HBA Prepares For Busy Election Year When you pick up this issue of the Plains Builder, the North Dakota primary election will be just three months away: June 9.
It is going to be an incredibly busy election season for the HBA, as we see contested races for many critical leadership roles in our communities. Fargo and West Fargo city commissioners will be elected in June while Cass County commissioners run in the June primary, with election in November. Over the next few months, our leaders and member volunteers will be busy interviewing candidates, allowing our leaders to hear these candidates’ views on issues concerning the building industry. It is very important that you get out to vote for candidates and issues your HBA supports. Please watch for correspondence in May and June letting you know who we have chosen to endorse. If you would like to be involved with the process or have questions about why we have decided to support these individuals or issues, contact Chief Executive Officer Bryce Johnson or me. A little further down the road is the November election. HBA of F-M will be monitoring the Moorhead City Council race as well as state legislative seats and federal offices.

Two-year Degrees Are On The Rise! Every year across the country we hear graduation marches and commencement speeches.
Students listen to encouraging words from peers about finding their path and living their dreams to the fullest. But are our students ready? Did we do everything we could to make them career-choice ready or college-bound ready? How do we determine what path our students should or shouldn’t be on? Over the generations families have prided themselves on “I was the first to go to college in my family,” because a college education was equated with a solid future and lucrative career. Over the years, the cost of a four-year degree has steadily risen and the message of going to college after high school has been steadily promoted. But, not every student is geared for a four-year degree. Did you know that 53 percent of jobs in our area don’t require a four-year degree but we ask for it? Why? Home Builders Care of F-M Foundation is working together with all schools (K-14) to empower students by providing them experiences to learn about the different types of trades from the pros and get hands-on learning. The Herdina Construction Trades Camp is one outlet we can provide to our local students to help educate them on a future career path. This two-week experience allows students to learn all aspects of the building industry alongside the pros. We all know students don’t know what they don’t know. Let’s help open their eyes to an industry and to careers that create more than good jobs. These careers in the trades industry embody the four Cs the schools are teaching: critical thinking, communication, collaboration and creativity. This is not the time to discourage our kids who want to experience these careers. It’s a time to help them grow and learn from them. The Herdina Construction Trades Camp will be weekdays June 1-12 at the Minnesota State Community and Technical College Moorhead. Registration information is posted at hbcfm.com. Did you know? We provide students with scholarships for those going into the trades industry. In 2019 Home Builders Care Foundation awarded more than $24,000 in scholarships. STATE ADVOCACY UPDATE KIM SCHNEIDER, NORTH DAKOTA ASSOCIATION OF BUILDERS CEO
Workforce is an ongoing issue that builders across the nation are facing. Here in North Dakota, it is an issue we discuss daily, how we can encourage young people to explore a career in construction. North Dakota Association of Builders is joining a coalition of associations and various professionals across the state to discuss how we can better address this issue and make changes for the future so our youth can be more easily involved in internship and apprenticeship opportunities. Please watch your email for opportunities to provide input, to participate in advocacy opportunities and to help shape the future workforce. Access to labor remains a top business challenge for builders. More than 80 percent of National Association of Home Builders’ members surveyed a year ago in January 2019 reported a shortage of workers or subcontractors as a top business concern for the year. The highest percentages of shortages are among carpenters, framers, concrete workers, drywall installers and bricklayers/masons. These shortages mean builders experience project delays and the need to pay much higher wages. The residential construction industry is one of the few sectors where demand for new workers is rising, and the housing industry is working diligently to meet this challenge by training more workers and leaders in the construction industry. When people think of professions with great opportunities for advancement, construction might not immediately come to mind. From an entry-level labor position, a homebuilding worker has the opportunity to learn more highly-skilled trades, serve as frontline management, grow into a company management role and eventually, for those with an entrepreneurial spirit, even own his or her own homebuilding firm. And this is just within one type of company; there is always the opportunity to take a job with a supplier, a specialty contractor, or any other of dozens of supporting companies essential to the residential construction industry. We advocate daily for our youth to look at the construction industry as an opportunity for a successful career. At a time when countless college graduates are finding themselves underemployed and saddled with crushing student debt, it’s important to know that earning a college degree is not the only road to success. A vocational education is equally rewarding and can be obtained at a fraction of the cost. Please try to take advantage of every opportunity to increase public awareness of the outstanding opportunities available in construction trades professions. You can do so by continuing to talk about your profession, the success you have achieved and the goals you have accomplished along the way. Sharing in your personal stories will help to open the eyes of the future of our workforce and may encourage another future builder to join in the career of building the American Dream.

NATIONAL UPDATE New Home Sales End 2019 With 10% Gain
by NAHB Chief Economist Robert Dietz January 27, 2020 - New home sales were effectively flat in December, after downward revisions for prior months. However, the sales pace for newly-built single-family homes ended 2019 with a gain of 10 percent, increasing to a total of 681,000. This marks 2019 as the best year for new home sales since the Great Recession. Contracts for new, single-family home sales declined slightly in December by 0.4 percent to a 694,000 seasonally adjusted annual rate according to estimates from the joint release of HUD and the Census Bureau. The acceleration of new home sales during the second half of 2019 returns the new home sales pace to the general trend line it has been on since the end of the Great Recession. This general rising trend for new home sales, after the housing affordability crunch of 2018, suggests additional construction gains in 2020. Sales are being supported by ongoing low interest rates and historically low unemployment. The current months’ supply of new single-family homes stands at a healthy level of 5.7 after peaking at an elevated 7.4 in December 2018. After rising over much of the post-Great Recession cycle, new home inventory measurably declined from January of 2019 until stabilizing in September and rising slightly in recent months. The count of completed, readyto-occupy new homes is just 78,000 homes nationwide. Median new home sales price (price of a home in the middle of the distribution) has been rising as inventories of resale and new homes remain tight. Median new home sales price increased to $331,400 in December. Regionally, over the course of 2019, new home sales were up 14 percent in the South, 15 percent in the West (led by the Mountain states), and down 7 percent in the Midwest and 9 percent in the Northeast.

Five years ago, two HBA of F-M members facilitated a relationship between the FM Motor Patrol and Home Builders Care of F-M Foundation to carry the fundraiser into the future. Recruitment And Retention: HBA’s Lifeblood by Ian Beaton, HBA Ambassadors Chair Labor Masters With excitement surrounding 2020 being the beginning of a new decade, the HBA’s Membership Committee is taking on a new name and look: HBA Ambassadors.
This group of dedicated members is largely responsible for the success of the HBA. They are vital to the growth, retention and visibility of the HBA. They are seen by prospective, new and existing members alike. They wanted to be more than a committee; they wanted an identity that fits for all the work they do for the HBA. They wanted a name that showed EXACTLY what they are. According to Webster’s Dictionary an Ambassador is: “a person who acts as a representative or promoter of a specified activity.”
Recruitment
One of the Ambassadors’ key roles is to recruit new members to our Association. However, we can’t do it alone! Recruitment is the lifeblood of our Association and should be a shared responsibility across all members. HBA of F-M is one of the top Associations in the country. To maintain this, we need new members and we need to retain our current members. The membership numbers are directly associated with the number of delegates fighting for this industry at the state and national level. The more members we lose or fail to recruit…the less people you have working to keep housing affordable. For that reason, your Ambassadors are turning the heat up, way up, on recruiting efforts by setting a goal of 75 new members in 2020.
Retention and Engagement
Another major role for the HBA Ambassadors is member retention and engagement. They want to know what more the HBA can do for your business and what networking events you like the best. They want to know about you and your business. The more the Ambassadors can keep people engaged and happy, the better for everyone. Part of their responsibilities is to call member companies who are coming due to check in on all of the above items and relay any renewal concerns to the HBA office. Not sure how to recruit? It’s simple. If you happen to know companies that aren’t part of the HBA, let one of the Ambassadors know! We are more than happy to reach out! If you drive past a company you think should be a member, stop by and ask what they know about the HBA. If you aren’t sure whether or not a business qualifies to be a member, keep this in mind: any company that pulls permits to work and directly helps with the building process is eligible to be a member. If you still aren’t sure, call the HBA office and run it by a staff person. They can look back at approval history and provide some frame of reference to the types of companies approved over the years.

You kept jobsite challenges on the minds of elected officials in office. You built relationships and told your personal stories to officials on local, state and national levels to demonstrate the importance of their decision-making powers on attainable housing, workforce and more.
Volunteers raised funds supporting the Career Workforce Academy and lobbied the Cass County Commission and North Dakota state legislature. You demonstrated hands-on experiences to students through programs like the Herdina Construction Trades Camp, worksite tours and the Health, Tech & Trades Career Expo.
In 2019 you strengthened relationships that made impacts for the entire industry. From collaborative events with local leaders to meetings with officials in Washington D.C., you connected and communicated with many different groups. These relationships make attainable housing possible.

Members made an impact. You have enormous hearts and gave time to help Home Builders Care of F-M Foundation to raise funds in support of its workforce efforts along with doing good in the community. Home Builders Care Foundation’s Annual Fundraiser brought in 30 percent more in 2019 than the previous year because of dedicated people like you. Builders enthusiastically volunteered their entries during our Parade of Homes to raise funds, too. You gladly participated when the HBA of F-M organizes holiday drives to ring bells for the Salvation Army or gather items for those less fortunate.

The shortage of talented tradespeople impacts your business operations on a regular basis. You tackled it day after day by volunteering as part of the HBA of F-M’s and Home Builders Care Foundation’s efforts in 2019.
The Career Workforce Academy will serve our region and is where students will have the opportunity to experience multiple types of trades and career choices to guide them into appropriate curriculum. The HBA of F-M and Home Builders Care will continue to work to raise funds toward their $1 million pledge supporting the Career Workforce Academy in Cass County.
Building Remodel
After 60 years of success and growth of your Association, it’s time to renovate! Last summer, work began to remodel your home base, the building that gives your Association its identity and makes a statement in our community. Not only does this building encompass the HBA of F-M, it is home to F-M Home Builders Health Plan & Trust and Home Builders Care of F-M Foundation. In 2020, we will finish the project!

Looking Forward In 2020 In last month’s issue, we shared priorities for 2020. With a different twist each year, membership efforts along with workforce and advocacy are usually at the top of the list. Here they are: 1. Recruit 75 new members. 2. Maintain a 90.5 retention rate with a focus on engaging first-year members. 3. Recruit 18 new Builder members and focus on engaging Builders in general. 4. Take advantage of applicable recruitment opportunities through NAHB savings program. 5. Increase awareness of HBA’s payment plan options for membership retention efforts. 6. Trades Camp Refreshes For The Decade by Summer Hammond, Education & Development Coordinator Have you heard of the Herdina Construction Trades Camp? Back in the late 1990s Jim Roers, president of Roers Construction and Development, saw a need for qualified workers in the trades industry. This was the birth of the Academy for the Construction Trades, which was later renamed to Herdina Academy for the Construction Trades in memory of Neil Herdina. He was a young architect at Roers who had a strong passion for the Academy and helped develop the program and training. The eventâ&#x20AC;&#x2122;s name is being refreshed again this year to Herdina Construction Trades Camp to more accurately reflect its intent, format and fun atmosphere. It also differentiates the session from the career academies being developed locally in Moorhead and Fargo. It is open to students age 15 and older to allow students the opportunity to experience the building trades industry from the ground up. Throughout the camp, 24 students work side-by-side the professionals while learning from their experiences and expertise. Over the last 22 years the Herdina Construction Trades Camp has welcomed students from all over the Red River Valley, extending all the way down to southeast Minnesota. Students seek

it out because of the low $25 cost opportunities for scholarships and college credit. Herdina graduates walk away with more then just three-college credits. They receive life skills, work experience, tools, connections to the industry, job opportunities and friends. The camp has proudly influenced over 500 students throughout the years and many of them are paying it forward by Adopting-A-Student, volunteering during the camp or donates to Trades for Grades. NDSCS Student Chapter Takes 4th At National Competition by Summer Hammond, Education & Development Coordinator
Did you know that your HBA of F-M and Home Builders Care of F-M Foundation mentor and sponsor Student Chapter competition teams that attend the International Builders’ Show? Each year the National Association of Home Builders offers a Student Chapter Competition. Schools from all over the country come to participate in this competition. Every school is different on how they manage and offer the Student Competition teams. North Dakota State College of Science offers their team experience as an extra activity within their Student Chapter. NDSCS offers a wide verity of careers in the trades industry. Students of all trades can join the Student Chapter and participate in the Student Chapter Competition. This year’s group was very diverse with architectural drafting and estimating technology, building construction technology and construction management students.
Team Challenge
Develop a complete set of working drawings, a detailed materials and labor estimate, and a complete construction schedule for the two-story home plan provided. Include the master bath #1 option. The home includes a full basement with 7’-10” pour. All windows, unless otherwise noted, with (2) 2x10 headers. Assume typical 8’ ceilings throughout. Create sketches, a detailed materials and labor estimate, and a complete construction schedule for this home with the optional master bath #1, fireplace and fourth bedroom on the second floor.

The students have 108 days to complete the challenge, from the day it is announced to the day it is due. With the remaining 34 days before the competition, teams work on polishing their presentation skills along with building their PowerPoint. HBA of F-M members volunteer their time to offer guidance, answer questions, and provide feedback to the students on their project. These volunteers review their work and ask the hard questions to ensure they are confident in their answers, along with where they found the information. This year NDSCS took fourth place out of 14 teams in the Associate Program. HBA Member Lends Helping Hand at Events by Allison Weckman, Membership & Marketing Coordinator
Each quarter the HBA of F-M staff chooses a member who has volunteered his or her time to go above and beyond to help with events behind the scenes, assist fellow members and promote the Association within the community. The first member of the quarter is Elana Charlton of Goodin Company! Charlton has been involved at the HBA for the past three years and active on committees, at events and as a dedicated volunteer. The past four years, she has worked as customer service representative at Goodin Company. Previously, Charlton lived in the Twin Cities area for 20 years and worked as a design consultant in a showroom. Upon joining Goodin Company, she immediately knew HBA involvement was

a must. She wanted to learn the market and knew that Association involvement was a great way to meet Builders and Associate members in the F-M area. Charlton volunteers on the Events and Parade of Homes Committees. Her favorite thing about the HBA is the team effort while working on projects, whether itâ&#x20AC;&#x2122;s a Golf Outing or a night to celebrate. Beyond assisting at the Association, Charlton enjoys going to the gym and spending lots of time with her yellow lab puppy, Lily. The Extra Mile Award winner will be announced at the Awards Gala and Annual Meeting Oct. 29, along with the other Association and Home Builders Care Foundation honors.

HBA of F-M is hosting a FREE four-hour class for builders, trade partners, supervisors and workers on fall protection.
