bath, Kitchen & Lighting Showroom’s two-time winning team “Op’s-alicious” made and entered by Aaron Hummel, Khris Walz and Josh Rothstein and “It’s Always ‘Chili’ in Fargo!” entered by a new HBA member, Valley Title, and its creators Jeanna Yaggie and Brittany Burkeland. Third place went to another Ferguson team, “Great Bowls of Fire,” entered and made by Lori Holden and Alisha Wiesshoff. All finalists were determined by a small margin of two to three points! Congratulations to all and thank you to everyone who tasted and voted. The staff dessert winner went to the newest member of the HBA team, Mariah Wenaas, communications and office coordinator, and her “Cupid Bites.” The two-time consecutive meeting award went to Bill Blixt, Western Products, Inc. Other chili entries included: • Farmstead 5-Alarm Chili, Kochmann Brothers Homes, Inc. • New Mexico Roasted Chili, M & J Construction of Moorhead, Inc. • Rockin’ Rodney’s Authentic Texas Chili, Prudential Premiere Real Estate • Burn Your Face Off Chili, Red River Drywall & Painting Services, Inc. • Rockin’ White Delight, Stone Countertop Outlet • Chili Sans Carne, Stone Holding Company • Good Chili, It’s Our Policy!, TCI Insurance Thank you to everyone who entered a recipe and to the taste-testers. This event has grown to become one of our most fun and competitive events and we hope to keep it going. HBA of F-M Builder and Associate Member Feature Casey Construction The HBA thanks members who are involved Small company takes pride in delivering a high-quality product accompanied by outstanding customer service by Mariah Wenaas, Communications & Office Coordinator

Casey Construction was founded in April 2005 by Casey Andersen. The company got its start by doing home inspections and installing radon mitigation systems and its original focus was on home inspections and decorative concrete. Andersen acquired an associate’s degree in machine tool technologies and has spent the last 13 years as a journeyman-level carpenter. His carpentry training comes from the Carpenters Union in Seattle, Wash. “I primarily work from referrals, with quality craftsmanship and customer service as my top priority,” Andersen says, when asked what sets his company apart from others. Casey Construction specializes in a variety of projects, from installing trim and doors, to start-to-finish remodeling. “If I had to choose between new construction or remodeling, I would choose remodeling, because each project presents its own surprises and challenges,” Andersen says. Andersen advises anyone who is just starting out in the business to figure out the most important values for which you want your company to be known, and stick to them at all costs. “Your business is to provide a quality service, and you’re in business to make money. Don’t be afraid to charge for the quality service that you provide,” he says. What is the latest trend in your business/industry?

“We focus on remodeling and new construction. We concentrate on kitchens, decks, additions, windows, doors, millwork and all aspects of repairs for customer needs.”

“Our customers want to improve what they have rather than selling to purchase a new home: most are happy with their neighborhood. Many people desire more natural light in their homes, so we remove walls and open up areas. Preparing healthier foods and spending more time in the kitchen is becoming more of a priority for homeowners, resulting in more kitchen remodeling. The end result is customers using a modern area with ample room and lighting to make at-home living convenient and enjoyable.”

What is the biggest challenge facing the industry today and how do you deal with it?

“I find that communication is becoming a lost art. With Facebook, Twitter, etc., it is becoming easy to deal with people without actually meeting them face-to-face. At Dakota Carpentry, personal communication is important to lay the foundation for a meaningful relationship. The first meeting with the customer helps us to understand their needs and wants. This also helps the customer understand our general concern for his or her satisfaction. We deliver the estimate in person to prevent confusion and to help sway the decision to work with our firm. Keeping the customer in the loop at all times is an advantage so he or she knows what is scheduled and is aware of changes. Being prompt and courteous helps to guarantee a positive experience, which will result in referrals!

“We focus on general contracting in the commercial building construction industry specializing in educational, medical, retail and military projects.”

“The latest trend in our industry is green building construction: it has become more widely utilized in the regional area within the past five years, especially in publicly funded projects. We see LED lighting because it uses less energy; recycling of materials like wood, concrete, paper, plastic and metal; and re-use of rain water for landscape sprinkler systems.”

What is the biggest challenge facing the industry today and how do you deal with it?

“One of the challenges we face is the competitive nature of the construction industry. We are always looking for ways to improve our efficiency making us more competitive in the market. We train employees on safety and how to better manage their time to result in more productivity.”

Remodeled Home Tour: Showcase projects, expand consumer base, advertise services HBA of F-M leaders are excited for the second annual Remodeled Home Tour set for Sept. 14-15. This event was created in 2012 to provide the opportunity for the Association’s remodelers to showcase their projects to the public and allow consumers to get a feel for what is possible in their homes. This event is a way to use your Association to help market your company and its services. The event budget allows for multiple advertising outlets such as radio, television, print, social media, online, etc. The exposure and recognition received through the event would become costly if one company were to try and do it alone, but with the help of the Tour it can all be accomplished and can get consumers into the homes where you’ve done work that you’re most proud of. Contractors: here’s the catch - you must start planning now! Talk to homeowners for whom you are starting projects about being a part of this Tour. Offering a discount or an additional product or service to the current project may be all it takes. If you have a project that is already completed, it can still be entered! All you need is homeowner approval. What you can do is offer a weekend stay in a hotel and cover a couple meals or maybe a cleaning service prior to and after the event. These are options that help a homeowner feel comfortable opening their home knowing that they don’t need to be cleaning after meals to keep the house ready for public viewing. Your HBA wants all types of remodels inside the home and out! Bathroom, kitchens, landscaping, additions and more are acceptable entry options for the Tour! Entry fees are $600 for the first entry and $200 per entry after that. Each entry is reviewed by a group made up of Remodelers Council members and Parade of Homes Committee members. If you would like more information on the Tour or would like to be involved in the planning process, contact Alison Streyle at (701) 232-5846 or alison@ hbafm.com.

Builders, buyers bypass budget bullet

The mortgage interest deduction (MID) cost the US Treasury $88.8 billion in 2011, making it the second largest tax break for individuals. That is precisely why Congress has its sights set on it. However, there Elliot Eisenberg, is much debate about how to reduce PhD its costs to the Treasury and by how GraphsandLaughs, much. LLC No matter what happens, reducing the MID will lower some house prices. That being said, how the Congress reduces the MID will determine how many houses lose value. And since so many of us own a home, sell homes or build homes, the MID will not be singled out for special treatment. Rather, the Congress will cap or phase out the value of all deductions and, in that way, avoid favoring one deduction over another. While there are several possible approaches, the fiscal cliff compromise bill passed into law in January phases out itemized deductions for households with incomes over $300,000. While, at first blush, this may appear to be quite damaging, I think homeowners, Realtors, builders, and the entire housing industry have all dodged a bullet and should sleep well for quite a while, or at least until Congress reopens debate on the tax code sometime in the future. Phasing out Schedule A deductions for couples with incomes over $300,000 limits the impact to buyers of only the most expensive houses. For example, with a 10 percent down payment on a $1.5 million house, mortgage interest would be $54,000 per year, property taxes would average

$16,500, and insurance would be about $8,000, totaling $78,500 in annual housing-related expenses. To finance that mortgage, the $78,500 should ideally not be more than 30 percent of gross income, which means qualifying requires having an annual income of roughly $260,000; comfortably below the income level at which deductions start phasing out. That being said, how much will a house valued at $2 million decline? By very little! In theory it will fall by the one-time lump-sum amount necessary to compensate buyers for the new income taxes they will pay due to their being at, or above, the phase-out threshold. With interest rates currently at 4 percent, this means, and trust me on this, every $1,000 in added income taxes reduces the house price by $25,000 ($1,000/4 percent). However, in reality, these impacts will be dramatically mitigated by tax avoidance strategies available to the very wealthy including systematically larger down payments, cash purchases, corporate purchases and so on. In short, few homeowners will be impacted by the new tax treatment of deductions including the MID. For households with incomes below $300,000, there are no impacts stemming from this change and for those with higher incomes, the impacts will largely be mitigated by tax avoidance behavior. At worst, only homes worth well over $1 million will be adversely affected. With huge deficits as far as the eye can see, the tax treatment of deductions is sure to continue to change and evolve. Enjoy the debate, but be aware that next time you may be on the menu. Elliot Eisenberg, Ph.D. is President of GraphsandLaughs, LLC, and can be reached at elliot@ graphsandlaughs.net. Building Code. NDAB opposed this legislation and encouraged members to contact representatives against the legislation. The bill was later killed on the house floor. If you will remember, last session, NDAB was able to pass legislation to prohibit fire sprinkler mandates. • Proposed legislation on state building code – This bill would have changed the voting process on the state building code (current nine-member State Building Code Advisory Committee would review and vote on amendments), and the Legislature would ratify (and potentially further amend) the State Building Code prior to its adoption. NDAB opposed this legislation because it would have taken control away from local inspectors and it failed in the House. Thank you to NDAB Executive Officer Doreen Reidman and BAM Executive Vice President Remi Stone, their staff, and all of our building industry peers across the state that put so much time and effort into being watchdogs for the building industry. We appreciate you, and how much effort it takes to organize these events that allow interaction with our state representatives.

This March, Home Builders Care celebrates its 20th anniversary. Over the past 20 years, Home Builders Care has been working to support and promote the good works of the very generous members of the home building industry. Our purpose is to support skill training, workforce development and projects related to the homebuilding industry.

The foundation, created in 1993 by the Home Builders Association of FargoMoorhead, is a local 501(c)3 nonprofit charitable organization. It was established with funds donated by HBA members, fundraising events and the HBA itself. The purpose for its creation was to provide an outlet for the builder, remodeler, and companies related to the building industry to show the community that there is more to the building industry than demolition, construction, and remodeling. The HBA of F-M handles the administrative duties for the foundation at no charge. Any contribution designated to the foundation goes directly to the foundation and its charitable work.

Every June, Home Builders Care and the Home Builders Association organize the Herdina Academy for the Construction Trades. The Academy is a two-week course that allows high school students to explore various career opportunities within the building industry. In 2010, 77 percent of students who attended say that the Academy helped them decide to pursue a career in the industry. Each December, Home Builders Care is a gold sponsor of the Health Tech & Trades Career Expo. The Expo is an event for area ninth graders. Exhibitors showcase careers and provide hands-on experiences to get a taste of a variety of careers. Students can then consider taking courses in the career path in which they are interested.

Projects related to the homebuilding industry

Home Builders Care has been very active supporting projects related to the industry. In 2012, the Home Builders Care Build for Habitat was our biggest project yet! Not only did the members of the Association provide all of the materials for the project, they also donated enough cash to complete another build. Watch the Plains Builder for information on when the next HBC build will start. Home Builders Care also helped to promote the remodeling industry through the RENEW House Project. This project was also completed thanks to the donations of HBA members. The 100-year-old home was sold to a workforce family, and helped revitalize a neighborhood in Fargo. Home Builders Care has also supported these projects. • Remodelers Council ramp projects • Lake Agassiz Habitat for Humanity 2007 Women’s Build • Churches United for the Homeless • YWCA • The Lemonade Project to revitalize homes in the Horace Mann neighborhood • Wish & Care Home which raised fund for the Make-A-Wish Foundation Check out our website www.hbcfm.com for a complete list of HBC projects. We started celebrating our 20th year by having personalized HBC M&Ms at the Home & Garden Show. At the May GMM and Parade of Homes Celebration, we will have cake to celebrate the anniversary. Thanks to everyone who has supported us over the years. I encourage you to make a donation today so we can continue to do the great work and be the white hat of our industry.

Staff Corner: HBA welcomes Obach to public affairs position by Krista Mund, Communications Manager

The HBA of F-M has a full staff once again! Mike Obach accepted the public affairs coordinator position last month, and began work Feb. 18, just in time for Home & Garden Show week. Why not start things off with a bang? Obach works with Executive Vice President Bryce Johnson and member volunteers to coordinate the Association’s public, governmental, legislative, political and PAC activities. An over-riding goal of the public affairs position is to protect the interests of the residential construction industry and the HBA’s membership. Originally from South Heart, N.D., Obach is a graduate of Minnesota State University Moorhead, and earned a bachelor’s degree in communication studies with a minor in political science and an emphasis on military science. He previously worked for the Minnesota Army National Guard as an operations officer and community outreach coordinator, with a deployment to Iraq in between. An infantry officer with over 16 years of experience, he commanded HHC 2-136 IN(CAB) based out of Moorhead/ Fergus Falls from 2010-2012. He also has previous experience in the oil field and in construction, mostly with residential/commercial concrete. Obach and his wife, Kelly, live in West Fargo. She

manages the executive briefing center on the Microsoft campus. They have two “morkies,” Brutus and Maximus, that “completely run their lives,” Obach says. In his spare time, Obach is an avid fisherman and pheasant hunter. According to Obach, he frequently attempts to golf, usually with very minimal success, and enjoys non-fiction books and watching all sports, especially UND hockey. HBA wraps up 3-year plan, embarks on new strategy In the spring of 2010, HBA of F-M leaders formulated a three-year strategic plan for the Association. The group consisted of HBA Bryce Johnson, directors, committee members and HBA of F-M Executive staff. Facilitators from the National Vice President Association of Home Builders traveled from Washington, D.C., to conduct the planning session. The HBA’s mission statement remains the same: “The mission of the Home Builders Association of FargoMoorhead is to provide quality services, benefits and education to our members and the community. Striving to be a visible and proactive influence, the Association represents the collective interests of the home building industry.” At the planning session, we discussed four areas critical to the HBA and formulated the objectives and strategies listed below. We also evaluated our mission statement. A common theme in this strategic plan is the need to communicate “return on investment” to the current membership and demonstrate the HBA’s positive impact on the community to consumers. In these challenging economic times, our leaders identified the importance of showing members what they are receiving for their dues, as well as increasing the HBA’s

good works in the public’s eyes – which will positively impact members, too! Much has been accomplished, and even completed, within the plan and requires an ongoing effort by staff and members. During this time period, we received one of the National Association of Home Builders’ highest honors: the Cup for Outstanding Membership Achievement. Your HBA of F-M earned this national award twice: in 2010 and 2011. While we are thriving now, we recognize that it’s not time to rest on our laurels. Your HBA is looking toward some big changes as we formulate a three-year strategic plan this month. Our goal is to adopt a new process, with a new facilitator, and take a hard look at how younger generations view membership and advocacy organizations such as ours. Generations X and Y are very different than those generations who came before. Many require a demonstrated return on investment, and no longer join associations because of the outdated reason that: “it’s the right thing to do.” Times are changing, and we believe it’s time to change along with them. One thing that hasn’t changed is the value of getting involved in your Association. This is your HBA. We exist for you, the member, and we need your input and energy. Get involved! If you are interested in reviewing the entire strategic plan, please contact the office at (701) 232-5846. Also please remember, we have several committees to choose from with varying focuses. If you would like to try one out, let us know! Your involvement can be as little or as immense as you want – it is your decision and it is your Association.

2010-2012 Key Areas and Objectives Membership/Education

• Recruit new members and generate new energy through their ideas. • Increase membership retention. • Expand educational offerings (designations and continuing education). • Expand member benefits through connection to consumers and being the source of information.

Government Affairs

• Maintain a positive and constructive relationship with all stakeholders. • Communicate how a strong government affairs program brings value to the membership. • Diversify and increase membership on the Public Issues Committee. • Align PAC with procedural guidelines taking into account national and state laws (both MN and ND). • Continue to monitor regulations and legislative issues to positively impact our members.

Communications

• Expand communication with our membership. • Improve communication with the community. • Improve communication with government officials.

Operations

• Increase non-dues revenue efforts. • Retain quality staff members. • Maintain financial health of the HBA. • Determine technology needs and have appropriate tools and programs needed. • Miscellaneous items related to HBA operations: open house for members; keeping board members in touch with committee chairs.

NAWIC Chapter 246 Partners with Red River Zoo

The Fargo-Moorhead ND Chapter #246 of the National Association of Women in Construction (NAWIC) partnered with the Red River Zoo to build the latest habitat. Zoo Director Lisa Tate contacted the chapter in the fall of 2011 to see if NAWIC members would be interested in helping with one of the habitats that they would be building: either the wolf habitat yet that fall and the crane habitat the following spring. The chapter decided to wait for the spring project. In March 2012, Tate and Jory Lum, general curator of the zoo, were speakers at NAWIC’s monthly meeting. They shared information about the white-naped cranes, which come from Manchuria, Mongolia, and are used to the cold weather of our region. They also presented a rough drawing of what they wanted and asked members to come up with more detailed drawings, material lists, vendors to supply the materials and also volunteers to help build the habitat. To better understand the project, NAWIC scheduled a tour of the zoo for their May meeting where they checked out the building site and met the two cranes – Stanley, a male that is 18, and Sam, a female who is 26. Cranes can live for 45 years in captivity and continue to breed. NAWIC Member Laura McKown, Advance Drafting, Inc., provided the drawings and Gary Berg, co-owner of Innovative Window & Door Service, LLC, did the take-off

34

of the materials that would be required. Due to members’ busy summer schedules and the extreme heat, building was put on hold until the end of the September. During this time Lowe’s also volunteered to partner on the project. Thanks to Lowe’s, Lavelle Co., D & M Industries, Simonson Lumber as well as the Red River Zoo, for providing the materials. The zoo did the site prep work and set the structure posts which allowed volunteers from Lowe’s and NAWIC Member Amy Berg to start the structure Oct. 8. Walls and roofing were done the first week. After the very hot, dry summer the work week proved to be cold and rainy, but members persevered! Gary Berg, his son, Bill, and Amy Berg installed the hinged doors, finished the inside walls and some other small projects, but the zoo workers finished the project. They installed the sliding doors, the fencing that included the overhead netting and the “look-in” area, which is made from old patio door panels. The project culminated Jan. 3 with a press conference and ribbon-cutting ceremony, sponsored by the FargoMoorhead-West Fargo Chamber of Commerce. NAWIC, along with a representative of Lowe’s, Fargo Mayor Dennis Walaker, Tate and everyone’s favorite Sesame Street character, Elmo, took part in the ceremonies. The End of Work As We Know It: How Y Will Change Everything By 2015

, Baby Boomers will cede the majority of the workforce to Generation Y, which means the majority of our nation’s employees will be in their 20s. This shift marks the largest shift in human capital in history and it’s likely to have profound effects on every business, industry, and sector in the United States. This shift poses a critical threat – or opportunity – to your organization, depending on your leadership’s perspective and response plan. Is your organization paving the way for the next generation or enforcing a generational divide and facing an uncertain future? In this keynote presentation, you will learn what the generational shift means for your organization and recommendations for an effective response plan, including:

Speaker Sarah Sladek launched XYZ University in 2008 to help organizations bridge generation and talent gaps. Today, it remains one of the only companies in the U.S. dedicated to the generational topic and helping organizations sustain by staying relevant to, and engaging the participation of, Generations X, Y and Z. Sladek works with organizations nationwide, providing nextgeneration intelligence through a variety of mediums: strategic planning, keynotes and workshops, marketing campaigns and events. She is the author of three books. The New Recruit: What Your Association Needs to Know About X, Y, & Z (2007) was the first book to address the generation gap in membership associations.

• Why generational differences exist and how to co-exist and collaborate; • What changes in the workplace are likely to occur during the next five years; • How to engage the next generation of employees and leaders; • Why preparing for the future is critical right now; and • What strategies are recommended to achieve workforce engagement.
